Whether it’s trends off the runway, or a style aesthetic that’s gaining popularity on social platforms, we often see themes and colour palettes seamlessly transition from the fashion industry over to home interior finishings and decor. 2022 is no exception. After two years of global-wide disruptions, the need to break free from feelings of gloom and escape a stagnant lifestyle have reached a peak. The result? An appetite for adventure and an optimistic outlook for brighter days ahead. If you’ve recently picked up a fashion magazine, or scrolled through Instagram, you’ll see fashion that not only demands attention, but also inspires. Now, it’s time to bring that sentiment into our personal spaces. Enter maximalism. At its root, maximalism is a reaction against minimalism (think: more is more!). hen designer Jaclyn Genovese of Spaces by Jacflash set out to design a nursery for her own 20 Renters Guide | July 1–15, 2022

baby, she had a clear vision in mind; it had to be tranquil, organic and feel like a haven. “I knew I wanted to design a space for my son that marries both contemporary and traditional pieces to coincide
with the rest of my home,” says Genovese, “but it also needed to be a calm place that felt special to me and my baby.” To achieve the look, Genovese chose a neutral palette and
combined various textures and natural touches. “I mixed woods, leather, faux shearling, wools, linen, paper and more to create interest and bring warmth and character to the space,” she explains. In addition to the organic elements that are draped around the room, Genovese incorporated beautiful antique zoo paintings from the 1800s that hang above the crib, a nod to her mother who purchased them at an auction when she worked as a zookeeper for the Toronto Zoo. “The images are very sentimental to me,” says Genovese. “They were in the house that I grew up in, in gold frames, so I refurbished them with wood frames to match the neutral and organic vibe of the nursery.” Of course, when designing a nursery, function must be equal to beauty. So, how did Genovese tackle the challenge? “Functional
pieces like a change table/dresser can be boring, but if you customize it by swapping out the hardware, it’s an easy way to elevate the design,” she says. Genovese also suggests making sure there is a place for everything and to combine old with new for a unique look. “For my son’s nursery, I combined an antique dresser that I found on Facebook marketplace, a vintage IKEA pendant lamp that I bought on eBay, a wooden side table from my family’s cottage, the vintage zoo photos, along with modern elements such as the crib and modern rocker from West Coast Kids,” says Genovese. With her savvy shopping skill and keen design eye, all of the elements in the space combine to create a dreamy nursery overflowing with special touches, a perfect place to spend time with her baby. PREPARE FOR THE UNEXPECTED CHUCK RESNICK Moving your worldly possessions involves a lot of organization, so it’s smart to expect the unexpected. Some DIY moves go well; others end up stressful because those doing the work don’t anticipate potential glitches. For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do
you know how to pack delicate items? What if the truck breaks down or gets into an accident halfway to your new home? Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be prepared as possible when the packing/moving begins. Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you may save by not hiring a professional mover may end up being spent on repairs if these
large and valuable pieces are not handled correctly. Irreplaceable items may be lost forever. If you decide to move yourself, give some thought to what might happen along the way and make contingency plans. Be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.

My belief is that our collective experiences will take us back to a more simplistic, organic, health-oriented way of living and designing the spaces around us. Spring is a natural time to redefine the meaning of apartment living and revamp interior spaces to accommodate personal needs and a new post-pandemic lifestyle. The psychology of colour

Freestanding partitions and moveable divider walls are a great solution for multi-purpose living spaces. Sound-proofing panels have become trendy as they are great for Zoom rooms and workspaces. Bright white task lighting is great during the day. A dimmer switch is an easy way to accommodate different lighting levels required throughout the day. A more mInImAlIsTIc mInDseT Through ArT
Opting for minimalistic pieces and neutral tones is another design trend being embraced this year. Line art, which has been around for thousands of years and was heavily influenced by great artists such as Henri Matisse and Pablo Picasso, is making a strong comeback. While its organic nature and simplicity may seem primitive, it is a powerful expression of creativity. Other types of trending art include textured and abstract canvases with neutral colours, and minimalistic decor items such
as ceramic vases, stone frames, wooden side and coffee tables. furnITure TrenDs
Furniture trends this spring are curvaceous and have clean, modern lines, with textured and natural fabrics. Fully upholstered furniture is in every showroom; however, with demand at an all-time high, current furniture lead times can be anywhere from six months to a year. As a result, vintage finds are trending. We are also seeing a lot of creative DIY art, upholstery and refinishing happening. Embrace your creative side. Seasons of change are upon us. If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just
walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.
They are not responsible for your personal effects. Many landlords make having tenants’ insurance a requirement for signing a lease, but some residents choose to ignore it. Keep in mind if you cause a flood or a fire, then you could be held responsible for all resulting damage including any to the walls and floors. What’s $250 when you’re talking about peace of mind? good chair is like a good friend – it’s there to support and embrace you, to bring comfort and colour to your life. Dating back some 5,000 years, this essential piece of furniture has evolved from its predominantly utilitarian origins. Don’t get me wrong, it definitely still serves the very specific purpose of getting us off our feet, whether to rest or to help us focus on tasks. However, the chair has also become an expression of art and personal style, a decorating tool to define areas throughout the house, and how we live in our homes. While there are many different styles and options of chairs on the market, the defining feature of a good chair is one that balances esthetics, comfort and quality. Here are some things to pay attention to.
#1 Function (and style) Before you can consider a chair’s esthetic attributes, you must first determine its functional requirements. Will you be sitting for short or extended periods of 56

time? Will you be engaged in any activities while seated? In terms of the space you’re placing it, is it casual or formal in nature? How many people do you need to seat? Is it a high-traffic area, exposed to wear and tear? Consider the style of seating that will best meet those needs. Your seating options run the gamut from chairs, loveseats, sofas and sectionals, to less conventional pieces such as stools and ottomans. What about upholstery? With a back or armrests? What about the depth and angle of the seat? TIP: Ottomans and cubes are very versatile and are a great option for extra seating or surfaces in a pinch. Pushed up to a coffee table or beside the fireplace, an ottoman makes a great seat.
#2 Construction (and price) When shopping for seating, you’ll undoubtedly come across a wide range of products and price points. Generally, you get what you pay for and quality (think comfort and durability) is often reflected in a
higher price. What’s behind that price difference? The joinery; the construction of the seat and whether it’s coil or web, down or foam; the quality of upholstery – these all factor into the price.
#3 Measure (and measure again) You know what they say – measure twice, buy once. When buying any big-ticket items for your home, don’t rely on the “eyeball” method for measurements. This is especially important given the reality of supply chain issues and the resulting delays on delivery. Ensure the pieces you’re buying will fit your space – and through the doorways, hallways, and if you live in a condo, the elevator! Having a floorplan in hand can also be extremely helpful when shopping for large-scale seating, such as a sofa or sectional. LIFETIME RENTER IT’S A LIFESTYLE

To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities. It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why. 58

Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures! Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority. People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when they need to, and practically speaking, their time and energy are focused on their careers.
Families with small children or caring for elderly family members may simply not have the time that home-owning requires. They are choosing the priority of family, and that is certainly a full-time job in and of itself. Giving a rent check and then forgetting about it for 30 days is infinitely easier to manage than the responsibility of home-owning. One of the added benefits of being a lifetime renter in provinces with rent control – your cost of living doesn’t rise at the same rate as inflation. If you keep the same apartment, your rent can only go up by small increments, after 10, 15, 20 years, you’ll find your rent will be greatly under the market rent values in a high-demand area. If you match any of these scenarios, you will likely enjoy being a lifetime renter.
