CO Awareness Week is November 2 – 8 Carbon monoxide (CO) is odourless, colourless and lethal. You can prevent and detect it by taking simple steps at home. Cut out and complete this checklist to stay safe from CO:

Take these steps to prevent CO in your home: Fuel-burning appliances (i.e. furnace, hot water heater, fireplace, natural gas range, etc.) checked by a qualified technician regularly according to manufacturers’ specifications. Last inspection (date): _______________________________ Furnace filter checked monthly and replaced (if necessary). Date last replaced: __________________________________ Indoor and outdoor vents and chimneys cleared of debris, snow and ice (if necessary). Area around fuel-burning appliances clutter free. Flames of all natural gas appliances checked regularly (it should be blue). Adequate air supply (nearby window opened) when using a wood-burning fireplace. Vehicles never idled in garage, even with the overhead door open.

PROTECTING YOUR HOME AND CASTLE against the ravages of time

and nature are truly the most important reasons to renovate. Houses are organic in nature and time takes its toll on structures. Homeowners Sandy and Duff reflect on what motivated them to plan and follow through on their renovation and they had a very clear thought pattern. Sandy explains, “The house had become very dated since we renovated in the early 1980’s. We didn’t need more space, just better planned and usable space. The kitchen cabinets were falling apart and one-by12 HOME DÉCOR AND RENOVATIONS NOV - DEC 2014

one, the appliances were giving up. We’ve always entertained large family groups and everyone seemed to congregate in the middle of our tiny kitchen. The dining room was very dark and though we used it often, it was a real squeeze to ‘shoe horn’ everyone around the table. The master bedroom had a small closet and was serviced by the only bathroom on the main level. I really wanted a reasonably sized walk-in closet and a powder room for guests.” Sandy went on to explain that they had been considering the renovation for about five years. She explained the thought process that lead them to the decision to stay, renovate and “provide a vote of confidence” to the older unpretentious neighbourhood that they lived in and loved. “We knew something had to be done for the past five years. We considered moving to another part of town, but simply couldn’t find a house that fit the bill. New builds were too large and anything in a mature area still needed renovating. New parts of town simply didn’t offer the access to parks and walking trails and finding a southwest yard exposure with mature trees proved impossible. The decisive factor to renovate was the severe ice


damming every winter. It was getting progressively worse and we couldn’t see facing another year dreading every snowfall, freeze and thaw.” When asking Sandy to describe more about the importance that neighbourhood and community meant to her the emphatic response rang deeply of a love that many families feel for a place that has become home. “We love our neighbourhood – it’s very important to us. It is a mature area with an abundance of birds, squirrels, rabbits and the odd coyote. Some neighbours have had porcupine, deer and moose in their yards. We have quick access to bike and walking trails through heavily forested park areas. We love the sound of the kids at the school playground and the outdoor pool. When we moved to our street our kids were very young. We were very fortunate to have three grandparents and two aunts within a few block radius of our house. They grew up feeling very comfortable dropping in and spending time with their extended family. Our kids grew up on this street and have built enduring, lifelong friendships with our neighbours’ kids. They are all into their 30s now but one recent Thanksgiving they all got together in front of our houses for an all-age, all-gender game of road hockey.” Other benefits of staying in their neighbourhood were considered too as Sandy continued to share, “Our access to Edmonton city centre and Anthony Henday Drive are terrific. We can leave home and be sitting in our seats at the Citadel Theatre within 30 minutes.” With clarity around all the reasons to stay in the neighbourhood and renovate the focus shifted to the essentials of the renovation and the new comforts and conveniences a renovation can breathe into a home. “The biggest concern was the roof, ceiling and ice damming. We knew there was a huge issue and it needed to be tackled on several fronts. In addition, beefing up the insulation in the original 1964 walls and improving the lighting and electrical were very important.”

