So, what’s new in Calgary real estate? According to Royal LePage, home price appreciation slowed across Canada in the second quarter of this year – likely in part because of the regulations introduced by the Office of the Superintendent of Financial Institutions (OSFI) – but in Calgary, home appreciation has been steady and is expected to rise by the end of this quarter (page 16). Speaking of rising numbers, mortgage rates have gone up, too. Is it still a good time to buy? Kelley Keehn shares her tips for today’s prospective homebuyers on page 26. And in preparation for mortgage time, Alyssa Furtado offers some suggestions for making a mortgage more affordable (page 34). By the way, if you’re self-employed and thinking about buying a home, here’s some good news – this October, Canada Mortgage and Housing Corp. is introducing new guidelines to help make it easier for self-employed buyers to obtain a mortgage. Considering Canada’s “gig economy” is growing, this comes at a good time! And because life can sometimes feel overwhelming, I encourage you to make your home your happy place. REALTORS TO WORK WITH ONE OR NOT?

A question homebuyers often ask when considering a newly built home is whether they need a realtor to help them through the process. While this decision may come down to personal preference, understanding the relationship between realtors and home builders as well as the process of purchasing a new home is a step in the right direction. RESEARCH AND OPTIONS
Many homebuyers start their search online to decide if a new build or resale will best suit their needs. If you’re still unsure, having a realtor show you some homes could be helpful. If a brand-new home has been in your sights from the start, you may not need to use a realtor for the sale. Instead, get to know the sales staff of your home builder of choice, build a relationship, and make sure you will feel comfortable and supported throughout the process. REALTORS AND BUILDERS
Realtors have access to a comprehensive database of home listings, new and resale. They will show you properties based on what they feel will best suit your needs, and you can ask them to include new homes in their search. If they find a new home that ticks off boxes on your must-have list, they shouldn’t hesitate to share it with you.
From here, the builder’s listing agent will likely take over and help you the rest of the way through the process. They will have the most knowledge on the details of the home and be able to make sure you’re kept in the loop throughout the process. This agent will also be a valuable resource for learning about your new community and the specifics of your new home. If you feel confident in your negotiating ability, and have researched the process of purchasing a newly built home, you likely don’t need to worry about bringing a realtor past this point. Realtors can also be helpful with overseeing the home inspection process, recommending financing options and negotiating extras. The builder’s listing agent can also help you with this.
COLLABORATION AND SUPPORT
Remember, if there is ever a time in the homebuying process where you aren’t certain about something, don’t be afraid to ask for clarification. Realtors and builders have a longstanding unwritten agreement to work collaboratively. In both professions, the main goal should always be ensuring that you understand the process and are happy with your new home. Designer Jo Alcorn shares tips to make the inside of your cabin as desirable as the outside LOVING THE LIVING ROOM
When the rain is pouring, or the bugs are buzzing, you want to escape to an indoor retreat. When it comes to creating a cosy cabin living room, remember, seating is a priority. Make sure there is enough room for everyone to sit comfortably. Look for durable, easy-to-clean options. You also need storage. In this space, I included a shelf behind the sofa. It’s ideal for cottage living: It offers easy storage for throws, board games or great reads. It also doubles as extra counter space when entertaining. 10

a gorgeous five-ft.-long, woodtopped raw table, a perfect fit for cottage decor, plus it’s longlasting. CABIN-CAVE
This cabin has access to a walkout basement, a wonderful underused space that was naturally cool because the cabin is built into the Canadian Shield. Instead of covering up the natural rock, I kept it exposed and it became part of the decor. I added a great, durable sofa from Urban Barn (urbanbarn. com), which fit the space perfectly, and side chairs that could be moved around. Again, we selected a raw-edge table to really enhance the cosy ambiance. Accessories were added from Bouclair (bouclair.com) to really top off the woodsy feel. OUTSIDE ENTERTAINING

