Just when we thought interest rates couldn’t get any lower, the Bank of Canada’s decision to drop its key lending rate to 0.75 per cent came as a surprise, and the big banks are following suit by reducing their mortgage rates. The old adage, “expect the unexpected” has never been more true. To prepare for the unexpected, get pre-approved for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise; if they go down (and TD has reportedly predicted that another drop in the Bank rate is coming!), then you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant upward movement in 2015. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Take advantage, while you still can!

Differing opinions make for good debate By Bryan Tuckey

C

onversations around the way we are planning for growth in the GTA have been ignited by two recent publications with two very interesting perspectives. The first was an opinion piece published in a national newspaper asking if “Toronto’s Greenbelt had done more harm than good?” It marked the 10th anniversary of the passing of the Greenbelt Act by pointing out that while it did create the world’s largest permanent greenbelt, there have been some unintended consequences that need to be reviewed. The 120 reader comments on it make for some interesting reading. Another perspective comes from the Frontier Centre for Public Policy, which is an independent, non-profit organization that does research and education in support of economic growth. It released a report that focuses on “urban containment policy.” Titled Housing Affordability and the Standard of Living in Toronto, the report is authored by Wendell Cox who argues that policies like the Greenbelt “increase house prices relative to income, thereby reducing discretionary income and the standard of living while increasing poverty.” Cox, based in the U.S. and who owns an international public policy consulting firm, offers an analysis of Ontario’s growth plan introduced in 2006 that mandates intensification along urban centres and transit corridors while restricting suburban expansion. His key finding is the relationship between urban containment and housing affordability: placing artificial limits on the supply of land and housing drives up prices because of an excess of demand over supply. The building and land development industry believes it is important to build homes in complete communities that people can afford to purchase. With the GTA growing by up to 100,000 people every year, we have to build about 35,000 new homes to accommodate the growth. Yet as BILD has pointed out on numerous occasions, constrained land supply and outdated land-use planning policies have exponentially increased the cost of land and new homes. The cost of a new home in the GTA has doubled in the last decade, according to our source of new home market intelligence, RealNet Canada. Interestingly, the Toronto Board of Trade’s assessment of our stunted mobility as a threat to economic competitiveness in the region was in the report. BILD has long advocated for the need to build new infrastructure to accommodate growth, as well as the importance of developing a fair and reasonable infrastructure funding strategy – one that doesn’t ask new-home buyers to pay more when it will be used by generations of residents to come. The report recommends government and transit authorities establish housing affordability and economic development as the principal urban objective. boundary, implementing infrastructure funding options that improve housing affordability and adopting transportation policies that increase mobility. These concepts and conversations are difficult. It’s important to have a fact-based discussion on how the GTA will continue to grow.

Mortgage rate wars rage on COMPETITION GREAT FOR CONDO INVESTORS By Andrew La Fleur

T

he Bank of Canada’s recent decision to drop its overnight lending rate to 0.75 per cent has prompted some of the big banks to follow suit and lower their mortgage lending rate. TD has even reportedly predicted another rate cut by the BoC in the future. What does this mean for mortgage holders and condo investors? The mortgage rate wars are all good news, that’s for sure. 1. Low interest rates are great for your bottom line. Low interest rates make a big difference to your bottom line as an investor. How? By paying down your principal faster, you’ll also pay less interest. Consider this: on a $300,000 investment condo with 20 per cent down, at a three-per-cent interest rate, you will pay off $34,860 in principal in the first five years of your mortgage and $33,287 in interest. At a six-per-cent interest rate, you would pay down only $24,391 in principal and a whopping $67,739 in interest over the first five years of your mortgage. Buying the right condo, with the right mortgage rate, is a great move. 2. Low interest rates are here to stay. For the last five years it’s been the same old song from the skeptics: “Yes interest rates are low, but what happens to everyone when rates jump back up to normal?” The reality is that the interest rates are not going anywhere any time soon. The Bank of Canada has recently come out and admitted that rates aren’t going anywhere. The U.S. federal reserve is saying the same thing. No civilized country on earth is raising interest rates, so why would Canada? The U.S. economy, and therefore the world’s economy, is still sputtering along at a snail’s pace. It’s time to accept the fact that we will be in a low interest rate environment perhaps for the next decade or more. Are you going to sit on the sidelines and wait for higher rates or are you going to take advantage and act now?

