Good news, shoppers. Some great things are happening in Canadian retail and residential real estate. As our story on page 38 discusses, Ontario rocks in both worlds. Five of the 10 top-performing malls in Canada are located in the province, and four of those are located in the GTA. Now comes news that Loblaws is committing $1-billion to build new and renovate existing stores, adding thousands of new jobs. This is important because when large retailers undergo major expansions, it’s a sign of good times and that an area is on the upswing.

Like proximity to mass transit, schools and other amenities, being close to shopping is a major attraction for homebuyers. Federal funding for housing and transit good news By Bryan Tuckey

THE RECENt federal budget

included funding for public transit and affordable housing and that’s good news for the GTA. The federal government plans to invest $3.4 billion in public transit across the nation over the next three years and Ontario will get the largest share at about $1.5 billion. Our industry has long-advocated for all levels of government to invest in public transit. Everyone benefits from it and we all have a responsibility to help pay for it. For decades there has been underinvestment in new infrastructure, especially public transit, by government. Not only does the GTA need more as its population continues to grow, but it also needs to replace and retrofit aging assets that have been neglected for so long. It has fallen to new homebuyers to contribute disproportionately to the cost of new infrastructure, including transit. Ever-increasing development charges and other government fees and taxes have been applied to the cost of development to the point where government fees and charges make up about one-fifth of the price of new homes in the GTA. It’s important the federal government’s commitment to share in the capital cost of transit be used to reduce price pressures on new residential development and new homebuyers. The other piece of good news in the recent federal budget was

funding for affordable housing. The federal government pledged $2.3 billion toward affordable housing construction and renovation, shelters and tackling homelessness in Canada over the next two years. Ontario will get a portion of that funding, and if applied appropriately, it will go toward programs that can assist our industry in building more affordable housing in the GTA. With this new funding, governments must create clearly defined programs and explain how to access them. As a partner in building more affordable housing the development industry needs to understand so we can help to get more homes constructed. What is really needed to get more affordable housing built in the GTA are programs and incentives that help to make the business case for these developments. For example, in the

U.S., the cities that have successful affordable housing programs are supported by state and federal funding and they use planning and financial incentives like a development fund or tax exemptions to make sure affordable housing doesn’t undermine housing affordability. Federal funding to help address affordable housing and public infrastructure issues is a good first step. To be effective, it will require collaboration from every sector so that municipalities, homebuilders and providers can invest the funding into shovel-worthy projects that help people and create jobs in the GTA. Why we need context, not just data, on foreign investors By Wayne Karl

IMAGINE A HOUSE of cards – or a

game of Jenga – where one wrong move could cause everything to come crashing down. This is the fear some have when it comes to foreign investors in Canadian real estate. The concern is that foreign buyers– those who live elsewhere but buy properties in Canada and rent them out – are driving up home prices, particularly in hot markets such as Vancouver and Toronto. This offshore demand is leading to, some believe, an artificial and unsustainable market which could cause a crash if for any reason these owners pulled out or sold their homes en masse. “People are concerned that foreign buyers are coming in and buying too many properties and driving the prices up,” Ben Myers, senior vice-president, market research and analytics at Fortress Real Developments, told New Home Guide. “That is the big concern.” Canada Mortgage and Housing Corp. is taking steps to address this “data gap,” by scheduling meetings with industry stakeholders and other measures. In Budget 2016, Prime Minister Justin Trudeau promised to get a better handle on the issue. Some of these foreign buyers are paying cash – given that Canadian properties are a relative bargain compared to prices back home for Chinese buyers, for example. This means they’re not borrowing from Canadian banks or requiring insurance from CMHC, further contributing to the dearth of data. Without such transparency, it could fall on real estate agents and lawyers to report such transactions.

The problem with this scenario, points out Don R. Campbell, well known real estate investor and author, is that “data without action or policy is just knowledge.” There is nothing currently in place preventing foreigners from purchasing Canadian real estate. “I’m a stats guy,” adds Myers. “I’d love to see the information, but I think we have a pretty good idea that residential real estate sales activity to non-domestic buyers is pretty isolated to Toronto and Vancouver. Should Canadian taxpayers in every other metro area be on the hook for the cost of collecting this info?

