With an almost endless variety of products to choose from, designers and renovators are able to grant just about any home design wish. A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs
up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.

The economics of renovations by MIKE MOORE,

devoted to the renovation industry. Television shows on various specialty networks speak to the good and bad aspects of renovations. Larger than life personalities have made their mark talking about the renovation industry. The Manitoba Home Builders Association features over 30 renovators in its membership. The national concept of RenoMark is exclusive to the renovation industry. So, what’s all this fuss about renovations and exactly how big is it in Manitoba and Winnipeg? Simply put, it’s huge. In Winnipeg alone, $1.2 billion is the value of residential renovations in one year. Renovations account for $370 million in wages on an annual basis and the equivalent of 7,400 jobs are tied to the renovation industry. For the Province of Manitoba, these numbers increase to an investment of $1.9 billion, $670 million in wages and 13,400 jobs. Let us look for a moment at where some of these jobs and expenditures are located. Certainly, there’s the professional renovators and the people they hire. There are the various sub-trades that they may use for specific permitted tasks such as electrical, plumbing or pipe-fitting. Then, of course, there are the suppliers that provide the materials used by the professional
renovators. Companies like McMunn and Yates, Rona, Olympic and Star have a vast array of building materials and tools and the professionals know exactly where to go and what to get to have the job done right. But wait, these venues are also perfect for the do-ityourselfer who just has a minor fixit chore around the home. Not only can we get the materials, but also the tools and the advice on how to do it the right way and the easiest way. In many cases, everything we need is under one roof. Taking things one step further, there are also a wide variety of niche or specialty stores that concentrate on specific products. These could be room oriented or trade oriented. Then, there’s the manufacturers of all of these tools, materials and supplies. Those that are made in Manitoba also create jobs in our province. Of course, we haven’t even considered the outdoors and all of the materials and labour that goes into our yard, our deck, our pool and our driveway. As Winnipeggers, we not only love, but also need to renovate. Our housing market supply is the third oldest in Canada, behind only Halifax and Montreal. Our extreme weather conditions can place a beating on the exterior of a home and our outdoor amenities. I’m probably being conservative here, but I would guess that there’s not a home in the city or the province over ten years old that doesn’t have a renovation project somewhere in the planning stage. It could be an addition, an upgrade, a major change or just something cosmetic to keep up with the trends; but, rest assured, there’s something in the works. So, in conclusion, renovation is big business. It is most definitely an economic driver and stimulator. However, it’s also very important that we all do our renovations the right way – by the book, taking out all required permits, hiring skilled labour and buying from reputable suppliers, so that we don’t have to do it all over again. Renovate smartly. Cutting corners doesn’t work in so many ways.

1 The bulkhead ceiling design evolved into this creation from the necessity to install a beam where the old wall was removed. Additional bulkheads were created to add interest on the ceiling and the 3 bulkheads line up with the tile details surrounding the mirrors. The middle bulkhead encases the structural beam. 2 The colour scheme was inspired by the small mosaic tiles in soft cream, caramel and butter yellow tones. 3 Hanging pendants not only add light but sparkle and glitz.
Potlights in the bulkheads ensure sufficient light for shaving and make-up application. 4 The his & hers metallic copper glass sinks add a pop of a mid colour tone.
The custom curved vanity is painted in a soft cream tone to maintain the light, fresh feel. The under cabinet lighting and the floating design give the illusion of more width to the room. 5
Centiva vinyl floor tiles were chosen for its pearlized finish and warmth underfoot. 6
7 A floating tub was used to keep an open,spa-like feeling. 8 The deck mounted faucets rather than floor mounted faucets, are a more cost effective solution. 9 The wall to wall sheers add soft contrast to all the hard materials, as well as filter the light. A top down/bottom up blind provides the privacy needed.

