RENTING VS OWNING ANNE MARSHALL

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike

homeowners, your rent is fixed and can only increase by small increments dictated by law. Not so the financial market, which could see you renegotiating 4  Renters Guide  |  Jan. 29–Feb. 12, 2021

your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. CHEAPER INSURANCE.

approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to $30 a month in most parts of the country. 9. NO PROPERTY TAXES. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. LOWER UTILITY COSTS.

Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. Keep the noise down. Take off your high heels at the door, refrain from vacuuming, using power tools or hanging pictures at 10 p.m. 2. When in the elevator, hold it for a neighbour. Likewise, don’t hold it unnecessarily, like while you’re waiting for your spouse/ roommate to put their coat on,

lock the door, and walk all the way down the hall. 3. No Smoking. If smoking is not allowed in your building or on the floor, don’t do it. 4. Respect and maintain common areas as if they were an extension of your own home. 5. Ensure your pet is a good neighbour, too. Walk your pet regularly, and stoop’n’scoop. Also, make sure your pet doesn’t howl all day or bark all night. 6. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. 7. Remember to dress appropriately when taking out

trash, recycling, picking up mail, doing laundry or getting something from your car. 8. Respect your neighbours’ right to privacy. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the

landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your

landlord to make sure it’s okay. 6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).

CHILDPROOFING CHALLENGES by KIM CARLTON Having a baby is an exciting, but a nerve-wracking experience. Here are some strategies to help you keep your home safe and sound. • Make sure your electrical outlets are covered. There are many kinds of outlet covers – choose the one that is right for you. • Confirm that you have reliable smoke and carbon monoxide detectors. Make sure that the batteries are working. • Use doorknob covers on doors to non-childproofed areas (like the bathrooms and laundry room). Baby gates are also an effective solution for keeping kids in or out of a room.

• Don’t use toys or pillows in the crib, especially with young babies — your baby could suffocate. Never use an electric blanket for a child (could cause a fire). • Never leave a child unattended in the bathtub. Drowning can occur in seconds, and mere inches of water pose a risk. • Make sure your bathtub has a non-skid mat or pads to avoid slips. You can use a baby tub inside the bathtub — one with baby slings are especially helpful with infants. • Lock up all medications, alcoholic beverages, chemicals and cleaning products. Make sure matches and lighters are out

of reach. Use cabinet locks to secure these items. • Make sure cords for blinds are not tied together at the bottom (this is a strangulation hazard). • Make sure knives and sharp items are in an area where kids can’t access them. • Check toys for broken parts/ bits that are a choking hazard or sharp. Keep small toys for older children (like figurines, game board pieces and small building blocks) away from your baby.

Sometimes, we get so bogged down with all the things on our “to-do” list that we forget to take time for ourselves. Here are some tips to help simplify your life.

Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step.

Live in the moment.

We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. Let go of the “shouLds”

Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just

walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.
