To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities. It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures! Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority. People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. what to look for in a rental Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases. THE RENTAL UNIT

• Is there a storage place for extra belongings such as bikes, luggage, etc.? Who has access to this place? • Where is the closest bus stop? • Is the apartment near services that are used regularly? (groceries, bank, fitness) • Is the rental unit clean? Who shovels the snow and cuts the grass? Who supplies the equipment (shovels, lawn mower)? • Where can vehicles be parked? Is there good lighting outside and in the parking lot? • How quiet or noisy is the rental unit during the evening for studying or sleeping? • Are there laundry facilities? Is there a schedule for use? Is there a cost? Where is the closest laundromat? • Does the building have Internet service, or can it be installed? FINANCES

• Is the lease for a fixed amount of time or month-to-month? • When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments. • Who do you contact if there is a problem? • Have you arranged for tenants’ insurance? • Are sublets okay? What about a roommate?

• Are pets allowed? Is a deposit required? • Is smoking allowed? • How long can guests stay? • Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls? • When and where are notices delivered when it’s time to move out? • When will the inspection report be done. It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.

You need to take the elevator in your apartment building every day, and there are some huge pet peeves that come along for the ride. Here’s an elevator etiquette refresher. 1. Exit thEn EntEr. Let passengers off before boarding the elevator. 2. whEn to takE thE stairs.

Sometimes, we get so bogged down with all the things on our “to-do” list that we forget to take time for ourselves. Here are some tips to help simplify your life.

Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step.

Live in the moment.

We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. Let go of the “shouLds”

Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to re-evaluate the task to see if it really is a necessity or if you can drop it from your “to-do” list altogether.
