Intermind Q&A by STEPHANIE MACDONALD
STEPHEN DALEY, AUTHOR OF “TASTE” IS A HUGE INSPIRATION. “HOUSE AS A MIRROR OF SELF” BY CLARE COOPER MARCUS IS ANOTHER BOOK WHICH I OFTEN SHARE WITH MY CLIENTS. MD: For three decades I was married to a contemporary artist whose work strongly reflects a cultural and social issues. This involved me in contemporary art and defined my set of aesthetic standards. HD&R: What triggered your decision to go into residential design? Did you always know that it was your calling? MD: My German made, quite kitschy dollhouse from 70s was my favourite toy in the first decade of my life! My decision to go into residential design is an outcome of my natural curiosity about other people’s life. I think it is like theatre, my job is to set the stage, turn on the lights and music, and let life happen
AS A PERSONAL WITH A RICH
personal history that is reflected in the inspiring and energetic spaces she designs, Mila Djuras is a deep well of information about how to create a unique, intelligentlydesigned home. We sat down with Mila to have a chat about her history and how she puts her heart into her home.
Home Décor and Renovations: You’ve had an extremely eclectic educational background and early career. How do you think your “past lives” have affected your aesthetic and your design process at Intermind? Mila Djuras: My scientific education allows me to understand the technical aspects of design and build: structural, envelope, the quality of materials, and in particular how things are made and function. I have solid comprehension of the interior interfaces of the different systems within a dwelling which makes the process of design more precise, more accurate. My Architectural background gives me a sharpen sense of composition and taught me how to work with mass, volume, line and most of all light.
HD&R: What are the design influences in your own home? How does your home reflect the values of its occupants? MD: Accessibility for a severely handicapped person and functionality for caregiving were the major influences in the design of my current home. For example, it has commercial grade laminate for wheelchair use, the sizes of openings and passages are designed to accommodate a wheelchair, it has a fully open bedroom on the main floor designed to allow for bed lifts and things like that, yet most of medical equipment and necessities are smartly camouflaged so the overall ambiance doesn’t feel institutionalized. HD&R: What is the most important design theme or element in your own home that makes it uniquely yours? MD: There is no one design theme or element. My home is very curated, international, eclectic, ethnic and sincerely warm. It has soul, a sense of humor and of family, and a bit of urban chic. If I had to say what it is, then it is nature enriched west coast with universal, international, cultural social icons. This is not a look which is transferable to any other home. A part of my design legacy I believe that a home should not look like a picture in a magazine. It needs to reflect the values and aspirations of people who live in it.
HD&R: Who are your design inspirations from your own life? Were you influenced early on by anyone in particular? APR - MAY 2014 HOME DÉCOR AND RENOVATIONS 3

BEFORE
8 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
Shore’s Mountain Highway has just won a Georgie Award for Best Renovation Over $800,000, Mark Cooper isn’t sitting around congratulating himself. In fact, it’s difficult to get him to take any of the credit for this prestigious honour.
“WE TAKE PRIDE IN BEING PART OF THE NORTH SHORE COMMUNITY, AND WE APPRECIATE HAVING THE OPPORTUNITY TO BUILD HERE AND HELP SHAPE THE QUALITY AND APPEARANCE OF THESE NEIGHBOURHOODS.” “My staff of artisans and trade team are craftsmen and do such beautiful work,” he explains, “this award is really a tribute to them.” And the proof of this statement lies in the project itself. Originally set back from the street with a broken foundation, and beginning to slide into the creek that runs through the property, the old house was in desperate need of more than just a facelift. Having grown up in a heritage house, homeowner Mike had a vision of the property that was very different from the reality. “I wanted it to look like it had always been here, like it was built 100 years ago,” he explains. Unfortunately for the builders, the North Vancouver municipality enforced strict guidelines for new buildings about height, protection of streams and setback from the boundaries of the property, so tearing down the old home wasn’t an option. But Mark and the team at Shakespeare were able to execute Mike’s vision using the bones of the old house, building another floor on top, and even building a matching heritage garage and studio for Mike to work on his passion: classic cars.
APR - MAY 2014 HOME DÉCOR AND RENOVATIONS 9
Despite these challenges, the resulting house is a stunning testament to craftsmanship, ingenuity, attractive, functional design and environmental stewardship. Mark points out that a challenging project like this is well-suited to Shakespeare Homes. “Because we live here and do most of our work on the North Shore, we have a very clear idea of how to deal with things you don’t usually see anywhere else on the Lower Mainland. We know how to work with slopes, soils and rock, water runoff and drainage, as well as creek and stream conservation, because we specialize our business for the North Shore conditions and our construction practices reflect this knowledge.” Being well acquainted with the municipality’s building permit and inspection processes is also an invaluable asset, and in the case of the Mountain Highway property, they found that to get a building permit, the new house would have to be built right up against the road to conform to the regulations. With some investigation they found that if they were able to rebuild the existing home they could keep the quiet location back from the street, while transforming the tired old house into a distinctive and classically elegant retreat that perfectly fits in with the original 1880’s heritage style of the neighbourhood.
10 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
In the process, they rebuilt the broken foundation, designed and created a stormwater treatment system that collects, filters and releases runoff back into the stream and left the stream undisturbed while creating a geo-grid retaining wall, protecting it from further erosion with attractive stonework and planting. It’s a level of environmental protection that Mark tries to put into every project he does, and Shakespeare has been qualified by the CHBA’s Built Green program and uses renewable and sustainable materials and energy-efficient practices. But when you walk into a Shakespeare home you will forget all about permits and certifications. Beautiful design and skilled attention to every detail is apparent in every project, from the custom staircases, dream kitchens and spaces that reflect the tastes and personalities of the homeowners while exuding a feeling of solidity and quality. In the Mountain Highway home, the quality is evident in the hand-cut granite stonework, the custom fir windows, and the heritage cabinetry and stain
grade fir millwork throughout the house. Niches were even created to showcase the owners’ fine antique furniture. This is only one of the many types of projects that keep the Shakespeare Homes team busy. A fully-equipped company, they are able to take on anything from a small bathroom or knocking down a wall to building entire custom homes from the ground up. Sometimes clients know exactly what they want their project to look like and sometimes they are open to aesthetic suggestions, either way, Shakespeare’s team has the experience and the skills to make even the most complex dream a reality. Says Mark, “We’re able to address the needs of a large range of clients, and small projects often turn into larger ones when people see what a difference a quality reno can make in their home. And just because we’ve won all these awards, we’re not intimidating — we’ll take on anything, and we deliver the quality people really want.” The Mountain Highway house is only one of Shakespeare’s projects that has caught the eye of awards judges this year. A home addition in Deep Cove was also nominated for a Georgie, and at the GVHBA’s Ovation Awards which take place at the end of April, Shakespeare is nominated in seven categories — Best Kitchen Renovation under $50,000, Best Renovation from $500,000 to $799,000, Best Renovation over $800,000, Best addition Renovation

