NOW IN ITS FIFTH YEAR, THE 2014

Ovation Awards took place on April 26 at the Vancouver Marriott Pinnacle Hotel. Presented by the Greater Vancouver Home Builders’ Association (GVHBA), the Ovations are an evening of celebration that honoured excellence in creating the most innovative, beautiful renovations and new homes throughout the Lower Mainland. But behind the evening’s glitz and glam lies a solid foundation of hard work, dedication, and sheer guts, because everyone attending knew this is what it takes to be the best of the best. “The excellence that all the finalists bring to these awards proves you are industry leaders not just in Vancouver or Canada, but North America,” said John Yap, MLA, during the opening remarks.

GRAND OVATION BY DESIGN

Long time participant, maison d’etre garnered three awards including one of the coveted Grand Ovations for Renovator of the Year Small Volume. In addition a gold for Best Exterior Renovation, maison d’etre wowed judges by transforming a master suite, impossibly created with eight interior doors, into a luxurious “parent cave” with walk-through closet and contemporary functionality. President Rob Capar is quick to point out, however, that earning the Renovator of the Year title is about more than exceptional projects. “The Grand Ovations are a reflection of all facets of a company: the work they do in the community, in the industry, and in mentoring the next generation.” Shakespeare Homes got the nod as Renovator of the Year Large Volume by converted seven finalist spots into a total of four gold Ovations. Over 1,360 votes were cast for the People’s Choice Award, but it was reVISION’s Downtown Flow condo renovation that captured the most hearts. Focused squarely on the client’s passion for artwork and fine wines, the two-storey loft uses lighting, textural layering, and dramatic glass railings to keep the look masculine yet airy. “This home speaks directly to Vancouver’s artsy culture and the fact that condos are now a preferred housing form,” says president Todd Senft. Straight Line DeSignS anD Lumin ConCeptS iLLuStrate our Creative DiverSity by Stephanie MacDonalD For two coMpanieS Making So-calleD furniture, Lumin Concepts and Straight Line Designs could not be more different. But Vancouver has a diverse array of creative people making our homes more interesting and these two companies give a useful look at the vast variety of home décor we have being made right on our doorstep. SophiSticated MeetS SurrealiSM – Straight line deSignS

Walking into the Straight Line Designs studio you can’t help but notice the positive energy and enthusiasm of everyone involved in the process of making this remarkable furniture. And no wonder, Straight Lines products are anything but straight, and they redefine the line between art and furniture. Every piece is completely functional and expresses an exuberant sense of humour — much like Judson Beaumont himself, the man behind all this controlled madness. “I get up at five a.m. every morning and just can’t wait to get into work,” says the youthful and energetic Judson during a tour around his studio at 1000 Parker Street in East Vancouver. Around the workshop, various whimsical works-in-progress are under construction by a team of diligent young apprentices, giving the place the feel of a wholesome version of Andy Warhol’s Factory. “I love how my employees and apprentices learn here, and then they go off and do their own thing, and then sometimes come back for a while — it’s a bit like a school,” he explains. “Everything we make has a little personality of its own, so when I get a chance to see an older piece somewhere, it’s like seeing an old friend. And every piece reminds me of the people who worked here when it was made.” Judson’s animated character is evident in every Straight Line Designs creation. There’s the dresser that sits on a ledge with its legs hanging down. “I thought, furniture has to stand there all day, why can’t it sit down for once?” There’s the Little Black Dresser, a strapless gown shaped dresser hanging off a hanger on the wall. There’s the famous Pet Camper, a mini Airstream-esque doghouse that has gotten press all over the world; and then there’s the Canned Bench that looks like a sardine can that has been half opened. This is just a sliver of the range of things that have come out of Judson’s brain, onto 14 HOME DECOR AND RENOVATIONS JUN - JUL 2014


