The perfect time for

indoor renovations by Mike Moore,

The snow has been gone for a few MonThs and MosT of us have

commenced our yard work, but now it’s time to tackle those larger projects that face us. The weather this year has been unbelievably good so far with a faint promise to deliver summer of our dreams; bug-less like last year with even more warm weather. Although, any time is a good time for a renovation to your house, we are now into full out implementation of an outdoor or exterior renovation or one which requires outdoor temperatures impacting the inside of your house. Replacing or rejuvenating a window or a wall are just a couple of examples of very real timing options for renovations. As one looks at their situation with so many choices, it’s hard to determine what to do first. Again, with our anticipated excellent weather, we are able to step back and take a good look. Over the past few weeks, I have been able to get a terrific early season perspective of what needed to be done over the next few months. There was the usual array of simple tasks that I could perform myself but there were also two more complicated jobs that would require a professional with skills and expertise far beyond my limited abilities. It is definitely time to get a jump on those jobs now. A friend explained that although the warmer weather months would seem to be the perfect time to do an exterior renovation, in fact he was going to use this time to have his basement and kitchen work done. His logic was surprisingly sensible. In the spring and summer, he doesn’t use either room much and so wouldn’t miss not having them at his disposal. No one entertains in their basement rec room when the weather is nice, so losing access to it for weeks or even a couple of months wouldn’t be much of an inconvenience. He uses his basement in the winter and so, by doing the renovation work in the summer, he doesn’t miss a day of use. His rationale for a kitchen upgrade was similar. Like many of us, he barbeques

most summer nights, when the weather is favourable and even when it is not. On hot summer nights, they eat at the table on the deck. The beer fridge in the basement must suddenly accommodate real food. The microwave can be moved from the kitchen to almost anywhere. The dining room table kicks into use when not eating outside. They also go away for a couple of weeks and occasional weekends. Therefore, a spring or summer kitchen renovation would cause him very little disruption in his schedule. The old logic of outdoor renovations in the summer and indoor renovations in the winter didn’t seem so cast in stone now. So, although most weather dependant renovations will be kicking into high gear now, don’t let that factor limit the scope of the work you want to do. Create a plan for all of the work that you want done on your house, indoor or outdoor, upstairs or downstairs, and don’t delay. It may be an immediate priority or some long term planning on your part. Whether you are renovating to increase the value of your house or whether you just want to feel better in a more functional and modern living space, now is definitely the time to put that plan into action. Your renovation destination is right around the corner.

What height is right? by yanic simard

Pendant fixtures are an all-time favourite

because they can be installed in any room of the home. They can be casual or formal – dressed up or dressed down. The challenge most people face is deciding at what height to hang them. Here are some tips to help guide you: Hallway/Entry Especially in your entry, your pendant light should make some sort of statement since not much is going on in this area of the home. This can be one of the most difficult places to determine how high to hang the light since there probably isn’t a piece of furniture underneath to help judge the distance. A general rule of thumb to follow is to hang it at least eight feet above the floor. If you have doors that swing out toward the fixture, make sure you take note of them so you leave the appropriate spacing for this also. june - july 2012 home décor and renovations 23

staircasE If you’re looking to add drama and interest to your staircase, hanging a light fixture is the perfect way to do just that. Having plenty of clearance for walking up the stairs is ultimately all that needs to be considered when installing a pendant here. OvEr a tablE 28 to 32 inches above the tabletop is where this light fixture will usually hang, though it can be hung lower or higher, it’s more of a personal preference. Keep in mind for conversation, and for serving and passing food, you don’t want it to hang right in your face while seated. Consider mounting two or three pendants above the table for added light and visual appeal. abOvE tHE KitcHEn island Whether it’s an area for cooking or an area for sitting and watching someone cook, kitchen pendant lights are normally hung 28 to 35 inches over the island. It really depends on the function of the island, how the area will be used most often and what you’re comfortable with. Again, hanging two or three pendants in a row can look quite beautiful. batHrOOm Instead of traditional sconces, hanging two pendants on either side of a mirror looks stunning. Choosing a fixture with clear glass will offer more light which is good for makeup and getting ready, while a diffused shade offers a more ambient feel. The middle of the light component of the pendant should hang at where the middle of the mirror is placed, close enough to the wall so no one will bump into it, but not touching the wall itself. If you’re just hanging one in the centre of the room, you again want to make sure it clears the door.

