Good news, shoppers. Some great things are happening in Canadian retail and residential real estate. Ontario rocks in both worlds. Five of the 10 top-performing malls in Canada are located in the province. Now comes news that Loblaws is committing $1-billion to build and renovate stores, adding thousands of new jobs. This is important because when large retailers undergo major expansions, it’s a sign of good times and that an area is on the upswing. Like proximity to mass transit, schools and other amenities, being close to shopping is a major attraction for

homebuyers. These features are among the keys to enjoying your home while you live there, as well as for potential resale value in the future. Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods. These companies make careful, long-range and well planned-out decisions in lockstep with municipalities and developers, based on hard data, research and demographic information. So, as you’re out home shopping, take a look around for retail expansions. It could be a sign of a good place to buy.

Empire donates addition to complete the Woolwich Township Community Centre MAYOR SANDY SHANTZ, members of the Riverland community and Empire partners Daniel Guizzetti, Andrew Guizzetti and Paul Golini Jr. helped launch the official opening of the Empire Room, which completes the Breslau Community Centre. With an increased demand for high quality community and sports facilities in new home communities, the Breslau Community Centre serves as a shining example of community collaboration; one that Empire is very proud to have been a part of. Says Mayor Sandy Shantz: “Community partnerships enable us to provide the extra amenities that bring communities together. Our thanks to Empire for providing Breslau with a first class community centre.” In his address, Daniel Guizzetti acknowledged the vision and hard work of both the Township of Woolwich and Empire teams and shared details of the centre’s history. The team designed and built the facility with the intention of donating it to the township to be used as a future community centre. For this reason, the building was constructed with features, such as a finished basement, that are uncommon in presentation centres. The basement offices and rooms were put into use by Breslau community groups while Empire was selling homes in the community. The Empire Room comprises a 3,600-sq.-ft. main floor with an additional 2700-sq.-ft. of finished basement area. Daniel Guizzetti, president and CEO, Empire, says: “This project is a brilliant example of business working together with the local government to serve the community. What would have otherwise been reduced to

MORE TRENDING ONLINE nexthome.yp.ca/news

construction debris is now a vibrant community center. We are confident of the impact this facility will have in severing not only the existing residents of the Riverland community, but also the existing residents of Breslau and future residents to come.” Empire is proud of this amazing addition to the community and we look forward to continuing to contribute as we work toward the commencement of the next phase of new homes coming to Riverland, fall 2016. CAPTURING THE HERITAGE SENTIMENTS of an old town square while addressing

the contemporary demands of today, Williamsburg Walk is Kitchener’s village in the city forming the residential heart of Williamsburg Town Centre. With suite sales now more than the 70 per cent mark and construction almost complete, residents have already begun moving into their new homes. A number of floorplans are sold out but some layouts, such as the model suite, are still available. In this southern pocket of Kitchener, Williamsburg Walk is where business and pleasure combine in a community where all your needs are met as close to home as you can get. Located north of Hwy. 401 and just off Fischer-Hallman Road, this is the first of a trio of four-storey, lowrise urban condominium residences by Williamsburg Homes. True to the builder’s philosophy, homes and amenities go hand in hand and Williamsburg Walk is no different. Suites offer luxury and contemporary comforts surrounded by a community of lifestyle options. It presents the ultimate in convenience with more than 30 unique vendors within walking distance of your new urban suite. This complete

pedestrian promenade of shops, dining, doctors’ offices and other amenities embraces everything you need to complete your daily routine, as well as some added extras to pamper and impress. Sobeys, Home Hardware, Starbucks, McDonalds, TD Canada Trust and GoodLife Fitness are among the anchor tenants that complement many innovative shops and boutiques. At the heart of the Town Centre is Main Street where festivals take place throughout the year drawing residents and visitors alike while creating a sense of community. Residents are also within easy reach of: » Kitchener Market – every Saturday » Oktoberfest » Waterloo Region Food & Drink Show » K-W Multicultural Festival » Museum » Doon Heritage Village » Centre in the Square Williamsburg Walk is located directly across from three acres of permanent greenspace – Max Becker Common. Visit the sales centre to tour the model suite. Admire the gleaming granite counters, rich cabinetry and specialty features of the kitchen and the decadent bathroom appointments that speak of luxury and relaxation. The Dundee suite of 942 sq. ft. showcases the simplicity and style of these midrise condos. The modern kitchen opens up across granite counters into the spacious dinette area and living room that access the balcony via sliding patio doors. Dark hardwood is a pleasing contrast to the white palette with dove grey and silver accents. This two-bedroom suite features a spacious master bedroom with a luxurious, four-piece ensuite. Expansive windows ensure all spaces are bathed in natural light. All suites offer pre-finished engineered hardwood and ceramic flooring, granite counters and insuite laundry with a white stackable washable and dryer. Four stainless steel kitchen appliances are also standard within all suites. The