Finding the right contractor who could put it all together for Sandy and Duff was the next logical step and they did their due diligence when finding and selecting Aquarian as their renovator. “Over a couple of years we kept seeing Aquarian win awards for various projects. A little research showed terrific renovation results and happy customers. There was a track record of quality work, but ultimately it was meeting the people behind Aquarian. They made us feel confident and comfortable with the entire process. It was very clear they have a passion for what they do and strive for excellence.” With such a vote of confidence the Aquarian team moved collaboratively into the design process taking the ideas from the “doodle” phase, through the blue printing and into the 3D renderings with some features added, shifted or taken

away throughout the process. “The biggest challenge,” Sandy recalls was, “throwing out our preconceived notions regarding what was possible and what was not.” Being very pragmatic Sandy and Duff were prepared to tackle the structural issues in the house first and the building envelop was at the top of the list. The lack of air flow, poor insulation and vapour barrier was the cause behind the massive ice damming and serious water related issues in the roof, attic and walls. This had to be fixed. Aquarian explored the situation and decided to remove all the ceiling drywall, insulation and shingles. Strapping the existing roof allowed for a 1 ½” unimpeded air flow. A continuous ridge vent was then installed for additional air flow and a proper vapour barrier was added. The entire roof was re-sheeted and then shingled. Spray foam insulation was used in the vaulted ceiling areas. Exterior walls were rebuilt with 2x6 studs allowing for R20 insulation and vapour barrier. New Hardie siding was added and the house now has a new lease on life. The house not only looks terrific but also has a secure building envelope ready to take on the elements. The design process was thorough and during a preconstruction meeting suggestions were still being made regarding the transition between the two different roof slopes. The process worked well and as Sandy shared, “The end result is what really made the kitchen work and it now ties the entire main floor together.” 14 HOME DÉCOR AND RENOVATIONS NOV - DEC 2014

When exploring the uniqueness of this renovation Sandy had several delightful things to point out. “We think our kitchen is pretty special – the massive island, new kitchen window and the fact that we can see the front and back yard. We also love the fact that although the floor plan is open, there are two distinct seating areas not visible to each other but can all be seen from the kitchen. The en-suite and master walk-in closet have really improved the private part of the house and we can’t believe how much light the Solatube lets in! One of the best things is that our collection of vintage Murano glass lighting has finally found a home in the foyer. When we suggested hanging this in the foyer, everyone jumped on board to make it happen. We think it looks spectacular.” Renovations can be stressful for homeowners and renovators alike and Sandy and Duff explained how they managed to enjoy the process with a positive attitude and a great sense of humour. “In a rather twisted way we did enjoy the process – it allowed us to shed a lot of “stuff” that had accumulated over the years. The things we had “just because” – handme-down items that really weren’t to our taste and all the bric-a-brac that fills nooks and crannies after living in one place a long time. As a matter of fact, we were so into the “decluttering’ process that we took on the crawlspaces, garden shed (which we actually tore down) and garage as well. The Salvation Army, Habitat for Humanity, Value Village and Goodwill became regular stops for us. After our house was packed up and the Pod was in storage we went to Phoenix for seven weeks. Neither of us had ever been away from the office for that long – but we can work from almost anywhere today.” When asked about communication and staying in touch with their renovator Sandy said, “We were never terribly concerned about the project, we were updated via Builder Trend and our kids stopped by the site and took photos. At the end of the day we knew that we were going to have a much better space in which to live. It was simply a matter


of time. Our mantra was ‘Change is good, Change is good, change is…” Sandy was also quick to add, “Oh yes, another delightful moment was seeing the 1980’s Golden Oak hit the dumpster! I wouldn’t change a thing except for doing the renovation a couple of years earlier.” The reaction from friends is a resounding “Wow! as our home doesn’t resemble what it once was at all. It’s functional, it flows and now we have the space to put those people to work who previously plugged up the kitchen! Family events will be a little less “cozy” than before with seating for 17 in the same area. I absolutely recommend Aquarian to family and friends and already have another family member in the queue for a renovation on her home.” Satisfied, comfortable and safe in their new spacious environment these homeowners can thoroughly enjoy their whole property inside and out, “The real bonus is that with the floor plan reworked, the garden doors really invite everyone out into the yard. The upper deck has become the extension to the main floor living area that it always should have been. Our yard has been a decade long labour of love – and now we get to enjoy it even more. We have clear sight lines to both front and back yards. It is wonderful to be able to see all the activities that take place.” As this family settles into their amazing new renovated space they can focus on those family gatherings, the joys of their beautiful, new space and rest assured that they will be safe and dry as the winter winds blow.

CORNER WINDOWS & FLOOR TO CEILING WINDOWS Corner windows not only improve natural light but add a stunning design feature to your home. These windows create an attraction from outside as well as inside. With the corner invisible, the glass flows through and you experience the sense of standing outdoors while still being indoors giving the illusion that there is more space inside. INVITE CLEARLY Include necessary information for your guests in the invitation, such as where the event will be held, what time and dress code required.