(where all three nominations are Shakespeare projects), and for Best Large Scale Renovator of the Year. The Shakespeare team is extensive, including everyone from skilled structural framers to finishing carpenters and project managers, all who work with Shakespeare because they know that their time will be used wisely and their skills will be valued. Shakespeare also supports apprentice programs that foster the next generation of valuable artisans and tradespeople. Mark and his team are proud to work in partnership with a trusted network of design professionals who are award-winning in their own right. Susanne Doise is an architectural designer who has been working with Shakespeare on projects since 2008. “We have produced many award-winning designs together, and are becoming quite a team. A very successful team!” Says interior designer Reisa Pollard, “We wanted to align ourselves with a company that was going to execute our vision accurately and with the quality that we want for our clients. Shakespeare is that company.” As a design/build company, Shakespeare’s team is able to work with clients from their first inspirations, through the design process with their talented and dedicated design partners, and all through the permit, building and finishing steps, all seamlessly overseen by a reliable and hands-on project management team. “We’ve really got a dream team here,” says Mark. In the end, at least to Mark, the awards are just icing. The real satisfaction he gets from his work comes from surrounding himself with his team of people who are as passionate about their work as he is, and who share that passion with clients to create beautiful projects that will last a lifetime. “We take pride in being part of the North Shore community, and we

appreciate having the opportunity to build here and help shape the quality and appearance of these neighbourhoods.” Having lived on the North Shore for all of his life, Mark feels a very strong attachment to this unique and beautiful area. “We live here, and we build here, and we have our families here. When I drive around the area I feel pride in all the projects I see that we’ve worked on — even my children are pointing them out — so that’s a very rewarding facet of being here and working here for me.” To see Shakespeare’s portfolio of outstanding work, please visit Shakespearehomes.com
ACROSS THE NORTH SHORE Shakespeare leads in the craftsmanship needed for fine home design results in the best neighbourhoods here. Fun times with