“If we find out foreign buyers own 1.2 per cent of Canadian residential dwellings – 3.5 per cent in Toronto units and 6.1 per cent in Vancouver – then what? How much will it cost to take the next steps? “Even if you had the proper data and the world’s best econometricians, you could never know what a home would have sold for if a foreign purchaser didn’t buy it,” says Myers. Campbell says any such data would be “incredibly inaccurate, given the many ways in which the ultimate purchaser can hide who is buying.” He also points out that The Personal Information Protection and Electronic Documents Act (PIPEDA) could limit any disclosure. Housing is never free: OHBA New neighbours will pay the bill for Inclusionary Zoning

announced details of its 2016 LongTerm Affordable Housing Strategy, including a commitment to introduce enabling legislation that would give municipalities the ability to mandate the inclusion of affordable housing units in new development projects. “We all know that nothing comes for free,” says Joe Vaccaro, CEO of the Ontario Home Builders’ Association (OHBA). “Creating more affordable housing units should not come at the expense of housing affordability. Requiring free housing units as part of a new community approval is just another way to have new neighbours cover the bill as the cost of their new home goes up to pay for these new units. “Many people are quick to say that they can produce new housing units with no government money, but that’s because they are making everyone buying a new home pay the bill for them,” Vaccaro adds.

Inclusionary Zoning is a planning tool used in American cities such as New York City, San Francisco, Boston and Washington. In all these jurisdictions there are financial and planning incentives to support the developments such as density bonusing, an Inclusionary Zoning development fund supported by state and federal funding. Successful inclusionary programs in American cities provide planning and financial support to ensure affordable housing doesn’t undermine housing affordability. “All levels of government talk about affordability as a priority as they pile on new taxes, charges and process to Ontario’s new neighbours,” says Vaccaro. “If governments are serious about making housing more affordable then the new power cannot be an add on to existing Section 37, development charges, parkland fees and outdated parking and zoning standards.” “OHBA is going to work with all levels of government to ensure that Inclusionary Zoning does not undermine housing affordability for Ontario’s new neighbours.” The Ontario Home Builders’ Association is the voice of the building, land development and professional renovation industry in Ontario representing 4,000 member companies organized into 30 local associations across the province. THERE’S AN OLD SAYING about

being penny wise and pound foolish, and I see this play out often in the moving industry. When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money. Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers. Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves. The most common reason why people opt for DIY is expense, because they assume that longtime, recognized, national brand movers are expensive. Relocation specialists offer skilled, trained, bonded, uniformed and experienced movers who have the same goal in mind as you — to move your items as quickly and as safely as possible.

Many movers such as Two Men and a Truck Canada offer a free, no obligation in-home estimate so you know exactly where you stand should you choose to hire them. Many people don’t realize what it takes to move; you may be surprised at the cost and what it covers. If you hire professionals to pack as well, we have all the supplies that ensure safe traveling for all categories of possessions, from heavy books to fragile lamps. Our boxes, for example, come in standard sizes so they can be stacked in the moving van to maximize space. We have dollies, stretch wrap, blankets and ties for securing items to the van walls. The goal is to get everything in the truck secured, so it does not shift during travel. DIYers likely lack the know-how to do this effectively. Even if you do decide to pack your own belongings, consider purchasing professional packing materials from a reputable mover. Whether you are moving your residence belongings or transferring

office furniture, equipment and files, moving specialists know what to plan for and how to arrange the logistics. You may have a narrow window of opportunity because of booking elevators in a condominium, for example. We make it our business to take on the headaches of the move for you. Moving is one of the most exciting — and stressful — life steps you can take. Enlisting a professional mover is a fabulous stress reducer. If you are planning a move, think through the steps needed and keep an open mind to your options. Sure, you can do it yourself, but do you really want to? Savings options for buying a home By Alyssa Richard

IF YOU WANT TO SAVE for a home in the next five years, you should avoid stocks because you could lose money. Instead, you should use no-risk options like a high-interest savings account or GICs. But what type of savings vehicle should you use? There are three different types of accounts to choose from and each has its own advantages and disadvantages. Here are your options:

