his is our annual issue that showcases all of the entrants in this years’ RenoMark Renovators Council Awards. Categories include bathrooms, kitchens, exteriors, additions, basements and entire home renovations. These homes were transformed by professional renovators who pride themselves on working by the elevated standards and practices as outlined by the RenoMark program. This awards program is a significant initiative for several reasons. First of all, it is truly inspiring to see the dramatic makeovers these homes have experienced. This in turn motivates us to imagine how our own homes can be modified. Further, this awards program showcases the kind of talent and experience we have right here in our great city. We are not second rate. In fact, these renovators are operating at the highest professional standards in Canada. Our renovation feature that begins on page 30 is an example of MHBA renovation excellence. This River Heights homeowner was planning her renovation for many years and had specific ideas she wanted to see come to fruition. There was a need to modernize a section of her home while at the same time blending in and caring for the original character of the home. Not only were these expectations met, they were exceeded! This is the type of experience we are accustomed to hearing about when we interview homeowners that have had professional renovators work on their homes. All of the worries people may have about dishonest renovators and the work not getting done to satisfaction simply does not apply to the professionals that you see in this magazine. Not only are they trustworthy, but the designers and suppliers that they work with are as well. This assurance allows you to proceed with your desired renovations with ease. Call upon the right people, sit back and relax. Your home is in good hands. When the work is finished you will have had a positive experience and can enjoy your beautifully renovated home! Betsy Burnham is the principal designer of Burnham Design, a boutique interior design company in Los Angeles. She’s known for her mix of bold decor choices, fashiony interiors and flawlessly balanced palettes. We take a look inside one of her most colourful projects! 10 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

What was your inspiration behind the Bronson Canyon project? The clients had gotten married at the Parker Palm Springs, and loved the relaxed, high/low vibe there. So we started with the essence of the Parker, added in their love of all things luxe and the Spanish architecture of the house itself, and this is the result. Describe the design of this home in three words. • Bohemian • Colourful • Fashiony How did you balance achieving your client’s dreams but also your vision for the space? In this case, it was easy because our visions truly intersected. He’s a musician, she’s in the fashion industry and they both have a lot of personal style. They have a young family but they didn’t want to sacrifice luxury for practicality (music to any designers ears). They were willing – eager, actually – to take risks. And they trusted me from the start.


BRINGING IN SOMETHING WITH SOME HISTORY IS THE BEST WAY TO INJECT A ROOM WITH PERSONALITY

What design element is fundamental to every space? I use vintage pieces in every project; bringing in something with some history is the best way to inject a room with personality and to keep it from looking too new and static. What was your greatest challenge on this project? The biggest challenge was probably the living room furniture plan. It was a big room, and I knew the clients wanted to use it for entertaining but also for smaller groups, so it was important to

make it feel intimate and inclusive. I noticed that almost every tearsheet the clients responded to featured a double sofa layout, and as soon as we tried that, the rest of the room came together easily. What detail do you love most about this project? The mix of elements in the nursery, from the blush-coloured ikat fabric we used on the daybed, to the Moroccan-style inlaid dresser, to the patchwork rug and the gallery of children’s art on the crib wall. You’ve mixed different patterns together in this space for a beautiful, eclectic look. How can homeowners mix patterns successfully in their space? Mixing patterns is really effective if you follow a couple of guidelines: pay close attention to scale, and keep a close eye on palette. It’s important to use a mix of sizes, from small, repetitive prints to medium-scale and on to larger, bolder ones. If you work within a rather narrow palette, the mix never looks too crazy. What is one item homeowners should splurge on for their home? I always tell clients to buy the best bedding they can afford. There’s nothing like crawling into wonderfully soft sheets at the end of a long day. So many homeowners are afraid of using colour, but you use bold colour through out this home. What top tips do you have for decorating with colour? My advice is to not be too literal with colour: just because you love a bold colour doesn’t mean you have to paint it on your walls! Instead, try starting with a creamy white wall, and introduce colour on upholstered furniture pieces or accessories. And – this is important – always use at least one neutral; it will ground your palette, no matter how bright. OCT - NOV 2014 HOME DÉCOR AND RENOVATIONS 11

Q: On your show, Leave it to Bryan, you have to choose between three different reno projects the homeowners want. What criteria do you use to help you make your final decision? A: I always have to balance the wants of the Family with the needs of the house itself (i.e. structural, mechanical, etc), how long they plan to stay in the house, what the neighbourhood/ area trends are, and of course their budget! Q: What are the most asked for renovation projects on the show and why? A: Usually it’s kitchens, bathrooms and basements — I think most people assume that these renovations will add the most value. Q: Do you see any new style trends that people want for their home reno projects? A: The beach house theme seems to come up a lot — people want light and airy finishes. The days of the dark floors and heavy furniture may be numbered. Q: What are the most popular reno projects to tackle during the summer? A: The summer always opens the door to exterior renovations, but nothing is off-limits. Q: You’ve done a ton of renovation projects — which one do you think gives you the best return on the investment? A: That’s a tough one to answer — I think it’s really specific to each house. But… I wish more people would start seeing the value in a well built, efficient and healthy home over a well decorated home — to me that’s way more valuable. 12 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

in your bedroom, so it should be a relaxing place to unwind and get that important beauty sleep your body needs. Recently, I gave my bedroom a major makeover. Here are my top tips to create a beautiful and comfortable bedroom retreat on any budget.

Cool Colour Palette. I’ve had red bedrooms and I’ve had pale blue rooms. I can honestly say colour psychology is real. A cool, serene, colour palette makes all the difference in creating a relaxing room. Go for soft and subtle colours if you want a respite from the busy world outside. For my bedroom makeover, I chose Whistle Stop 50BB from CIL’s paint collection to create a calming effect. 14 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014


The perfect bed. I had an awkward small window in my bedroom that I had to hide. I chose a padded headboard that was just high enough to cover the window.I wouldn’t call myself a DIY’er, but when the time comes, I can step up. I found a headboard with clean lines at HomeSense (homesense.ca) for $300. However, it wasn’t quite the right colour for my project. When I found a cotton, patterned shower curtain for $30, I thought I’d tackle a DIY project and create the perfect headboard. Voilà! A custom-made headboard on a budget.

