federal and provincial government interventions to ease runaway prices will have their desired effect, but according to the latest numbers from the Canadian Real Estate Association (CREA), sales are down, listings are up and change could be on the horizon. “Homebuyers and sellers both reacted to the recent Ontario government policy announcement aimed at cooling housing markets in and around Toronto,” said Gregory Klump, CREA’s chief economist. “The number of new listings in April spiked to record levels in the GTA, Oakville-Milton, Hamilton-Burlington and Kitchener-Waterloo, where there had been a severe supply shortage.” Klump adds that sales were down in each of these regions, suggesting that these housing markets have started to cool. If you’re on the fence about buying a home, here are three things to consider – regardless of market conditions. First of all, there’s nothing quite like the pride of ownership. Second, you have to live somewhere. If you’ve crunched the numbers and have determined that the down payment, mortgage requirements and associated costs fit within your budget, why fatten a landlord’s pockets when you can invest in your own financial future? Finally, the general rule of thumb for smart investments is to buy low and sell high. While prices in Toronto are far from “low,” if you’ve been holding out for the chance to get your foot in the door, it could be right around the corner.

is starting to grow after years of being stagnant, as more developers look to build rental housing. But it is not easy. One way to help meet our housing supply shortage and affordability problems in the GTA is to build more rental housing. With housing prices as high as they are, renting has become a popular alternative for the many people priced out of home ownership. Builders are interested in bringing purpose-built rentals to market because of the greater demand and more is being developed. According to a recent CIBC report, more than 5,000 new rental units are currently under construction and another 28,000 units were proposed in late 2016. While there is increased interest, rental housing must be financially worthwhile to develop otherwise units won’t get built. Similar to condominium projects, it’s difficult for developers to build purposebuilt rentals because of the many challenges that need to be overcome. One of the biggest challenges and one that would have a huge negative effect on the development of new rental housing is potential changes to rent control legislation. The government is looking at expanding rent control rules and although this may seem like a good idea, the impact would in fact be detrimental on the viability of constructing the much needed housing. If the province imposes rent restrictions, the financial incentive for developers to build these units 12 YPNEXTHOME.CA
will diminish. Expanded rent control on new rental buildings would not improve our housing issues but instead would push housing prices up as rental supply falls. There are many other challenges that builders need to consider before moving forward with a purposebuilt rental project. For example, there could be more financial risks in building rental housing rather than constructing condominiums. Developers typically sell most condo units before they are actually built which decreases their investment risk. Whereas with rental developments, units can only be rented once the building is complete which increases the uncertainty of being able to rent all units in a timely manner. Developers also face the same planning policy challenges with rental building as they do with condo projects. It is difficult getting height and density approvals, and out-ofdate zoning by-laws and excessive red tape increase approval time-lines
and delay construction. All these challenges means it costs developers more to bring projects to market. In order to make rental projects work, developers need to build in established locations where potential tenants want to live. Like condominium developments, many rental projects are being met with NIMBYism or opposition from local residents who are concerned about high-rises going up in their neighbourhoods. Purpose built rentals could be one way to address the housing demands across the GTA however in order to happen, these projects need to be financially viable for developers.

Ontario’s new home warranty continues to evolve By Howard Bogach

Ontarians have bought new homes with the comfort of knowing that important protections are in place. To build homes, all builders must be registered and demonstrate that they have a number of important competencies. They are also held accountable for their work by providing a mandatory warranty on each and every home they build. The principle behind these regulations is simple: New-home buyers should have a certain level of protection for such a significant investment. Not only are our homes likely the largest purchase we make in our lifetimes, but they are also where we build families and dreams. Since it was first created in 1976, Tarion has evolved and strengthened these protections. In March, the Ontario government announced plans to further evolve both the warranty administration and builder regulation by creating two new Designated Administrative Authorities (DAAs) to separate the building regulator function and the warranty function. While there are structural changes coming, the principle of consumer protection that lies behind the province’s new home warranty remains unchanged. It is also important to stress that these changes will take time. For now, it is business as usual at Tarion. Our award-winning customer service staff remain ready to provide information, resources, and answers to your questions on the province’s new home warranty.
The changes to come are part of a long evolution of consumer protection that began in 1976, when the warranty and builder registration became mandatory. Before then, there was little protection for new-home buyers. There were reports across the province of so-called “builders” accepting deposits from buyers without any intention of actually building the purchaser’s home. With no protection in place, new-home buyers had little recourse when their money was taken and their homes were never built. These schemes hurt consumers, legitimate builders and the reputation of Ontario’s building industry. The need for consumer protection was evident, and so builder registration became mandatory, along with the requirement to provide a warranty on every new home. Tarion – although called by another name – was created to regulate builders, administer the warranty and prosecute those who didn’t follow the rules. Some of our current staff have been with us since those early days. Over the years, the protections and regulations have grown significantly. In fact, Ontarians enjoy some of the strongest protections across the country. Not only have warranty coverage limits increased, but we are the first and only province to cover radon gas remediation and delayed closings. And, we continue to strengthen the warranty. Currently, we are consulting on how to expand deposit protection to better reflect the reality of today’s new-home buying experience. Over the years, Tarion has also made sure builders have been held to increasingly higher standards – most recently requiring them to complete educational competencies prior to registration. So, while the government works