RRSP An RRSP allows the money you save to grow tax-free. If you qualify as a first-time homebuyer, you’ll also be able to take advantage of the Home Buyers’ Plan (HBP). Using the HBP, you can withdraw up to $25,000 from your RRSP as long as the money was deposited more than 90 days ago. If you’re buying with a spouse or partner who’s also a first-time buyer, you can each take out $25,000 for a total of $50,000. The money you withdraw has to be taken out no later than 30 days after the closing date. You must repay what you borrowed the second year after the year you withdrew the funds. You have up to 15 years to repay that amount. For example, if you borrow $24,000 from your RRSP, you’ll need to pay $1,600 a year ($24,000 divided by 15, equals $1,600). You can pay more than the $1,600 towards your HBP in any given year and your annual payments will decrease. If you decide to pay $9,400 in the second year, then you’ll only need to pay $1,000 a year thereafter. YEAR HBP Balance Annual Repayment Amount Your Payment

The great thing about the money you withdraw from your RRSP for the HBP is it’s tax-free. However, if you can’t afford to make the annual payment, you’ll have to declare it as RRSP income on your tax return.

TFSA Like an RRSP, a TFSA also allows your money to grow taxfree. But there aren’t as many restrictions as there are with an RRSP. If you’re buying a home for the second or third time, you can still make a tax-free withdrawal from your TFSA. There aren’t any first-time homebuyer restrictions. You’re not restricted from borrowing just $25,000 because you can withdraw as much as you want from a TFSA. You also don’t have to pay the money back over a specific timeframe. In fact, you don’t have to repay the amount you took out and there aren’t any tax penalties. The other good thing about using your TFSA is you keep your RRSP intact and allow your money to compound over time so you can save more for retirement. However, you won’t get a tax refund if you save using a TFSA instead of an RRSP. If you were to get a refund, you could use that extra cash for your down payment and be able to save even more money. Non-registered account You could use a non-registered account to save for a house but this isn’t the best option because you’ll be taxed on any interest earned. The only reason you might use this type of account is if you don’t have any RRSP or TFSA contribution room, which is highly unlikely. However, you can withdraw as much money as you want from a non-registered account and you never have to pay it back. Which one to choose? RRSPs and TFSAs allow your money to grow tax-free while a non-registered account does not. A TFSA has fewer restrictions while a saving in an RRSP will provide you with tax refunds, which can increase your savings. The best option might be to use a combination of both.

AN EXPERT ON THE chemistry of

clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with us about the disgusting things we’re doing at home – and it has us changing our ways. The first thing you need to be aware of, explains Dunn, is fomites. “Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says. So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing. Disgusting thing you’re doing #1: Sponges The gross factor: A sponge has 10 million bacteria per square inch. “It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. The toilet seat is cleaner than a cutting board wiped down with a dirty sponge – the sponge is 200,000 times dirtier,” says Dunn. The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you

Soak them in a concentration of one part bleach to nine parts water for at least five minutes 3. Boil them in a pot of water at 60 C for five minutes (in the microwave or on the stove). Disgusting thing you’re doing #2: The loofah Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that includes an exfoliant. The gross factor: A person sheds 1.5 million skin flakes an hour. “Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.” The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area; if you have to use one, hang it up to help it stay dry between uses. Disgusting thing you’re doing #3: Wall-to-wall carpeting The gross factor: It’s a botanical zoo. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier. The fix: Once a week take a cloth slightly moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly. up with the bright idea to pick up something for my walls every time I traveled. Great idea, right? Art would cover my walls with travel memories and it would make for interesting decor. What I didn’t think about was how hard it would be to bring artwork home on a plane or while roadtripping. Needless to say, my idea was shut down pretty quickly. But, I remained confident that I would one day start doing this. So, when I went to Chicago a couple years ago, I picked up a beautiful print that I hoped to hang above my fireplace. It’s an unconventional size but I opted against buying the frame with the print since we were driving back… what a mistake that was. Custom framing for this piece was priced at more than double the cost of the actual print and its unique size made it difficult to find anything else. Luckily, I discovered some great framing alternatives that don’t break the bank and that are also useful if you’re just looking for a new way to hang things on your wall.