Side table conundrum. Side tables are a useful element to every bedroom. But it can be hard to choose the right one. So many questions come to mind! Do I need extra drawers or countertop space? What height, size, colour or material should I choose? For my makeover, I needed something to match the height and scale of the bed. I found the perfect side table at mirens.com. The side tables had a unique design, with added bedroom storage. With my DIY skills already set in motion, I swapped the handles to white, to tie in with the rest of the bedroom design. Another inexpensive project with a big result! Layered lighting. I love a bedroom with ambient lighting. A lamp with a soft bulb, mixed with task lighting for reading a book, plus decorative side lamps can add some drama to a room. The white horned oversized side lamps from Mirens I used in my bedroom were the perfect conversational piece in the room. Don’t forget about overhead lighting. This is another great place to add some art to the room. I used a signature Jo Alcorn light from artcraftlighting.com, which added a touch of whimsy to the room. Layering lighting in any room, particularly your bedroom, allows for the perfect mix of function and comfort. Comfy carpet or rug. Having the perfect texture underfoot when you step out of bed can improve your whole bedroom experience. Rugs add warmth to any space.

Mirror mirror on the wall. I love how mirrors create different dimensions within a space. To bring the bed and those amazing lamps to another level, I layered HomeSense mirrors on the wall to add a grand, romantic feeling to the bedroom. Mirrors make your room appear larger, and these ones also added a feeling of luxury and sophistication to the bedroom. Use these simple tips to create your perfect bedroom and ensure you get an amazing night’s sleep!

We live in Lindenwoods and our outdated ensuite isn’t functional for our daily routine. The shower is very small and we’ve barely ever used the oversized jetted tub. The space is quite large yet the current layout is wasteful. Privacy is very limited because the toilet is in plain view… What do you suggest in order for us to have the spa-like retreat we’ve always dreamed of? — Candice

In this case, it’s time to break up with obsolete floor plans. To maximize the spaciousness of this ensuite it’s been divided in two with a ‘wet’ and ‘dry’ side. The ‘dry’ area

includes the toilet, which has been rotated and concealed by a tall pony wall to create a sense of seclusion. This space also houses the six foot wide floating vanity that provides ample storage for everything from toothbrushes to fluffy towels. The elegant walnut finish offers durability, natural texture and pairs nicely with a trendy acrylic pull. Over on the ‘wet’ side a raised platform showcases this lavish Victoria + Albert soaker tub. An open concept shower like this one always deserves a custom niche to keep products at hand and the floor clutter free. A single row of river stone defines the border and enhances this restorative aesthetic that will be enjoyed for years to come.

THE MANITOBA HOME BUILDERS ASSOCIATION is once again pleased to partner with Renovations magazine to feature the entrants in this years’ RenoMark Renovators Council Awards. On the following pages, readers will be able to see pictures and descriptions of the projects that have been entered in this years’ competition. Awards will be presented in November in six different categories – Additions, Kitchens, Bathrooms, Exteriors, Whole House and Basements. As one can see from the entrants appearing in this magazine, selecting winners will be very difficult. The expert panel of judges will be challenged in this detailed and exhaustive process as the quality of entrants increases every year. We are featuring 30 different projects by 10 outstanding MHBA RenoMark renovators; renovators who follow the highest professional standards in Canada. I’m confident that at least one of these projects will provide you with the direction you need to better pursue your renovation or, at the very least, start you thinking about what could and should be done in your home. This issue of Renovations magazine is always very popular because readers see what has been done in other houses and then develop ideas of what could be in their home. These are not displays or artists’ conceptions, but rather real projects completed by professional renovators in homes in nearby neighbourhoods. I encourage everyone to study these renovation projects carefully and then think about what could be done in your own home. Everybody has something that they have been longing to improve in their kitchen. Why not now? Bathrooms are being updated and modernized for comfort and practicality on a regular basis. Many of us love our neighbourhood and love our house, but it’s dated, a little too small and doesn’t fit in our current lifestyle plans. An addition is like creating a whole new living space; a whole new lifestyle. This issue of Renovations and these featured renovations will definitely get the creative juices flowing to kick-start that new project. Manitoba is still the renovation capital of Canada. Over 58% of all Manitobans indicated that they intended to undertake a renovation project in the coming year. Winnipeg has the third oldest housing stock in Canada, which helps explain why we consistently lead the nation for renovations. When considering a renovation, look to the standards and practices of a professional RenoMark renovator. This homeowner wanted his own bathroom space to relax. The basement had already been developed, but the bathroom space was never finished. The client wanted a large steam shower and beautiful finishes. In the end we were able to include all the options the homeowner wanted. We installed a steam shower unit with a lineal drain at one end, body sprays, a rain shower head and a shower locker for shampoo bottles and soap. The colour selections were kept subdued for a cocooning effect. The result is a completely calm space and the homeowner loves it.

The moment you step through the sliding barn door to this ensuite, your eyes are drawn to the elegant shape of the volcanic and limestone Victoria & Albert tub. The bathroom is separated into a wet and dry space. In the wet space, the large rain shower head is surrounded by custom sourced tile. The River Stone strip adds to the spa-like feel of this room. The striking floating black walnut custom vanity offers plenty of storage and counter space and is accentuated by strategically placed lighting. The toilet is reoriented and concealed by a 5’ pony wall for added privacy. Refined, contemporary bathroom fixtures and energy efficient toilet are the final touches of this bathroom retreat.

OVER AND ABOVE CUSTOM HOMES AND RENOVATIONS Fort Richmond This large bathroom renovation began because the clients were tired of not having a light in their shower. This was corrected by adding two pot lights in the shower, which was also enlarged, complete with a custom bench and waterfall tiling pattern. The rest of the bathroom received updated cabinets, marble countertops and square vessel sinks. Pot lights were installed in the vanity to brighten the space and in-floor heat was installed throughout the bathroom. A new soaker tub is now regularly used by the clients.