and
Todd
OF W NETWORK’S LOVE IT OR LIST IT We get the two preternaturally perky adversaries talking: about loving, listing and Vancouver real estate by STEPHANIE MACDONALD
14 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
Home Décor & Renovations: Where do you stand in terms of who has “won” most shows? Jillian: Poor Todd. Todd: Where do I ‘stand’? In second place! HD&R: What would you change about your LIoLI partner? What do you admire? Jillian: Actually, Todd laughs at most of my jokes and makes fun of me at all the right times. Not much that I would change. Of course unless I could turn him into Channing Tatum, in that case I would change everything. I truly admire Todd as a father. I think he has the most beautiful family! Todd: Change about Jill? Where do I start? How much time do we have? How long is this interview? Do we have unlimited space? Let’s do a separate segment just on this. I’ll have my people call your people... One of the many things I admire about Jill is her spirit. She makes having fun a priority and I think that is an invaluable quality. She schedules vacation time and actually goes on vacation! This is something I need to work on and I could take a page out of her book in this regard for sure.
TODD AND I ARE BOTH ON THE SAME PAGE ON THIS ONE. IF YOU CAN MAKE A DECENT BUCK AND ONE OF YOU STILL WANTS TO GO — MAKE A CHANGE. HD&R: What does your partner do that you think is underhanded or sneaky in order to get the win? Jillian: Did you just call Todd my partner? Umm how about the fact that he uses MY hard work and renovation to convince people to sell. GRRRRR…. Todd: Plays on the heart strings and the “emotional” attachment of their connection to the house. Especially when she frames kid’s art or black and white photos of the family - well played Jill, well played.
HD&R: Do you think the Vancouver real estate market gives either of you an advantage? Are people here more likely to stay or move than people in Toronto? Jillian: I think if people have been fortunate enough to be able to buy, it’s really scary to think about it again. The market is so insane that it’s not as easy to buy and sell and flip as it is in say, Alberta or Ontario. Todd: The economics of moving gives people the advantage to staying in their home, no question. It squarely puts me as the underdog, but being a Vancouver native that’s a position I’m comfortable with...right Canucks fans? HD&R: What do you think is the clincher for most people when deciding whether they Love It or are going to List It? Jillian: It really should be money. But I think people get emotionally attached to a home and that is the clincher. Todd and I are both on the same page on this one. If you can make a decent buck and one of you still wants to go - make a change. Todd: Generally the idea of change is daunting for people and staying is the default reaction. As Jill said, neither of us get emotionally attached to houses. Renovating and moving for me is not only fun but mostly a financial choice. The investment returns after buying smart and renovating smarter is one of the greatest things about real estate. Crunch the numbers and look for the next opportunity, but be careful, it’s addictive. HD&R: Would you personally trade a longer commute for a bigger house? Jillian: I live in Kelowna. I commute four hours, sometimes twice a week. End of story. Todd: Not that I live in Kelowna but we did trade a longer commute for location. I live in Lions Bay which is a little ‘gem’ or ‘secret’ not many folks know about. It is 30 minutes from downtown on the Sea to Sky Highway and gives us the lifestyle we want while still being close to the city. Buying a property is about lifestyle, not square footage, counter tops or fancy lighting. HD&R: What is the most common complaint for the people that come on your show? Jillian: They want champagne, but they only have moula for beer. Todd: “Do I really have to go and talk to Jill? She only has bad
news...can’t we keep looking at houses with you? It’s way more fun!” HD&R: What do you like best about working on this show in Metro Vancouver? Jillian: I mean, look around. Cherry blossoms, mountains, fresh
sea air. I am close to Kelowna where my family is, good shopping and good food. What’s not to love! Todd: I am a self-professed real estate junkie. I’d look at houses, renovate, and design for free and now I get paid to do it with makeup on! How sweet is that? (Please don’t tell the producers I would work for free.) New episodes of Love It or List It are airing Wednesdays at 10pm ET/PT starting April 9th on W Network. APR - MAY 2014 HOME DÉCOR AND RENOVATIONS 15

Beautiful Functional Design Designer Mila Djuras uses her own awardwinning home to prove that obstacles can lead to beautiful things by STEPHANIE MACDONALD
NECESSITY IS THE MOTHER OF INVENTION THEY SAY, AND NOWHERE IS THAT
more true than in the world of residential design. Most projects have some sort of obstacle to overcome, be it small budget, limited space, the shape of the lot or building, building codes or some combination thereof, but sometimes the ingenuity and creativity that is needed to accept these challenges and work with them yields an incomparably positive and original result. No one knows this better than principle of Intermind Design, Designer Mila Djuras. A busy design/build firm, Intermind takes on all types of projects from large to small. Here, Mila’s uses her own home to illustrates how she created a dazzling, unique and functional living space for her family, while making sure the entire house was accessible a family member who had many physical challenges as a result of MS. It was very important to Mila that their home not only provide every modification to make life as easy as possible for a progressively more and more disabled person, but
NECESSITY IS THE MOTHER OF INVENTION THEY SAY, AND NOWHERE IS THAT MORE TRUE THAN IN THE WORLD OF RESIDENTIAL DESIGN.
17
also that it was a comfortable, eclectic and inspirational reflection of her life with her husband, a gifted professional artist, as well as their teenage son. She named the project “My Intentions, and last year it won the Georgie Award for Best Accessible Design. In this $80,000 renovation of a 1,760 square-foot 1894 heritage house in New West, the primary considerations for the overall design were providing an art studio and modified living capabilities for Mila’s wheelchair-bound artist husband, creating a home-based office for Mila, sufficient nanny or caregiver accommodation, and giving their teenage son an inviting setting to hang out with his friends; all while keeping a comfortable ambiance and the classic style appropriate for the picturesque heritage neighbourhood. Certainly no small undertaking. Integral to her design process was incorporating the 7 Principals of Universal Design as put forth by a group of architects and designers at the North Carolina State
18
University in 1997. These seven principals intend to aid in the creation of more accessible, democratic design for everyone. To do this, the main floor was fully structurally re-enforced to create a non-obstructive space with wide passages and accurate accesses. The middle part of the house is open in full (side to side) and carefully designed to provide simultaneously for work, living, socializing and sleeping. Adjacent to the kitchen, the originally divided laundry and bathroom have been converted into one space allowing for comprehensive assisted grooming needs. A series of built-in units are strategically placed throughout, providing ample storage, and all the items used for assisted living are adeptly and creatively concealed and/or incorporated into the setting. The kitchen is designed to dine-in and equipped for assisted living. A combination of RTA cabinetry, stainless steel, glass panels and a fireplace, mirrored finishes, adapted and easy to move furnishings, floating shelving and appliances create a modern, highly functional environment which in the décor is sophisticated yet well lived-in. The end result of this very personal project speaks for itself. It is aesthetically exciting and highly creative, like the homeowners, yet perfectly functional for the needs of this family’s particular set of circumstances. Explains Mila, “In my home, durable, commercial-line products such as floor laminate, vinyl planks, non-slippery tiles, stainless steel, and glass are effectively mixed with delicate ethnic coverings, modern iconographic furnishings, rare antiques, family heirlooms and an extensive art collection to make it a home uniquely for us.”
The 7 Principles of Universal Design were developed in 1997 by a working group of architects, product designers, engineers and environmental design researchers at North Carolina State University. The purpose of the Principles is to guide the design of more useable environments, products and communications. 1 Equitable Use: The design is useful and marketable to people with diverse abilities. 2 Flexibility in Use: The design accommodates a wide range of individual preferences and abilities. 3 Simple and Intuitive Use: Use of the design is easy to understand, regardless of the user’s experience, knowledge, language skills, or current concentration level. 4 Perceptible Information: The design communicates necessary information effectively to the user, regardless of ambient conditions or the user’s sensory abilities. 5 Tolerance for Error: The design minimizes hazards and the adverse consequences of accidental or unintended actions. 6 Low Physical Effort: The design can be used efficiently and comfortably and with a minimum of fatigue. 7 Size and Space for Approach and Use: Appropriate size and space is provided for approach, reach, manipulation, and use regardless of user’s body size, posture, or mobility.