SETTING YOUR GOALS In setting down your renovation goals, there are three important aspects you should pay particular attention to: Use of Space. How you use a room determines the amount of space required and the extent to which the space needs to be open or closed to surrounding areas of your home. What activities will take place in the room? What existing or future furnishings must fit into it? Will noise from this room be disruptive to others? with improved function, comfort and convenience. The next step in the process is to set some general goals for your project - goals that address both the things you want to change in your home and the new features you want to add. Consider the day-to-day experience of living in your home. Then try to describe the vision you have for your renovation. Don't worry about the nuts and bolts involved in doing the actual work, concentrate on defining the end result. For instance, if your existing kitchen is a problem, describe how your dream kitchen would work. Perhaps it would read something like this: "I'll be able to cook a complete dinner without having to stop and clean up all the time. There's plenty of working space right near the stove and there's also a big area for setting out dishes and serving plates. Everything I need is close at hand, but not on the counter top-there are lots of drawers and cupboards for everything. And there is enough space so that someone else can sit at the kitchen table, and we can carry on a conversation without bumping into each other." By describing your personal renovation goals this way, you focus on the real point of your renovation-how it will impact your lifestyle, not how the actual work will be done. That comes later.
YOUR HOME RENOVATION SHOULD PROVIDE YOU
Light and Brightness. What are the lighting requirements of the activities planned for each room? Do existing windows provide adequate sunlight and a feeling of spaciousness? Will you use this room more during the day or in the evening? If artificial light is needed, would general lighting or task lighting be more suitable? Movement of People. What are the traffic patterns through each area of your home? Does a room provide access to other frequently used parts of your home like the kitchen or bathroom and does this conflict with the activities you plan for this room? A good recovery rate, combined with homeowners’ desire to remain in their homes as long as possible, makes a quality bathroom renovation more appealing and more cost efficient than moving. It’s a choice that is growing in popularity and at Fenwick and Company Interior Design, one of the most frequently asked questions we hear is, ‘How much is a bathroom renovation going to cost?’ That’s a wise question because your budget will guide you in the decisions you’re going to be making. One way to begin is to create a baseline budget. A baseline budget for a total renovation project, including materials and installation, should fall comfortably between 5 and 15 percent of your home’s total value.
THE DECISION TO RENOVATE ANY ROOM IN YOUR HOME IS AN EXCITING ONE
and planning for a new bathroom can give you a wonderful result. Even though it is often the smallest room in your home, a bathroom renovation can be complicated, requiring the professional services of plumbers, carpenters, electricians, cabinetmakers and others. It’s no wonder that on a cost-per-square-foot basis, bathrooms are one of the most expensive spaces to remodel. But there is a surprising perk: According to Buzz Grant, the owner of Mortgage Logic, the Appraisal Institute of Canada says renovations to bathroom have a healthy recovery rate of 75 to 100 percent on the amount spent!

That last variable, the cost of fixtures and other materials, will have the greatest impact on your expenses. But a thoughtful approach to choices in countertops, flooring, tile, plumbing fixtures and more, will result in a budget that gives you an aesthetically pleasing, fully functional bathroom that is truly yours. So how do you make those choices? It’s really a process of “creative distribution.” Perhaps you’d really like to splurge on a fabulous high-tech shower. That expense can be balanced in the budget with a highly functional, but less expensive flooring that still fits the overall aesthetics of what you would like to achieve.

7 Select your flooring with a budget
guideline of about 9%. Vinyl is the most economical but if you prefer tile and are working with a smaller budget, it can be achieved with an eye to simplicity of pattern. The more intricate the pattern, the more labour is required, and hence a higher cost will be incurred. 8 Don’t forget the ventilation. Check to make sure you have proper ventilation in your bathroom as moisture buildup can create havoc. The general rule of thumb for a bathroom under 100 square feet is 1 CFM per square foot (CFM is the abbreviation for cubic foot/feet per minute and measures the rate of the volume of airflow). ›› Tub to Shower Conversions
FEW CONSIDERATIONS FOR YOUR BATHROOM RENOVATION
The leading trend is the removal of bathtubs, and the conversion of that space into a shower. This is especially popular in the master ensuite bathroom where many homes have a standard size master bathroom with a tub, toilet and vanity. The shower conversion is often complemented by spa-like features such as a rain shower head or body sprays. A frameless glass shower enclosure gives an elegant flourish. NOTE it is important that you use a waterproof system to seal the shower area properly. There are some superior products that will guarantee you won’t be ripping apart your shower because of a leak.