OVER AND ABOVE CUSTOM HOMES AND RENOVATIONS Whyte Ridge The clients were tired of their builder-grade bathroom and wanted a more upscale, functional ensuite. We did a complete renovation of their master ensuite, which included a curbless custom walk-in shower that featured two in-wall niches, showcasing custom lighting within each shelf. In-floor heating was installed and carried throughout the shower. Granite countertops were added, as well as a large soaker tub to finish off this gorgeous bathroom.

The narrow, small space in this bathroom was one of this projects biggest challenges. Every element including fixtures, handles, colour palette and flooring were chosen to accentuate the length of the bathroom. A narrow, elongated shower was designed with no need for a glass door. Custom built niches and a bench were installed as well as a channel drain system, all surrounded by specially selected tiles in the earth tone colour palette. The end wall was constructed to allow for built-in open shelving for storage and aesthetic appeal. Cabinets were custom built for the narrow space and long-handle pulls were chose to perpetuate the overall design.

The house was fairly dated from the exterior and the clients wanted to bring it into this century. The addition of the bedrooms helped to drive the look of the new front. The entire roof was redone with overhangs added on the gables. The exterior was stripped, rigid insulation was added to all the existing structure to enhance energy efficiency and new stucco was installed to the sides and rear. The front entry gained some pizazz in the form of a new entry door and detailed timber framing. New oversized garage doors, stone and siding on the front and the new roof shape and dormers complete the transformation of this home.

This client was looking for a complete renovation of the kitchen with sleek lines and simple aesthetics paired with a pale colour palette. The partial removal of the shared kitchen/dining room and kitchen/living room walls, achieved the open concept. White, high gloss, glass and chrome finishes throughout the kitchen created a bright refreshing space with a modern aesthetic. The bright white was contrasted with dark luxury vinyl flooring that resists wear and tear better than hardwoods. Strategically placed lighting is both functional and adds to the beauty of this kitchen gathering place.

The objective of this renovation was to remodel a tired old kitchen/dining room area and create a nice, clean, open design with a functional island as the focal point. The space was a complete gut. We elevated the dishwasher to make it comfortable to use as the clients enter retirement. For all drawer boxes we used a solid wood dove tail construction with full extension drawers. Other additions include a pantry with full extension drawers, as well as under-cabinet lighting, quartz countertops, stainless steel appliances and a built-in television. Lastly, large windows allowed for an open feeling kitchen with lots of natural light and a great view of their backyard

The monochrome colour palette of this kitchen was carried throughout the area in white high gloss cabinets, black bar stools, black granite countertops and matching backsplash. More light was added into the kitchen with strategically placed pot lights and new windows above the main kitchen cabinets for a natural light source. Gray/black hardwoods warm up the space and add a welcoming comfortable feel. To maintain the sleek modern design, custom cabinets were built with under pulls and no handles. A matching buffet added new storage space to this bright welcoming kitchen.

This renovation updated a 1990s original kitchen to a much more efficient work space with an island. The original cabinets had greatly deteriorated and the countertop needed to be replaced. We personally designed and built the new cabinets to perfectly fit the space. The doors are a dark flat panel door from Elias Woodwork and include under-cabinet task lighting. The cabinets include full extension self-closing drawers, two pantries with pull-out shelves and soft-closing door hinges. The countertops are Cambria quartz from FloForm with an under-mount sink. The flooring is Alure vinyl plank flooring.

This 1920s home was transformed from small compartmentalized rooms to an open concept flooded with light. A peninsula breakfast bar with undercounter cabinets and a sliding drawer pantry under the staircase nook helped to capture and use every available space in these close quarters. A custom built half height pocket door with windows was used to create the doggy room and hard wearing vinyl plank flooring throughout the main floor and tiled kitchen/ mud room was a perfect way to handle the heavy duty traffic the family pooches created. Traditional style white shaker cabinets, Ceasarstone Atlantic Salt counters and a cast iron dual sink were used to maintain the charm of the era.

We wanted to create an open concept, modern kitchen. A load bearing wall was removed creating a great open space to cook and entertain in. The old mahogany cabinets were replaced with rift cut, horizontal grain walnut cabinets. Laminate counters were replaced with Cambrian black granite along with matching granite wall panels. A custom millwork ‘sleeve,’ was built to disguise the support post, now carrying the load bearing beam overhead, transforming it into both a focal point and conversation piece. A one of a kind, custom built range hood completed the look in this state of the art kitchen.

This homeowner had purchased this 2,000 sq ft bungalow in River Heights knowing it would need an extensive kitchen renovation. The client wanted a cottage home in the city. They wanted a new layout with walls opened up to adjacent spaces. They also wanted upgraded finishes with warm colours and a natural feel. The flooring needed to be hardwearing and maintenance-free. The dark interior needed a complete redo. The new layout has a cooktop and wall oven, large pantries, a mini fridge, banquette seating, a display area, wicker pull-out baskets, an appliance garage and many more accessories. The beams are clad in the cabinet material as well as the area above the fireplace. For the cabinets we chose cherry with natural finish. For the countertops, we selected Avonite and stainless steel at the sink for a tough-wearing finish.

In this kitchen renovation the home owner wanted to completely transform this 80s style kitchen with white cabinetry and vinyl flooring into an efficient, modern, open-concept layout. High-end cabinetry to provide ample storage space was installed in a rich ruby shade, complimenting the granite-look laminate countertop and trendy glass and metal listello wall tiles. The brown hues between the flooring, cabinetry, countertop and wall tiles complement each other nicely. The new open-concept of this space provides more natural light during the day and allows the home owner to stay engaged with the dining and living rooms while cooking in the kitchen.

This homeowner wanted a more efficient and modern kitchen layout. The tired cabinets had been painted several times and although the clients had maintained them perfectly, the need to replace them was evident. This budget-friendly kitchen update included: • Moving the fridge from an entry point to the corner • Moving the sink to the other side of the kitchen • Moving the stove to the opposite side of the room • Creating an opening where there was once a half-wall to connect to adjacent spaces • Replacing all cabinets, countertops and flooring The finishes were kept light and the contrast of dark countertops and flooring was a perfect match to the styling of the rest of the house.

