in 168 sq. ft. of space, designer Jo Alcorn recreates a small but airy living room for herself.

DO yOu hAve A SPAce that you tolerate but don’t love? For me, it was my living room. There wasn’t anything wrong with it; I just wasn’t in love with it. The dark mantel and floors didn’t suit my style or needs anymore; it was time to brighten it up. The remedy? A makeover, of course! The floors really drove the direction of this room. I was shopping for new hardwood with Neue Floors (neuefloors.com) and found light bleached-out2  NextHome.ca

looking engineered hardwood flooring. I loved the idea of going with engineered hardwood – it’s durable, the colour is amazing, and it’s easy to clean. On these new floors, I can wear my high heels, and my dogs can run and play without worrying about scratching and dinging these floors – they don’t show wear and tear. I carried the flooring up the wall on the fireplace and installed a Dimplex electric fireplace (dimplex. ca). Because this unit is electric, it offers the best options – I can have the heat on, off, or set to any temperature I want. The best part? I don’t need to have a mantel between the fireplace and the TV, so I was able to create this stunning focal point where the hardwood is carried up the wall. I ordered an affordable TV mount that swivels from Wayfair Canada (wayfair.ca), so I can watch TV even from my kitchen – now that’s a bonus! continued on page 4

continued from page 2 I love to entertain, so I kept my beautiful velvet sectional from my Jo Alcorn Home collection (alcornhome.com). This sofa is textured, lighter in tone and offers lots of seating for guests. It’s the perfect piece to play up the Scandinavian look in this room. I love pillows! The ones I used are from my line as well. They are not only stylish but fully washable. As in, pop the entire pillow into the washer. They’re perfect, so my pups can curl right up and enjoy this room as much as I do. Finally, the privacy aspect; because I’m a bit off the street level, I didn’t want to cover up my windows to get privacy, yet it was essential to keep as much natural light flowing in as possible. I turned to Budget Blinds (budgetblinds.com) and chose its Top Down / Bottom Up Cellular Shade that is cordless (yay, no messy strings). This allows me all the privacy I want without sacrificing any style or light. It’s the perfect option for this room. This room is beautiful, modern, inviting and super comfortable. It’s the perfect place to relax and to entertain. I always love it when I’ve completed a design job for a client, and you see their happiness. That’s the happiness I feel right now!

3 Canadian cities make top 10 most livable iN the world By marisa Baratta

Canadians often say they live in one of the best countries in the world. And, according to a recent survey, we’re not the only ones who think so. In the Global Livability Index 2018, an annual report by The Economist Intelligence Unit (The EIU), three Canadian cities – Calgary, Vancouver and Toronto – ranked among the top 10 most livable cities in the world. Calgary earned fourth place, followed by Vancouver in sixth and Toronto (tied with Tokyo) in seventh. The rest of the top 10 is made up of three Australian cities, two European ones and two from Japan (including Tokyo). MOST LiVABLe CiTieS 2018:

After hitting a record high in 2011, the rate of homeownership declined for the first time in 45 years according to statistics pulled from 2016 data compiled by the real estate site Point2 Home. Using a methodology of homeownership trends at the national, provincial, and local level and census data from Statistics Canada, the study focused on 100 of the most populous places in Canada. Interestingly, the town of Caledon, Ont. ranked on top, with a homeownership rate of 90.8 per cent, while Montreal recorded the lowest rate at just 37 per cent. Overall, we continue to be a nation of homeowners—only 32 per cent of us rent. In fact, the rate of homeownership has risen steadily for four straight decades, going from 60.3 per cent in 1971 to 68.4 per cent in 2006 and reaching a high of 69 per cent in 2011. The stats analyzed from the 2016 census marked the first decrease in homeownership in almost half a century, dropping 1.2 per cent and taking the country’s homeownership rate down to 67.8 per cent. It’s an interesting time for those in market to buy a new home or condominium, and for the industry as a whole, as the range of incredibly creative housing styles and product types continues to be expand in order to stay competitive and incite buyers. Don’t underestimate impact of government charges on new home prices

