of few words, but it speaks volumes. YP NextHome conducted a couple of surveys to find out what people really want in a new home. To no surprise, location topped the list. It was even chosen over price. And what made for the most-desirable locations? Convenience. The location of your home will affect every other aspect of your life: how much time you spend in transit, where your kids go to school and how they get there, where you and your family will socialize and spend your spare time, what you eat, where you shop, what you buy and how much it costs. You’re not just buying a home; you’re buying a lifestyle. Now, we can’t ignore price any longer so let’s be clear that there’s often a trade-off involved when buying a home – especially for first-time buyers on a tight budget. Downtown locations offer proximity to work, entertainment and amenities, but often less square footage for your money – which could be a good thing. On the other hand, a suburban setting may mean more home for less money and the benefit of added privacy, but longer commute times and perhaps the need for a car or two. Weigh the pros and cons of various locations and different housing types that are within your price range. When you’re shopping for a home and you have some compromises to make, an open mind can be your greatest asset. Do your research, choose carefully and enjoy your new home!

Provincial policy a key contributor to GTA’s housing problem By Bryan Tuckey

WE NEED THE GOVERNMENT to take action on our housing supply crisis and pricing challenges in the GTA, like it has on skyrocketing hydro rates. Similar to electricity rates, housing prices in the GTA and surrounding areas have risen significantly over the past decade, and like hydro, provincial policy is a key contributor to the upsurge. Due to the direct and indirect impacts of government policies we are not building enough housing to support population growth or consumer demand in the GTA and therefore the price of housing has skyrocketed. The seriousness of our housing problem was reinforced by a couple of recent studies. Toronto is the now the 13th least-affordable housing market in the world, according to the 13th Annual Demographia Housing Affordability Survey. It also found that home prices in the GTA are significantly more expensive than those of the New York City metro area when you compare the prices across the two regions as a whole. A report by Canada Mortgage and Housing Corp. found that the GTA’s housing problems are now causing price increases as far away as St. Catharines-Niagara and Kitchener-Waterloo. We all know how hard and expensive it has become to buy a home in the GTA. Despite record prices, fewer people are listing their homes for sale, and there are far more buyers than there are homes. 12 YPNEXTHOME.CA

On the new-homes side, builders and developers are quickly selling any product that they can bring to the market and builder inventories are at record lows. In the GTA in December 2006, there were 11,602 new singlefamily detached homes available to purchase in builder inventories. At the end of January there were 534. There are many stories about prospective homebuyers sleeping in their cars so that they can be near the front of the line when the sales office opens. Some of our members are forgoing traditional sales launches entirely, because they have hundreds of potential buyers registered for every home in the development and they don’t want to disappoint buyers they can’t accommodate. Even though we are the land development and home building industry, we are not able to just launch more projects and build more homes because there are many barriers in our way. However, many of the challenges could be resolved

by the government if it wanted to work with us to address them. Some of the solutions, such as fixing the approvals process by reducing excessive red tape, and modernizing local zoning bylaws so that they align with provincial intensification policy, could be achieved without additional costs. The time has come to acknowledge that we have a housing problem in the GTA. It is time for government to recognize that we can all work together on solutions to address our housing supply crisis so that today’s new home buyers and future generations have a place to live and access to homes they can afford to purchase.

Most of the shopping and other local action takes place in Forest Hill Village – at Spadina and Lonsdale – or along Eglinton West. The parks and excellent schools make the area attractive to families. The vibe Forest Hill is a quiet, kid-friendly, and high-end neighbourhood. The schools in the area include some of the most prestigious in the city, and there are some lovely parks as well as access to the Beltline trail and Cedarvale Ravine. The small shopping hub of Forest Hill Village has the atmosphere of a small town rather than a big city. Meet the neighbours Forest Hill is a neighbourhood of mixed ages and stages. There are lots of couples, both with and without children, as well as retirees whose children have left home.