a piece of paper and then sprung into life in the studio. “I draw for an hour and a half every day,” explains the Emily Carr graduate, who didn’t actually start off with plans to become a furniture designer. Notebooks filled with pages upon pages of doodles and brainstorming ideas fill the small sunlit office in the studio, ensuring that the wellspring of ingenious and witty ideas is never going to run dry. With all this rampant, colourful originality being expressed in the studio, you might wonder what Judson’s own house looks like (a happy acid trip? Toontown?), and the answer is quite surprising. “Oh, my house is completely normal. I like to collect my friends’ artwork.” Straight Line Designs impeccably crafted, sophisticatedly surreal creations can be found delighting children and adults alike everywhere from the Crayola Museum to Disney Cruise Lines to the homes of the rich and (slightly) eccentric from here to Hong Kong and Dubai. On the opposite of end of Straight Lines’ playfully elegant furniture comes the one-of-a-kind charm of Lumin Concepts’ solid and rustic pieces. This South Vancouver studio is filled with the ghosts of Vancouver’s industrial past, including railway ties, barn roof beams and materials from very old buildings that have been demolished. Presiding over all of this are Thor, a giant Saint Bernard, and his sidekick Brooklyn, a feisty French/English bulldog, both of whom make many starring appearances on Lumin Concepts’ engaging blog and Facebook page. “Everything we make comes with a story,” says Alex Kyriazis, who, along with Joey Scorda, started Lumin Concepts in 2013. At just 25 and 24 years old, respectively, these two have a creative vision that sees way beyond a pile of old lumber to the possibilities within. And it’s not just reclaimed wood — some of their first successes came by making a

Pixar-style lamp out of old pipe, and making other industrially chic lighting fixtures out of heavy duty rope. When asked about where they find their raw materials, Alex laughs, “Where don’t we find our stuff? Craigslist Free, auctions, estate sales, demo sales, friends…” “Alex is a bit of a hoarder,” chimes in Joey. It’s a tendency that has created a lot of really interesting furniture, from the vintage suitcase-turned coffee table to an almost midcentury modern-style shelving unit made with bamboo planks and old piping. Most of their work is custom so far, but the demand for some of their more familiar lighting and table pieces requires a bit more of a production strategy to keep up with demand. Alex gets his inspiration much of the time from the materials themselves, especially when a client brings in their own. “We love taking materials that may have sentimental value to someone and turning them into something they use constantly,” he says. For now these two creative and ambitious guys have enough on their hands trying to keep up with the demand for custom pieces, and they haven’t done any marketing at all. Selling on Craigslist, and getting clients from their appearances at the Vancouver and Abbotsford’s Home Shows, along with their saavy Internet presence has been enough. But they have aspirations well beyond simple furniture, and quite the vision for the future. “We want to be involved with staging, design, all the way into designing whole interiors for developments,” says Alex, who comes from a construction background. henri Maximize Your Living Space Vancouver is a beautiful and amazing city to live in, yet, honestly living space in Vancouver is very limited and expensive! So where does that leave you - the homeowner planning a renovation? If building an addition to your home isn’t feasible, then focus on getting the most out of each square foot. There are many ways to add function to every square foot of your home and most are straight forward. First, if you have a flatscreen TV (and who doesn’t these days?), mount it on your wall and free up the space taken by an entertainment cabinet. Next, wherever possible, fill unused wall space with shelving and low profile cabinetry to free up floor space. Additionally, consider using the space inside a wall. If you have an unfinished wall in your pantry, then add shelving between the studs for bonus storage space. This idea can be done on any interior wall of your home and provided it isn’t insulated. With some craftiness and creative thinking, it is possible to increase the usable space in your home. Good luck!

When decorating a space whether it’s large or small, there are key design elements to take into consideration. I recommend working with color, texture, balance and scale. The one element many disregard or use incorrectly is scale. Unlike seeing color and balance or feeling texture, scale is the subtle element in the room that you cannot necessarily identify.

For every home, there is often a limited amount of space. Yet, you truly can make the most of your space and have it appear larger with creative organization solutions! Some ideas to create a cozy functional space are having versatile furniture pieces that offer style and multipurposes. A smart ottoman or foot stool can provide extra seating while also offering additional hidden storage space. Try a coffee table with shelves and drawers so items are within a hand’s reach and can still be concealed. Adding mirrors instantly makes a space appear double and brighter.

Cheers and here’s to the new and developing influences on the cost and value of renovating! The recession is over. Real estate prices are rebounding. Renovations are underway in the Lower Mainland. Banks are cautiously optimistic; new and stricter rules in-hand. Building departments are adjusting to new building codes. The new normal has arrived.

