IS CO-OWNING A HOME RIGHT FOR YOU? AFFORDABLE OPTION BECOMING POPULAR by MICHELLE HOPKINS
Some Vancouverites priced out of the real estate game are finding unique ways to make home ownership a reality. For Geordie Aitken and his wife Magda Dominik, leadership consultants in their early 40s, the arrival of their son Walker sparked the idea of co-owning a home with long-time friends, Joe MacLeod and Margaret Shipley. In 2014, the two families bought a 2,700-sq.-ft., two-level home in North Vancouver. “I was the doubter at first, but my wife, who was raised in a multi-generational home in Poland, 20

convinced me that it could work,” says Aitken. “Five years later, and I can honestly say it’s been great.” For this arrangement to work, both families treated it like a business deal. “We drafted a partnership agreement that covers all of the possibilities, including right of first refusal should one couple decide they want to sell, to maintenance costs and more,” says Aitken, adding each family lives in a fully separate suite but share the backyard. According to a 2017 RE/MAX survey, a third of Canadians would consider co-buying a home together.

These findings don’t surprise Aneez Devji, a lawyer with Richards Buell Sutton LLP, specializing in real estate. “We’ve seen a number of clients look at unique or alternate arrangements to purchase homes,” says Devji. “We are also seeing a lot of help from parents. There are numerous examples of parents providing down payments and significant monetary ‘gifts’ to their children to assist them in purchasing a home. Sometimes the parents come with the ‘gift’ and all parties live together in the new home.” While combining funds with family or friends for that coveted backyard sounds great, the home can come with unique challenges and legal ramifications. Before signing on the dotted line, there are a host of aspects to consider, including the allocation of day-to-day responsibilities, cost sharing and decisions surrounding major issues such as financing, selling, renovations and more. “These factors should be discussed and carefully considered prior to purchasing a home with families and/or friends,” Devji says. “From a financing perspective, lenders will typically require each owner to be responsible for the entire debt and it may be more difficult to arrange financing when one or more parties have limited or no credit history.” In addition, the ownership structure will vary depending on the long-term plans of the parties as some opt for ownership as “joint tenants” (i.e. right of survivorship) and others opt for ownership as “tenants in common” (i.e. upon death, their share of an asset becomes part of their estate). There are practical and cost-efficient mechanisms set out in these agreements such as a “co-owners’ agreement” to specifically address issues like death, divorce and bankruptcy. “If neither party is willing to buy out the other, you may
end up having one of the parties retain legal counsel to bring an action to force the sale of the property, which may not be the best decision from a financial perspective, let alone the stresses doing so can cause to the relationship,” he says. In the end, both Aitken and Devji encourage anyone contemplating this type of arrangement to carefully weigh all the issues they may or are likely to face and candidly discuss how they plan on addressing those issues prior to purchasing a property. “The parties should establish a mechanism to address how to overcome issues that arise during their ownership of the property,” adds Devji. “The issues may be minor, but if there is no pre-established mechanism for addressing them, they could be the cause of a very expensive break-up.” Aitken agrees. “You must have trust, but aside from that, I would encourage people to hire a coach or moderator to facilitate a dialogue around all of the issues,” says Aitken. nexthome.ca

NON-RESIDENT CONDO OWNERSHIP HIGHEST IN THREE CANADIAN HOUSING MARKETS New information released March 12 from the Canadian Housing Statistics Program (CHSP) sheds light on the prevalence of nonresident homeownership in three Canadian housing markets: British Columbia, Ontario and Nova Scotia. the highest prevalence of nonresident ownership, particularly in Vancouver and Toronto,” says Aled ab Iorwerth, Deputy Chief Economist, Canada Mortgage and Housing Corporation. “In general, non-resident ownership is more frequent in newer and higher value residential properties. The CHSP data allows us to better understand the role of non-residents as
a component of demand in Canadian housing markets, a topic that is of public interest in terms of the source of funds and the investment behaviour associated with such properties.” STUDY HIGHLIGHTS Non-resident participation in housing markets
Properties that have at least one
non-resident owner amounted to 6.2 per cent in British Columbia (Vancouver 7.6 per cent), 3.3 per cent in Ontario (Toronto 3.8 per cent) and 6.2 per cent in Nova Scotia (Halifax 4.3 per cent). The proportion of nonresident participation is highest for condominium apartments. Condos with at least one non-resident owner was at 10.4 per cent in British Columbia and 6.1 per cent in Ontario, and higher in Vancouver (11.2 per cent) and Toronto. In Vancouver, properties constructed in 2016-2017 with at least one non-resident owner is 15.3 per cent, compared with 11.2 per cent for those built between 2011-2015 and less than six per cent for properties constructed between 1961-1990. This figure is higher (19.2 per cent) for condominium apartments built in 2016-2017. In comparison, the share of Toronto properties constructed in 2016-2017 with at least one nonresident owner is 6.1 per cent, while the share for residential properties of all periods of construction is 3.8 per cent. In Nova Scotia, the proportion of properties that have at least one non-resident owner is higher in the rest of the province (7.1
per cent) than in the Halifax CMA (4.3 per cent), suggesting that non-resident ownership is more prevalent among vacationoriented properties outside of the province’s major urban centre. Comparison of median assessment value between non-resident and resident owned properties

