While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.
Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike
homeowners, your rent is fixed and can only increase by small increments dictated by law. Not so the financial market, which could see you renegotiating 16 Renters Guide | Sept. 24–Oct. 8, 2021
your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. CHEAPER INSURANCE.
Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying

approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to $30 a month in most parts of the country. 9. NO PROPERTY TAXES. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. LOWER UTILITY COSTS.
Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask
why they left their last place and how long they lived there. The application should ask for references from a current employer, a previous landlord and at least one previous roommate. By providing contact info, the prospective roommate is giving you permission to contact them. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left. Past roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and
why they went separate ways. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them. What was the inspiration for your office? Colour, colour and more colour! I wanted this room to be the central creative hub of our home, and nothing sparks creativity like colour. I started with the art and used those tones and shades for all the other decorative elements.
Your favourite element in the space? The oversized drum pendant from Dainolite is hands-down my favourite element. The office is situated on a split level between the first and second floors, has no windows and the ceilings are more than 15 ft. tall. While we did install pot lights to keep the space bright, we needed something beautiful to fill up the vast space above the upper cabinets, and this white and gold fixture couldn’t be more perfect.
How were you able to keep things looking great but also organized? While the office includes lots of pretty objects and decorative elements, I made sure that trays, baskets, and files were worked into the design to keep all the office essentials in their proper place. Just because a working home office needs to be functional, doesn’t mean it can’t be cute at the same time.
What was the biggest challenge of the room? Since I share our home office with my husband, I needed to hold back the reigns a bit to avoid it becoming overly pretty. While I did manage to work plenty of pink into the design – we kept the cabinets grey, installed a navy DIY bookshelf and worked in neutral elements to calm down the girly vibes.

If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just
walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.

Style versus comfort Style is certainly top-of-mind when decorating your home, but ignoring function and comfort is a big mistake. Think about how you intend to use the space, and go from there. For example, having a coffee table and side tables within reach of the seating highlights the space’s functionality and convenience, and it makes the room look complete. Slightly off-centre By no fault of homeowners, I often see the dining area light fixture off-centre to where the table should be. Rather than trying to centre the table to the fixture, place the table where it makes sense. Then, simply swag the chain of the fixture, so it’s centred to the table. Wrong starting point When arranging your bedroom furniture, start with the bed placement first. A bed that comfortably sits in the room with side tables and a headboard is all you need. Of course, accent chairs and a dresser are excellent additions, space permitting! Now, back up... Nothing is worse than walking into a room and being met by the back of a big, bulky sofa. When arranging your furniture, view your pieces from every angle. Reconsider your arrangement and alternate angles to create a more pleasing and inviting furniture layout.

Following sockets and outlets Just because your cable outlet is located on a certain wall does not mean your TV should be there. Think about what makes sense to how you plan to use the room, and its natural focal point. Remember, unsightly cables can be re-routed or covered. Maintain good balance Ensure your furnishings are equally distributed to maintain balance. A focal point is the initial point of interest when you enter a room. Your main seating area should always have a focal point, whether it’s a window, a fireplace or an archway/opening into another room. If you don’t have one, you can create one using a piece of art or furniture, such as a beautiful console table. Forgetting flow and function When arranging furniture, consider how you will enter, exit and navigate the room. For living rooms, make sure that you can easily get in and out of seating areas without having to awkwardly dodge furnishings.

Also, make sure your pet doesn’t howl all day or bark all night. 6. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. 7. Remember to dress appropriately when taking out
trash, recycling, picking up mail, doing laundry or getting something from your car. 8. Respect your neighbours’ right to privacy. With the kids heading back to school soon, now is the time to de-clutter and get your home organized. WHAT’S IN YOUR FREEZER?
An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetable in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING

body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from drycleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxed as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry and well-ventilated area. MAXIMIZE BATHROOM STORAGE SPACE
Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or twice a month in the back of the cupboard or in labelled boxes.
For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. HOW DO YOU FILE YOUR PAPERWORK?
Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to fine the systems that work best for you.