Every month, BILD releases new home market data from Altus Group that reports on the number of new single-family homes and condos sold in the GTA during the previous month, the average prices and how many units remained available for sale at the end of the month. It is often the prices that catch people’s attention. This isn’t surprising, as price is an important consideration for many new home buyers and affordability in our region has been declining. New home buyers and others watching the market often want to know “why are the prices of new homes what they are?” The prices of new homes are affected by a variety of factors, including supply and demand, rising land values and construction costs. Another factor that has a significant impact on the price of every new home in the GTA is the fees, taxes and charges levied by all levels of government. An informal survey BILD conducted in March revealed that many people are not aware of these added costs or underestimate them. Yet the costs are significant. According to a report prepared for BILD by Altus Group, in Toronto, government charges account for about 22 per cent of the cost of a new singledetached home; in Ajax, almost a quarter; and in Brampton, about 29 per cent. 16  NextHome.ca

The most significant component of government charges on new homes tends to be development charges, which are levied on new development by municipalities and typically passed on to new home buyers. Development charges are intended to pay for infrastructure and services like roads, transit, water and sewers, community centres and fire and police facilities. Development charges can range from $36,000 for a single-detached home in Bradford West Gwillimbury to $86,000 for a single-detached home in Brampton, according to the Altus report. Asking new homeowners to pay their fair share for infrastructure and services makes sense. The problem is that development charges are rising so fast that new homeowners are shouldering a disproportionate burden when it comes to paying for services we all use. Since 2004, development charges have increased between 236 and 878 per cent across the GTA, which is 10 to 40 times faster than inflation. Existing homeowners only faced an average property

tax increase of double the rate of inflation. Politically, development charges may be used to avoid the unpopular move of raising property taxes, but the reality is, they further hurt the affordability of new homes in the GTA. That’s why, as the municipal elections approach, we are encouraging GTA residents to have conversations with their local candidates about housing affordability and supply and ask them how they will ensure that government fees, taxes and charges on new homes are fair and equitable. These are then weighted to produce an overall rating, where 100 means livability in a city is ideal and one means it is intolerable.” Each city’s rating depends upon more than 30 qualitative and quantitative factors across those five categories. Robert Wood, principal economist at The EIU, says all three Canadian cities did well in terms of the 30 factors measured across the five categories. “The only indicator where all three trip up is livability of the weather, which many can relate to. This is because we are comparing cities across the globe and I’m thinking of places in the Mediterranean!” he shares. “This year Calgary just pulls ahead of Vancouver and Toronto partly because it scores better in terms of affordability of quality housing, partly explained by the house price boom in Vancouver and Toronto.” 20  NextHome.ca

Last year, Vancouver ranked third, Toronto fourth and Calgary tied with Adelaide, Australia, for fifth. “The Economist Intelligence Unit’s Global Livability survey quantifies the challenges a city presents [in] daily life, allowing direct comparison between locations,” Slavcheva explains. The rankings are based on how cities compare to one another, so a drop in ranking does not necessarily mean that a city’s livability score has changed. In fact, livability in all cities surveyed increased by 0.9 per cent in the past year, with improvements seen in all five categories – in particular stability, which increased by 2.5 per cent. Some things that many of the top-ranking cities have in common: Many of these are mid-sized cities in wealthier countries and with a comparably low population density, allowing these communities to offer recreational opportunities without compromising the quality of their infrastructure or introducing a

higher crime rate. Referring to the 2017 World Bank statistics, the Global Livability Index 2018 overview points out that the population densities in Canada and Australia, for example, vary between 3.2 and four people per square kilometre, compared to 35.6 in the U.S. or a global land average of 58. “Large, vibrant metropolises such as London and New York of course offer a rich breadth of entertainment options and cultural amenities. However, they continue to struggle with overstretched infrastructure, congestion and higher crime rates,” Slavcheva points out. “The aim of the Global Livability ranking is to allow for cities to compare what they are doing well and which areas need improvement. No city scores perfectly, although there is a lot that can be learned from those that are topping the different categories in the index. The important thing for cities is to keep track of progress and measure the impact of each policy, each new infrastructure project and each intervention on citizens’ well-being.”