The client wanted to modernize their home and design a space for entertaining friends and family. Therefore, the design called for completely removing two walls and creating an open luxurious kitchen/dining area to fit their busy lifestyle. The new design features beautiful clean lines with dark maple cabinets and casings contrasted with high gloss chic cabinet doors and bright white countertops. A large white island with waterfall side, in-counter sink and dining overhang, gleams as the centrepiece of the kitchen. Light hardwood floors throughout give the new modern kitchen a warm inviting atmosphere.

The purpose of this kitchen project was to create a modern and stylish kitchen with many of the accessories available for today’s modern cooking. This kitchen features a wine cooler and built-in toaster oven for small meals. The pantry wall includes space for a large thirty-six inch wide fridge. Since this is a large kitchen, there are two contrasting colours of granite. The perimeter of the kitchen features a lighter coloured granite, while the long island with two banks of drawers features a dramatic metallic black granite. The bright green bulkhead, featuring mini halogen lights, gives the kitchen a kick of life within the dark grey and deep purple surrounding walls. Lastly, the grouted dura ceramic floor includes a heat duct below which gives it extra warmth.

From the very beginning the homeowner’s styling was evident. This homeowner was fun and elegant and the home did not match. The kitchen layout was from an era gone by long ago… so we improved it! In the kitchen we added a large island and a window for a great view of the backyard. The main bathroom and ensuite received all new fixtures, double sinks and ceramic tile with in-floor heat. The existing wood beams, interior doors and casings were a great colour and were all in super condition so we retained them, which kept our costs down for the homeowner.

Although only 11 years old, this custom built house begged for improved functionality, space and design. Sakiyama Construction, working with Lynn Fenwick and Company, Part 9 Design, and Legacy Original cabinets, redeveloped this home’s floor spaces into a work of art, Venetian style. Featured changes include elaborate millwork details and new high technology lighting throughout. Massive floor to ceiling fiberglass windows by Duxton bring in much needed light and scenic views. Stonework and tile work by Cararra Tile is sleek and modern. Combined with a rear 2-storey addition, these changes have resulted in a vastly improved floor plan and elegant look.

The clients wanted to open the living space up for a freer flowing plan. To make the home livable for their adult daughter who is in a wheelchair, they had specific requests for the design. Access from the garage, a shower and bedroom that are wheelchair accessible and a casual eating/sitting area for her in the kitchen were all on the top of the ‘needs list,’ as was a larger open kitchen, a master suite and an accessible mudroom entry. The kitchen was given all of the necessities and some of the extras that the clients longed for including a wall of pantry with shallow counter space, built-in ovens, quartz tops and a great work triangle. Timeless and elegant sand-in-place oak hardwood was chosen for the flooring. It is also very good with a wheelchair. A new front entry door with sidelight leads to a new concrete landing and ramp to the driveway.

The client’s lifestyle involves entertaining friends, cooking, and for the wife, painting, as she is a professional Painter. She wanted to give up her offsite studio and be able to paint at home. Additional space for two teenage children, a better back entry and additional storage space were high on their wish list as well. The design that resulted has changed the home’s living spaces tremendously. The house now has a very open airy feeling on both floors. Although you can see through the home from front to rear, there is still some separation to feel open yet cozy. The ceilings were vaulted and raised to 8’ over the main floor and 9’ over the family room. A bonus for the owners was the creation of the south-facing balcony that has a view of a school field. 8’ patio doors flood light into the new painting studio, exactly what an artist needs for their work.

The owners of this former country lodge had Sakiyama Construction Ltd. create newfound living space from an underutilized attached garage. Details of the family room include a limestone faced fireplace, bright energy efficient windows and a custom-built entertainment centre. Structural modifications allowed the existing kitchen to open up into the new family room. A luxurious new ensuite was developed in the space directly above. As well, a new front foyer and main floor laundry room were constructed. Architectural design was by Gerri Stemler of Elm Street Design and Bev Zimmerman of Interior Dynamics provided interior details.

A new front door welcomes you into this newly refinished residence. The entire interior was remodelled including new paint, four-inch baseboards and new lighting throughout. The kitchen was gutted and remodelled with custom maple cabinetry, laminate counter tops, glass and tile backsplash and stainless appliances. The two washrooms were also gutted and received new fixtures and a glass and tile tub surround. Hardwood floors were refinished and the balance of the home received new laminate flooring and vinyl composite tile. The bedrooms received new closet doors and closet organizers. In the basement a laundry room and a cozy rec room was created, including a new dry bar which hides the water meter. A built-in custom work table was installed in the laundry room to hide pre-existing plumbing pipes.

Our objective was to reconfigure the existing space and provide a much needed update to an aging home. By building a small addition behind the existing rear entrance, we were able re-configure the space, allowing for a larger ensuite bathroom and a large kitchen pantry. The new kitchen boasts custom Tree Frog veneer cabinets, quartz counter tops and an oversized island. The ensuite incorporates heated tile flooring, custom floating vanity and a luxurious soaker tub. As a finishing touch, the existing fireplace was refaced with new Realstone veneer, custom fireplace doors and a custom maple mantle.

A 9’ x 6’ addition was built to accommodate the eat-in kitchen and back entrance. The objective was to expand the indoor & outdoor living space and to provide the home with a much needed facelift. The solution was to build a modest 200 sq ft addition, allowing for the roomy expansion of the existing master bedroom and a new open concept kitchen (with the removal of a load bearing wall). The new kitchen boasts high gloss cabinets, stunning quartz counter tops and ceramic tile flooring. The ensuite, main bath and master bedroom followed suit, where old was replaced with new. Three sets of oversized patio doors provide easy access to the luxurious 800 square foot three tier composite deck beyond!

This basement renovation turned an undeveloped walkout basement into a fully functional living space. Our clients wanted to develop the space as a full entertainment area complete with bar, pool table, fireplace, TV lounge and poker den. The basement also includes a bedroom and full bathroom with ceramic tile floors and shower/bath combination. The space also features a pool table and a dry bar with quartz countertop and glass tile backsplash. The entertainment area includes a floor to ceiling fireplace with a cultured rock finish.

