TAKE THE PLUNGE 2019 IS THE TIME TO BUY From interest rate hikes to the introduction of the mortgage stress test, 2018 saw its fair share of changes in the Canadian real estate market. While these initiatives were intended to cool hot markets in cities like Toronto and Vancouver, it’s actually created an ideal opportunity here in Edmonton for buyers to get into a new home. A recent Re/Max 2019 market survey forecast showed a decrease in average home sales prices in Edmonton in 2018, largely due to Alberta’s slowing economy, and it’s expected to continue next year. With the average residential home price projected to go down five per cent in 2019, now really is the time to take the plunge and find a new home. The city’s luxury market is pretty hot right now with the cannabis industry and migrant speculators driving that market. Inter-provincial migration from cities like Toronto and Vancouver is also on the rise. The influx of newly arrived residents looking for a place to call their own is projected to drive home prices up in 2019. Read more about this on page 16. Find the perfect vanity for your tiny bathroom

A small bathroom doesn’t have to fall short on style or storage. The right vanity can go a long way to meeting both demands. Here are three considerations when shopping for that perfect vanity that satisfies those big ‘small-space’ cravings.

1. SIZE MATTERS It’s not the size of the bathroom that counts, it’s how you use it, right? Consider the vanity’s height and depth in relation to the room, and how you use the space. Particularly in compact bathrooms, you’ll want to pay close attention to factors such as door swing, location of the toilet and tub, and the general flow of traffic. Along with vanity dimensions come some other technical considerations. Where is the plumbing located? Do you require a single or double sink? How will the faucet be mounted? It’s always best to consult with a professional contractor who can advise you on what’s possible in your space, the scope of work and timeline for completion, and the cost.

2. OUT OF SIGHT, OUT OF MIND The type of bathroom you have will dictate which storage system will best meet your needs. A powder room has minimal storage requirements, while an ensuite or a busy family bathroom calls for greater storage, organization and efficiency. For small bathrooms that see a lot of action, consider installing a vanity cabinet which is perfect for tucking away towels, toilet paper, tissue boxes, and perhaps a drawer (or an under-counter caddy) for each family member to store personal items.

3. STYLES FOR MILES Some see a small bathroom as a design challenge. I view it as the perfect opportunity to make a statement. Since the space is limited, the few fixtures you have (including the vanity) need to be high-impact. Select a vanity style that stands out to you, either for its materials, shape, style, or another unique detail that sets it apart.

EDMONTON LUXURY MARKET THRIVING

Re/Max recently released its 2019 Housing Market Outlook, and it looks like Edmonton’s luxury new-home market will fuel a positive new year. However, slower economic conditions contributed to a decrease in average residential sale prices from $393,003 in 2017 to $379,539 in 2018 and the city may experience a decline of sales moving into 2019 as Alberta’s economy continues to recover. The federal government’s litmus test, higher interest rates and unemployment rates have led to a slow market overall in 2018 and this is expected to continue into 2019. Nonetheless, the newly built luxury market is thriving with cannabis investors and migrant speculators purchasing homes. This may continue to drive the luxury home market in 2019. It will become more interesting as the May election draws near and will be watched closely. The outome may help to shift the outlook for 2020 and beyond to a more positive one. For 2019, the average residential sale price is expected to drop by five per cent, although growth from immigration and provincial migration from other urban centres like Toronto and Vancouver will drive sales in the new year. Nationally, the average sale price of homes is expected to increase by 1.7 per cent. Most housing markets across the country stabilized in 2018, after the unprecedented increases in average sales price that many markets experienced in 2017. exceptions to the 2018 average sales price gains, particularly in areas outside of the main city centres. With Canadians starting to feel the pinch of higher interest rates as they move forward with their home-buying plans into 2019, it is anticipated that the market will continue to stabilize. A recent survey revealed 31 per cent of Canadians said higher interest rates have not affected their ability to get an affordable mortgage thus far. However, this is expected to change next year. A separate survey of Re/ Max brokers and agents found 83 per cent predict rising interest rates will make it more difficult for Canadians to purchase a home in 2019.

ICE AND SNOW DAMAGE YOUR HOME? With winter comfortably upon us, most Canadians are in, or will be in the midst of snow and sub-zero cold. Freezing temperatures can wreak havoc on a house and cause pipes to freeze and ice damming. Generally, water is the most common cause of damage in a home and accounts for 50 per cent of home insurance claims costs. Most home insurance policies cover accidental damage resulting from a burst water pipe, a leaking dishwasher or an overflowing bathtub. A recent Desjardins national online survey conducted in March 2018 polled 3,020 people over the age of 18. Fifty per cent of those surveyed said they didn’t know what type of water damage they were covered for. Yet when asked if their home was ever damaged by water, 26 per cent said yes and almost half (43 per cent) said they didn’t know how to prevent water damage to their home. INCREASE IN CLAIMS

