JOIE dE VIVRE or, EMBRaCING oUr JOY OF LIVING AGAin
TAniA riCHArDSon
Joie de vivre translates to the “joy of living.” After a two-year hiatus, it is time we do just that. With warmer weather and the world reopening, now is the perfect time for reconnecting socially, re-evaluating our daily lives and habits, and refreshing our interior spaces. When the pandemic hit, we made rapid changes to our live/ work environments. Many were forced to create multi-purpose living spaces to adapt. Our interiors became our sanctuaries, our offices, classrooms and workout spaces. People worldwide have been reflecting on how they can create spaces that feed their ambition, inspire them to be better, and make them feel happy. My belief is that our collective experiences will take us back to a more simplistic, organic, health-oriented way of living and designing the spaces around us. Spring is a natural time to redefine the meaning of apartment living and revamp interior spaces to accommodate personal needs and a new post-pandemic lifestyle. The psychology of colour
Colour, texture and materials play a significant role in our psychology and mental health. Colours can be incorporated into existing interiors in different ways: A fresh coat of paint; adding new throw pillows; changing a rug; or adding 18
Renters Guide | May 6–20, 2022
different artwork. With a shift in colour palettes from cool greys to warm earth tones, new materials are trending. A favourite of ours is tambour, which we are seeing in furniture, case goods, kitchens and accent walls. Tambour can be painted or stained to accommodate any style. The ArT of bAlAncIng mulTI-funcTIonAl spAces
Freestanding partitions and moveable divider walls are a great solution for multi-purpose living spaces. Sound-proofing panels have become trendy as they are great for Zoom rooms and workspaces. Lighting is another important aspect of transforming your multi-functional space. Warm light is easier on the eyes and creates a cosier ambience at night. Bright white task lighting is great during the day. A dimmer switch is an easy way to accommodate different lighting levels required throughout the day. A more mInImAlIsTIc mInDseT Through ArT
Opting for minimalistic pieces and neutral tones is another design trend being embraced this year. Line art, which has been around for thousands of years and was heavily influenced by great artists such as Henri Matisse and Pablo Picasso, is making a strong comeback. While its organic nature and simplicity may seem primitive, it is a powerful expression of creativity. Other types of trending art include textured and abstract canvases with neutral colours, and minimalistic decor items such
as ceramic vases, stone frames, wooden side and coffee tables. furnITure TrenDs
Furniture trends this spring are curvaceous and have clean, modern lines, with textured and natural fabrics. Fully upholstered furniture is in every showroom; however, with demand at an all-time high, current furniture lead times can be anywhere from six months to a year. As a result, vintage finds are trending. We are also seeing a lot of creative DIY art, upholstery and refinishing happening. Embrace your creative side. Seasons of change are upon us. How are you going to adapt your space during this exciting time of renewal? Interior design is a powerful tool for transforming our interiors – and possibly even our everyday lives, so that we can embrace our Joie de Vivre again. ADVICE | RENTAL TIpS
what to look for in a rental Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases. THE RENTAL UNIT
• Is there a storage place for extra belongings such as bikes, luggage, etc.? Who has access to this place? • Where is the closest bus stop? • Is the apartment near services that are used regularly? (groceries, bank, fitness) • Is the rental unit clean? Who shovels the snow and cuts the grass? Who supplies the equipment (shovels, lawn mower)? • Where can vehicles be parked? Is there good lighting outside and in the parking lot? • How quiet or noisy is the rental unit during the evening for studying or sleeping? • Are there laundry facilities? Is there a schedule for use? Is there a cost? Where is the closest laundromat? • Does the building have Internet service, or can it be installed? FINANCES
• How much is the rent? • Is a security deposit required? What is the amount? • Does the rent include utilities: Heat, water, electricity, cable or Internet? • Will a utility hook-up charge be extra? • Will parking cost extra? What is the amount? 24
Renters Guide | May 6–20, 2022
• Who has to pay for repairs — big ones and small ones? AVOID ROOMMATE MISUNDERSTANDINGS
• Who will sign the residential tenancy agreement (lease)? It’s best that all parties be named on it. • What will happen if one person needs to move out before the end of the lease? • How will costs be shared and bills paid? • How will problems be resolved? QUESTIONS AND CONSIDERATIONS
• Is the lease for a fixed amount of time or month-to-month? • When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments. • Who do you contact if there is a problem? • Have you arranged for tenants’ insurance? • Are sublets okay? What about a roommate?
• Are pets allowed? Is a deposit required? • Is smoking allowed? • How long can guests stay? • Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls? • When and where are notices delivered when it’s time to move out? • When will the inspection report be done. It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.

