Top 8 renter issues JAne HermAn Harmonious living is all about treating others with respect and consideration. Start by making a concerted effort by avoiding these ‘top eight renter issues.’ 1. Keep the noise down. Take off your high heels at the door, refrain from vacuuming, using power tools or hanging pictures at 10 p.m. 2. When in the elevator, hold it for a neighbour. Likewise, don’t hold it unnecessarily, like while you’re waiting for your spouse/ roommate to put their coat on,

lock the door, and walk all the way down the hall. 3. No Smoking. If smoking is not allowed in your building or on the floor, don’t do it. 4. Respect and maintain common areas as if they were an extension of your own home. 5. Ensure your pet is a good neighbour, too. Walk your pet regularly, and stoop’n’scoop. Also, make sure your pet doesn’t howl all day or bark all night. 6. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. 7. Remember to dress appropriately when taking out

trash, recycling, picking up mail, doing laundry or getting something from your car. 8. Respect your neighbours’ right to privacy. While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just

walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.

They are not responsible for your personal effects. Many landlords make having tenants’ insurance a requirement for signing a lease, but some residents choose to ignore it. Keep in mind if you cause a flood or a fire, then you could be held responsible for all resulting damage including any to the walls and floors. What’s $250 when you’re talking about peace of mind? What was the inspiration for your office? Colour, colour and more colour! I wanted this room to be the central creative hub of our home, and nothing sparks creativity like colour. I started with the art and used those tones and shades for all the other decorative elements.

Your favourite element in the space? The oversized drum pendant from Dainolite is hands-down my favourite element. The office is situated on a split level between the first and second floors, has no windows and the ceilings are more than 15 ft. tall. While we did install pot lights to keep the space bright, we needed something beautiful to fill up the vast space above the upper cabinets, and this white and gold fixture couldn’t be more perfect.

How were you able to keep things looking great but also organized? While the office includes lots of pretty objects and decorative elements, I made sure that trays, baskets, and files were worked into the design to keep all the office essentials in their proper place. Just because a working home office needs to be functional, doesn’t mean it can’t be cute at the same time.

What was the biggest challenge of the room? Since I share our home office with my husband, I needed to hold back the reigns a bit to avoid it becoming overly pretty. While I did manage to work plenty of pink into the design – we kept the cabinets grey, installed a navy DIY bookshelf and worked in neutral elements to calm down the girly vibes.

MOVING ETIQUETTE CHUCK RESNICK Whether you are moving into or out of a new space, there are certain things to do to make things go as smoothly as possible. Think of the following tips as ‘moving etiquette’. • Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property.

• If you are booking a residential move, try and select 9 or 10 a.m. for your truck to arrive since people who work 9-to-5 are not home. You are less likely to cause them any inconvenience. • Book elevators in advance in the building you are leaving and the one you will be moving into so you have the benefit of arranging your time comfortably. Check to see if movers are restricted to using specific doors. • Have your pets cared for elsewhere. Moving means doors will be open for long periods, and animals wandering about can be dangerous for them and for the movers. • Most people wonder whether to tip movers. It is not compulsory,

so it is totally up to you. • Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. • As items are moved out of rooms, sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners.