Property Profile | COLETARA DEVELOPMENT

Liberty Square Presents contemporary expression of condominium living in Guelph WITH THE FINAL RELEASE of Liberty Square earlier this month, Coletara Development is well on its way to another sellout project in the picturesque community of Guelph. This midrise condominium offers two buildings of four floors to present a contemporary expression of comfortable living with amenities close by in every direction. Located on Gordon Street, just north of Arkell, Liberty Square is in the heart of everything, easy to reach for commuters coming from Hwy. 401, with great access to public transit. University of Guelph is located just

over two km away, and shopping and services at Clairfield and Pergola Commons are also close at hand. Construction of Liberty Square started earlier this year. While many of the three-bedroom suites have been sold, there are one- and two-bedroom suites still available offering of 693 to 1,107 sq. ft. of contemporary comfort. When Liberty Square is completed, three Coletara projects will be lining Gordon Street, the entrance to this charming city. With a focus on streetscape and urban awareness, projects like Liberty Square have

been strategically designed to create a gateway into Guelph’s modern culture that embraces education, lifestyle and recreation. As company President Paul Kemper explains, “We intentionally chose the character of our buildings to define the fabric of the entire strip.” With experience planning communities throughout the area and into the United States, Kemper implements the practices learned on the interior and exterior of his projects like Liberty Square. “We focus on the elements people can touch and feel, then enhance

the base level with a modern and contemporary sensibility,” he explains. “We’re proud of our buildings. We’re a private company so everything is personal to us.” That personal approach is also held by his longterm trades which he calls craftsmen. Modern and sleek, the exterior is stone and stucco spaced with expanses of glass and railings of metal and glass to offer seamless views from inside. Suites are designed to capture as much light as possible, with features that are in demand – like a breakfast bar in every kitchen – and in-suite laundry and climate control.

A step beyond traditional condo living, each suite entranceway is an architectural accent as a reminder that this is a home of quality to transcend the sense of apartment living. What isn’t obvious until later, is the effort put into soundproofing these suites. “We have high vigilance to these things,” says Kemper. A full concrete super structure is the basis prevents noise penetration as well as providing safety and structural integrity. While it’s not as notable as features like flooring or cabinetry, it’s an important factor to overall comfort in the long run, he says. “We’re building our current buildings for the future to represent the quality we strive for.” Unlike the GTA condo market, Guelph condos are a destination buy for those seeking first-time ownership as well as those looking to focus on lifestyle with a low maintenance approach to everyday living. Liberty Square addresses both types of buyers while offering convenience and comfort with a focus on functionality, at a competitive and affordable price point ranging from $189,900 to the low $370’s. “We like to under promise and over deliver,” says Kemper. The familiar face of Coletara can be seen in Mississauga, Etobicoke, Oakville, Burlington, Brampton and Ancaster. Sold-out projects in Guelph include Summit Townes, Watson Heights and Ten 77 (Gordon Street) Condos, where buyers can find the sales office for Liberty Square. Completion of Phase 1 is expected in March 2017, followed by Phase 2 in November 2017. A standard decor package includes carpet, maple cabinetry and laminate counters but can be easily upgraded to hardwood, granite and stainless steel appliances. Havelock Corners in Woodstock A good thing is about to get even better SINCE ITS INCEPTION, Havelock Corners in Woodstock has been the talk of the town, thanks to Senator Homes’ modern twist on classic home designs and warm welcomes for all who visit this neighbourhood. In fact, with more than 40 years of building excellence, Senator Homes has a flair for innovative design, countless industry awards plus a solid reputation as a family builder. Ann Parsons, regional sales manager for Senator Homes, is proud to announce the release of Phase III at Havelock Corners – a one-of-akind, master-planned community, adjacent to the lush Pittock

Conservation Area, and overlooking the winding Thames River. Gorgeous bungalows from 1,450 sq. ft., and three- and four-bedroom two-storey homes up to 3,076 sq. ft. will make Phase III an outstanding community. Havelock Corners is rich in character and distinctive charm. It’s where homes designed in classic Olde Ontario-style architecture fit perfectly within a town that is steeped in history. Phase I of Havelock Corners is sold out, but there are a few homes available for quick closings in Phase II. In Havelock Corners’ Phase III, single-family detached homes on

