Petite Patio summer is here and it’s time to start considering your outdoor spaces and expanding your living and entertaining from inside out. this is especially true when it comes to apartments and townhouses – where space is at a premium. the main idea when creating your small space is to imagine your outdoor area as a direct extension of your interior living. the result? a perfect summer oasis!

Kalu InterIors HelPs You to create tHe Perfect outdoor lIvIng room for Your small sPace.

Function

The first thing you will need to determine is the primary function of your small space. Do you want to create an area for lounging, dining, entertaining, or even privacy from your neighbours? Once you have the focus of your space, you can start the design layout. We like to start from the ground up. A personal favourite of ours is using artificial grass or turf. In urban areas, where we typically find apartments and townhouses, it can bring some greenery into an otherwise concrete jungle. Alternatively, interlocking wood tiles for balconies and patios are also a great solution.

Dining and seating

For small patio spaces, it’s always important to try and source double-purpose items. For instance, an outdoor chair with an ottoman can be placed against one another to create a lounger. Flexibility is key! In most cases, an outdoor tall bistro table (bar height) or small rectangular table will be the best fit, as they’re usually a smaller footprint, and help to maximize your view. Also, make sure the chairs or stools tuck nicely into the table.

Greenery

When in doubt, go green! Choose a mix of pots and planters. Lush greenery and plants will be a great escape from your concrete surroundings. At Kalu, we like a combination of artificial hedges to create privacy and low-maintenance potted herbs, which can be useful for cooking in the kitchen as well.

Accessories

Don’t be afraid to treat your outdoor area as you would your living room. There’s a wide array of “in-out” accessories and furnishings available at most outdoor suppliers. From outdoor-treated cushions to candles, lanterns, and even art, all of these items add an “indoor” look outside. Also, consider utilizing colours and accents on the exterior that you might find on the interior of your home for one cohesive look.

NEIGHBOURHOOD PROFILE

ST. VITAL BETWEEN TWO RIVERS

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. Starting out traditionally Francophone, St. Vital has grown and significantly changed over the years. Decades ago, she became 24

overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus

routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

With the kids heading back to school soon, now is the time to de-clutter and get your home organized. WHAT’S IN YOUR FREEZER?

An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetable in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING

Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, 26 Renters Guide | July 15–29, 2022

body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from drycleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxed as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry and well-ventilated area. MAXIMIZE BATHROOM STORAGE SPACE

Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or twice a month in the back of the cupboard or in labelled boxes.

For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. HOW DO YOU FILE YOUR PAPERWORK?

Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to fine the systems that work best for you. PACKING MISTAKES CHUCK RESNICK

Here are a few tips to help you avoid finding damaged items at your destination: 1. CONSIDER PURCHASING BOXES FROM YOUR MOVER.

The most common packing mistake people make is getting free boxes at the grocery or liquor store and then putting too many things in them. Using a large box to pack books and magazines may make it too heavy and the box might break during the move. Use this rule of thumb: The heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store used to ship produce could contain insect larvae that may transfer to your belongings. 2. BE REALISTIC ABOUT THE NUMBER OF BOXES YOU NEED.

You will most likely underestimate your box requirement. Often, people think 50 or 60 boxes will be enough, and then two days before moving day, they realize they need 250. 3. START PACKING EARLY AND BE COMPLETELY PACKED WHEN

This also interferes with the optimal loading of the moving truck. There is a loading system where the first things placed in the truck are light items such as chairs, lampshades, cushions, etc; these items are placed in the ‘attic’ (the area over the cab) of the truck. Next, a ‘box wall’ is stacked to the ceiling to hold the items in the attic in place. Plastic wrapped mattresses are then put against the box wall and everything is secured with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, movers can’t create that box wall early on. This decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money!

TRAVEL INSURANCE PLANNING AHEAD MEANS NO POCKET-ACHE LATER

Thinking of travelling south this year? Time for travel insurance. You probably think you don’t need it. Don and Peg didn’t think so either. They knew their provincial health insurance would cover them if they got sick. Then Don tripped on the stairs and hauled Peg down with him. Don broke his hip and Peg her shoulder. They were in Australia. That left their daughters back home in Canada scrambling for money to help. If you have extra coverage on a premium credit card, you might think you’re immune. And if you have a health plan at work, you might think you’re insured to the eyeteeth. Maybe not, even if you’re just going from one province to another. Check with your provincial plan to see what the restrictions or omissions are. Different plans offer different benefits and restrictions. One thing that can limit your coverage is a “pre-existing condition.” It could be a past medical condition, prescription drugs, hospitalization or treatment. Or it could be an on-going health condition. When “pre-ex conditions” are covered, there is usually a stability period. Most travel health policies will exclude any childbirth or pregnancy complications if you travel in your last trimester. Some won’t cover anything for which you were treated for up to six months before your trip. Some 48 Renters Guide | July 15–29, 2022