Additionally, it keeps in mind the object in the space, including the people and how they live in that space. Correct scales can make small spaces feel larger and large spaces cozier!

Built-in units are customizable solutions for storage while giving definition to your living space. Maximize vertical space by installing tall book cases and cabinets that are ceiling high. Kitchen storage options for clutter-free counters can include pull-out canned-goods racks, peg-drawers, and magic-corners in lower cabinets. Every corner or “nook” is useable space! In a corner of a room, add a table and chair for a mini office. Of course, sort items you regularly use and file or throw away items you no longer need. Good organization will result in less clutter, a minimalist look and more space!

Vancouver has set the tone once again with, among others, enhancements for accessibility and universal design meant to make homes user friendly for the aging and for physically challenged occupants. However, there's an accompanying increase in costs for all of this. Pressures from other quarters are influencing cost and quality. Cities' desire to divest their liability for structural issues combined with developers' pressure to compete on cost has meant a now almost ubiquitous increase in framing members' loads as dimensions and spans are engineer optimized for new housing. Almost paradoxically, the same input has strengthened renovation structural quality. And the materials market has recently produced a few high quality innovations for very low cost. The overall trend seems to be: very little cost increase for considerably higher renovation value!

ExtEriors MattEr Intermind Design creates a contemporary streetscape statement with strong post-modern character while respecting the past by Sherri SummerS many people think of older homes as either a tear down or a restoration project. There is, however, a middle ground. Europe has long taken the approach of rebuilding homes, incorporating original architecture, while bringing the living features of the residence into the present. Mila Djuras, of Intermind Design took this approach with a Craftsman row house in the diverse Vancouver neighbourhood fondly known as The Drive. Built in the roaring twenties, this home was one of many, almost identical, row houses in the Vancouver Craftsman style. Architectural characteristics include the distinctive roof line comprised of a front gable with secondary gables running along both sides of the roof, an inserted front porch, an upper balcony, and covered entry. Sometime in the past, when the Commercial Drive area of East Vancouver had also gone through some hard times, the home was poorly renovated and divided into multiple units. The front porch was enclosed, and the original siding was covered with stucco, resulting in the loss of architectural appeal and interest. Fast-forward a decade or so, to the re-energized vibe of The Drive, an eclectic multi-cultural mix of people, shops and restaurants. With new owners keen to rejuvenate the house, it was gutted, lifted and given a postmodern facelift. This included a two story front window, porthole windows and playful postmodern colours to accentuate architectural elements. A mix of traditional and modern materials clad the house creating visual interest with historical reference. In the rear, a Zen West Coast garden features different areas, including an outdoor lounge, a covered outdoor kitchen and a forest of standing stones. Ten years after completion, this house still has an enduringly interesting personality which fits right into the distinctive character of this vibrant Vancouver neighbourhood.

Earns Custom-Home Award Kerr Construction is recognized for its unusual Alder Crossing home build by Shawn Conner from the beginning, it waS an unuSual CommiSSion.

“The client wanted to build a residence on top of a parking garage, in a commercial zone and next to commercial buildings,” Kerr Construction owner Doug Kerr says. “It was a unique and challenging project.” The project is Alder Crossing. The False Creek build won the Best Custom Home: $750,000-1.5 million award for Kerr Construction at this year’s Ovation Awards, presented by the Greater Vancouver Home Builders’ Association. The awards are chosen by a panel of judges from outside the Metro 28 HOME DECOR AND RENOVATIONS JUN - JUL 2014