ALCHEMY’S
MAGIC FORMULA IS COLLECTING AWARDS IN 2014
FEATURE
ALCHEMY’S versatility pays off The North Van builder is bringing home the awards this year by SHAWN CONNER
A LOT HAS CHANGED SINCE MARK ISAAC FOUNDED
Alchemy Construction, and not just in terms of Vancouver housing prices. In the 20 years he’s been running the North Vancouver company, Isaac has seen a lot of expansion in what homeowners want. “What are they not looking for?” he says. “It’s a fastpaced high-tech world. Now all the homes have a centralized wi-fi network so you can get wireless internet all through the house. They all have some form of media room, whether it’s a dual-purpose room or dedicated media room. They all have built-in sound systems and out-door living spaces. Most custom homes now have accordion doors you can open up so you can bring the outside in.” 24 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
Budget permitting, buyers also want homes that reflect their individual tastes. Isaac and his Alchemy team recently completed a North Vancouver project for a client who knew exactly what he wanted. “He has an Italian background but is from Argentina, and he and his wife like that traditional European look,” Mark says. “So there’s tons of detail in the house. It’s very specific to them. Even from the exterior it’s very distinct.” Features include a butler’s pantry
“HE HAS AN ITALIAN BACKGROUND BUT IS FROM ARGENTINA, AND HE AND HIS WIFE LIKE THAT TRADITIONAL EUROPEAN LOOK. SO THERE’S TONS OF DETAIL IN THE HOUSE. IT’S VERY SPECIFIC TO THEM. EVEN FROM THE EXTERIOR IT’S VERY DISTINCT.” on the main floor, a micro kitchen as well as the main kitchen, and a complete kitchen in the basement. “They’ve set it up so if they have family come from Italy, there’s a complete living space downstairs.” In the main kitchen, the range hood juts out distinctively over the stovetop, almost like a mantelpiece for a fireplace. It’s meant to look like it’s hand-hewn out of stone, but those pieces are cast then brought to site and assembled,” Isaac says. “They’re a lightweight concrete product but they look like they’ve been quarried. It’s pretty impressive.” Another distinctive feature is the entry door. It might look like it was imported from Sicily, but it was actually made locally. “We took a base door and distressed, stained and treated it offsite. There’s a sort-of portico at the entry, and the door follows the same radius.” A company that provides itself on its versatility, Alchemy also excels at contemporary styles. In fact, the builder is cleaning up at this year’s design and building awards for one project in particular. Lonsdale Contemporary is a two-duplex development in North Vancouver with front-to-back homes. The duplexes are separated by a central courtyard, an innovative feature that helps ensure both the north- and south-facing homes are equally inviting. “Front-to-back duplexes are generally not very appealing,” Isaac notes. “If you’re in the front unit it’s okay but getting into the back unit isn’t. We planned this project to have a more inviting sense of space.” The project is up for three 2014 GVHBA Ovation Awards, in the categories of Best Townhouse/Rowhome Community: 1500 s. f. and over; BC Housing Award for Excellence in Creating Affordable Housing Choices; and the FortisBC Award for Excellence in Energy Efficiency in New Residential Construction. Lonsdale Contemporary also recently won a Georgie award for Best Townhouse Development. The company could have built two single-family homes, but Isaac wanted to create something with more density and better affordability. Outside, the contemporary design of the project integrates seamlessly into its surrounding North Shore neighbourhood. Inside, the project is just as impressive. APR - MAY 2014 HOME DÉCOR AND RENOVATIONS 25
Architectural details include main windows that extend out and clerestory windows for more light. “They’re very well laid out in terms of space,” Isaac says. “They’re only 1750-square feet each so it was a challenge to maximize the space.” The layout includes two nicely sized upstairs bedrooms and, on the main floor a living room and open kitchen area. Downstairs is a guest room, a family room and another bathroom. “You have really nice window wells that let in tons of light so that when you’re in the basement you don’t feel like you’re below grade,” he says. “That’s a challenge with all the new houses we build, they all have excluded basement areas but they’re all challenging in terms of making them feel like they’re not a basement.” Alchemy’s current projects include a 5700-square-foot house in Edgemont Village. In this case, the builder is working to please two different tastes – the husband’s (contemporary) and the wife’s (traditional). “A certain amount of their tastes will be reflected in the layout, and then a certain amount would also be architectural or interior design,” he says. Besides custom builds, Alchemy also does renovations. And though he doesn’t have plans currently, Isaac says he’d like to take on another spec project like Lonsdale Contemporary. “That was a creative use of space in building those units,” he says. “They have broad appeal, and I still have people asking if we’re doing a project like it. We’d like to build another one too, we just haven’t found the land for it.” For more amazing Alchemy projects visit alchemyconstruction.ca The Ovation Awards will be announced April 26.