plans won’t cover a medical condition for which you’re already being medicated. Make sure you shop around since you’ll find big differences in price and in the quality of coverage offered. There are a bunch of other types of insurance that go into a “travel insurance package.” Trip cancellation coverage protects you from losing the deposit if you have to cancel your trip because of a sickness or a death in the family, a natural disaster – the list goes on. Default insurance protects your money when a tour operator or other service supplier goes out of business. Lost baggage insurance will pay when your checked-in baggage is delayed or lost while travelling on a common carrier or from a hotel. And rental vehicle damage insurance will cover damage or loss of a rented vehicle. Your personal property insurance may cover lost or stolen luggage. Your car insurance may provide collision and liability coverage for rented automobiles. Some credit cards offer baggage insurance. If you have a premium credit card that gives extra medical coverage automatically, make sure you read the fine print to verify what you’re covered for and under which conditions. Your employer’s health insurance coverage may extend to worldwide coverage. Again, read the fine print since a group plan may have dollar limitations that won’t cover you properly. Travel insurance can be expensive, but the alternative is worse. Be a smart traveller and invest some time in making sure you’re covered.

• Does the plan have a “deductible”? • What is the amount of the policy coverage limit ($1 million? $2 million? Unlimited?) • Is the insurance paid out in U.S. or Canadian dollars? • Can you choose the doctor and hospital or does the insurance company choose? • What pre-existing conditions are permitted and how long have they had to be stable? • Does the insurance company submit the claim directly to the provincial health insurance plan or is that the insured’s responsibility? • What is not covered in the plan? Helping friends move Jennifer Braun The year’s most popular moving dates are coming up. I want to suggest you actually consider helping a friend move. Why? Because it won’t be as bad as you think, and your fellow renter would really appreciate it. If a friend asks you to help them move, it does not mean you will be facilitating the entire move. In fact, I really do not suggest relying on friends for a complete move, but rather for a pair of helping hands. There are many ways you can help with a move, including before the move, during the move and

even after the move. Getting personal belongings organized and neatly packed into boxes is actually half the work. Moving also involves a lot of cleaning – be it the old place or the new place that still needs to be vacuumed and dusted before bringing in furniture. Then, after all that work, there’s unpacking and getting organized. So, before you say no to helping with a move, consider asking your friend what they need help with. Your strength at some point may be needed, but just being there to help pack, clean and organize can also be a big help. All that being said, helping friends move still isn’t the most enjoyable way to spend a Sunday afternoon. That’s why I say

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. When choosing furniture for the living room, it’s important to begin with a few questions: What activities will be taking place in this space? Watching TV, reading, homework with kids? Will it be a multi-zone space? What are lighting requirements? Upon confirming the needs and requirements, the next step is to start with furniture that promotes ultimate comfort. 3 To me, no living room is complete without including some pillows that bring extra comfort, as well as style and personality. If your room already has a lot of patterns from the sofa, window treatments or floor coverings, then you can select pillow fabrics that are quieter. Use your pillow selection to pull together other elements in the room, creating a cohesive colour palette. The pillows should complement the sofa or chair they are placed on. An easy formula is to pick one small print/ pattern, one large pattern, and one solid. Your busy and large print should be on your largest pillows, or the pillow that is front and centre, as this print will usually set the tone of the arrangement. – Designer Laura Hay, Laura Hay Decor & Design

winDow TreaTMenTs When deciding on the right type of window treatments for your livingroom, consider your needs first. For instance, if your room lets in a lot of natural light or is visible to your surrounding neighbours, I suggest having a privacy blind installed. This can be in the form of a roller shade or silhouettes. This type of window treatment helps to diffuse light and provide privacy; however, I often don’t stop there, as this style is most often functional and not decorative. On top of privacy shades, especially in a living room space, I like to add drapery panels to impart a decorative element to the windows. These panels can be stationary to frame the sides of the windows, or operational to allow you to move them back and forth whenever needed. – Designer Jennifer Backstein, Jennifer Backstein Interiors

tip: If you’re looking to achieve a warm and cosy vibe, select heavier weighted fabrics such as wools, cottons and cotton blends. For a glamourous, elegant vibe, choose lighter weighted fabrics such as silks, linens and sheers.

neuTral PainT When selecting a neutral paint for your living room, you really want to keep in mind the overall undertone of your space. If you’re decorating with richer reds and yellows, you’ll want to choose a neutral with a warmer undertone and subtle hints of yellow.
