When it comes to designing your home’s outdoor living space, all too often it becomes a second thought, if considered at all. Big mistake! By applying the right focus and some tried-and-true design principles, it’s possible to add fabulous and functional living space to your home. As the owner and designer behind this sun-soaked space, I will say that the result didn’t come by chance. I approached the design with my eye on three key points: The view, the style and the function. Here’s how my vision came to life.

My home is fortunate enough to have stunning natural views, so maximizing vistas of the mountains and water was a must. I did this by doubling my outdoor living area with a two-level design. The lower level captures the mountains, while the upper level overlooks the shimmering water. The upper deck features comfortable lounge seating and a fire pit, encircled in a barely there, frameless glass railing that offers unobstructed views and a clean, modern aesthetic.

Continuity is key in achieving a fluid aesthetic. I opted for a fabulous Palm Springs-inspired palette. Characterized by an uninterrupted scheme of cream, coral and royal blue, complemented with soft fabrics and finishes. Through the kitchen and family room, past the stacking glass doors and out onto the mainfloor patio, you get a distinct sense that the spaces were designed in sync. The uninterrupted indooroutdoor experience draws some traditional “interior” elements outside, such as a rug underfoot, beautiful quality furnishings, accessories and art to complete the space. A well-designed, well-planned alfresco entertaining area shouldn’t be limited to those fleeting summer months. I kept this idea in mind throughout the design process. So, how did I create that elusive eternal summer on my patio? I incorporated wood soffits and pavers layered with rugs to visually heat up this otherwise contemporary exterior. But a warm look can only go so far. To tackle the cool temperatures, integrated heaters mounted overhead allow for year-round use of this covered dining lounging area, complete with an oversized barbecue. To top it off, the hot tub just outside the master bedroom serves its purpose during the coldest months.

I’d love it if every one of my columns could be about the rosy side of homeownership. But the reality is that a fair number of my clients will, at one point or another, face the unhappy prospect of divorce. In my role as a realtor, there are several ways I can help them get through this painful time. While a lawyer is the go-to expert on legal matters, I like to make sure that my clients have taken stock of their financial resources and weighed every option before deciding whether to sell or to stay. Unless you’ve got a pre-nuptial agreement, the value of your home will be equally split between you and your partner. While one partner sometimes refinances the existing mortgage, most of my divorcing clients agree to sell the matrimonial home and find individual residences. It can be tempting to install that For Sale sign right away, but taking the time to find a realtor who is responsive to your needs will ultimately lessen your stress level. The right realtor will provide valuable insights on choosing a next home, given your change in circumstances. When the breakup is particularly angry or awkward, your realtor should feel comfortable mediating between you and your ex-partner during New Home + Condo Guide | May 25–June 8, 2019
the selling process. And finally, a great realtor will guide you to a skilled professional stager. Staging your home for sale is always important, but never more so than when you’re selling because of divorce. It’s a fact that buyers will pick up on subtle signs of a house divided; either they’ll be turned off altogether, or they’ll treat it as an invitation for rockbottom bids. With that in mind, do your best to reveal nothing about your estrangement. There’s no need to hang a giant wedding photo above the bed – but do maintain the bedroom as though it’s a shared space. If possible, clothing from both partners should hang in the closets; if one partner is using a spare bedroom, it should appear to be a welcoming space for guests. Naturally, legal papers should always be kept in a safe, secure place. As your surroundings become more neutral, and your
emotionally loaded personal items are boxed up, you’ll find it easier to begin planning for the next stage of your life. Have faith: Your new home-sweet-home is out there. Freehold ownership Freehold means permanent and absolute tenure of land or property with freedom of full use and control of the land and buildings on it, subject to any rights of the Crown, local land-use bylaws and any other restrictions in place at the time of purchase
Adjustable-rate and fixed rate mortgages There are generally two types of conventional mortgages – a fixed-rate and an adjustablerate mortgage. An adjustablerate mortgage means the interest rate can change over the term of the loan. A fixedrated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.

In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closings costs include the mortgage processing costs, title insurance, and excise tax, and legal fees.
The percentage of your gross monthly income that housingrelated payments (mortgage, property taxes and heating) eats up. Depending on your situation, to qualify for a mortgage, your GDSR should be 39 per cent (or less) of your gross monthly income.
This is how much a home is worth according to a public tax assessor who makes this determination in order to figure out how much city or state tax the owner owes.

Condo ownership
Condominium ownership is real estate that is independently owned and sellable, but the owners of the individual units also collectively own the common areas, amenities and utilities which are managed collectively by the owners as outlined in the Ontario Condominium Act.
Gross debt service ratio
Closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs. It is advisable to have a lawyer facilitate closing.

This process combines the interest and principal together in an established schedule of payment installments, rather than simply paying off interest at the start, which helps build home equity early on.

The board of directors sit at the heart of a condominium corporation and oversees its business affairs. As they are members of the condominium corporation, it’s important that owners hold the board accountable for its decisions. ELECTING THE BOARD OF DIRECTORS
Owners hold supervisory power over the board of directors through elections. Board members are elected at the Annual General Meeting (the AGM). If an owner wants to run for a position on the board, they should notify the board ahead of the AGM. The owner’s name will then be included in the AGM package sent out to residents before the meeting. At the meeting, candidates will introduce themselves prior to the vote of residents. A board must have at least three directors, since odd numbers help prevent issues during board votes. The number of directors is specified in the condo declarations. Each board member’s term can be up to three years, but terms are set typically so that they do not all expire at once.

IS THERE TRAINING AVAILABLE FOR CONDOMINIUM BOARD MEMBERS? Directors elected or appointed on or after November 1, 2017 are required to take online training offered by the Condominium Authority of Ontario. Directors must uphold a standard of care. This means they must perform duties with care, diligence and skill. If a board member is not doing their job or is acting inappropriately, they can be removed. To have a director removed, a meeting of owners must be called for that purpose. In order to remove the director, a majority of all owners must vote in favour of removal, either in person or by proxy. If the owners vote to remove a director, the owners may elect any person qualified to be a member of the board to serve the remaining term of the director who
has been removed, according to the condo corporation’s by-laws dealing with the election of directors. WHAT ARE THE ROLES AND RESPONSIBILITIES OF THE BOARD OF DIRECTORS?
Your board of directors meets regularly to conduct condominium business. Meetings typically occur once a month. The board of directors must ensure the corporation is run in compliance with the Condominium Act. Some of a director’s responsibilities include: • tracking the condominium’s financial performance • ensuring all required maintenance and repairs are carried out • updating the reserve fund study every three years • proposing changes to condominium by-laws • enacting rules to promote the safety, security and welfare of all owners • providing regular communication with the other owners DIRECTOR QUALIFICATIONS
To be a director, there are three qualifications. You
must: • be at least 18 years of age • not be bankrupt • be capable of managing property A director will immediately be disqualified from acting if a lien is registered against their unit or they become bankrupt. The condominium corporation’s by-laws may also include additional conditions for qualification and/or disqualification of directors. While the board of directors holds great power within the condominium corporation, owners are the check and balance. It’s important to attend AGMs, vote for board members and run for positions to ensure your home is well maintained for years to come.
