ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices
and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Affordability affects all of us » by bryan tuckey Every year, the home building and land development industry is tasked with the challenge of building quality, complete communities for up to 100,000 people and 50,000 jobs that choose to come to the GTA each year.

It’s no small feat, especially when the industry’s biggest challenge is to ensure that these people can afford to purchase these homes without sacrificing quality. But with constrained land supply, an outdated approvals process and rising government fees and charges, it is becoming increasingly difficult to do so. In fact, building homes and businesses that people can afford is an issue that poses a significant challenge for the industry, new-home buyers and every resident in the GTA. The building and development industry is one of the biggest economic engines in the region, creating more than 200,000 jobs each year. At the end of 2013, sales of new homes and condominiums in the GTA totaled just 28,406 – the second-lowest in the last 10 years. It’s time for the industry, government and new-home buyers to start watching this market very carefully because today’s sales are tomorrow’s jobs.
Land supply has been an issue in the GTA for several years, with land prices more than doubling in the past decade. This diminishes the amount of new products our members can introduce into the market, and with less inventory come higher prices. 14 New home guide GTA | feb 22 - mar 8, 2014

This diminishes the amount of new products our members can introduce into the market, and with less inventory come higher prices. According to RealNet Canada Inc., the price index for a new condominium suite in the GTA is $436,564 while ground-related homes average as high as $654,147. While pricing in the highrise sector has stabilized, new lowrise homes have more than doubled in price in the last decade and continue to grow. That puts homeownership out of reach for many prospective purchasers, especially first-time buyers and new Canadians who are already struggling to save up for a down payment. According to the Altus Group, government fees and charges make up a considerable portion of the cost of a new home and are paid by new home purchasers. For a new highrise condominium, these charges can add up to more than $64,000 – just below 20 per cent of the total cost. In the lowrise sector, that number jumps to 23 per cent and more than $116,000 on average. Many of these charges are unnecessary and a result of outdated zoning bylaws across multiple municipalities. Municipalities must ensure that local Official Plans and zoning by-laws are up to date in order to help our industry implement the intensification policies set out by Places to Grow and save new-home purchasers money. This was one of many solutions put forth to the Ontario government by BILD and OHBA as part of the province’s public consultation of the land use planning system, as well as the Development Charges Act and Land Use Planning & Appeals Systems. We are all in this together – the industry, government and the consumer – and we must work collaboratively and with integrity to find solutions. Despite these challenges, the new homes market in the GTA remains optimistic as stabilized condo pricing, low interest rates and strong demographics have contributed to five straight months of positive year-over-year sales. If you’re in the market for a new home in the GTA, now is a great time to buy.

ensures that homeowners receive a new home that is constructed in a workmanlike manner, is free from defects in material, is fit for habitation and is constructed in accordance with the Ontario Building Code. The first chance home buyers get to inspect their new home is during the Pre-Delivery Inspection, also known as the PDI, which takes place before you move in. Your builder is required by Tarion to conduct a PDI with you on or before the day you take possession. This is your opportunity to view your home in its entirety, learn about how to maintain it and take stock of anything that may be damaged, incomplete, missing, or not working properly.

You may be excited to show it off to your friends and family, but this is not the time. The PDI is an important part of taking possession of your new home and deserves your full attention. If you are not able to attend yourself, you can ask someone you trust to be there on your behalf. During the PDI, you should carefully examine your home both inside and out. Look for things such as chips in bathtubs and sinks, scratches on countertops, damage to floors, walls, cabinetry or other finishings, and doors and windows that are not secure or do not open and close easily. Outside, check things such as the quality of brickwork and siding, whether window screens have been installed, and the appearance of the driveway and landscaping. Your builder’s representative will note everything down on a PDI form. Review the form carefully to make sure it’s complete. This will become the official record of the condition of your home before you moved in. In case of a disagreement between you and your builder over whether any damage occurred before or after you took possession, we will refer to the notes on your PDI form. If for any reason, the condition of the home makes it impossible to accurately assess its condition – for example, if there is still too much construction dust or debris covering the surfaces, you should ask the builder’s representative to reschedule the inspection until the home is cleaned. Sometimes, due to weather or other factors, you may not be able to inspect a certain item. If you are unable to assess something during the PDI, simply make note of it on the form. Use the PDI as an opportunity to ask questions and learn about how your home functions. Your builder will show you how to operate your home’s systems, such as heating, electrical, air conditioning and plumbing, and provide you with operating manuals. Living with colour – a designer’s tips
For most of my career, I’ve been involved in the new home building industry and have often had the opportunity to collaborate with interior designers who are creating model homes intended to showcase a builder’s product. At other times, it’s been my responsibility

