Housing affordability is an important issue for many and for the building industry By Bryan Tuckey
THE AFFORDABILITY OF housing in the Greater Toronto Area is an important issue. It is one that most GTA residents watch with interest, and it is one that has them worrying about what the future will hold for them and for their children. According to a recent poll that we conducted with Ipsos, 70 per cent of GTA residents are concerned about their ability to afford to buy their next home. The poll of 1,500 GTA residents was taken in late August. More than one third of the people, some 39 per cent said they were very concerned, while 31 per cent said they were somewhat concerned about the affordability of their next home. We also asked people if they were concerned about their children’s ability to buy a home when it comes time to buy. Of those who have either adult children or children under 17, more than three-quarters, some 78 per cent, said they are concerned that their kids will face challenges with affordability when it is time for them to purchase a home. Almost half, 46 per cent, said they are very concerned about their children’s ability to purchase a home. Affordability is also a major issue for the industry and one that we are passionate about. We are in the new home building and selling business, and we need people to be able to afford to buy our products. As an industry, we continue to innovate and provide consumers
with new housing choices that are affordable. Ground related developers have been and will continue to build many different types of townhomes as well as semis and detached homes. Developers building condominiums in the GTA will keep finding creative ways to maximize living space and reduce the suite size to make them more affordable for new-home buyers. But innovation alone will not address the challenge of affordability. Our housing market in the GTA is dynamic and it is complicated. Like all markets it is subject to the economic laws of supply and demand, but to complicate matters it is also impacted greatly by governments at all levels. Things such as land use, housing and fiscal policies; government taxes/fees/charges; outdated zoning by-laws and approval processes; and lack of land that is serviced with infrastructure and ready for development are key factors in the challenge of affordability. Government fees and taxes amount to an average of one-fifth

the cost of a new home in the GTA. A large part of those fees are development charges. Since 2004 development charges in the GTA have increased between 143 and 357 per cent. Another issue that adds to the cost of building housing is outdated municipal by-laws. Many GTA municipalities are operating under outdated by-laws which can result in project timeline delays and unnecessary expenses for new home buyers. Increased pushback or NIMBYism from neighbourhoods and residents who don’t understand intensification policies can lead to disputes and delays that often lead to increased costs for new homebuyers as well. To tackle the issue of housing affordability all those involved need to be engaged in finding creative solutions.

Why Canada’s new mortgage rule is great news for condo investors By Andrew la Fleur
RECENTLY, THE NEW Finance Minister Bill Morneau announced a significant change to the mortgage rules in Canada for property buyers. If you skip to the end of this article you can see more details into what the rule is exactly and how it breaks down, but if you are reading this you are probably a condo investor wondering how this will affect you. DEMAND FOR CONDOS JUST GOT A SHOT IN THE ARM
What the government is effectively doing is artificially increasing demand for properties under $500K (i.e. condos) and decreasing demand for properties over $500K (i.e. houses). I’ve been arguing for the last two years that the soaring house prices of the GTA will spill over into the condo market at some point and we will see condo prices also rise. The two markets are not disconnected. And this is exactly what happened in 2015. Last year saw average condo prices increase at higher rates than they have in the last five years (around five to seven per cent average increase in 2015, compared to around two to four per cent in the last several years). House prices are just completely out of reach now for the majority of buyers and they are giving up and shifting their focus on the condo market. This increase in demand is driving prices higher. Houses just became more unaffordable for first-time buyers with this new mortgage rule. A big chunk of wouldbe homebuyers are now waking up today and deciding to buy a condo instead. Increased demand = rising condo prices in 2016. Not only that, but move-up buyers are affected too. Current condo owners who are planning on selling and upgrading to a house will now have to delay those plans a little bit longer in order to meet the new requirements. This means a big chunk of condos that were going to come onto the resale market in 2016 will not be. Decreased supply = rising condo prices in 2016.