The best seat in the house
A
by Jennifer Backstein • photos stephani Buchman
good chair is like a good friend – it’s there to support and embrace you, to bring comfort and colour to your life. Dating back some 5,000 years, this essential piece of furniture has evolved from its predominantly utilitarian origins. Don’t get me wrong, it definitely still serves the very specific purpose of getting us off our feet, whether to rest or to help us focus on tasks. However, the chair has also become an expression of art and personal style, a decorating tool to define areas throughout the house, and how we live in our homes. While there are many different styles and options of chairs on the market, the defining feature of a good chair is one that balances esthetics, comfort and quality. Here are some things to pay attention to.
#1 Function (and style) Before you can consider a chair’s esthetic attributes, you must first determine its functional requirements. Will you be sitting for short or extended periods of 28
Renters Guide | May 6–20, 2022
time? Will you be engaged in any activities while seated? In terms of the space you’re placing it, is it casual or formal in nature? How many people do you need to seat? Is it a high-traffic area, exposed to wear and tear? Consider the style of seating that will best meet those needs. Your seating options run the gamut from chairs, loveseats, sofas and sectionals, to less conventional pieces such as stools and ottomans. What about upholstery? With a back or armrests? What about the depth and angle of the seat? TIP: Ottomans and cubes are very versatile and are a great option for extra seating or surfaces in a pinch. Pushed up to a coffee table or beside the fireplace, an ottoman makes a great seat.
#2 Construction (and price) When shopping for seating, you’ll undoubtedly come across a wide range of products and price points. Generally, you get what you pay for and quality (think comfort and durability) is often reflected in a
higher price. What’s behind that price difference? The joinery; the construction of the seat and whether it’s coil or web, down or foam; the quality of upholstery – these all factor into the price.
#3 Measure (and measure again) You know what they say – measure twice, buy once. When buying any big-ticket items for your home, don’t rely on the “eyeball” method for measurements. This is especially important given the reality of supply chain issues and the resulting delays on delivery. Ensure the pieces you’re buying will fit your space – and through the doorways, hallways, and if you live in a condo, the elevator! Having a floorplan in hand can also be extremely helpful when shopping for large-scale seating, such as a sofa or sectional. This will give you a view of the piece, and its scale in relation to the rest of the space, and how it may impact the natural flow of traffic and sight lines to windows and other focal points, TIP: When planning your space, keep in mind the area required around your furnishings. In the living room, I like to leave 18 inches between the sofa and coffee table, and about 36 inches between armchairs, sofa and loveseat. If your seating is for watching television, I recommend a gap of approximately seven feet. As you can see, a lot goes into choosing just the right seating for your space and your… rear end. Do your research, make a list, and discuss your options with a qualified designer who knows what works and can bring some new ideas to the table – or in this case, the chair!

LIFESTYLE BLOG HARLOW & THISTLE SHARES FIVE TIPS TO ENJOY YOUR HOME THIS WINTER – THE DANISH WAY
here’s nothing better than curling up in a cosy blanket, in front of a fire and watching the snow fall. It’s just so hygge. No, that wasn’t a sneeze. Hygge, pronounced “hew-ge” is the Danish word for a mood of cosiness, comfort and contentment. The hygge concept is all about enjoying the natural elements within the living spaces of your home. Don’t worry, this isn’t one of those design trends that will set you back thousands of dollars. It’s easy to do, and you might already be doing it and not even know it. Here are five tips to hygge your home:
TIP 2: DECORATE WITH CANDLES Pillar, tea, long, skinny, if you have candles get them out, group them together and spread them out throughout your home. A cluster of tea candles around your tub or modern candlestick holders on a side table are just a few examples where candles can add a modern hygge feeling to your home. Ochre VELVET CUSHION. $39.99. FEATHERED WREATH. $24.99. Black velvet canning ARMCHAIR. $299.99. homesense.ca WOOD CANDLESTICKS. $79.90. zarahome.ca
TIP 1: THE EDIT Keep things on display that have meaning and make you feel good; everything else can be put in storage or given away. This disciplined approach sounds ruthless but will do wonders for your well-being and contentment. A good edit will help declutter your space and help create that hygge state of mind. TIP 4: BRING THE OUTDOORS IN Incorporate natural outdoor elements in your home; stone, wood, slate, branches, leather and terracotta are just a few examples. Look for perfectly imperfect pieces. The rougher and worn the more it adds character to your home. Irregular GOLD VASE. $59.90. zarahome.ca Natural HAIRPIN SIDE TABLE. $235. simons.ca Round TEAK STOOL. $249. wayfair.ca LINKS MARBLE CHAIN. $189.cb2.ca
TIP 3: ADD COSY TEXTURES Whether you opt for faux fur, wool or sheepskin these cosy textiles will help add that Scandinavian feel to your home. No matter how large or small your apartment is, make your space as comfortable and as welcoming as you can. Hang up your coat when you come home, even if it’s only on a hook you’ve affixed to your hall wall; take out the garbage and recycling every time you go out; put your clothes away and keep your things reasonably tidy; do your dishes and laundry on a regular basis; clean the apartment and change the bathroom towels once a week. Initially you may find living along to be fun and exciting. You can set the temperature to your preference, rather than someone else’s; arrange the furniture however you like, monopolize the bathroom without feeling guilty, listen to whatever music you like and indulge your preference for vegetarian food over meat. But there’s also the potential to become lonely and bored when living alone.
Volunteer for an organization or cause you feel strongly about. You will meet people who share your interests and concerns and really make a difference in the world, even if in a small way. And, you are less likely to feel lonely and sorry for yourself when you are helping others. Enjoy the freedom you have to be alone in your apartment to the fullest. One day, you may find yourself sharing your space with someone else.

