f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. f you’re apartment hunting at this time of year, buildings with outdoor amenities like a pool, tennis courts and gorgeous grounds will seem extraenticing. And air-conditioning will probably also top the list. Some communities just seem designed for warm weather and summer living – practically like living at a resort! While it sounds like fun, take a minute to look at your wishlist before you get too attached to that dream of days by the pool. There’s no reason you can’t have it, but make sure that some of the other important items on your list don’t get missed. It might seem reasonable to go a bit further away from your ideal location, but once the summer fun is over and the days grow shorter, will the longer walk to the bus stop become annoying, and more of an issue in rain and snow? If you trade-off for no underground parking, will you be upset while cleaning off the car all winter? If you’re going over budget to attain those extra amenities, make sure it’s worth it in the long run. It can seem perfectly reasonable to make decisions for the ‘now’ but if they come at the cost of what you’ll need later you may regret it. There’s really no reason you can’t have it all, but it may take some searching. Our

THE BUSIEST MOVING DAY OF THE YEAR IS JUNE 30TH, according to Two Men and a Truck – Canada that day is particularly popular for several reasons. Thousands of people in midtown Toronto will make their moves during the Canada Day weekend, which means movers will be going all out to provide the necessary services. It also means that each year, those who wait until the last minute to book moving trucks and/or movers for June 30th are disappointed when they find nothing available. The school year is over by the end of June, and families with children usually want to wait to move rather than disrupt the kids’ routine. Of course, June 30th ushers in the Canada Day long weekend, which means an extra day to unpack and organize before going back to work. Above all, even considering its unpredictability, weather makes June 30th an attractive moving date. Let’s face it: cold and snow add challenges to any move. By the end of June, the full heat of summer hasn’t kicked in yet, and the chance of rain is slim. THE TERM BREAKING UP HAS SUCH A DRAMATIC AND TRAUMATIC CONNOTATION. I hear those two words and I picture plates flying across the room and I hear the sound of loud sobs and Justin Timberlake’s hit song Cry Me a River on repeat.

Talk to your roommate about the changes well before moving day and start making plans for the better. READY FOR THE BIG MOVE WITH SOMEONE ELSE Your living arrangement currently consists of you, your roommate and your significant other. They basically live with you already anyway, but you like them more than your roommate: It’s time to make the big move with someone else. Again, this situation doesn’t require any kicking or screaming just a mature conversation about a change that is probably best for all three of you. Suddenly things have changed and you’re both out of sync about everything from when friends can come over to whose turn it is to do the dishes. One of you or even both of you are going through a lifestyle change which has you moving on – and possibly moving out.