to select interior finishes for homes that will be completed and sold as inventory. I find the challenge is to choose finishes that together will have general appeal without being too boring. At Geranium Homes, where I am the marketing director, we are now building model homes for Uptownes at Cardinal Point, and I am working alongside certified interior designer Jo-Ann Capelaci to select the finishes, furnishings and decor. She splits her time between L.A. and Toronto and has similar tips for all her clients about where and how to use colour, whether in a new home or one that simply needs freshening up. Her number one piece of advice is to keep the primary finishes you choose to a neutral shade. By this Capelaci is referring to hard surfaces, such as floor tiles, wood and even large expanses of broadloom. Most people will have a preference for either grey or beige, but greige (a hue between the two) is also an excellent choice. Using neutrals allows you to add pops of your favourite colour or to follow current trends for accents and accessories. This year’s Pantone colour of the year is Radiant Orchid, described by the company as a harmony of fuchsia, purple and pink undertones, which emanates great joy, love and health.

Consider adding this with throw pillows, bedding or on an accent wall to accentuate a niche. Capelaci also suggests that if you don’t want to follow trends, think about your colour preferences in fashion and look through magazines or online for schemes that make you smile. Regardless there may be a time when you want to interject variation in your home that you can easily do by replacing items with a new colour, perhaps matched to the season. Painting is a relatively inexpensive way to refresh a space, but Capelaci recommends choosing your paint wisely as not all products are created equally. Try bolder colours in bathrooms or dining rooms and be sure to test in different light before covering the walls. Another of Capelaci’s tips is to remember that cool colours tend to make walls recede while warm colours have the opposite effect in a room, so consider your intent before painting. Some current trends Capelaci will be using in our new Uptownes models include lighting fixtures in a matte black finish including bases and shades. This colour when paired with gold tones adds contemporary glamour to a home. U.S. tapering and its effect on Canadian mortgage rates » by alyssa richard What are “quantitative easing” and “tapering”? Over the last couple of months, you’ve likely read the words “quantitative easing” and “tapering” in any news story about the U.S. economy. What you may not have read about yet is the impact this has had on Canadian mortgage rates. Here’s a look at what’s been happening and what it could mean for mortgage rates in the future. In the midst of the financial crisis, the U.S. Federal Reserve lowered its short-term overnight interest rate all the way to zero. This effectively left them with little power to further stimulate the economy. So, the central bank essentially printed more money to buy bonds and other financial assets from banks, in a program known as quantitative easing. The banks, now flush with cash, were then able to loan more money to Americans, helping the economy grow. The bond-buying spree drove up bond prices and lowered yields (which have an inverse relation with prices). Lower yields then lowered borrowing costs, which stimulated the economy further. The central bank repeated this a few times, until it eventually took its balance sheet to slightly more than $4 trillion – from roughly $800 billion pre-financial crisis. In the first half of 2013, the U.S. Federal Reserve started talking about “tapering off ” the quantitative easing program. The taper was officially announced in December, with a plan to purchase only $75 billion of debt securities in January and to reduce the purchases in future months.

The effect on Canadian mortgage rates So, what does this all have to do with Canadian mortgage rates? Under quantitative easing, the 10-year Treasury yield jumped from 1.65 per cent before any talk about tapering to 2.80 per cent in late August 2013. In January, it was sitting at 2.86 per cent. U.S. markets often act as something of a “price setter” for the Canadian market, and Canadian bond yields tend to follow U.S. bond yields. Generally speaking, higher U.S. bond yields will result in higher Canadian bond yields. Furthermore, Canadian fixed mortgage rates follow Canadian bond yields with a strong correlation. Since last May, both the five-year Canadian bond yield and average five-year fixed mortgage rate have risen substantially (shown in chart). Overwhelmingly, economists expect U.S. bond yields to keep rising in 2014, as a result of an allegedly stronger U.S. economy and further (expected) tapering by the U.S. Federal Reserve; this would in turn push Canadian mortgage rates up even further.

