Top 8 renter issues JAne HermAn Harmonious living is all about treating others with respect and consideration. Start by making a concerted effort by avoiding these ‘top eight renter issues.’ 1. Keep the noise down. Take off your high heels at the door, refrain from vacuuming, using power tools or hanging pictures at 10 p.m. 2. When in the elevator, hold it for a neighbour. Likewise, don’t hold it unnecessarily, like while you’re waiting for your spouse/ roommate to put their coat on,

lock the door, and walk all the way down the hall. 3. No Smoking. If smoking is not allowed in your building or on the floor, don’t do it. 4. Respect and maintain common areas as if they were an extension of your own home. 5. Ensure your pet is a good neighbour, too. Walk your pet regularly, and stoop’n’scoop. Also, make sure your pet doesn’t howl all day or bark all night. 6. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. 7. Remember to dress appropriately when taking out

trash, recycling, picking up mail, doing laundry or getting something from your car. 8. Respect your neighbours’ right to privacy. may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself by buying new clothes instead of wearing your old things. 3 I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the reminder, and the shame. 4 I wore it on my first date, the day I got promoted, etc. Don’t let sentimental items take up valuable space in your closet. Take a picture and let it go or keep it and store it elsewhere. 5 Someone bought it for me. They’ll never know, and even if they find out, they’ll understand.

6 It needs repairs. Put a deadline

on it to do the repairs and let it go if you miss the deadline. 7 I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go. ST. VITAL BETWEEN TWO RIVERS

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus

routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

TO PACK – OR NOT: DIY OR LEAVE IT TO THE PROS?

Moving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. THE PROFESSIONAL PACKER

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers,

newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service. If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just

walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.

They are not responsible for your personal effects. Many landlords make having tenants’ insurance a requirement for signing a lease, but some residents choose to ignore it. Keep in mind if you cause a flood or a fire, then you could be held responsible for all resulting damage including any to the walls and floors. What’s $250 when you’re talking about peace of mind? To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities. It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to

live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why. Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures! Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never

mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority. People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when they need to, and practically speaking, their time and energy are focused on their careers. Families with small children or caring for elderly family members may simply not have the time that home-owning requires. They are choosing the priority of family, and that is certainly a full-time job in and of itself. Giving a rent check and then forgetting about it for 30 days is infinitely easier to manage than the responsibility of home-owning. One of the added benefits of being a lifetime renter in provinces with rent control – your cost of living doesn’t rise at the same rate as inflation. If you keep the same apartment, your rent can only go up by small increments, after 10, 15, 20 years, you’ll find your rent will be greatly under the market rent values in a high-demand area. If you match any of these scenarios, you will likely enjoy being a lifetime renter. Six tipS for rEntIng wIth pEts by marlene eiSner 1. Don’t wait until the last minute. Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move. 2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the

landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your

landlord to make sure it’s okay. 6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).