3. When interest rates start to rise, don’t worry. Here’s why: The fears that people have about rising interest rates and a subsequent falling real estate market are irrational. Here’s why: if and when the Bank of Canada raises interest rates, that will mean that the economy is doing better than it is now, not worse. A better economy means more jobs and higher wages which means more demand for real estate, and thus prices will rise, not fall. Prices fall during recessions, not during times of growth. Rental rate increases may slow down as more people shift from renting to buying in the future, but as a landlord you win either way. Interest rates stay the same and more people will rent driving up your income from rents. Interest rates start to go up and more people will buy, driving up your property’s value.

2014 new-home market “a decade in the making”

A

decade since the provincial government introduced its Greenbelt legislation and began a policy shift toward greater urban intensification, the 2014 market saw the lowrise new home price index reach record highs and a record number of highrise (condominium unit) completions, according to RealNet Canada Inc. and the Building Industry and Land Development Association’s (BILD), Strategic Review of the GTA’s 2014 new home market. “The results of the GTA housing market in 2014 were 10 years in the making,” notes George Carras, president of RealNet, Altus Group. “Our analysis of the 2014 market and the story the numbers tell is frankly less about the year that just passed and more about a policy decision made by the provincial government a decade ago. The desire to curb sprawl and encourage intensification has led to the continued condominium boom in the 416, spiking home prices and a widening price gap between lowrise and highrise housing product.” Among the figures released in the Strategic Review, RealNet confirmed that the lowrise new-home price index in 2014 closed at a record high of $705,813 – an increase of eight per cent from 2013, while the highrise price index was $454,476 - an increase of four per cent from

2013. Additionally, the price disparity between lowrise and highrise homes widened in 2014, to a record-setting gap of $251,337. The 2014 lowrise market saw a significant bounce back from 2013 levels, selling 17,745 homes – representing $13 billion, an increase of 46 per cent over last year. While lowrise supplies increased by 33 per cent, sales outpaced supply by 1,437 units. For the highrise sector, 2014 boasted the third-highest sales of the last decade at 21,991, representing $10 billion. This comes in slightly under the 22,211 units sold in 2007, and the all time high recorded in 2011 of 28,492 units. Highrise sales also outpaced supply in 2014 by 2,254 units. Total new home sales in 2014 reached 39,736 or $23 billion, an increase of 41 per cent from 2013. The highrise market in 2014 saw a record number of condominium units completed (25,571), however the number of units under construction as of Dec. 31 dropped to 51,305 a decrease of 13, 598 from the prior year. Other data contained in the Review shows that the Index Size of a new condominium increased to 816 sq. ft. as the supply shifted toward two-bedroom units. The average price per sq. ft. was $557, an increase of two per cent from 2013. The Review also reports 1,991 total new home sales in December 2014, including 815 lowrise sales and 1,176 highrise sales. While year-over-year there is no change in the highrise sales total, lowrise totals for December are up over 40 per cent from last year, and more than two per cent over the 10-year average. “Every home that exists today was at one point a new home, and new home markets must operate within their given land use policy framework of the day,” says Carras. “A decade after the introduction of intensification policies, the extremity conditions in the market impacting the price and supply of lowrise and highrise homes does not signal the beginning of the end, but rather the end of the beginning.”

High-end expansion LUXURY MARKET GROWING IN GEOGRAPHY, PROPERTY TYPE AND DEMOGRAPHICS By Wayne Karl

N

ot that long ago – and by that we mean as recently as just a few years – luxury housing in the GTA was a pretty narrowly defined market. Ultra-exclusive highrise condos (with or without hotel suites) in the Financial District, and a few in tony Yorkville (some of the boutique variety, some not), snapped up by the established and well-heeled. In 2015, however, the luxury landscape has changed dramatically. Thanks to what some call a “perfect storm” of low interest mortgage lending rates, rising real estate values and a solid employment picture, the luxe category is expanding in terms of geography and property type. It’s also opening up to a younger generation of buyers. “This trend can be attributed to the boost in immigration, as the city welcomes more than 100,000 new residents yearly, in addition to international investors, strong consumer confidence and low interest rates,” Alda Neves Dubé, director of sales and marketing for Intercity

