Transforming a 1959 bungalow into a modern West Coast design experience was an impressive feat. Today it's a spectacular family home with a natural connection to the outdoors. The experts at My House Design/Build/Team show us how they did it, plus the silver lining revealed by adding a third floor.
DARREN AND NADINE KLASSEN DREAMED OF OWNING A MODERN WEST COAST HOME with an
industrial edge. Their reality however was a 55-year-old bungalow lost in a different era, with shag carpets, retro-coloured bathroom fixtures and a leaky kitchen sink. "We loved everything about the location of the home -- five blocks from where I grew up, great neighbours and surrounded by ravine and forest. We just didn't love the house itself," explains Darren. Their design tastes were in sync, both preferring clean cutting-edge over typical and traditional. While combing through design magazines they pondered over how best to meet their long-term goals and bring in the natural elements they loved outside. A main floor renovation? A whole house renovation? Or a reconfiguration with additions?

A FRESH POINT OF VIEW PROVIDES A FORETASTE OF HOME'S POTENTIAL
Impressed by the work My House Design/Build/Team did on a neighbour's house, the Coquitlam family toured three other homes completed by the multi-award winning renovator and home builder, and decided to invite the design team over. "We climbed the roof of the old house and saw there was a view to the North Shore mountains, and cast the vision for the homeowners to be sitting in a hot tub overlooking this view," describes Graeme Huguet, director of My House Design/Build/Team. That was just the inspiration needed to get this renovation off the ground. Together with interior designer Linda Jones, architect John Kits and the team of planners and engineers at My House Design/Build/Team, the former bi-level bungalow was taken down to its foundation and the supporting structure rebuilt into a soaring three-level new re-build design. This Certified Platinum Green home (a.k.a. The Silver Lining Project) has won the hearts of this family, while also winning numerous renovation awards including the National SAM Green Renovation Award for 2014. "From concept to design, right through to final craftsmanship, it was clear I was working with professionals," says Darren. "The architect and designer understood this wasn't a renovation based on practicality, but one driven by innovation. It was like they could read our minds and we had this synergy to create a remarkable home." Today the 5,000 square foot home breathes the very essence of West Coast living through its use of wood, concrete and steel. Large expanses of glass and exposed concrete give it that modern edge they were seeking while the now open floor plan with engineered ash hardwood flooring flows naturally from indoor to outdoor spaces. "We've completely transformed it and I can't wait to share it with you," says MHDB's Graeme Huguet as he opens the front door.