Fixtures here are usually hung rather high so that you don’t end up hitting it in the middle of the night tossing and turning or when you jump out of bed because you’re late for work. Also keep in mind the sight line – if you have a television on the wall in front of your bed, you’ll want to hang it high enough so it doesn’t obstruct your view. On EitHEr sidE Of tHE bEd In place of table lamps, I love the idea of hanging a pendant above each side table. Just like in the bathroom, you want it to be hung close enough to the wall so you don’t hit it, but not so it’s actually touching the wall. I would leave about 12 to 20 inches above the bottom of the side table so that you have room for accessories and books. side notes › Rules are meant to be broken – common sense sometimes overpowers any guidelines, so feel free to follow your own gut instinct when hanging your pendant light! › It’s a smart idea to consult your certified electrician before hanging any light fixture. Matt MacDonell , Director of Operations and President of I.R.I.S. says, “There’s absolutely no need to go in and bulldoze an entire home that is basically in great shape. By taking the time to figure out how to address what’s happened to those homes and re-create them, we’re using a lot less raw material and causing a lot less disturbance to that property and the properties around it, meaning we’re able to create a modern home with a lot less impact on the environment.” The latest ‘ReNEWvation ’ is 908 Crescent Drive, a riverfront property that has undergone a full-scale transformation. A former rental property, the house had seen the effects of 17 years of progressive deterioration. Matt recounts the behind the scenes attention that the home received, literally from the ground up. “The original house was 1060 square feet and it was certainly showing its age. Also, it was about 6 inches out of level from left to right.” “Dealing with the foundation was key to the entire project. We dug test holes in the basement slab in about 7 or 8 different places. We confirmed the size of the footing to be 12” x 36” which is oversized by today’s codes for a two storey home.” “We also took a look at the type of soil that the house was resting on to make sure it had proper bearing capacity. We reported back to our engineer to make sure june - july 2012 home décor and renovations 27

that it was what he was looking for to allow us to put the second storey on the home.” Leveling the house was job one. “We broke a couple of holes in the foundation, jacked up one side of the house until it was perfectly level and then used non-shrinkable grout and pressure-treated foundation lumber to support it in its new level position, then rested it back on top of the existing foundation “ “Of the original home, we kept some of the main floor walls, the main floor sub floor, the foundation walls and foundation footing. Everything else in the house is brand new.” “The above grade square footage is now 2125 square feet. The basement was also finished with another 900 square feet for a total of over 3000 square feet of finished living space. It’s situated in a beautiful established neighbourhood on Red River frontage

property that is 45 feet wide and 300 feet deep complete with 70 year old trees.” The property displays all the high-end finishes that are so desirable in today’s market place, along with many behind the scenes features that represent the best practices in terms of environmental construction. Some examples of this are passive radon ventilation, the addition of a sump pit, backwater valves and an interior foundation water proof system. The insulation is a combination of batt insulation with 1.5” rigid insulation on the exterior, all the windows are triple-pane and approximately 80% are casement style to allow for excellent ventilation reducing the need for air conditioning and the list goes on. Matt is also responsible for the interior design of the Crescent Drive house. “The way I design homes leans towards classical style with a contemporary edge. Kitchens that work A KITCHEN UPGRADE CAN BE ONE

of the most exciting and important changes you make to your home. It can also involve a significant investment, so you want to make sure you do it right. Begin by visiting building suppliers, retail outlets and kitchen showrooms to find out what's available and get an idea of prices. However, kitchen renovations go beyond cabinetry and appliances. Talk with a professional renovation contractor in the early stages of planning to get a sense of the full scope of the work involved. Then you'll be in a good position to make informed decisions and choices. Here are some of the issues you and your renovator will want to discuss.