THE CONDO MARKET OVER THE NEXT FIVE YEARS
This will be the central story of the condo market over the next half decade: prices and rents will continue to rise as housing demand shifts more and more away from houses to condos. The new rule by the government of Canada will only serve to exacerbate this trend. All good news for condo investors who are investing today and who understand that the condo bubble is a myth and that the future of our city is in highrise living. THE NEW RULE
Effective February 15, 2016 properties more than $500,000 will require a 10 per cent minimum down payment. It’s important to note that the 10 per cent rule is only for the amount of more than $500K. So if you are buying a property for $600K then you would need to come up with a minimum of 5 per cent on the first $500K (=$25K) and 10 per cent on the balance of $100K (=$10K). So the total down payment required on a $600K purchase is $35K ($25K + $10K). Minimum down on $500K = $25K

Minimum down on $700K = $45K
(6.4 per cent)
Minimum down on $800K = $55K
(6.9 per cent)

Properties over $1M still do not qualify for CMHC insurance and therefore must have a minimum 20 per cent down payment — this was an existing rule that will not change.

Ontario and BC housing markets to lead Canada in 2016 By Wayne Karl

ONTARIO AND BC HOUSING markets are expected to lead the country next year, according to the Canadian Real Estate Association (CREA). In updating its forecast for Multiple Listing Service home sales activity for 2015 and 2016, CREA says housing markets in these provinces have strengthened since its last forecast in September. The association has therefore raised sales and average price forecasts for these provinces. While housing markets in other provinces have performed as expected through the autumn, prospects in 2016 for a rebound in oil prices — and by extension, housing markets in oil producing provinces — have dimmed. Accordingly, forecast for sales activity in Alberta has been revised lower, as have forecast average prices in Alberta, Saskatchewan and Newfoundland and Labrador. Additionally, interest rates are now expected to begin rising later than previously anticipated. Now expected to remain on hold until late next year, low interest rates will continue to support sales and prices in 2016.
Recently announced changes to mortgage regulations that take effect Feb. 15, 2016 risk cooling housing markets beyond their intended targets of Greater Vancouver and the GTA, CREA says. In particular, the changes are expected to reduce sales activity in Calgary. The forecast for national sales in 2015 has been revised higher, reflecting stronger than anticipated activity in BC and Ontario. National sales are now projected to rise by five per cent to 504,000 units for 2015, marking the second strongest year on record for home sales in Canada. British Columbia is projected to post the largest annual increase in sales activity in 2015 (21.4 per cent), while Alberta (-21.4 per cent), Saskatchewan (-10.8 per cent) and Nova Scotia (-5.1 per cent) will record annual sales declines. Activity in Manitoba is forecast to rise by 2.3 per cent this year. Home sales in Ontario are projected to rise by 9.3 per cent in 2015. The increase would in all likelihood be higher were it not for a shortage of lowrise homes in the GTA. Sales in Quebec and New Brunswick are forecast to rise by 4.8 per cent and 5.4 per cent respectively compared to sluggish 2014 results. Newfoundland and Labrador sales are forecast to increase 3.2 per cent in 2015 on the back of a rebound in the second half of the year. Activity in Prince Edward Island, having benefitted from the lower Canadian dollar, is expected to be up 18.8 per cent from 2014 levels. The annual forecast for national average home price growth has been revised upward to $442,600 this year, representing an increase of 8.4 per cent. British Columbia will be the only province this year where average home prices rise faster (11.5 per cent) than the national average. The rise in Ontario’s average price (eight per cent) is forecast to be roughly in line with the national increase. Elsewhere, average prices in 2015 are forecast to rise by about two per cent in Manitoba, Quebec and Nova Scotia, while falling 1.9 per cent in Alberta, 2.7 per cent in Newfoundland and Labrador and by less than one per cent in Saskatchewan, New Brunswick and Prince Edward Island.