You must have a sound plan, and a professional design that includes a scaled plan of your bathroom which will take the guesswork out of your goal for a beautiful bathroom. It will make your wish a reality. 2 To keep the cost of a bathroom renovation in check, keep the plumbing in or near the existing locations. Add some contingency to your budget if you want to move fixtures. If your bathroom is on an upper floor, the ceiling of the room below may have to be opened up. 3 Plumbing fixtures will make up roughly 30 per cent* of your budget, so choose carefully. Fortunately, there is a wide range of choices: Do you want an infinity or square shower drain? Do you prefer an under mount sink or a vessel sink? Will your sink faucet be wall-mounted or countertop? The choices you make here can have a large impact on your budget and the other choices you will be making. 4 Cabinet and hardware should come in at around 16 per cent of your costs. A pre-assembled cabinet in standard sizes will keep costs down. A custom cabinet will give you maximum flexibility for size or storage. 5 Lighting makes up a smaller portion of your budget at about 5%. The key factor in your selection will be ‘light lumens per square foot’ (A way to measure how much light is provided. It applies to incandescent, fluorescent and LED lighting). Stuart Pudavick from Superlite recommends 100 lumens per square foot. Keep in mind other factors like personal preference and task-specific needs. Do you need a place to put on makeup or do you dream of a sparkling chandelier in the bathroom? 6 Use 7% as a budget guideline for countertops. Laminate is a very durable product that is economically priced. Quartz countertops are gaining popularity over granite, but typically have a higher ticket price.
Jetted tubs are being removed in favour of a larger shower or being replaced with a soaker tub. Those with busier lifestyles tend to prefer a shower. For those who simply love the luxury of a tub full of bubbles - a freestanding tub is the new trend.

CLEAR INTENTIONS Homeowners in the market for windows search for walls of glass

TRANSPARENCY is the word of this architectural era. Stunning
buildings are created with glass walls and expansive views. The “transparency trend” is gathering momentum, as technology improves to create the best insulating windows to date. In the past, glass walls were not typical, since they were culprits of significant energy loss. Now, with the advent of less conductive frames, advanced insulating glass, and warmedge spacers, glass walls are not only viable, but very popular in new construction and major renovations. Home owners can achieve exceptional views with a surprising level of comfort at times of extreme cold or heat.
DESIGN EVOLUTION Fifteen to twenty years ago, windows were a design statement in and of themselves. Millwork details, rich colours, and ornate casing were the norm. Now, instead of being the picture, a window is purely the frame; the less noticeable, the better. Studies show that views of the outdoors and exposure to natural sunlight are both calming and cheering. Make the frames disappear, and look at the trees! Simultaneously, the choice of colour frame has evolved. In the era of wood windows, the natural woodgrain was enhanced with a stain. With the advent of vinyl windows, the colour transitioned into white. However, white, particularly in a

retrofit, can be very stark against an otherwise harmonious colour scheme. Fiberglass, invented in Canada as modern framing material, offers prime characteristics to allow for colour flexibility. In new construction, colours veer more towards greys, blacks, dark browns, and even metallics. Homeowners can create exactly the colour scheme they want, inside and out. The windows then complement the décor without standing out, which means the view of the outdoors doesn’t have to compete with its frame.