Vancouver area, who are award-winners in their respective areas in the residential construction industry. “The person who owns the lot and space wanted to live close to where he worked,” Kerr said. “He’s an older gentleman and wanted to be right beside his office.” The project came with all sorts of challenges, not the least of which was the home’s “green wall” — an exterior wall that was turned into a canvas for foliage. Building a residence in a commercially-zoned space presented some hurdles as well. It meant, for one thing, no wood studs. “Everything is steel studs – the house is actually made with a solid steel frame and infill,” Kerr explains. “That’s a very solid home. Even the electrical and plumbing are up to commercial codes.” For the interior, the client knew he wanted a contemporary design. “It was designed with very clean lines,” Kerr said. “It’s a very simple look so he can display his artwork. Custom homebuilding is only pArt of Kerr’s business — out of About 24-30 projeCts A yeAr, he estimAtes two or three Are Custom homes while the rest Are renovAtions. beautiful pieces so we wanted to create a nice size space for those.” Both designer and homeowner also wanted to take advantage of the view from the upper floor of False Creek, Granville Island and the ocean. “It’s a gorgeous view,” says Kerr. “So we built a little deck off the house.” The builder also added a second smaller kitchen off the deck for convenience. A green wall softens the view from the street on the east side of the two-storey domicile. “The plants are watered and fertilized mechanically,” Kerr said. There’s a window in the middle of all that greenery and this, he says, “required enormous attention to waterproofing details.” For Alder Crossing, the company was involved from the beginning of the process, including the pre-planning budgeting with the owner, architect and interior designer. “We like to do design builds,” he said. “We think getting all the specifications from the beginning is the best procedure for the client. That’s really the only way to keep a project on time and on-budget — to have all the pre-construction taken care of beforehand.” The 27-year-old company has its own award-winning designers.

Either way, spending time on money on design in the early stages is essential for an on-time and on-budget build. “We find people have an idea that if they spend money on design it’s less money they have for construction, but it’s the opposite. If you don’t do your design up front and you’re doing it on the go, there will be too many changes, which add to the cost. Preplanning can add up to two months’ less management time — a project might take eight months instead of 10.” The win for Alder Crossing isn’t the Vancouver builder’s first award, or even its first Ovation - Kerr collected four others in 2010, and also won this year for Best Kitchen Renovation: Under $35,000. Kerr has also won several Georgie Awards (presented by the Canadian Home Builders’ Association of B.C.) and a Canadian Home Builders’ Association National SAM Award. With the awards and, more importantly, word-of-mouth, the builder has earned a solid reputation for quality. Many of Kerr’s clients are returning customers, he says. Custom homebuilding is only part of Kerr’s business — out of about 24-30 projects a year, he estimates two or three are custom homes while the rest are renovations. “Project-wise, it’s not very many. Dollar-wise, it’s probably about a third of our business.” Other custom home-builds include one the company is in the midst of finishing on the North Shore. Kerr is also renovating a “giant, very high-end” Shaughnessy home. “It’s one of the most interesting projects that we’ve done,” Kerr said. “We did this pool with a fire feature. With the homeowner, we designed these tiles made out of 24k gold. Those, we had shipped in. It’s a fantastic job.”

Summertime is the time to escape responsibilities, work, and most of all, the city! If you’re lucky enough to have a cabin or cottage getaway, designer Jennifer Rudolph has some advice to help you evolve your space from rustic to sophisticated without losing that rugged charm. Even if you don’t have a summer retreat of your own, expert kitchen and bathroom designer Jamie Banfield has some great tips on how to bring the carefree cabin vibe into your own home, letting you enjoy summer until the very last ray of sunshine. 40 HOME DECOR AND RENOVATIONS JUN - JUL 2014


Class up that cabin by Jennifer rudolph The very phrase “coTTage chic” works so well

because a rustic cottage and stylish decorating are complete counterpoints to each other. When a rustic wood dining table is unexpectedly paired with a white modern chandelier or a vintage dresser is painted red on rustic wood floors, these juxtapositions keep things interesting and provide a great opportunity to be creative and express yourself. Decorating a cottage doesn’t have to be expensive, in fact you should to do it as inexpensively as you can. Flea market finds and second-hand furniture bring whimsy and history into a space. Scour flea markets for great vintage finds and unify your pieces with a coat of paint in a neutral palette. Replacing the hardware with vintage glass knobs or decorative brass plated pulls can change the entire look of a piece of furniture. Lee Valley Hardware in Vancouver is the best place to go for inexpensive and interesting hardware. You will surprise yourself to see just how fantastic an outdated 70’s dresser can look with a fresh coat of paint and some funky hardware, all for under thirty dollars. Flea markets are also the place to pick up vintage glass bottles and old aluminum milk jugs, which I always think are great for displaying wild flowers. Vintage wooden milk