BC AND ONTARIO aren’t just superstars in residential property, they rock in the commercial real estate world as well – home to the 10 top malls in Canada. It’s well documented that these two provinces are home to Canada’s most expensive and most active housing markets. Now, a new study from commercial real estate services firm Avison Young shows they are also the top performers in retail sales. What’s the correlation? We’ll get to that in a minute. The study shows that BC and Vancouver were the leading province and city for retail sales growth in 2015, at 6.6 per cent and 9.9 per cent, respectively, followed by Ontario at 4.5 per cent and Toronto at 5.4 per cent. Toronto’s Yorkdale Shopping Centre was Canada’s most productive mall, with retail sales of $1,610 per square foot, displacing Vancouver’s Pacific Centre, which topped the list in 2014. Five of the 10 top-performing malls are in Ontario, and four of those are

Not to oversimplify Economics 101, but solid population and wage growth are among the key contributors to both healthy retail and real estate sectors. And with BC and Ontario economies and housing markets leading in this regard, it’s no surprise that residents in these areas are brimming in the consumer confidence department. So, those markets that are seeing

On the flip side, not surprisingly, oil-dependent provinces such as Alberta and Saskatchewan, which Argeropoulos says have the weakest outlook for retail sales, are also among the areas where home price growth is weakest. When the likes of Saks Fifth Avenue and Nordstrom set up shop, or when a retailer such as Yorkdale Shopping

Centre undergoes a major expansion, it’s usually a sign of good times, and that an area is on the upswing. Like proximity to mass transit, schools and other amenities, being close to shopping is a major attraction for homebuyers. These features are among the keys to enjoying your home while you live there, as well as for potential resale value in the future. Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining

neighbourhoods. These companies make careful, long-range and well planned-out decisions in lockstep with municipalities and developers, based on hard data, research and demographic information. This is why major retail expansion is good news: it’s an indicator the economy continues to strengthen; and, for those looking to buy a home, it’s a sign to look out for new or expanding neighbourhoods and solid buying opportunities. Deciphering legal language Deeds, transfers, mortgages, charges, discharges and undertakings By Jayson Schwarz

FOR THE AVERAGE homebuyer,

there are some legal terms that require translation. The Government of Ontario keeps records of every piece of property in the province. These records are called the “title documents.” The document on file, that says who owns the property, is called the “transfer,” or “deed.” All of these documents are filed with the government – a process that is called “registering” the document. When a bank lends money and gets a record of this loan on title, the document is called the “mortgage” or a “charge.” When the charge is paid off, a new document is filed with the government office and it is called a “discharge.” If only part of the charge is paid off, a document called a “partial discharge” can be filed. There are many other documents, but these are a good starting point. Usually when a developer/builder starts a new project, he will go to a bank or other financial institution and just like you, arrange for a mortgage or charge. The difference, however, is that this can be a huge charge. As an example, the builder/developer may have a $50- or $60-million “blanket” charge applied to enable him/her to create and build the project. The next thing that happens is that the house or condominium is built and sold, and it is time for closing. In the Agreement of Purchase and Sale will be a clause that will relate to the discharge of that part of the blanket charge which affects the

property you are buying. The builders’ lawyers (the good ones, in any case) add the clause that the purchaser will accept the promise (undertaking) of the builder’s lawyer to register the partial discharge in a reasonable period of time, but will give on closing two important things: 1. A letter (“discharge statement”) from the bank or other financial institution (“mortgagee” or “charge”) setting out how much money has to be paid to the chargee to obtain the partial discharge; and 2. A direction from the builder to the purchaser, telling the purchaser to pay the amount of money needed to obtain the partial discharge directly to the chargee. The clauses I will not accept stop with the purchaser being forced to accept the builder’s or the builder’s lawyer’s undertaking to register a partial discharge, without the other information. Now, I do not believe the builder or the builder’s lawyers who do not include this information would give the promise without meaning it, but what about things out of their control?