Exterior walls were stripped back to the foundation. Walls were re-framed and insulated, joist ends were spray foamed, Dricore sub floor was installed throughout and the windows were replaced with new energy efficient models. The layout allowed for a combination of storage including built in linen closet and pantry. It also allows for increased productivity with the construction of a private office. Entertaining was also a focus with a walk up bar/kitchenette, a games area, a home theatre, and the ability to house guests with a legal bedroom and 3 piece bath.

LET IT BE SAID THAT RIVER HEIGHTS HOMEOWNER, Lise is a candid person. “I don’t like to cook,” she says, plain and simple. And perhaps, that was the reason it took her a while to tackle a kitchen renovation that’s been 23 years in the planning. “I knew it would get done eventually but I really got used to the way it was for a long time. I tried some superficial things like painting for a refresh, but it didn’t seem to make much of a difference so I just left it till it got to the point where I couldn’t stand walking into the room anymore!”

That’s when Lise called in the professionals, Tony Teunis of All Canadian Renovations (ACR) to make major changes to her 1926-built character home. “I chose ACR because I’d seen signs in the neighbourhood in front of other

character homes they were renovating, reading articles about what they’ve accomplished over the years and I concluded that they are a very reputable company.” The reno entailed a total gut of kitchen and bathroom and the removal of a non-load bearing wall that separated the tiny kitchen from the dining room to create an open concept configuration. Turns out, we ran out of the baseboards, so Tony took a trip to a local architectural salvage company and found a strip that was the right

dimension; wrong colour, but it was stripped down and refinished to match. That’s what I consider service above and beyond,” says Lise. The kitchen layout was re-worked to include an efficient working triangle from sink to stove to refrigerator. The maple cabinetry uppers painted in warm white were extended up to the ceiling to maximize every centimeter of storage space. Cabinetry doors and drawers are soft close and pulls are brushed nickel. Angled cabinets were incorporated to facilitate traffic flow through the doorways so that the final look is elegant and efficient. Keeping the palette fairly monochromatic unifies and visually expands the space. The quartz countertop is Ashlyn Breeze and the backsplash is a glass/stone mosaic called Bliss Strips


LISE CREDITS TONY AND THE ACR TEAM FOR ENSURING THAT HER RENOVATION EXPERIENCE WAS A GOOD ONE Colour Spa. “The backsplash has a touch of colour and a bit of shine without being too much and goes nicely with the neutral counter,” says Lise. To compensate for the loss of the upper cabinets on the demolished kitchen wall, Lise requested having a bench built within the adjacent sunroom with the dual purpose of extra seating and the addition of lower drawers that store pots and pans when needed. Perseverance paid off in the renovation of the bathroom as well. Tony was so pleased with the quality of the wall tiling. “It was simply fantastic! As far as the bathroom went, we went through three different vanities before we got one that was perfect for that space.” A soaker tub and new flooring of white and grey marble hexagonal tiles contributed to the retro ambiance. Lise credits Tony and the ACR team for ensuring that her renovation experience was a good one. “Tony was so good at organizing all the details that had to be looked after. It was very satisfying to come home every day during the renovation and see that there was progress. There were no gaps in the process.”

As for Tony, he appreciates that Lise brought her own definite ideas about what she wanted to the table. “It makes our job easier.” Now that the renovation is complete, Lise is definitely enjoying her new space. “It really improves my appreciation of coming home at the end of the day and having a nice environment to live in.” With the new kitchen, Lise is even getting fonder of cooking. “I definitely enjoy planning more things to make!”

Safe at home Your home is your castle — the place where you feel at ease, comfortable and secure. Home is also where more accidents happen to people than anywhere else. Renovation provides a great opportunity to improve the safety of your home. Building codes and practices have evolved over the years. If you live in an older home built to earlier codes, chances are that there are a number of things you can do to make your home a safer place to live. Not all safety improvements are expensive and time-consuming; many may be modest and simple but can still make a difference. A professional renovator can advise you on possible improvements that can be made to your home. Some may already be included in your renovation plans; it may be cost-effective for your renovator to make other improvements at the same time.

Hardwiring your smoke detectors into your electrical system eliminates the risk of batteries running low or being “temporarily” removed. This is a simple measure that can save your family and property in case of fire.

Install a carbon monoxide detector to monitor this colourless and odourless but harmful gas, which is a common by-product of the burning of fossil fuels (e.g. furnace, fireplace, cars) and a risk if equipment is faulty or not installed, operated and vented properly. Like a smoke detector, it can be wired directly into your home’s electrical system, or it can be battery-operated or plugged into an electrical outlet.

Ground-fault circuit interrupters protect you from electrical shock in damp or wet environments. Install these outlets in the bathroom, kitchen and outdoors where exposed to the elements or near swimming pools or hot tubs.

Testing your home for radon gas is easily done using a ‘kit’ that you can buy at your building supply store. Radon, which can enter your home through joints and cracks in the basement walls and floor, has been

Adding outlets can be relatively easy, depending on the condition of your electrical system. Make it easy to move safely outdoors at night. Install good lighting outside the entrance door, by stairs, along walkways and at


other strategic locations such as your garbage and recycling storage area. Check all exit doors and windows. Are they easy to get to and open in the event of an emergency? For older children as well as adults? And have you planned an escape route and discussed it with everyone in the house, just in case? Painted exterior stairs and porch floors can be slippery when wet. Adding sand to the paint will give your feet a better grip and prevent falls. Older interior stairs may be steep or narrow, with undersized steps. Install a handrail on the wall at the proper height to give all family members, young and old, something to hold on to. Your renovator can recommend an installation that can be removed when you need to move furniture.

To prevent slipping and falling on stairs, consider well-installed runners or apply an abrasive, non-skid strip on each step. Don’t forget about good lighting in the stairwell so you can see clearly. Particularly for the little ones in the family, check that railings on stairs inside and out are in good shape, with no loose parts and proper spacing to prevent children from falling through or getting stuck. A grab bar next to the tub or shower is helpful to keep both young and old from sliding and falling. Or, if you are redoing your bathroom and don’t want a grab bar now, reinforce the wall for a future installation.