HOUSE by SARA DUCK
Mainstream furniture design has taken an exciting turn lately. Maybe you have noticed it, too. From sculptural lighting and Brutalist-inspired tables to Rothkoinspired designs, decor is getting artsy. More specifically, Museum of Modern Art worthy! And I must admit I am a huge fan. I think we can all agree that it’s not just about furniture’s function; we want the form to be equally appealing. With art galleries and museums closed, for now, our need to physically connect with art has really changed. Along with adorning our space with literal paintings and pictures, it’s interesting to see that furniture can play a pivotal role, too – the rooms in our homes can become mini art exhibits. We can be the curator of our own spaces, choosing unique furniture and decor pieces that reflect our style and needs, and bring us unending inspiration every time we enter the room.

ADVICE | MONEY MATTERS
TRAVEL INSURANCE PLANNING AHEAD MEANS NO POCKET-ACHE LATER
GAIL VAZ-OXLADE
Thinking of travelling south this year? Time for travel insurance. You probably think you don’t need it. Don and Peg didn’t think so either. They knew their provincial health insurance would cover them if they got sick. Then Don tripped on the stairs and hauled Peg down with him. Don broke his hip and Peg her shoulder. They were in Australia. That left their daughters back home in Canada scrambling for money to help. If you have extra coverage on a premium credit card, you might think you’re immune. And if you have a health plan at work, you might think you’re insured to the eyeteeth. Maybe not, even if you’re just going from one province to another. Check with your provincial plan to see what the restrictions or omissions are. Different plans offer different benefits and restrictions. One thing that can limit your coverage is a “pre-existing condition.” It could be a past medical condition, prescription drugs, hospitalization or treatment. Or it could be an on-going health condition. When “pre-ex conditions” are covered, there is usually a stability period. Most travel health policies will exclude any childbirth or pregnancy complications if you travel in your last trimester. Some won’t cover anything for which you were treated for up to six months before your trip. Some
plans won’t cover a medical condition for which you’re already being medicated. Make sure you shop around since you’ll find big differences in price and in the quality of coverage offered. There are a bunch of other types of insurance that go into a “travel insurance package.” Trip cancellation coverage protects you from losing the deposit if you have to cancel your trip because of a sickness or a death in the family, a natural disaster – the list goes on. Default insurance protects your money when a tour operator or other service supplier goes out of business. Lost baggage insurance will pay when your checked-in baggage is delayed or lost while travelling on a common carrier or from a hotel. And rental vehicle damage insurance will cover damage or loss of a rented vehicle. Your personal property insurance may cover lost or stolen luggage. Your car insurance may provide collision and liability coverage for rented automobiles. Some credit cards offer baggage insurance. If you have a premium credit card that gives extra medical coverage automatically, make sure you read the fine print to verify what you’re covered for and under which conditions. Your employer’s health insurance coverage may extend to worldwide coverage. Again, read the fine print since a group plan may have dollar limitations that won’t cover you properly. Travel insurance can be expensive, but the alternative is worse. Be a smart traveller and invest some time in making sure you’re covered.
QUESTIONS TO ASK BEFORE YOU BUY
• Does the plan have a “deductible”? • What is the amount of the policy coverage limit ($1 million? $2 million? Unlimited?) • Is the insurance paid out in U.S. or Canadian dollars? • Can you choose the doctor and hospital or does the insurance company choose? • What pre-existing conditions are permitted and how long have they had to be stable? • Does the insurance company submit the claim directly to the provincial health insurance plan or is that the insured’s responsibility? • What is not covered in the plan? The psyChology of mEss liTTle adjusTmenTs To rEduCE thE CluttEr
hellen buTTigieg
We all have spots that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Keep your pantry DecluttereD
Most people can’t resist buying items that are on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, 48 Renters Guide | May 6–20, 2022
get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner. purchase furniture that Does Double-Duty
Consider purchasing a few multifunctional furnishings such as an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage. create an in/out zone
Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys and wallets. It can also act as a landing spot for briefcases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again. are you being helD hostage by your stuff?
If you are reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: You’ll have more free time
in your day and be more relaxed in your home. feeling stucK
If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to take action. ADVICE | MAKE YOUR MOVE
TO PACK OR NOT: DIY OR LEAVE IT TO THE PROS?
CHUCK RESNICK
Moving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. THE PROFESSIONAL PACKER
Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and 50
Renters Guide | May 6–20, 2022
they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced. THE DIY PACKER
Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers,
newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service. How to create the perfect
living room Photo: Mike Chajecki
by Sara Duck
1
FurniTure
There is an art to designing a great
space, so we asked our experts to dish on the
fundamentals of creating the 56
perfect living room
Renters Guide | May 6–20, 2022
When choosing furniture for the living room, it’s important to begin with a few questions: What activities will be taking place in this space? Watching TV, reading, homework with kids? Will it be a multi-zone space? What are lighting requirements? Upon confirming the needs and requirements, the next step is to start with furniture that promotes ultimate comfort. Then choose statements pieces (art and sculptural lighting) – these can be fun and exciting to bring visual depth and personality to the space and make it truly unique. – Designer Diana Rose, Diana Rose Design
There’s no need to spend a fortune on decorative objects to achieve a high-end look in your living room. I’m always amazed at the quality of coffee table books, trays and trinkets you can find at thrift stores. And why not “shop your house” for family heirlooms, art and other special items that can be repurposed in a new way? – Blogger and designer Candace Alongi, The Minted Mama

