WHEN A NEW BUILDING BECOMES A HOME IN A COMMUNITY When possession day came last November on our new home on our still very much under-development street, we moved in the next day. As the only people living on the street, the initial days were a hybrid of emotions varying from loneliness thanks to the empty streets and lack of Internet, all whilst simultaneously basking in the solitude of being the only inhabitants. As days turned into weeks, we steadily watched as our neighbours took possession of their new homes and moved in. Thanks to the onset of winter, however, the sightings of said neighbours were few and far between. The only indication that someone was home were the cars in the driveway. Now that the warmer months are upon us, and with the addition of a fur-baby into the mix in our househould, we’re spending more time outside - and we’re not the only ones. Slowly but surely, those imperceptible neighbours are coming outside, too. They hold out their hand in greeting, or call out ‘hello’. Some people are reclusive by nature, myself included, but in our new community, I find myself waving back. Perhaps it’s the months of built-up curiousity, or I’m not as introverted as I thought. The move into the new subdivision has made me aware of the power of being neighbourly - it’s the difference between someone intercepting an intruder, or offering to take the dog out when we’re not there. It’s the power of our house not just being a building, but a home in a community.

Rohit ready in Seton Rohit Communities held the official grand opening on April 27 of its two new designer apartments in Seton, launching sales of building B of the twobuilding, 168-suite condominium project in one of Calgary’s most amenity-rich new communities. With 12 different one- and twobedroom floorplans, six distinct interior design palettes, and sizes ranging from 540 to 942 sq.-ft., the opportunity for buyers to customize their condo is proving very popular as building A is 70 per cent sold out. “Sales have been really strong since March,” says Ashley

Buchanan, area sales manager. Luxury standard features like stainless steel appliances, laminate and tile flooring and quartz countertops, gas barbecue

hook-ups and private balconies with low-maintenance Duradek flooring further add to the appeal, as does the colourful exterior architectural styling. “Every hour there’s something happening here,” says Stuart Wen, senior marketing coordinator for Rohit’s Calgary operations, quick to give credit to the construction team. “Things are really coming together. We have a lot of firsttime buyers and a few downsizers.” says Wen. “We’re not seeing a lot of families. They tend to be drawn more to our townhomes, just a couple blocks over.” Price points start in the $160,000s, with first possessions in building A scheduled for this summer.

Canmore market rock solid Condos and townhomes comprise 70 per cent of active listings in Canmore, which bucks the slowdown trend in Canadian and Albertan real estate. For the first quarter of 2019, there was an 11 per cent rise in total residential sales compared to Q1 in 2018, according to Ross Jansen, sales director for Spring Creek, Canmore, who tracks local sales statistics. “Spring Creek is the preferred address in Canmore. From 2013 right to now in 2019, sales for our condos and townhomes have been consistent,” says Jansen. “We have seen steady price growth for our new lodges and resale homes in Spring Creek are keeping pace.”

Jack Pine Lodge, which broke ground in March, offers one-, twoand three-bedroom home suites ranging in size from 751 to 1,879 sq.-ft and in price from $479,000 to $1.14 million. It features a twobedroom live/work suite with 1,746 sq.ft. of living pace and 1,069 sq.ft. of street level retail space. The trend is continuing as sales statistics released at the end of April from the Calgary Real Estate Board, (CREB) shows that year-todate sales in the Bighorn region which includes Canmore, Exshaw, Ghost Lake, Harvey Heights, increased by 9.7 per cent from April last year. Listings increased by 8.2 per cent and Canmore just recorded its largest residential land

sale ever at $6 million. OUTDOOR SPACES by HEATHER RYAN With the arrival of warmer weather, many Calgarians are turning their attentions from their indoor to outdoor space and considering projects they want to take on this spring and summer. Homeowners already taking advantage of the sunshine are preparing garden beds, raking and mowing lawns and looking at ways to turn their yards into an inviting living spaces. With a little planning, you can turn your backyard into an attractive entertaining space, a private place for relaxation or a peaceful nature experience, while the front yard can present colourful gardens that add to your home’s curb appeal. When you buy a new home, you have a unique opportunity to develop your landscaping from the very beginning, adding beauty to your home, the street and the community. If you’re like many Calgarians who are looking to buy a new home this spring, you may be surprised to discover that several of the home builders featured in this magazine offer landscaping options or “packages” that include planting trees, sodding front

