To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities. It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why. 22

Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures! Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority. People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when they need to, and practically speaking, their time and energy are focused on their careers. Families with small children or

caring for elderly family members may simply not have the time that home-owning requires. They are choosing the priority of family, and that is certainly a full-time job in and of itself. Giving a rent check and then forgetting about it for 30 days is infinitely easier to manage than the responsibility of home-owning. One of the added benefits of being a lifetime renter in provinces with rent control – your cost of living doesn’t rise at the same rate as inflation. If you keep the same apartment, your rent can only go up by small increments, after 10, 15, 20 years, you’ll find your rent will be greatly under the market rent values in a high-demand area. If you match any of these scenarios, you will likely enjoy being a lifetime renter. ST. VITAL BETWEEN TWO RIVERS

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus

routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

Tropical plants in a Canadian winter by MARK & BEN CULLEN

H

ere in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into our indoor environment. To garden indoors successfully, especially this time of year, it’s important to provide the best possible growing conditions. With the right care and location, your indoor plants will live a good long life and you will reap many benefits from them.

Light requirements Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it’s reaching for light, stretching its leaves and lengthening the distance between growth nodes toward the nearest window – a sure sign that it needs either to be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they don’t get enough light, and revert to green leaves. It is natural for most flowering plants to stop flowering through the winter months.

Fertilizer Fertilizing indoor plants in winter is necessary only when you see new growth developing or the plant is in bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It’s best to err on the side of caution and give plants a little less than the amount the instructions call for. There are several forms of fertilizer available: Granular, slow-release granules, spikes and water soluble. These can be organic or inorganic chemical combinations. In our opinion, the best choice for houseplants is an inorganic, water soluble formula.

The elements in it are readily available for the plant’s use and you will be able to see the effect right away. The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 ratio with traces of boron, copper, iron, manganese, molybdenum and zinc. If there is no specific formula for your houseplant, a 20-20-20 ratio with trace elements is best.

Rules of fertilizing We follow three rules for successful fertilizing: Do not fertilize plants when: They are wilted, dry or dormant. Plants need nutrients only when they are actively growing or flowering. Fertilizing at other times could cause a build-up of insoluble salts in the soil, which can damage the roots. If white salts build up on the pot rim or soil surface, stop fertilizing and drench the soil a couple of times with generous doses of water (putting them in the shower works!) then, if growth continues, resume feeding in a month or so, using less fertilizer. If the plant stops growing or wilts, despite the proper watering schedule, stop fertilizing, and drench again. Then wait until growth resumes before starting up the fertilizing and use a weaker solution than before.

Maintenance In the winter months, the air in most Canadian homes is dry and conditions are perfect for insects to thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under them. The water should not touch the bottom of the pots. This will create a cooler, humid atmosphere due to evaporation. Routinely inspecting houseplants enables you to observe and correct most problems before they get out of control.

WHEN IT COMES TO MOVING, IT’S

When it comes to ensuring a successful move, timing is everything! So the first question to ask is, are you moving yourself, or will you hire movers? Be sure to book the moving company or truck at least a month ahead, if not more. Next, are you going to do the packing or let the professionals do the job for you? If you are thinking DIY, start collecting/buying boxes and packing material. Professional movers usually sell standard-sized boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Finally, which of your belongings do you want/need to move? Why not purge all of those unnecessary items you don’t need? The following is a handy reference for what to do when. A MONTH BEFORE THE MOVE …

• De-clutter, pitch, give away, donate — whatever — but pare down your goods. • Obtain change-of-address cards from the post office. • Notify magazines, insurance companies, banks, credit card companies, schools, employers, etc. of your change of address. • If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. 34 Renters Guide | Jan. 28–Feb. 11, 2022

• Make a closet of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers, etc.). • Either start packing or make sure your mover begins. H

ome offices are becoming the new norm for businesses and employees everywhere. So, how can we create a space that optimizes productivity within our own homes without taking over our personal space? I’m here to share some tips and tricks for creating an office space that works for you, no matter the size of your dwelling. The very first tip is to work in a space with a table or desk. Duh! I know, it seems obvious, but you’d be surprised how many people work from their sofas. Working from the couch not only sends your mind the wrong message, but it is incredibly hard on your body. Your laptop should never be on your lap (ironic, I know) unless you want to be dealing with severe back issues once this is all over. With your laptop on a desk or table, this allows you to sit in a chair with proper posture and your arms to function at a 90-degree angle. Trust me – your body will thank you later. Now that we know where to set up shop, how can we make this a great space for work during an eight-hour office day? The next thing I would recommend is to

create a space that is pleasant to work in. Natural light will help keep you alert. Working all day in a den with no windows can become exhausting, and therefore lower your level of productivity. On the other hand, dens are great for regular life, where you pop in and out for an hour to check email. During an entire day’s work, however, you might want to consider rearranging some furniture to place your desk near a window in such a way that your laptop doesn’t pick up a glare. If this means setting up a desk in a common area, that’s ok. Just make sure that everything in your office has a home so that at the end of the workday, you can put it all back where it belongs, and you’re not looking at a messy desk for the rest of the evening. This rule goes for any dedicated office spaces, as well. Just because you can close the door and hide the mess doesn’t mean you should. Every day should

be started with a clean slate, and that means a clean desk! A de-cluttered space is a decluttered mind. When your mind is clear, you’re not only happier but also more productive. There’s a lot to be said about valuing our mental health. This is why things such as natural light are so important. Also, consider decorating your home office space with some plants to help purify the air while you work, even if this means moving a little plant from the living room to your workspace during the day and moving it back when you’re done. My final tip is to create a schedule for your workday. This not only keeps you on track with work tasks, but also helps you avoid trips to the fridge every five minutes looking for a snack. Set specific times for lunch and breaks. Set the alarm if you have to. This will get you into a routine and boost your productivity throughout the day.

Will it be a multi-zone space? What are lighting requirements? Upon confirming the needs and requirements, the next step is to start with furniture that promotes ultimate comfort. 3 To me, no living room is complete without including some pillows that bring extra comfort, as well as style and personality. If your room already has a lot of patterns from the sofa, window treatments or floor coverings, then you can select pillow fabrics that are quieter. Use your pillow selection to pull together other elements in the room, creating a cohesive colour palette. The pillows should complement the sofa or chair they are placed on. An easy formula is to pick one small print/ pattern, one large pattern, and one solid. winDow TreaTMenTs When deciding on the right type of window treatments for your livingroom, consider your needs first. For instance, if your room lets in a lot of natural light or is visible to your surrounding neighbours, I suggest having a privacy blind installed. This can be in the form of a roller shade or silhouettes. This type of window treatment helps to diffuse light and provide privacy; however, I often don’t stop there, as this style is most often functional and not decorative. On top of privacy shades, especially in a living room space, I like to add drapery panels to impart a decorative element to the windows. These panels can be stationary to frame the sides of the windows, or operational to allow you to move them back and forth whenever needed. – Designer Jennifer Backstein, Jennifer Backstein Interiors

tip: If you’re looking to achieve a warm and cosy vibe, select heavier weighted fabrics such as wools, cottons and cotton blends. For a glamourous, elegant vibe, choose lighter weighted fabrics such as silks, linens and sheers.

If you’re decorating with richer reds and yellows, you’ll want to choose a neutral with a warmer undertone and subtle hints of yellow.
