nterior Designers’ rates vary based on a number of factors. Estimating costs for projects is a challenge because it depends on the project undertaken, as well as the qualifications and experience of the professional. In addition, your project may require other consultants at various levels, in which case you could be paying different rates for different components. At the beginning of a project, it can seem like an Interior Designer is an unnecessary expense that doesn’t add any value. However, a registered Interior Designer can actually save your client money, due to their experience and expertise. A registered Interior Designer can manage your entire project,
saving the headaches that often accompany renovations and construction. They can apply for building permits, ensuring your paperwork is approved quickly, and construction can begin promptly. If a project hits a snag (as they often do), an Interior Designer can work with trades and other consultants to address the issue, adjust the design if need be and ensure it doesn’t delay the project more than necessary. There are various ways Interior Designers bill a project. It is important to ask if your project will be billed hourly, based on a total project cost, on a price per-square-foot, or if costs will be determined by some other method. A registered Interior
Designer will provide a quote and a clear explanation of costs as part of a contract with a client. Clients should be comfortable with and fully understand the information that has been outlined in the contract prior to signing. Having a lawyer review it in advance may be necessary. A registered Interior Designer should not begin work without a contract or conceal or obfuscate their fees. Members who fail to comply with ARIDO’s Standards of Practice may be subject to discipline and or/fines. Then the question becomes, “What will it cost you if you don’t work with a registered Interior Designer?” You may be surprised at the answer.

ntertaining season is upon us again after a long moratorium on gatherings. Curated affairs are the trending ticket this party season. With every detail carefully thought out and nothing overlooked, your guests will enjoy a “tended to” vibe, while accommodating any conscious or sub-conscious social-distancing comfort zones that still linger. Let’s break down this trend.

Our home is your home A party where you’re not at ease is one that you’ll be leaving shortly. Your guests should feel comfortable, with plenty of room to sit, stand and manoeuvre. How many guests do you anticipate showing up? What
activities will they be engaging in, and where? Then, design “stations” to accommodate your plan. Typical party stations include food, bar and lounging, but your list may also include something specific, such as a games zone, or wine tasting area. It’s also a nice touch to have a “welcome zone” by the entrance/exit, with a coat rack, a place for shoes and, of course, hand sanitizer. Movable furniture is my go-to when designing any living space. From a practicality perspective, these pieces are worth their weight in gold. And the great news is, modern furniture designers are creating pieces that maximize multi-function, space efficiency and aesthetics. Think coffee tables that rise into dining tables, storage benches and ottomans that double as seating, and bar carts on wheels that have a million and one different uses at this time of year. When prepping your space for an intimate party, style matters. Though your party stations are temporary, ensure each of them adds aesthetic
value to your space. Will it look pleasing? Attract guests? Aside from seating and surfaces, or anything else essential to that activity, ensure each station has a focal point, such as a piece of art or centrepiece, and dedicated lighting. In the dining area, opt for versatility and ease, with themed, self-serve food stations. This set-up accommodates more people (bonus if you have a small space) while allowing guests to choose what they eat, when and where. Just ensure you have plenty of extra seating throughout your entertaining areas. Consider individualizing single portions in disposable dinnerware, ideally recyclable or compostable. It’s more sanitary, and this grab-and-go tactic leaves time for the hosts to mingle with guests.
The bar is the focal point of many parties, so this space should be stocked, and styled. Supply the bar with the standard selection of beverages and glassware, being mindful of your guests’ preferences. Prepare what you can ahead of time, such as mixes and garnishes. Of course, always have a selection of alcohol-free options for the nondrinkers and designated drivers. Finish the bar with some themed or seasonal decor and lighting. Party season this year is all about being a gracious host, and creating a curated affair, from the food and drinks to the music wafting through the speakers. What’s the vibe you’re aiming to achieve, and how will you evoke that mood? I think you’ll find that a little forethought will go a long way.