TITLE INSURANCE: What is it, and why do you need it? By Jayson Schwarz

TITLE INSURANCE IS SUPPOSED to
provide comprehensive insurance coverage for certain title-related risks associated with home buying, such as zoning issues, claims of mental incapacity, lack of up-to-date survey, and the legal services provided by your lawyer (such as title certification). It insures the homebuyer against such defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages, consents and the like. It will cover compliance and access issues such as work orders, permit violations, fences, boundaries, tenancies and rights of way. It is supposed to be in force so long as the purchaser or his heirs own the property. Title insurance will outlive the certification of your lawyer, whose insurance stops if he or she dies or ceases to practice law. Okay, what if something is wrong and a prospective purchaser will not accept a new title insurance policy at no cost? The insurer will pay out in accordance with the policy, or will, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things such as the real estate taxes paid. In addition, lawyers’ insurance is time of incident related, which means in simple English that if your lawyer is dead, retired or stops practice and you make a claim after that, you are not covered. Title insurance saves you money. Disbursements – money paid to third parties for items such as building 16 YPNEXTHOME.CA
compliance letters, subdivision compliance letters and deed registration – are lower. We estimate $200 to $300 on a deal after the cost of the policy. Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken the title insurance courses, has gone to the seminars on Terranet, the electronic registry system, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Remember, a lawyer survives by repeat business and referrals, and a lawyer’s mandate from the Law Society is that the client’s best interests must come first. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or
sell houses they do not own. Title insurance indemnifies you against these occurrences. To summarize, title insurance does four things better than lawyers’ insurance through Law Pro (the Law Society’s insurance arm): » gives better coverage as to the quality of your ownership than a lawyer’s insurance; » lasts forever when lawyers don’t; » saves $300 to $400 in disbursements; » protects from mortgage and title fraud. Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely. SHOPPING FOR A CONDO in the GTA? Great news – your decision is a wise one. Today’s condos are more beautiful and more efficient than ever before. To help you with this exciting life step, here a few tips:
Prepare: » Get pre-qualified for a mortgage before you shop. This way, you can avoid falling in love with something you cannot afford. Know your budget. And guess what? You may be able to afford more than you think! » First-time buyers, keep in mind that postponing your entry into home ownership may mean buying when mortgage interest rates have gone up, which they eventually will. Even a fraction of a percentage point now can mean a difference of many thousands of dollars over the course of your amortization. Look for firsttime homebuyer seminars, which can be a big help in teaching you what you need to know to make an informed decision. » Consider location first. How long will your work commute be? Make the trek during rush hour before you buy. Can you walk to amenities and avoid using a vehicle for errands? Many of today’s condos earn a Walk Score of 100! » Look at suite designs carefully. Are you buying with a roommate? Do you need separate bedrooms? If so, check out designs in which the bedrooms are at opposite ends of the suite for added privacy.
Visit sales offices: » Don’t underestimate the power of seeing how a builder’s suites “live” by touring the models. In addition to helping you envision the real thing from floor plans, the models are full of wonderful design and décor ideas that can help you make choices at your colour selection appointment. » Developers and builders dedicate a lot of resources to creating sales offices and models that showcase the potential in the suites they are selling. You can pick up a lot of visual tips on decorating from prestigious designers whom you might not otherwise be able to hire as consultants. » Use your sales office visit to gather as much information as possible. The Internet is a wonderful tool, but there is nothing like being able to speak one-on-one with a knowledgeable sales representative. » How do the sales office and models look when it comes to quality? This is your first opportunity to see firsthand how well built you can expect your suite and building to be. Lighten your load: » If you’re moving into a condo from
a large home, pare down your stuff and avoid cluttering up your new space. A home organizer can help. » Consider holding a yard sale, passing down family heirlooms to the younger generation, donating furniture and other items to charities and consignment shops, selling things on the Internet, giving things away, and when all else fails, throwing items that are past their prime in the trash. » Use the floor plan of your new suite as a guideline. The room dimensions are on it. I have known people to cut out scale representations of their furnishings and place them on the floor plans to see whether they fit and how they might be arranged for optimum effect. » If you are selling your larger home, remember that it will sell more quickly if it is neat and tidy without a lot of items piled in corners and on surfaces. Relax, prospective homebuyers... the sky is not falling By Wayne Karl

