Petite Patio With summer approaching, it’s time to start considering your outdoor spaces and expanding your living and entertaining from inside out. this is especially true when it comes to apartments and townhouses – where space is at a premium. the main idea when creating your small space is to imagine your outdoor area as a direct extension of your interior living. the result? a perfect summer oasis!

Kalu InterIors help you create the perfect outdoor lIvIng room for your small space.

Function

The first thing you will need to determine is the primary function of your small space. Do you want to create an area for lounging, dining, entertaining, or even privacy from your neighbours? Once you have the focus of your space, you can start the design layout. We like to start from the ground up. A personal favourite of ours is using artificial grass or turf. In urban areas, where we typically find condos and townhouses, it can bring some greenery into an otherwise concrete jungle. Alternatively, interlocking wood tiles for balconies and patios are also a great solution.

Dining and seating

For small patio spaces, it’s always important to try and source double-purpose items. For instance, an outdoor chair with an ottoman can be placed against one another to create a lounger. Flexibility is key! In most cases, an outdoor tall bistro table (bar height) or small rectangular table will be the best fit, as they’re usually a smaller footprint, and help to maximize your view. Also, make sure the chairs or stools tuck nicely into the table.

Greenery

When in doubt, go green! Choose a mix of pots and planters. Lush greenery and plants will be a great escape from your concrete surroundings. At Kalu, we like a combination of artificial hedges to create privacy and low-maintenance potted herbs, which can be useful for cooking in the kitchen as well.

Accessories

Don’t be afraid to treat your outdoor area as you would your living room. There’s a wide array of “in-out” accessories and furnishings available at most outdoor suppliers. From outdoor-treated cushions to candles, lanterns, and even art, all of these items add an “indoor” look outside. Also, consider utilizing colours and accents on the exterior that you might find on the interior of your home for one cohesive look.

PACKING MISTAKES CHUCK RESNICK

Here are a few tips to help you avoid finding damaged items at your destination: 1. CONSIDER PURCHASING BOXES FROM YOUR MOVER.

The most common packing mistake people make is getting free boxes at the grocery or liquor store and then putting too many things in them. Using a large box to pack books and magazines may make it too heavy and the box might break during the move. Use this rule of thumb: The heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store used to ship produce could contain insect larvae that may transfer to your belongings. 2. BE REALISTIC ABOUT THE NUMBER OF BOXES YOU NEED.

You will most likely underestimate your box requirement. Often, people think 50 or 60 boxes will be enough, and then two days before moving day, they realize they need 250. 3. START PACKING EARLY AND BE COMPLETELY PACKED WHEN

This also interferes with the optimal loading of the moving truck. There is a loading system where the first things placed in the truck are light items such as chairs, lampshades, cushions, etc; these items are placed in the ‘attic’ (the area over the cab) of the truck. Next, a ‘box wall’ is stacked to the ceiling to hold the items in the attic in place. Plastic wrapped mattresses are then put against the box wall and everything is secured with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, movers can’t create that box wall early on. This decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money!

TRAVEL INSURANCE PLANNING AHEAD MEANS NO POCKET-ACHE LATER

Thinking of travelling south this year? Time for travel insurance. You probably think you don’t need it. Don and Peg didn’t think so either. They knew their provincial health insurance would cover them if they got sick. Then Don tripped on the stairs and hauled Peg down with him. Don broke his hip and Peg her shoulder. They were in Australia. That left their daughters back home in Canada scrambling for money to help. If you have extra coverage on a premium credit card, you might think you’re immune. And if you have a health plan at work, you might think you’re insured to the eyeteeth. Maybe not, even if you’re just going from one province to another. Check with your provincial plan to see what the restrictions or omissions are. Different plans offer different benefits and restrictions. One thing that can limit your coverage is a “pre-existing condition.” It could be a past medical condition, prescription drugs, hospitalization or treatment. Or it could be an on-going health condition. When “pre-ex conditions” are covered, there is usually a stability period. Most travel health policies will exclude any childbirth or pregnancy complications if you travel in your last trimester. Some won’t cover anything for which you were treated for up to six months before your trip. Some 34 Renters Guide | March 25–April 8, 2022