For example, if: » the builder goes bankrupt » the builder has a dispute with the bank » some other party seizes the money from the builder » the builder has an internal shareholders dispute and assets are frozen » the lawyer goes to Argentina with the money » the builder goes to Tahiti with the money If we had followed a) and b), none of that would matter. My complaint is that it does not cost the builder anything to give this piece of mind and security to the purchaser. It is just usually the fault of some lawyer trying to prove how good he or she can be. So be careful. Watch for these tricky clauses and consult a lawyer, because only a lawyer can provide legal advice and care enough to catch these kinds of things. De-clutter Clutter is the demon in your home that must be exorcised. No, I am serious. If you have not used something in the past year, then it should be donated to charity or tossed in the trash. Move out clunky pieces of furniture and clear out your closets. Have fresh eyes look at your furniture arrangement to decide on the best use of the current space. baseboards, doors, door handles, stairs, you name it. The reward of a clean house is astronomical. Buyers visit and stay in a cleaner house longer, which enhances a seller’s chance of a great offer. Fresh paint A fresh coat of paint will remove years of wear and tear on doors and baseboards. Bold colour choices and wallpaper are highly discouraged. Bright and neutral colours should be used to increase appeal and make the interior space feel much bigger. Little to big repairs Structural deficiencies such as a leaky roof, heating and cooling mechanical issues, and electrical problems should all be addressed and repaired. As a seller, you want a safe environment for potential buyers going through your home. Minor repairs will also increase the value of your home. It’s the little problems that add up and cause a detriment to the overall sale price, so minor deficiencies such as a leaky tap, floor squeaks and ceiling cracks should also be addressed. Little to big renovations The hardest part for a seller is deciding how far to prep the home for listing. A good place to start is by learning the audience and the type of buyers in the area. Are they investors who will tear down the home and rebuild? Renovators who will gut the home or end-users who will move in and make improvements over time? Renovations that add value to a home are without a doubt kitchen and bathroom renos. However, each home is different. A real estate broker may advise on potential renovations that will provide the greatest return on investment.

For remodeling enthusiasts, kitchens should always be the first consideration. New cabinetry, counters and appliances add tremendous value to your home. Bathroom renovations provide a great return on your investment, as buyers tend to focus on hardware and fixtures that cannot be easily replaced. Windows and front doors are also a main focus to an aging home. Inquisitive buyers will notice the curb appeal of the home and either fall in love or develop reservations before they even step through the door. Newer and clean windows, as well as a good front door system will increase the home’s value. Finishing touches Landscaping the yard is one of the best things a seller can do before listing their property. Trimming the trees, weeding the lawn, and planting some annuals are highly recommended. Bring some houseplants and flowers into the home to add life. Wall mirrors will help rooms feel more spacious and fresh draperies will accentuate the interior decor. Don’t be afraid to bring in some colour to highlight the space as well. Vases, cushions, and newer lampshades will help bring everything together. I’VE OFTEN SAID that becoming debt-free is simple but it isn’t easy. And that’s the problem most people have with biting down and getting to work. They would rather whine about how horrible life is, complain about how stressed they are or simply stick their heads in the sand than get busy. If you’re one of the people who is procrastinating about taking control of your money and your life, you first have to figure out why you’re procrastinating. At the University of Konstanz in Germany, a team of psychologists wanted to see if our tendency to procrastinate had anything to do with how we think of a task at hand. Could it be that if we see something as psychologically distant — like getting to debt-free — that makes us resistant to tackling the task immediately? A group of students were asked to respond to a list of questions by e-mail within three weeks. The questions had to do with run-ofthe-mill tasks like opening a bank account or keeping a diary. Students were given different instructions for answering the questions. Some were asked to think and write about each activity in an abstract way, as in what the task implied about personal traits: what kind of person has a bank account? Others were asked about the concrete steps of each activity: speaking to a teller, filling out forms, making an initial deposit. Then the psychologists waited and waited… and waited. They recorded all the

response times to see if there was a difference between the two groups. Guess what? There was. A very clear difference. While all of the students were being paid upon completion, those who were asked to think about the questions abstractly were more likely to procrastinate. Some never got around to the assignment at all. Those who were focused on the concrete steps — the how, when and where of doing the task — got the job done sooner. It seems that just thinking about what we want to accomplish in concrete, specific terms reduces our tendency to procrastinate. Blame your fear. Blame your sense of failure. Blame your belief that you can’t do it yourself. Whatever excuse you use, you’re guaranteeing your failure. Take the bull by the horns, lay out a plan of action, make that plan specific, measurable, achievable, realistic and timely, and you’re on your way to being debt-free forever. Start now. Each time you put off getting started you allow the problem to grow in size and