FLOATING GLASS STAIRCASE IS IMPRESSIVE CENTREPIECE
A floating architectural glass staircase with steel stringers, glass tread and seamless railings creates a dramatic "WOW-factor" for visitors as they step inside. Its transparent design provides an optimal view to the backyard swimming pool, and allows light to freely enter the home. On Nadine's wish list was a kitchen design that looked sensational but was driven by function. Mission accomplished. The open kitchen and living area is now one amazing open space with dramatic skylights, rustic Glulam ceiling beams, custom walnut cabinets by Sollera, dazzling Caesarstone quartz countertops and Sub-Zero and Wolf appliances. "We're so proud of our home now, we're always entertaining," says Nadine, "whether it's happy hour on the front deck or a summer pool party." With ample windows and skylights the home is bathed in natural light with little need for the homeowners to turn on lights during the day. In the evenings as the sun drops in the west, light hits the glass in the stairs and creates a rainbow prism on the floor and walls. SPACE AND FUNCTION ARE THE KEY TO CREATING A HARMONIOUS LIVING SPACE
The home strikes that perfect balance as a tranquil space where you can completely relax or host a rocking party for guests of all ages. The interior designer really wanted to ensure that the outdoor and indoor spaces merged seamlessly with each other to optimize the entertaining opportunities in this lovely natural setting. Making this possible was the installation of a NanaWall, essentially a sliding glass ceiling-to-floor wall, creating a high-style look while enhancing and expanding the kitchen to an outdoor living room complete with barbecue. When open, the glass panels seamlessly disappear into a pocket and out of sight. While planning may sound boring to some, it was the elixir by which this dream home became reality. By spending time to get to know the family and how
they live, MHDB could tailor-design a floor plan absolutely right for this family of four with an inspiring room to practise piano, flex space to work, areas to exercise and even unfinished space where kids can be kids. Slicing through the centre of the home is a 20-foot tall glass panel which ties the main floor to the upstairs living space. The house is physically divided into zones, one for the adults and a separate wing for their daughters, with delightful bedrooms and a ladder leading to their whimsical play loft. A VIEW WHICH MAKES IT ALL WORTHWHILE
The master suite is everything the couple could dream of — sensual, luxurious, indulgent and restful. Best of all, the rooftop deck complete with fireplace and hot tub reveals the silver lining that makes this three-year $1.5-million renovation all worthwhile -- a gorgeous view spanning the cool waters of the Burrard Inlet to the snow-capped North Shore mountains. BATHROOM RENOVATIONS ARE one of the most popular home improvement projects in Canada. Creating your dream bathroom can add greatly to both the value of your house, as well as your family’s enjoyment of your home. But bathroom renovations also offer a number of opportunities to include several features that can dramatically improve the energy- and water-efficiency of your house, while making your home healthier and more comfortable. If you’re thinking about renovating your bathroom, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to make sure your renovation is as efficient, green and affordable as possible: • Install low-flow faucets, showerheads and fixtures, as well as ultra-low flush toilets that consume 6 litres of water or less per flush. Bathrooms account for about 75 per cent of the water used in the average Canadian home. Waterefficient fixtures can significantly reduce the amount of water your family sends down the drain on a daily basis. • To conserve resources and minimize your environmental footprint, select certified forest flooring and cabinetry, recycled countertops and tiles, and locally-sourced products and materials. Plus, choose materials, products and finishes that are low-emission, low-polluting, easy to clean and maintain, and which will remain in good condition for years to come. • To cut down on your monthly utility bills, choose lowenergy lighting and exhaust fans, install more energyefficient ENERGY STAR® windows, insulate the hot and cold water pipes, and improve the insulation in the walls and ceiling wherever feasible. • Prevent the growth of mold by using moisture-resistant materials and finishes, such as ceramic tile, natural stone or laminates. Also, make sure your bathroom has adequate ventilation to ensure that condensation, moisture and odours will be vented directly to the outside. • If you will be replacing any cabinets, fixtures or materials, plan in advance for how you can reuse, recycle or safely dispose of the old fixtures.

A portion of the proceeds from passport sales will help fund the purchase of tools, building materials and safety gear for a carpentry training program offered by Guildford Park and Frank Hurt secondary schools in Surrey. were hired to remove and repair some major and some minor deficiencies to the interior and exterior of the home from poor workmanship and unprofessional building practices of the people they had hired before. Once these problems were rectified, Abstract Homes was then ready to move forward to finish this beautiful home. The homeowners found Abstract Homes through the GVHBA. This project is a perfect example of why you should hire professional builders and renovators. The owners had spent both time and money only to find out that the job was not done to code, was not inspected at the right times and therefore had some costly mistakes. But now they can put it all behind them and they will be moving in sometime in June. Directions: From north: go down Dunbar Street to 24th Avenue. Turn right on 24th Avenue. 2. CCI Renovations Project location: 4347 Arundel Rd., North Vancouver Type of Project: Complete Home Renovation/2nd Story Addition Project description: This former bungalow went through a renovation nine
years ago that added a garage, a new kitchen and family room. It did not, however, address the clients need for larger bedrooms, more living space and additional bathrooms. The solution was to rearrange the existing main floor and add a full second floor over the old bungalow section. The result is a significant improvement in the quality, style and functionality of the interior and a more balanced exterior that includes renovated landscaping, additional deck space and a hot tub. The use of an open-tread walnut staircase with walnut floors and accents throughout the home, combined with well-placed accents of rock, wallpaper, light fixtures and paint colours, has truly transformed the home into a showcase. Directions: Take Capilano Road North towards Grouse mountain. Turn right towards Edgemont Village at Ridgeway Dr. Proceed to Highland Boulevard (2nd stop sign) and turn left. Follow Highland Boulevard to Tudor Ave and turn left. Turn right at the Lions Avenue “T” intersection and then take the first left onto Arundel Rd. The house is on a cul de sac and parking will be limited.
3. Kerr Construction
Project location: 4290 Hudson Street, Vancouver Type of Project: Complete Home Renovation and Addition Project description: This is a truly exciting project in
Shaughnessy, including many facets of renovation. Keeping the 1911 heritage home’s character was key. They started by lifting the home to create a proper basement. Then, the very small second floor was enlarged with an addition and new complimentary roof line. The entire main floor was renovated as well, including moving the stairs to the second floor to create a proper foyer. Traditional millwork, cabinetry, tile work and coffered ceiling details were chosen to maintain the original character. The interior selection of materials was based on a soft neutral palette. Tones of grey, beige and taupe envelope the home, creating a serene living space. Directions: 4290 Hudson Street, between 26th and 27th Avenues in Shaughnessey
4. Klondike Contracting Project location: 214 3rd Avenue, New Westminster Type of Project: New kitchen millwork, living room, entry,
bathroom, flooring throughout, deck, roof and back porch. Project description: The family has lived in the house for over
15 years and was ready for a renovation. They have a young daughter and wanted to open the space up for family use. A complete overhaul was needed, so renovation took place in almost the entire house, including the deck and roof. A choice was made to renovate, rather than move or re-build due to their love for their home. The inspiration was simple: clean, transitional and bright. Three key words: open, open, open, and with an emphasis on entertaining people and having a large family space. 5. My House Design/ Build Team Ltd. Project location: 704 Accacia Avenue, Coquitlam Type of Project: Complete Home Renovation Project description: This whole-house renovation
began with “gutting out” the entire space and beginning new from the bare bones. A new floor plan included an addition off the rear to give space for a new kitchen, nook, great room and master suite. A stunning featured glass hip roof over the nook area was created to allow for maximum light infiltration and to give it a “wow” factor. The staircase was widened and designed with glass railings to open the space and to allow for a clear viewpoint from the entry door to the rear of the great room, showing off the two way gas fireplace connecting the inside and outside spaces. A vaulted ceiling master bedroom and ensuite creates the perfect finishing touch to this retreat like home. Directions: From the intersection of Lougheed Highway and North Road: Travel north on North Road, turn right on Foster Avenue, turn right on Fairview Street, turn left of Accacia Avenue, the house is on the right hand side of street.