RELAX, HOMEOWNERS and buyers in
the GTA, the sky is not falling on the real estate market. It’s just taking a slight pause. Just as the spring weather finally began warming up and when the local housing market should have been enjoying a similar spike in activity, along came something called the Fair Housing Plan. Announced by the Ontario government on April 20, the plan introduced 16 measures to bring stability and affordability to the market, while protecting the investment of homeowners. Within days, you could feel the impact. Those in the resale market say there was an immediate cooling effect, as buyers reacted to the plan by hesitating. Anecdotal evidence suggests home listings that would have been snapped up in days in multiple offer situations, were now sitting idle or removed entirely – at least temporarily. “Homebuyers and sellers both reacted to the recent Ontario government policy announcement aimed at cooling housing markets in and around Toronto,” says Gregory Klump, chief economist, Canadian Real Estate Association. “The number of new listings in April spiked to record levels in the GTA, OakvilleMilton, Hamilton-Burlington and Kitchener-Waterloo, where there had been a severe supply shortage. And with only 10 days to go between the announcement and the end of the month, sales in each of these 24 YPNEXTHOME.CA
markets were down from the previous month. This suggests these housing markets have started to cool. Policy makers will no doubt continue to keep a close eye on the combined effect of federal and provincial measures aimed at cooling housing markets of particular concern, while avoiding further regulatory changes that risk producing collateral damage in communities where the housing market is well balanced or already favours buyers.” The number of newly listed homes jumped 10 per cent in April 2017, led by a 36 per cent increase in the GTA. Housing markets in the Greater Golden Horseshoe also saw similar percentage increases. Not the market was hurting, exactly; the MLS Home Price Index Composite Benchmark Price was up by 31.7 per cent year-over-year in April 2017, according to the Toronto Real Estate Board. Similarly, the average selling price for all home types combined was up 24.5 per cent to $920,791.
What the Fair Housing Plan didn’t immediately address, and what is not likely to change in the short term, is supply and demand among new homes. Ontario is to create a housing advisory group to resolve land-use approvals issues and red tape, which prevent housing from coming onto the market for new-home buyers. What this means for buyers seeking newly built homes, particularly lowrise, is that any new homes brought to market in the GTA will be snapped up immediately. And that means these prices are likely not going down, no matter what happens in the resale category in the short term.

THE HOME OFFICE How to make it work for you

MY OFFICE IS WHEREVER I happen to
be, in the car, at home or the design office – basically, wherever my phone is. But it’s hard to ignore how many in the work force are following the shifting trend to work part time or full time from home. There are many factors that can help make your home office a productive and beautiful place to work. Today’s wireless technology in the house allows you to work from almost any room, but pick one and make it yours. I always recommend a
home office be set up in a room with a door that closes and locks, rather than the dining room table or in an open concept loft or basement. For business calls and for concentration it’s best to have a door for privacy. If you need to share a space try to make it the guest room or a place that isn’t occupied during the day. The size of the room isn’t as important as how functional it is. Organization is key and the way to stay productive is with proper storage. Having the right place to

put everything can help contain clutter and keep your mind focused on what’s important. You’ll need organization systems for paper and cord/cable management to tame that tangle under your desk. Many office stores carry organizational solutions for computers and supporting tech, but custom built-in cabinetry is the way to go for storage. Every need can be addressed and interpreted into good-looking, yet practical storage. After all, if you’re going to spend eight hours in a space, why not make it functional and beautiful? Your personal style can carry through from the rest of your home to your office or you can create a unique, personal space that makes you happy just to be in it. Good lighting is one of the most important considerations. There’s no such thing as too much lighting, you can always turn something off. If you can, invest in recessed ceiling lights for clear, ambient lighting and good desk lighting for task work. Hire a designer to put together a lighting plan for you if you’re not sure what you need. The second important factor to consider is your chair. Get the most supportive, comfortable seat in the house, because you will be in it a lot. That means no dining chairs! An area carpet and drapery may seem like overkill in an office but both will help dampen sound. You’re still in a functioning household and sound travels both in and out of rooms, so remember fabric helps reduce the noise level. If you’re bringing in an electrician to update your lighting, ask about having some of the room’s wall outlets raised to counter height so you don’t have to crawl under your desk to plug in your computer. If you still work with a lot of paper (like me) you need space to spread stuff out. A computer is one thing

– or maybe two things, you require for your job but a stretch of counter space can make life much easier. Many home offices integrate counters with cabinetry to eliminate the standalone desk. Whatever works for you is the right solution. But my last piece of advice is the most important to remember. The best way to tame that paper pile is to tackle it and let it go, so get a high-quality paper shredder and don’t forget to use it!