WHAT DO YOU WANT TO ACCOMPLISH? A simple-sounding question, but one that your renovator needs to understand in order to give you the best advice. Do you need more storage and work space? A new updated look? Better traffic flow? A quiet, bright morning breakfast spot? What bothers you about your existing kitchen? Often, renovators will ask you to describe your daily routine to determine the best design solutions to achieve your objectives, in and around the kitchen area. DO YOU REALLY NEED A LARGER WORK AREA? The renovator will help you to assess your existing space. Older kitchens are often poorly laid out, with wasted space in corner cabinets, inefficient shelving and small counters with inadequate work space. Can you gain the space you want from a more efficient layout? Can you run cupboards to the ceiling for storing seldom-used items? Would bigger windows or glass doors to the outside help to open up the area? When more space is needed, can you relocate a small bathroom or closet to another area of the home, or "steal space" from a rarely used dining room? DO YOU NEED HELP WITH DESIGN? It's often difficult to see beyond what you already have, and you may not be aware of all the possibilities. Kitchen design has evolved a great deal over the years. Renovators can provide lots of ideas and suggest things you may never have considered. They may also recommend that you speak with a kitchen designer. WHAT WORK IS INVOLVED? During the first stage, your kitchen is dismantled and structural work, such as stripping and moving walls, installing windows and doors, drywalling, and flooring, is done. Electrical work may entail new wires, split receptacles and separate circuits for each appliance to conform with building codes. Your electrical panel may need upgrading as well. Changing your kitchen layout may mean moving the plumbing. Your renovator may also suggest replacing old or corroded supply pipes at the same time. HOW LONG WILL I BE WITHOUT A KITCHEN? A complete kitchen renovation typically takes about three to four weeks, and longer if you are adding space or doing extensive renovations in adjoining areas. Your renovator will help you set up temporary kitchen facilities elsewhere in the house.

WHEN SHOULD I BEGIN TO CHOOSE PRODUCTS? Experienced renovators strongly suggest that you don't make a single purchase until you have decided on the entire style and colour scheme. Get samples from suppliers (e.g., cabinets, counters, faucets, tiles, flooring) and go through them with your renovator to make sure that everything is matched and coordinated for the look you want. Finally, the most important advice offered by renovators is: Don't be in a hurry. You will be using your kitchen every single day for years to come. This is your opportunity to do it right, so take your time. Do your homework, consult with professional renovators, and you are off to a great start. Building their dream home in south Winnipeg, Maha and Moe, who had coped with a small kitchen in their previous home, made sure that their growing family would never again put up with the constraints of a cramped space in a room so vital to family interaction. When considering the cabinetry, Maha wanted a “fancy, dressed-up” kitchen and that’s the direction she communicated to Glenn Zebrynski, Sales and Marketing Manager of Seine River Cabinets, when she decided to entrust the company with her precious project. Glenn interpreted “fancy” as meaning a strong preference towards the traditional; a style less common as contemporary treatments has grown in popularity in today’s new and renovated kitchens. Maha wasn’t trying to bridge traditional with contemporary. She wanted this very traditional high detail designed kitchen, so the style was consistent. “She wanted to have a lot of details in place starting with

the richness of cherry wood in a raised panel door, a custom stain to bring out the red depths of the materials and to match all of the baseboards in the house and the hardwood floor and large crown mouldings embellished with dental mould detailing. All together, it makes for a very grand look,” says Glenn. Distinctive fluted columns beside the counter cooktop, by the sink and on the front of the centre island add an architectural look to the cabinetry. The columns are also functional and open up to reveal spice racks for easy access by the cooking surface. The cabinet uppers offer staggered heights, a visual technique to further showcase the crown moulding. Angled wall corner cabinets anchor the cabinets on each side and provide a mullion-style with textured glass for displaying prized treasures with interior light from above. The adjacent wall houses the industrial-sized refrigerator, freezer and double ovens Angled wall cabinets on both sides of the kitchen help to soften the corners to allow for a better transition into

But the undisputed centerpiece of the kitchen is the large island, topped with a single slab of Brazilian granite measuring 6’ wide X 8’ long, and aptly named ‘Hurricane’ considering the powerfully exotic visual that it imparts to the space. Glenn adds, “The slab weighs over 1000 lbs and it took six guys to bring it in and install it. It’s easily the biggest island we’ve ever constructed with 10” X 10” square pillars to accommodate the sheer size of the granite top.” The island houses the kitchen sink, a pull-out recycling drawer along with an abundance of storage drawers while providing an eating area for the couple’s 4 children.

Besides the island, other aspects of the project proved challenging. “The installation of the crown moulding required real finesse as did the 10 inch square pillars on the island.” Glenn comments that Seine River Cabinets hasn’t taken on a kitchen quite this traditional in awhile and it was a chance for his team to revisit some skills. “It almost takes an artistic level of skill to work with those kinds of detailed mouldings and to make them look good. Not every carpenter can do something like that.” Maha and Moe give big thumbs up to the work and attention to detail that Glenn and crew brought to the project. “Working with them was great. They know what they’re doing and are very honest. They return phone calls. They come and check things out when requested and provided very good suggestions throughout the process.”