Dollars and sense This is an affluent area, a fact that is reflected in the prices of everything from a house to a cup of coffee. Rental apartments also tend to be expensive, although along the borders of the neighbourhood these prices may come down a little. Shops and restaurants are generally high-quality, but pricey. Real estate The most common residential properties in Forest Hill are detached houses, although there are also some condominium apartments. Apartment buildings in the area run along Eglinton and Bathurst. Prices for detached houses and condominiums are high – above the average and median prices for Toronto and Toronto Central, and above the benchmark price for Toronto. Prices of rental apartments are also above average for Toronto.

The coffee is great – fresh, fair-trade, organic and tasty – but there’s more to The Mad Bean, including art, live music, books, and free wireless. This coffee shop is a neighbourhood favourite.

Suydam Park With a large playground, benches, and plenty of greenspace, Suydam Park is a favourite with local residents. The park is also connected to the Cedarvale Ravine trail network which runs northwest, almost to Eglinton.

Track Fitness This upscale fitness club offers personal training and group classes for adults and teens. Large windows let in plenty of light, and there is a cafe on the ground floor for post-workout snacks.

When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Here are four important factors to consider: Location Spend some time online checking out builders and communities in the area where you would like to live. Your location will impact how convenient it is to run errands and make use of local amenities, and of course, will dictate that dreaded (or not) work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Amenities Pay careful attention to the amenities included in the building. These are one of the major reasons why condo living is so much fun. Just remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes. Will influx of condo launches in 2017 ease Toronto's price pressure?

THERE IS ONLY ONE WAY to describe

the Toronto condo market right now: bananas. I like to use this technical term. The average price for a resale condominium in the Greater Toronto Area, according to the Toronto Real Estate Board, has increased about 20 per cent annually. New condominium prices are up 13 per cent annually according to Altus Group. The new market is almost as hot as the resale market. Typically, when a market is as strong as it is, developers rush to bring their projects to market to take advantage of the market conditions. However, the number of new highrise condominium apartment units launched in 2016 actually decreased 32 YPNEXTHOME.CA

13 per cent year-over-year, from 22,748 to 19,704. There are several reasons for the decline, but it typically falls into two categories: developers don’t have approved sites to launch; or developers that do have approved sites may already have three or four developments on the go and don’t want to spread themselves too thin. Given the high price of land, most developers want to launch projects as soon as possible, and 2017 will be a big year for new openings. According to data compiled by condo market research firm Urbanation, as many as 86 projects and 30,407 units could launch this year. That high level of supply should relieve some of the upward price pressure. Surprisingly, the majority of the new projects are launching outside the prime condo areas. In 2017, five projects are scheduled to open in the downtown east, four in the downtown west, four in the Entertainment District, and just one development in the downtown core! So, just 14 of the potential 86 projects

are in these prime downtown Toronto condo submarkets. We remain very bullish on the markets outside of downtown, and are launching a project on the Danforth this year, a couple stacked condo townhouse developments outside of Toronto. Another major surprise was the huge volume of transactions in the 905 region last year and in early 2017, and we’ve been shocked at the high level of demand at our Burlington project. We expect a similar level of success at our upcoming Oakville waterfront development. 2017 should be a year with a lot more choice for buyers, and unlike the resale market, you won’t have to deal with bidding wars. TORONTO CELEBRATED a big birthday

recently – 183 years young – so I wanted to take this opportunity to give some credence to the cliche that Torontonians really are at the centre of the universe. Here’s why we love The Six, and why people will continue to flock here in search of “home.” The local economy is chugging along at a good pace, the real estate market is hot, and our sports teams always play to a packed house – even if they don’t win every time. On the international stage, our city is a shining star. Toronto was named North America’s most sustainable city in 2016 as per Arcadis’ Sustainable Cities Index; world’s most livable city in 2015 according to Metropolis Magazine; and best place to live according to The Economist in 2015. As for 2017, the year is still young. Toronto is the centre of the universe – at least for the 2.79 million people who call it “home” and the 100,000 newcomers who flock here every year. Toronto is Canada’s most populous city, and it’s growing by leaps and bounds. According to recently released census data, Toronto’s population swelled 6.2 per cent between 2011 and 2016, outpacing Canada’s population growth rate of five per cent, and Ontario’s growth rate of 4.6 per cent. 36 YPNEXTHOME.CA