36-, 42- and 50-ft. lots are priced in the $300,000s. Senator Homes is now accepting registration for these wonderful new releases. The Havelock Corners community parkland is now open to resident families, and provides endless outdoor fun. There are two playgrounds and junior park areas for young children, which will be accompanied by two skating rinks for winter adventures, a half-court basketball court, plus a community gazebo, great for relaxing with family and friends. Senator Homes is the largest home builder in Woodstock. Each of its

Woodstock is one of the most desirable communities for family living in Southwestern Ontario – so much so, that Woodstock has been selected by Canadian Real Estate Wealth magazine as one of the top 100 Neighbourhoods for Investment in 2016. The magazine cites a new state-of-the art hospital that opened in 2011, a $120-million upgrade to the city’s electrical grid, and a new recreational complex currently planned for the north side as part of the city’s appeal. City Focus | WOODSTOCK

Woodstock Taking root for a healthy future IF YOU HAVEN’T BEEN TO WOODSTOCK RECENTLY, you’re in for a bit

of a surprise. This self-proclaimed Dairy Capital of Canada, located along Hwy. 401 between Kitchener-Waterloo and London, still holds to its roots in agriculture and manufacturing, but like any forwardthinking municipality, it also knows the importance of modernizing for future economic growth. Take a trip through downtown Woodstock and you’ll see gorgeous tree-lined streets, century-old Victorian homes, abundant parkland, friendly citizens – and even an immortalized Holstein. The town’s history is not only preserved in its museum and county courthouse, it is the only municipality in Ontario to still have all of its original public buildings. Combine that with modern amenities such as schools, medical facilities, recreational centres and plenty of greenspace, and you’ll understand why Woodstock is also a town with a bright future. With a population of about 36,000, Woodstock is the largest municipality in Oxford County in Southwestern Ontario, about 122 kilometres southwest of Toronto, just north off Hwy. 401 along the historic Thames River. Downtown Woodstock houses the city’s banks, administration buildings, retailers and several restaurants – with the majority of buildings a century old. With free two-hour downtown parking, locals appreciate it’s a great place to shop, work, play and dine. In the 1990s, the city undertook an extensive makeover of the main street,

adding gardens and cobbled sidewalks, which now host numerous retail promotions and entertainment in the summer. Culture Woodstock doesn’t come alive only in summer, however. Several popular attractions are held throughout the year, including the Canadian Farm Show in September and the Woodstock Wood Show in October – both a nod to the city’s roots in agriculture. Then there’s the Woodstock Fair held at the end of August at the fairgrounds, which comprises a midway, contests, concerts and other events. For entertainment of a different variety, Woodstock is also home to OLG Slots, a harness race track and the seven-screen movie theatre, Gallerie Cinemas. Woodstock has two ice rinks, at the Community Complex at the south end of the city, and one at the fairgrounds in the central region. Woodstock Soccer Club has an indoor and outdoor soccer park at the north end. For the aquatically inclined, there are two indoor swimming pools – Southside Aquatic Centre and the YMCA – and the outdoor Lions Pool. Education Schools are an important part of any community, and Woodstock has five high schools, including one catholic and one French. Fanshawe College also operates a campus

at the south end of the city, and is expanding to almost double its size. Economy Given Woodstock’s proximity to the U.S. border in Detroit, it shouldn’t come as any surprise that its economy relies on the automotive industry. In 2005, Toyota announced plans to build a new $1.1-billion plant on a 1,000-acre undeveloped site in the northeast end of the city – the first new auto assembly plant to be built in Canada in two decades. Initially, it was to employ 2,000 people and begin full production of the Toyota RAV4 SUV in 2008, with a capacity of 150,000 vehicles per year. Today, Toyota’s plants in Woodstock and down the 401 east at Cambridge employ about 6,500 people. Diversification Realizing that a diversified economy is important to stability, growth and protection from the vacillations of any one industry, manufacturers recently announced participation in the local Interactive Manufacturing Innovation Network (iMiN), part of the Excellence in Manufacturing Consortium (EMC). The Oxford Region iMiN that will involve Woodstock is designed to be a fully meshed network of manufacturers, industry sectors, community partners, academic institutions and other stakeholders, which will grow to become a province-wide series of manufacturing networks that facilitates and promotes awareness, excellence and innovation.

Neighbourhood Profile

DOWNTOWN WOODSTOCK Beautiful landscaping of homes and public gardens is a point of pride in Woodstock – having won the international Communities in Bloom competition in 2005. It’s a very Green community and an athletic one, with a league for just about every team sport. Artsy, sporty, and friendly, the city hosts several festivals annually.