Condos: finding the best fit A good first choice for a first home By Barbara Lawlor

has proven to be a wise investment. If you have not yet entered the homeownership marketplace, now would be a good time. Mortgage interest rates continue at low levels, and this single-digit rate phenomenon will come to an end some day. When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to your work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program
and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Consider the architecture as well. You need to feel comfortable coming home to your building. Pay careful attention to the amenities included in the building. Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space and eliminate the need to leave home to entertain, exercise and socialize. When you are deciding what you can afford in a condo, be careful to count square footage as only one of the parameters. The layout of your
suite will actually be more critical to how livable it is for you. If the builder has provided a model suite or two, all the better! Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential. When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of every financial opportunity that comes your way. Whatever you decide, my advice is to buy new and buy now. Your options depend on your budget, and remember that you may be able to create your perfect surroundings with standard options. Remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

Who is buying all the new condominiums in Toronto? By Ben Myers
A MAJOR TORONTO newspaper recently announced that they are no longer going to allow comments on articles and blogs on their website. I totally understand that decision as someone that regularly reads online articles on the housing market. Every article that discusses the highrise condo market in Toronto includes the same comments: Who wants to live in all these glass boxes? Who is buying all these new condominiums? Based on a recent study by Canada Mortgage and Housing Corp. (CMHC), investors are still buying condos in the Toronto Census Metropolitan Area (CMA). According to the report, there are now almost 340,000 completed condominium apartments in the CMA, nearly 30,000 of which were completed over the past 12 months. On a percentage basis that is an increase of 9.5 per cent, much larger than the 4.7 per cent growth rate over the previous five years. The market is definitely growing quickly, but how much is too much?

CMHC reported that of the 340,000 condo units in the CMA, over 103,000 were being rented out by private landlords as of October 2015. Over 30 per cent of the stock of suites are held by investors. There is no doubt that confidence in the prospects for Toronto real estate is near record highs, as investors continue to buy rental properties. If you break down the annually change in total condo stock (plus 29,479 units) and the increase in condos that were leased over the past 12 months (plus 12,686 units), that equates to approximately 43 per cent investor participation. That figure is what I would call “fuzzy math” because some investors are selling off the older units they are renting out, and some investors are buying resale units to lease out. However, if you take an average of the past five years, it
equates to about 60 per cent investor ownership of new condo units — in line with developer estimates. The condo investment market in Toronto has really accelerated in the past decade based on that 60 per cent share, and investors really like large projects in prime locations. The share of investor ownership is largest in buildings with 500 units or more at 46 per cent. The vacancy rate in these buildings declined year-overyear from 1.2 per cent to one per cent, and is the lowest among project size ranges in the CMA. Investors also prefer smaller units, as they are less expensive to purchase, command cheaper rent (and therefore are financially viable for a larger audience) and are easiest and often quickest to resell given Toronto’s affordability crunch and the “youthification” of downtown. Average rental rates for one-bedroom condo suites increased 5.3 per cent annually in the CMA to $1,638 per month, in the City of Toronto this unit type jumped 6.6 per cent year-over-year to $1,680 per month. Two-bedroom units actually experienced a decline in average rental rates from 2014. It is clear from the recent data that investors in the Toronto condo market are increasing, but despite their repeated formula of buying smaller units in larger projects, vacancy rates have remained low and rents have increased despite the record-setting growth in completed condos! Condo investing is not easy and if you’re looking to try your hand, make sure you consult with a team that knows the market. Happy hunting!

Getting your house in order By Jayson Schwarz WHETHER YOU’RE purchasing a
home for the first time, are a seasoned buyer moving in the market or purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider in order to ensure that your house is in order. 1. How will I hold the title? If more than one person is buying the property, it is necessary to decide how they will share the title. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” This means that upon the death of one of the parties, the remaining party automatically

becomes the owner of the whole property without having to inherit it or having it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” Here each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of the ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go see your lawyer. 2. What about a will? If you have a will, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something
happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets, and will allow you to determine how you are to be buried. A power of attorney is used when you are physically or mentally incapacitated — there are two kinds. The first is for your body (what care you will or will not receive). Your representative will determine that. The other is for the management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage earner.