That’s a lot of people moving into this 630.2 km² hot spot. You can certainly expect some spill-over into surrounding areas. If you’re on the home hunt this spring, then you’re likely facing the urban/suburban debate, carefully weighing factors like cost, convenience and of course, commute times – we are talking about Toronto, after all. The reality is, Toronto is becoming harder to get into. Home prices are way up, demand continues to rise and supply is dwindling, thanks to land shortages courtesy of government policy that limits residential development in terms of area and type. With a resurgence in rental living as the affordable housing option of choice, competition and prices in the rental realm are rising too. Could this be a turning point for Toronto The Good? Not likely. If you’re already a homeowner in Toronto or surrounding area, consider yourself lucky. Logically, we know the real estate market has upswings and downturns. But if history has taught us anything, housing values will continue to rise in the long term. Ask your parents how much they paid for their home 30 years ago. Chances are, you’ll be pleasantly surprised at the increase. If you’re among the many who

hope to buy a home in the GTA, but are facing some affordability challenges, you’re not alone – and don’t count yourself out just yet. YOU’VE GOT OPTIONS Toronto’s housing landscape is evolving to accommodate the high demand for homes here. It’s true that lowrise housing may not be readily available – or affordable – in Toronto, leading some homebuyers to start scouring the suburbs for something within their price range. But there are plenty of affordable options, right here in The Six. Condo suites, stacked townhomes and traditional townhouses could put that coveted downtown Toronto address within your financial reach. Do your research and consider your options carefully. And here’s a word to the wise: buy now, while you still can!

WHEN IT COMES TO the business of housing and ensuring that people get the biggest bang for their buck, I believe that Canadian developers and builders do it best. The funny thing is, the new home and condo market is Canada’s best-kept secret – even to most Canadians! Many Canadians don’t realize the opportunities and advantages that exist on their home turf, and when shopping for a home or condominium, they will often skip over this market completely. Meanwhile, international home shoppers zero-in on our market for many reasons. Having studied many housing markets in the U.S. and Europe with other industry experts, we always conclude that the Canadian new home and condo market is far superior in many respects – particularly when it comes to the quality, selection, protection and value we offer here. When we talk to other home-building professionals abroad, we often find they want to come to Canada to learn more about our strategies and tactics. Some often do, and become more competitive in their own markets as a result. In New York City for example, where the condo market attracts people from all over the globe, it’s not unusual to find that luxury condo developers will offer only one standard kitchen and one set of design and décor options to its clientele. the builder to skip the installation of the kitchen because the standard is not to their liking. Imagine if a luxury builder down the street decided to offer more than one option of kitchen? Or if that builder had an interior designer and décor centre on site that offered help with selecting their kitchen’s finishes and features at no extra charge, like we do in Canada? Talk about a competitive advantage. Customers in NYC will often bring in their own designers, adding to the time and cost, and creating unnecessary construction chaos for other residents in the building after they move in. In Canada, the selection of a new home or condo’s finishes, fixtures and cabinetry is incredible and on-trend. Builders offer a vast selection of standard finishes and upgrades. They keep up with design trends by ensuring that they have professional décor centres that are staffed with highly skilled design managers to help buyers with their selections before construction even begins. The process is efficient, and the end result is a buyer who is happy and confident with their choices.