3 To me, no living room is complete without including some pillows that bring extra comfort, as well as style and personality. If your room already has a lot of patterns from the sofa, window treatments or floor coverings, then you can select pillow fabrics that are quieter. Use your pillow selection to pull together other elements in the room, creating a cohesive colour palette. The pillows should complement the sofa or chair they are placed on. An easy formula is to pick one small print/ pattern, one large pattern, and one solid. Your busy and large print should be on your largest pillows, or the pillow that is front and centre, as this print will usually set the tone of the arrangement. – Designer Laura Hay, Laura Hay Decor & Design

Warm up the wood floors in your living room by adding a beautiful accent rug. When selecting carpeting for a living room, fabric selection is important. Wool fabric is great for its durability and soft feel. Consider your colour scheme and use the rug as an accent to complement your space. – Designer Brenda Danso, Brenda Danso Interior Design

winDow TreaTMenTs When deciding on the right type of window treatments for your livingroom, consider your needs first. For instance, if your room lets in a lot of natural light or is visible to your surrounding neighbours, I suggest having a privacy blind installed. This can be in the form of a roller shade or silhouettes. This type of window treatment helps to diffuse light and provide privacy; however, I often don’t stop there, as this style is most often functional and not decorative. On top of privacy shades, especially in a living room space, I like to add drapery panels to impart a decorative element to the windows. These panels can be stationary to frame the sides of the windows, or operational to allow you to move them back and forth whenever needed. – Designer Jennifer Backstein, Jennifer Backstein Interiors
tip: If you’re looking to achieve a warm and cosy vibe, select heavier weighted fabrics such as wools, cottons and cotton blends. For a glamourous, elegant vibe, choose lighter weighted fabrics such as silks, linens and sheers.
6
neuTral PainT When selecting a neutral paint for your living room, you really want to keep in mind the overall undertone of your space. If you’re decorating with richer reds and yellows, you’ll want to choose a neutral with a warmer undertone and subtle hints of yellow. If you are incorporating blues, purples and other darker colours in your space, then you’ll want a neutral with a cooler undertone with hints of blue and grey. – Designers Louis Duncan-He and Madelaine Moss, Louis Duncan-He Designs