HomeownersHip rates drop nation-wide for the first time in almost 50 years Canada is predominantly a nation of homeowners. The majority of Canadians own their dwelling with 32 per cent of the total population renting, according to Statistics Canada. And while the last 40 years have seen a steady increase in homeownership (from 60.3 per cent in 1971 to 68.4 per cent in 2006, culminating at a high of 69 per cent in 2011), the 2016 Statistics Canada Census marked the first decrease in almost half a century, with a 1.2 per cent to 67.8 per cent per cent. So why the recent change in the evolution of Canada’s homeownership trend? The burst of China’s speculative bubble had large effects on Canada’s resourcebased, export-driven economy. The collapse of oil prices and the country’s heavy reliance on exports to its Asian partner pushed Canada into a recession. The ensuing economic deceleration affected wages, lowering people’s purchasing power. Home prices, however, kept going up, leading to the 2016 numbers. The drop in homeownership rates also means that the share of renters went up nationwide: 4.6 million Canadians were renting their home at the time of the last census, taking the proportion of households that rent from 31 per cent in 2011 to 32.2 per cent in 2016. None of Canada’s 100 most populous cities switched from owner-majority to renter-majority between 2011 and 2016, according to Statistics Canada. An emphasis on more affordable condo construction is one of the main factors contributing to the increase in the share of homeowners in many of these cities. Also, the proportion of households with

monthly housing costs considered affordable decreased slightly, falling from 24.4 per cent in 2006 to 24.1 per cent in 2016. No fewer than 15 of the 20 cities with the highest share of homeowners are in Ontario, meaning the province leads the way when it comes to the highest homeownership rates in individual cities. Alberta and British Columbia have two cities each in the top 20. Toronto and Vancouver are also high on the list of cities with the lowest share of homeowners. However, their presence in this ranking is mostly due to economic factors. Given they are two of the country’s most important financial hubs, people mostly come here for the substantial business and job opportunities and opt for the flexibility renting affords them. Moreover, the prohibitive home prices in these cities also represent a major impediment to would-be homeowners. No fewer than 37 of Canada’s 100 biggest cities have seen their homeownership rates go down compared to 2001, and demand for rental housing is starting to outpace homeownership for the first time in decades, as reported by the Canadian Rental Housing Index. Only time will tell if this was just a bump in the road to the increasing trend in homeownership that started in the early 1970’s or is the beginning of a decline initiated by the economic events after 2011. Despite these changes however, homeowners are still the majority in Canada, according to Statistics Canada 2016 numbers, with only three cities being renter-dominated: Montréal, QC, Victoria, BC, and Vancouver, BC.

ghost neighbourhoods, Vacant condos & HigH-rise oversupply in toronto?

In early 2015, the elevated level of completed and unabsorbed condominium apartment supply in the Toronto Census Metropolitan Area (CMA) created quite a stir. Unabsorbed supply is the number of unsold developer-owned units in buildings where construction has finished. Headlines in major media outlets in Canada and the United States discussed Toronto’s “high-rise glut” as standing condo inventory reached the highest level since 1992. The journalists that wrote these articles speculated as to the result of this glut of new units, predicting it would lead to “ghost cities,” buildings would experience massively high vacancies, condominium reserve accounts would go unfunded, big investors would sell off their holdings, and a correction in prices would surely result. A situation much worse than the previous market crash! People love to compare the current new housing market to the troubles of the early 1990s, but conveniently leave out key details. In May of 1992 there were 2,374 completed and unabsorbed apartment units in the Toronto CMA, coming off a 12-month period that witnessed the completion of 10,786 units. In Q4-1991, just 60 per cent of the ownership apartment units that 30  NextHome.ca