complexity in your mind. By avoiding the problem, you’re allowing fear to build. Stop living in fear and start doing something different. Break down the steps. Make the plan concrete. Make the steps manageable. Setting a goal of being debt-free forever by the end of the year is great, but only if you also say how you’re going to do it. “I’m going to cut $200 in unessential spending from my budget and apply that to my debt repayment.” Those concrete steps are what will make the plan actionable. Enjoy the challenge. Yes, it may feel like you’re about to climb a mountain, but how you approach the mountain will make all the difference in the world. If you keep looking at how high it is and reinforcing how impossible it is to get to the top, you’ll fail. If you see each step you take up the mountain as something to celebrate, you’ll eventually reach the summit. Attitude counts. Colin & Justin have their own line of products – and Designer Samantha Pynn is launching her first collection for Simons. So what does being famous and having a collection or product line mean? There’s a huge difference between collaborations and endorsements. Many companies have tried the celebrity endorsement. Did Britney Spears have anything to do with Pepsi? No, but she sure could sell it. Michael Jordan, however, did know a thing or two about what he wanted in a basketball shoe. It’s about selling lifestyle – the connections are aspirational.

With Kravitz Design – his own design company – Lenny Kravitz paired up with CB2 to create a collaborative collection. Launched in the fall of 2015, Ryan Turf, managing director of CB2, describes Kravitz as being very passionate about design. More than just an aspirational style, he was involved as both a designer and a collaborator. For CB2, says Turf, it was a way to incorporate the music into their furnishings, since music is an important part of the demographic – and in reverse, Kravitz is a fan of CB2 so he appreciated being part of a brand he enjoys. The collection is earthy. It’s rock and roll. It’s geometric and reminiscent of great 1970s design. It definitely exudes that part of Kravitz that his music fans know, relate to and love. While this was a one-off collaboration, when pairing iconic names in the design world with furnishing and home decor lines, you find a more organic development. Interior decor and design is all about creating beautiful spaces, some designers have that desire to create furnishings they envision for these spaces. While designers can do this on a client-by-client basis – creating custom textiles, customizing the shape, size or finish of a sofa or table – creating a whole cohesive line for mass consumption is much more of an undertaking. Decorator, stylist, columnist and CityLine expert, Samantha Pynn is also the host of Open House Overhaul on HGTV Canada. She’s just completed a new decor line – The Samantha Pynn for Simons collection, which launched in February. This is especially exciting as Simons, the much-adored trends and fashion retailer from Quebec, arrived in the GTA in March at Square One Shopping Centre in Mississauga, Ont. …continued on page 54

Pynn’s collaboration is the authentic design experience – creating the prints, selecting the colours, textiles, materials and developing the pieces to the perfect specifications. “A lot of times they want to put your name on a collection. I wanted to be designing this from scratch,” says Pynn. “I wanted to have a say – a huge say. “Simons understood my editorial and design background, and let me take the lead.” The collection combines classic pieces with contemporary style. There are great patterns, textures and textiles. “The patterns, most are really rooted in the classics – lattice, floral.” There are florals, but not traditional little flowers, they’re big and stylized. There are animal prints. There are geometrics, neutrals and punches of colour. “People are really looking for something that will feel fresh for a long time, but still want something to be classic, have longevity, have legs,” Pynn says. “I don’t like disposable design. I didn’t want to go uber feminine.” It’s a ‘something for everyone’ collection, and you can see the strength of pieces as they work alone or with others. Consumers can take pieces into different directions depending on the way they introduce them into their own decor. “A collection,” she explains, “that makes pulling a room together easy.” …continued on page 56