TIPSANDTRICKS
The psychology of mess Little adjustments reduce the clutter-making process by HELLEN BUTTIGIEG
ELIMINATE CLUTTER HOT SPOTS We all have spots in our homes that are magnets
for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Keep your pantry De-cluttered Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner. STOP PAPERS FROM PILING UP Are you wasting your valuable time shuffling through papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. Ask yourself whether you have a specific use for it, and if you don’t have a clear answer, leave it behind. Be realistic about what you’ll actually have time to read. Paper hoarding is a habit that you can break, and doing so will save you time and energy. PURCHASE FURNITURE THAT DOES DOUBLE-DUTY Consider purchasing a few
multi-functional furnishings, like an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage.
FEELING STUCK If you find yourself
backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.
CREATE AN IN/OUT ZONE Set up a small container for each family member on a
table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again. ARE YOU BEING HELD HOSTAGE BY YOUR STUFF? If you’re reluctant to get
rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home.

Spring spruce-up
safety checklist WINTER IS OVER. SPRING HAS SPRUNG. Time to
dust off the annual chore list. Before you roll up your sleeves and tackle the dirty work, though, you should review (and save) this spring safety checklist, compiled with input from our friends at the Electrical Safety Authority (ESA). It will ensure your seasonal spruce-up is a blooming good time–and not a bundle of accidents waiting to happen. » If electrical work is in your plans, consult a licensed electrical contractor. They will ensure your springrenovation projects are completed in a safe manner, consistent with codes, protecting you and your family from electrical shock and fire hazards. Licensed electrical contractors are the only ones who you can legally hire to do such work in your home in Ontario. » Spring is the perfect time to build something new, but you may be in for a shock if you aren’t aware of underground hazards. Check with your local utility companies to mark underground electrical wires or gas and water mains before you start any digging. Avoid doing any work directly under or beside these areas. Remember: Always call before you dig. » With flowers soon to bloom, your green thumb is likely itching. Be sure to plant large shrubs and trees at least three feet (one metre) away from hydro poles, powerlines and other utility equipment. Keeping clear access to utility poles allows professionals to safely perform inspections and repairs – and will prevent much bigger headaches down the road. » Before entertaining in your backyard, make sure your outdoor recreation routine involves a thorough inspection of your yard. If there are tree limbs within three metres of powerlines anywhere on your property, contact a professional to clear them. Do not attempt to do it yourself. » What better time than spring to dust off your barbecue, outdoor appliances and garden and power tools? Before you use them, check if any of the electrical

If so, repair or replace the tool. » Never stand on wet floors or moist grass when using electrical tools. Wear rubber-soled shoes when using them, as the wet ground can conduct electricity. Keep your outdoor tools unplugged in a safe and dry area when not in use. » If you’ll be doing any outdoor cleaning or maintenance using a ladder, watch out for overhead wires. Placing any ladder near powerlines is dangerous, even if it’s not metal. Be aware of where powerlines are located–and keep at least 10 feet (about three metres) away. Once you’ve checked all the items off your springcleaning list, sit back, relax and enjoy the season! For even more tips on how to stay safe around your home visit powerlinesafety.ca

HENRI Considerations for Your Deck Are you unhappy with your deck? Does it feel too small to entertain friends and family? Maybe the vinyl deck covering is a dated sea foamy-teal type colour that you just can’t stand. Whether you want to give your deck a makeover, or increase its square footage, this is the perfect time of the year for a deck upgrade. So now we are updating your deck, making it larger and giving it a beautiful makeover. What else is there to do? Consider adding a canopy to create an area of your deck that will protect you from the rain and allow you to grill all year-round. You can even add an outdoor heater to extend your deck’s usability into the cooler months. A hidden benefit to having a larger deck is that there is more space beneath it! You can take advantage of this added area by having a shed or similar secure storage built underneath. Who doesn’t need more storage?! This way you can have everything you need close at hand and have the peace of mind knowing your items are safe and secure without being an eyesore.

