EDITOR’S NOTE Your own place! You’ve waited for it, you’ve worked for it, and you’re finally moving out! Your new apartment for college or university is your first step to independence. But this is a whole other learning curve to having your own apartment and leaving the comforts of your childhood home, and there’s nothing in your text books that will help you sort it out. There are a lot of rules – and each province is different. You will learn along the way what is okay and what isn’t; what your responsibilities are and what the landlord is obligated to do. The nice thing is, all of these rules and regulations are laid out in the Residential Tenancies Act. These differ slightly from province to province. Each province has a Landlord and Tenant Board that enforces the Residential Tenancies Act. When in doubt, give them a call and they can help you out with specifics. From signing a lease to giving proper legal notice, from the legality of deposits, key money and the demand for post-dated cheques to making maintenance requests and lodging complaints, there are guidelines for everything, and there are answers to all of your questions. We’re also here to help. This issue of Student Rental Guide contains some great articles on rental living, plus some incredible rental opportunities. • A tap, leaking at one drop per second, can waste more than 25 litres of water a day that’s about 10,000 litres a year. • A toilet that continues to run after flushing can waste 200,000 litres of water in one year enough water to fill a large in-ground swimming pool! • Report any dripping toilets or taps to the staff at your rental apartment building.

• Each person in Ontario produces almost 2.5 kg or 5.5lbs of waste per day. That’s almost a tonne of garbage per person, each year. • While apartment dwellers generate less waste, residents in single family homes divert almost 3 times more waste away from landfills. • Only 25% of Ontario’s waste is diverted from landfills by recycling. • In 2014, Canada is banning the sale of inefficient light-bulbs. Why wait? Switch now. • There are many energy-efficient alternatives. Compact Fluorescent Lamps (CFL’s) use up to 75% less energy and last up to 10 times longer than a standard bulb. • By just changing 2 – 100 watt incandescent bulbs used for 3 hours per day to equivalent CFL’s, you will save enough energy to run an LCD TV for 3 hours a day for almost 9 months.

EMPLOYERS CHECK REFERENCES, LANDLORDS check references, and if you’re considering someone as a roommate, you should check references too. Don’t just trust first impressions – a person can seem charming initially, then later on turn into a nightmare. Using a rental application will cover all the bases. Discuss expectations about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important. Ask for references from their current employer, a previous landlord and at least one previous roommate. Tell them you will call these people to verify employment status and their previous housing history. Check your province’s Privacy and Human Rights laws for what you are allowed to ask and what isn’t okay. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or if there were any other pertinent issues,

and why they left. If this information doesn’t match what the person told you, this may be of concern. Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Then ask “What did you like about living with __?” and “What didn’t you like about living with __?” Ask why they are no longer living together. People move on for many reasons, but if there were bad terms or major issues, this is your opportunity to find out. If someone cannot provide any references or if none are forthcoming, beware. While checking referneces is a must, you should also hit the Internet. Search their name. Look them up on Facebook – you may even have mutual friends – Twitter and LinkedIn. You can find a lot of personal info on most people in just a few clicks. You will be living with this person, sharing a space and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal posessions and be privy to much of your private life. Your health, safety and peace of mind are at stake. Be selective. Communicate clearly and you will find the right match.

SCHOOL-LIFE BALANCE MAY SEEM to be a mythical concept, but having a balanced daily routine is actually possible – and an important notion to embrace. I know I don’t have a Saturday to spend hunched over the kitchen sink! Instead, I’ve embraced a few practical tricks that help me get my dishes done, my dirty clothes into the laundry machine and workstation dusted off – without feeling like my weekend completely sucked. If you’re stuck between a pile of homework and a pile of dirty dishes, here are five tips to help you get through it: THE RIGHT CLEANING SUPPLIES This does not mean you have to buy the latest and greatest Magic-All-PurposeGrease-Grime-and-Make-Text-BooksDisappear-Spray. The right products are simply the ones that work best for your life. For me, a broom is much more effective at keeping the kitchen floor clean on the daily (I’m too lazy to pull out the vacuum cleaner every night); and I’m much more likely to pull out a disinfecting wipe than a bottle of disinfecting spray to wipe down the counter. Discover what works for you. CLEAN A LITTLE EVERY DAY It might feel like you don’t have any time to clean, but the secret may be a five to 15 minute power clean every day (yes, you do have five minutes a day!) Focus on cleaning just one room or doing one cleaning task – either dusting or running the vacuum cleaner. Soon, the whole cleaning process won’t seem like such a time suck. Having less to clean on your mind will contribute to balance. DON’T LET IT ACCUMULATE By cleaning a little everyday, you’re not letting your weekend cleaning list accumulate. Who wants to do three loads 36