Realty Inc., Brokerage. Based in Vaughan, Intercity represents a number of luxury developments for Greater Toronto Area builders. “The GTA is the epicentre of Canada’s economy and international centre of commerce, technology and research,” she adds. “It’s safe, clean and offers superior educational institutions and a first-class health care system. It’s a magnet for people from across the country and around the globe. These factors make our city an internationally desirable place to live.” Not only are people entering the luxury market at a younger age, they are able to afford more, according to Debbie Cosic, CEO, founder and broker of record at In2ition Realty, Mississauga. There are still plenty of highrise options in the downtown core and Yorkville, but also expanding offerings outside the city – including luxury condos in Vaughan, for example, but also townhomes and estate homes in a variety of locations, that appeal for different reasons. “We have seen the greatest growth in our 905 new home luxury markets, particularly Oakville and Mississauga,” says Cosic. “Out of our eight current luxury home developments, we have seen an average of 10 per cent growth annually, where the comparable resale market has increased at six per cent.” Neves Dubé concurs that suburban locations, such as Vaughan, Brampton, King City, Nobleton and Markham, are able to offer more for less. “Larger lots, abundant greenspace, unparalleled features and finishes, gourmet kitchens, lavish ensuites, wine cellars and more – all for less than you would pay for in the city.” When it comes to property type, what distinguishes lowrise luxury buyers from their highrise counterparts is usually one thing – lifestyle. “The benefits of highrise luxury living are far beyond stunning views and turnkey lifestyle,” says Neves Dubé. “It extends to exclusive use to an array of building amenities and services, such as concierge and security personnel, full spa, state-of-the-art gym facilities, entertaining rooms, landscaped terraces, in-house dining and restaurants. “Luxury condos are fitted with top-quality features and design elements you’d find in world-class hotels and the swankiest homes.” Lowrise luxury buyers, on the other hand, are looking for generous yard and interior space, often in communities with natural surroundings and close to everyday amenities. E

verybody has an opinion on the future of the Toronto housing market, and just about everyone has made a forecast regarding upcoming activity. To be honest, there are probably way too many people with not enough knowledge about the market making forecasts and gaining media attention. Early last year I made my forecast for housing starts in a bi-annual report called The Market Manuscript, which is available for download on our website. Of course, the typical comment I get is that I work for a development and investment company with interests in real estate, so my opinion is biased and should not be trusted. My forecast for housing starts in the Toronto Census Metropolitan Area (CMA) was 29,000 compared to the 27,000 predicted by TD, 27,700 by Will Dunning Inc, 32,000 by Central 1 Credit Union, 33,900 by Canada Mortgage and Housing Corp. (CMHC), and 38,720 by the Conference Board of Canada. I guess in the end I was a little too bearish, as the final total was 28,929 units. I was off by less than one per cent and better than all of these other (non-biased) sources. Of those 29,000 housing starts, just under 13,000 were for condominium apartments according to CMHC – the lowest level in over four years, and well below the 10-year average of 15,840 units. In a few years when these projects are built, we might be under-supplying the market. The condominium market in Toronto has been a magnet for terrible forecasts, many being made by fringe analysts that never pan out. The funny thing is that despite making these terrible forecasts, they don’t get fired from their jobs but on the contrary, they continue to be sought out for their opinion! Having said that, I’m glad people don’t generally get fired for making bad forecasts, as my prediction for 2014 new condominium sales in the Toronto CMA was about 35 per cent too low! Yet, people complain that I’m too optimistic. Well, I should be more optimistic in 2015. New highrise sales last year jumped almost 40 per cent over 2013 according to RealNet Canada Inc., and unsold inventory fell approximately 10 per cent. Urbanation reported that condominium rental activity smashed all previous records in 2014, and rental rates continue to increase.

In conclusion, take all forecasts with a grain of salt (mine included), but take comfort in knowing the market conditions in the Toronto condominium market were much better in 2014 than 2013, and for the first time in a decade, fewer condo completions are scheduled in the current year, compared to the year prior. Pick your neighbourhood, do your research, and find a great new suite this year. Happy condo hunting.