Walls were removed to open the kitchen into a functional great space that features an impressive white waterfall countertop. Island overhang for accessible eating and ‘touch less’ high-gloss upper cabinets create clean lines for ultimate contemporary style. Top level’s open room has been converted into a master suite complete with sleek ensuite, new walk in closet, and office/library area. The illusion of a two-sided fireplace has been created in the master - its floor to ceiling tiled unit provides connectivity, while maintaining the feel of spaces separated for function of sleep and study. Master ensuite is luxurious yet comfortable, featuring Roberto Cavalli designed porcelain tiles in the great shower, in-floor heating and a zebra veneer wood ribbon accent. Project description: A new basement suite was created at this home with a full kitchen, two bathrooms and French doors providing ground-level access to sunny patio. New electrical wiring and new plumbing for entire house. The new basement layout was designed to include a washer and dryer and larger, designer kitchen. The floor was lowered to provide greater ceiling height. Larger windows were installed to fill this basement with light. On the main floor, Tuscan removed the walls between the dining room and kitchen. A new open plan allows for a large center island kitchen with doors leading to new deck. A new master bathroomwas also created. Directions: No Parking on property (steep driveway) but continue “up” Dawes Hill past house. Turn left into Chester Ct. Lots of excellent parking on Chester Ct.

Tuscan removed all interior walls to create new bedrooms, and added bathrooms and a laundry room. New insulation, new windows, new doors, new plumbing and electrical – a completely new house. WHAT IS YOUR FAVOURITE DETAIL ABOUT THIS IKEA KITCHEN? J- The drawers-inside-drawers that provide maximum storage! I love how they are removable and adjustable. This makes it easy to store your dishes in drawers so that no reaching or looking is necessary. HOW CAN HOMEOWNERS KEEP ORGANIZED IN THE KITCHEN? I put a reminder in my calendar once every six months to look at everything in my cupboards and drawers to see what I’m using – and how often – and organize accordingly. I find ways to section my cupboards and drawers by using Tupperware containers or other storage containers. Lots of labels are really important to me too, as it makes everything quick, easy and organized. Another secret of mine is keeping like items stored together. For example, I have a drawer that opens things and cuts food like knives, scissors, and bottle openers and a drawer that “stirs” with items like spatulas, spoons, whisks etc. HOW CAN HOMEOWNERS ADD STYLE TO THEIR COOKING SPACE WITHOUT BREAKING THE BANK? Adding a touch of fresh herbs and plants you can cook with is a great way to get creative. I have eaten a ton of great meals, but I’d have to say Spaghetti Bolognese will always have a place in my heart as my favourite meal to eat! With this in mind, we came to Kurt with a few questions:

Home Décor and Renovations: So my deck is small and in need of repair, and what I really want is a much larger deck. What are the steps that are necessary to build a bigger deck in Vancouver? Kurt Gust: Upgrading an old, small deck to a new larger deck is a great idea — you might want to look for ideas from friends, neighbours and online for inspiration. Depending on your property lot size there may be restrictions on how big your deck may be, so always check with your local city hall.
Q
What can you do to build in secure storage space under a deck, and what are the regulations surrounding that kind of project? If you wish to use the space under your new deck for storage you will need a solid surface deck. We would recommend a vinyl deck as it would keep the space under your deck dry. The city wants you to ensure that your new deck and storage are not used for any type of addition to your home which would require full-scale drawings and permits.

Q
What are some considerations to address when you are looking to build an outdoor kitchen, including a fridge, sink and barbecue with burners? An outdoor kitchen can be a wonderful addition to any deck project but be aware of city regulations for electrical, gas and water that requires licensed tradesmen to complete. Also any outdoor kitchen should be covered with some kind of canopy or roof system to protect it from the elements.

When you are converting a separate garage into a studio/workshop space, what kind of municipal approval do you need? Is this square footage included in the maximum allowable for your home? Converting an existing garage into a studio/workshop may require a permit. It may be adding electrical, gas or water. You can go on-line to your city hall website for more info before considering such a project.

How can you make your new deck last longer? Are there certain things you should be doing every year to maintain your deck’s likenew appearance? Decks can be a very high (or quite low) maintenance feature of your home, depending on the material you choose. Cedar decks are beautiful, but require annual sanding and staining to keep them looking good. Pressure-treated hemlock is a good choice as the wood has a preservative that prevents the wood from rotting over time. Vinyl decks with aluminum rails are your best choice for a maintenance free deck. As the vinyl membrane is guaranteed for 10 years, and aluminum rails have a baked enamel finish, they last a very long time. Another choice is composite decking. It is a PVC or polyethylene product that will not rot, warp or splinter and comes in different colours. Almost as expensive as cedar but may well be worth it as it is virtually maintenance free.

Take this Party Outside USE INSPIRATION FROM YOUR FAVOURITE TRAVELS by JENNIFER RUDOLPH THINKING ABOUT INDOOR/OUTDOOR ENTERTAINING SPACES takes me back to a dreamy weekend spent with friends
in the Hamptons years ago. How lucky we were to be invited to this beach house on the waterfront, and I clearly remember swimming in the pool at dusk, lanterns lighting up, one by one on the row of cabanas, illuminating the coastal decor of buoys and boat paddles on weathered, rustic wood shingles. Not everyone can have their own outdoor pool, cabanas and sky-grazing outdoor fireplaces on their waterfront property. But you don’t have to. The feelings these places and memories evoke can inspire us to open up the possibilities of our own spaces. The key is to try to emulate and capture this feeling of living the good life. A place that conjures feelings of happiness, letting our hair down, sharing laughter between friends and making memories in life. Another inspiring outdoor space I recall is a particular San Francisco bed and breakfast. On one of the most famous and busy streets of the downtown district I was greeted with a courtyard in the middle of the building, which was a little piece of heaven in the thick of a metropolitan midtown. Flowers and greenery draped all four walls of the courtyard in vibrant punches of color, while tiny birds flew quickly from one balcony 30 HOME DECOR AND RENOVATIONS JUNE - JULY 2015
planter to the next chirping as if in a bird sanctuary. So in essence, it really is possible to capture our dreams in small spaces, big spaces, busy spaces and open natural spaces, wherever we may find ourselves to be. If we lived in the subtropics, outdoor entertaining would be all about having a house with a courtyard in the middle, hacienda-style. That could be considered the pinnacle of indoor/outdoor living, but in our reality we live in a rainforest climate and our real estate is expensive. In Vancouver, much like many European countries, we plan with creativity and ingenuity towards how we create and entertain in our indoor/ outdoor spaces. With any good design, you need to assess first, taking a good inventory of the assets and the deficiencies or your particular space. Determine what your focal point is: a great view, an outdoor seating area, dining area or fireplace. When you know your focal point, every choice made from that point forward subtly supports that focal point, without it being obvious. Elements such as furniture, fabric patterns and landscaping should fall into two categories, either dominant or subordinate. Subordinate elements play just as an important role as dominant ones. If you have a stunning view with an
amazing garden, you may want a more subtle colour palette with your outdoor furnishings, to keep the focus coming from the views. In contrast, you may need to add some element of boldness to your focal point, to create a site line to it. You can do this with vivid color, pattern, scale or repetition. All of these principles work together in sync. An example: you could get an outdoor sectional sofa with colourful patterned cushions in repetition, and then place large planter pots with vibrant florals in the same color tone as the cushion fabric. Use repetition with the planters either surrounding the lounge area or leading up to it, and what you’ve created is definition of the space into an outdoor room. Sometimes the smaller the outdoor space, the more interesting and charming things you can do with it. Condo patios invariably have concrete walls, but can be made more habitable with living walls: what you might refers to as “vertical gardens”. Not only are they a stunning visual feature, they also provide better air quality, insulation, reduce energy use, and increase overall well-being. The bible says “Love thy neighbor” and even if you do love them, you still may be wanting some privacy. For an exotic enclosure, bamboo grows abundantly and quickly. There are several different types of bamboo, and on average they can grow from three to five feet a year. You can plant bamboo in large planters (optimal) or in the ground. If you opt to plant it in the ground, you’ll be happy with the privacy foliage, but be prepared to thin it out yearly. Last but not least, lighting is one of the most effective ways to add drama and atmosphere to your outdoor space. Again, assess wisely your feature areas, you might want to highlight sculptural trees in succession for a dramatic feature of repetition, or it could be warmly grazing an exterior wall which has an iron art sculpture installed for interest and character. Be considerate to your guests and install informational lighting on stairwells, it adds to the architectural interest of your home and creates a warm feeling of hospitality.