COMPONENTS THAT AFFECT CLEAR VIEWS The desire for
clear views has encouraged the development of slimmer frames. Vinyl, by nature of being flexible, sometimes requires bulkier, thicker frames and steel reinforcement. In contrast, stronger materials can achieve surprisingly slim frames. Fiberglass, used in the automotive industry for its strength-to-weight ratio, is also used in window framing for its slim sightlines and ability to support triple pane glass in extra-large openings. Insulating glass units (IGUs) can also have a significant impact on the view. With essentially a lighter coating of Low-E, you can increase your “Visible Light Transmittance” (VLT) and appreciate more vivid colours of the outdoors. As a benchmark, a dual-pane with no Low-E coating has a VLT of 82% (not 100%
as some may expect). Most manufacturers offer IGUs with Visible Light Transmittance in the 60s range – but if natural lighting and the clearest view is desired, IGUs with higher transmittance are available, with equally good insulation values. Typically, these IGUs are accompanied with higher heat gain, which needs to be considered due to our hot summer season. NEWEST PRODUCTS TO TACKLE TRANSPARENCY & FRESH AIR “Bringing the outside in” typically means three
things: Enjoy the outdoor scenery, use natural lighting, and breathe fresh air. Access to extra-large views and natural lighting is achievable with a robust frame system, and oversized tempered insulating glass units. But fresh air,

on the other hand, is harder to obtain without interrupting the view. Window manufacturers are now facing the challenge of making extremely large operable units that can support triple pane units that weight 150 to 200 pounds! Again, window systems and enhanced technology are responding to consumer demands. More commercial hardware, multi-point locks, and even stronger frames are making oversized casements and awnings achievable.
Similarly, there are some swinging doors on the market that can be coupled to windows for practical mobility purposes. The effect is best achieved with the use of a door with a full glass cut-out. Multi-point locking hardware and tempered glass ensure good security levels, while an all-glass door continues the streamlined effect of the windows. Helio Rodrigues from h5 architecture comments, “As an office, we work in an effort to maximize thoughtful transparency in our work while paying critical attention to glazing performance in our harsh climate. The newest systems on the market allow us to custom fabricate glazing elements that previously would not have been available.” In the near future, we can expect the “transparency trend” to continue - and we’ll continue to see beautiful, architectural buildings enhance Manitoba’s cityscape. › 6 eggs › 1 tsp (5 mL) ground ginger › 1 tbsp (15 mL) light soy sauce › ¼ tsp (1 mL) pepper › 2 tbsp (30 mL) flour › 2 cups (500 mL) bean sprouts, roughly chopped › ½ cup (125 mL) celery, finely chopped
› ½ cup (125 mL) red pepper, finely chopped › ½ cup (125 mL) green onions, finely chopped › Cooking Spray › Purchased Sweet Chili Sauce and/or Soy Sauce
DIRECTIONS
›› In large bowl, beat together eggs, ginger, soy sauce, pepper and flour. ›› Stir in bean sprouts, celery, red pepper and green onions. ›› Heat a large non-stick skillet over medium heat. Spray skillet with cooking spray. ›› For each omelette, spoon a rounded tablespoon of egg-vegetable mixture onto hot frying pan. Cook approximately 2 minutes per side or until golden brown. ›› Serve immediately with Sweet Chili Sauce or additional Soy Sauce.

› 2 cups (500 mL) all purpose flour › 2 tsp (10 mL) baking powder › ¼ tsp (1 mL) salt › 1 tsp (5 mL) cinnamon › ½ tsp (2 mL) ginger › ½ tsp (2 mL) nutmeg
› 4 tbsp (60 mL) butter › 1 cup (250 mL) 2% milk › 1 tsp (5 mL) vanilla › 4 large eggs › 2 cups (500 mL) sugar
TOPPING
› ½ cup (125 mL) butter, melted › ¾ cup (175 mL) packed brown sugar › 6 tbsp (90 mL) 2% milk › 1 ½ cups (375 mL) sweetened, shredded coconut DIRECTIONS
›› Grease and flour a 9x13inch (22x33 cm) broiler safe cake pan. ›› In large bowl, whisk together flour, baking powder, salt and spices. ›› In a medium sized saucepan over medium heat, heat butter and milk until the butter is melted. Stir in vanilla. ›› In a second large bowl, beat together eggs and sugar until pale and thick, about 5 minutes. ›› Using a spatula, fold flour mixture and milk mixture into the egg mixture in 2 additions each, mixing until ingredients are just combined. Do not over-mix. ›› Transfer batter to prepared pan. Bake at 350 oF (180 oC) for 30-35 minutes or until tooth pick inserted into the center of the cake comes out clean. ›› Let cool slightly on a rack, about 10 minutes. TOPPING
›› In a medium size bowl, combine butter, brown sugar, milk and coconut. Spread topping evenly over the cake. Brown cake under broiler on the middle rack of the oven, until topping bubbles and just begins to brown, about 2-3 minutes. ›› Serve warm.