crate boxes are fun and also provide storage for magazines, toys or bathroom linens. If your space is lacking in light and you’re finding that every finish is just a slight variation of brown, consider painting the floors or walls white. White is like a breath of fresh air in small spaces, providing a blank slate, and it also looks great on rough hewn, textural elements such a rustic wood floors. It’s also a convenient way to conceal patches and repairs throughout. Once you have a your background, add warmth with neutral elements from nature. Some examples could be wood butcher block countertops, a chunky wood harvest table, driftwood, a collection of grey and white rocks, an area carpet in natural jute, a wooden tree stump used as a stool or end table—think caramel, maple and café au lait tones. Then you can inject some energetic tones to invigorate the space — a single antique chair painted in bright yellow, a re-upholstered ottoman. Not too many elements, just some carefully chosen ones. Every cottage needs a rustic dining table. It will be the hub of family meals and late night games. A natural stained finish can distress over time with use, adding to the classic patina. Now, here is your opportunity to showcase a statement chandelier, either very simple and modern or fun and whimsical. Keep your table settings casual and eclectic, either hand-thrown ceramics or a mix and match collection of china with colourful patterns. Mix silver and brass in candleholders and flatware, mix and match your dining chairs, but keep them all within the same era, either vintage or modern. Of course, the most important thing we take from summer cottages are the memories, which never get outdated, whether we have a chic interior or not! If your social calendar is filling up and leaving you with little to no time to escape to your rustic seaside getaway, let’s bring the elegance of cabin chic to you! With a few tweaks, you can have your bachelor pad looking like it belongs on the beaches of Tofino. inspiraTion: As a design professional, I always find inspiration in my surroundings. A recent trip to Ketchican, Alaska was no different. In fact, both land and seascapes were very reminiscent of summers spent on the Sunshine Coast, with a distinguished contrast between weathered wood exteriors and muted blue, greens and greys of the shoreline. By replicating the sun bleached wood siding and implement this peeling and aged element to any simple mirror frame, you get instant boathouse charm. rusTic elegance: Pull the shoreline into the master bedroom by adding a little rustic elegance. If you are on a budget, create a feature wall by constructing a headboard from oversized reclaimed wood; stacking each piece horizontally

and just a touch off-kilter for an imperfect look. Add colour contrast to the surrounding walls by pulling from nature’s sun-faded blues, greens and greys. Layering all types of textures and mediums adds depth and ambience — for instance, mix soft white bedding and hand-knit throws with hard rustic details. someThing Borrowed, someThing old: Who better to borrow from than Mother Nature herself? Find yourself a weathered piece of driftwood among some vintage candle sticks and transform it into a creative centerpiece on your modern coffee table. Fusing earth elements like wood and candlelight create a soothing ambience for those long summer nights. Bring some of the shoreline in to your kitchen by stacking a handful of smooth rocks and imperfect seashells in grandmas vintage glass cookie jar – perfect for either a focal point on your kitchen table or an understated accent to your countertop. Make the space feel lived in, as if every item has been gathered over time. Think of layering a flea market found dresser with a basket of seashore finds, all keeping with the neutral palette. Cabin chic is easy to achieve if you incorporate the right elements. And remember, chic doesn’t always mean expensive. Take from your own backyard, borrow from grandma, add a personal touch, and keep to a neutral colour palette. If you keep it simple, you can’t go wrong!