Modern elements and cosy details turn this cabin into a special retreat

T
his cosy yet contemporary chalet in Blue Mountain, Collingwood, serves as a recreational retreat for its owners, a haven to enjoy the great outdoors and host family and friends. To match the homeowners’ chic, laid-back lifestyle, I chose a modern farmhouse aesthetic that embraces the mountain vibe, the home’s architectural attributes and its structural limitations. Despite its many transformative elements (new floors, a fireplace, mudroom, updated entrance,

new panelling, staircase, interior doors, and a lot of paint), the home maintains a distinctive cabin feel highlighted by a central fireplace. On approaching this project, my original inclination was to move the fireplace. However, on discovering the home’s structural limitations, I opted to keep it in its original position, streamlining and modernizing the existing traditional wood-burning stove with a sleek, four-sided gas unit. What started as a design challenge became a new focal point to be enjoyed from every angle in the vast space,
which was now perfectly divided, yet connected. The dining area proved to be a fun collaboration with my clients, who chose to feature a Twiggy painting that adds a pop of colour and contemporary flair to the other side of the fireplace. To bring drama and dimension to this open-concept area, I painted the east and west gable ends in a dark, warm grey colour. I repeated this same contrasting hue on all interior doors to perfectly match the smoky, stained hardwood floors and complement the pickled pine ceilings.

A mudroom finishes off the main level and adds a practical addition to the space – complete with a boot dryer closet for winter recreation and organized cubbies for stylish storage. The upper landing area houses a small office and sitting area, with a hallway leading to the principal sleeping area. The main bedroom features a wood slab headboard from CB2 – an instant

focal point of the space. On the main floor, the guest bedrooms were designed to maximize sleeping. Twinover-queen bunk beds were placed against the wall and a few windows, featuring light and airy metal frames that don’t feel visually heavy in the space. The other bedroom boasts a wall-to-wall headboard that allows the twin beds to be pushed together
to create a king-sized bed, if and when desired. In the end, the variations of warm greys and contrasting colours throughout the chalet, plus the addition of cosy furniture pieces, work well to create a warm and welcoming space everywhere you go. And the perfect place to entertain friends and family.

he year 2021 was certainly an interesting one in interior design. I saw a focus on balance and functionality, as we spent more time in our homes. In 2022, things are going to change. Off the heels of Milan Design Week, exhibitions showcased refined spaces that were skillfully combined with bold colours and geometric forms. In effect, we anticipate 2022 trends to dial into personality and expect to see inspiring spaces that honor the fullness of living, telling a story of sustainability and nostalgia, mixed with an artful blend of colour choices and positivity about the future. Here are my top four trends for the new year.

MATERIAL MANIA Natural materials, organic textures, and a blend of rich wood, marble, glass and metal combinations are taking centre stage in furniture and decor collections. Rattan and wicker trends continue to thrive, giving a more relaxed and airy feel in our interiors.
POST MODERN DESIGN Reminiscent of the 1970s-90s post-modern design, is a revival of the original style. The bold shapes, colours and pop art that were favoured then have now become muted and softer. by BRENDAN CHARTERS ow is the time to get cosy by the fire – and no, the fireplace channel doesn’t count, even if you swear it makes you feel warmer when it’s on! There are many options to consider when you are thinking of incorporating a fireplace into your space. Here are some helpful tips.
Wood-burning OOO The messiest but most romantic option. This fireplace requires work and careful planning. A chimney, separation from combustibles and fresh air are vital considerations for adding this type of fireplace to the home. Wood storage, kindling, cleaning and air leakage all come to mind. These fireplaces remove heat from the room when not in operation. Indoor air quality can also be impacted with the back-drafting of exhaust, especially as fires burn low and the temperature outside drops to lower levels. Installation costs are also high, due to the venting requirements. But it’s also highest on the romance meter; you can’t beat a natural crackling fire!
Natural gas OOO With just a flick of a switch, you get a real flame with zero clearance capabilities and direct venting – these fireplaces tick a lot of boxes. Venting is still required but with greater flexibility (within code). There are burn risks for young kids at the glass or wire covering, and these types of fireplaces
still produce a sizeable carbon offset, albeit in a cleaner burn. These units are available in many different styles, from inserts, to log sets (which mimic wood-burning the most), contemporary ribbon fires, as well as three-sided and indoor/outdoor two-sided units. No mess to clean, no wood to stack, and great heat output. Costs range widely – about $12,000 to $15,000 for a nice unit with decent mantle/surround fully installed is possible.
Electric OOO These knockoffs have been available for decades, but with LED technology and increased condominium living in big cities, these fireplaces have really progressed. Price points can be very attractive, and heat output makes electric feel more realistic, however, it’s really not fooling anyone, yet. These units can add some nice decor to your space. They are perfect for basements where you need something quick to take out the chill, or a bedroom where your furnace airflow is impeded. They come as wall-hung, or with a box mantle surround, depending on what you’re after. Like anything, you get what you pay for with electric units.
Biofuel OOO Real flame, no venting required and typically using ethanol – these are perfect for condos or locations where venting isn’t possible, but you desire the real flame effect.
Firebox, free-standing, wall-mount or insert style, these units can even be controlled by your smartphone. Jetson’s living is here! Costs range from $1,000 to $10,000, for these units, depending on the style and manufacturer.
Steam (electric) OOO New on the scene, these are pretty awesome. Lights, steam, crackling sound and heat all combine to mimic burning logs. No smoke, no mess, no cutting, splitting, seasoning, storing, feeding or cleaning required. Less risk of health issues or damages associated with a real solid fuel wood-burning fireplace. Less, however, doesn’t mean zero. Water can be fed into a container to feed the steam generator, or can be plumbed for a continuous feed. With an improper fitting, or a factory-crimped supply line, a long weekend away can result in $30,000 in flood damages. These units really are worth a look; they seem very real and are more environmentally friendly than a real fire, and can be turned on and off with the flick of a button – with heat or no heat options. Pricing typically ranges from $3,000 to $5,000, plus the installation, plumbing and surround. When working with gas, electrical or water, be sure to work with a master licensed trade to ensure the safety of yourself and your investment. It never pays to cheap out when working with those utilities! Happy cuddling.