AN ISLAND IDYLL
Alchemy Construction updates a West Coast Modern Classic by STEPHANIE MACDONALD photography by KEITH HENDERSON
WHEN YOUR DRIVEWAY IS THE OCEAN, your parking space is a dock and your view is kayakers, harbour seals and a yacht club, you know you live somewhere special. Homeowners George and Susan recognized this immediately, falling in love with a rustic cabin on the shore of West Vancouver’s Eagle Island. This was 1968, and the island was just a collection of tiny vacation cottages on the outskirts of Horseshoe Bay. “The Bathtub Races used to finish in Eagle Harbour,” explains Susan, “and we came to see the race with a friend who was renting this cabin. When he moved, we wanted to rent it, but the owner needed to sell it. So we scraped together the funds and moved over.” The island life agreed with them, and after having their first child while still living in the cabin, they started to plan for the modern home their growing family needed. They enlisted Vancouver architect Peter Wardle, and the result was a classic West Coast Modern cedar home overlooking Eagle Harbour.

However, the one thing that can rob the magic from even this most charming of West Coast dream homes is a leaky skylight, and it was this persistent issue that prompted the now-retired empty-nesters to look into a full renovation of their home. Enter Mark Isaac and his company Alchemy Construction. “The incentive to do this renovation was definitely the leaking, but at the same time we wanted to open up the view,” says Susan. Taking into consideration the northern exposure and the West Van climate, Mark wanted to provide a solution that added more windows and natural light while minimizing the opportunity for leaking, at the same time updating the living room, kitchen area, main floor bathroom and laundry room. Mark is North Shore born and raised, and is thus very familiar with all the specific challenges building in this rocky, often wet, seaside location can present. He also knows the perks, too. “This
summer, after work the guys would sometimes jump in the ocean for a swim to cool off.” Construction was started over the last summer and all the materials had to be brought over by boat, including the extra-large custom windows and granite slabs. As the former roofline was brought up, the view from the kitchen over the sunken living room dramatically increased, and the new window in the living room flooded the kitchen and eating area with even more light. The large, leaky skylight was replaced with a roof and clerestory windows, and the little upstairs sunroom got a new roof and windows looking out to the front. The exterior was finished with a new deck and expanded entranceway, the deck surface being weather-resistant Trex high performance composite decking, with a glass enclosure. The old wood fireplace was replaced with gas and the outside of the chimney was finished with natural stone to blend in with the surroundings. Inside the home was finally dry, but even more exciting, the new windows are perfect to shed light on the dramatic new living room, which sits about 15 feet from the ocean, and is decorated in muted, calming hues that blend in and don’t distract from the incredible scenery outside. “I never get bored looking at the view out there,” says Susan, “it’s an action view. There’s otters, seals, boats coming and going — I could never feel house-bound here.” The new higher windows also give an extra view right up the North Shore mountains as well, a vista you can now see even from the kitchen. The design of the new kitchen really makes a statement, with a huge island and dramatic countertops made of granite that mirrors the stone that can be found right outside the kitchen window. The natural tableaux you can see from the kitchen extends inside, creating an inspiring room that makes the most of the natural view outside but doesn’t try to dominate it. Elsewhere on the main floor, Alchemy installed a large, elegant new bathroom, as well as a spacious laundry/mud room that is perfect for hanging up and drying the wet outerwear you often have as a result of boating over in the rain. All in all, Alchemy was able to update this classic home, preserving all of the Westcoast Modern charm of the original, while providing Susan and George the improved view, main floor updates, and new non-leaking roof they needed. For this couple, who came to this special little island over 45 years ago to see the Bathtub Races and never left, this home will last them in style for decades to come. Their daughter must have enjoyed her childhood here as well, she and her family live in the house next door. With her parents giving rave reviews of their new living space, who knows, hers may be the next Alchemy-improved home on Eagle Island.

