Understanding the agreement Buying a brand-new condo offers an opportunity to get exactly what you want. It can be a dream come true and an investment for the future, but don’t forget, it’s a legal transaction. The term “get it in writing” has never been more important. Your contract outlines everything your new home will have in it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Since building a home is much more complicated than a resale transaction where the home already exists, there is no set Agreement of Purchase and Sale or standard contract. Builders often prepare their own agreements so contracts can vary. Before you sign a contract, review it carefully and ask questions to make sure you fully understand it. Take it to a real estate lawyer. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

OUR INDUSTRY RECENTLY celebrated the many city builders whose projects, designs and campaigns are not only providing new homes but working to grow and improve our communities in the GTA. At the 36th annual BILD Awards, we recognized 64 member companies for their excellence in sales, marketing, design and construction of new homes and communities. Prizes were handed out in 48 categories. This year’s program featured many new modernized categories that reflect today’s GTA housing market such as awards for innovation and the inclusion of midrise developments within several categories. For Home Builder of the Year, our most coveted prize which recognizes the company that sets the standard for the rest of the industry, we celebrated two builders for the first time ever. In the GTA today, we are building as many mid- and highrise homes as lowrise homes due to provincial intensification policies, so it was appropriate to recognize the leading builders from both markets. Great Gulf Homes won in the lowrise category for its commitment to exceptional architectural design and building quality, considerable philanthropic activities and customer service excellence. For its contribution to industry innovation, exacting quality control process and outstanding employee engagement, Tridel was recognized for the mid- and highrise market. 12 YPNEXTHOME.CA

Tridel also won the inaugural award for Best Customer Care and was named Green Builder of the Year. In 2015, the company built 1,150 new homes in more than 10 million sq. ft. of LEED certified buildings. Best New Community – Built, another award introduced this year, was presented to Hullmark Developments and Tridel for Hullmark Centre in North York. The only award category that recognizes a finished development, it honours the best “complete community” that embodies provincial smart growth principles. Two outstanding new GTA developments were crowned Projects of the Year. This distinction recognizes projects that best combine excellence in design and marketing while exemplifying quality and innovation. The uniquely designed mixedused condominium development Art Shoppe Lofts + Condos by Freed Developments and Capital Developments won the Project of the Year Mid/Highrise award. 35 Wabash by Zinc Developments received top honours for lowrise project. This was one of three awards earned by the modern townhome development. Innovation was a major theme

at this year’s BILD Awards, with an emphasis on recognizing architectural design that is increasing housing choices for entry-level consumers. The award for Best Innovative Suite Design went to Building Capital Inc. for SmartStudios, a modestly priced 274-sq.-ft. condo showcasing multipurpose features within the University Studios project in Oshawa. Best Innovative Home Design was awarded to Mason Homes for the Oakwood, part of its Courtyard Collection development in Port Hope. The inventively designed model offers the flexibility to be built as a detached home, semi-detached home or a townhome with a sale price starting at just $387,900. This is just a small sample of the award winners and the great work being done by the entire home building and land development industry in the GTA. You are effectively buying a contract with the hope that one day this contract will become a piece of real estate that is worth more than the price you are paying for it today. A lot can happen in those three to five years while your condo is being built. Here are two tips to help ensure your investment is a successful one. 1 | Always buy below market value Your goal should always be to buy something that will increase in value, and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a one-bedroom across the street in a brand new completed building sells at $300,000, and you can buy a similar one-bedroom in a preconstruction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before the shovels hit the ground. 2 | Always buy cash-flow positive Investing in real estate is not a get-rich-quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. THERE’S AN OLD JOKE that Toronto has only two seasons — winter and construction. But as anyone travelling along the Gardiner Expressway lately (over the last two years or so), or along the QEW to or from Hamilton, or any number of other local congestion points, can attest, traffic in the GTA is anything but a laughing matter. Unfortunately, such is life in the Big Smoke — now and for the foreseeable future. Once upon a time, construction season may have been only during the warmer weather months. But those days are over. You can now count on it almost being a 24/7, year-round endeavor. Indeed, with continuing immigration, general growth and construction expansion — all happening at a quicker pace than infrastructure improvements — our highways and transit systems are being strained like never before. Population in the GTA continues to increase by about 100,000 people per year. Research suggests that by 2031, there could be three million more people living in the area — bringing with them an additional 1.5 million vehicles. Toronto condo experts not worried about the highrise market By Ben Myers