the Smashed Ping Pong Tournament held at Muzik Nightclub in October 2015 by Zancor Homes and Lifetime Developments. While only one person earned bragging rights and took home the trophy from the fourth annual Smashed Tournament, the real winner was the Lifeline Foundation. Returning for the second consecutive year, Lifeline was chosen as the recipient of the proceeds raised from Smashed — one of the development industry’s most successful fundraising events. Lifeline was formed by Lifetime Developments to provide aid and support for Toronto’s vulnerable and at-risk communities. Ontario’s Greenbelt and the Growth Plan work together to protect and conserve areas while creating new communities and requiring changes in our existing neighbourhoods. Ontario’s celebrated and cherished Greenbelt protects more than 1.8 million acres around the GGH. It needs to be improved and enhanced to help our communities create new animal and plant habitats, clean our water and provide new points of public access for residents to enjoy. Investing in a Smart Greenbelt will improve our quality of life. The Growth Plan was created to complement the Greenbelt — to answer the question of where we put those three million new people — in a thoughtful and proactive way. These decisions impact every aspect of community building in our region, and everyone should have an opinion about it. Acting as chair of the Greenbelt Growth Plan review panel, David Crombie was asked to help us
understand how connected these plans are to Ontario’s future. Connecting the dots is always a challenge when discussing why and how new housing comes to communities. It is sometimes difficult for existing neighbours to appreciate how new urban townhouses in midtown Toronto help protect rural agricultural lands. It is equally difficult to explain that a 40-storey condo built into a future subway station will improve the water service and prevent future basement flooding. It is even more difficult to explain that new GO service will require new transitinspired communities filled with people who will use GO and help focus growth to reduce congestion on our highways and roads. The Ontario Home Builders’ Association has been trying to help connect those dots. Working with the Pembina Institute, we released “Making Way
for Midrise: How to build more homes in walkable, transit-connected neighbourhoods,” a report that showed how intensification in transitoriented communities will allow some cities to build up instead of out. Applying smart growth principles means building new housing and offices along subway and transit lines. These communities will improve the quality of life for existing and new residents, while helping preserve productive farmland. I often hear the familiar criticism about 1970s suburban sprawl, but today’s planning isn’t a Joni Mitchell song. Paving “paradise to put up a parking lot” isn’t an option; we need to connect the dots because we are all connected in this community. The Greenbelt and Growth Plan are the cornerstones of progressive smart planning in Ontario. We are building better communities today because we all deserve to have the best quality of life.

If a builder isn’t registered with Tarion, it may be because they couldn’t pass a technical test or demonstrate solid finances. We find that illegal building often leads to poorly constructed homes with Ontario Building Code violations and other serious defects. Illegal builders have run off with people’s deposits, or left them with homes that are unfinished and uninhabitable. Not too long ago, a couple came to Tarion looking for our help. They gave a builder almost $1 million to build them their dream home. The home was never completed and the builder took off with their money. Area Rugs » Don’t want to commit to wallpaper? This is where a large area rug comes in to add that sense of richness and texture in a big way. Even if you have beautiful hardwood floors, a large rug adds a layer of new texture (and optionally a pop of colour) while defining a seating or dining area, with a softness that adds
a sense of “home.” When it’s time for change, roll up the rug and place it in a new space, or resell it as vintage. » Size your rug to tuck fully under the furniture. For biggest impact run a custom sized rug from almost wall to wall in one area, leaving a 12-18-inch border of exposed floor. A custom cut plain (solid colour) carpet can achieve this look without breaking the budget.

