3D-PRINTING WILL IT REVOLUTIONIZE NEW-HOME BUILDING?

From prosthetics to engineering prototypes, 3D-printing technology is bringing innovation to virtually every industry — so can real estate be far behind? Some may still view 3D-printing as a novelty, but there are a number of very real applications where it might be brought to bear in the way homes are built and sold in the future. And as these advancements become more accessible and affordable, 3D-printing could become a real game-changer for both home builders and their customers. Take new-home décor. The first commercially available 3D-printed residential faucet has been introduced — a breakthrough that may soon allow interior designers to design a model home interior with décor fixtures and accessories that are the perfect shape, size or colour. Or eventually, new-home purchasers with their own 3D-printers could customize almost anything they can imagine within their homes. From shelves to vases to wall art, any number of home décor fixtures and accessories could soon be produced by homeowners themselves. Builders, too, are now starting to produce scale models of new condos or lowrise homes using 3D-printers, and it’s quite possible that instead of buyers viewing a 10 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019
2D-floorplan, they will soon be able to inspect a 3D-printed model of their new home instead. But if you can produce home accessories or a scale model of a home with a 3D-printer, what’s to stop you from printing an actual home? Apparently not much. In fact, it’s already possible to 3D-print a home as was done recently by Apis Cor, a San Francisco-based start-up whose design team built an entire house using 3D-printing in just 24 hours. Mind you, this house was only 400 sq. ft. in size – about the size of a hotel room – but quite a viable living space for those who are part of the “tiny home” movement. And it cost only $10,000 – a price that has already been beat by others. A Silicon Valley non-profit that builds housing in the developing world just unveiled a new 3D-printer that can also print a house in less than a day for just $4,000. And DUS Architects, a Dutch architectural firm that has been 3D-printing houses since 2012, now has a huge 3D-printer that can build using local recycled materials, thus reducing transport,
material and manufacturing costs. So down the road, 3D-printing might well be a solution to the world’s housing crisis Still, homebuyers love their “bricks and mortar” too much to believe that 3D-printed homes will be offered in any residential communities anytime too soon. But it’s an innovation that real estate developers and marketers WILL be keeping their eyes on. 3D-printing used to be the stuff of science fiction, but now, who knows? As digital design software continues to advance and desktop scanners and 3D-printers become more and more affordable, 3D-printing will become an ever more enticing alternative to mass manufacturing – and a valuable new tool in the home builder’s tool box. TOUGH FINANCIAL LOVE MAJORITY OF BABY BOOMERS HAVE FINANCIALLY SUPPORTED THEIR ADULT CHILDREN Many parents feel the need to give financial support to their grown children well into adulthood, from welcoming them back home after graduation day to helping them pay off their credit card. In fact, almost one-in-five Boomers (19 per cent) admit they would consider putting their own security and financial future at risk to help support their adult children. Research from TD Canada Trust shows the majority of Boomer parents have financially supported their adult children in some capacity. They have let them live at home rent-free (43 per cent), subsidized big purchases like a new car or computer (29 per cent), contributed to monthly bills like groceries and rent (23 per cent), and helped pay off their credit card or other debt (20 per cent). John Tracy, a senior vice-president at TD Canada Trust, warns too much financial support – coupled with mortgage payments, retirement savings, and even eldercare – could put a serious strain on Boomers’ finances. 12 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019
“Today’s high youth unemployment, increasing postsecondary education costs and high property prices means many young people are more likely to rely financially on their parents well into adulthood,” says Tracy. “As a parent, it’s natural to want to help when children struggle with finances, but it’s important this support does not compromise your own financial stability and retirement savings goals.” Family relationship expert and
social worker Gary Direnfeld says a little tough love is essential to avoid a cycle of dependency and to maintain healthy family dynamics. “Some parents worry too much about being liked by their kids, but as parents, it’s our job to teach our children financial independence so they learn how to cope with frustration, overcome adversity and appreciate the value of a dollar,” says Direnfeld. “Even if money is not an issue, setting boundaries and knowing when to say ‘no’ from the time kids are young will help develop responsible young people, so we don’t end up with a generation of dependent adults.” Additional advice from Tracy and Direnfeld on how Boomer parents can practice tough love when it comes to family finances: 1 | HAVE OPEN AND HONEST CONVERSATIONS
“Don’t assume that everyone is on the same page; be clear on what you are and are not willing to support financially,” says Tracy. For example, if grown children move back home, will they be responsible for paying rent or covering any household expenses, and what are the implications if downsizing is a future consideration? “If the support strains your
finances, share those concerns and explain the basis for your decision to cut back or say ‘no,’” says Direnfeld. “The big challenge is withstanding the initial backlash and staying firm. Depending on the circumstances, some families find it useful to seek support from a third party, like a financial advisor or social worker.” 2 | PAY YOURSELF FIRST
Tracy says it is vital to prioritize retirement savings in peak earning years, so parents should refer to their financial plan before lending a hand to their children. “Millennials have decades left in the workforce to earn money, but Boomers likely do not,” says Tracy. “If parents can’t support themselves in retirement, then they risk shifting the financial strain onto their children instead.” To make saving simpler, set up regular pre-authorized transfers of a set amount into an RSP, and ideally, a TFSA for emergencies. Saving automatically can help parents resist the temptation to splurge on their children instead of saving for the future. 3 | BUDGET AND PLAN FOR GENEROSITY
Fifty-four percent of parents estimate that even though their adult children are not attending
school, they provide between $100 and $300 each month in financial support. The research also found 18 per cent of parents have helped their children with the down payment on their first home. Regardless of how much support parents offer, Tracy says it’s crucial to budget for it. “Before helping with a down payment, speak with a financial planner and mortgage expert in tandem to understand the financial implications and, more importantly, to find out if all parties can truly afford to do it,” Tracy says. “If your child has saved a sizable down payment and proven they are ready to take on the responsibility of a mortgage, topping up their down payment could save them thousands of dollars in the long run if you have the means.” 4 | BE A ROLE MODEL AND TEACH FINANCIAL LITERACY
Tracy and Direnfeld agree that teaching children about money from a very young age can help prevent a cycle of dependency. But, for parents who feel the strain of supporting adult children today, they recommend firm but measured action. “Parents should gradually shift their role from financial aid to financial coach, and help their kids establish a plan to get their expenses under control and pay down debts,” says Tracy. Direnfeld adds that grown children need to understand independence means owning their own consequences, and he says parents should let their children learn this lesson through experience rather than making a decision to support them out of guilt. “Being a role model is only as good as the example you set; let your children see that you hold them accountable for their own decisions,” says Direnfeld. nexthome.ca 13