IN EARLY MAY, I was part of a panel at the Land & Development Conference that discussed the ongoing evolution of the condominium market. Leor Margulies, moderator and top development lawyer, had prepared some tough questions for the five market experts. I kicked off the session with a quick presentation, noting that there were 62,000 condominium apartments completed in Canada in 2015, a 33 per cent annual increase according to CMHC. Condos accounted for over 36 per cent of total completions, the highest share in over 25 years. My next few slides concentrated on the Greater Toronto Area (GTA) highrise market. In Q1-2016, newcondo sales jumped 37 per cent annually, and unsold developer inventory declined to its lowest level since 2011. Resale condo transactions increased 21 per cent year-over-year, and the sales-to-listings ratio was at its highest level since 2010, according to market research firm Urbanation Inc. First quarter resale prices increased 8.4 per cent annually, while rental rates for private landlord-held condominiums appreciated by 6.8 per cent over Q1-2015. The numbers speak for themselves, the market remains red hot. Margulies asked about foreign investment in pre-construction condominiums and Tridel’s Jim Richie said less than three per cent of their sales between 2005 and 2014 were to offshore buyers, while 2015 was about five per 18 YPNEXTHOME.CA

cent. Developers take larger down payments from international buyers, and Tridel has never had one of these purchasers fail to close on their unit. On the tiresome question of shortterm condo speculators, Richie and I agreed that there are very few of these buyers; slower new-condo price growth, plus transactions costs have almost eliminated this buyer group. Data from Urbanation Inc. shows that the share of units traded at newly completed and registered condominium buildings shows a decline in recent years, suggesting the majority of investors are buying to hold and rent their suites. Why wouldn’t they? The Toronto condo rental market is extremely strong — the 6,136 units leased in Q1-2016 represented an annual increase of 25 per cent! Mike Czestochowski of CBRE’s Land Service Group noted that land prices have shot up recently due to increased competition, and it is likely that those increases will be passed on to new-condo buyers.

After a number of years of three- to four-per-cent price growth in the new-condominium market, the expectation is that 2016 will see much higher price increases. The panel didn’t seem too worried about the condominium market in Toronto in 2016. We expect further population growth, strong activity due to the improved jobs market, and further demand for condos due to the increasingly unaffordable lowrise housing market. The standing-room-only discussion shows there is still a keen interest in the condominium market in the GTA, and many of the leading experts believe the market will remain stable in 2016. Landmark mixed-use development proposed for Toronto Waterfront MENKES DEVELOPMENTS LTD., on

behalf of a partnership comprised of Menkes, Greystone Managed Investments Inc. and Triovest Realty Advisors Inc., is planning to develop a landmark mixed-use community in the waterfront district of downtown Toronto. The new community will incorporate employment, retail and residential uses anchored by a twoacre public park. The development site is an 11.5-acre property, located at the northeast corner of Queens Quay East and Freeland Street, one block east of Yonge Street. Currently the Liquor Control Board of Ontario (LCBO) occupies several buildings on the site, including a retail store, office building and warehouse. The Menkes partnership signed an agreement to purchase the property from the Province of Ontario. They were selected as the winner following an open and competitive sale and selection process. The proposed development will include a 24-storey, 600,000-sq.ft. office tower, 300,000 sq. ft. of commercial retail space, a new residential community and a twoacre park located on the north side of Queens Quay East, between Freeland and Cooper Streets. The park’s northern boundary will incorporate complementary retail spaces along the future extension of Harbour Street, which presently ends at Yonge Street. The park’s final design will be subject to a design competition. LCBO will be a major tenant of the proposed Class “AAA” office tower located at 100 Queens Quay East, occupying approximately 200,000 sq. ft. of the building. The building’s ground floor will feature a 25,000-sq.-ft. flagship LCBO retail store, replacing the current Queens Quay store. The existing LCBO warehouse will be moved off-site. 24 YPNEXTHOME.CA

Why do you need a lawyer?