It is important to make sure that products and materials meet Canadian standards by such agencies as Canadian Standards Association and Underwriters Laboratories. These standards set criteria for safety, health and performance and are an important indication of quality. Many renovators are using and promoting products made by well-known manufacturers, from building materials to windows and faucets. Using brand-name products means that you can be confident that you know what you are getting, including the manufacturer's warranty. INSTALLATION However, even the best product cannot perform well, or may fail, if it is not installed properly. An air barrier installed on the wrong side of the wall assembly can lead to moisture problems. Poorly done sub-flooring may "telegraph" through vinyl or linoleum floor covering. And so on… Invariably, the result of improper installation is disappointment. The renovation doesn't look as good as it should, or things don't work right and the work may have to be redone, which is both inconvenient and costly. Just as importantly, incorrect installation might invalidate a manufacturer's warranty. When you hire a renovator, make sure you choose a professional. Then you can have confidence in the work and in the products that go into your renovation, and you will be protected by the manufacturers' warranty. With a professional renovator, you can look forward to the final result, knowing that everything will work smoothly for years to come.

BACK IN 1989, open concept was

a design trend that was still in its infancy. But fortunately for PJ and Kim, their late eighties Linden Woods eat-in kitchen had been designed with spacious dimensions and a workable floor plan that was well worth preserving. So when the time came to refresh and renovate, the couple chose to consult with Mark and Sheri of Nu-Life Kitchens to embrace a modern contemporary style along with increasing their kitchen’s functionality. PJ and Kim were ready to choose a style that exuded sleek sophistication as a counterpoint to their previous honey-oak cabinetry. Choosing from the extensive 42 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

selection of Nu-Life Kitchens’ finishes, the couple opted for a twotone palette with lowers refaced in a raised texture, flat-surface Moderno Zambukka profile for door and drawer fronts paired with Vanilla Stix uppers. Two aluminum glass-inset doors with soft close flip-up hinges were installed to lend a contemporary vibe and horizontal stainless steel handles, complement the cabinetry’s seamless visual flow. Besides the obvious style transformation that transported this kitchen into the 21st century, the opportunity for maximizing storage was paramount. “Nu-Life Kitchens advertises kitchen refacing as their primary service,” says PJ, “but they also build new

portions including drawer boxes and new cabinets.” The couple took full advantage of Nu-Life Kitchens’ building capacity, outfitting a previously blank kitchen wall with a bank of pantry cabinets at one end, while a kitchen desk and upper cabinet area was converted into a wall of cabinets with a concealed spot for the recycling bin plus loads of space for kitchen miscellany. “Mark was really good about taking our ideas and drawing on his experience to give us suggestions

like building cabinets right up to the ceiling. It’s contributed to a more modern look as well as significantly increasing our storage space,” says PJ. The island was dramatically reinvented. Quartz envelops the island on top and on both waterfall gables for an effect that borders on sculptural. “We went for a much larger structure, enough to seat our family of five. a full slab of quartz, about 10 feet that was a large as the countertop could go without having a seam.” The island incorporates features both aesthetic and functional that PJ and Kim appreciate. “The soft close option on drawers keeps the noise level to a minimum making for a totally serene kitchen. There are drawers on both sides of the island so the storage potential is huge. On the seating side of the island, the doors have pop-out hinges so there’s no need for handles. It’s really great for long-term storage to put things like Christmas and Thanksgiving platters that you use once a year.” “We had an existing hole in the floor where the previous venting and the gas line was located, and between wanting the island to be bigger and not wanting to make any more holes in the floor, we really had to space out where the island could go,” says PJ. 44 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

Another benefit, once the island position was determined, the kitchen flooring remained pristine with no extra replacement costs. “Appliances are in the same place. We moved the fridge a bit because we bought a bigger one.” PJ and Kim are revelling in their Nu-Life Kitchen. “It feels much different than before and the space has really opened up. We have significantly more storage but in a much sleeker, cleaner profile. The drawers are better organized and everything is easier to locate.”

1 The new layout relocated the fridge & wall oven to the other side of the kitchen to provide a more open feeling at the casual dining area. 2 Cherry stain was chosen not only for it’s rich colour tone but to coordinate with the existing oak casings and baseboards. 3 The backsplash tile in plums, honey and sage tones tie all the colours together. The larger tiles were added to accent the focal point as well as break up the busyness of

Better BATHROOMS SO YOU HAVE DECIDED TO UPGRADE YOUR BATHROOM. You have looked

through magazines, browsed the Internet, visited building suppliers and spent time at the home show. You have a fairly good idea of what you want and what new fixtures will cost. The next step is to contact a professional renovator. Redoing a bathroom can involve a lot more than just plumbing. An experienced renovator can explain what's required for your renovation, and how to do it right. Assessment of work Renovators can identify problems and solutions before the work begins: an uneven floor that results in incomplete draining of your bathtub, for instance, or rotted flooring from years of water penetration. An experienced renovator will make sure that plumbing, venting, electrical wiring and outlets, and ventilation conform to building codes in your area. Style and look are a personal decision, of course. Tin tiles are the easiest option for renters and they come down in a flash when you’re ready to move. What is the most important design component in any space?

Space planning and lighting are key. The way you use a space is dictated by the floor plan and the lighting is the controlling factor on setting the mood for each occasion. What are your top tips for creating a fabulous space with a limited budget?

Mix things up with your accessories and remember that the little things make a big difference! • Change up your colour palette by bringing in new throw pillows with a punch of colour and texture and coordinate with the seasons (i.e. pastels for the spring or rich earth tones for the fall). • Shop your own house to find old pieces that need a facelift. Change things up by painting or refinishing it and add some new hardware to give it a custom look. • Paint! Leave the colour to the artwork and accessories and get rid of that harsh colour on the walls. Lighten things up and remember that grey is the new neutral. I’m a complete tomboy! I’ve always been comfortable using power tools, so a drill or a circular saw isn’t new to me. It’s taken me some time to master each one, but now it’s second nature to me. Describe your new LookBook service? How did you come up with this idea?