Here are 10 tips on how to move with your dog:

Under no circumstances should you place your dog in the back of a moving truck. Even “safely” tucked in a well-ventilated pet carrier, the truck is almost always hot (even in winter) and, of course, the doors are closed.

Your dog will most likely want to play with the movers and everyone else, so take him or her to a kennel, dog spa or have a friend or relative dog-sit at their home. Those will be the best places for your furry friend; then you can devote your total attention to your moving activities.

If your dog must be with you during your move, keep him or her outside or out of the movers’ way. Dogs crave the attention of strangers and can create obstacles which will impede the move.

Have treats on hand for moving day to keep the dog quiet. It’s also a good way to get your dog to listen and obey. And, it’s a great idea to have water and nutritious human treats for your movers as well.

Pack a separate box of your dog’s favourite toys. Once at your new condo, your dog may be frightened of the new surroundings, so having familiar playthings ready will reduce stress levels.

Don’t forget that your dog will be excited on moving day and will need plenty of water. Exercise is the best way to get your dog ready, more relaxed and calm for when the movers arrive. Depending on your dog’s age and size, draining his or her energy level may not be easy, so plan frequent walks. I know that a 30-minute walk barely makes a dent in my dog’s energy level.

Make sure you let your pet out for bathroom breaks. Nothing will ruin your moving day experience more than a “surprise” from your dog inside your new abode.

If your dog will be around during the move, let your movers know ahead of time. You’d be surprised how many people are afraid of dogs, whether large or small, and some people suffer from allergies.

After the move you will be busy unpacking, but don’t ignore your dog. Take regular and long walks if you can to explore your new neighbourhood together, or even take short breaks from unpacking to play. Time together will help your dog be better behaved during this change in environment.

Have fun – moving into new digs is a time to celebrate. Have the movers take a picture of you, your family and your dog in your new condo. What a perfect reminder of the day you just shared.

.There are many investment vehicles that can give you healthy returns. You do not necessarily have to buy a home to increase your wealth. However, a home is one of the only tax-free investments still available to the middle class. Buying a home is a long-term commitment and investment. Today’s historically low interest rates make purchasing a home extremely appealing – particularly if your rent paid is greater than $1,000 per month. Why should you pay someone else’s mortgage?
Consider the following: ›› Determine what you can afford and stick to that price. All too often, buyers tour several homes and the only one they desire happens to be thousands of dollars over their budget. Remember, keep your head out of the clouds. Commit to a mortgage, not a stress asylum. ›› Shop and negotiate with several financial institutions for the best interest rate, terms and conditions. You may be surprised at how competitive the banks are for your mortgage business. Shopping for a mortgage can be as easy as a few clicks of your mouse. ›› Set a formal plan to help save for a first home. Sit down, plan the steps necessary to achieve your goals, and follow through! ›› Improve/maintain your credit rating by paying all your bills on time. One-day-late payments are still considered late. This could influence your negotiating power for the best mortgage. ›› Make sure current monthly mortgage payments are manageable and will continue to be so even when interest rates rise in the next several years and payments increase. ›› Put down as much as possible to avoid taking out a high-ratio mortgage that incurs additional cost and interest. A five-percent down payment on a home leaves little equity. ›› Set aside an additional three per cent of the purchase price of the house for closing costs such as Land Transfer Tax, legal fees and disbursements, moving costs and other incidentals. Speak to your lawyer who will be able to give you the heads up on what to expect.

›› Take advantage of the first-time Home Buyers Plan (HBP) to use your Registered Retirement Savings Plan (RRSP) as part of the down payment. An individual and spouse, provided they qualify, may withdraw up to $25,000 each from their RRSP, tax-free, for a total of up to $50,000 toward your home and other purchaserelated costs. If you have never used the HBP, contribute your savings for the home into your RRSPs and take advantage of the tax deduction. Then, use these savings for a down payment. You will have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal. Continue to follow the real estate market trends and buy when you are ready, not when the market is ready for you.