Headboards » Upgrading to an oversized, upholstered headboard can really fill in the look of a bedroom space, especially if you choose an extra tall style to give some play of heights. Many companies supply standalone headboards that can be attached to any bed, so you can make this upgrade without changing your existing frame and mattress. » Choose an oatmeal beige to subtly contrast white walls, or use a royal blue for a restful pop of colour (and leave the sheets clean and white).
Regal Mouldings » Whenever possible now I usually
install extra deep baseboard (8 in. plus) in homes to give a high-end European look. You can upgrade just your baseboards to give your walls a new look, or for an even easier solution simply add an extra strip of moulding above the top of your baseboards to stretch the existing a little taller. » Also consider adding crown moulding, especially in places like ceiling coves or windowless bathrooms. It finishes the ceiling in a stately way that lends a sense of history.
Mixed Textures » Perfectly matched furniture can be pleasant, but sometimes lack in personality. Mixing different materials and textures gives a sense of energy, so try contrasting opposites, like warm wood versus sleek mirror, or crisp stainless steel against antiqued bronze, and mix different fabrics like leather and wool for different handfeels.
» A sofa with two chairs is a classic seating configuration, but there’s no rule that says the chairs have to be the same. Try a low lounger for when you feel like sinking in, and a more formal upright seat for reading or conversation — mixing periods and silhouettes will give your home a little edge.
Flowers » A vase of fresh flowers isn’t only for magazine shoots — a few blossoms can add life to your space. One of my favourite clients would keep vivid carnation blossoms in bud vases and this simple touch gave a sense of care to her entire home. » In the bathroom blooms are extraunexpected; add a live tropical orchid to your vanity or perched on a stool next to the shower/tub. Ottawa moves to raise minimum down payment requirement By Wayne Karl
CALGARY, EDMONTON and other markets already experiencing a cooling are expected to be among the cities hardest hit by the federal government’s new minimum down payment requirement. Finance Minister Bill Morneau on Dec. 11 announced changes to the rules for government-backed mortgage insurance, intended to contain risks in the housing market, reduce taxpayer exposure and support long-term stability. Effective Feb. 15, 2016, the minimum down payment for new insured mortgages will increase from five per cent to 10 per cent for the portion of the house price above $500,000. The five-per-cent minimum down payment for properties up to $500,000 remains unchanged. The move represents a graduated approach to increasing the down payment requirement proportionally to the cost of a home. Canadians who already hold mortgages will not be affected by this announcement. “The government’s role in housing is to set and maintain a framework that is equitable, stable and sustainable,” Morneau says. “The actions taken today prudently address emerging vulnerabilities in certain housing markets, while not overburdening other regions. They also rebalance government support for the housing sector to promote long-term stability and balanced economic growth. “This measure will increase homeowner equity, which plays a key role in maintaining a stable and secure housing market and economy over the long term,” he adds. “It also protects all homeowners, including many middle class Canadians whose greatest investment is in their homes.” In making the announcement, Morneau also highlighted the increases in guarantee fees for Canada Mortgage and Housing Corp. (CMHC)-sponsored securitization programs, announced by CMHC. So, what might all this mean for consumers? For those in Calgary, Edmonton and even Victoria, BC, the move could have the unintended consequences of imparting additional cooling on already chilly markets. CIBC Deputy Chief Economist Benjamin Tal says the largest impact will be felt in Calgary, due to the large share of high-ratio mortgages. In this city, the new measures are estimated to impact about 10 per cent of new sales, while in Toronto the figure is five per cent; in Vancouver, just 2.5 per cent. Overall, the ramifications of the move should be fairly minimal. “It will only affect a small number of buyers,” James Laird, president of mortgage broker CanWise Financial, told YPNextHome. “People in the affected group may need to rent a little bit longer until they save the extra

down payment required. They may still buy where they’re planning to by getting help from family. Or they may still buy right away, but buy a slightly smaller home than they were planning to.” The changes primarily target high-end homebuyers — “two young professionals earning pretty good incomes,” Laird adds. “They are purchasing in this $500,000 to $1 million bracket. “The other thing to think about is that it really shouldn’t affect non-first-time homebuyers. Presumably, they’d be selling their previous home to buy another home, and there’d be enough equity in their home.” Toronto-based mortgage broker and wealth planner Calum Ross expects the new rules to cause a spike in activity before the deadline. “Unexpected changes to the market that make access to capital more difficult historically have had a significant short-term impact, followed by an adjustment,” he told YPNextHome. “Expect market activity to go up substantially on homes priced between $500,000 and $1 million through until the deadline. Personally, the only surprise part of this announcement is why they didn’t do this sooner. The fact people were able to do five per cent down beyond $500,000 was ridiculous to begin with. Homeownership is a privilege, not a right.”

