Your first home will probably be the largest investment you ever make. The most important advice that I can give is this: research everything ahead of time — consider factors such as the builder, home condition, location, amenities, property tax, lawyers, your financial ability, zoning, bylaws, neighbours etc. — and do not be pressured by anyone. Review your available cash for deposit, your annual income to pay a mortgage, and your monthly expenses. Speak to parents and determine if they will help you out with a deposit money. Once you have done that, go to your bank and find out how much money you are entitled to borrow, how much of a deposit you’ll need, and what your monthly costs will be. This will allow you to focus on homes you can actually afford. Get a pre-approval in writing so you have documentation to rely on. Today, this step is particularly critical — do not get caught up in the rush of buying a house beyond your budget! nExt, Do you WAnt A ConDo or A FrEEholD?

sometimes others determine how the amenities such as a gym, party room etc., if not your unit itself, can be used. Freehold ownership provides the freedom to do what you want but maintenance and upkeep all fall on your shoulders. You also need to decide whether you want a new or resale home. If new, the offers are longer and filled with clauses that could cost you money or result in long delays. Be sure to see an experienced real estate lawyer familiar with these kinds of agreements before it is final and no longer conditional. Research the builder and go to other sites it has built and ask people about quality and after-sales service. If resale, the offer is usually prepared by an agent on a standard form but again, there are things you want to get a lawyer to review. Ask for a Sellers Property Information Statement. You may not get it, but it is a bargaining chip in any event. Worried about dimensions? Get a list of all the things included and make sure everything is in working order and
it says that they are in the offer! Remember, not listed, not yours! If it’s a resale condo, you’ll need a Status Certificate. Make sure the offer is conditional on your lawyer reviewing it. We can build our Way to shorter commutes

If you live in certain parts of our region, chances are, you spend a lot of time in your car. It would be nice to be able to walk or jump on a train to get to work or run errands, but it’s not practical because amenities are far away and transit is infrequent or nonexistent. This is the reality in suburbs like Scarborough and Etobicoke, as well as municipalities like Vaughan, Mississauga and Markham. In fact, only 18 per cent of the population added to the Greater Toronto and Hamilton Area between 2001 and 2011 was located within walking distance of frequent transit, as pointed out in a 2016 report entitled Suburbs on Track, by Ryerson University’s City Building Institute and the Ontario Home Builders’ Association. The result is increasing traffic congestion and ever-lengthening commutes. It doesn’t have to be that way. We can enable more people to live and work in complete communities near transit stations and along transit lines, but we need action from all levels of government to encourage transitoriented development. Our industry is heartened that the new Ontario government has shown interest in creating solutions that will put more people closer to transit. Recently, 12 NextHome+CondoGuide | January 5–19, 2019
it announced it plans to partner with the private sector to build mixed-use communities near transit stations. This new approach to partnership will start with the building of a new Mimico GO Station. The developer will pay the construction costs for the main station building, new parking and a greenway, in exchange for the right to develop above the station. Other GO train stations and transit hubs in our region would also benefit from this type of development. Too many are surrounded by large parking lots or multi-storey parkades and not much else. Building housing, offices and retail buildings nearby would allow us to make better use of the surrounding land and take full advantage of the multi-billion dollar investments we have made in transit. At the municipal level, we have a lot of work left to do to remove barriers to transit-oriented development. One major obstacle is municipal zoning. Though the Growth Plan, the province’s growth management policy for our region, calls for high concentrations of people and jobs around major transit stations, many of these areas are in municipalities with outdated zoning by-laws that permit only low-density housing such as houses and townhouses. We need to encourage and support municipalities in doing the work of updating the by-laws and planning for density around transit lines. North York City Centre is highlighted in the Suburbs on Track report as an example of what
can be achieved when a local government deliberately plans for transit-oriented development—a vibrant, walkable mix of residential and commercial towers, public spaces and ground-level retail, centred around a station on a major subway line. Imagine living in such a complete community, a place where you can live, work and play without having to spend hours in your car every week? If we plan for it, we can make it a reality.