Transportation As with any growing community, Woodstock is also paying attention to improving transportation in the area through a Transportation Master Plan (TMP), under the Municipal Class Environmental Assessment process. The objective of the TMP is to develop a comprehensive plan that will: » Review existing transportation and traffic operations and downtown parking facilities » Review future transportation system improvements to accommodate urban growth in the city, and » Develop an implementation strategy to satisfy short-term and longer-term transportation needs.

Vibe Officially known as the Dairy Capital of Canada, Woodstock is full of fun and lots of festivals. Promoting itself more recently as “The Friendly City,” it’s still fairly bohemian in comparison to nearby Oxford and Brant counties. Meet the neighbours There’s an almost perfectly even split between families with kids, couples without children and one-person households, according to the 2011 census. The remaining 20 per cent of the population comprises single-parent families and “other,” which – especially given the presence of a satellite Fanshawe College campus – usually means younger adults with roommates. In the area Woodstock has an abundance of greenspaces, including Southside Park. Cowan Park features a full-sized indoor soccer field and elevated track, and nature lovers gravitate to the beautiful trails and lake at the Pittock Conservation Area. Woodstock General Hospital relocated to a brand-new facility in 2011, and its notable features include a helipad and state-of-the-art cancer centre.

Housing It should come as no surprise that there’s growing demand for new home developments. Several builders are active with new projects in the area, including Senator Homes with Havelock Corners, and Claysam Homes with The Neighbourhoods of Devonshire.

Planes, trains & automobiles Commuters love Woodstock for its easy access to Hwys. 403 and 401, which enable residents to commute to Cambridge, K-W, Brantford and London with little difficulty. It’s a very walkable city if you both live and work downtown. The city has begun implementing an official cycling plan.

Interesting Facts » Woodstock is home of the Springbank Snow Countess – a Holstein cow that set a world record lifetime butterfat production of 9,062 pounds. The Countess is forever commemorated by a life-sized statue located downtown at the corner of Dundas and Springbank. » In 2008, the City of Woodstock enacted a comprehensive outdoor smoking bylaw that restricted or banned smoking in parks, recreational fields, transit environments, downtown patios and doorways. A study conducted by the University of Waterloo showed the policy was effective at reducing smoking in regulated environments, helping some smokers to cut back and supporting smoking cessation.

The good, the bad & the rest Everyone you meet in Woodstock is friendly, and quick to share that observation with strangers. It’s a safe and close-knit community that most residents say they would never consider leaving. It’s a fairly quiet place by night, however, so those seeking fast-paced city excitement will probably have to head to London.

Mattamy Homes breaks ground on The Residences of Creekshore Common

AWARD-WINNING BUILDER Mattamy Homes has broken ground on construction of its latest Oakville community: The Residences of Creekshore Common. This unique collection of upscale, boutique condominiums will provide a variety of modern living options for those looking to make their home in one of Oakville’s most desirable addresses. Mattamy, which has grown into North America’s largest privately owned home builder, has its roots in the Oakville area and has been building in the Town since 1980, with nearly 5,000 homes in 13 communities. This includes Mattamy’s flagship community of The Preserve in North Oakville,

which opened for sale in 2014. To date, all these homes have been lowrise; The Residences of Creekshore Common represents the company’s first midrise building in Oakville. “Our objective with this community was to establish a new benchmark for architectural excellence in North Oakville,” says Jill Lalonde, vicepresident, sales and marketing, for Mattamy’s Halton-Hamilton division. “We wanted to create something unique, and engage the future Dundas Urban Corridor in a bold manner, setting a precedent for future development. We can’t wait to see families calling The Residences at Creekshore Common home. This will

be the first of many future projects of this nature for Mattamy Homes.” Oakville Mayor Rob Burton, along with Regional and Town Councillor Jeff Knoll, joined representatives of Mattamy Homes on April 5, 2016, to officially break ground on the development. “This unique, vibrant new community is the kind of addition to our town that all Oakville residents stand to benefit from,” said Burton. “It’s a positive step in bringing the Dundas Urban Corridor to life and contributing to an even more livable Oakville.” Councillor Knoll echoed the Mayor’s comments: “Mattamy’s vision for the property is perfectly aligned with our desire for the Dundas Corridor to be a