commercial and residential applications. Stucco has been used for decades by contractors, due to its cost effectiveness, and when professionally applied, a variety of textures can be towelled to give a desired cosmetic appearance. Although Stucco has many bonuses, it can require high maintenance to keep it looking its best. Cement, limestone, plaster, and other aggregate materials of which stucco is made are very porous, and can be prone to dust and dirt settling in crevices, cracks, water ingress and small pits within the finish. Also depending on the amount of moisture surrounding your home’s environment, algae and spores can build up on your stucco, leading to blemishes and seemingly permanent discoloration of the surface. Due to the fact that Stucco is a dense, hard material, over time, as temperature fluctuations occur, your home can shift and settle. This can cause the stucco to crack, chip, or show water damage. This can be not only quite unsightly but difficult to repair. Making your stucco look new again can be a lot easier then you think by using the right products. In recent years “Elastomeric Coatings” have become very popular to refurbish stucco. Elastomeric coating is a special manufactured formula, not a paint, but a coating. It is an internally plasticized product that coats your stucco, filling in hairline cracks and small pits and pores. The internally plasticized elastic polymers within the product allow it to bridge cracks permanently, and assure the product will stretch as the stucco moves, preventing new cracks from compromising the elastic surface coating. Elastomeric coatings are available in custom colors, and are not only waterproof, they’re also breathable, which means that moisture can escape from within your wall cavity, allowing the coating to maintain solid adhesion, and prevent substrate damage, which could result from moisture entrapment. Elastomeric coatings are engineered to coat and protect materials such as concrete, masonry, brick and stucco. Before applying an elastomeric coating it is very important to properly prepare the surface to assure maximum adhesion and longevity of the finish. The exterior of the home should be cleaned thoroughly using my Shell Busey Home Cleaning Formula to ensure dirt and algae are removed before the application.

Begin by wetting the stucco surface with a garden sprayer, not a pressure washer. Mix a ratio of three level lids of the powdered cleaning formula, into 3 gallons of water. Once the solution is mixed, spray on the wall and scrub the stucco with a stiff bristled brush and rinse well. Never do this in the bright sunlight. Elastomeric coatings are somewhat “do it yourself” friendly, but do involve some moderate to intense labour to apply properly. HD&R: What have you seen people requesting lately that you never had before? Do you see any new interior trends coming down the line that we should be aware of? KG: People are finally realizing that they should renovate for themselves and not for re-sale or to add value to their home. Renovate for your own personal taste and for what brings you joy! I know so many clients who finally got their kitchen or bathroom renovated because they want to sell, only to realize they have wanted a new bathroom or kitchen ever since they moved in and now they are finally getting it done for someone else? HD&R: What is the first question you ask your clients after they describe their project to you? KG: We want to know their budget and long term goals for their home and life-style.

On the opposite end of the spectrum, G Wilson Construction has made their name building grand estates and exclusive custom homes that take your breath away with their opulence. Home Décor and Renovations asked Kurt Gust and Blair Wilson, of G Wilson Construction, about their thoughts on the evolving building industry in Metro Vancouver. Kurt Gust of Mr. Build Home Décor & Renovations: You do a lot of work making people’s homes accessible for aging-in-place. How did you get involved in this aspect of the building industry? Is this something that’s important to you for a reason? KG: We started helping people out in making their home more accessible out of our client’s requests to make their home safer for them as they age. Our clients don’t want to move out of their homes but still need to be safe as they get older. They start with basic things such as grab bars, more rails, walk-in showers, non-slip flooring and stair treads. HD&R: You’ve been awarded Best Home Repairs in Vancouver by readers of The Courier three times. What is it about Mr. Build that sets you apart and inspires such loyalty in your clients? KG: We are a small company with very loyal clients and a fantastic crew of tradesmen. What my clients say they really appreciate is “continuity.” Once we start a project, we are on site every day until it’s done. For the smaller project, the same skilled person who started your project will finish your project. Because our crews are multi-skilled at all aspects of renovations, we don’t have five to six tradesmen in your home for a bathroom reno for example, it may be just one carpenter and a helper, so the communication and continuity between us and our clients is always paramount. It’s your home and we want to ensure it’s done the way you want. HD&R: What is the best value for your money renovation you can do on your home? Update your kitchen? Refinish your basement, or something else? KG: There is very good value for your money on most renovations and this has not changed over the years. But the best returns are still in kitchens and bathrooms. It’s where we spend the majority of our time and adds the most value to your home. We are a small company who doesn’t take on larger projects. We are most comfortable doing the jobs general contractors call “nuisance” jobs”. We like the small jobs and it shows, because it’s what we do best!