yards or even adding patios and decks. Plus, local builders have a network of professionals including landscape specialists, so check with your builder to see if they have one they can recommend. Before you start landscaping, there are some things to consider regardless of whether you plan to work with a landscaping specialist or do the work yourself. First, planning is everything. Make sure you develop a full vision of your entire outdoor space to avoid making mistakes. Put together a wish list that includes items that you have always wanted such as gardens, patios, decks, fences and gazebos. Then review those items and compare them to the space you have to see what you can realistically do in the outdoor space you have. You may need to be creative by putting together a vertical garden if you have a smaller footprint. Once that’s done, prioritize what items can be done now and what can be phased in over time when budget allows. With landscaping projects, remember soil preparation and water control, particularly

drainage, are crucial. Talk with your home builder about the soil type on your property, landfill, foundation height and backfill around the house. It’s important to ask about drainage patterns to ensure that water drains away from your home. Some outdoor design trends in Calgary include roof structures, which allow you to enjoy the outdoors even during a rain shower, as well as outdoor fireplaces, gas heaters and fire tables that add warmth to chilly Calgary evenings. There are also outdoor kitchens and living rooms that allow you to use the backyard as an extension of the indoors. Naturescapes, such as rock gardens, garden fountains, waterfalls and ponds are popular additions, but be realistic with whatever you create and think about how much maintenance you are willing to, and/or are capable of undertaking. A lot of condo developments say they offer ‘something for everyone’, but when Jayman Built says it, believe it. They even have their own ‘main street’ with a variety of shops and services. Located in the northwest corner of Westman Village, Calligraphy is a trio of buildings now in its final phase. If you’re looking for variety, Calligraphy is the place to start. Not only are the three buildings themselves significantly different, but the size and price range, plus number of onebedroom-plus-den, two-bedroom and two-bedroom-plus-den floorplans available offer maximum opportunity to choose the home that’s right for you. The buildings have 104, 83 and 43 suites ranging in size from 535 to 1,135 sq.-ft. Penthouse suites measure in at a spacious 2,145 to 3,000+ sq.ft. Price points start in the low $250,000s and top out at just over $3 million. Building one is about 90 per cent sold out, says Shaughnessy, and building two is selling now. “As you might expect, there’s a wide range of buyers with such a diverse project.”

Reflection is a collection of estate townhome condos, with six homes to a building and a total of nine buildings. These stunningly beautiful homes feature massive terraces on the upper floors, with spectacular views of the lake and downtown Calgary. Now in its final phase, suites range from 1,527 to 2,570 sq.-ft., with price points from $779,000 up to $2.2 million, and are now 55 per cent sold, says Shaughnessy. GET YOURSELF ELECTED! BE A CONDO “ALDERMAN” OR “MAYOR”! LINDA PALFI It’s not easy (or cheap!) to be elected mayor or alderman in a big city such as Calgary. While that aspiration is beyond most of us, it’s well within reach to be a member of your condominium corporation board of directors, perhaps even as chair. The person in that position is also president of the condominium corporation, which may own a million-dollar asset, and have a budget rivaling that of small municipalities. is. Under the Constitution of Canada, there’s no distinction between a city council and a condominium board. They have equal authority through provincial statutes to tax as necessary, to foreclose for non-payment, to pass bylaws, and to enforce those laws. As a current condo board member and condominium property manager, I can tell you that aside from the smaller scale of issues in a condominium, they’re exactly the same as issues in towns and larger cities. For those who avoid the limelight, a condominium allows a few-duties approach of letting others govern the condo, and letting professionals manage