On the financial side of the business, Canadians have the advantage of a highly regulated mortgage industry through Canada Mortgage and Housing Corp. A mortgage insurance protection program is mandatory in Canada for down payments between five and 19.99 per cent. In fact, five per cent is the minimum amount you can put down on a home in Canada. This is our secret weapon to help protect the financial stability of our housing market across the country. This insurance protects lenders, in the event that a borrower stops making payments and defaults on their mortgage. For Canadians, it gives us an opportunity to get into the housing marketing with as little as five per cent down. Although some people may argue we don’t need such protections, historically our housing market has been stable, and our booms and busts are not as severe or as long-term as those we’ve seen south of the border. Several surveys indicate the luxury housing market here is seeing surges in purchases from so-called “high-net worth” individuals. What do you need to know about purchasing property in Toronto? First and foremost, there is no restriction on foreign individuals purchasing property in Canada, unless it affects national interest. Let’s take a look: Tax treaties Depending on your country of residence, there may be an international tax treaty in place with Canada. In this case, there will be provisions governing the effect of income earned on rental and sale proceeds of property in Canada. This translates to withholding tax and other questions, and allows you to avoid double taxation. This also allows you and your advisers to properly plan and structure your transaction. » Joint Venture – these are advantageous due to flexibility in allowing for varied and nonproportionate sharing of profits » Partnership, Limited Partnership » Corporation » Personal Ownership Being taxed in Ontario There are talks of a possible foreign buyer tax like the one implemented in BC last year, but let’s not worry about that yet. Currently, a purchase of new residential property in Ontario is subject to 13-per-cent HST. Rebates are available for resident Canadians who occupy it or rent it out. Non-residents may not qualify so get professional advice. The purchase of new residential property in Toronto is also subject to LTT from two levels of government, municipal and provincial. Outside of Toronto, only the provincial LTT is payable.

UK investors, for example… Tax treaties between Canada and the UK make Canada an attractive investment prospect for real estate developers. Double taxation treaties mean that, subject to certain criteria, investors will not be taxed on income gained in one of the contracting states. If tax rates are different in the two countries, you get credit for tax paid, and an adjustment if the tax in your home country is less than where you are earning the income. A company resident in Canada which receives income from interest, royalties, pensions or purchased annuities from UK sources may be able to apply for relief from UK tax and vice versa. With the benefit of double taxation treaties, real estate development companies can take advantage of the booming real estate market in Canada. was on fire. Speaking at the Toronto Real Estate Board’s (TREB) recent Market Tuckey Year in Review & Outlook 2017 event, Tuckey was killing it on the topic of new lowrise homes. Owning the podium on a stage full of high-profile guests, including policy analysts, think-tank executives and even the Ontario Chief Economist and Assistant Finance Deputy Minister, Brian Lewis. And if you’ve ever met Bryan Tuckey, president and CEO of the Building Industry and Land Development Association (BILD), you know that he’s as mild mannered an industry leader as there is. “Never in my 30 years in the industry have I seen such a 46 YPNEXTHOME.CA

disconnect between public policy and a lack public awareness and understanding,” he fumed. The cause of his rancor was – and still is – the Ontario government’s land-use policy favouring intensification in the Greater Golden Horseshoe, which includes the Greater Toronto and Hamilton Area (GTHA) and is Canada’s fastest-growing urban region and the economic engine of Ontario. Such policy, says Tuckey, effectively limits the land available to build new homes. The end result is a housing shortage in all types that is approaching “crisis levels” and causing skyrocketing prices. Worse, he says, is that the general public doesn’t fully understand the impact. It’s an issue more and more voices are speaking out on, including former mayor of Mississauga, Hazel McCallion.

Hudak “Finding a home is only going to get worse until housing supply is addressed. “Population growth is rapidly increasing in cities where we are also seeing some of the lowest levels of inventory in history,” says Hudak. “Realtors and builders in this province have been saying that new homes and resale listings cannot keep up with the demand in the market. New trends are emerging in the condominium market By Riz Dhanji

