You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. Next time you are trying to find a home for something, instead of asking ‘where should I put it’, ask ‘where would I use it’.

Residents in the Exchange District range from semi-retired lovers of culture to 30-something film buffs, but the main demographic for this area is quite distinct: Singles in their late-30s with a slightly above-average income. Since any locale in this area is within walking distance of the downtown business district, most can work close to home.

Is it intended as a functional or decorative piece, or both? When in use, will you be standing, or seated on chairs, stools, a sofa, or kneeling on the floor? Your uses of the table within the context of the space will define the ideal material. For example, if it’s a table intended for eating everyday meals, doing homework and crafts, a material that’s durable and easy to clean will extend the table’s lifespan. Think solid oak or maple, or a quartz tabletop. In
smaller spaces, clear tables such as glass or Lucite are a godsend, allowing light and views to pass through unimpeded, lightening the visual “weight” of the table. By the same principle, I like to add in our designs reflective materials like polished chrome, and slim leggy silhouettes to also achieve the same airy look.

We tend to define a table by its primary purpose: dining, desk, coffee, console, side, bedside, games — you get the idea. But living spaces have evolved to serve multiple functions and table designs have followed suit. It’s the

The measurements of your table need to make sense from two perspectives: the size and specs of the space, and scaled in relation to your other furnishings. The wrong scale or height can make a living room appear awkward, uninviting and uncomfortable. The goal is to achieve visual balance, while keeping function at the forefront. This brings us back to your intended uses for the table. How Table

deep. In relation to the room, the table should be positioned 36 inches from the wall, to allow movement of dining chairs. When determining your optimal table size, measure the room and sketch the walls, paths of traffic, doorways and windows. Confirm the clearance of doorways, stairwells and around corners, and if you live in a condo, measure the elevator.

By its structure, the table is a pretty simple piece of furniture. It’s all the other factors around it that can complicate your choice. The table shoulders a big load in the home, as a primary focus for function and style. By planning your purchase, you’ll ensure the table you choose meets all your needs and lasts a lifetime.
many people does it need to accommodate at one time, and what’s their positioning? This will define the table’s ideal height, width and depth, as well as its placement in relation to your other furnishings.Let’stake the dining table as an example. As a general rule of thumb, the minimum per place setting is 24 inches wide –shoulder width – and 18 inches
When you visit furniture showrooms, keep in mind that these spaces are usually big and bright, with high ceilings and tons of floor space. Never rely on the “eyeball” method when shopping for furniture. Scale can be deceiving, so make note of your home’s measurements and bring them with you when you shop.

Here why is to

owning.
2. FIXTURE REPAIR. If your shower stops running properly, it’s your landlord’s responsibility to call and pay for a plumber.
1. PROPERTY MAINTENANCE.
3. ACCESS TO AMENITIES.
Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, high-density housing is often situated in the heart of the city, close to entertainment and shopping.
5. LOWER UTILITY COSTS. Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of home ownership. Rental units have more compact floorplans, and in the winter you may even benefit from ambient heat from the apartments around you.
Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying approximately half of what you would if you owned your home.

An ode to nature, a return to decadence and an embrace of what is being termed as “newstalgia” — this is what is coming for fall 2022
Accent PILLOWS thelifestyleloft.com
Focus on fall
Furniture and design trends to watch for
osy palettes, inspiration from past decades, and a bold expression in design that highlights an awakening we have all experienced as we slowly slip out of the pandemic — these are the drivers behind the trends to expect this fall. While we move toward embracing comfort, sustainability continues to be a focus in the supply chain. We will need to be intentional about spaces that will impact how we live while emphasizing our well-being and productivity. As we say goodbye to all-white kitchens, fast furniture, minimalism, and open floorplans, we are excited about the optimism and revival these trends are offering in everything from colours and material to furniture and design. Most importantly, as we move into the subsequent seasons and infuse our homes with personality, there will be a return to lasting style. Consumers are ready to purchase one-of-akind, beautifully well-made items for timeless design that will look great no matter what the decade.
Luna SIDEBOARD.
From warm ochres, muted terracotta and sage to earthy browns and fanciful caramel, these tones will live in harmony and add warmth and richness, bringing the fall indoors to provide a reinvigorating, comfortable and exciting vibe for when we settle into the winter season.