ExpEct GTA RenTAl RATes To Rise by 11% in toronto in 2019

In early December of last year, MCAP Construction Finance hosted their economic breakfast seminar with Urbanation’s Shaun Hildebrand as the keynote speaker. Hildebrand noted that rental demand in the Greater Toronto Area (GTA) is at the highest level in 30 years, but the percentage of the condominiums rented out by private landlords declined in 2018 according to data from CMHC. Condo investors that rent out their suites have been the primary source of new rental supply in the GTA over the past two decades, but it hasn’t been enough to satisfy the seemingly insatiable demand. That demand is coming from substantial population growth. In Hildebrand’s presentation, he notes that there were 122,000 more people living in the GTA in 2017 in comparison to 2016, and GTA-area builders are undersupplying the market by 10,000 units per year. He went on to mention that carrying costs for condos suggest rents will continue to increase as the affordability of condos gets worse. The findings and conclusions in the November National Rent Report by Rentals.ca, coauthored by Bullpen Research & Consulting align with Hildebrand’s assessment. Rentals.ca has forecast rental growth of 11 per cent in Toronto in 2019. Matt Danison, the CEO of Rentals.ca, points to several factors behind their forecast. “The new mortgage stress test, higher interest rates, and higher home prices have dramatically increased the number of people looking for rental accommodation this year,” he said. “Many young couples and families have decided to postpone purchasing a home, which has driven two-bedroom rental rates to nearly $2,600 a month in Toronto. Rents in downtown Toronto have been pulled up by recently completed high-design condo apartments for lease, which can go for significantly more than the older stock of rental apartments.” Expanded rent control in April 2017 is partially responsible for the low rental turnover rate in the Toronto area (which Hildebrand estimated is the lowest in North America), which has in turn lowered rental supply and pushed rents up 10 per cent to 15 per cent annually in several pockets of Toronto in 2018. Several GTA municipalities are among the most .expensive rental markets in Canada, with Oakville and Vaughan the highest among the suburban markets, and the former municipalities of Etobicoke, North York and East York tops among the “416” area cities (with rental rates rivalling Vancouver). With trepidation among potential resale homebuyers following the bubble-like
conditions in the GTA housing market last year and the subsequent price correction in late 2017, many residents are choosing to lease instead of buy. Almost 90 per cent of existing GTA tenants chose not to move in 2018, as they want to avoid paying the higher market-rate for an available unit, which has further reduced rental listings in this high-demand environment. “Current and future credit tightening has deterred many would be first-time buyers from entering the ownership market,” according to Danison. “That demand overflow is being felt in the rental market, where very few Canadian markets are adding offsetting new rental supply. That imbalance is a major factor in our 2018 rental growth forecasts,” he said. If you’re looking to rent a home or find a tenant in 2019, you might find the rental rate to be a lot higher than you planned for. Good luck.

housing starts trended to its highest level of the year in november
The trend in housing starts was 210,038 units in November 2018, compared to 206,460 units in October 2018, according to a news release from Canada Mortgage and Housing Corporation (CMHC). The number of housing starts is an economic indicator that reflects the number of privately owned new singlefamily houses, townhomes or condominiums which started construction during a select time period. “The national trend in housing starts increased in November, following four consecutive months of decline,” said Bob Dugan, CMHC’s chief economist. “While single-detached starts continued to trend lower in November, this was more than offset by a gain in the trend of multi-unit starts following several months of weakness.” toRonto

When you purchase a new property, you also “buy” the company that will build it. Your satisfaction will depend on the team’s experience, their skills and their commitment to customer service. An important part of the home-buying process lies in determining that you are dealing with a builder who has these qualifications and is able to meet your needs and expectations – for the quality of the home and for the buying experience. The builders in this issue, including those in our cover story who participated in our 2019 calendar, represent the top in the business — gorgeous homes, quality construction, and top-notch after-sales service is top of mind.
WHat yOu WaNt tO kNOW There are thousands of builders in Canada, ranging from small boutique companies to large builderdevelopers constructing thousands of homes annually. Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specific market segments or neighbourhoods, while others may specialize in particular types of homes or have certain distinctive expertise, such as energy efficiency. Every company does business in its own unique way. As you tour prospective condos and new-home communities, also think about the company behind them. Before choosing which one to buy from, take a close look at each builder you are considering and ask these questions: • Who are they? • Do they build a quality condominium? • What are they like to buy from? • What is their after-sales service like? • » What’s their reputation?

Check local magazines (like this one!) and websites such as nexthome.ca to find out which companies are building in your area, the types of homes they offer and the prices you can expect to pay. 2. Ask friends, family and co-workers for names of reputable builders they have dealt with. 3. Call or check the website of the Building Industry and Land Development Association and the Canadian Home Builders’ Association for the names of builders in your area. 4. Contact Tarion for a list of registered builders. 5. Visit the websites of builders in your community. 6. Call builders to find out where they are building, or where you can see some of their existing freehold and condominium developments. 7. Check Google. 8. Go to home shows to meet builders and explore the latest in features and finishes. 9. Visit builders’ sales centres and tour the model suites. As you go through your home search, collect as much information as you can – pamphlets, brochures, builder’s packages, product literature, warranty information and so on. Read through it all and create a file of everything that interests you. 10. Always carry a notebook with you and write down information about the builders and their product, what you liked and what you didn’t. If you don’t, it can be difficult later to remember the details of a particular condo suite or discussion, or to recall which builder said what.