COUPLE USES EQUITY TO MAKE FARM DREAM A REALITY by MICHELLE HOPKINS In 2012, Rachel and Ross Dempster were living in one side of a duplex they purchased for $490,000 in Horseshoe Bay, West Vancouver. They also owned the other half, which they purchased for $480,000 and rented out. Once the couple started their family, Rachel tired of the traffic and stress of city life and yearned for something simpler. “I grew up on a farm in the UK and really wanted that lifestyle for our two kids,” she says. “One day, Ross was on the computer and saw an 8.5-acre hobby farm with a 40

2,500-sq.-ft.-home for sale on the Sunshine Coast.” Before she knew it, they were on the phone with the listing agent. “We bought it in 2013 for $757,000 and initially purchased it as a weekend getaway,” Rachel says. In 2016, they sold the half of the West Vancouver duplex they lived in for $1.32 million and the other half of their duplex for $1.95 million and moved to their farm, Appleton Ranch, permanently. “We had looked at a similar farm outside White Rock and it was for sale for $10 million,” adds Rachel,
now a realtor with several clients who want to make the same move as her family did. Freeing up equity from one side of their West Vancouver duplex and buying the Appleton Ranch meant the couple had money to purchase a rental property. “We bought a two-bedroom, two-bathroom penthouse apartment in the River District for $669,000,” says Rachel. “My husband is in the film industry, so when he is working, he does use it, but otherwise, we rent it out as an Airbnb.”

The Dempsters say they couldn’t be happier with their choice. “Making the move was the best thing financially and for our family,” she says. “Also, if we time the ferry traffic right, we can be at West Vancouver’s Park Royal Shopping Centre from our farm in 50 minutes.” Don Campbell, senior analyst at the Real Estate Investment Network (REIN), has seen hundreds of his clients sell their expensive Lower Mainland homes and repeat

scenarios similar to the Dempsters. “Unleashing the equity locked in your Lower Mainland home can offer a wealth of choices, whether that is using the money for rental or vacation properties or to help grown children get into the market,” he says. Having said that, Campbell does caution his clients that leaving behind family, friends and a beloved neighbourhood, can prove to be more difficult than some people realize. “For those Appleton Ranch
who are really attached to their neighbourhood, but want to cash in on their home’s equity, I suggest they downsize and buy a new condo in or close to their neighbourhood.” Yet, what Campbell has seen over the last few years is more and more Vancouverites moving outside the Lower Mainland. “I tell people to ask themselves the following: What is your goal in selling? Do you want the condo lifestyle, or maybe you want to buy a vacation home? Whatever you choose, ask yourself important questions, because if you make it just about the money, there can be regrets down the road.” In the end, there is no right or wrong reason to unlock and invest your equity. “First and foremost, if you want to move away from the Lower Mainland, just make sure you are doing it to enhance your lifestyle first,” adds Campbell. nexthome.ca

SURVEY: BCERS VIEW ENVIRONMENT AND CLIMATE AS KEY TO
QUALITY OF LIFE The Real Estate Foundation of BC (REFBC) revealed in January the results of a public opinion poll it commissioned in the summer of 2018. The online survey, conducted by McAllister Opinion Research, questioned the views of 1,658 British Columbians on quality of life, sustainable economy, local needs, land protection, penalties for polluters, First Nations as partners, and regionally specific concerns. “Poll findings help to quantify the needs and opinions of the people of British Columbia,” says Jack Wong, CEO of the REFBC. “Climate change is a large concern for people across the province and we hope that decision-makers will use this data to make choices that are in the best interests for everyone.” HIGHLIGHTS FROM THE REPORT INCLUDE:
Quality of Life: Slightly more than half of the respondents (54 per cent) rate quality of life in their region of BC as “excellent” or “good”. Forty-one per cent named natural beauty and 44

2 Hack #2 - Chandelier and ceiling fan lights Take the glass light bulb covers off ceiling fans and chandeliers and stick them in the dishwasher. They come out sparkling clean, and it’s less work for your tired hands.
Hack #3 - Area rugs Take area rugs outside on a dry day and beat them with a broom to remove dirt, lint and debris. Spray the rugs outside with a natural carpet deodorizer to refresh them and let them air dry. After bringing them back inside, vacuum rugs thoroughly.