BANK OF CANADA lowers overnight rate target to 3/4 per cent

T

he Bank of Canada has announced that it is lowering its target for the overnight rate by one-quarter of one percentage point to 3/4 per cent. The Bank Rate is correspondingly one per cent and the deposit rate is 1/2 per cent. This decision is in response to the recent sharp drop in oil prices, which will be negative for growth and underlying inflation in Canada. Inflation has remained close to the two-per-cent target in recent quarters. Core inflation has been temporarily boosted by sector-specific factors and the pass-through effects of the lower Canadian dollar, which are offsetting dis-inflationary pressures from slack in the economy and competition in the retail sector. Total CPI inflation is starting to reflect the fall in oil prices. Oil’s sharp decline in the past six months is expected to boost global economic growth, especially in the United States, while widening the divergences among economies. Persistent headwinds from de-leveraging and lingering uncertainty will influence the extent to which some oilimporting countries benefit from lower prices. The Bank’s base-case projection assumes oil prices around US$60 per barrel. Prices are currently lower but the belief is that prices over the medium term are likely to be higher. The oil price shock is occurring against a backdrop of solid and more broadly-based growth in Canada in recent quarters. Outside the energy sector, of note are increased foreign demand, stronger exports, improved business confidence and investment, and employment growth. However, there is considerable uncertainty about the speed with which this sequence will evolve and how it will be affected by the drop in oil prices. Business investment in the energy-producing sector will decline. Canada’s weaker terms of trade will have an adverse impact on incomes and wealth, reducing domestic demand growth. Although there is considerable uncertainty around the outlook, the Bank is projecting real GDP growth will slow to about 1 1/2 per cent and the output gap to widen in the first half of 2015. The negative impact of lower oil prices will gradually be mitigated by a stronger U.S. economy, a weaker Canadian dollar, and the Bank’s monetary policy response. The Bank expects Canada’s economy to gradually strengthen in the second half of this year, with real GDP growth averaging 2.1 per cent in 2015 and 2.4 per cent in 2016. The economy is expected to return to full capacity around the end of 2016, a little later than was expected in October. Weaker oil prices will pull down the inflation profile. Total CPI inflation is projected to be temporarily below the inflation-control range during 2015, moving back up to target the following year. Underlying inflation will ease in the near term but then return gradually to two per cent over the projection horizon. 40 NEW CONDO GUIDE JAN 31 - FEB 14, 2015

The Bank’s policy action is intended to provide insurance against these risks, support the sectoral adjustment needed to strengthen investment and growth, and bring the Canadian economy back to full capacity and inflation to target within the projection horizon.

The next scheduled date for announcing the overnight rate target is 4 March 2015.

Why you should pay attention to the Bank of Canada By Alyssa Richard

At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for. Before this latest BoC rate announcement, the overnight lending rate sat at one per cent for four years straight. Economists don’t predict any major upward movement in the near future, so you may not need to worry about this for a while. However, its a good idea pay attention to what the BoC says in its announcements, and prepare your budget for what’s to come.

ou’ve probably seen a few headlines about the Bank of Canada’s (BoC) recent surprise decision to drop its key interest rate to 0.75 per cent. Related reading includes how the economy has shaped the central bank’s decision to change the rate, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first. However, if you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each BoC announcement, released every six weeks. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment. To explain how this works, let’s start with some background information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and, you guessed it – mortgages! This is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variablerate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit. Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable-rate mortgage of prime minus 0.50 per cent (say, at 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per 44 NEW CONDO GUIDE JAN 31 - FEB 14, 2015

Deciphering legal language: DEEDS, TRANSFERS, MORTGAGES, CHARGES, DISCHARGES AND UNDERTAKINGS By Jayson Schwarz