WHEN YOU AGREE TO purchase a

new condominium, there is a 10-day cooling-off period that allows you to back out of the deal — a get-out-ofjail-free card, if you will — should you change your mind. Lately, I have had a large number of new-home buyers come to me after the 10-day coolingoff period for condominiums, or the conditional periods in a freehold new home offer, had expired. When I ask them why they waited, I get one of three standard responses: 1. I didn’t think I needed a lawyer until it was time to close. 28 YPNEXTHOME.CA

2. The sales agent told me I didn’t need a lawyer until it was time to close. 3. The builder said he wouldn’t change anything. A lawyer must advise you at the time you make your offer to help you avoid all of those tricky clauses where builders look for extra money that could end up costing you thousands of extra dollars on closing. It is critical that you see a lawyer before your deal is firm. It is important that your lawyer explains all the potential costs you will face and the potential changes and delays you may encounter. Insist on this, and if you don’t get what you want or need, see another lawyer. Once you understand these issues, you can then return to the builder and negotiate your purchase from a position of knowledge. Lawyers are service providers, and as the customer, you need to make sure you get the necessary information

to make an educated decision. A home is one of the most important purchases you will ever make, so do your research. You can only get this service from a real-life, breathing, lawyer who will point out the good and the bad in your Agreement of Purchase and Sale, and who is required by the Law Society rules to explain title insurance and by law, has the responsibility to take care of you. If a builder says he won’t change anything in the offer, it will have to be the fairest offer ever written. Do your due diligence and become an educated consumer.

SMALL SPACES ARE MORE and more common with the increase in condo living, and making these spaces work can be a challenge. With careful space planning and ingenious multifunctional products, you can have function and style in any square footage.

TIP 1 | Start with a condo-sized sofa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condoappropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIP 2 | Use clear furniture What’s great about furniture made out of glass, or acrylic, is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In condos that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. 32 YPNEXTHOME.CA

TIP 3 | Wall-mounted lighting A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa. TIP 4 | Work with pieces that are multifunctional In a space that might be too small for a home office, or a formal dining room, I have some great, innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a

piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique, space-saving solution. TIP 5 | Work with smart storage systems Great interior storage is just as important as utilizing multifunctional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small, stackable, acrylic storage compartments to divide my drawers. OAA unveils three additional honours at awards gala Ceremony winners spotlight adaptable designs that respond to ever-changing communities

from across the province, this year’s Ontario Association of Architects (OAA) Celebration of Excellence Awards took place on Friday May 13, showcasing the best in architectural design and innovation. Nine new buildings in Toronto, London, Thunder Bay, Georgian Bay, Edmonton and Vancouver were distinguished in this year’s Design Excellence category. The 2016 award-winning projects illustrate how architecture can adapt to the evolving needs of communities over time. “This year’s Design Excellence Award honourees stand not only as beautiful buildings, but also as examples of architecture’s ability to creatively problem solve,” says OAA President, Toon Dreessen. “From multi-generational housing 36 YPNEXTHOME.CA

People’s Choice, decided by public vote, went to the Aga Khan Museum, Toronto by Moriyama & Teshima Architects in association with Maki and Associates. YOU GET WHAT YOU PAY FOR — and in the case of the condominium maintenance fee, you get a lot! One of the best things about living in a condo is enjoying the beautiful amenity spaces and knowing that the building exterior and landscaping will be cared for in the years to come, without having to do any of the maintenance yourself. It is all about carefree living, and condominium buyers must look at maintenance fees realistically. The monthly payments you make are necessary to ensuring that your quality of life remains high, with exterior and interior elements kept looking beautiful and in good repair. I always suggest that condominium shoppers look at what they would have to spend to receive the same services in a lowrise home. Many homeowners pay for a lawn service, window cleaners, gardeners, snow plow services and the like to help with lowrise maintenance. The maintenance fee covers these, plus the care and upkeep of gorgeous common areas, from hallways and elevators to chic lobbies and rooftop gardens. Think, too, about the concierge service. These professionals, who are an integral part of the security condominium residents enjoy, have to be paid. If you add a security system to your lowrise home, you will incur a monthly payment. Some condo maintenance fees even include utilities such as hydro, gas and water — and again, in a lowrise home, 40 YPNEXTHOME.CA

you would have to pay for those separately. Many condos today offer individual hydro metering per suite, which is just fine with most purchasers. People’s hydro use varies greatly. Some residents are careful about shutting off lights, avoiding using appliances during peak hours and the like. Most buyers are happy to pay for what they use. They also appreciate the fact that if they are away for weeks or months, their hydro bills are very low. We are even beginning to see separate water meters. Of course, when this is the case, the maintenance fees reflect that. A portion of your condo fees goes toward the ‘reserve fund.’ Administered by the condominium board, this fund ensures that money is there in the future should unexpected problems arise after Tarion’s warranty coverage is over. It is all about looking at things fairly and recognizing that maintenance fees go a long way in protecting your real estate investment. Oh, and remember that even if your condo includes an amenity space you think you may not use (often the swimming pool), remember that your guests may enjoy using the pool, and having it in the building might help with your