The Alison Victoria LookBook is a true DIY approach to design, which allows clients all over the country to create amazing spaces with the custom feel of Alison Victoria minus the typical designer/client interaction. The LookBook is a less expensive approach because the client orders items on their own, finds their own contractors and executes the entire project. All communication is done over email and the LookBook includes one floor plan, one colour rendering, samples, pictures and a full shopping list of all the items we specify for the space, along with a workbook. It usually arrives six weeks after we receive the questionnaire, homework and payment. Clients and fans constantly ask me how to get me inside their home, and now they can! Not only are you are successful designer but you also have your own furniture line. What was the inspiration behind the line?

I’m inspired by architecture and fashion. I love clean lines so the structure of each piece was the focus. Bringing in a mix of glass, wood and metal gave each piece the sexiness it deserved. What are you up to next?

I definitely need to take some time to sit back and look at everything that has been accomplished thus far. This has been a crazy journey and it’s only the first chapter. I’m so excited to start shooting season eight of Kitchen Crashers and can’t wait to take my LookBook to the next level!

office for a design consultation, she was looking for some design advice on a bungalow she had recently purchased. She really wanted to live in the area where the house was located and the house had a good basic shape to it. The previous home owner had done some renovations but the home was somewhat dated, closed in, and wasn’t exactly what Sharon was looking for. We asked Sharon what she envisioned for her home. Sharon has three active older children and the home had to function for their lifestyle, as well as her need for a space to entertain her friends and family. She wanted the house to feel more open and flow from the main floor to the lower level to allow the areas to be fully utilized. In addition, the house now has the look and feel of a newly built home in a neighborhood she loves. Sometimes it is worthwhile to go with the flow!

I WOULD ARGUE THAT COLOUR,

among all the components that go into a room’s design, is the most influential factor in the overall success of a room. Your choice of colour can make a space feel soft and serene, bold and invigorating, or playful and whimsical – so it’s essential to ensure the correct colours are utilized to achieve the mood, or overall feel you want to accomplish. Here are my top five tips for adding colour to a room to achieve a look you’ll love.

1

/ Commit to a direction When I do design consultations for homeowners, one of the most common questions I am asked is, “What is a nice colour for a kitchen/ master bedroom/bathroom?” I am always quick to explain to clients this is the wrong place to start. Start with the overall mood you would like the space to embody. Is it a relaxing retreat? Is it a hip and funky entertaining space? Is it bohemian? Search for photos on the Internet of rooms that you love and find the common elements. A theme should emerge that will then help inform the overall direction of the room. If you’re stuck on determining this direction, hire a designer for a consultation, or take an online design quiz to help narrow your design identity. 62 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

2/ Pick your palette from an inspiration piece

Once you have determined your style, let your palette derive from something that will be used in the space. This could be a gorgeous fabric, a great toss cushion or a beautiful piece of art. Pick three colours that exist in the piece and use those colours in other areas of the room. For this project, we went for an aesthetic that was sophisticated, serene and polished. I drew my palette from one of the pillow fabrics we selected, using yellow and shades of grey multiple times in the space. Inspiration for your colour palette could even come from your closet. An awesome blazer or printed shirt can definitely be the jumping off point for a room’s colour scheme.

/ Don’t underestimate the power of paint My final tip in regards to successful use of colour in a room is about paint. Paint colour selection can be a very overwhelming decision to make, especially if one is making it without any context, mood direction or commitment to a scheme. But paint can dramatically impact the look of a space, and I always suggest to my clients to consider being bold. For these clients, neutral walls absolutely suited the polished, serene and sophisticated aesthetic we wanted to achieve. But in another context, I would not be afraid to wrap a room in an indigo blue, a warm rust or even a flat black. Paint is a relatively inexpensive way to add a lot of drama to a space, and the beauty is you can test colours with a lower level of commitment, than say, upholstery or art.

/ Repeat colour for a harmonious look Once you have determined your palette and you feel confident it will embody the overall aesthetic you’d love to see in the space, ensure the colour gets repeated a few times for a harmonious look. This trick of repeating a colour at least three times in a space is a technique I learned designing rooms for television shows, where you have a limited amount of screen time to make a big impression. In this space, we repeat yellow in the rugs, custom pillows and ottomans. Grey is repeated in the custom sectional, wall colour and rug.

4/ Add something unexpected

In almost all my projects, I utilize a 70-25-5 per cent rule. I use 70 per cent of a main colour (in this case it is grey), 25 per cent of a secondary colour (yellow for this room) and five per cent of a fun pop (teal for this client). Adding this fun pop of colour is like an exclamation point at the end of a sentence, or a red

by CARSON ARTHUR IN A MARKET WHERE SELLERS are in competition to make the most out of their largest investment, improving your home’s first impression is one of the best ways to set it apart from the rest of the pack and according to Century21 Canada (2013), can swing a home’s value by up to seven per cent. Even in the fall months, prospective buyers or renters are driving through your neighbourhood looking for a home. What do they see when they look at yours? This is a really important question that you need to answer because it will help you understand what your buyer is going to be looking for in a new home. Once you’ve answered this, ask yourself objectively if the front of your home is in keeping with the rest of the houses on your block. The first impression is critical in setting the mood for prospective agents and buyers. If your home’s exterior is unkempt, then people immediately assume that your house is a ‘fixer-upper.’ The opposite is true if your front yard is manicured, the roof is in good shape and the driveway is in good condition. Having a potential buyer walk into your front door in a positive mood can translate into big dollars for you. 64 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

So where do you spend the money at this time of the year? Set your budget and be realistic about what you’re trying to accomplish with it. Keep in mind that you are trying to create an excellent first impression to attract potential buyers. This isn’t the season or the opportunity for you to realize your landscaping dreams. Instead, consider a new paint job using a colour scheme that highlights the character of your home. One of the easiest and least expensive ways to get instant appeal is

through great house colours. But what colours should you chose? I’ve seen many different shades used successfully, even in combinations that would surprise you. One of my favourite combos is green and purple! I saw a home that used a great shade of tan as the base colour; an olive green for the shutters and trim; and a fantastic shade of purple for the front door. To completely set it off, they had all of the light fixtures and door handles done in a matte black. Sound complicated? The key is to take inspiration from your