and maintain the assets and services. But for those of us who like to be involved and enjoy an increased sense of community through our roles, election to your condo board of directors at your annual general meeting can be educational and rewarding. Very often there’s no need for an election. With fewer residents to draw on than a municipality, condominiums usually are happy with between three and seven volunteers who will form the board for the coming year. Many boards make their meetings a social event, with refreshments and welcoming non-board-member homeowners as observers. Here is an outline of the duties that the condo’s mayor and alderman….I mean, chair and directors, must perform: • Employ a professional manager or run the corporation as selfmanaged. • Keep track of revenues and expenses, and of capital replacement reserve funds. • Administer and maintain the common property “in a state of good and serviceable repair”. • Enforce the bylaws. • Establish and maintain a reserve fund for major repair and replacement of assets. Here are some practical examples of a board’s monthly meat and potatoes: • A resident is not paying the condo fees. At what point do we take action, and how severe should it be? Do we move to foreclose on the property? • An elderly lady’s dog has for the umpteenth time done dirty in the hallway. Do we require removal of the dog? Do we allow her to have a different dog? Do we bill her for the cleaning? Do we recognize her claim that she needs a dog for mental-health medical reasons? • A resident’s visitor continues to park in the loading zone. Do we fine the resident he’s visiting, or have the car ticketed or also towed away? How many warnings do we give before we act? • The corporation is running a

deficit due to increased energy costs. Do we take money from the reserve account to pay the bills and hope things will soon change? Otherwise, do we increase condo fees or do a one-time special assessment to cover the winter shortfall? Welcome to civic and condominium government. Every mayor and alderman from Calgary to Edmonton and over to Halifax will recognize these issues, other than for the scale and the number of people involved. Someone has to run the show. CMHC QUARTERLY REPORT SEES LIGHT AT THE END OF THE

At first glance, the diagnosis of what’s ailing the local housing market seems obvious: a combination of soft demand and elevated inventory has prompted builders to continue slowing down production. As economic challenges persist, prospective buyers are seeking more affordable options in the market. It’s not quite that simple, however, as Canada Mortgage and Housing Corporation’s (CMHC) quarterly Housing Market Assessment (HMA), released May 2, shows. The HMA includes a detailed look at the Metro Calgary housing market through the first quarter of the year, based on data up to the end of March 2019. Overall, the report shows the Calgary housing market to be in pretty good health, with a positive long-term prognosis. “While overbuilding continues to persist,” says James Cuddy, senior analyst of economics with CMHC, “there are some signs of support in the market. New listings and new home production levels are generally moving slower and more affordable options in the market have been experiencing demand growth. These trends help put the market on a path towards balance, however it will take time as inventories remain elevated.” 28  New Home + Condo Guide  |   May 31–June 28, 2019

Ultimately, he says, it all goes back to 2014-15 when oil prices crashed. The Calgary economy was hit hard, demand for homes fell rapidly enough that there was a disconnect between supply and demand, mostly in the multifamily sector. “Economic recovery has been slow,” he says. “Calgary is still dealing with elevated inventory, but we’re starting to see some support in the market. The price of condos has come down, individuals looking for affordable housing have been responding, and consequently apartment inventories are coming down as builders adjust.” On the single-family side of things, says Cuddy, inventories are still a little elevated from historical numbers with 543 completed and unsold units on the market at April monthend. Builders have recognized that market preferences have changed due to things like mortgage rates and qualification guidelines (OSFI stress test) which has affected demand. Bryan Logel, vice president of marketing with Brad Remington Homes, one of the market’s most successful locally-owned and operated condo developers, has also seen the market change in the past couple of years with a shift from first-time homebuyers to a downsizer demographic. “The younger market has all but disappeared,” he says, “thanks to a poor local economy and federal mortgage rules. Quick possession homes are more desirable because people are waiting for their current home to sell before they buy a new one.” “It’s hard to say what the impact of the recent provincial election in Alberta will be,” says Cuddy, “or the fall federal election.” He expects 2019 to be a ‘year of recovery’ in the economy which, combined with careful builder management of inventory, bodes

well for the industry. In Calgary, April new home starts are up from last month, but down from last year – both good indicators of a healthy market. How can both be true? Remember, according to CMHC, there was significant evidence of overbuilding and underabsorption in the Calgary market in 2018. Therefore, it’s not surprising that starts are down from last year’s levels as builders build less, have less unabsorbed inventory, and the market ‘corrects itself’. The latest figures show total absorptions were up, and unabsorbed inventory even. Jim Zang is a professional writer/ editor who has lived in Calgary his entire life.