Planning Your Outdoor Living Space
Spring Cleaning Outdoors
We West Coasters love to take advantage of the outdoors when the sun is shining. Outdoor living is becoming a common design request in home renovations and decor. Outdoor renovations nowadays often include: fire pits, lighting elements, built-in barbecues, kitchens, sinks, appliances, pizza ovens, hot tubs, open trellises, furniture, TV and video, stone and water accents and plants. Planning exterior spaces is approached in a similar manner to an interior renovation. When thinking about an exterior living space, ask yourself what you envision doing outside. Do you dream of cooking, lounging or relaxing with a book and a cold drink? Will you host huge parties, or do you want a relaxing space for the family? It’s important to figure out your needs, wishes and desires for your outdoor space. Come up with a plan before breaking ground to ensure you create the outdoor oasis you’ve always been dreaming of.

It’s officially spring – which means spring cleaning time! Often we think of cleaning the inside of our homes but neglect the outside. Starting with your deck and patio, thoroughly inspect that it is safe and make any repairs. Give a thorough deep clean to remove all the dirt and mildew gathered from the winter weather. Your gutters are likely filled with winter leaves and need your attention. And now that the sun is shining you’ll really notice the grime on your windows! An electric power washer can effectively help you clean quickly, especially with your home’s exterior, sidewalks and driveway. Check the instructions and settings of the washer as extreme pressure may damage certain materials. Prune overgrown shrubs, remove damaged branches and trim trees to promote new growth. Don’t forget your lawn maintenance. Just like your interior closet, you may want to organize your garage. Assign and arrange areas in the garage: hobby items, tools, etc. Utilize boxes and shelves, and label. Throw or give away items you no longer need. Finally, scrub your grill in preparation for the first barbecue of the season. It’s time to enjoy the warmth of the outdoors in your fresh, clean environment!
JIM Schedule Good Time for Your Project "I'd like to start and finish this for you before September arrives, but..." This time of year I hear myself saying something like this more often than at any other time of year. And yet there is an easily definable duration for a topquality project. One of the most frustrating disappointments for a homeowner is having met a designer too late to be able to finish their construction in time for their preferred end date. Nevertheless, there is nothing healthier for a project than getting the best information out on the table before getting started on the designing: feasibility, budget, and schedule. As a designer and contractor, I relish a challenge to meet expectations - once they are correctly set. For any project more complex than a kitchen makeover, a half-year-plus window is likely needed to complete a design and execute a build, depending on the nature of the project. A design/build company can detail both the design steps and construction sequencing for your project very early in the process. But even before that, the best approach is to research budget and schedule well in advance of hiring a designer. And it is possible to get a top-quality job without overspending if you give your project good time.

bring the
OUTDOORS IN! by JENNIFER RUDOLPH
NATURAL MATERIALS ARE wonderful
to work with in a project. Earthy, organic, with saturated colors, everything you find in a walk in nature can be expressed in your living space. When we get the opportunity to bring that into our homes, we can feel we’re just a little bit more connected to nature, and in turn, ourselves. Inspiration drives design, but where do we look to for this inspiration? It’s actually so simple, it’s everywhere around us. With that said, what inspires one person is vastly different than what inspires another. So look to what makes your lifestyle unique to you. In this case, I was privy to the lifestyle of my client and knew they had unwavering dedication to enjoying life outdoors, which meant summers spent on the beaches of the west coast and winters skiing in the mountains. Simply put, they love the outdoors and they’re down-to-earth, casual people. Natural finishes that reflected the elements of nature and clean, simple lines which evoke a casual interior spoke to me as a perfect fit. As a homeowner not working with a designer, it can be overwhelming to choose from the myriad of selection available on the market, so you need a beacon of light to keep you on track. Translated to design terms, you need a concept, which will drive every decision you make during your project. It’s easy to fall in love with a basket load of products that all give off a different vibe, so to make your project come together as a whole is a skill that requires more than creativity, but discipline and careful editing. 40 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
Nature-inspired interiors give a tranquil and grounding ambiance to your home
THE GUEST BATHROOM, INSPIRED BY THE MOUNTAINS, WAS AN OPPORTUNITY FOR A MORE DRAMATIC DESIGN. Keep photos and magazine images in a binder and you’ll start to see a consistent theme that attracts your attention. Name your concept, such as the “natural elements” concept I used in this home. Check in with your concept at every touch point where a decision is to be made and ask yourself, “does this fit within my concept?” If it doesn’t, you must edit and move on. To avoid coming off too themed, choose to draw on the colour palette or relate your concept to the textures of your finishes. In these bathrooms, one was a beach theme with sand tones of beige and cream, green and natural cherry wood, which were found in the arbutus trees near the beach. The guest bathroom, inspired by the mountains, was an opportunity for a more dramatic design. A walnut vanity with a centred travertine vessel provides the perfect foundation for two symmetrical mirror panels, and a feature inset of two-inch by two-inch deep blue tile, creating a dramatic focal point and giving off the impression of a waterfall. Natural slate in blue and rust tones were combined with a pebble tile floor, which brought the colour palette together as a whole and were in line in terms of colour and texture with elements found in nature. JENNIFER RUDOLPH is a principal designer and founder of Blue Garnet Design in Vancouver. Creating beautiful, liveable spaces that function and are tailored within the client’s aesthetic. Her perspective is approachable and flexible, guiding clients to achieve their goals. See more of Jennifer’s inspired interiors at www.bluegarnetdesign