of laundry on the weekend? Instead, start by one every morning. Come Saturday there won’t be any left to do. The same goes for dirty dishes. Don’t let them pile in your sink. Wash them or put them in the dishwasher right after each meal. MULTITASK AWAY You’re in the bathroom anyway – fixing your hair, brushing your teeth, doing your make-up – put your multitasking skills to good use and pass a sponge around the sink or wipe down the mirror. If you’re watching TV, pick up items that are lying around the living room during commercial breaks. Small steps can leave your home ‘clean enough’ in a jiffy. CHOOSE YOUR BATTLES Finally, living in a clean space is important and certainly gives me peace of mind, but having the shiniest toilet bowl is far from the most important thing in my life. Choose your battles. A dirty sink can wait until tomorrow to be cleaned and a load of laundry can easily be hidden until the end of the day. A clean home doesn’t mean a perfect home. Start this week. Do what you can and you’ll soon see a tidy school-life balance is possible.

MOVING TO YOUR FIRST PLACE BY CHUCK RESNICK

FOR MANY FIRST-YEAR university or college students, a new school year means a new home.

MOVING

Moving out for the first time can be a stressful change, an the transition to college or university on top of that can make it a very overwhelming experience. However, taking a few painless steps can make the move to the new “home away from home” go more smoothly. Hard on you – and your parents too – it can leave you all physically and emotionally drained, if unprepared. It’s easy to get frustrated when faced with packing and condensing belongings which will ultimately have to fit in a small room in a space often shared by one, two, three or more people. So here are some tips for parents and students to make the process easier: START EARLY Don’t wait until the last minute to collect boxes and moving supplies. Start packing non-essential items immediately, such as seasonal clothing. Clearly label all boxes so unpacking is made easier. TRY TO CONDENSE Go through belongings a second time before packing. Reduce the amount of items to move to start the school year clutter-free. USE THE RIGHT SUPPLIES Shop around for competitive prices on supplies. Avoid using old shopping bags, laundry baskets or topless boxes to transport belongings. Items can get tossed around during the move and if loose items fall out, people can get hurt. Also, beware of using grocery store boxes – they stored food and can carry bugs.

PACK SIMILAR ITEMS TOGETHER Label the boxes so they are easily identified. Pack similar items together. This will help you prioritize unpacking without making a huge mess. DON’T OVER-PACK BOXES Remember, the heavier the item, the smaller the box. USE ORIGINAL PACKAGING FOR LARGE ELECTRONICS WHEN POSSIBLE The safest way to transport electronics such as a computer, TV, mini-fridge or a microwave is to use the original packaging. If it’s not available, wrap the electronics in anti-static bubble wrap. RECYCLE Buying reusable supplies such as high-quality containers is good for the wallet and for the environment. Most corrugated cardboard boxes can be easily folded and stored during the school year. Plastic storage bins with lids are also a good option. The containers you – or your parents – buy this year can be reused and recycled throughout your college or university career.

FINDING A GOOD RENTAL at a decent price is hard enough, without the added task of finding one that’s pet friendly too. I accept that not everyone loves dogs as much as I do, but does that mean they can deny me an apartment, charge a fee or evict me? If you’re a pet owner in Ontario, chances are you’ve heard that landlords can’t really tell you that you aren’t allowed to have a dog or cat in the unit. While it’s mostly true, it’s not really helpful advice. It is true in Ontario that a “no pets” clause in a lease is void (unless you’re renting in a condo building where the condo’s declaration forbids pets). So, if you keep quiet about your pets, sign the lease and move in with your fluffy family, your landlord can’t kick you out just because you signed that lease. Landlords can, however, decide not to rent to you because you have a pet. So either you accept that and look for pet friendly places, or you lie and hope for the best. Lying doesn’t exactly lead to a positive landlord-tenant relationship. While landlords cannot evict you for disregarding the “no pets” clause, they can evict you if they are able to prove that your pet is dangerous, causing damage, or interfering with the enjoyment of the landlord or other tenants – this can even be an allergic reaction to your furry friend. It works a little differently in British Columbia and Alberta. If a lease states no pets, it means no pets. If you disregard that part of your lease, your landlord can consider you in breach of your agreement and you can be evicted. In Ontario, it’s illegal for landlords to ask for deposits for anything other than last month’s rent. In Alberta, landlords can 50

charge a non-refundable pet fee. This fee takes into account actual pet-related damages that could occur. It must be a reasonable amount. BC landlords can also ask for a pet damage deposit at the start of a tenancy, but it cannot be more than half of one month’s rent, regardless of how many pets the tenant has. This sets an exact amount and leaves nothing to a landlord’s discretion, but given the average rental price in a city like Vancouver, for instance, the deposit can end up being a hefty one. As a dog owner myself, I might argue this could be the way to go. I know we’d all like to avoid extra deposits and fees, but maybe landlords in cities like Toronto would be more open to allowing pets if they had some financial reassurance.