I’m always looking for ways to take what I discover and translate it for my clients.

I never worry too much about following trends – I love to study them, but then translate the ideas into timeless statements. However, very often in design, one perfect new piece is all you need to completely change and update the look of a space. So, to help get you feeling as inspired for 2014 as I am, here’s my list of 10 room-transforming ideas you’ll be sure to fall in love with this year. 1 CRISP COPPER After years of cool silver hues ruling the metal market, warm tones are returning to reclaim the throne. The must-have metal of the moment, however, isn’t classic gold, but copper in all forms: bronze, brass and the inviting reds of pure copper itself. A few copper accents (or one bold light fixture) adds immense depth to a colour palette despite functioning as a neutral. GET THE LOOK Marvel at the handmade brass lights from Pavilion, or try the sparkling Crystal Bulb available through Klaus Nienkamper (available with an elegant copper pendant cord, or as a standalone cut crystal bulb you can use to add sparkle to an existing fixture). 2 PERFECT PERFORATIONS Perforated metal, especially in warm tones, will be popular this year, popping up in fashion and jewellery and now interior design. 3 ANTIQUED MIRROR Grand mirrors have long been used to open spaces visually, but aren’t always a true feature themselves. The recent renewed love for aged finishes in design has lead to the rise of antique (or antique-d) mirrors, with grey tints and imperfections adding character that steals even more attention than what’s being reflected. GET THE LOOK Order the Arteriors Annabelle standing screen from boutiques such as L’Atelier, or visit Zilli Home to see their current stock of wallhung pieces. 4 WARM WOOD A total transformation doesn’t have to be expensive. Sometimes, using a few copies of one deceptively simple object can create the biggest impact. Let this ageless material of wood become a focal point, adding an inviting cabin atmosphere to your space. GET THE LOOK Beaver Canoe’s wooden stools at Target (affordable even in multiples). Use several clustered together to form a coffee table, and break them apart when a few extra guests arrive.

Vintage style signage, hung in contrast to luxe furnishings (or leaning against a wall), gives a lounge or den a cosmopolitan air, a conversation-starting objet d’art, and a whole new glow. GET THE LOOK Ask boutiques such as Love the Design about their latest finds, or simply have a sign maker create a piece to your exact whims. 7 MASCULINE CHARACTER Although designers often use tricks and techniques to make rooms appear larger and lighter, sometimes spaces cry out for rich, comforting materials such as dark woods and warm leathers, in rugged forms. Mix a masculine classic such as a Mid-Century Modern lounge chair into your living room, den or even bedroom for instant Mad Men appeal – the look is trendy, but timeless. For 2014, more and more people are embracing colour in a big way. Expect to see eclectic mixes of bright hues, dark, moody walls and especially painted doors. For an instant makeover, leave your trim as is and paint just the door itself (or a few) to give any room a new architectural feature. Here’s my 2014 key colour forecast with paints from Benjamin Moore:
8 DRAMATIC PLASTIC Although moulded plastic in interior design has been a staple since the 1960s, lately it’s seen a huge resurgence, especially when colourful or transparent, and mixed with more traditional materials (such as wood or stone) for playful contrast. Try switching to airy plastic chairs in your dining room, for a whole new eclectic vibe. GET THE LOOK Kartell’s Masters chair (a combination of three classic chair silhouettes) in this years must-have shade of sage green, available through online stores like allmodern.com. Add clear plastic shelves or accessories for an even trendier punch of colour.