In those days, the market was dominated by seniors and empty-nesters, but today, people from the spectrum of new home buyers are opting to go condo. From busy young professionals to families and older buyers, condo residents enjoy a carefree lifestyle without the worry of exterior upkeep. Today, the grounds around our architecturally brilliant buildings are meticulously landscaped and cared for – luxurious, indeed. And let’s talk amenities! Common areas in modern condos are breathtakingly beautiful and more functional than ever before. Opportunities for socializing with neighbours, working out, entertaining and being entertained are designed to make the most of space. Fitness facilities in the condo mean an end to gym membership fees. And imagine the convenience of hosting large gatherings right in your building. As I always say, amenities are in

essence extensions of your living space. I know many low-rise homeowners who spend a great deal per month on membership fees, lawn care services, window cleaning, snow plowing, security and so on. If you are considering a move from a low-rise home, you may find your maintenance fees to be more reasonable than you anticipated. Today’s suites themselves are innovatively designed to maximize every square foot. Plus, many of the standard suite appointments included in the purchase price nowadays would have been upgrades in the past. When you choose to go condo, you reap the benefits of all of the advancements in the Ontario Building Code (OBC) over the years as well. Materials and construction techniques are outstanding, providing a level of luxury behind the walls and in the appointments that is unheard of in major cities around the world. We are fortunate to live in Ontario, where the OBC is continually evolving to keep up with technology and buyer needs and wants. All buyers today are more demanding than they used to be, and developers have risen to the challenge by creating standard features that rival the upgrades of yesteryear. From gorgeous countertops to rich flooring and energy-saving fixtures, even the standard packages are appealing. The besT newupgrades may be the ones you can’T see

New home buyers choose upgrades for a variety of reasons. If they’re planning to live in the house for many years to come, they may be focused on creating the perfect homey environment, with heated bathroom floors, butcher block countertops and higher-end appliances. Home buyers thinking about reselling the house in a few years tend to be more focused on elements that bring a better return with buyers, such as oversized bathrooms or upgraded kitchen cabinetry. In both cases, though, what will have the most impact is what you can’t see: the structural elements that keep a house warm, dry and strong. If you’d like to ensure those elements are as strong and effective as possible, consider talking to your builder about what ‘invisible’ upgrades might be available while your new home is being built. When I asked some Ontario builders what they’d look for if someone else was building a home for them, the proposed upgrade list had almost nothing in common with a typical homeowner’s list. Builders would look for: • Metal framing on all boxing, rather than wood 28 NextHome+CondoGuide | January 5–19, 2019
• Fibre mesh reinforced basement floor concrete to reduce cracks and curling • Ice and water shield at all eaves, bay window roofs and at all low slope areas • Non-organic lifetime warranty shingles with underlay • Permanent roof anchor for safety when doing maintenance and installing holiday lighting. There was more – lots more – but you get the idea. Builders making choices for themselves are far more focused on maintaining the structural integrity of their home than choosing a particular shade of granite for the kitchen countertop. New homes come with a seven-year warranty that covers major structural defects and is intended to ensure homeowners have that safe, dry, strong home I mentioned earlier. It’s a tribute to the quality control of the vast majority of builders in the province that we deal with relatively few
major structural warranty issues. Generally speaking, builders these days do an excellent job of building strong, sound homes. Even with that great track record, though, there are obviously ways to make homes better. If you’re in a position to be choosing upgrades for a new home, try looking past the fancy shower heads and heated bathroom floors and ask your builder what he or she would choose for themselves. Those invisible upgrades can end up making the biggest impression of all.