F

or the average homebuyer, there are some legal terms that require translation. The Government of Ontario keeps records of every piece of property in the province. These records are called the “title documents.” The document on file, that says who owns the property, is called the “transfer,” or “deed.” All of these documents are filed with the government – a process that is called “registering” the document. When a bank lends money and gets a record of this loan on title, the document is called the “mortgage” or a “charge.” When the charge is paid off, a new document is filed with the government office and it is called a “discharge.” If only part of the charge is paid off, a document called a “partial discharge” can be filed. There are many other documents, but these are a good starting point. Usually when a developer/builder starts a new-home project, he will go to a bank or other financial institution and just like you, arrange for a mortgage or charge. The difference, however, is that this can be a huge charge. As an example, the builder/developer may have a $50- or $60-million “blanket” charge applied to enable him/her to create and build the project. The next thing that happens is that the house or condominium is built and sold, and it is time for closing. In the Agreement of Purchase and Sale will be a clause that will relate to the discharge of that part of the blanket charge which affects the property you are buying. The builders’ lawyers (the good ones, in any case) add the clause that the purchaser will accept the promise (undertaking) of the builder’s lawyer to register the partial discharge in a reasonable period of time, but will give on closing two important things: a| a letter (“discharge statement”) from the bank or other financial institution (“mortgagee” or “charge”) setting out how much money has to be paid to the chargee to obtain the partial discharge; and b| a direction from the builder to the purchaser, telling the purchaser to pay the amount of money needed to obtain the partial discharge directly to the chargee. The clauses I will not accept stop with the purchaser being forced to accept the builder’s or the builder’s lawyer’s undertaking to register a partial discharge, without the other information. Now, I do not believe the builder or the builder’s lawyers who do not include this information would give the promise without meaning it, but what about things out of their control? For example, if: › the builder goes bankrupt › the builder has a dispute with the bank › some other party seizes the money from the builder › the builder has an internal shareholders dispute and assets are frozen › the lawyer goes to Argentina with the money › the builder goes to Tahiti with the money

If we had followed a) and b), none of that would matter. My complaint is that it does not cost the builder anything to give this piece of mind and security to the purchaser. It is just usually the fault of some lawyer trying to prove how good he or she can be. So be careful. Watch for these tricky clauses and consult a lawyer, because only a lawyer can provide legal advice and care enough to catch these kinds of things.

Strong new-home sales fuel job growth

S

ales of new homes and condominiums in the GTA reached nearly 40,000 last year, creating thousands of new jobs and paving the way for job retention for years to come, according to the Building Industry and Land Development Association (BILD). “Sales of homes today translate into the jobs of tomorrow,” says BILD president and CEO Bryan Tuckey, emphasizing that job creation and wage generation are two benefits of a strong sales year. The GTA saw 39,736 new home transactions in 2014, according to a report by RealNet Canada Inc., BILD’s official source for new-home market intelligence. The new-home sales tally is 41 per cent higher than the 2013 total. “The building and development industry is a major economic engine in our economy, creating approximately 200,000 well-paying

jobs in construction and related fields every year, “ Tuckey adds. “For example, each construction crane you see is responsible for the creation of up to 500 jobs. The wages earned from these jobs later show up as purchases across the GTA, further contributing to our growing economy.” He explained that 2014 sales fall within the range necessary to accommodate the GTA’s rising population growth. “Our region is increasing by up to 100,000 people each year, and it is important that our industry creates between 35,000 and 40,000 new homes annually to accommodate this growth.” Highrise completions set a new record in 2014 with 25,571 new homes built – the result of strong condominium sales in 2010 and 2011. The lowrise sector also had a record-breaking year, with the average price for a ground-related home in the GTA exceeding $700,000 for the first time. The RealNet New Home Price Index shows average prices in the lowrise sector up eight per cent at the end of 2014, reaching a new record high of $705,813. The highrise market saw a more moderate increase of four per cent, reaching a year-end average price of $454,476.

e know the look of luxury when we see it, but how do you create it? The art of luxe design is not simply a matter of spending money, but more one of spending time to create spaces with depth, sophistication, and a certain considered air. Here’s my professional opinion on how to add a sense of luxury to your every interior, to bring that designer appeal out of your personal investment – whether starting a full renovation or perfecting an already beautiful home.

The key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each other’s finest qualities

Powerful Palettes › One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. The key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each other’s finest qualities.

› Review your space and consider what subtle tones are the strongest. For example, if you have a warm-hued floor, add some touches of cool metals or icy-grey leather to play against it. Look for places to add white, cream, beige, taupe, grey, “greige” (grey-beige), tan, brown, gold, bronze and tiny touches of black, while mixing soft and hard textures for full variety. By sticking to neutrals you’ll be sure to coordinate, as long as you reapply warm and cool tones throughout the room.

Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood. › A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defining a zone within an open plan. Diversity of light sources avoids harsh shadows, for a rich glow, so consider adding soft new lights to every room. Luxe Look: Use at least three light sources in every space. Toronto homeowners, prepare for an increase in property taxes

H

omeowners in Toronto could be on the hook for a 2.25-per-cent increase in property taxes if Mayor John Tory’s first budget passes in March. The City of Toronto’s Budget Committee earlier this week began the budget process to review the 2015 staff-recommended, taxsupported and rate-supported budgets. The goal of the budgets is to deliver service improvements in areas such as transit, poverty reduction and public safety, the City says. “Toronto’s 2015 budget is focused on getting Toronto moving, putting families first and keeping taxes low,” Tory said in presenting the budget. “This budget is about investing in better transit, better housing, more jobs and an end to the gridlock that is choking our streets – all while maintaining property taxes below the rate of inflation.” The proposed operating budget is $11.5 billion, with a proposed budget tax increase of 2.25 per cent. The budget is dependent on $86 million in provincial assistance related to the loss of provincial housing grants. The City continues to have

discussions with the Province to secure the necessary funding in the coming weeks. The 2015 Staff Recommended Capital Budget and Plan is $31.7 billion and includes $1.6 billion in new capital investments to maintain the city’s transportation network, public transit and shelter, support and housing. The capital budget and plan continues to fund the two largest transit investments, the Toronto-York Spadina Subway Extension and the Scarborough Subway Extension. For homeowners, the increase in property taxes will amount to an additional $58.66 per household, based on the average house assessment of $524,833. Even with the proposed increase, residential property taxes in Toronto are the lowest among large urban centres in Ontario, the City says. The budget is to be put to a final vote by City Council on March 10 and 11.

Calendars, planners and trackers – oh my! By Hellen Buttigieg

I

’ve been buying the same time planner for years, and I believe it’s the single most important part of my time-management success. I once tried changing it up and using a digital calendar instead, but I found that I was missing deadlines, confusing appointments and feeling overwhelmed. After a three-month trial, I ditched it and went back to my trusted paper planner. For a calendar system to work, you need to use it consistently. Choose one that suits your learning style and using it will come naturally. Your natural way of taking in information greatly affects which scheduling method will work best for you. Rather than trying to change yourself to adapt to your calendar system, select one that fits your learning and organizing style. If you are a hands-on learner (kinesthetic), choose a planner with a texture that is a pleasure for you to touch. What feels best in your hands: leather, faux crocodile or cloth? The physical act of writing down appointments and tasks will help you remember them. Place a sticky note on the front on your planner and list on it the things you must do that day and cross items off as you complete them. Use stickers to highlight important activities/events. If you don’t require the portability of a planner book, another option is a wall calendar or a whiteboard (with the days of the week across the top and the tasks written underneath). Hang it across the room and wipe off each task as it is completed. The key to getting a good fit is to make your calendar interactive for your hands-on preference. You may also choose to use an electronic calendar to keep track of your commitments, as this will keep your hands busy while giving you greater flexibility and freedom to change plans when you need to. If you learn best by seeing (visual learner) paper agendas and large wall/ desk calendars work well for you. Choose a planner that is aesthetically pleasing to you. You will be drawn to fashionable colours, inspiring motivation quotes and beautiful pictures/artwork. Use bright coloured markers to highlight important events/activities on your calendar. Use sticky notes in various colours as reminders of important actions to take. A calendar with space for notes and to-do lists will allow you to see all of your commitments in one place, which will help you remember to check them more often. Alternatively, if you choose to use a computer calendar, you will likely want to print it out and use colour settings (i.e. to differentiate between work and family commitments). Most importantly for visual learners, keep your calendar in a place where you will get a clear view of it throughout the day. If you learn best by hearing/speaking (auditory learner), it would be beneficial to have your to-do list and schedule both in one place and have it nearby at all times. This will help you remember to stop for an errand while already in that area. If you want to manage your schedule electronically, be sure to set alarms as reminders of important events/deadlines. You may want to set your computer so it opens and reads your to-do list each time your start it up at the beginning of the day. to make lots of lists, you’ll want to use one that provides ample space for that. Systems that provide weekly/ monthly views will be more helpful to you, allowing you to look ahead and plan for both the busy and quiet times ahead. Keep in mind that we all use more than one learning style, but we have a preference for one in particular. Find and use the one that works for you!