9 BOLD SEAMS For decades, a battle has raged between two schools of seating thought: comfortable vs. stylish. Many cool new seats are achieving the best of both worlds, featuring tight, angular seams to create a modern silhouette while still giving you somewhere to truly relax. GET THE LOOK The La Mise sofa from Italinteriors, in a trendy but classic royal blue, can add a pop of colour to subdued spaces or act as a near-neutral in an already eclectic mix. 10 ARCHITECTURAL TOUCHES Any trip to Paris will leave you awed by the grand mouldings, lavish libraries and rich heritage details that dress the famous city, but I found hotel La Maison Champs Elysees especially inspiring: their use of trompe l’oeil papers to enrich more architecturally minimal rooms is chic, clever and memorable.

Start the new year with a new attitude by HELLEN BUTTIGIEG Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up he mental energy that unfinished business consumes. Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum amount. To save costs, keep an on-going wish list and buy only when you have several items on the list. But make sure the site is secure before entering credit card information (look for the padlock in the browser window). EVERYONE HAS A LIST OF THINGS they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out these organizational tactics. Once you start, you’ll find your home (and your mind) free and clear to enjoy life’s simple pleasures – like putting your feet up with a hot cup of cocoa on a cold day.
Keep your New Year’s resolutions. If you’ve resolved to get organized in 2014 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and make organizing part of your daily life rather than dwelling on how much more there is to do.
Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort. Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible

storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. Store your sheets in sets in the linen closet. For each set, fold the flat sheet, the fitted sheet and one pillowcase. Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh. Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.”
Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

A WELCOME ADDITION TO YOUR HOME ADDITIONS ARE EASY TO BUILD, BUT IT TAKES GOOD
planning to get it right. Whether you want to build a family room, add bedrooms or a home office, or enlarge your kitchen, talk with an experienced renovator before you get too far in your planning. Professional renovators can explain exactly what's involved and help you to develop a design that meets your needs. They often begin by making a sketch of your property including buildings and landscaping. Or you can make a copy of the survey provided when you bought your home. A larger sketch of the proposed addition for more detailed consideration is also useful.
to smell the flowers right outside your window. Place exterior doors intended for regular use close to an established outside traffic path to minimize maintenance, such as snow shoveling. Also think about closet or storage space close to entranceways.
Make the most of natural light. Marking the position of the sun throughout the day on the sketch will help to determine the best window and door placements. This in turn will influence the positioning of interior walls, closets, fireplaces and entertainment centres, for instance. Your renovator can advise you on the best type of windows to avoid overheating in the summer and prevent fading of furniture fabrics and rugs.
Consider the traffic flow. A wellplanned traffic pattern will make the most effective use of your new space. Your renovator will offer sound ideas for connecting new and existing areas in your home, or suggest where best to position the door from your new family room to the deck to minimize space lost to traffic flow. Ideally, traffic flow should not account for more than 5 to 7% of the total area.