Construction’s Mark Isaac
We asked Alchemy Construction’s Mark Isaac about some of the details of this spectacular West Vancouver project, and about some of the opportunities and challenges that are presented by different types of projects.
Q
Distinctive architecture, such as displayed in this classic Westcoast Modern home, can be tricky when it comes to full renovations. How do you update the space for modern life while still staying true to the original spirit of the design? Modern life is all about wide open living spaces and blending the outdoors with the indoors. This is very similar to the original ‘Modern’ style of architecture, so largely it is about selecting the appropriate finishes and the careful removal of interior space divisions.

Is there a particular era or architectural style that is the most difficult to update and renovate? Craftsman can be one of the more challenging styles as the modern lifestyle is so different. Often what ends up happening is the house has a Craftsman look to the exterior but the interior is wide open and completely contemporary. We have done Craftsman where we might remove one wall to open up the kitchen dining room and still keep the original built in hutch and add complementary details to the new cabinets. We have also done Craftsman where the kitchen is completely different with a very contemporary look. Both approaches have worked successfully for us.
Q
With a waterfront home with a spectacular view, how do you ensure that there’s not too much going on inside the home, that would distract from the natural vista? Clean contemporary finishes with simple muted colours help to provide a backdrop to the beauty outdoors. Maximizing view lines and window spaces really helps. We have completely changed roof lines and framing details in this home to ensure that the interior sight lines are perfect for the exterior view.

The kitchen really seems to blend right in with the rocks and natural view right out the window. How was this accomplished? Fortunately in this case the kitchen was already perfectly located so it was simple matter of ensuring maximum window openings to keep the view and doing simple details like running the countertop right into the window frame.
Q
Are there specific considerations you need to address when dealing with a home that is fifteen feet from the ocean? Definitely! Products need to be carefully selected for exposure to wind & salt and the detailing needs to be very carefully implemented. In this case the windows were high quality metal clad wood windows, the decking was Trex, and the fasteners were all stainless steel.

Firstly I will say that you probably live in a home that is slab on grade (a concrete main floor entering directly from grade level outside) or possibly your garden and/or flower beds are up too close to the underside of your exterior siding. In the majority of cases these two situations are the cause. In the spring snow melt and excess rain fill the ground with surface water. The water will eventually find it’s way to the water table running underground on the hard pan on which the footings of your foundation are placed. When the ground water gets to the point where it is no longer being taken away by the perimeter drainage system it will drive the ants hibernating in colonies under the concrete slab up into your home because they do not like wet feet. What to do: Make certain that your perimeter drainage is clear and running away to the storm system. This is done by a professional drainage company with the proper equipment. Ideally your drainage system should be maintained every 3-5 years once the home is around ten years of age. To get rid of the live ants I would suggest using a spray ant killer known as a residual spray.
TWO: Why do I have a lot of moss on my duroid, cedar or tile roof and what should I do about it? Being in this business for over 50 years I can honestly say that up until 10 – 15 years ago homeowners did not seem to worry about moss on roofs, but rather considered it a natural thing that happens. I still agree with this philosophy because what caused it 50 years ago is the same as what causes it today. My advice on roof moss is that if you are not overly concerned about what it looks like then leave it alone. Mother nature put it there because we send impurities up into the atmosphere and mother nature brings the residual back down in rain, spreading the spore contaminates on areas like roofs, patios and under the shelter of trees. This growth always occurs on north exposures or under the shade of a tree canopy where the spores thrive as algae and eventually moss. You will not find it on sunny west and south exposures.