Since this home was built prior to 1979, we prepared ourselves and our contractors for possible asbestos. However, even coming in prepared, we did not expect the project to be delayed by a full four weeks. After getting samples tested, awaiting the results, finding out the drywall samples contained asbestos, and getting all of it professionally removed from the home – we were finally able to break ground on this renovation. This project started just after the Toronto area was hit with a second wave of COVID-19, causing major delays and shortages in building supplies (with all retail and home hardware stores closed). We responded to these challenges quickly – replacing certain materials with duplicates that were readily available

and didn’t sacrifice quality. Despite these additional challenges and delays, we were still able to fulfil our client’s vision and complete the project on time. With a reconfigured main and second floor, new bathroom, extra bedroom, and a more fullsized master bedroom with an ensuite, this full house renovation gave our clients the space they deserved with the look they desired. Once finished, this home became completely unrecognizable. We delivered the fresh yet functional look our clients were seeking, and made this open space feel closer to the outdoors by using natural materials and earthy tones and finishes.

IT WAS TIME TO GIVE A FRESH LOOK TO OUR TIRED-LOOKING INTERIOR DOORS
I
by STEPHANIE GRAY nterior doors are like shoes – when you have on a good pair, all you notice is where you’re going. But as soon as they get scuffed up, the laces fray or the heel cracks, you’re ready to swap them for something new. That’s essentially how we felt about our interior doors. They were like an old pair of leather boots in dire need of a cobbler. With a total of eight interior doors, it didn’t take long to notice their quirks. Besides needing a fresh coat of paint, the biggest issue with our doors was that they didn’t shut properly. They had either slide barrel bolt locks or magnetic catches (sometimes both) installed to ensure they didn’t swing open. The worst part being the loud snap and vibration when the magnet released the door. Arguably, we could have replaced all of our doors with modern ones instead of going through the trouble of refinishing them and figuring out how to get them to close. They weren’t even the original doors, but we’ve placed them around the 1920s or ‘30s, and they’re solid wood (bonus!). But we liked the idea of keeping the integrity of the home, not to mention it would be a cheaper option to do it ourselves. The first door we tackled was the entryway closet door, as the new tile
would raise the floor slightly, so the bottom would need to be trimmed with a skill saw to fit properly. After the door was removed and cut down to its new size, the old paint needed to be stripped off, which we did with an eco-friendly paint stripper. There were at least a couple of layers of paint underneath, but we didn’t strip right down to the wood in case lead paint had been used (it wasn’t banned in Canada until 1990). After all the paint was scraped off, we filled in all of the dents and holes using Minwax High Performance Wood Filler. The product smells quite strong, but because it was too cold outside, we had to do the work in a wellventilated area inside. Once everything was filled, we sanded the door by hand using 120-grit sandpaper. Then it was finally time to paint. We primed the door twice using Benjamin Moore Superspec, with the final coat being Benjamin Moore Regal, Pearl Finish in Simply White. We also wanted to update the hinges from stainless steel to black, so we sanded and spray painted them in Tremclad flat black. For the handle, we chose Halifax Square Rose in a matte black finish by Weiser. The most challenging solution was figuring out a latch system for the doors to shut. The original doors
would have had a rim latch set, which are much different from the latch systems that modern doors have. With a rim latch set, the latch is placed on the exterior of the door. The other issue was that we couldn’t just order any latch. Older doors come in various widths, and ours are much more narrow than what’s standard now. The search was on. The UK came to the rescue (it makes sense since they have much older buildings than we do here in North America), and we were able to order internal latches that fit the narrow width of our doors. Using a drill and chisel, we installed the new latch. Refinishing the doors turned out to be a more time-consuming process than expected, so much so we haven’t completed all the doors yet. But in the meantime, we’re enjoying the doors that do open and close with ease. Who would have thought something so simple could be so gratifying?