will furnish the addition. On your sketch, draw the furniture you intend to use. Will it fit? Add the fireplace, entertainment centre, shelving, cabinets and anything you plan to have build in. Is there still enough room? It's much easier to enlarge the addition at the planning stage than later. Build on a solid foundation. The foundation for your addition is important to the overall quality and lasting value of your renovation. A professional renovator will explain the options in detail: e.g. placing the addition on piers sunk into the ground; developing a crawl space; or excavating a full foundation. A simple soil test can provide the necessary information about the condition of your site, such as solid rock below the surface or unstable soil. The new foundation will also need proper exterior drainage to prevent moisture problems. Determine plumbing, electrical, heating, cooling and ventilation needs. These "invisible" elements can add up to a sizeable part of the work and budget, particularly when kitchens and bathrooms are involved. Your renovator will conduct a thorough inspection to determine what's required for your addition. and what modifications or upgrades may be needed to your existing systems. Know the regulations. Municipal zoning bylaws can affect your plans: height restrictions; rear- and side-yard setbacks; percentage of windows to wall area; and even the location of an air-conditioner condensing unit. Your renovator knows what information is required to ensure your addition complies with regulations, and how to get it.
Tie the look together inside and out. A successful addition should look as if it was always there! Inside, your renovator may recommend matching or complementary colour, trim and flooring to blend the old and the new. Outside, new siding for the whole house, repainting, the addition of window shutters or landscaping will all help to create a harmonious look. Ensure access during the work. Your renovator will take a close look at your property to determine if there is enough room for heavy equipment (e.g., backhoe), and what needs to be done outside before work can begin, such as moving a fence or protecting your garden. Think about energy efficiency. The Office of Energy Efficiency at Natural Resources Canada offers a wide range of helpful information on upgrading the energy efficiency of your home. Canadian Home Builders’ Association offers a number of golden rules to help renovating homeowners achieve their goals. Know what you want. Take the time you need to explore the possibilities for your home and develop a firm plan. Begins with the fundamentals - what do you need and how you want your “new” home to look, feel and work for you and your family. Once you have a clear idea of the “big picture”, your renovator will help you work out all the details. Set a realistic budget. Decide as early as possible how much money you want to spend - this allows you and your renovator to focus on the work that is doable within that budget. Experienced renovators can provide sound cost advice and recommendations. Sit down with your lender and discuss the amount you can reasonably afford and the most suitable financing options. Remember that your budget should cover everything that may arise from the renovation, including such items as new drapery, blinds, furniture and appliances. Plan for the long term. Thinking ahead avoids short-term renovations that may need to be redone in the future. Discuss your short- and long-term goals openly with your renovator. Professional renovators can conduct a thorough inspection of your home and offer suggestions for the most effective sequencing of work over a period of time.

Don’t jeopardize the quality of your renovation by compromising on the quality of products or materials. If it’s worth doing, it’s worth doing well, and that means using products that offer the right combination of performance, durability and aesthetics. Experienced renovators can help you choose the best products within your budget. Don’t choose a renovator on price alone. While it is always tempting to go for the lowest price, you need to consider the implications of doing so. Does the renovator understand what's involved in your project and have the necessary experience? Will the renovator offer a warranty on the work? Will the renovator still be in business if you need to call back? Protect yourself. Dealing with a professional renovator is your greatest protection against an incompetent or unfinished job. A written contract spells out the arrangements between you and your renovator and describes your renovation in detail. Professional

Far from being ostentatious or outrageously expensive, Stanley’s style is practical as well as chic. “I never want my clients to spend money on something they're not going to love in 10 years, she says. I want everything to be sexy and comfortable.” I was lucky enough to meet Stanley and tour her house in Hancock Park, a historic neighbourhood in central Los Angeles. When describing her neighbourhood of choice, she is brutally honest. “I wanted to live in Hancock Park, and a $3-million house was not in my budget. I’m also not one for smallspace living,” she says. As luck would have it, she came across a rental property at the edge of the neighbourhood, and jumped at the opportunity. With this modest 4,500-sq.-ft. rental duplex, Stanley is on a long-term mission to remake the property in her own style. “I lived in the upstairs apartment and started renovating one room at a time. I added a staircase, ripped out walls, and reconfigured the living room. One step at a time.”

CHECKING REFERENCES IN ORDER TO SELECT THE BEST RENOVATOR FOR
your project, you need the right information. A renovation contractor's past customers are probably the most reliable source of information available to you. Each renovator you interview should be able to provide references from previous customers. Ideally, these past projects should be similar in scope and scale to yours. Once you have the list, make the calls. Surprisingly, many people who ask for references never actually follow through and check them. This is a mistake. Don't feel you are imposing.