often feel they should do something to help friends and family when the going gets tough. Hey, I’m all for offering help when it’s needed. But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes repayment time. Here’s a letter I received recently:
Gail, I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess financially. They have young kids, and both my husband and I love those children. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, whose to say that another loan is actually going to solve the problem.? What have your sister-in-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough. Here are more reasons why you should think twice about co-signing for their consolidation loan: People who need a cosigner can’t qualify on their own because the lender believes they will default. I have heard of the odd positive cosigning experience like a young adult with no credit history whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load. Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork. But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re

co-signing is to guarantee repayment, and if the lender can’t get blood from one stone, it’ll come looking for your stones. Co-signed debt is factored into calculations that determine whether you’ll get approved for any kind of borrowing, including a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you take on. Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the credit bucket is not bottomless. Taking on the responsibility of co-signing could
mean your ability to borrow for your own goals is thwarted. So how do you say no to family or friends who see you as financially stable and a good resource for solving their problems? Try this… Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you? If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that co-signed loan came between you anyway. At least now you’re not also on the hook financially.

Toronto condo prices continue to baffle forecasters By Ben Myers

JUNE 2009 WAS THE LAST time GTA
resale condo prices declined on an annual basis, dropping 0.7 per cent from approximately $245,000 in June of 2008 to $243,000, according to data from the Canadian Real Estate Association's MLS Home Price Index (HPI). Fast-forward to April of 2017 and the average price has reached $450,000, and condo values have shot up 29 per cent year-over-year. During the previous market peak in 2011, condo market hysteria was running wild, new condo broker launches were frenetic, and condo prices in the resale market reached 8.3 per cent annual growth that August. Every week someone declared that the market was in a bubble, that speculative investors were rampant, that “it isn’t different this time,” and that it “won’t end well.” Following that boom, the market slowed significantly (but didn’t crash), with annual resale price growth of just 0.2 per cent by the end of 2012 per the MLS HPI. Prices stabilized in late 2013 and condo price inflation was steady between four and five per cent from that point until early 2016. In contrast, Toronto has experienced hockey-stick style price growth since. Fortress reviews all house price forecasts at the end of the year, and predictions rarely come close to the actual results. In fact, many analysts would do better if they simply forecasted the exact same price growth as the year before and did zero analysis! That’s not good. 32 YPNEXTHOME.CA
It is too early to tell if Ontario’s newly announced Fair Housing Plan will dampen new or resale condo activity (or both), but in mid-May our partner Lamb Development had another successful new release at a highrise project off Richmond Street West, with a line-up down the street. Despite the expanded rent control included in the Fair Housing Plan, new condominium investors don’t appear to be deterred by the prospect of below-market rent increases for units they hold and rent out. At the Land and Development Conference, economist Peter Norman of Altus Group said the GTA needs approximately 13,000 new rental units annually to satisfy demand. Over the past 12 months (May 2016 to April 2017), builders and developers have delivered just 2,530 rental units. This level of purpose-built rental construction is near the highest level since the mid-1990s. Based on those two data points,
the GTA will still require private landlords to supply about 10,500 new rental units via leased condominium apartments to just keep up with the current level of demand. Keep in mind that it is not out of the realm of possibility that rental demand could go much higher! Be careful when relying on condo price forecasts as those making them (including myself) haven’t had a great track record. There is still plenty of rental demand for required annually for privately held condominiums. Buy a new unit with the intent of holding it for five or more years and don’t get caught up in the short-term price volatility and near-term forecasts. Meet the “move-over” buyer New breed of homebuyer moving on, in search of affordability WE’VE SEEN “MOVE-UP” and “move-
down” buyers, but there’s a new breed of homebuyer out there that’s evolved with today’s high-priced housing reality. Dubbed the “move-over buyer,” this growing group of home hunters is seeking a balance of affordability, square footage, and access to amenities and infrastructure, and they’re finding it outside of the 416, according to a recent report from ReMax. Significant price increases and high demand in the Greater Toronto Area during the first quarter of 2017 spurred growing numbers of buyers to leave the downtown core, in search of greater affordability in markets across southern Ontario. In turn, they are driving price appreciation in Mississauga, Brampton, Durham, Barrie, Hamilton-Burlington, Windsor, and as far away as Kingston. The average home in the GTA increased 29 per cent, from $675,492 in the first quarter of 2016 to $873,631 in the first quarter of 2017! A recent ReMax survey conducted
by Leger found that, when making buying decisions, over two-thirds of Canadians consider the location of a home to be more important than the style or size of the home. Respondents indicated that beyond price, a number of other factors influence home purchases, including access to greenspace (77 per cent), proximity to work (66 per cent), proximity to retail centres (65 per cent), and proximity to family and friends (65 per cent). All of these ranked higher than the style of a home. In response to heightened activity seen across the GTA in recent months, the Ontario provincial government announced a 15-per-cent Non-Resident Speculation Tax (NRST), along with a number of other regulations in midApril in an effort to balance the need to stabilize the market while preventing a harmful sharp correction. Similar to the foreign buyer tax introduced in Vancouver last year, the impact of this measure on market and buyer activity in the long run is difficult to predict. This measure may impact consumer confidence in the short-term, as buyers hold out until they fully understand how they are affected, causing overall market activity to slow. “Toronto and Vancouver are very different markets as Vancouver’s population and geography are much smaller. At this point there is limited data on how many foreign speculators are active in the GTA market, but it is fair to assume that the new tax will impact the middle-class and not just buyers in the upper-end of the market,” says Christopher Alexander, regional director of ReMax Integra Ontario-Atlantic Canada Region. “In the short-term, potential sales may stall as buyers wait to see the impact of the changes, which in turn could create a ripple effect throughout the Golden Horseshoe, however, it will be interesting to see how this new legislation will affect the demand for housing in the market.”