Tropical plants in a Canadian winter

ere in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into our indoor environment. To garden indoors successfully, especially this time of year, it’s important to provide the best possible growing conditions. With the right care and location, your indoor plants will live a good long life and you will reap many benefits from them.
Light requirements Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it’s reaching for light, stretching its leaves and lengthening the distance between growth nodes toward the nearest window – a sure sign that it needs either to be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they don’t get enough light, and revert to green leaves. It is natural for most flowering plants to stop flowering through the winter months.
Fertilizer Fertilizing indoor plants in winter is necessary only when you see new growth developing or the plant is in
bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It’s best to err on the side of caution and give plants a little less than the amount the instructions call for. There are several forms of fertilizer available: Granular, slow-release granules, spikes and water soluble. These can be organic or inorganic chemical combinations. In our opinion, the best choice for houseplants is an inorganic, water soluble formula. The elements in it are readily available for the plant’s use and you will be able to see the effect right away. The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 ratio with traces of boron, copper, iron, manganese, molybdenum and zinc. If there is no specific formula for your houseplant, a 20-20-20 ratio with trace elements is best.
Rules of fertilizing We follow three rules for successful fertilizing: Do not fertilize plants when: They are wilted, dry or dormant. Plants need nutrients only when they are actively growing or flowering. Fertilizing at other times could cause a build-up of insoluble salts in the soil, which can damage the roots. If white salts build up on the pot rim
or soil surface, stop fertilizing and drench the soil a couple of times with generous doses of water (putting them in the shower works!) then, if growth continues, resume feeding in a month or so, using less fertilizer. If the plant stops growing or wilts, despite the proper watering schedule, stop fertilizing, and drench again. Then wait until growth resumes before starting up the fertilizing and use a weaker solution than before.
Maintenance In the winter months, the air in most Canadian homes is dry and conditions are perfect for insects to thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under them. The water should not touch the bottom of the pots. This will create a cooler, humid atmosphere due to evaporation. Routinely inspecting houseplants enables you to observe and correct most problems before they get out of control. You will be able to spot insect or disease problems before they get too serious. Keep the leaves free from dust accumulation by washing them with a soft cloth that has been sprayed with insecticidal soap. African violets and other “hairy” leafed plants should not be misted or washed with a cloth, but instead should be washed in lukewarm, soapy water. Just hold the soil in place with your fingers while inverting the plant, swish the plant in the soapy water and rinse twice in clear water.

W
hy are there different types of renovation contracts?” This is a question we get quite often at BILD. A written contract is a key part of a home renovation project. A renovator may choose a certain type of contract depending on the nature, duration and potential cost of a project. It is important that homeowners understand the differences and the particulars of each type. Three contract types are most commonly used: The traditional lump sum contract; the designbuild contract; and the construction management contract. The differences among them start at the beginning of the renovation.
Traditional lump sum contract This process begins with a homeowner and a designer working together to determine what the renovation will look like, including the selection of finishes, such as tiles, paint and light fixtures.
Once a design is complete, the homeowner should secure quotes for the project from three different contractors, with a fixed price to deliver what they have been shown. Any changes or errors in the design may be charged back to the homeowner as extras. Often in a renovation, there are conditions that are hidden at the time of design and need to be addressed during the construction process. With this type of contract, the homeowner needs to manage the contracts and coordinate any changes between the contractor and the designer.
Design-build contract With this contract type, the designbuild contractor is hired at the very beginning of the process, and is the homeowner’s only point of contact. The homeowner sets a project budget with the designbuild contractor, who is then responsible for using their staff or network to secure the designers and trade contractors. An additional advantage of this contract type
is that the homeowner can start construction knowing what the final finishes are going to be.
Construction management contract With this contract type, the homeowner will pay the contractor for their management services, separate from the renovation costs such as materials and labour. This means the homeowner is able to make any changes they want during the design and construction, and the contractor doesn’t get to increase costs associated with changes that are requested. The advantage of this contract type is that the homeowner has full transparency of costs.