THE WORD EXPANSIVE applies to
Islington-City Centre West, an area that stretches over a huge swath. Not that it doesn’t offer options for leisure activities, particularly around Bloor and Rathburn, with parks and trails aplenty, but there is a distinct commercial vibe. Subway to work, drive to Sherway for shopping or take in a flick at the Queensway Cineplex VIP. But casual strolling to shops, restaurants and spas? Not so much. Vibe You’ll get a different feel depending on where you are. The Queensway is enjoying a spate of development, with new midrise condos and retail expansion to complement existing commercial presence. Model suite showcases brilliant layouts at On The Danforth Condo IN THE HOT TORONTO location of Danforth and
Oak Park avenues, On The Danforth Condo is making a stir in the city’s condominium scene. Prices beginning in the mid-$200s are incredible, considering the condo’s proximity to restaurants, shops and services on the Danforth, the Woodbine and Main subway stations, and the Main/Danforth GO Train station. Prospective buyers are even more impressed when they walk through the model suite and see the design and construction quality they get for these price points. According to Carmen Dragomir of esQape Design, the design firm enlisted by developer Diam Developments to appoint the interiors, “This 882-sq.-ft., two-bedroom-plus-den model is laid out beautifully and can fit the needs of everyone from singles to couples and families,” Dragomir says. “The second bedroom could serve as a guest bedroom, nursery or studio. Owners might use the den as a dining area or home office. These multi-functional spaces make the most of every square foot.” The model is appointed with mostly standards, so “people really see the quality,” Dragomir says.“ The kitchen island Caesarstone countertop is standard, but the waterfall side panels are upgrades. Other than that, the kitchen features and finishes are standard.” Among these are 9-ft. ceilings (10 ft. in penthouses), five kitchen appliances, quartz kitchen countertops, and laminate flooring that resembles wood in a light colour. “The flooring contrasts with the darker kitchen we chose,” she adds. “With the dark cabinetry resembling furniture and creating a background for the other furniture, the kitchen ties in seamlessly with the rest of the open-concept living area.” esQape Design also added wall frames that make the furnishings in front of them stand out as focal points. “Anyone can add a wall frame like this to add an interesting visual dimension.” Another approach that spurred their choices for decor and accessories is an eclectic design approach. “Empty nesters and other couples and families often move into a condo having collected items from their travels over the years.

This suite is a great example of how you can combine modern decor grounded in transitional, or even in some cases, traditional items. The sofa is a contemporary shape with transitional tufting, and the matching coffee and end table have marble tops with transitional curved metal bases.” Dragomir used frames again in the two bedrooms, but with opposite colours to illustrate how much flexibility people have to personalize their space. The ensuite is done in a tone-on-tone palette that complements the white, light gray and light taupe used throughout the suite. “The use of neutrals really helps people personalize their surroundings, because they can change their look with splashes of colour in furnishings and accessories,” Dragomir explains. To bring the elements together, Dragomir used accents in green and yellow in keeping with the condominium’s logo. Interiors by esQape Design Inc. include the boutique-inspired lobby where concierge service will be provided, a multi-purpose room with a kitchen and private dining room opening onto outdoor terraces. Club Danny will feature a fitness area/outdoor yoga space, lounge, WiFi lounge, fireplace and rooftop terrace with a barbecue area. All of this is framed by a terraced contemporary exterior by onespace that provides stunning views of the city and lake. KYLEMORE COMMUNITIES’ trades, staff and suppliers have once again answered the call to help brighten the holidays for York Region families at Christmas. In mid-November, the Markham-based luxury home builder held its annual holiday party and welcomed 400 guests who were asked to bring a new toy. For a third consecutive year, the toys collected were donated to the Christmas Food and Toy Drive organized by Unionville Alliance Church (UAC), which in turn distributes hampers to families in the area. Russell Foy, UAC Hampers of Hope volunteer, was on hand to receive the toys. “We are extremely grateful to Kylemore and their many partners for the wonderful boost our annual toy drive receives. With their support we have been able to increase the number of families we help at this time of year,” he said. Well known for his philanthropy and charitable work, Patrick O’Hanlon, president, Kylemore Communities said, “Lending a hand to help others is what unites a community and strengthens our ties to each other. It is part of our DNA to give generously and it’s heartwarming to know that the Christmas season will be brighter for many children because of the generous donations our guests made to the toy drive.”