BEFORE SEARCHING FOR A HOME, you
should get a mortgage pre-approval. Getting one is a great start but it won’t guarantee you’ll get the best mortgage rates. To ensure you’re getting the lowest mortgage rate, you should use a mortgage broker. A broker shops your application around to a variety of lenders before picking one with the lowest rate and the best terms. However, finding a broker is similar to finding a real estate agent. You want the best but how do you know who’s right for you? HERE ARE SOME QUESTIONS TO ASK:
1. How long have you been a broker? If you’re a newcomer or a first-time homebuyer, you want someone with a lot of experience in the industry. Someone with years of experience will recommend the best product for your situation instead of a standard five-year fixed mortgage. If a shorterterm mortgage is better for you, you’ll want a broker who will recognize what’s ideal for your circumstances. 2. How many lenders do you work with? If you get a mortgage from your financial institution, you’ll only have one lender to choose from. However, brokers work with a number of lenders, which allows them to pick the lender who works best for your situation. Although brokers work with many lenders, they tend to do the majority 38 YPNEXTHOME.CA
of their business with just a few of them. That gives them the ability to get lower rates and volume discounts that are passed on directly to you. Brokers can provide you with a list of the lenders they work with, including the ones they use the most. 3. What’s the application process? As we move away from face-to-face communications, you should use a broker whose communication style is similar to yours. Do they prefer to communicate over the phone, in person or through email? Do they accept electronic signatures or want you to come in to sign documents? Your broker should take you through the steps to ensure the mortgage is suitable for you and explain anything you don’t understand. The way they communicate this to you should be in a way that you’re most comfortable with so the whole mortgage application process runs smoothly. 4. How are you paid? You don’t have to pay mortgage
brokers for their services, but keep in mind they don’t work for free. They’re paid by the lender who takes on your mortgage and the broker’s commission is usually between 0.5 and 1.2 per cent of the mortgage amount. Also, if the mortgage term is longer, they get paid a higher commission. Your broker should explain how they’re paid. THE BOTTOM LINE
When you’ve found a mortgage broker you like, you can start the mortgage application process. Once you’ve been pre-approved, compare the mortgage rate quote you receive with the best rates. If it’s different, ask why. Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate. If you’ve chosen the right broker, their answer should be clear.

FIRST-TIME BRIDES AND GROOMS are older than ever before, according to recent census figures. Because today’s first marriages are occurring later in life – not to mention second or third marriages – more often the modern dilemma is whose couch stays, and tallying how many toasters and flat-screen TVs the couple has between them. When couples married 40 years ago, they were barely into their 20s and often still living with their parents. The traditional wedding shower carried great value, as it supplied newlyweds with all the necessities married life required, including dishes, cookware and bedding. For the “new couple” combining households for the first time, proper planning is key to starting off on the right foot in the early years of marriage. Here are some tips for combining households... and all that stuff!
» Go through each house together, and identify which items are duplicates. Talk about each item honestly. If you can legitimately use two of something in your new life,
such as televisions or stereos, go ahead and keep both, but don’t wait to have that discussion on moving day. » Do the same evaluation for small items, such as silverware, as you do for the larger items. These smaller items can add up quickly, and often produce the most clutter. » Organize with boxes and a colour-coding system. Purchase a variety of box sizes before you begin so you can appropriately tag and box both items that stay and those that go along the way. » Think about donating to those in need. If a garage sale isn’t of interest, consider donating to local non-profit organizations. Experts agree that couples can successfully blend two households if they take time on the front end to address the move. The key to a successful move, as with everything in life, is proper planning.

