Think about it for a moment. I hope you got the correct answer, which is D. Paying the interest only on a line of credit will leave you with that debt forever. Unfortunately, according to a recent report by the Financial Consumer Agency of Canada, for many Canadians, their knowledge and use of home equity lines of credit (HELOC) is putting their well-being at risk. Some standout findings by the report are: • Most respondents used their HELOC as planned, but one in five borrowed more than intended. • Most scored less than 50 per cent on their knowledge of HELOCS. • The results also show that more than 25 per cent surveyed made mainly interest-only payments on their HELOC. But, 62 per cent of those interest-only payers expected to repay their HELOC in full within five years,

an overly optimistic result considering more than three million Canadians holding a HELOC owe an average of $65,000. Shannon Lee-Simmons, fee-only Certified Financial Planner and author of Worry Free Money; the guilt-free approach to managing your money and your life, says HELOCS can be difficult to manage for some people. “I find that they can spiral during the maternity leave and daycare years when incomes take a hit and expenses skyrocket,” says LeeSimmons. “Families tend to have to dig themselves out of that for some time once daycare is over. I often say the only financial goal young families need during those

very expensive years is to try to not go into debt or as little as possible so that when the daycare expenses are gone, you can put that money towards savings.” If you’re struggling to pay off your debt, reach out to a nonprofit credit counsellor or Certified Financial Planner in your area. Lawyers have a tendency to forget that people do not know what to expect as they move closer to their closing, so I hope this helps. All the delays are over and your builder has sent a letter to your lawyer and/or yourself that states the closing of your newly built house will occur soon, and the closing date is firm. By now your lawyer has completed all the necessary searches and arranged for title insurance. The first thing you need to do is advise the utility companies in writing — water, hydro, gas or oil, phone, cable, etc.— and the city tax department, of your name, new address and phone number. Make sure you set up your accounts with these providers or clarify with your lawyer whether he is doing this for you (it is often an extra charge). There are plenty of books and manuals published on this topic and I suggest you check around. After you set up your accounts, take note of who you can call in an emergency or when you need service. Also, take the time to identify the closest police and fire stations as well as the nearest hospital. Since you have a new home, ensure you complete your Tarion pre-delivery inspection. receives the adjustments from the builder’s lawyer, your lawyer should call you anywhere from two days to a week before the closing and provide you with the exact figures you need to close the deal. Your lawyer is as anxious as you are to get you the right numbers and receive your money, but sometimes the other side is slow in providing the final figures. Remember, generally all cheques need to be certified as they go through the lawyer’s trust account. Ensure that your financial institution has provided your lawyer with mortgage instructions at least a week before closing. Your lawyer cannot close your deal without this, and it is your obligation to ensure he/she has these instructions in a timely manner. So follow up with your broker, bank, trust or private lender.

Usually a day or two before closing, you’ll go to your lawyer’s office and you’ll need to bring with you any extra money needed to close, a copy of the Tarion inspection report and two pieces of ID, one with a picture, (this cannot be an OHIP card). At the office, you will sign all of the documents necessary to close the deal, which are mostly delivered to the other side as a ‘closing package’. Now it’s the day of the actual closing, so what happens? Your lawyer delivers the certified cheques and ‘closing package’ to the builder’s lawyer and then both lawyers sign off on the documents through the Government of Ontario’s electronic registry system, called Teraview. All documents are registered, and you own the house! Keys are either handed over at the site, through your real estate agent, or your lawyer will have them. Your lawyer should phone you with this information. Now what? Move in and enjoy and sometime in the next 60 days, your lawyer should provide you with his report with all your documents and his final account. Over the past 10 years, there’s been a staggering fivefold increase in the percentage of Canada’s new-home market share for condo sales. In just one year in Ottawa, unit sales in the condo market have increased 21 per cent from 173 units sold in January 2018 to 209 units in January 2019. There are a number of explanations for the shift. Firstly, for many city-dwelling first-time buyers, it’s become the only realistic financial option. Next, even among those “Generation Y” purchasers with thicker wallets, the hipness factor of condo living goes a long way. For a childless 30-year-old, an urban loft has more appeal than a four-bedroom home with a lawn to mow. Additionally, as Baby Boomers become empty nesters, there’s a growing segment of the population looking to downsize from large family homes. Both younger and older purchasers appreciate the worry-free aspect of condo ownership. Maintenance and security issues are kept to a minimum, allowing for a “lockand-leave” lifestyle. The word “condominium” often conjures an image of a highrise tower. However, it’s actually a legal definition that refers to the method of ownership, not the type of building. With a condominium, you own the interior space of your home outright. Other elements of the building, such as hallways,

elevators, recreational facilities and outside grounds, are known as “common elements”. These are jointly owned by you and the other homeowners in your building. Your balcony or terrace, and sometimes your parking spot, are known as “exclusive use” common elements. While their upkeep is not your responsibility, they are intended for your use only. Condo owners pay for maintenance such as grounds upkeep and swimming pool cleaning through a monthly charge known as a maintenance or condo fee. This fee also covers the costs of management, administration and insurance for common areas, and often covers the cost of utilities. In many cases, a condominium “reserve fund” will cover the replacement cost of items such as a broken furnace. Maintenance fees can vary substantially between

condominiums, depending on both the square footage of the owner’s home and the level of the building’s amenities. For instance, a highrise condo with a swimming pool and gym will have higher fees than a townhome condominium with minimal grounds keeping. Keep in mind that having such amenities at your doorstep may save you the cost of a fitness club membership. You may be able to entertain in a huge party room or watch movies with friends in a multi-media lounge – pastimes that would likely be beyond your reach outside of the condominium paradigm. While condo living isn’t for everybody, an increasing number of people are discovering its benefits. It comes down to weighing what’s important to you.

This process combines the interest and principal together in an established schedule of payment installments, rather than simply paying off interest at the start, which helps build home equity early on.

Ontario Building Code

The Ontario Building Code Act is the legislative framework governing the construction, renovation and change-of-use of a building in the Province of Ontario. It establishes detailed technical and administrative requirements in the province.

Assessed value

This is how much a home is worth according to a public tax assessor who makes this determination in order to figure out how much city or state tax the owner owes.

Condo ownership

Condominium ownership is real estate that is independently owned and sellable, but the owners of the individual units also collectively own the common areas, amenities and utilities which are managed collectively by the owners as outlined in the Ontario Condominium Act.

Freehold ownership

Freehold means permanent and absolute tenure of land or property with freedom of full use and control of the land and buildings on it, subject to any rights of the Crown, local land-use bylaws and any other restrictions in place at the time of purchase

Closing

Closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs. It is advisable to have a lawyer facilitate closing.

Closing costs

In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closing costs include the mortgage processing costs, title insurance, excise tax, and legal fees.

Adjustable-rate and fixed rate mortgages

There are generally two types of conventional mortgages – a fixed-rate and an adjustable-rate mortgage. An adjustable-rate mortgage means the interest rate can change over the term of the loan. A fixed-rated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.