THERE HAS BEEN enormous change in the condominium market in the GTA particularly over the past few years that is really going to change the region for the better. Transitorientated development is finally taking effect on a large scale in locations not normally known for condominium developments. Take Vaughan for example. The new Toronto–York Spadina Subway extension has led to an explosion of growth in the Vaughan City Centre area, creating some signature highrise developments close to the major transit nodes in the neighbourhood. Years ago, it would be unimaginable to think of 40- or 50-storey towers in Vaughan. Today, a number are in the planning stages or under pre-sale. The result will be major density in the area, around transit hubs, which will drive new office and retail and create a new vibrant neighbourhood. It’s a much-needed boost for the GTA. As ground-orientated housing drives down affordability, developers are taking notice and creating larger, family-orientated condominiums to cater to this group of buyers. Families are looking for well thoughtout, efficient floor plans; locations close to transit and schools; and amenities that are kid-friendly, such as playrooms, outdoor spaces and recreation areas. Builders are dedicating more suites in buildings to larger layouts, like two- and threebedrooms. In the past, one- and onebedroom-plus-den designs would 50 YPNEXTHOME.CA

comprise more than 60 per cent of a new condominium tower in the downtown core. Today, these suites represent 50 per cent or less. Even studio suites that once represented a large portion of new condominiums are playing a lesser role in developments. Move-down buyers are also looking to purchase larger suites in their current neighbourhood. For instance, some boutique projects along Bayview and Sheppard in North York are creating large threebedroom suites from 1,200 to close to 2,000 sq. ft. for move-down buyers who are selling their larger homes in the neighbourhood, but want to stay in the same area. This buyer group is not interested in lavish amenity facilities but want better living areas, in specific areas where they do not have to worry about shoveling snow during winter or maintaining a garden in the summer. The rise of the “super-tall” building is something we will start to see more of in the coming years. Applications for buildings taller than 90 storeys can be seen along Yonge Street and

along Bloor. Condos have become a beast of multi-function. These small, uber-efficient homes often double as working and entertaining spaces, meaning people have to put some careful thought into achieving the right balance between work and play, beauty and function. We asked what condo dwellers want to know: what’s the secret to designing a small, stylish yet fully functional home? “With any space, but especially one which is task oriented (like a study or kitchen), always ask, ‘What will make it more efficient?’” says Jonsohn. “Always start with function and grow from there.” The trick, Jonsohn says, is letting go of those pretty things that lack function. “If it’s counter-productive to your end goal, let it go,” he says. “Ultimately, it needs to work for you. No one else.”

Six “don’ts” at tax time DON’T LOSE OUT on time and potential cash in your pocket this upcoming tax season. Here are six things you’ll definitely want to avoid, courtesy of the Canada Revenue Agency (CRA):

1 | Not doing your taxes Even if you have not received income for 2016, you should still file your income tax and benefit return. You may be eligible for a refund, credits and benefits such as the Canada child benefit and the goods and services tax/harmonized sales tax (GST/ HST) credit. To get your benefit and credit payments, you have to file a tax return every year so that the CRA can calculate the amount you should receive. If you have a modest income and a simple tax situation, you may be able to get help doing your taxes at a free tax preparation clinic near you. Find out more at cra.gc.ca/volunteer. 2 | Not reporting all your income Make sure you report all your income. You should have received most of your slips, such as T4 slips, from your employer, payer or administrator by the end of February. If you have not received, or have lost or misplaced a slip for 2016, ask the issuer of the slip for a copy. If you register with My Account you may have access to electronic copies of your slips. If you are still missing information, use any documents you have and enter estimated amounts. Sold your principal residence in 2016? Starting with sales in the 2016 tax year, you are required to report basic information (date of acquisition, proceeds of disposition, and address) on your income tax and benefit return when you sell your home to claim the full principal residence exemption. If you file your return online, you can save time by using the “auto-fill 56 YPNEXTHOME.CA

If the CRA determines that a taxpayer has made a mistake or made a claim to which they are not entitled, their return is adjusted. See the reasons for the most frequent adjustments at cra.gc.ca/ commonadjustments. 4 | Missing out on tax credits, benefits and deductions

If you have already filed your return but did not report income from a slip, you can change your return by using the “Change My Return” feature in My Account or by filling out Form T1-ADJ, T1 Adjustment Request, and sending it to your tax centre. If you want to correct earlier mistakes and put your tax affairs in order, you can make a voluntary disclosure through the CRA’s Voluntary Disclosures Program. The program gives taxpayers a second chance to correct their taxes. 3 | Making a claim you’re not entitled to Various non-deductible amounts, such as funeral expenses, wedding expenses, loans to family members, a loss on the sale of a home designated as a principal residence, and other similar amounts, are sometimes claimed in error.