All of these events can affect a tax return. Cleo Hamel, a tax specialist at H&R Block, offers the following tips to maximize your return:

If youâ&#x20AC;&#x2122;re a recent college or university graduate, chances are you have racked up some student loans. Did you know the interest paid on government loans is a tax credit? Also many low-income Canadians, like students, qualify to use tax software for free. For example, if you earn less than $20,000 a year, H&R Block At Home Online allows you to prepare and file your return for free, when it is convenient for you.
If you have packed the truck and travelled more than 40 kilometres to a new job last year, then you may be able to claim moving expenses such as transportation, storage and meals. Moving expenses are one of the most commonly reviewed credits, so make sure you keep your receipts in case Canada Revenue Agency asks for proof.
Parents can claim the Child Tax Credit for each child under the age of 18. If one parent cannot use the entire amount, the unused portion can be transferred to a spouse or common-law partner.

Canadians have never been more interested in owning foreign property than now. Whether it’s to plan for retirement, generate additional income or have a vacation place of your own, we are often drawn to homeownership at our favourite destination. Thanks to low interest rates and a stable economy, Canadians have the upper hand and the world knows it. However, homeownership in another jurisdiction means a slew of considerations that are complex and at times overwhelming. In the U.S., for example, there are estate tax issues that come up, and you may require a specially designed Trust to avoid Uncle Sam as a partner with you or your kids after death. There are issues of law if the country does not have a British system and if it’s run on civil or Napoleonic law; Martinique and St. Martin are examples. There may be other issues of property ownership such that foreign nationals may only be able to lease, not own. The next issues relate to the vendor. Are you purchasing from a reputable organization? If it is a condo, how are you sure the developer will be around if things go wrong? What guarantees are there on your deposits if they go broke and does not finish the project? It sounds like a lot to think about… but it was so easy to sign up during the tour. So, really, what are you buying? Are you buying a timeshare, outright ownership or a long-term lease? More and more questions. Here is a list of a few questions that need to be answered on a preliminary basis on a resort or new condo purchase before you make any offer: 1. Location – why are you choosing this location for a second home? 2. How much time will you spend in a typical year in your second home? 3. Will you typically bring friends and family? 4. What are the common fees and how are they set and controlled? 5. What are resales like for the development? 6. What is the legal structure and laws that apply in the country you are looking at purchasing? 7. Would you rent the property, and if yes, what are your expectations and needs on rental income? 8. What security is there for deposits and payments?

Here is the litmus test to go forward: A. How did the resort or sales centre answer those eight questions? B. Did they satisfy you with their knowledge and professionalism? C. Did they try to push you into signing something without the opportunity to consult with a lawyer? If those questions are answered to your satisfaction, then you know you are in the right place. If you have an intention to buy, make inquiries and find a lawyer, possibly a referral from your lawyer or friends at home. You need to understand the tax implications of a purchase, and more importantly, the tax impact if you sell for a profit or earn income. As an example, Barbados is a Canadian tax treaty partner and you may get favourable consideration on a capital gain or on rental income. Each country is unique and you need a lawyer or accountant to help you figure it all out. Buying a second home in a warm locale is a dream many Canadians share. If the deal is properly structured, the home you purchase can bring years and years of happy memories and quite possibly a great return down the road. Good luck.

Kylemore preserves tradition of education in Markham’s oldest heritage school building On Saturday, Jan. 25, City of Markham Mayor Frank Scarpitti; Councillors; Patrick O’Hanlon, president of Angus Glen Development/Kylemore Communities; dignitaries; former pupils; current students and Syeda Hasnain, director of education of Angus Glen Montessori celebrated the School’s Official Ribbon Cutting. Located within the Shoppes of
Angus Glen in Markham, the school offers a modern facility designed to accommodate Montessori programming combined with the preservation of the original Colty’s Corners School House built in 1862. Property owner and community builder Angus Glen Development/Kylemore Communities worked in consultation with Town staff to incorporate the heritage building into the company’s first significant retail/commercial plaza serving the residents of Angus Glen Community. Mayor Scarpitti commented, “I’m pleased to participate in today’s celebration for the opening of Angus Glen Montessori School. Not only does this provide another great learning centre for our youth, it’s presented within an amazing piece of Markham’s history, with the original school house on this location dating back 150 years.” The original Colty’s Corner School was used as a place of learning until 1964. Other retail tenants include a TD Canada Trust branch, Tim Horton’s, Symposium Restaurant with more to follow in buildings now under construction. The City’s Official Historian, resident of Markham for more than 70 years, and a pupil of the school from 1943 to 1950, Lorne Smith spoke about the changes he has witnessed since attending Colty’s Corners School. “We had eight grades