What will a move mean to your family, your friends, your community connections? What essential services does the smaller community offer? For Boomers and seniors, there is an added consideration: Even moving a halfhour away can prove challenging as you get older in retirement, as you may no longer be as physically mobile, or able to drive. nH: How much money should you make on the sale of your home to make the move to a smaller community a smart one?
In 2016, at the height of the real estate boom, Jeannie and Doug Rae sold their West Vancouver home, bought an oceanfront home on the Sunshine Coast and banked money for their retirement nest egg. Like many Baby Boomers, leaving behind traffic congestion, the high cost of housing and the stress of living in the city was very appealing. Stuart Gray, director, RBC Financial Planning Centre of Expertise, says there are many things Canadians need to think of before moving to a small community. planner can walk you through some budget scenarios and help ensure you have a financial plan in place, so you know your options and can make an informed decision. You may have an RRSP and/or a pension – but those are investment/savings

Until you make a plan – starting first and foremost with the lifestyle you would like to lead in retirement – you won’t know what finances you’ll need in retirement. This will have a big impact on your options when you retire, including where you’ll live. With the significant increase in real estate values in many Canadian urban centres, the money that goes into your pocket after the sale of your home can be used to purchase a more moderately priced retirement home or condominium and you can use the remaining cash to generate as income to supplement your existing retirement resources. Also, many retirees are looking to rent rather than buy. Your financial planner can help you consider the benefits and considerations that impact your personal situation. nH: What are some of the expenses associated with making this kind of move that people don’t consider?
sG: Selling your home may give you easy access to funds from the equity in your home, but moving comes with costs which can sometimes take up a huge chunk of money. “We’re thrilled with the installations chosen by this year’s jury. Ice Breakers is one our premier events in the wintertime and a reminder that the waterfront is one of Toronto’s best attractions all year long,” says Tim Kocur, Executive Director, The Waterfront BIA. All five Ice Breakers installations will be on display along the Waterfront beginning January 19. The exhibition will run over five weeks, overlapping with the debut of the fifth anniversary of the Winter Stations competition in the Beach on Family Day. Twenty-five wood buoys are anchored in a basin, each with an arm extending upward and holding a placard of bright chroma key green. Individually, the buoys could be mistaken for a new kind of marine marker, but as a group they resemble an organized group of protestors occupying a public space. emerge reminiscent of various traditional architectural styles from around world. A short trip bridging the gap between the digital, tangible and audible ecumenically shared experiences of when,what and where is that which we call home. Made from yellow-painted wood and metal connections, these gates can be seen from afar and beckon you to interact with them. Bells are mounted on the different gates of the installation and can be activated by the people passing through or by wind or snow falling on them. The Connector is a playful, interactive communication device based on the beginnings of telecommunications where cables were still laid above ground. The Connector lacks an operator, so communication becomes a game; the conversation can be searched but who responds or receives the verbal signals is not immediately apparent.
Stellar Spectra is a place of light, the signal from the stars split into two sculptural columns of starlight rooms: warm and cool lighthouses by the water. As the sun, earth’s closest star, shines from above, it refracts through the filters. Together the shafts create a spectrum of light. The cascade of colours spreads throughout the spaces and onto the stargazers. With constantly developing technological advances, social media is beginning to change the way architecture is experienced. Rather than being an appreciation of spatial conditions, architecture is being seen as a very ocularcentric art to be viewed on screens and experienced through various media outlets. This design brings the idea of the ocularcentric experience of architecture to light through the faceted reflective interior condition. The kaleidoscopic effect of the interior is reminiscent of an image driven society

I love when the new trends for the upcoming year are revealed. It’s the perfect time to update your decor and freshen up your home. This year it is all about classic style with a Scandinavian twist. Here are my top trend picks for 2019.

I am seeing a major trend toward using electric heat. With the prices in gas on the rise and more restrictions in homes and condos with accessing gas, people are still looking for a way to get that cosy feeling of a fire. KYLEMORE EMBRACES HOLIDAY SPIRIT Luxury home builder and land developer, Kylemore Communities/Angus Glen Development embraced the spirit of giving this season with a donation to benefit Markham Stouffville Hospital Foundation and by hosting an annual holiday celebration for consultants, suppliers and staff. An important part of the company’s annual holiday celebration is a toy drive and the total donations made an impressive display, once again. The donated toys and games were divided between local organization Hampers of Hope, as well as SickKids Hospital, Toronto. The celebration was hosted by Cailey Stollery, CEO, Lindsay Stollery Jephcott CIO of Angus Glen and Kylemore Group of Companies, and Kylemore’s Vice President Frank Spaziani. “We truly appreciate the loyalty, support and contribution of our tradespeople, suppliers and consultants that together make a Kylemore home among the best and most desirable in the GTA,” said Spaziani. “We have some exciting major new communities coming in 2019 and 2020 and with the continued dedication of our staff and suppliers we’ll bring these to fruition.” Kylemore’s donation to the Bear Necessities program will benefit Markham Stouffville Hospital Foundation. The program helps the hospital to purchase life-saving equipment that government funding doesn’t cover. “We have a decades-long commitment to Markham where many of our team live, work and