THIS SPRING HAS SPRUNG and with it, renovation season – and this year’s DIY scene has some extra oomph. Home improvement giant Home Depot has released its first-quarter earnings results, raking in $23.9 billion, up 4.9 per cent year-over-year. Some equate the boost in home improvement activity to the high price of homes and all the associated costs – which are also on the rise. “People are looking to purchase and live in homes for longer time frames, often five to 10-plus years, as prices and transactional costs, such as land transfer taxes, continue to increase,” Anson Kwok, vice-president of sales and marketing at Pinnacle International, told YP NextHome. According to Kwok, this is leading homeowners down the reno route in an effort to make their dream home come true. Backing up Kwok’s claims, a recent CIBC Home Renovation Poll reported that 37 per cent of Canadian homeowners planned to renovate or improve their home last year, with an average spend of $13,017 per household. This was up from $12,293 the year prior. Indeed, residential construction and renovation is big business. According to Statistics Canada, the total investment in Canadian residential construction climbed 2.8 per cent in the third quarter of 2016 on a yearover-year basis. This marks the 11 consecutive year-over-year quarterly increase, with renovation investment contributing to the total $32.7 billion spent in that short three-month window. Leading the pack for residential construction spending were BC and Ontario (Editor’s note: Vancouver, B.C. and Toronto, Ont. are currently Canada’s priciest housing markets. Coincidence?)
Whether you’re buying a new home or selling your old one – and many will be doing both in the coming months – know that some smart upgrades can go a long way to getting you the return on investment that you’re ultimately after. RENO FOR RESALE: Before you put your home on the market this spring, get an objective assessment. Ask someone who will feel comfortable giving you their honest opinion, like a real estate agent or a professional home stager. The right renovation can certainly boost the sale price of your home, but before you start knocking down walls, ask yourself if the return will be worth the cost, time and inconvenience of it all. Demand should also factor into your decision. Would you pay extra for solid gold bathroom faucets? Not likely. Here’s where it pays off to follow the crowd. Prospective homebuyers are considering your neighbourhood because they like what it has to offer – including the look, feel and price of the homes there. UPGRADING TO STAY: Just as renovating your home can yield a better return on resale, it’s also how many people are able to purchase in their neighbourhood of choice without breaking the bank. If location is the most important factor – and for many it is – then get in at a price you can afford, and once you’ve built up some equity and savings, and after you’ve figured out exactly what you want and need, start renovating. Remember that Rome wasn’t built in a day, and neither will your dream home be. Your financial picture will change in time, along with your family structure, needs, wants and home-building trends. Taking your time with something as pricey as a home renovation could pay off in the long run – especially if you’re planning to stay a while.

The Canadian Home Builders’ Association suggests you ask these questions: » What services do you offer? » Have you done renovations like this before? » Can we visit one of your current projects? » Do you carry workers’ compensation and liability insurance? » What warranty do you offer on your work? » Do you have references? Call them and ask about the contractor’s experience. » Was the work completed within the specified time frame and for the agreed-upon price? Are they happy with the work? “From interacting with the volunteers to the uppermost staff at SickKids, our experience has been positive. That has been a tremendous help as a parent.” – Nicola Put a camera in front of eight-year-old Sierra and she will turn on the charm. This charismatic little girl is as playful and active as any other child her age. You’d be surprised to know she’s a current patient at The Hospital for Sick Children (SickKids). Sierra’s illness was detected early at only two days old when she was brought to SickKids to investigate an irregular connection in the bowel. She was sent home, one month later her parents returned to SickKids Emergency with their infant jaundiced and not digesting food properly. Although she was being fed a lot, Sierra had lost weight since being born. It didn’t take long for doctors to determine the cause of Sierra’s deterioration and she was diagnosed with Cystic Fibrosis (CF). CF is a genetic disease that mainly affects the lungs and digestive system. Fortunately for Sierra, it has predominantly affected the digestive system, which is easier

to manage than the lungs. Since her diagnosis, she has taken enzymes at mealtimes to help with digestion and undergoes daily physiotherapy to prevent her lungs from building up with mucus. Since Sierra is very active, her parents have become creative with her physio by incorporating it into her daily activities. For example, 10 minutes bouncing on the trampoline might be followed by five minutes of breathing exercises. This doesn’t hold Sierra back from being active. She does gymnastics, swimming, soccer, art classes and made it to ‘divisionals’ for cross country. Her mom says she can’t sit still. Sierra’s condition has also encouraged her parents and family members to become involved in fundraising activities to support CF research and SickKids. As she grows older, Sierra is becoming more actively involved in her own treatment. Her parents feel lucky to have SickKids in their lives to guide them through their ups and downs.

THERE’S MUCH MORE to the science of sleep than just picking a comfortable
mattress. Your bedside accouterments need to be ready to house a good book or two (and hide those glowing electronics) to give you peaceful slumber in style. However, there are many more options out there than the humble night stand. To put some variety in your nightlife, even when it’s spent at home, here’s my guide to all things bedside.