More than a third of Canadians contributing to RRSPs well ahead of deadlines: BMO Many Canadians got a head start on saving for retirement this year, according to the fourth annual national Registered Retirement Savings Plan (RRSP) study from BMO Financial Group. More than
» A lmost two-thirds (64 per cent) of Canadians have an RRSP, compared to 67 per cent this time last year. » One-third reported that they usually contribute the maximum amount to their RRSPs. » Last year Canadians contributed an average of $3,544 to their RRSPs.
Additionally, according to the study: » Sixty-four per cent of those who have already made a contribution have contributed at least $2,000 to their RRSP and 40 per cent have put in at least $5,000. » Forty-three per cent of Canadians reported that they will make a contribution to their RRSP by the March 3 deadline. This is down from the 50 per cent who made a contribution last year.
“It’s reassuring to see that many Canadians are being proactive by contributing to their RRSPs well ahead of the deadline. However, according to Statistics Canada the total unused RRSP contribution amount is estimated to exceed $1 trillion by 2018,” says Caroline Dabu, vice-president and head of BMO Wealth Planning Group. “So we encourage everyone to contribute and contribute as early as possible to avoid the difficulties of having to come up with a large lump sum at the last minute.” Dabu adds that using a Continuous Savings Plan (CSP) to make smaller and regular RRSP contributions throughout the year can help alleviate some stress leading up to the deadline. A CSP regularly and automatically withdraws a specific amount of money from an individual’s bank account and invests it directly into his or her RRSP. It eases the cost of investing away from one annual deposit and helps increase savings.

Group promotes national approach
to elevating consumer understanding of mortgage risks The Mortgage Broker Regulators’ Council of Canada (MBRCC) is helping consumers across the country gain a better understanding of the risks and responsibilities related to obtaining a residential mortgage. The organization has developed a pamphlet, as well as educational content for its website, to ensure that Canadians in all provinces have access to practical information and important considerations about mortgages.
Know Your Mortgage Risks & Responsibilities, the materials developed by the MBRCC, are part of the organization’s efforts to improve mortgage consumer education. “It is important that borrowers understand the key considerations and implications when agreeing to a mortgage,” says MBRCC Chair Kirk Bacon. “Educating consumers helps them make more informed decisions. This is true regardless of the province they live in.”

The information was developed for use in all MBRCC member provinces. The educational materials and the types of information borrowers received on mortgage risks and responsibilities vary from province to province. “Given the differences, we felt it was an area in need of further collaboration from the provincial mortgage broker regulators,” Bacon adds. The MBRCC developed the pamphlet as a disclosure tool for mortgage brokers to provide to their clients during their initial discussions. It is designed to ensure that borrowers are knowledgeable from the outset, as well as to help stimulate discussions with the broker. “Brokers play a critical role in educating borrowers. Their clients look to them for information and advice. We appreciate their help in getting this information to the public,” says Bacon. The pamphlet introduces readers to mortgage risks and responsibilities and points them to the MBRCC website for further information. The pamphlet is also available on their website for brokers to download and print at their convenience.