With more frequent and severe weather incidents like heavy rain, lightning storms, hail, freezing-thawing cycles and flooding, there has been an increase in the number of water-related insurance claims across the country. When asked if they feel weather severity has increased in frequency in the last 10 years, 75 per cent of respondents said they believe that’s true, with 58 per cent indicating they are worried about climate change impacting their personal safety or the safety of their property. TECH SOLUTIONS CAN MITIGATE DAMAGE

The main problems associated with damage caused by snow and ice occur when it builds up in places like the roof, around an in-ground pool or when it creates ice dams. Some of the proactive things to do to prevent this damage are: Digging out an above-ground pool before it collapses under the weight of snow; clearing snow off the roof after a heavy snowstorm so it doesn’t cave in; breaking up ice dams on the roof to keep water from seeping into the walls. “As one of Canada’s leading property and casualty insurers, we understand the level of stress people 22  NextHome+CondoGuide  |  Dec. 28, 2018–Jan. 25, 2019

can experience because of water damage,” says Alain Hade, vice-president, marketing and member client experience at Desjardins Insurance. “Lost or damaged valuables and family treasures cannot be replaced. This is why we focus on innovation to prevent and reduce the frequency and severity of claims.” Two tech options available from Desjardins are: Alert, a prevention program that comes with a free water and freeze detector and, if the unexpected happens, like a burst pipe or leaking toilet, clients get an alert on their smartphone and can act fast to limit the damage. Radar sends an alert when there is a risk of severe weather like high winds, ice storm or tornado within 500 metres of your specific addresses. Clients are alerted by push notification via SMS or email as a heads-up that can help them protect their property. These programs give clients prevention and awareness tools to help limit the damage caused by water and freezing.

COVENTRY HOMES DONATES A HOME TO HABITAT FOR HUMANITY by MICHELLE HOPKINS

For more than four decades, Coventry Homes has built quality homes throughout Edmonton’s neighbourhoods. In June 2018, the award-winning builder announced its commitment to construct a home with a special cause. Coventry Homes has partnered with Habitat for Humanity Edmonton to donate an open-concept, three-bedroom Ari duplex to a worthy local family. “We’re sure our Ari will make for the perfect new home and can’t wait to hand over the keys to its deserving new owners,” says Coventry Homes president and CEO, Henri Rodier.

Nestled alongside a creek and walking trails in the Leduc community of Woodbend, the 1,382-sq.ft. home will feature 2 ½ bathrooms, a generous sized U-shaped kitchen, a cosy fireplace, an upstairs laundry room and an attached garage. Thanks to all of the volunteers, the building process has moved at lighting speed. By August, the team was busy putting up drywall. By early fall, the foundation was poured and by October the framing was more than halfway completed, while the home’s plumbing and electrical were installed. In November, the interior was coming to life, boasting a fresh coat of paint, baseboards, trim and fireplace mantel in place. Outside, the home’s siding, trim and accents were added. Rodier went on to thank all its partner trades and suppliers, which have generously given of their time and products to make this home a reality. No stranger to philanthropy, Coventry Homes has for years been involved in giving back to the communities it serves. In September 2018, the company launched its Coventry Cares Week program, benefiting Ronald McDonald House, the Edmonton Humane Society and Habitat for Humanity Edmonton. “Coventry was drawn to the program (Habitat for Humanity). As it is ingrained in our culture to give back to the communities in which we build, live, and work, it seemed like a natural fit,” says Rodier, who took part in Carter’s President Build during Coventry’s volunteer week. “We were inspired to create our own week of volunteerism after brainstorming the best way Coventry could give back to the communities we are part of.” During its inaugural Coventry Cares Week, employees from all facets of the company took part in the Carter Work Project, founded by former President Jimmy Carter in July 2017. Carter’s initiative was launched to commemorate Canada’s

150th anniversary by building 150 homes across Canada. Coventry staff picked up tools, helping with everything from laying floors to installing baseboards and trims, to touch ups and more. Not only were staff members volunteering to build, other employees worked at Habitat ReStore. ReStores accept and resell quality new and lightly used home products from consumers and manufacturers. Revenue raised covers 100 per cent of Habitat for Humanity operations and contributes to the building of new homes. Since 1991, Habitat for Humanity Edmonton has supported hard-working, low-to middle-income individuals and families that face challenges and obstacles to homeownership and accessing affordable housing. In turn, the non-profit organization strengthens families, enriches their lives and benefits communities through homeownership. Habitat for Humanity creates hope and opportunity for families by making homeownership a reality. The families also play a role by putting in 500 hours of

“sweat equity” into their homes as a down payment. All the families are proactive, not passive. Investing, not receiving. Coventry Homes is proud to be part of a group of caring home builders in the Capital region, that have to date gifted 31 homes to deserving families.

Holiday preparations help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials for the next year, can keep the fun in what is for some, a stressful time. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. Here are some tips to keep in mind while packing away holiday decorations. DELICATE ITEMS

LIGHTS

• Wrap breakables in paper or bubble wrap. Do not use newspaper - the print may wear off on ornaments. Use tissue or packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder; it makes great packing filler. • Decorations that contain photographs or food should be sealed in an air-tight bag to keep them safe. Sealing photos preserves them and food items will attract insects or mice wherever they are stored. • Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. • Hanging garment bags provide good storage for wrapping paper rolls. Place the decorations you use first in here with essentials such as extension cords. • Use a wardrobe box to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and easily store it away on a hanger. • If you haven’t used a decoration in a few years, donate it. • Take special care if you are storing your items in a damp area like a basement. Don’t store boxes near sources of heat and moisture. • Label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. • Take a digital photo of special care items and tape the photo to the outside of the box as an easy description of what’s inside.