Shed Some Light on Storage
Looking into storage sheds by SHELL BUSEY
EVERY SPRING THERE IS A LINE UP AT BUILDING SUPPLY STORES OR
specialty stores that sell products or materials to construct outdoor storage. This is to accommodate the miscellaneous materials that have accumulated either from moving, downsizing or extra purchases. Often this accumulation ends up in the garage and you are forced to inconveniently park your car in the driveway or on the street. There is a lot more to a storage shed or building than simply building a box with a roof over top. Plan ahead as to what you are going to be storing in the shed — hand tools, garden tools, garden chemicals and car parts will all have differing storage requirements. You may find that in many cases a lot of items should have been weeded through, thrown out or donated to charity. As you start your planning do not forget to check your local city or municipal bylaws as well as your strata if you live in a complex. Regulations may govern what size you can build, the height restrictions, foot print size and even sometimes the materials to be used, as well as what it will be used for. The bigger the structure the more potential use of adjustable racking or shelving. I do not recommend a combo structure with a storage area and a children’s play area attached. The reason for this of course is that you don’t know what type of items you may be storing such as dangerous or combustible materials and/or garden chemicals, sprays or weed killers. Separate storage areas are needed for these types of materials. Now for the big question: will the structure be wood, plastic or steel? Whether it will be a home-built or a packaged type will depend on what type of cosmetic look you want in your backyard area. As a safety precaution you should consider the security aspects of placing the structure very close to a fence or with too much room behind it. This is just one of the considerations that can make you see that there is a little more to outdoor storage than just assembling a building and sticking it somewhere on your property.

42 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
HERE ARE SOME OTHER THINGS TO CONSIDER;
» Wood is your best choice, you can build shelves inside, paint or stain to match your home and control entry and security. » Plastic: a lot to choose form but still plastic with no or limited ways to add shelving for best use of area to yield storage. » Metal: Similar to the previous plastic choice with the exception that it is metal and in most coastal regions salt air will cause havoc with the exterior and any movable rollers etc. The end result of any additional storage being provided is to develop a plan, create it, build it and commit to keeping it tidy.

OUTSIDE IN and INSIDE OUT! GET CLOSE TO NATURE WITHOUT LEAVING THE COMFORT OF YOUR HOME by JAMIE BANFIELD
IF YOU ARE A DIE-HARD VANCOUVERITE, LIKE MYSELF, IT SHOULD be no secret why we have been consistently ranked one of the world’s most livable cities. We have it all; a beautiful land and seascape, easy access to both stunning beaches and snow-covered mountain ranges and a climate mild enough that it allows us to take full advantage of what we, as West Coasters hold so dear — year round. That being said, it would be impossible, as a designer, not to be inspired by these gorgeous surroundings that I am lucky enough to call home. Here are some unique ideas on how one can incorporate some of the outdoor elements we love, indoors, and give “going green” a whole new meaning. 44 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
POT LIGHTS AND VANITY SCONCES ARE A GREAT WAY TO ADD AMBIANCE THAT CAN BE FURTHER CONTROLLED WITH DIMMERS TO SUIT THE MOMENT.
LEAFY GREENS:
Living in one of the globe’s most desirable cities does come with a hefty price tag. When square footage comes at such a premium, it is essential to make the most of the space you have to work with. If having a lush backyard of foliage isn’t a possibility, don’t worry, you’ve got options. Vancouver based company, ByNature, are the experts at infusing “green” into any space, and that is something we all could use more of in the big city. “Living” art and design is what they are all about at ByNature, and they certainly put a unique twist on your average houseplant. Look for an alternative to that generic terra cotta planter on the windowsill and try the Bosske Skyplanter. The Skyplanter is an indoor planter designed to grow your favorite flower or herb garden in your apartment sized kitchen — upside down! Its design features the Slo-Flo ™ internal irrigation system which supplies only the roots with water while a locking disc secures the soil and plant in place when suspended from the attached ceiling hook. If you fancy growing fresh basil or parsley but don’t have the counter space, the Skyplanter is the perfect, unique solution. If you’re really looking to bring the outside, in, take it one step further with a living wall! With an assortment of foliage to choose from, they are a low maintenance, high-impact way of styling your space and are completely customizable. Whether you prefer a freestanding moss partition to break up the space in your bachelor suite, or opt for an entire feature wall of Asparagus Fern APR - MAY 2014 HOME DÉCOR AND RENOVATIONS 45
in the living room, the options are limitless, so get creative! In addition to providing a unique statement to any home, they have the added benefit of improving our indoor air quality by filtering and removing air toxins while simultaneously producing oxygen. These vertical gardens are truly more “green” than they look. TAKE IT OUTSIDE:
So, we’ve established that the West Coast lifestyle is an outdoorsy one. When the sun is shining, the sea wall is packed with runners and bikers trying to soak in every last drop of Vitamin D before sundown. Once the sun has set, what is there to do on a balmy summer night in Vancouver? Entertain, of course! Taking advantage of the warm months is a must here, so why not create a space that allows us to do this seamlessly from the inside, out? Designing a cohesive extension of your indoor to outdoor space can be accomplished affectively with the right elements. Let’s start from the bottom – flooring. We have come a long way from that textured linoleum deck covering. In an effort to extend the living room, out, we can use more versatile mediums that accomplish just that. If you are partial to the earthy feel of a hardwood floor inside your home, there is no reason why you can’t extend the same colour and style to that of an outdoor wood on your deck space as well. Visually blurring the lines between your living and outdoor space quite literally opens things up while creating an airy cohesiveness between the two environments. For a dramatic visual effect, experiment with mixing and matching. Stone tile flooring coupled with richly grained wood wall panels create a striking fusion between two earth elements. From travertine to slate, naturally occurring smooth stone represents simplicity, while a less refined wood adds contrasting warmth and texture. Extending these mediums beyond the traditional borders of your living space will bring warmth from the inside, out. 46 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
BREAK DOWN BARRIERS:
Accomplishing the perfect indoor/outdoor flow can be achieved by knocking down a few walls, literally. Movable glass walls can offer you an unobstructed view that fixed walls and windows just can’t. Nana Wall Systems provide well-engineered and innovative operative glass walls with an array of 20 different folding, sliding or frameless variations. You have the choice of going for the minimalist look by opting for the frameless, floor to ceiling glass panels or choosing framed panels in either wood or aluminum – both of which are offered in a variety of colours to match the style of your space. NanaWall’s glass wall systems are installed in hinged partitions that give you the option of opening just one door, or a wall in its entirety. These panels can either be top-hung or floor mounted. In keeping with our theme of cohesion between environments, having the “top-hung” option allows you the freedom of opening up your living space in an uninterrupted fashion. By eliminating the floor tracks, you can blend your flooring outwards in a seamless fashion. The NanaWall allows you to be “one with nature” by eliminating a visual barrier between you and the outside world while providing all the durability of a standard fixed wall.