Meanwhile, the family’s kitchen has been up and running for just over a month. Maha says that changes are already noticeable. “Now everybody can participate within the kitchen. I find that our family is more relaxed and the communication just flows.”

Q

I prefer to avoid using chemicals to control weeds in my sidewalk and in my rock beds. Is there anything natural that I can use to get the jump on the weeds when they get away on me?

Boiling water is a very inexpensive way to kill vegetation in areas where it isn’t desired. It will kill the weeds or grass instantly and costs only pennies in electricity and leaves no residue in the environment. Of course you do have to be careful of where the boiling water runs off. For areas closer to the lawn or other desirable vegetation where an accurate method of application is required or you wish to avoid runoff, another alternative is to fill an old spray bottle with vinegar and salt. There is no definitive recipe to follow but the more salt you add, the faster the vegetation will die. Be sure not to apply just before rain is expected or some of the salt and vinegar may wash off the vegetation into other areas of the yard.

Q

I have a number of thistles in my yard and it seems impossible to get rid of them. I have tried applying my own weed control and even hired a professional lawn service. They sometimes die down a bit but they just keep coming back.

Thistles grow as a colony. Where you find one thistle, you will often find a whole cluster of them in no time and they are all attached, sharing the same root system. It seems very likely that the thistles in your lawn are part of a greater colony of thistles that are outside of your lawn and not being affected. I would look for a nearby flower bed that has become overgrown with weeds, perhaps in the neighbour’s yard. If your property borders a creek, railway track, ditch, or park, it’s likely thistles are growing there and spreading into your lawn. The problem

is that the weeds in your lawn are probably only 2 or 3 inches tall because you’re cutting them along with your lawn. The thistles you can’t reach are several inches or perhaps even several feet tall. Thistle roots can extend for several feet. Because all of the tiny weeds in your lawn are connected to the larger colony, you are hopelessly trying to get enough poison into the entire colony through just a few tiny plants. The sheer power and size of the rest of the colony will dilute whatever poison enters the system and will send nutrients to repair the damaged weeds in your lawn. I’m afraid that the only way you will rid yourself of the thistles in your lawn is if you address the thistles beyond your property line wherever they may be. If it’s a lazy neighbor that won’t maintain his beds, I’m afraid you may be stuck with this problem for some time.

The motor on my lawn mower just died. Is there somewhere I can take my lawn mower to have it recycled?

Before you buy a brand new lawn mower, consider simply replacing the motor. New lawn mower motors are a fraction of the cost of a whole new mower. If there isn’t anything wrong with the rest of the mower, your local small engine repair shop can simply replace the motor and your mower will be good as new. If your mower has outlived its use, you can take it to a metal recycler. You will have to remove the motor and all plastic parts before doing so.

Q

How can I get rid of Creeping Charlie?

Creeping Charlie is not a weed which is why traditional weed control products are not effective. Creeping Charlie is a ground cover that rapidly overtakes many lawns in older and well-treed parts if the city. It is extremely rare in the suburbs. Pulling it out by hand is virtually impossible as it has very extensive roots that break off very easily. Attempting to remove it by hand can actually make the problem worse as it exposes new roots to the surface. The only way to get Creeping Charlie out of your lawn and keep it out, is to change the pH of the soil. Most living organisms have tolerances to acid or alkaline conditions. Soil pH refers to the level of acidity or alkalinity in the soil. Most lawns perform best in the range of 6.0-7.0pH or slightly acidic. Lawns that are above 7.0pH would be considered alkaline. Alkaline lawns usually appear to have lighter green colour. Often, the alkalinity is caused by an overabundance of rain or over watering which causes many of the nutrients that maintain acidity to be washed away or diluted. Lawns with a slightly acid pH usually appear darker in colour and do not usually receive an abundance of rain or watering. Most fertilizers have an acidifying effect on the lawn. Fertilizer reintroduces nutrients to the soil that increase or maintain acidity to keep the lawn looking rich and dark in colour. Creeping Charlie prefers a soil pH closer to 7.0 to thrive. Thus, when sufficient fertilizer is added, the pH of the soil becomes more acidic and the Creeping Charlie begins to withdraw, while at the same time, the fertilizer helps the lawn to regain its’ territory. Speaking from experience, do not expect the Creeping Charlie to start receding before your eyes. Once it is established it will likely remain for the rest of the season. Fertilizing regularly throughout the summer, it is next spring when much less, if any at all, will come back. Once you’ve pushed it out, a minimal fertilizer routine should keep the soil acidic enough that the Creeping Charlie will not return.