DiGiuseppe, principal architect, Q4 Architects Inc. – the award-winning firm that designed The Residences of Creekshore Common. The community is an extension of The Preserve and is located on the north side of Dundas Street, west of Sixth Line. Situated between two large ponds and directly next to a naturalized channel, it shares physical and visual relationships with neighborhood nodes, community parks and Oakville’s Natural Heritage System. It was designed to be walkable, cycle-friendly and transitoriented in order to promote active and healthy living. The community is convenient to the necessities of modern urban living, including: » Grocery stores » Banks » Pubs and fine dining » Shopping » Schools » Neighbourhood parks » Quick and easy access to the QEW, 401, 407, Oakville GO station

vibrant, pedestrian-oriented, mixeduse urban community.” The Residence of Creekshore Common explores a new, modern architectural style, with layouts ranging from 925 to 1,188 sq. ft., and prices ranges starting at $405,990. Features and amenities of the building include: » Standard, high-end finishes throughout » Floor-to-ceiling windows » Nine-ft. ceilings and 14-ft. penthouse ceilings » Granite kitchen surfaces » Superior hardware throughout » Stylish pendant lighting » Spacious master bedroom with double-sink ensuite, glass shower and grand walk-in closet

» Large balconies, patios, and terraces » Fitness centre and pet spa on-site » Common Lounge for personal event space or as a common gathering place. » Rooftop terrace with barbecues for the use of all residents The design for The Residences of Creekshore Common challenges traditional expectations of midrise living. “Projecting planes in combination with floor-to-ceiling glass and “wide and shallow suite layouts” increases natural light to all living spaces and provides new opportunities in contemporary architectural language,” says Frances Martin-

Sustainability was an important design aspect for The Residences of Creekshore Common. The community plan is efficient in delivering medium-density housing in a small parcel of land while preserving physical relationships as well as expansive views to the Natural Heritage System, adjacent Munn’s Creek, and Oakville landscape beyond. Incorporated water-based subsystems support surrounding picturesque ponds while sloped planted landscapes slow surface run-off to neighbouring sites. Southfacing rooms are shaded by large overhangs reducing heat load. Locally produced prefabricated wall, floor and roof panels create efficiencies and reduce waste. The Residences of Creekshore Common are currently for sale, with occupancy anticipated for the summer of 2017. For more information, visit mattamyhomes.com

Advice | FUNDAMENTALLY SPEAKING

Why we need context, not just data, on foreign investors By Wayne Karl

IMAGINE A HOUSE of cards – or a

game of Jenga – where one wrong move could cause everything to come crashing down. This is the fear some have when it comes to foreign investors in Canadian real estate. The concern is that foreign buyers– those who live elsewhere but buy properties in Canada and rent them out – are driving up home prices, particularly in hot markets such as Vancouver and Toronto. This offshore demand is leading to, some believe, an artificial and unsustainable market which could cause a crash if for any reason these owners pulled out or sold their homes en masse. “People are concerned that foreign buyers are coming in and buying too many properties and driving the prices up,” Ben Myers, senior vice-president, market research and analytics at Fortress Real Developments, told New Home Guide. “That is the big concern.” Canada Mortgage and Housing Corp. is taking steps to address this “data gap,” by scheduling meetings with industry stakeholders and other measures. In Budget 2016, Prime Minister Justin Trudeau promised to get a better handle on the issue. Some of these foreign buyers are paying cash – given that Canadian properties are a relative bargain compared to prices back home for Chinese buyers, for example. This means they’re not borrowing from Canadian banks or requiring insurance from CMHC, further contributing to the dearth of data. Without such transparency, it could fall on real estate agents and lawyers to report such transactions.

MORE ADVICE ONLINE nexthome.yp.ca/waynekarl

The problem with this scenario, points out Don R. Campbell, well known real estate investor and author, is that “data without action or policy is just knowledge.” There is nothing currently in place preventing foreigners from purchasing Canadian real estate. “I’m a stats guy,” adds Myers. “I’d love to see the information, but I think we have a pretty good idea that residential real estate sales activity to non-domestic buyers is pretty isolated to Toronto and Vancouver. Should Canadian taxpayers in every other metro area be on the hook for the cost of collecting this info?

“If we find out foreign buyers own 1.2 per cent of Canadian residential dwellings – 3.5 per cent in Toronto units and 6.1 per cent in Vancouver – then what? How much will it cost to take the next steps? “Even if you had the proper data and the world’s best econometricians, you could never know what a home would have sold for if a foreign purchaser didn’t buy it,” says Myers. Campbell says any such data would be “incredibly inaccurate, given the many ways in which the ultimate purchaser can hide who is buying.” He also points out that The Personal Information Protection and Electronic Documents Act (PIPEDA) could limit any disclosure. PIPEDA sets out ground rules for how private sector organizations may collect, use or disclose personal information in the course of commercial activities.