plans won’t cover a medical condition for which you’re already being medicated. Make sure you shop around since you’ll find big differences in price and in the quality of coverage offered. There are a bunch of other types of insurance that go into a “travel insurance package.” Trip cancellation coverage protects you from losing the deposit if you have to cancel your trip because of a sickness or a death in the family, a natural disaster – the list goes on. Default insurance protects your money when a tour operator or other service supplier goes out of business. Lost baggage insurance will pay when your checked-in baggage is delayed or lost while travelling on a common carrier or from a hotel. And rental vehicle damage insurance will cover damage or loss of a rented vehicle. Your personal property insurance may cover lost or stolen luggage. Your car insurance may provide collision and liability coverage for rented automobiles. Some credit cards offer baggage insurance. If you have a premium credit card that gives extra medical coverage automatically, make sure you read the fine print to verify what you’re covered for and under which conditions. Your employer’s health insurance coverage may extend to worldwide coverage. Again, read the fine print since a group plan may have dollar limitations that won’t cover you properly. Travel insurance can be expensive, but the alternative is worse. Be a smart traveller and invest some time in making sure you’re covered.

• Does the plan have a “deductible”? • What is the amount of the policy coverage limit ($1 million? $2 million? Unlimited?) • Is the insurance paid out in U.S. or Canadian dollars? • Can you choose the doctor and hospital or does the insurance company choose? • What pre-existing conditions are permitted and how long have they had to be stable? • Does the insurance company submit the claim directly to the provincial health insurance plan or is that the insured’s responsibility? • What is not covered in the plan? ROOMMATE LIVING HOW TO DEAL WITH REPLENISHABLES

Living with roommates has many benefits but it can get a little tricky if you don’t decide how to deal with the usual living costs that go along with rent. I’m talking about replenishables such as toilet paper, food, dish soap, light bulbs, paper towels, etc. The sooner you choose the best way for you and your roomies to buy this stuff, the better. It will help you avoid fighting over who uses the most toilet paper. TAKE TURNS BUYING: This works

if – and only if – everyone agrees to it. If not, it’s chaos. You probably don’t want to buy toilet paper and just assume your roommate will grab it next time, because that roommate might never buy any. Be clear — I’ll buy this pack; you buy the next. Decide who buys what and for where if you’re going to take turns. Same goes for groceries, cleaning supplies and anything else you might share. THE SLUSH FUND: If you think it’s necessary, create a fund that you all contribute to that will be there when you need essentials. Placing a jar in the kitchen works as long as everyone agrees not to use the funds for take-out (it can be tempting when you get low on groceries). Decide on an amount that everyone will contribute on a weekly or monthly basis, and confirm what the funds will be 48 Renters Guide | March 25–April 8, 2022

KEEP THINGS SEPARATE: If you can’t all agree on the best way to deal with replenishables, it’s best to keep it all separate. It can get tiresome to split up toilet paper but it can also avoid awkward scenarios and fights about money. There’s nothing wrong with keeping things to yourself, plus it can make your monthly budgeting a lot easier. EMBRACE FAMILY LIVING: If you’re

close with your roommates, you might not need an actual system. For some roommates, especially those who have lived together for a long time, these things just work themselves out. You’ll grab toilet paper when it’s on sale, and so

will your roommate. You’ll make dinner, they’ll do the dishes, and vice versa. If you like to bake, and your roommates like to eat your baking, they’ll make sure the house is always stocked with flour. When you live like this, you have more of a family dynamic than a roommate agreement. It can be wonderful to have a relationship like this, but it’s not for everyone. Make sure you’re all on board before you start using your roomies’ shampoo or eating their cereal!

LIFETIME RENTER IT’S A LIFESTYLE

To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities. It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why. 58

Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures! Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority. People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when they need to, and practically speaking, their time and energy are focused on their careers.

Families with small children or caring for elderly family members may simply not have the time that home-owning requires. They are choosing the priority of family, and that is certainly a full-time job in and of itself. Giving a rent check and then forgetting about it for 30 days is infinitely easier to manage than the responsibility of home-owning. One of the added benefits of being a lifetime renter in provinces with rent control – your cost of living doesn’t rise at the same rate as inflation. If you keep the same apartment, your rent can only go up by small increments, after 10, 15, 20 years, you’ll find your rent will be greatly under the market rent values in a high-demand area. If you match any of these scenarios, you will likely enjoy being a lifetime renter.