Even in this five-by-eight-ft. space, I created a huge impact. The secret was to use every square inch, including the vertical space. I used amazing artwork from an online store called Posterjack
(posterjack.ca), and I enhanced the feature wall with cottage-inspired decor such as stag heads from HomeSense (homesense.ca). The most important piece of all is the table – it’s where you gather and make lasting memories. I chose
This is where the magic happens. This cabin had a small concrete slab that was considered a patio. I used EON Deck and Patio Tiles from The Home Depot (homedepot.ca) that the homeowners simply clicked into place. To have a great dinner party, you need a great table; this table from The Home Depot seats six, has a sleek and stunning design, is comfortable for long conversations and fits the space perfectly. The chairs even stack for easy winter storage and have removable bottom cushions. No outdoor party would be complete without a barbecue. The homeowners love to cook so I chose this stunning gas grill from Weber (weber.com), which is ideal for entertaining; it has a multitude of features and a fuel gauge so you never run out middinner party. Jo Alcorn is a design specialist and designer on HGTV’s Home to Win. She has her own furniture collection, signature pillow and dog bed line, and is known for her savvy design concepts. PRICE GROWTH HOME PRICE APPRECIATION EXPECTED TO RISE
While several Alberta cities have seen declines in home prices, Calgary is experiencing a different scenario. Here, home prices have increased and are expected to pick up by the end of the quarter, according to the latest Royal LePage House Price Survey and Market Survey Forecast. CALGARY: THE FUTURE LOOKS BRIGHT
A number of cities in Alberta have posted year-overyear price declines. When the national mortgage stress test regulations were implemented in January 2018, the region’s tentative housing recovery stalled and the market experienced a setback. However, in Calgary, home prices are hanging onto recent gains as the employment picture brightens. By the end of the third quarter, the aggregate price of a home in Calgary is expected to match the national forecasted increase of 1.9 per cent to $493,820, compared to the second quarter of 2018. PRICE APPRECIATION SLOWED ACROSS CANADA
Nationally, home price appreciation slowed in the second quarter of this year, marked primarily by softness in the Greater Toronto Area (GTA), where many regions witnessed year-over-year price declines. 16

“It was a spring market that never blossomed,” says Phil Soper, president and CEO, Royal LePage. “As anticipated in our original 2018 forecast, the new federal mortgage stress-test measures slowed the market to a standstill in much of the country, as some families adjusted their expectations in a world with lower borrowing capacity, and others not impacted by the OSFI regulations moved to the sidelines, adopting a ‘wait and see what happens to home prices’ approach.” FORECAST: INCREASED SALES AND PRICES IN SECOND HALF
Looking ahead, Royal LePage is projecting an uptick in home price appreciation in Canada in the third quarter, forecasting an aggregate price increase of 1.9 per cent. “The economy is strong and unemployment is very low,” Soper continues. “We face shortages in our major cities, with many more people looking for homes than the market has available for purchase or rent. We love when things rise in the summer. Temperatures, tides and the voices of kids playing. But one rise Canadians may be feeling stressed about is that of interest rates – especially Canadians who are considering buying a home for the first time. Jason Heath, a fee-only certified financial planner with Objective Financial Partners Inc., says getting into the market as rates are increasing is a “double-edged sword.” In January, new mortgage rules were introduced and interest rates went up, meaning lower mortgage approval amounts. “That’s the bad news,” Heath says. “The good news is, for better or for worse, this helps protect borrowers from themselves. Buyers are less likely to get in over their heads. I think it’s important for potential buyers to get pre-approved so they know how much money lenders are willing to lend them. OVERCOMING MORTGAGE AFFORDABILITY HURDLES

Over the last several years, it’s become harder and harder to afford a mortgage in Canada. Housing prices have gone up substantially in major markets. And even in places where real estate has begun to cool off, prices are still more than double what they were 10 years ago. To address the massive run-up in prices, governments took steps to protect against a crash. Among the measures were several waves of new rules that made it harder to qualify for a mortgage. The theory is that those who do qualify will have wiggle room in their budgets for when interest rates go up. These protective measures may be for the greater good, but for homebuyers in Canada, it’s never been harder to afford a mortgage. Fortunately, it’s not an impossible task and there are ways to overcome some of the biggest hurdles to affording a mortgage. MORTGAGE AFFORDABILITY: THE MAGIC FORMULA
To determine whether you can afford or qualify for a mortgage, lenders use a simple formula called your debt service ratio. Your debt service ratio is your income divided by all of your housing costs. The total cost of your mortgage (principal and interest), property tax, heating and 50 per cent of condo fees can be no more than 39 per cent of your 34 NextHome.ca
pre-tax income. This is known as your gross debt service ratio. A separate calculation, your total debt service ratio, adds your other debts, such as credit cards and car loans, to the equation. Your housing costs plus all other debt can be no more than 44 per cent of your income. These formulae contain the biggest hurdles Canadians have when it comes to affording a mortgage. Let’s look at a key one: INCOME
Your mortgage affordability is a percentage of your income, so making more money should equal approval for a bigger mortgage. But if making more money were easy, we all would have done it by now. Assuming you can’t go to your boss and demand a massive raise, there are two ways to increase your income: Taking on a side hustle or becoming a landlord. A side hustle is a part-time gig you do in addition to your normal job. You could work retail on weekends, start freelancing or
start a business. Self-employment income is harder to get credit for on a mortgage application than full-time work, but it may help your case. The other option is to look for a property with a second unit you can rent out. If the second unit is already tenanted when you buy the home, you can usually count half the rent as income for your mortgage application. There are lots of extra rules when you’re using rental income to qualify for a mortgage, so make sure your realtor and mortgage broker are on the same page about your expectations.