resale value in the future. You may also discover that you do use the amenity once you move in. Amenities are extensions of your living space, and today’s common areas are uncommonly beautiful and bright. Your maintenance fees help to free up time so you can use your condo amenities more. Whether it is soaking away the cares of the day in the whirlpool, challenging neighbours to a game of billiards, hosting a large gathering in the party room, barbecuing and dining al fresco on the terrace, exercising or doing yoga in the fitness room or swimming a few laps, it is worth the money to have all of this under your roof. And speaking of exercising, with a fitness area in the building, you avoid having to pay a monthly fee to belong to an outside gym. When it comes to paying condominium maintenance fees, look at the big picture and you’ll find you will want to place yourself in it!

with packing comes decisions. Some people want to pack their own items, while others prefer to leave the task to a pro. There are, of course, advantages to each approach, so it is important to weigh the pros and cons. The Professional Packer Most who choose to pack themselves do so because it saves money. This is true only if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate just how much jostling their items will endure on the road. Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers make it their business to know what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide tips on how to mark your boxes for ease of unpacking, and advise on the items to pack last and therefore, unpack first. Having your mover pack your belongings offers the peace of mind in knowing that if the damage happens, your possessions will be repaired or replaced. 42 YPNEXTHOME.CA

The DIY Packer If you are willing and able to pack yourself, ensure you have the proper materials and containers to help with a successful move. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. There are also significant considerations to keep in mind, such as not packing explosive or flammable items. Your list of essentials will include tape dispensers, packing paper, markers, pads, blankets, bubble wrap, and or course, there are many sizes and strengths of boxes available.

A 1.5-cu.-ft. box is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs and the like. The next size up is a lamp or lamp shade box, which is three cu. ft. in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects like pillows. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service. moms and dads grapple with is whether they should go back to work or not. Many parents find that they really want to stay home and raise their kids. Just as it makes no sense to go into pregnancy with your eyes closed, clueless as to how you’ll cope financially, the same holds true for making the decision to stay home with the kids or to go back to work. It shouldn’t be a guess. It should be based on the black and red of your situation. Here are some things you’ll need to add into the equation:

Taxes A lot of the income you will make will be eaten up by taxes. If you’re returning to an existing job, you need only look at an old pay stub or last year’s tax return. If you’re looking for a new job, you’ll need to figure how just how much tax you’ll pay. Child care The next biggie is paying someone to do at least part of the job you’d be doing if you stayed home. You can hire a nanny, pay for outof-home childcare or, if you’re really lucky, rope your parents into being all things to your kids while you’re off in the mines. There’s a cost to it all, and you’ve got to figure out what that cost will be for your family.

to where you work, it could be as inexpensive as public transportation, or as expensive as a plane ride. If you’re driving, you’ll have to not only figure out the cost of gas, but the additional wear and tear on the car, resulting in higher maintenance costs. Don’t forget the additional trips to and from your childcare provider.

Clothes If you have to maintain a professional appearance at work, what’s it going to cost to keep you shod? If you’re carrying a lot of baby weight, are you going to need a whole new work wardrobe? Dry cleaning If you’re wearing a power suit to work, it’ll have to be cleaned once in a while. Food While it may be your (best) intention to take your lunch to work, you should also budget for the occasional lunch out, the occasional coffee with co-workers, the occasional birthday celebration. That stuff happens. If you pretend it doesn’t, it’ll bite you in the budget.

Gifts Speaking of birthdays, let’s not forget the presents you’ll be chipping in on, or the charitable donations you may be expected to make as part of belonging to that work community. Housekeeping If you’re both back to work full time with a new baby to look after, you may need to hire someone to do the vacuuming. Even if it’s twice a month, it’s an expense for which you need to budget.

Lost wages If you’re both working, someone’s going to have to take time off if baby gets sick. Will one or the other get docked if you have to take the occasional day off to stay home with a sick child? That’s the money. Finishes & options that pay off

