ownership - you own the home, you own the land! It was like breathing air; you never even considered an alternative. And suddenly, recently, owning your home but not owning the land has become more accepted.” How”, some ask, “can this be?” “Who owns their home but not the land on which it sits?” Well, in my opinion, over 1,000,000 Canadians already do; some live in RLL communities and others live in condominiums. I’m old enough to remember when the notion of condominium ownership was introduced in Canada. In 1967, the Erik J. Peters first condo in Canada opened in northeast Edmonton. Two years later, the first condo in Toronto was created by converting a rental building. At the time, I had a paper route, delivering the Toronto Daily Star (as it was then called) in our neighbourhood, and I remember reading stories challenging this new idea; “You rent an apartment, you don’t own it!” I remember how difficult it was for so many to accept the concept. And yet now, 45 years later, look at what’s driving the real estate market, not just in Edmonton or Toronto but across the country; it’s the condo market. In the same way, the ‘new’ idea of RLL still seems odd to some people. And, like condos, it’s not for everyone. To some, owning the land on which their home sits was, is, and always will be paramount. But to many more, land ownership is no longer important, and RLL affords them the opportunity to more easily own their own detached bungalow or townhome – to start the next stage of their lives, whatever that may be – with the sense of security and peace of mind that is a hallmark of home ownership. And it will continue to do so for many years to come... just like condominiums did almost half a century ago.

A ‘new’ idea with a long history makes home ownership easier I’ve written before in this column about

residential land lease (RLL), an alternative to freehold home ownership for Canadians, wherein you own your home and lease the land it’s on. I’ve explained how RLL can help them plan a future with the peace of mind that home ownership can uniquely provide, easier and less expensively than freehold ownership can and that renting, by definition, simply can’t. In this issue, I‘d like to briefly address the notion of land ownership itself. In eight years specializing in the RLL arena of the Canadian real estate market - first in sales, then as a Community Manager and now, in my current position - I have come to appreciate that it is this, more than anything else, that is the crucible in which some apprehensions about RLL are still forged. Home ownership in Canada has always been comprised of two components: owning the home and owning the land. Just because you’re over 60, doesn’t mean you can’t be in great shape, he says. “The great thing about retirement is that you have the time to get in the exercise you need, just by going about your daily chores or making exercise part of your life,” he says. “There are countless benefits to exercising, even if it’s only a few times a week.” Take a look at Gretzky’s health and fitness tips for seniors: Talk to your doctor No matter what your age is, you should always consult your doctor before you start any type of fitness regime. Ensure you are in good health and know your limitations. Make a date One of the best ways to ensure you keep with your program, at any age, is to exercise with a buddy. Make a date with a friend three times a week to head out for a brisk walk, 30 to 45 minutes is ideal. Incorporate household and outdoor chores Gardening and chores around the house can get your heart pumping. Pulling weeds, mowing the lawn and vacuuming get you moving. Walk it off Park in one of the furthest spots when you go to the grocery store, or the mall –or leave the car at home all together. Put on your dancing shoes: Aerobic dance classes are a fun way to stay active and are great exercise – as long as you don’t get too fancy and start jumping and jiving. Know your limits – if you are working out in a

class, simply skip the jumps and march on the spot until the next move. Don’t forget the strength training To keep your bones and joints healthy and strong, don’t forget to incorporate some strength training into your exercise routine. You can use free weights or elastic resistance bands and perform the moves right in your own living room. Make it fun This is the most important thing to remember. We all know exercising can be a bit of a chore sometimes, but if you do something you enjoy, you are more likely to stick with it. NC