Q

I have some leftover lawn fertilizer. Can I apply that to my shrubs and flowers?

This would be a very bad idea. Grass plants are some of the hardiest plants on earth. They grow in virtually every climactic zone on the planet. Fertilizer is made up of essential nutrients designed to beef up the lawn. These nutrients tend to be the ones that are most easily washed away by torrential rain or those most heavily used by the plant. Most of these nutrients tend to be acidic. The main nutrient in most lawn fertilizers is nitrogen. Nitrogen gives your lawn that nice dark green appearance. Nitrogen is also very acidic. Most shrubs and plants would likely die a very quick death if they were treated with this much nitrogen. It would be best if you applied it to your lawn later in the summer or offer it to someone who can use it.

Q

Wherever I put my grey water hose my lawn becomes pale and even dies in some spots. I don’t have any standing water. What’s happening?

Grey water is water that has entered the weeping tiles around the base of your home as it percolates through the soil. It needs to be pumped away from your home so that your basement remains dry and water does not build up against the exterior walls of your foundation. During construction, the weeping tile is placed against the foundation and is then buried with gravel to prevent dirt and debris from plugging the holes in the weeping tile. If your homebuilder used limestone to protect your weeping tiles, your grey water will be laced with lime which is changing the pH of the soil as it is being pumped onto your lawn. In order to grow vigorously, your lawn should have a pH level of about 6.5 to 7. Water has a pH of 7, or neutral. Therefore, ideal growing conditions are slightly acidic. In order to reverse the effect, you must rebalance the pH in your soil. To do so, you can add nitrogen which will increase the acidity of the soil. Continue moving your grey water hose frequently and monitor the effect of the nitrogen. Start by adding a liquid fertilizer with a moderate level (15 – 20%) of nitrogen. Increase the frequency of applications before considering a higher nitrogen fertilizer. Stronger is not necessarily better. A pH meter is inexpensive and can be purchased at many local nurseries and garden centres.

Bill were looking for. Both were getting more than frustrated with trekking off to the lake each weekend and dealing with the drive, the lack of amenities as well as the all-too-often rainy days that only served to dampen their spirits.

So the couple was more than open to the idea of simulating the cottage experience by adding a sunroom to the back of their bungalow. It also helped that Terry had a Glastar sunroom installed in a previous home she owned,

so she had nothing but positive memories about the benefits that a sunroom provides. We even hosted Christmas there.” But of course, it’s spring and summer when the joy of sunroom ownership is at its peak. “We use it non-stop,” says Terry. “We spend so much time in there, reading the newspaper, playing scrabble or simply listening to the sound of birds in the yard.” The sunroom has dual access from the master bedroom and the main back door. There’s lots of cross ventilation thanks to the screens and converts easily to glass windows when an unexpected thunderstorm makes an appearance. Berber carpeting underfoot spans all seasons. The couple chose to augment the sunroom’s footprint with the addition of stairs and railings that lead down to a lower level deck built for the twin pleasures of sunbathing and barbecue. “Serial sunroom ownership is not uncommon,” says Steve Sarens of Glastar. “Seems that there are certain home improvements that are hard to give up once you’ve had them. Air-conditioning, for sure, and sunrooms would be another. Terry had another sunroom before, so she is one of our repeat customers. It does happen, for the simple fact that anyone who’s had a room is not likely to ever live without one again.” Terry recalls that features that used to be considered options, like an insulated ceiling for example, are now standard. She also remembers that there were never any problems. “The glass doors consistently rolled back and forth effortlessly and no shifting of the ground affected its working properly. I was told back then that the Glastar sunrooms were manufactured according to the Manitoba climate so when the ground does shift, there’s no affect on the tracks not rolling properly. Over the years, their product has just gotten better.” Steve adds, “The novelty of the sunroom doesn’t wear off. That’s one of the nice things about being in this business. When we go to the home shows to display our product, I usually go there not for the new business, but just to see the old customers, because they make a point of stopping by. They tell us that they continue to enjoy their rooms so much. We may see them as much as 10 years down the road, and they tell us they are still excited about their rooms.”

Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. Under the bed What’s under your bed? If your bed doesn’t have fixed drawers already, make your own “closet on wheels” by attaching casters to wooden boxes. Paint them or stain them to match the colour of your bed to make them disappear into the furniture. electronics drawer Dedicate one drawer in one of your night stands to charge your cell phone, MP3 player, headset and the like. Cut a small hole in the back of the bedside table to feed wires of the chargers through, and be sure there is an outlet close by. Close the drawer and the mess is gone! precipice of summer and all of its delights. It is without a doubt that we all are longing to get outside and enjoy the weather. I can remember when every backyard had a picnic table and perhaps an umbrella if the household was a little more well off. We just put the picnic table under a tree and were shaded that way. Now it seems that the backyard isn’t complete unless it has a full complement of furniture that essentially mirrors the rooms and furnishings of our homes. I have said in the past that it makes good sense to have the eating area closest to the house to facilitate the movement of food to the

That is likely the best way to make use of the outdoor space unless you have a pool in which case you will also have some space for loungers to soak in the sun. Back in the era of picnic tables, there was no discussion of sun screen which seems to permeate the outdoor experience now, and there was little to change except for perhaps :give the old’ picnic table a coat of paint or stain.” Now that we are enjoying the yard in a whole new way, we also have the need to be able to change up the look and feel year by year. It doesn’t mean that you need to rush out and buy a whole new set of furnishings, which could cost you from several hundreds of dollars to many thousands. You have the option of being able to augment what you already have. On a practical level, you may want to consider adding heating. There are many firepits available that may look as though they are a small campfire even though they are gas driven, but there are also many outdoor fireplaces that can be hung on the fence or much more modern glass cylinders that may have an architectural twisted flame. If you don’t want to have an open flame, there are many people who purchase overhead heat sources so that they are able to extend the season in the great outdoors. There are propanefuelled units as well as infrared heaters and both can work well in terms of keeping the space warm enough to enjoy for a month on both ends of the summer. In our climate, those additional months can really make a difference. The next thing you may want to adjust year by year is the colours that are used to accent the area. This year’s interesting trend colours are found in pinks, yellow golds, navy to azure blues and most certainly orange. If you are going to add some throw pillows to the space and may want to change them again next year, then consider getting some outdoor pillow inserts and covering them with an outdoor fabric. Check with your fabric store to select the right kinds of fabrics, resistant to moisture and mildew and mould. You can choose to change the fabrics on the sofa and chair cushions, however that can be slightly more complex and expensive. If you do choose to make a change in that area, then I would consider staying with a neutral palette like grey or cream and look for fabrics that also have a strong pattern. If you are looking to be more fashion-forward then you may want to consider complex fabrics that have an international appeal. Often with this look, one is perfectly certain that the fabrics were purchased on a vacation to destinations like Europe, or a variety of African countries. The “folk” feel makes the fabrics on trend. The safest choice may be a tone-on-tone patterned grey or a black and white combination that would allow those fabrics to work for presumably a number of years to come. One of the elements that I have always loved in terms of the feeling and elegance it offers the yard, is white or off-white soft drapers. These can work to reduce the amount of bugs that may be present for an outdoor meal; they can

soften the amount of light and perhaps reduce your exposure to the sun. I really love the idea of draperies that surround decks or covered areas, even if the draperies are hung around the posts and tied back. The feeling of being in an exotic island, looking over the sea as the breeze billows the drapes is appealing even if you are in the backyard on a warm evening. If you are hoping to leave things essentially as they are but still want to inject some colour and detail, then I would consider colourful elements like candles, placemats and napkins or even colourful acrylic stemware to add a pop of excitement to the table. We certainly are no longer thinking about faux finishes and dad’s old chair--and it’s always nice to get outside in style.

renovators WHEN A GROUP OF PROFESSIONAL RENOVATORS

were asked what design and planning advice they most often give to their customers, here is what they said. KNOW WHY YOU WANT TO RENOVATE What problems are you trying to solve? Most renovations begin with practical issues. For instance, your bathroom may be cramped, you need more storage space in the kitchen, or there is nowhere for the children to play or do homework under your supervision. EVALUATE THE STRUCTURE, SYSTEMS AND GENERAL CONDITION OF YOUR HOUSE With your renovator, list the repairs and replacements likely to be required over the next two, five and 10 years. If necessary, be prepared to make trade-offs between lifestyle improvements and work needed to keep your home in good shape. WORK WITH THE STRENGTHS OF YOUR HOME And save money at the same time. Check under existing carpeting and sheet flooring for old hardwood flooring. Refinish old trim and molding rather than replace it. Resurface cabinets rather than installing new ones. Turn a large landing into a child's play area, a quiet reading area or a small home office. KEEP IT SIMPLE A complex design can result in complicated and expensive construction. Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on construction and budget. Less complex designs will often let you achieve the same goals.