FINISHES, LIGHTING AND appliance upgrades enhance the aesthetic appeal of your condo and pride of ownership, but buyers need to make strategic selections that also improve functionality and help the unit stand out in a positive way on the resale market. “Be smart, temper your inner designer and keep your upgrades neutral, or the extra money you’ve put into the upgrades will vanish at resale,” says Brad J. Lamb, president, Brad J. Lamb Realty in Toronto and Lamb Development Corp., which has projects completed and under development in Toronto, Ottawa, Montreal, Calgary and Edmonton. “Personal statements, such as bright red, yellow or green kitchen cabinets, will take much longer to sell and you’ll take a big haircut on price.” Whether you plan to stay in your condo for five or 25 years, chances are you’ll eventually sell the place, so the return on your investment must be considered. It’s virtually guaranteed you’ll recoup the premium you’ll pay to be up on a higher floor, because buyers typically look up before they look at the interior finishes. However, it’s impossible to predict what, if any, reward will be reaped on upgrades. The reality is that most people upgrade because they want to feel fabulous every time they look around their condo, and they’re equally committed to impressing family and friends. Even functionality tends to be a secondary consideration. Unfortunately, the upgrades’ impact on resale value is rarely top of mind, even though it’s something every condo buyer should think about if money matters to them. “It’s all about the aesthetics and impressing everyone — functionality doesn’t come into it at all,” says Tim Huxley, lead sales consultant at Streetside Homes, Calgary. “You’re most likely to get the best return on …continued on page 58

kitchen and bathroom upgrades, where appliances, countertops and backsplashes offer plenty of visual impact for your dollar.” Virtually every buyer has a budget. When it’s time to sell, if your upgrades force you to price your condo above comparable units in your building, your unit might not pop up in realtors’ searches, let alone be considered for a viewing. However, provided your pricing is competitive, your upgrades could give your unit the edge over those equipped with just the standard finishes. “Quality finishes will catch the eye of the more discerning consumer, but most buyers get caught up in the furniture,” Lamb says. “You’ll spend less and reap greater rewards if you save that money to paint your walls something other than white and have the unit professionally staged for resale.” The range and cost of finish upgrades varies widely from developer to developer, with some, such as Lamb, installing what would typically be considered upgrades as standard in every unit, including a high-end glass backsplash, gas lines for barbecues on balconies and gas stoves in kitchens. Others offer just a handful of relatively standard upgrades, such as stainless steel appliances, hardwood floors and granite countertops. Some developers take it up a few notches with 58 YPNEXTHOME.CA

medicine cabinets, wall-mounted ovens, front-loading washer/ dryer, bathtubs with jets, a TV/iPad/ surround-sound package, stone sinks, extra thick granite counters, faucets with spray nozzles that accommodate mega-sized soup pots, and even second parking spaces. “It’s your dream home and you’ll be living there, but you don’t want your equity vanishing,” Lamb says. “Upgrade just enough to make your new home look and feel good.” Ask yourself how the average person will react to that countertop or soaker tub as you remember that many buyers will go for the unit on the higher floor before the upgrades. How practical/functional and relevant is it really? How many homebuyers will actually see it as a must-have versus a nice-to-have feature? Although it’s widely accepted that it’s virtually impossible to keep stainless steel appliances fingerprint free, homebuyers don’t care because they look so good. While many like the feel of carpet in bedrooms, many buyers today actually prefer hardwood due to environmental sensitivities. “Carpet is bad for allergies and collects dust and bacteria,” says Karen Reimann, a Toronto-area realtor with Re/Max Hallmark. While many will love that sleek, sexy oversized shower stall, that upgrade makes resale sense only if there is a tub in another bathroom.

Meanwhile, seemingly dull upgrades, like additional wall sockets and extra pot lighting, are affordable and can be a big selling point. Condo builders and developers typically charge two to five times what homebuyers would pay to buy and install everything from hardwood floors to undermount sinks and valance lights to rain shower heads. While some industry insiders suggest that’s unfair, others point out that consumers are willing to pay for the convenience and accompanying warranties as well as the single point of contact in the form of the condo manager. “Buyers appreciate that we’ve done the research, narrowed the selection down to the most appropriate options, and deal with the various trades to coordinate and oversee the installations,” says Stephanie Butler, director of marketing and sales at Amacon. “Investors who plan to rent out the units tend to spend less on upgrades than buyers who plan to live in their units.” Because consumers often commit to their new condos and upgrades 12 to 36 months before taking possession, Lamb strongly suggests homeowners specify the products, brands and manufacturers or the equivalent in the contract. “Memories fade and perceptions change over time, so use the contract to get what you paid for,” Lamb says.