To incorporate or not to incorporate: ownership
strategies for real estate investors » by George E. Dube
When buying real estate today, think about what your situation will be in 10, 20 and more years.
Will you have adequate resources available after taxes are paid? If all goes according to plan, you will age along with your investments. Discussing the appropriate ownership structure for your family, and how it will change over time, can save untold grief and taxes. In the early stages, having the higher income spouse own properties and receive the deductions common to the early years of investment property ownership provides some tax advantages. As you earn additional income and sell properties, splitting properties between spouses may lower rates of tax within the family. But, changing property ownership can produce expensive tax consequences.
Considering alternative forms of ownership now, such as corporations and family trusts, is prudent. While alternative ownership may be completely inappropriate now, from a tax perspective it may be far more effective to allow for the benefits of a structure to accrue over time. For example, creating a family trust for real estate ownership while your children are five years old may provide an excellent vehicle to pay for post-secondary education while potentially protecting assets. The more time you have to plan and implement, the more benefits are available. You just don’t want to go overboard in setting up an elaborate structure that generates additional costs and complexity to operate. However, this is not a do-it-yourself project. While splitting income between family members is generally a good thing from a tax perspective, Canada Revenue Agency restrains certain activities with, for example, the “attribution”

In essence, in some situations the CRA believes that income earned by a family member truly belongs to another who contributed the funds for the investment or previously owned the investment. We like to discuss structuring real estate investments within a framework of five major categories. Your priorities within the framework mean you can make the best decision for today, and tomorrow. Often, we provide completely different recommendations for very similar situations. Ultimately, you must decide what is best for you and your family, but you need the input from your advisors to appreciate the choices and ramifications. Unfortunately, your advisors may have differences of opinion and so get them to explain why they believe in one course of action over another. Armed with this information, you can make more knowledgeable decisions. Ideally, your advisors can have a brief discussion with each other and with you to highlight areas of agreement and disagreement. Then you can weigh the choices. Generally, we consider our recommendations in the following order, allowing that priorities may differ. A quick overview of these priorities is provided.

1. Flexibility Personally, we like having as many choices as possible. Choices of how to remunerate owners, how to structure investments with co-investors without negatively affecting the co-investors, when to remunerate owners, who amongst the owners can be remunerated, how much owners should be remunerated, how properties within the portfolio may be disposed and changing the specific investors in a particular property. Corporations with joint ventures tend to provide more choices as compared to personal ownership or partnerships, for example. 2. Legal issues While this is the domain of lawyers and their advice is paramount, liability concerns are often critical for many investors, so we offer some general comments. From our perspective, we don’t believe that anything approaching a universal opinion exists amongst the legal profession with well respected lawyers on both sides of the “should I incorporate?” question. While not generally an initial concern for investors, discussions of using family trusts in the legal context often takes place for some purchases once you own a base level of real estate. Advisors often talk about limited partnerships in the context of attracting multiple investors. 3. Taxation impact From a tax perspective, no one answer exists concerning forms of ownership with accountants in a similar position to lawyers regarding universality. This is further exasperated by the fact that a structure may be better or worse for you in different cases. For example, your timeline for investment, objectives of your investments, nature of your investments, other business and financial activities currently and in the future, plus family situation, all play a role. For someone unconcerned with flexibility and legal issues, who earns reasonable employment income and who is interested in a “buy and hold” strategy there is little tax incentive to incorporate. Alternatively, someone who wants to flip or develop properties, has more family members interested in owning real estate, or currently earns business income through a corporation may be more inclined to incorporate. Further, someone wanting to attract multiple investors may prefer to remain more neutral from a tax perspective. This can be accomplished using the “flow-through” capabilities of a limited partnership because the investors can themselves decide how they prefer to own their partnership units (for example, personally or through a corporation).
4. Financing considerations With the guidance of your mortgage broker or financial institution representative, consider the impact of the potential structure on receiving financing for current and future properties. Various financing programs are often restricted to personal ownership, for example. Again, we’ve encountered a wide range of opinions from financing professionals but wish to emphasize that many legal and ethical ways exist to attract financing. 5. Professionalism and organizational issues Generally speaking, we think a corporation provides a more professional image and an ability to segregate personal from corporate activities. This level of professionalism may, however, scare off potential vendors or co-investors. Similarly some people find it much easier to understand and track their real estate portfolio when everything is basically in the same pot, or owned personally as compared to having separate little “shelves” with one or more entities. This brief synopsis shows that many choices exist, and in fact many more considerations and combinations are available, for ownership. But don’t get taken in by the sexiness of a fancy structure that you don’t understand and fails to meet your needs. You can grow into a structure when you’re ready. Changing your structure in the future may cost a little more, but you will have additional assets and cash flow to address these costs.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