More than 1,000 local children received toys this holiday season thanks to an outpouring of community support. Benefiting Make-A-Wish Eastern Ontario, gifts for the second annual eQ Homes toy drive poured in at each eQ Homes and Mrs. Tiggy Winkle’s locations. With the help of the local toy store, eQ Homes generously matched each donation toy for toy, and donated a toy on behalf of each new eQ homeowner in 2018, bringing the total number to 1,041 toys donated. “We’re so proud of this year’s eQ Homes toy drive success, especially since it’s only in its second year,” says Katherine Toms, digital marketing co-ordinator at eQ Homes. “Our goal was to exceed last year’s toy donation total of 892 and thanks to many generous donors, we far exceeded that goal.” Make-A-Wish Eastern Ontario grants life-changing wishes for children with critical illnesses in the community and aims to bring every eligible child’s wish to life; having a wish granted is an integral part of a child’s treatment. “Our hearts were filled with pure happiness right before the holidays as the countless number of toys started pouring into our office,” says Tanya Desjardins, CEO at Make-A-Wish Eastern Ontario. “These toys provide smiles, happiness and a great source of distraction for our wish children 16 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019

The second option means accepting some unpredictability, but it may yield greater savings than a fixed rate. A capped rate is a type of variable rate that cannot exceed a set upper limit. If interest rates are low but you’re facing a longer closing date, you may choose to be locked into a capped rate, which will apply once your mortgage payments begin. • Frequency of payments: Most lenders offer weekly, bi-weekly, semi-monthly or monthly payments. At first glance, the difference between bi-weekly payments (every other week) and semi-monthly (twice a month) may seem unimportant, but it

Remember, mortgage preapproval is the way to go. This means visiting your specialist before shopping for a home, and obtaining a realistic budget to work from. Pre-approval also speeds up the purchasing process once you’ve found your perfect home. In comparison with the early 1980s, when mortgage rates surpassed 20 per cent, today’s rates – which tend to hover below four per cent – seem astonishingly low. But substantial savings can still be found by choosing certain mortgage features over others. Here are some of the most basic options you’ll encounter: • Term Length: A term is a set length of time, typically ranging from one to 10 years, in which a certain mortgage rate applies. At the term’s end, you’ll renew your mortgage for another term. The

December 2018 saw a 13.3 per cent decrease in the number of homes sold compared to the same time in 2017. However, overall, last year was a good one for Ottawa’s housing market. According to recent statistics from the Ottawa Real Estate Board, the total number of residential and condo units sold last year increased 2.4 per cent year-over-year, with 17,476 homes sold compared to 17,065. One factor that contributed to market conditions was the overall shortage of inventory, which is extreme in certain pockets of the city. “While this has caused unit sales to slide in the residential market, it has fueled the condominium market, which has recovered and carried us through much of 2018,” says Ralph Shaw, the Ottawa Real Estate Board’s 2018 president. “We have been predicting this will bode well for new construction in delayed highrise projects.” Breaking it down, sales of residential properties decreased slightly to 13,418 from 13,478 in 2017, and condominium sales were up 13.1 per cent, with 4,058 units sold in 2018 versus 3,587 in the previous year. “For the last decade, we have experienced steady growth in our real estate market from volume to prices; however, the past two years have jumped significantly in activity with a 12.6 per cent increase in unit sales from 2016,” says Shaw. “Ottawa and its surrounding area have excellent employment 18 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019
numbers and has proven to be one of the most affordable larger cities in the country.” The average sale price of a residential property sold in December 2018 was $453,011, an increase of 4.7 per cent over December 2017, and the average sale price for a condominium increased nine per cent to $278,295. Year-end figures show an average sale price of $446,661 for residential properties in 2018, a 5.1 per cent increase from 2017, and $278,316 for condominium properties, up 3.2 per cent from last year. (Average sale price is useful to establish trends over time but should not be used as an indicator that specific properties have increased or decreased in value. The calculation of the average sale price is based on the total dollar volume of all properties sold. Price and conditions will vary from neighbourhood to neighbourhood.) “In 2019, we expect the economic fundamentals of supply and demand to be at play with upward pressure on prices due to limited supply and increasing demand,” says Shaw. “Buyers do have affordable options in outlying communities if they are willing to commute — or they will simply have to pay more provided they can qualify. New builds and purpose-built rental housing could help ease some of the pressure, particularly if builders are able to provide a variety of quality options allowing for more movement in the market.”