THERE ARE MANY QUESTIONS that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market? We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say it, the home you just purchased. When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal. Having just bought a new house, I remember that feeling well. My husband and I were swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home was more expensive. Second, it was further away. Third, it was in a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house — and we still consider it worth the trade-off — we couldn’t help those pangs of fear. So, how can you cure that case of “I wish I never...” and “What if...”? Here are three ways to stop buyer’s remorse dead in its tracks:

home, it’s tough to go cold turkey. Trust me — if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it. » Stop worrying. You’ve done your homework, haven’t you? You’ve

scoped out a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals. What more could you have done? Buying a new home — especially for the first time — is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it. Nothing will ruin your homebuying happiness like having it engulfed in a wave of irrational fear. In your home purchase, as in life, regret nothing and enjoy every moment.

However, when we go too clean with our ensuite treatment, sometimes the space can begin to feel less calming and more clinical. With these tips for introducing inviting furnishings, you can add a little warmth to your washroom space and rediscover true relaxation.

Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form that can be tucked away when not in use to save space.

Memorial unveiled honouring fallen workers

A MEMORIAL HONOURING more than

1,000 Italian workers who died in workplace accidents in Ontario over the past 100 years, the first of its kind in Canada, was unveiled at the Villa Charities campus at the Columbus Centre at 901 Lawrence Ave. W. in Toronto on April 28. The lost workers’ names were all inscribed on the monument. The unveiling ceremony coincided with the International Day of Mourning for workers killed, injured or disabled on the job. The memorial is the culmination of a six-year effort to formally recognize Italian workers’ enormous sacrifices in the building and industrial development of Ontario. The project was inspired by Marino Toppan, former president of the Labourers’ International Union of North America (LIUNA). 76 YPNEXTHOME.CA

Dominus Construction Group and Cityzen Development Group were responsible for the coordination and management of the construction of the project, which included site supervision, securing of all donated materials as well as all the labour to build the memorial. Unveiling memorial Marino Toppan, CEO of Villa Charities, Eligio Gaudio, and Dominus President, Joe Cordiano, oversaw the construction of the project. He, sadly, lost his own father in a construction accident when he was a young boy of two and his brother just a few months old. Cordiano’s father was 28. “I didn’t get to know my father,” said Cordiano. “I didn’t get to experience all of those things fathers and sons do. And neither did my brother. And of course my mother lost a husband,

a friend and partner.” Once unveiled, family members of those lost searched for the name of their loved one on the monument. It was a day of remembering, a day of honouring those who lost their lives helping to build Ontario. “Let us all agree that we will work together to make certain that no more names will need to be added to this monument because of a workplace accident,” added Cordiano. I like bone china,” she explains. It retains heat, feels substantial and has craftsmanship to it. And this is both for entertaining, and just indulging herself at home. Life’s too short to save the good china for special occasions, treat yourself to it daily. “I like to bring in a new set of napkins for when guests come over,” she explains, and for the powder room, “fresh guest towels or a stack of face towels, and fresh soap.” Pynn loves freshening up her space quite regularly by bringing in pieces that will simply add that fresh feel. designed for Simons, that can be used in this very same way, quite easily. Fresh is an element that you can easily include in any area of your home. It doesn’t have to be a big investment piece — though it can be. It can be small notes — though it can also be a feature element. The thing is, creating the feeling of fresh style doesn’t mean a whole overhaul. It doesn’t mean redecorating. It doesn’t mean starting from scratch. Many of the foundation pieces can be given a completely new life with the introduction of punches of colour or a crisp feel with the introduction of new products. The bedroom is an ideal example. “I love the feel of fresh, new sheets,” she explains. Whether it’s a treat for houseguests who stay in the guest bedroom or an indulgence for herself, Pynn advises that changing up the bedding will have a noticeable effect. It can be on a whim when you find something you love, or you can aim for doing it seasonally. One doesn’t need too many sets of sheets, and good quality sheets will last and endure, and feel good for a lot longer. That quality is important when freshening up. “Cheap and cheerful” she explains, has its place, but money spent on great quality is money well spent. There are the one-off pieces that can be enjoyed, but Pynn isn’t one to embrace the idea of disposable design and stays away from those things that make their way too quickly into landfill. “I love a stack of fresh tea towels in the kitchen,” she explains — and great tea towels are hard for most of us to resist. But when those tea towels need to be replaced, the old, stained or damaged ones are still useful and become cleaning rags until they’ve got no life left to them. Scent is also an important component to having that fresh home. While Pynn avoids chemical cleaners in favour of all natural and organic products, she also enjoys the aroma of a great candle and is currently enjoying the scent of ‘frolic,’ which is lavender based. With gorgeous inspiration to indulge yourself in your home, Pynn makes it easy to bring that fresh element into your decor. Get out the good china, stop saving that crystal for special occasions and enjoy the feeling of simple pleasures!