DON'T JUST FOCUS ON THE UPFRONT COST Renovation is a further investment in your home. Consider the time, energy and cost required on ongoing maintenance and possible replacement down the road. A well-planned renovation can reduce these future costs. DON'T CUT CORNERS TO SAVE A FEW DOLLARS, OR YOU MAY NOT GET THE RESULTS YOU WANT There may be ways to stretch a limited budget or you may be able to scale down your project or alternatively, do it in phases over time. But don't compromise on quality-it's always better to do less and do it well. CHECK LOCAL BYLAWS Before you get too involved in a particular design for adding to or substantially altering your home, you or your renovator need to know the local regulations for instance, lot-line setbacks or septic tank requirements. LOOK AT YOUR NEIGHBOURHOOD Exterior changes or additions that blend with the existing streetscape will probably add the most value to your home, and they will usually be appreciated the most by your neighbours. If you do want a design with a difference, think about ways of complementing neighbouring homes. DON'T WORRY ABOUT TRENDS Design trends come and go. First and foremost, plan for comfort, ease of living and personal satisfaction. Enjoy exploring options and possibilities then design the renovation that is uniquely right for you and your family. Nicely condensed into a 60 minute episode, home renovation shows can lead to illusions of grandeur popping into many DIYer’s heads, tricking them into thinking, “I can do that, no problem.”

If you are planning to do a home renovation project, whether it’s a deck, fence, shed, landscaping or basement renovation, read on, you will find a tip or two to save you time and money. At Olympic Building Centre, our Coaches regularly deal with a variety of DIY mistakes that can be easily avoided. These common mistakes can be broken down into 3 distinct categories: planning, choice of materials, and construction techniques.

Planning There’s a saying: “Those that fail to plan are planning to fail.” Nothing could be further from the truth when it comes to any home renovation project. The professionals who do home renovations for a living know exactly what to expect when doing any project. Most DIYers are tackling projects for the first time; it’s not very often that we see DIYers do the same type of project over and over again. What is often missing are the proper steps from beginning to end. This is where help from an Olympic Coach becomes essential. At Olympic Building Centre, we see ideas from simple to complex each and every day. You can save yourself time and money by speaking to someone who’s been there and done that. Our Olympic Coaches will take a consultative approach to your project asking you questions that you may not have thought about. Here are some considerations for your next project: ChoiCe of Materials One of the main reasons DIYers attempt projects on their own is to save money. It pays to shop around to get the best price. However, what can be often overlooked are the finer details such as lumber grade or glass thickness. Not all materials or products are created equal. While it may seem as though you are getting a better deal initially, you might not be in the long run. When you build a deck, a fence or are working on renovating another part of your home, you want your hard work to last. There are a lot of products that are cheaper in price, but what you save in price you sacrifice in longevity. A great example is a little known fact about buying across the border. In our climate the products you chose today must be proven to perform in our extreme weather conditions. We often hear that a client is considering purchasing materials outside of Manitoba. That is usually not an issue for a 2x4, but windows, for example, are Energuide performance rated. Many people are not aware that the US cold zones end at the Canadian/American border, and a whole new set of zones and criteria come into play, making many of these products fail the building inspection. ConstruCtion teChniques It’s pretty easy to search online these days to learn how to build just about anything you can think of. The one thing many DIYers fail to consider is local building codes. Although how-to sites can give you a great education on how to complete projects like a deck or a fence, the question is, is it built to local building code standards? Is there an army

Last year was one of the driest on record.