FLOW and CONTINUITY in home design
Carefully consider the continuity of materials and colour as much as the floor plan by JULIA SMITH
IT IS IMPORTANT TO HAVE YOUR
home draw you in, right from when you step up to the front door. You want people to be welcomed into the space, and for you and your guests to feel a natural pull inwards — a flow from room to room. There should be a connection from the outside to the public spaces of your home, where you would entertain guests, to the private spaces where you can put your feet up and relax. To help create a home with great flow, I repeat the usage of material usage throughout. In this example, a massive Bianco Carrera marble slab is used for the kitchen island and Natural Cleft Brazillian slate for the perimeter countertops giving a solid natural feel, while Carrera and slate slabs from the same quarries were utilized in the master bathroom ensuite and the ensuites for the secondary bedrooms.
48 HOME DÉCOR AND RENOVATIONS APR - MAY 2014
Concrete, with it’s warmth and texture, is great to use on the exterior as well as in feature areas in the interior of your home. Concrete can be used for retaining walls, and echoed in exterior gas fireplace surround, concrete pavers and decks in the exterior landscaping. You can even get concrete poured inside for bespoke concrete fireplace mantels in the dining and family rooms. If you want your home to have a classic old-world feel without pretension, the space has to feel comfortable for a family and also provide an inviting space for entertaining both on an intimate and grand scale. Sociable gatherings can be accommodated at the island in the kitchen and around the family room or in the more formal dining room, with the festivities spilling out onto the back patio when numbers swell. In this home, inviting grey hues without any blue tones were used throughout on the walls, accentuated by the white columns and trimwork. Moody dark grey (Metropolis by Benjamin Moore) was used in the dining room, powder room, office and wine cellar and a light-hearted shade covered the walls of the hallways and kitchens (Abalone by Benjamin Moore).
THERE SHOULD BE A CONNECTION FROM THE OUTSIDE TO THE PUBLIC SPACES OF YOUR HOME, WHERE YOU WOULD ENTERTAIN GUESTS, TO THE PRIVATE SPACES WHERE YOU CAN PUT YOUR FEET UP AND RELAX.
Millwork detailing was specified to ensure a consistent look from room to room. Columns and trim detailing were all custom and materials were milled onsite. There are some details that were intended to pique interest, such as the black chandelier in the dining room but overall, the intention was for a timehonoured quality residence. As I designer, generally speaking, I feel that repetition can be most comforting. It’s not tedious for me to know that every morning I will wake up and ready my morning tea. That’s my daily routine and it feels right. The same can be said of reiteration of material, colour and detail in a home. It makes one feel secure and contented. The frisson that occurs when confronted with something lovely and unexpected is tempered with the luxury of knowing what’s next most of the time.
Julia Smith is principal designer at Baker Hill Homes. Her background is in real estate development and to-the-trade sales and she has a degree in history, which combined with her extensive travels means she can provide a unique perspective to her clients. She believes strongly that good design does not have to be limited by budget and that luxury can be found in the everyday. bakerhillhomes.com, Blog:bakerhillhomes.blogspot.ca APR - MAY 2014 HOME DÉCOR AND RENOVATIONS 49