First-time homebuyers: Three steps required to get into the market By Alyssa Richard

PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.
Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income.
You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. And you should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property. Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a first-time buyer, you’ll each be able with withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and
you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home. Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property. Knowing what steps are involved to become a first-time homebuyer will allow you to start your search for buying a home.

To ensure you get the best sleep possible, here are some essential steps to creating the best sleep retreat.
1. Get the best mattress you can afford We spend a third of our day sleeping — so your mattress is a product that is absolutely worth investing in! While it might be scary to look at a high ticket price on a premium mattress, remember that a good mattress can last anywhere from 5-10 years or longer. So a $2,500 mattress amortized over this length of time ends up costing around the same price as your daily cup of coffee. And do ensure you try before you buy — don’t be shy to lie down and toss and turn in the store to make sure it’s a perfect fit.
2. Keep it dark Keeping a room dark plays a huge impact on quality of sleep for both adults and children. Before going to bed, put lights on a dimmer (an easy change an electrician can do if you don’t have them currently) to mentally prepare your body for rest. Then ensure you have black out window coverings for the best light fastness. In children’s rooms especially, I love using side channels that a company like Budget Blinds can install to keep light out from the small gaps that typically occur on the sides of roller shades.
3. Keep it dramatic I love creating cozy bedrooms. In my space I used a deep indigo blue called Krimson Lake by CIL Paints. It is absolutely a myth that dark colours are inappropriate for small spaces — in a small space dark paint can make a room feel cozy, dramatic and inviting. I took the drama one step further by installing applied moulding from Metrie’s Very Square collection. Applied moulding painted out the same colour as the walls is a modern take on a more traditional architectural application. 4. Keep it clean Commit to keeping the bedroom the cleanest room in the house. At the end of a chaotic day, who wants to return to chaos? Commit to using laundry hampers, to putting clean laundry away immediately and to making the bed daily. Making the bed, if you don’t do so already, is a really simple task that will yield huge wins and build momentum for keeping the rest of the room tidy as well. 5. Make it smell good I use an essential oil diffuser in the bedroom in the morning to get me energized and in the evening to get my body ready for sleep. A few drops of lavender essential oil diffused in the room makes everything smell good and can do wonders to calm the nerves and aid in relaxation. For further help getting the best sleep try a herbal supplement like Pascoflair’s passionflower to de-stress and aid in restlessness. And absolutely remember to not let the bedroom become a dumping ground for mess — you deserve a great night’s sleep and a restful retreat after a long busy day. Commit to giving yourself this gift everyday!

1. Clean
It’s easy to get into a rut with your cleaning. You do the same tasks and take care of the same things in your regular routine. Take a look around and see what really needs attention and then make it your resolution to add that to the cleaning routine.
2. Streamline
It may be old, damaged, or just not fit your decor, but you can’t get rid of it. It’s now or never. You don’t have enough room in your home — or your headspace
— for clutter so either find a purpose for it or give it away to someone that can.