Add a slim floor lamp for reading, or even a petite table for your coffee and tea. Apprehension grows over steep price gains in the GTA

growing in the GTA this spring. Home prices in the region showed doubledigit growth, according to the latest Royal LePage House Price Survey. In the first quarter of 2017, the aggregate price of a home in the region rose by an astounding 20 per cent year-overyear to $759,241. When broken down by housing type, in the first quarter of 2017, the median price of a two-storey home and bungalow in the GTA climbed 21.9 per cent and 19.3 per cent yearover-year to $894,919 and $752,114, respectively. Condominiums within the region also witnessed significant price appreciation, increasing by 11 per cent to $408,909 over the same period. 58 YPNEXTHOME.CA
During the quarter, the strongest growth came from the suburban areas outside of the downtown core, as buyers continued to push outwards in order to find affordability, placing significant strain on supply within many regions across the GTA. As a result, each city found in the regional composite appreciated by at least 17 per cent on an annual basis, with Richmond Hill and Oshawa significantly outpacing the rest, surging by 31.5 per cent and 28.2 per cent when compared to the same period last year, respectively. “With prices coming back to earth in the Lower Mainland of British Columbia, the Greater Toronto Area has claimed the title of Canada’s hottest housing market this quarter,”
says Dianne Usher, senior vicepresident, Johnston and Daniel, a division of Royal LePage. “A serious lack of inventory due in part to rezoning processes that don’t permit intensification in many populous areas within the region, coupled with incredible demand fueled by a strong economy, immigration, high household formation and continued low interest rates, has driven the market into a frenzy, causing ultrahot home price appreciation.” Recently, in an effort to shield themselves from the GTA’s highly competitive market, many homebuyers have begun to venture well outside of the municipality’s borders in search of property, causing all regions studied within a two-hour
drive radius of the province’s capital to experience double-digit price growth in the first quarter of 2017. “As affordability across the GTA continues to erode, many homebuyers have increasingly begun to search for property elsewhere in southern Ontario where market factors are more favourable,” Usher continues. “However, the fact remains that many of these regions are not built to support large volumes of demand, causing market conditions in these areas to quickly intensify.” REGIONAL HIGHLIGHTS: Toronto continued to witness double-digit growth in house prices in the first quarter of 2017, with the region’s aggregate price rising 17 per cent year-over-year to $763,875. A prolonged period of low interest rates and increased interest in this world-class, urbanized environment continued to attract prospective homebuyers to the region, creating a severe shortage in inventory and
leading many to divert their attention to the condominium market for its relative affordability. Scarborough remained one of the most affordable areas outside of the downtown core, with its aggregate price climbing 17.3 per cent yearover-year to $625,487 in the first quarter. Increased demand driven by the region’s affordability and close proximity to the GTA has created a situation where many homes for sale are bombarded by multiple offers. York Region continued to see significant growth in the first quarter, with Richmond Hill experiencing the largest gains in appreciation in the country. During the first quarter, the aggregate price of a home in the area rose 31.5 per cent year-overyear to $1,209,741, as immigration and foreign investment continued to influence the market, resulting in a severe inventory shortage and steep price appreciation. Homes in Vaughan also appreciated significantly, experiencing the third highest appreciation nationally, with the aggregate price of a home increasing 25.8 per cent to $985,534. International interest continued to drive prices higher in Markham, much like certain other regions of the GTA, with many choosing the area to take advantage of its top high schools and close proximity to the downtown core. Despite sellers beginning to decide to cash in on current rates of appreciation in the region, an extreme pre-existing lack of inventory has helped home values jump higher, with the aggregate house price rising 23.2 per cent year-over-year to $970,216. Brampton continued to witness significant appreciation in the first quarter of 2017, with the aggregate price of a home climbing 19.7 per cent year-over-year to $633,580. Increased migration into the region from higher-priced areas in the GTA, including Richmond Hill, Vaughan, Mississauga and the City of Toronto has put an upward pressure on home
prices within the market. A remarkably low supply of listings in Mississauga contributed to rising home prices in the region in the first quarter. The aggregate price of a home within the region climbed 18.6 per cent year-over-year to $665,827, as migration from other parts of the GTA, as well as a lull in new home builds and continued interest from investors placed upward pressure on the market. The aggregate price of a home in Milton climbed 18 per cent year-overyear to $680,237 in the first quarter. The region’s small town atmosphere continued to attract buyers spilling over from other higher-priced markets in the GTA, including Millennials and investors looking to take advantage of inventory in and around the new Wilfrid Laurier University campus. Historically low inventory levels across Oakville continued to drive prices higher in the first quarter of 2017, resulting in a significant yearover-year aggregate price increase of 23.1 per cent to $987,001. A higher representation of foreign buyers, paired with an influx of demand from other areas of the GTA have virtually cut inventory levels in half, giving way to the prominence of bidding wars within the region. The Durham Region continued to attract prospective homeowners in the first quarter of 2017, largely because of its relative affordability. Oshawa saw one of the strongest rates of appreciation in the GTA, with the aggregate house price increasing by 28.2 per cent year-over-year to $500,105. Whitby also experienced strong gains in the first quarter, with the aggregate home price rising by 19 per cent year-over-year to $623,784. During the same period, Pickering and Ajax experienced noteworthy increases in aggregate house prices, increasing by 17 per cent and 22.7 per cent year-over-year to $655,797 and $640,041, respectively. Downsizing your stuff, maximizing your profit