THE SPARK As host, you set the tone for making your guests feel comfortable and welcome. Make sure to circulate the room, introduce guests to each other, engage in interesting conversation. No talk of politics, please!

THE LIST Preparing your guest list carefully is key to a successful party. Creating a congenial guest list ensures a comfortable and enjoyable evening for all.

KEEP CALM AND PLAN ON Set your menu ahead of time, ensuring you’ve checked all of your guests’ dietary restrictions and you have enough food for the entire evening.

EXCEPT OFFERS OF HELP Throwing a party can be enjoyable, especially if you approach it with simplicity. If someone offers to bring something, look at your menu and ask accordingly.

Decoding the code by MICHAEL NYIKES

I received an email from a lady who is planning to do an extensive renovation and she asked whether windows in bedrooms are governed by the building code or fire code?

A

Although bedroom windows are not considered to be an ordinary means of entry and exit to a room, in the case of a fire many occupants have been saved by using them as an emergency escape route. There have been instances where sometimes by the time an occupant is able to respond to a smoke alarm, their house may already be filled with smoke and their escape route from the bedroom via the door blocked. This is where windows become critical as a means of escape. The 2006 Alberta Building Code article 9.7.1.2. establishes the general requirement that bedrooms must have at least one window that is large enough that it can be used as an exit in case of an emergency. (The article does not apply when the bedroom has a door leading directly to the outside or the suite is sprinklered.) Therefore unless the bedroom has a door that leads directly to the building exterior, or the suite is sprinklered, each bedroom must have at least one window openable from the inside without the use of tools or special 30 HOME DÉCOR AND RENOVATIONS NOV - DEC 2014

knowledge. This window must provide an unobstructed opening with a minimum area of 0.35 m2 (3.77 ft2 or 543 sq inches), and no dimension less than 380 mm (15 in.). The minimum window area must be achieved without having to remove window sashes or hardware. Also the window can’t require support when in the open position. Basement bedroom windows present an added challenge. Besides the height, width and overall area requirements that the window must meet, there are certain requirements for the window well on the building exterior. If a window well is required, it must be out from the window at least 550 mm (about 22”) to provide safe passage. Awning style windows for example opening into a window well typically do not work because they sometimes cannot provide the necessary clearances and the hardware can obstruct the opening. Details of windows opening into a window well are covered in article 9.7.1.3. of the 2006 Alberta Building Code. When the cool weather comes around, the wardrobe advice is always the same: dress in layers! Well, this practical idea isn’t just smart for outdoors – it works for your home, too. Layering fabrics isn’t just for furniture; rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or barstool for a softer seat. TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama – mix five to seven smaller rugs in one room (look to CB2 photo above for inspiration) Or, use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room.

Copper, gold and brass are hot in more ways than one – they bring a classic yet trendy style and warm undertone, without feeling like a strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate.

add style – they can move from living room to bedroom and beyond, and dress up or down a room. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more filled-in feel.

warmth to the eye and the hand. A sumptuous grey blanket works folded neatly at the end of a bed, tossed casually on a sofa – pretty much anywhere you want to add some luxury (so it can move between rooms for new looks).

TIP: Spread a blanket across the cushions of a sofa, tuck in at the edges, for a noncommittal contrast-upholstery look - I do this at home all the time!

extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod.

TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape, draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.

Apply a full even bead of caulking around all of the doors and windows. BATHROOM Check caulking around sinks, bathtubs, and showers. Caulking can become brittle and therefore useless as a water seal. After removing the old caulking use a resilient silicone bathroom grade caulking, and do not forget the edge of the tub at the floor and wall. If neglected, a tub enclosure with water damage can be a costly repair. DRAINAGE Ensure that the ground

around your home slopes away from the foundation wall, so that water cannot seep towards the basement. Examine


HEATING SYSTEMS Have your furnace or heating system serviced by a qualified service company once a year. It is wise to have this done during the off season when heating contractors aren’t as busy. Check your furnace filter. If the filter accumulates household dust and is not replaced regularly, your furnace has to work harder to pull the air through the duct system. Clean or replace filters monthly during the heating season. Have your chimney checked each fall before you use it.