came to completion were sold per CMHC, while 68 per cent of the units were sold in Q1-1992. As of March 2015, there were 1,871 completed and unabsorbed condominium apartments in the Toronto CMA, coming off a 12-month stretch where 28,952 units were completed. In Q42014, 98 per cent of the units that came to completion were sold, with 93 per cent of the Q1-2015 new supply being sold. A pretty substantial difference from the early 90s. Fast forward to end of July 2018 and there were just 105 units of completed and unsold developer inventory in the Toronto CMA, the lowest level in over 25 years! In Q2-2018, 99.3 per cent of all new condo units completed were sold, just slightly below the 99.9 per cent in Q1-2018. Projects that were selling for $600 per-squarefoot (psf) in early 2015 are now selling for over $1,000 psf. The doomsayers that continue to repeat the same tired lines like a kid’s toy with a pull string on their back, have been proven wrong again. The opinion I really care about is that of the construction financiers, if they don’t feel completely comfortable, they’re not going to put out $25 to $200 million dollars per development to fund the build-out of these massive high-rise towers. In my discussions with several lenders recently, the majority remain bullish on the Toronto’s condo market, but continue to be cautious as always.

Be very careful when reading the headlines of any article on Toronto’s housing market, and don’t immediately jump to a conclusion. A much bigger dive into the data shows that demand has increased for resale condos due to the stricter mortgage rules (the interest rate hikes have also kept buyers from moving up to singlefamily properties), which is great for any new condo buyer looking to sell their unit in the future. For investors, rental rates continue to increase, and with population growth close to the highest level in 40 years in Ontario, demand for rental accommodations is expected to be robust over the next couple of years. My advice is to hire a good realtor, meet with an experienced mortgage broker, do plenty of your own research, and make your own smart decision regarding the new condominium market. Good luck.

MAKE INTERESTING PLACES IN A CONDO!

As the availability of developable land in the Greater Toronto Area has decreased, the price per acre has soared, developers have gravitated to building “up” instead of “out,” condominiums have surged in popularity, and suites have gotten smaller on average to offer affordability. We are even seeing a resurgence in studio condos in downtown Toronto because of price. Understanding the wisdom of owning real estate rather than renting, first-time buyers are finding ways to make a few hundred square feet of space work for their lifestyles. For one thing, today’s Millennials prefer to live with far less “stuff” than their parents and grandparents. They do just about everything online including receiving and paying bills. No cumbersome paper files for these savvy young people…most of them want as little clutter as possible. That’s a great thing in a condominium suite, as keeping surfaces free of items adds an air of spaciousness. Keep in mind, too, that compact suites are also selling to emptynesters who are right-sizing their lifestyles. Yes, they have to pare down their possessions to move into smaller square footages, but for most of them, this is a liberating experience. They yearn for a less complicated lifestyle, and 34  NextHome.ca

a condominium offers the perfect realization of that dream. On the side of all condo purchasers is the fact that developers are making suites— even the ones with the smallest square footages—very livable by design. Not a square inch of space in these units is wasted. Layouts are open concept, innovative and inviting. Linear kitchens, floor-toceiling window walls, sliding barn doors to separate bedrooms and other highlights are among the design elements that make the most of space. Furniture manufacturers are also coming up with creative items that enable owners to double up on space usage. You will find sections of furniture stores, and even entire shops, dedicated to condoinspired furnishings. How about desks that folds down into Murphy beds? Expandable dining tables? Chairs that have bookshelves built in? Tall wall units with doors? Floating chairs and tables? Beds with storage underneath? Oh, and remember the ottoman? It is not just for footstools anymore. Modern ottomans come in a variety of styles and configurations, and

can serve as extra seating, storage pieces, and even coffee tables. Just as you can customize your new condo suite when you attend your colour selection appointment, you can ask furniture stores and manufacturers about having furnishings specially made to meet your individual condo needs. Many companies offer this service. So, before you assume that a condo square footage is too small, check out what’s available in furnishings and take a good look at the layout.