down into a smaller home, then you know the downsizing process can be overwhelming — especially if you’ve lived in a large house for many years. Clearing household clutter and deciding the fate of used furniture, artwork and other items can be a challenge. You want to maximize the value of your stuff by holding a contents sale, but how do you ensure you’re getting the biggest buck for your bang? “You’ll be surprised as to what people will actually buy. One person’s trash is another person’s treasure. Others will try to sell the items on their own, while others will hire a firm to assist with the process,” says Laura Convery, manager of senior services at Transition Squad, a turn-key company specializing in helping people downsize their homes. If you’re considering holding a contents sale to help lighten your load, Convery offers these five steps to downsizing success. Downsizing stuff, maximizing profit: 1. Think like a buyer. Be sure to set up your downsizing sale accordingly. What is most pleasing to the eye? Success will depend on three things: marketing to attract people, selection, and attractive prices. 60 YPNEXTHOME.CA
2. Priced to sell. Whether it’s fine furniture, appliances or clothing, remember that these items may not be worth to others what they are worth to you. A stranger won’t pay extra for sentimental value! Remember, the goal here is downsizing. 3. Be prepared to negotiate. Negotiating prices is the foundation of every contents sale. Buyers expect it, and a lack of willingness to negotiate might frustrate them and cost you a lot of unsold items. 4. Advertise. Promote your sale in the community paper and on social media forums, and tell as many friends, family members and neighbours as possible to
spread the word. Last but not least, 40 to 50 per cent of your buyers will come from road signs, so ensure they’re large, with proper messaging and strategic placement. 5. Hand out tickets. Start an hour or so prior to the sale to allow access on a first come, first served basis. Make sure to only allow enough people in at a time to follow fire department regulations.

While there’s no need to renovate your brand new home, infusing your style isn’t difficult if it’s done the right way. If you’re ready to make that brand new kitchen your own, here are five easy ways to do it:

1. Add a RUSTIC TOUCH This is a trend with staying power – and it’s a great way to style your kitchen without necessarily having to make a big mess. We incorporated this trend into Jenn’s kitchen with a beautiful table and chair set, and

better by swapping out the light switch for a dimmer. That way you can have the lighting at the perfect level for the mood.

2. Change up a FIXTURE This is a really easy way to make an impact on the look of your kitchen without going through a renovation. It’s fairly simple to replace a fixture like your kitchen faucet or some standard lighting. Between feeding her family and creating recipes for her cook books, Jenn’s kitchen is constantly in high demand and in need of products that will last. We replaced her kitchen faucet with my favourite Delta Trinsic faucet and matching soap dispenser which boasts touch activated technology. This way, there’s no fumbling with the faucet when your hands are covered in kitchen mess. You may also want to change the lighting. You can bring in pendants, task lighting or the increasingly popular under-mount lighting to add ambiance and illuminate the countertops. Or just set the mood
The backsplash is one way to make a major visual impact in the kitchen. On my design consultations, it is usually one of the first things I recommend to make an instant style statement. Whether you add some sparkle with the glass mosaic tile, or choose a more natural, rustic material, the backsplash can add a pop of colour and texture that make a big visual impact in a kitchen. This Silver Fox backsplash by ErthCoverings provides another rustic element and just looks like a piece of art in Jenn’s space. Made of 100-per-cent high-quality natural stone, the multi-height backsplash comes in large modular pieces (as opposed to individual small strips) so I’ve found installation is quick and clean. 4. Don’t overlook the CABINET HARDWARE Changing up the exterior cabinet pulls is one way to bring style into your new kitchen. There are endless styles and designs from which to choose, and they are easy enough and inexpensive enough that you can have some fun with them. They can truly make a statement. But
why not think about your interior hardware as well? In Jenn’s kitchen we used Grass soft-close cabinet and drawer hardware. Again, you might be thinking “What’s the big deal with interior hardware? No one will even see it!” As much as I want to create exterior beauty, I also want to create amazing function in my projects. And quality drawers and hinges that won’t bang, slam, or pinch little fingers when in use is great function for me.
5. Indulge in some COLOUR Builder standards are usually pretty muted and neutral for their universal appeal. But universal appeal says nothing about your personality. It’s time to add colour. This is a fun, and really easy way to have a huge impact on a space. In Jenn’s kitchen we had fun with the accessories. I think a space should reflect the personality of its user, and Jenn is as vivacious as they come! So, we added pops of orange and teal in accessories from HomeSense. The orange toaster is such a charming addition to Jenn’s countertop. Style a surface like a pro by using a mixture of textures. I always try to incorporate a mix of natural woods and linens, shiny ceramics, sparkly glass and matte concrete in a space for a modern, on-trend look.