MODERN TAKE ON CLASSICSVINTAGE
thelifestyleloft.comTwindrink
Inspiration taken from the decadent art deco movement, a refined 1960 to 1980’s retro vibe and a modern play on the grand millennial chic of the 1990s has resulted in layering these decades and artfully recreating and honing these eras to usher them into 2022.
This season’s furniture, decor, and design trends are all about embracing luxe. Think ultravelvets, coloured marble, honed-in sculptural pieces and the everevolving rattan and statementmaking light fixtures. We anticipate designers curating bespoke pieces and consumers paying tribute to their one-of-a-kind taste to honour the maximalist design style. Expect to see a refreshing spotlight on warm earthy neutrals in stone and clay materials, and minimally textured plasters that will reflect the craftsmanship and artistry we love.
MATERIAL MANIA
accentRomolaCHAIR
With the return of the roll arm sofa, skirted furniture and plush channel tufting, the textures feel calm, mindful and warm. The prints evoke a feeling of nostalgia while celebrating the now, all the while honouring and satisfying our craving for serenity and wellbeing, elevating our need for newness and excitement.
THEEMBRACEEXCESS
While we loved the minimalist japandi style with the peaceful calm vibes of the Scandinavian influence, maximalism is ushering its way into our design schemes and we are loving it all. It gives us a chance to indulge in personality, glamour and create breathtaking moments with oneof-a-kind pieces in the home. Luxe wallpapers, detailed tile installations, sculptural detail and an array of playful shapes and architectural touches means this trend is about going big and bold. thelifestyleloft.com

A MONTH BEFORE THE MOVE …
• Either start packing or make sure your mover begins. Label boxes as you pack with the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box.
• Send change-of-address cards.
• Double and triple check all rooms, closets, garage, basement, attic etc., to ensure that you have all of your things and the areas are left clean.

In the market for a new place? Chances are, you’re hoping to go up a couple sizes, and you’re already busy daydreaming about extra rooms, and wide, open spaces. But living smaller isn’t just for retirees. It can be a smart and economical decision, giving you the chance to save money, live closer to the things (or people) that matter, and be environmentally friendly.

Living in a larger unit often means using up more of the earth’s limited resources. More space requires more furniture, more electricity, more light...basically more of everything. You’ll also need to put in more of your already limited time and energy in keeping it clean. Try to think critically about how

much space you actually need to live comfortably. Set a range and challenge yourself to pick close to the lower end. A studio apartment might be perfect for a young couple. For larger families, remember that young siblings can bunk together. The act of sharing a room encourages relationship building.

BY LIVING SMALLER
Choosing less square footage can help your bottom line, and the benefits don’t stop at just a lower monthly rent. A conveniently located smaller unit could mean your twice weekly fill-ups are a thing of the past. Walking and biking to get around instead keeps you active - maybe you’ll be able to cancel that pricey gym membership. You might even learn to give up your shopaholic tendencies if you know you have no space at home to put your haul.

IT’S A LIFESTYLE
Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures!
People in careers that are planning to transition in the next three to five years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when they need to, and practically speaking, their time and energy are focused on their careers.
ADVICE | APARTMENTALITY
Families with small children or caring for elderly family members may simply not have the time that home-owning requires. They are choosing the priority of family, and that is certainly a full-time job in and of itself. Giving a rent check and then forgetting about it for 30 days is infinitely easier to manage than the responsibility of home-owning. One of the added benefits of being a lifetime renter in provinces with rent control – your cost of living doesn’t rise at the same rate as inflation. If you keep the same apartment, your rent can only go up by small increments, after 10, 15, 20 years, you’ll find your rent will be greatly under the market rent values in a high-demand area. If you match any of these scenarios, you will likely enjoy being a lifetime renter.
Entrepreneurs running a business. They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business, therefore owning a home is not a priority.