BLAIr WILsON FrOM G WILsON CONstruCtION HD&R: You build custom homes and also “Estate homes”. Can you talk about the difference? BW: The custom homes are normally below the 15,000 square foot size, we consider the estate projects in the over 15,000 square foot size, on a large lot. Most of our projects are for individual clients with a strong team of consultants, we do not do any spec work. The custom homes we do are ones that are specifically designed and built for an individual client. We consider it a privilege to be included in the process with the consultants to see a client’s vision brought to completion. HD&R: G Wilson has been building really beautiful and distinctive homes in the Lower Mainland since the 1970’s. What are some of the biggest changes that you’ve seen in terms of what people are looking for in a home? BW: During the early years, the company was built on renovation projects, and over the years we worked into custom homes and estate homes. One thing that has changed is the aesthetic demands of our clients. Since the beginning, I have seen the projects move from more traditional designs into more modern architecture, so now we build about 25 per cent traditional and about 75 per cent modern. We now have a lot of experience building both modern and classic residences, so we’re are well versed in building both kinds of homes and assemblies at this point.

HD&R: What is the most unusual or opulent thing you’ve ever been asked to build into a home? BW: That’s a difficult question, because we only focus on the custom residential market, every project is different and comes with its own challenges and (sometimes unusual) requests. I would have to say though, there probably isn’t too much we haven’t been asked to build, or at least consider. HD&R: What are the common challenges you face when taking someone’s dreams and turning them into a reality? How are you equipped to overcome these issues? BW: The challenges we normally face are the obvious schedule, budget and quality issues. By this I mean finding the balance with each client as to their expectations and making sure we are all on the same page to ensure a successful project. Along with this, building the right team is important. The owner, architect, engineers and builder all need to work well together to ensure maximum value, design and quality for our client. HD&R: You are a family company, working with your father. Do you hope to pass down this legacy to your kids or grandkids? How do you think working alongside family members affects how effective you are as a business? BW: Yes we are a family business, and I hope to pass along the business (many years from now) to my children. Hopefully it continues for generations to come, as I really believe we are very fortunate to be in this niche business. It’s very rewarding to build homes that will stand for generations, and it’s a privilege to have our clients and their architects entrust their visions with G. Wilson Construction. CiBC Poll: Renovation Nation? Canadians say they’ll spend almost 30 per cent more on home renos in 2014 A new CiBC Poll ConduCted By nielsen finds that four in 10 Canadian homeowners are planning some type of renovation this year, with an average expected cost of almost $20,000 - up almost 30 per cent from a year ago.

Highlights of the poll include: » 40 per cent of Canadian homeowners plan to renovate their home in the next 12 months, comparable to last year’s findings, when 39 per cent planned to make renovations » $19,754 is the average amount Canadian homeowners plan to spend on their home renovations in 2014 - up 29% from CIBC’s 2013 poll, when the average was $15,300 » Basic home maintenance (57 per cent) is the top planned renovation, followed by bathrooms (33 per cent) and kitchens (32 per cent) “Our poll shows that home renovation will continue to be a big business in Canada this year,” says Todd Lawrence, Senior Vice-President, Products & Payments at CIBC. “However, enjoying the benefits of renovating your home really begins with getting your financial house in order and knowing what you can afford.” While renovating rooms like kitchens and bathrooms are always good investments, it’s encouraging to see that a large number of homeowners are also planning to spend money on general upkeep this year. Keeping a house in good repair helps to protect its value. It always pays to be proactive rather than reactive when it comes to home maintenance. Replacing items, such as roofs and windows when needed, will cost less than having to repair damage resulting from leaks.

To make sure you stick to your renovation budget while getting the greatest return on your investment, here are some tips: Get it in writing. You should always get quotes from contractors before any work starts, and have a signed agreement that details the scope of work to be done and itemizes the cost. You also need to be clear on what’s not included in your contractor’s quote so that you are not caught off guard by unexpected costs that can blow your budget. expect the unexpected. Regardless of how much you plan in advance, leave a cushion in your budget for the unexpected. You should set aside an additional 25 per cent to cover any unexpected costs.

As you pay down your mortgage, more money becomes available on a line of credit for whenever you need it.

With house prices still rising, sometimes the

only home you can afford is a fixer-upper. But traditional financing can sometimes make even fixer uppers unaffordable. That’s because you first have to come up with a down payment to qualify for a mortgage for the purchase price.