The Government of Canada offers credits, benefits and deductions that may apply to your tax situation. Before filing your return, visit online at cra.gc.ca/getready to learn about the new and existing tax measures that could help you save money. Some certified tax software programs offer suggestions on credits, benefits and deductions you can apply for, based on the information you enter. 5 | Filing late If you have a balance owing and do not file your return on time, the CRA will charge you a late-filing penalty. The penalty is five per cent of your balance owing on the due date of your return, plus one per cent of your balance owing for each full month your return is late, to a maximum of 12 months. Even if you cannot pay your balance owing by the filing deadline, you can avoid the late-filing penalty by filing on time. If you can’t pay the amount owed by the due date, it is best to contact the CRA before then. The CRA will work with you to resolve your tax debt or other government programs debt. You may qualify for a payment arrangement or taxpayer relief. 6 | Not keeping receipts and records Keep your receipts and documents for at least six years after you file your return. If the CRA chooses to review your return, you will need to send your receipts to the CRA to support your claims.

SPRING CLEANING: 3 problem areas, and how to tackle the mess By Elisa Krovblit

UP THE ANTE THIS YEAR ON YOUR SPRING cleaning routine,

with tips from an expert on the chemistry of clean, Kim Dunn, who holds a degree in industrial microbiology and owns a Molly Maid franchise.

Spring cleaning: Mattress and pillows The problem: You may not be able to sleep after you hear how dirty your mattress and pillows are. “You’ve got some lively behaviour beneath you at night! Mattresses and pillows are full of fungus and bacteria, and let’s not forget dust mites,” Dunn says. “You’re sweating, you’re excreting oils, shedding skin cells, and dust mites feast on skin cells. If they’re eating, they’re excreting.” Ewwww! “A mattress gains 10

Spring cleaning: Sports equipment The problem: “Sports equipment. Really bad,” Dunn says right off the… err… bat If your mind just went to the hockey bag, you’d be right — but don’t stop there. Think shin protectors, catcher’s masks, jocks, snowboard boots, football pads and yoga mats – all breeding grounds. “If it smells, there’s something growing,” Dunn says. The solution: “Deodorizing is not cleaning. Masking the odours is not killing anything,” Dunn says. She suggests ozone cleaning. “It’s the same as we used for sterilizing equipment in the

Use the vacuum’s crevice tool to get right into the creases.” You should also keep your pillows in protectors. Pillows do break down over time and should be replaced regularly.

And that yoga mat? “Carry a spritz bottle... fill it with water and add essential oils: 10 drops of tea tree oil and 10 drops of your favourite oil, like lavender, eucalyptus or citrus. putting it away,” she says. At the very least, Dunn advises to spray it down, let it soak for a minute to actually get to the bacteria, and then wipe it dry before rolling it back up and stashing it. And anything metal based, like a mask, should be swabbed down with rubbing alcohol. Dunn references a study that examines where typical equipment falls on the provincial guidelines for the acceptable limits of bacteria: » Shoulder pads: 19 times higher than the acceptable limit » Helmet: 30 times higher than the acceptable limit » Pants: 180 times higher than the acceptable limit » Jock: 376 times higher than the acceptable limit » Shin pads: 3,440 times higher than the acceptable limit.

