omeone recently shared with me a joke that’s making the rounds on social media. The gist of it was that a guy wanted to illustrate how silly social media is, by going around and acting out – in real life – all the silly things people do on Facebook. It was hilarious. But what struck me right away was, that some of the things he did as a spoof weren’t actually bad. Some of it was completely insane – like stopping everyone in his path with images of his last eight meals to show them how good they looked – but some of it was actually quite nice. He’d go over to a family having a lovely moment together and ‘Like’ it. He’d stop people to ask their opinions on how they felt about his new haircut. He’d stop people for recommendations about where to have dinner, and so on. What he didn’t include in his spoof was that he probably started off feeling stupid and silly, but by the end of the day he likely ended up feeling more connected to his community than any other day in his life. In fact, I’d bet it was a life-changing experience. So take a good look at your community. Try comparing your social network to your actual, real life network. If the balance is off, I’d suggest living it up a little. You’re a renter. You’ve got a huge network of people living at the same address. You may not want to run up to each and every one of them with the latest antics of your crazy cat, but saying hello – or liking your management company with a compliment every now and again could really extend your social reach – and your own personal happiness. TWO RENTERS WALK INTO A BAR. What happens next? They bond like two tween girls reunited at summer camp! Renters have a mutual understanding. Kind of like any Game of Thrones enthusiast or Keeping Up With The Kardashians fan have (only better). If you don’t understand these five things, you’re not a renter and you can’t sit with us: IKEA FURNITURE STRUGGLES When it came time for me to furnish my first apartment – which was actually just the bedroom – I was concerned about how I would get my Ikea furniture from the store to my new place without the option of calling daddy. Then I realized the hard part was actually putting the furniture together. Who knew putting together a bed frame could actually take an entire day. Then, once you think it’s over, you end up with one leftover piece! KNOWING YOUR NEIGHBOUR TOO WELL I’m all for befriending your neighbours, but there’s something about living in the same building that can make you and your neighbours a little too close for comfort. You hear things you don’t want to hear and you see things you don’t want to see – like that awkward moment you’re stuck staring at your neighbours underwear when you open the dryer. Every renter has that one neighbour story that can make anyone shiver. LANDLORD PROBLEMS Every renter can swap at least one good landlord story. Whether it’s that time you accidently locked yourself out of your home, or that week your landlord was on vacation and the building’s entire water supply was cut off. Fortunately, a fellow renter can always top your story no matter how bad you think it was, and make you feel better. DO IT YOURSELF - EVERYTHING Shopping with a fellow renter doesn’t result in much purchasing. You both admire home items and then laugh at the outrouges price tag together. You’re a DIY pro, and when people compliment your home decor you proudly proclaim “I did it myself!” No one understands your love for Pinterest quiet as much as a fellow renter does. IT’S A LIFESTYLE THING There’s also all the perks of being a renter that you love to brag about: the city lifestyle your rental gives you and the fact that the best pizza in town delivers straight to your door. The small closet space really doesn’t bother you and your neighbour has actually always had your back. Let’s not forget those amenities – is the pool party at your place or my place this weekend? AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO, we continually look for ways to enhance the quality of life for tenants across the province. In 2008, we developed and implemented the Certified Rental Building Program (CRBP) to provide a “quality assurance” benefit that rental-housing consumers can count on when shopping for their rental apartment home. Apartment buildings and complexes accepted into the program must comply with more than 50 Standards of Practice and are audited regularly by J.D. Power & Associates to track compliance. Once an apartment building has been granted official “certification,” it is considered a well-run, well-managed property where the property manager and their staff care about providing good quality of service to their residents. To date, more than 260,000 rental residents reside in over 950 “certified” apartment buildings across the province. In 2014, we took the CRBP to a new level by introducing 10 new Environmental Operating Standards as part of our exciting new Living Green Together groundbreaking initiative. Basically, the 10 new Environmental Operating Standards are in line with current Canadian trends toward sustainability. For example, in National Geographic and GlobeScan’s 2014 Greendex scores report, although Canadians rank below the average on several scales, we are among the most frequent recyclers and likely to take reusable bags when shopping; we are among the most likely to have an energy-saving dishwasher and TV in our homes; and we are more likely to wash laundry in cold water to save energy. The “Cone Communications / Echo Global CSR Study (2013)” reported that corporate social responsibility toward environmental issues is now expected of companies to provide credibility. In the “Energy Efficiency & Canadians – National Opinion Research for CEEA (April 2013)” survey, 75 per cent of Canadians believe that conserving energy is very important. These are just a few of the reports and surveys that show how critical it is to keep respect for the environment at the forefront of our attention, and why Living GREEN Together™ is a timely initiative. The CRBP’s new Environmental Operating Standards require participating property managers to have an Environmental Policy outlining its commitments and practices; an Environmentally Preferable Purchasing Policy documenting the purchase and use of products/services that minimize negative environmental impact and human health impacts; Environmental Performance Monitoring that enables the efficient identification of areas where action should be taken to reduce consumption and ypnexthome.ca improve performance; Electrical Product Standards; Natural Gas Consumption Practices; Water Product Standards; Waste Reduction, Reuse and Recycling Standards; Indoor Air Quality Standards; Employee Engagement and Education to create a culture of cooperation and positivity; and Resident Engagement through active interaction with tenants. ypnexthome.ca

Examples of how these criteria are being met by participating property managers are the installation of energy-efficient electrical fixtures, lamps/light bulbs; the use of water-efficient plumbing fixtures; the implementation of proactive measures to reduce the occurrence of leaking toilets and dripping taps; the promotion of effective waste management and recycling practices; and the use of Energy-Star-qualified or energy-efficient appliances and laundry machines. Just as Ontario’s rental housing industry has a major impact on the province’s economy (over $18.3 billion annually), CRBP rental building management and their staff and residents can have a massive impact on protecting our environment through progressive thinking and proactive practices. Let’s face it: we’re all in this together, and we all benefit from greener apartment communities. It’s up to us all to do what we can to lessen our carbon footprint. The CRBP’s Environmental Operating Standards represent a key step forward in corporate environmental responsibility for the rental housing industry.