Lawns suffered terribly. Just when you thought we were long over last years’ drought, you should be wary of one last punch your lawn might receive while it’s trying to bounce back. The rains have finally returned and for the most part, things are green again. But in many lawns across the city, there lies a sinister army ready to ravage your recovering lawn if they haven’t emerged already. They carry no weapons, ravaging your lawn with nothing more than their teeth. Other insects scurry away from their army, not out of fear, but because of the foul stench that they release that only other insects can sense. If you haven’t already guessed, we’re talking about the most devastating lawn insect in Winnipeg, the Chinch bug. Like many other insects, chinch bugs will go through a few quiet years where their numbers and damage will remain tolerable. But every once in a while, conditions occur that create an opportune time for them to mass their army and unleash their tiny fury. Those conditions were here last summer. Hot and dry. Perfect conditions for chinch bug mating. Most people simply thought their lawn was dry and stressed from the heat. But now we are witnessing an entire season of egg laying, all emerging at once. Already, I have seen many lawns this season that have been utterly consumed and over-ridden with so many chinch bugs that the lawn almost appears to be moving. Chinch bugs lay multiple generations of eggs which gestate and hatch before the end of the season. Hundreds turn into millions in just a few weeks. In between all the egg laying, they feed by tapping their mouths into individual grass plants. After sucking just a microscopic amount of juice out of the blade, they release. Within their insect saliva resides a toxin that slowly kills the grass plant over one to two weeks. There is a quick and easy way to tell if you have them. Simply get down on the lawn. Don’t worry, they won’t bite you. Brush the surface of the lawn vigorously. Within about 5 or 10 seconds you should see at least 2 or 3 black, egg shaped insects with a white triangle on their backs. If you see at least that many and that quickly, odds are pretty good your lawn will start showing signs of their damage very soon. You have many different types of insects in your lawn and for the

most part, you hardly notice what they’re up to because most often, the lawn is able to repair itself as fast as any damage is being done. But occasionally, given the right circumstances, certain insect populations can explode. When this happens, it often becomes necessary to act before too much damage is done. Most local lawn care services can provide an insect control application that should stop the chinch bugs from doing further damage. There are a few things to take note of however. While an insect control application will eliminate any chinch bugs scurrying around the lawn at the time, keep in mind that those chinch bugs you just eradicated have until now, been laying millions of eggs that the insect treatment will not affect. You will have to maintain a close eye on your lawn over the next month or two to watch for signs of reemergence as the eggs hatch. The damage done by chinch bugs are irreversible. The patches of dead grass they leave behind are quite distinct. The grass will be matted down quite flat similar to a coconut floor mat. Any damaged areas will have to be re-sodded or reseeded. No raking or tilling is required and the soil under the lawn is unaffected. Chinch bugs love hot, dry weather. Look for the first signs of damage to occur in higher, open areas of your lawn that receive full sunlight. Chinch bugs tend to avoid thicker, longer, or regularly watered lawns. Longer lawns provide too much shade. Water drives most chinch bugs underground which keeps them from going about the lawn causing damage. While a well-watered lawn may have chinch bugs, the damage may never manifest itself as there may either be too little to notice, or the lawn is able to fill in where dead plants are leaving off. Controlling chinch bugs is a problem, best dealt with by a professional. A professional lawn care service should be able to clearly identify the problem and show you the presence of chinch bugs. They will also work together with you to effectively treat the problem and explain what you should expect next. The destructive potential of the chinch bug reminds us just how critical it is that professional lawn care services maintain the tools we need to avoid replacing our lawns and green spaces at enormous financial cost. BE CREATIVE The sky's the limit when it comes to design. Explore ideas, browse through magazines and look at what other homeowners have done. LOOK FOR EASY MAINTENANCE AND LONGEVITY You want to spend your time enjoying your outdoor living space, not maintaining it. ELIMINATE POTENTIAL PROBLEMS Experienced renovators can explain how to avoid any structural problems that could arise from attaching a deck to your house. INTEGRATE YOUR OUTSIDE SPACES INTO AN OVERALL DESIGN Depending on the size of your lot, you may want to develop a number of different "areas" on your property - flower beds and a vegetable garden, a gazebo or private sitting areas, a fountain, a pond or a pool. You may also want play areas for children, a clothesline and storage areas for tools, toys and bicycles. Even if you don't do all the work at one time, develop an overall plan. Map out traffic flow and walkways from one area to another. Consider fencing for privacy, safety and looks. Think about plants, shrubs and trees for the long term - how large will everything grow in 10 years, and how will that affect space and sun patterns? On a small lot, you can blend many different areas together with the right choice of materials and colours.
