According to the 2016 Census report, there were more people over the age of 64 than children under 14 living in Canada. REAL ESTATE GLOSSARY Amortization
This process combines the interest and principal together in an established schedule of payment installments, rather than simply paying off interest at the start, which helps to build home equity early on.
Appraisal
A requirement that allows you to get a loan from a bank to buy a home. A home appraisal is needed so the bank can be sure it is lending the correct amount of money to you. An appraisal determines the value of the home based on an examination of both the property itself and historical and current sales data regarding similar homes in the area.
Assessed value
This is how much a home is worth according to a public tax assessor who makes this determination in order to figure out how much city or state tax the owner owes.
Buyer’s agent
This is the agent who represents the buyer in the homebuying process. The other agent is known as the listing agent, who represents the seller.
Cash reserves
The cash reserves are the monies left over for the buyer after the down payment and the closing costs.
Closing
Closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs. It is advisable to have a lawyer facilitate closing.
Closing costs
In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closing costs include the mortgage processing costs, title insurance, excise tax and legal fees.
Adjustable-rate and fixed rate mortgages
There are generally two types of conventional mortgages – a fixed-rate or an adjustable-rate mortgage. An adjustable-rate mortgage means the interest rate can change over the term of the loan. A fixed-rated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.

Many Boomers have, well, boomed in real estate over the past several decades. Now, a good number of Boomer parents desire to help their adult children get their first home, which is pretty much unaffordable. So, the question becomes, should you help your kids with housing? And can you? Jason Heath, fee-only, Certified Financial Planner with Objective Financial Partner says, “Homeownership may be a good idea for younger folks. Part of the benefit of homeownership is not just financial – it’s peace of mind.” But whether parents should assist their kids is not something Heath feels parents ought to pressure themselves about. “No parent should ever feel obligated to help their children financially, especially if it’s to their own detriment. That’s the biggest concern I have – parents stretching and compromising their own retirement, simply to help their children buy a home.” IF YOU ARE GOING TO HELP, NOW WHAT?
Heath advises: “Making a gift to a child is certainly one option. If you do this, it’s important to consider some ‘what if’ scenarios. What happens if your child divorces? Oftentimes, 50 per cent of that gift ends up going to a divorcing son14 NextHome+CondoGuide | Feb. 2–16, 2019
or daughter-in-law. What happens if you die and you have other children to consider?” DOCUMENTATION IS KEY
“If nothing is documented,” Heath warns, “one child may benefit at the expense of another. A loan is always an option. Some parents will loan money at a commercial interest rate, so the child is paying a fair rate and they are earning a fair return on their money. This may work in a case when a child can’t borrow enough money from the bank, but then again, if they can’t borrow enough, that tells you something.” WHAT IF YOU CAN’T AFFORD TO HELP
You hear it every time you get on a plane. In the event of an emergency, you need to put your mask on first before helping
others. But when it comes to your kids, that’s easier said than done. “If a parent can’t afford to help, or even if they’re not sure if they can afford to help,” says Heath, “financial assistance for a child may not be possible. I think a parent needs to put themselves first. Compromising retirement to help a child can be a big financial risk. Over the course of my 30-plus years in real estate, I’ve toured just about every possible type of condominium. I’m familiar with every layout, finish and amenity out there. Very little surprises me – but I can tell you that I’m blown away by the level of luxury available today in Ottawa’s condo market. That’s not to say that there aren’t some great, simple condos out there, with minimal condo fees and basic building maintenance. These definitely respond to the needs of many buyers. But if you’re looking to be pampered, there’s never been a better time to go condo shopping in this city. It’s not simply that the quality of available finishes has gone through the roof – although that’s certainly true. In today’s luxury condos, marble, granite and hardwood are de rigeur, and architectural features such as nine-foot ceilings and wall-to-wall windows are not uncommon. I’ve even encountered bathroom mirrors embedded with LCD televisions: Flossing your teeth need never be boring again! But it’s the amenities that have really evolved. When I started out, purchasers of luxury condos could expect to enjoy the use of a nice swimming pool, a weight room and a party room. Nothing to sneeze at – yet these features pale in comparison to rooftop pools surrounded by cabanas;

fully staffed fitness facilities and spas; and the use of executive boardrooms, screening rooms and rooftop lounges with hot tubs and outdoor kitchens. And these are just some of the bells and whistles I’ve encountered in the last couple of years. Some new condominiums are built in conjunction with boutique hotels, giving residents unlimited access to a full menu of services, including a 24-hour concierge, room service, dog walking and housekeeping. Need your suit pressed? Tickets to the game? No problem. There’s also the perk of dining at a firstclass restaurant without stepping outside. Condo living allows a certain carefree way of life. Residents needn’t give a second thought to upkeep and are free to “lock and leave” at a moment’s notice. Interestingly, today, it’s not only residents who can purchase a worry-free lifestyle; some new condos are available to investors fully furnished, and tenants are
found with the assistance of an on-site property manager. Now that’s what I call service. I’ve always been proud to live in this world-class city. I just can’t tell you how excited I am that it’s now got the world-class luxury condominiums it deserves.

The condo market has expanded and evolved significantly across Canada over the last two decades. Approximately 1.9 million Canadians now call a condo home and one third of all new homes built in Canada’s major cities are condos. With so many new and resale condos on the market, and new buildings breaking ground every day, where is the best place to invest your down payment? PRE-CONSTRUCTION CONDOS
Buying a new condo in Ontario has a number of advantages. First off, it takes three to five years on average for your condominium to be ready for occupancy and then as much as one to two years for it to actually close. An advantage? Yes! Why? Because over time, you can save more for a deposit. Based on the past history of the value of your unit, its value should rise, allowing you to possibly have an easier time getting a mortgage, or at the worst, hav an asset worth more on the closing than you paid for it. Another advantage to a new development is choice. Buyers are able to select their view, floorplans and customize fixtures and finishes. On the flip side, with choice comes an element of surprise. While some developers are getting creative with 3D renderings and virtual reality, 16 NextHome+CondoGuide | Feb. 2–16, 2019
it may be difficult for buyers to purchase a unit from the developer’s site plans. Ontario’s Condominium Act also allows a buyer to terminate a purchase agreement of a preconstruction condo within 10 days of receipt of all documentation. During what’s call a “10-day cooling-off period”, a purchaser of a pre-construction suite strongly benefits from retaining a lawyer to review their agreement. Getting a real estate lawyer you trust early in the process can save you time and money in the long term. Your lawyer will be able to negotiate your contract, handle your occupancy closing and register the property in your name once the building is complete. RESALE CONDOS
Buying a resale condo allows buyers to get a home that’s movein ready. You can see and interface with the neighbourhood, touch and feel the finishes and you know exactly what you are getting. You can review the status certificate and look at the condo fees and
know how accurate they are and whether they will go up in the near future. Resale condos provide a sense of certainty as to cost and expense and also only have one closing, as opposed to a preconstruction suite which has both an occupancy and final closing. This saves you time and money on the purchase of your unit. SO WHERE SHOULD YOU INVEST?
In the end, it comes down to your personal needs on a multitude of levels. We recommend you take your time before you start and do the research and make the decision that works best for you.