We all want to express our unique styles and tastes but here is my simple test for you to follow: Take a bunch of the latest paint chips and stand outside and try to find the corresponding colours in things around you; like the trees, or other houses, or even in the rocks. If you can find those hues close by, then you know that those choices will work best. This is why natural colours are so popular, because they are everywhere outside. You might notice that more homeowners are painting their front door with something bright or bold. This is a great idea if you want a pop of colour that requires minimal commitment. A quart of paint and an open afternoon is all you need to make a change right away! I love matching a unique door colour with bright planters or even pieces of outdoor artwork. When it comes to color, have fun in areas that are easily changed. That way, if you make a mistake, you can quickly hide the evidence. Lights at night are always inviting. As most potential buyers will often drive by a listing after work, setting your house apart is important. With all of the amazing new lighting systems, there is definitely an option for every home. I love the new solar systems that are available. As long as you have sun, you can have stylish light. With no wires or electrical needs, you can now put outdoor lights anywhere you want them, simply by pushing them into the ground. Remember, when choosing a system, moderation is very important. Lights that face downward and highlight the edge of the path allow your guests easy access and help make your front yard a safer space. One of the easiest ways to improve your curb appeal is to have a clean and tidy front yard with a manicured lawn. We all know to keep the inside spotless for viewings; the same goes for the outside. Get the yard tools ready and spend 10 minutes every night making the most of the front of your home. Consider mulching those plant beds and adding some warmth with colourful annuals. Remember, curb appeal helps to create an emotional connection to your home at a glance. Make the best first impression possible and enjoy the rewards.

LIVING IN A SMALL SPACE is certainly not a sentence

to live without style or colour. You need to be judicious in your choices to make sure you end up with a space that functions well and still has style and design savvy. In this particular space, we started with just 450 square feet that presented like a square box divided into two rooms. The finished product is very different. As this client will tell you, that is the advantage of working with a design firm. Occasionally, you will hear someone say that a small space doesn’t warrant professional help, but we would argue that you never needed it more than when every square inch counts. We started in the living room and built in cabinets, to house the television and add a fireplace. The ethanol fireplace is suited to condo spaces and provides a

The mouldings were added for detail and to add an element of class to an otherwise square box. The fireplace and television provide grounding to the room, around which the furniture can be placed. Generally in a smaller space, you want to select just one accent colour, and potentially a subordinate of that colour. This keeps the space interesting without the complexity of multiple colours. This space is generally tones of grey for its major pieces but the carpet and the cushions in the strong chartreuse green provides ample colour. Blue paired with green undertones complement the accent colour with depth and layers to the decor. The kitchen was recreated with cabinets in off-white, with appliances hidden under cabinetry to provide the open concept space with as few interruptions as possible. The hidden appliances imply that they could be cupboards suited to the living space, and thus allows the kitchen to esthetically borrow from the living room and vice versa. Affectively, both rooms seem larger as they visually overlap. The details of the cabinets were added to the existing door of the condo, to offer an old world rich feel. Simple mouldings were applied to the flat panel entrance door, bedroom and bathroom doors. The sink with its wall-mounted faucet solved the plumbing location issue, while concealing the sink’s function, well enough, so as not to command too much attention. We created a glass whiteboard above the sink for hand written notes or any personal touches the homeowner would like to add. The green accents are also repeated into this room for cohesion. In the bedroom, we wanted to create simple tranquility. The grey colour continues into this space and the pop of colour is found in the bedding and closet. We opted to leave the closet exposed to the room because it allowed us to provide the added function of the desk. We knew that the homeowner was fastidious enough to keep the OCT - NOV 2014 HOME DÉCOR AND RENOVATIONS 67


clothes looking pristine and colour blocked so it would always be visually appealing. The adjoining bathroom of the condo received an upgrade with a vanity, tower and lighting overhaul. These custom-made elements provided additional storage, making them worth the added cost. A new mirror and side lighting provided that “hotel” bathroom feel and the simple white clean towels support the look. This space that we called a “boring box” ended up as a classic well appointed home, perfect for our client. No one would say it lacked style or colour, and we achieved it all in just 450 square feet. 68 HOME DÉCOR AND RENOVATIONS OCT - NOV 2014

the best innovations. With some of the coldest winters and hottest summers, Manitoba has a real need for worldclass building efficiency – and we are well enroute. A joint effort between Transformative Buildings and the Manitoba Chapter of Canada Green Buildings Council is launching a number of initiatives in the coming months to increase awareness of our cutting edge buildings, and to provide further training to maintain momentum. Early in December, Winnipeg will have a special guest from Edmonton, Peter Amerongen, one of the leading Net Zero builders in Canada as well as a graduate of the Passive House training program. Peter, President of Habitat Studio, has extensive experience building high performance building envelopes that include cutting-edge heating systems and photovoltaics. As a board member of Canada’s Net Zero program, Peter will share some of his experiences during breakfast and lunch sessions, and before the MBCaGBC Christmas mixer. Additional information will be posted on the Transformative Buildings and MBCaGBC’s websites. The December discussions will lead into a week-long seminar which prepares students to become Certified Passive House Designers. The aim of this course is to teach students how to build compliant Passive Houses in Canada. There are two different routes to achieving the international professional designation, and therefore getting listed on the worldwide database of Passive House design professionals (http://www. passivhausplaner.eu). The options are to either pass the 3-hour formal exam (held by the Canadian Passive House Institute, CanPHI, and also the Passivhaus Institut, PHI, in Germany) OR by acting as the designer on a building that achieves the

required energy standards and gets approved as a Certified Passive House. The cost for this course – targeted at builders, architects, building professionals - is $1,500. This is a great course and I strongly recommend it to anyone interested in building better buildings.” Lastly, Transformative Buildings is organizing a fascinating tour of highperformance buildings in Manitoba, a few of which have been built as early as the 70s and 80s. The tour will include a mix of residential, light commercial, and institutional and is slated to take place in May. “We believe that this is an excellent way to highlight the achievements of our design and construction experts in Manitoba, and to learn from those experiences,” says Curt Hull. The building selection process is well underway, and they will be highlighted online by Transformative Buildings in the near future. The group is optimistic about the tour’s impact as a celebration of existing green buildings, and to keep propelling Manitoba forward as a centre of excellence in sustainable design.