Add character to your space by choosing details that fit your needs and personality. A really good way to bring in some interest is through hardware and backsplash tile. It’s all about choosing items that will look good in 10 or 15 years, rather than what is trendy. I think returning to the classics is the trend for 2019. Accessories and art are an easy way to bring a pop of colour to your space, especially adding plants in cute pots to help warm up the room. An easy and affordable update that anyone can do regardless if they are planning a kitchen reno or not is to change the hardware.

It’s been a year since Carmen Wyton took the reins as CEO of BILD – Alberta. NextHome gets her take on how the year was, the challenges and the achievements, and her wish list for 2019.

NextHome: Two years have gone by since the amalgamation strategy between the Canadian Home Builder’s Association – Alberta and the Urban Development Institute Alberta. During this first year of your tenure as CEO, how have the two groups solidified to better represent the building community? CARMEN WYTON: Very well. Our results speak for themselves. People have come to realize that we are better as one group, advocating for our industry as a whole. Together, we are 1,800 members, a single, powerful and passionate voice for the land development, residential construction and professional renovation industry.

NH: What are some of the challenges BILD Alberta faced this year? CW: We look at every challenge as an opportunity, and there is a lot of benefits to starting from scratch. We had a lot of foundational items to finish up, including the final stages of amalgamation, establishing industry governance councils and of course, launching our new BILD brand. We also worked with the 10 constituent associations to ensure the amalgamation, rebranding and new membership structures were adopted. With our united voice, we continue to advocate for affordability, accountability and transparency with regards to the Municipal Government Act, city

charters and building codes. We worked with Municipal Affairs and Service Alberta to address implementation challenges of builder licensing – ensuring our members were not impacted by the deadline. BILD Alberta is advocating for building ‘complete communities’ and providing affordable options, graduated housing and aging in place. We initiated discussions with seniors and housing, community and social services and Service Alberta to ensure members are recognized as qualified, reputable contractors for home modifications for seniors and people with disabilities. We worked with Municipal Affairs to announce the

PACE program and encouraged consumer and industry involvement. We are continuing the conversation to ensure that program design will consider residential programs effectively and that BILD members will be recognized as a credible supplier for this governmentsponsored program. BILD Alberta is advocating for policy development, including BILD Alberta’s constructed stormwater wetland assessment tool, as a means to build betterconstructed wetlands while modifying the compensation framework for existing wetlands. We worked with the Ministry of Labour to promote Bill 30 and hosted a province-wide industry education and awareness panel event including key department staff and leaders. We are now getting ready to work with the ministry and members for the implementation of the joint Worksite Health and Safety Committees. Service Alberta has proposed that BILD Alberta is included as an official partner for disaster response. This partnership is being examined as a continuation of creating a preferred supplier list that would ensure Albertans would have access to qualified, reputable suppliers when demands are more difficult, and suppliers come from all over.

NH: Speaking of challenges, the CMHC’s recent housing market outlook reported new housing starts were down in 2017 and 2018, but are expected to make modest gains in 2020 as inventory levels decline. How is the industry perceiving the situation? CW: We are facing a crisis. Alberta has a record high level of homes on the market. Unfortunately, there are a number of factors working against the industry in our province. During the economic slowdown, many of our members kept building to keep people employed and to prepare Alberta for growth when the economy bounces back. The economy has not rebounded the way we hoped, which now means layoffs. The situation gets worse when you add the newly implemented stress test for mortgages. This test was made to cool the market in Vancouver and Toronto, but it has put a chill on the country and frozen out a lot of would-be buyers from getting the home they want in the community they chose. NH: Let’s talk about successes. What inroads and accomplishments have happened in the last 12 months? CW: We reset our relationship with

the government. This renewed and collaborative association meant we could challenge existing legislation and influence emerging regulations that impact land development,

housing and renovations. We have a significantly enhanced relationship with Municipal Affairs and are at the table for important policy discussions through the Residential Protection Program advisory council. We are working on a partnership with the Alberta Building Officials Association for code interpretation. We are working with Advanced Education on a workforce strategy. We have initiated a partnership with Service Alberta that will offer significant benefits to members working in the renovations sector. NH: Looking forward, what is your wish list for 2019? CW: It’s an election year, and BILD

It’s my wish that all of our 1,800 members, their families and their employees prepare for when candidates come to their door asking for a vote. I want them to ask how these candidates will make housing affordable, to ask how these parties will work with our industry to ensure success and I want them to get a clear idea of how each candidate and each party’s priorities line up with our priorities. After that, it’s my wish to work closely with the next government to ensure BILD Alberta continues to have a seat at the table.