LIFETIME RENTER -
KUSYSZYNKATHRYN
54 Renters Guide | Sept. 9–23, 2022
To buy or to rent? You may not think it’s anybody’s plan, but being a lifetime renter is actually a great choice. It’s one that’s already a common experience in cities like New York, Miami, Boston and LA, where owning property is beyond most people’s income level and location is more important that homeownership. It’s also catching on with a generation that doesn’t want to be tied down with financial responsibility instead of the financial freedom to move and pursue different opportunities.
It’s hard to fathom for some people. The media is constantly making ownership the most desirable goal, but the reality is, home ownership isn’t for everyone. Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity. And if you’re young, you need a place to live and to house your children. When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on. In some cases, being a lifetime renter is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why.

Tips to make your home office productive

on your workday and get some well-earned R&R. For this reason, I always encourage my clients to carve out a dedicated office area in their home. If you have a whole room to spare with a door and a few other key essentials that I’ll get into, all the better. But remember, even where space is limited, you can still have a home office within a larger area of the home that brings function, while meeting your esthetic expectations.Whenitcomes to your home office, location is everything. Try to choose a space that’s separated from foot traffic. Find a quiet area away from the hustle and bustle, such as a spare bedroom, a spot in the basement, or a corner where you can tuck-in and plug-in for your workday.
Consider using multifunctional furniture whenever possible. By not cramming the room with unnecessary furniture, you’ll not only save on floor space (less can be more, people!) but your budget, too.

Once you’ve figured out the “where” of your home office, determine what you’ll need in order to get the job done. Every office needs a desk and chair, storage, lighting and ideally, a door to close come 5 p.m. However, depending on your role, you may also need to accommodate additional equipment such as multiple computer monitors, a drafting table, and if you host meetings, a sitting area for colleagues or clients.

to accommodate your desk and a few key pieces of office furniture. This anchors the parameters delineated for office use. Then, create some separation and storage by adding a view-through bookcase between the workspace and living area. This will allow light to flow through, while adding some privacy.
F or many of us, the remote work trend is here to stay. Perhaps it has taken over your dining room table, the kitchen island or a spot in your bedroom, and the chaos of your ad-hoc work area is impacting your life. Research shows that clutter negatively weighs on anxiety levels, stress, appetite and sleep, not to mention the uninspiring esthetic. But you don’t have to surrender to the madness. Here’ssome designer advice to help lift that weight, so you can work and live in harmony. While you can’t deny the flexibility and convenience of working from home, I’m a huge believer in the separation of professional and personal space. This provides privacy while working, and also the opportunity to shut the door
If you’re setting up in a larger, open-concept living area, you can define your office space by adding a rug that’s large enough

The desk and chair
The biggest consideration for the desk is its size and height. On the other hand, the desk chair is often underestimated. If you sit for long periods, it would be wise to take the chair for a “test drive” if possible. Even with online reviews, it can be difficult to gauge comfort from a photo and written description. Take a seat and consider support and adjustability, and even how you move as you work (think swivel seat or a chair on wheels.)

This is arguably the most important element in the room. Poor lighting is the culprit behind headaches and strained eyes. Incorporate a layered lighting plan into your design, which includes ambient lighting, task lighting and if you choose, accent lighting. And if you have any natural light via a window, maximize that, too. If you’re in a basement or a dark corner, just ensure you have sufficient ambient lighting, which is the general overhead illumination in a space. Task lighting, often in the form of a desk lamp or a floor lamp, would light your work area. Finally, accent lighting isn’t an essential per se, but it is a nice
plan to store the rest. Storage solutions may include shelves, bookcases, filing cabinets and the like. If your office is in a living area, be sure to factor style into your criteria. To save space, you can transition to digital files that can be saved on your computer or cloud. Just do your due diligence when it comes to back-up and security!