Spring cleaning: Pets The problem: “The fur babies bring in a bevy of bacteria and change the microbiome of your home,” Dunn says. “Over half of the micro-diversity in the home can be attributed to the animals in that home, from what they have naturally existing on their bodies,” she explains. Aside from carrying their own specific bacteria and distributing it wherever they go, they also have some filthy habits that we really need to address. “Animals also bring a lot of poo into our homes,” says Dunn. Whether they’re running around the dog park or just in the backyard, dog paws and fur are picking up whatever they touch. Then they come into your home, walk on your carpets, sit on your sofa, nuzzle up against you, snuggle up in your bed — and share all of it with every point of contact.”

And then there’s the cat — their litter box use guarantees their paws are covered with fecal contamination, and then they like jumping up on the countertop, curling up on your bed, walking along shelves — leaving a trail of bacteria wherever they wander. The solution: Aside from swearing off pets — because, let’s face it, that’s not an option for many of us – wiping their paws is a big factor in reducing the contamination. “We wipe our feet when we come in the house. Clean their paws with soap and water, or at least wipe them off when they come in. And keep pets off of furniture and bedding. Put a washable blanket on their favourite spots, and wash that weekly.”

New Condo Guide: With projects underway in Danforth Village and The Beach, you have a knack for choosing great neighbourhoods. What do you look for in the next hot spot for development? Zev Mandelbaum: When looking at an area to develop, 62 YPNEXTHOME.CA

there is certain criteria that I look for – the first of which is transit. I examine where you can get to and from the site, how long it will take to travel to the downtown core, and where the main access point is. Our projects in Danforth Village and The Beach are both well positioned in terms of their access to The DVP, the Gardiner, GO Transit, and of course the TTC, with direct access to two subway stops along the Bloor-Danforth subway line and streetcars along Queen. Other criteria that I search for is the nature and userfriendliness of the retail. By that I do not mean boutique

shops that you see along Queen Street West. I am looking for retailers like grocery stores or coffee shops; those retailers that allow residents to fulfill their needs on a daily basis. I think about what it would be like to live in the specific area I am looking at, and how easy it is to access these things that would make life more convenient. Area amenities are extremely important, especially having lots of greenspace nearby. I look for a friendly and inviting feel in established neighbourhoods where people are improving their homes and there is a strong sense of community. Most importantly, I look at the finer fabric. I isolate neighbourhoods within their larger environments and really examine what it feels like to live there. I stand on street corners for hours to observe the area. For example, in The Beach we see people with thousand-dollar strollers like Bugaboos, we see young families moving in and making great use of the parks and recreational facilities. As a father of two, I appreciate the value of that — a neighbourhood that is changing rapidly and becoming more and more user-friendly. When I see that happening, I know it has all the elements to be a great neighbourhood. I see a hub where people want to live because it has an intimate community feel within the big city. NCG: How does a neighbourhood’s vibe — particularly ones as distinctive as Danforth Village and The Beach — flavour a new condominium being developed there? ZM: A development in a neighbourhood such as Danforth Village or The Beach requires a balance in the design of the

building; we want architecture that amazes but respects its surroundings. When we move into a neighbourhood, we want to be part of it! We want it to be as though we have always been there, and at the same time have an exciting/ distinctive element(s). It is a careful balance that is striking but not overpowering. Other elements in the process, such as naming of a project, is very important as it must embody the nature of the environment we are trying to create. For example, when naming our project in Danforth Village we decided to name it “Canvas,” as the name denotes exactly what it may become; a blank canvas for each and every resident. Purchasers have the opportunity to create their lives, really design a home to call their own. With WestBeach, we coined the phrase and envisioned the beginning of this community. Just like Miami has a South Beach, Toronto has its very own “WestBeach.” This stretch of Queen Street has amazing amenities and is definitely the go-to spot in the summer. NCG: What’s the next hot area to watch for? ZM: This city has many “hidden gems” that are on the cusp of establishing a strong, individual identity. Neighbourhoods that have older roots are beginning to sprout once more to create that new community feel. I, personally, am a believer in “The Avenues” – locations such as The Junction, South Etobicoke, the Upper Beach, Little India on Gerrard, and Danforth Village.