Stores pull collections together all the time, buyers do their jobs and curate, but when connecting a well known designer’s name with a collection, consumers have an expectation – a reference to that name. It’s a challenge to design a large collection. The client is broader than a unique design done for an individual client. Price point needs to be a part of the equation, but quality has to be key. Quite attuned to the quality, from the selection of fabrics to the feel of the texture, Pynn’s quality control was to test drive products. She’d take home the throws and try them out, sleep on them, see how they’d feel to her. She’d try out the mats to see how they’d perform. “A well-decorated home makes people’s lives better,” she says, but ultimately, as a professional, to put your name on a collection as a designer is to share your design concepts and vision with everyone – and it needs to measure up. Completely different from endorsement, it’s a statement about your talent, about your vision and your design sensibilities. The collaboration process was a consolidated effort. “We pushed each other in a positive ‘Okay, I’ll try that’ kind of way,” says Pynn. “Price was an issue but not a limitation.” Internationally known, and highly acclaimed for his clean, stunning, luxurious design, Brian Gluckstein has done numerous collections – and has gone beyond to create his own brand. GlucksteinHome was launched in 1999 and has grown and endured. While the price point makes his

products more accessible than his interior design fees, the intended consumer is broader. He describes the brand as being for “someone who loves design and wants to elevate the aesthetics of their home.” As the brand, Gluckstein designs all of the products. “I love all home product and I’m inspired so much every day to design more. Still, one of the most challenging aspects of interior decor is working on a tight budget. This list gives you five stress-free ways to save a few bucks while making sure your humble abode looks as glamorous as you’d like it to. 1. Recycle and repurpose If you’re decorating on a budget come redecorating season, being able to repurpose unwanted household items can save you hundreds of dollars. Sort through your old books, records or even concert ticket stub collection — you’ll be surprised by what hidden gems you’ll find. TIP: Recycled items (or pieces of them) can be repurposed to make eye-catching collages, posters or shelf space holders. Use your imagination and create new decor items from your old forgotten ones. 2. Go “house diving” Similar to dumpster diving, “house diving,” sees you sifting through dusty attics and long forgotten basements of friends or family, looking for on-trend, decor gems. You never know, a friend’s disregarded matchbook collection may just be your new mantelpiece. TIP: If your parents are getting older, you may be sitting on a vintage decor gold mine.

3. Use dollar store items to emphasize style, not substance This tip has to do with thinking more about visual appeal than price tags. Inexpensive materials like brightly coloured or finely textured papers can add that extra bit of detail. Sharpies are great for creating ornate custom designs and inexpensive decorative candles add a little colour to any space. TIP: The Dollar Store or Dollarama – no matter what title these stores go by in your neighbourhood – carry inexpensive crafting items such as bright Bristol boards and acrylic paints to help add a sweet touch to your pad. 4. Don’t underestimate the power of paint You’d be amazed at how an incredibly unstylish space can be transformed by a simple coat of paint. Fresh, bright and on-trend paints can take your rooms from outlandish to elegant overnight. TIP: If you suffer from allergies, have young children or are just an all around health-conscious

consumer, you’ll be happy to know you have many organic paint options. Companies such as Homestead House and Green Planet Paints offer solvent-free, organic painting solutions. 5. Digital DIY Chances are you’re already using this tip. When it comes to gathering information on inexpensive yet stylish decor options, you need only harness the power of your index fingers and a search engine to stumble upon hundreds of great DIY blogs. YouTube offers excellent visual resources when it comes to repurposing old items into new and improved decor objects. LOCATED NORTH of Steeles, the area of Thornhill to the west of Yonge Street is designated as the municipality of Vaughan. Thornhill sprawls north to Hwy. 7 and west to Dufferin Street. A large suburban community, the area rapidly transitioned from pastoral farmland surrounding the Village of Old Thornhill to a suburb with numerous residential subdivisions. There isn’t much of a nightlight here, but there are lots of parks, cafes and shopping options. It’s still got that small-community charm, even with the spike in population. Meet the neighbours There are a lot of young families in the area and lots of babies, kids and teens. There’s also quite a large older population, many of whom contributed to the rapid growth of the area and are now downsizing seniors.

Planes, trains & automobiles Hwys. 7 and 407 are in the area, so east-west travel is efficient, though there’s no immediate access to northsouth highways; major arteries like Yonge, Bathurst and Dufferin are used instead. The public transit system provides convenience and connects with the TTC, making the city easily accessible – for an additional fare. The good, the bad & the rest Perfect for those looking for a peaceful suburban location, the sprawl necessitates a car for convenience. There are a few lovely parks and the pond, full of hungry ducks expecting you to toss them bread crumbs, is a great family destination. But aside from a few estate lots, homes tend to be quite close to each other, backyards are larger than city yards, but not large by suburban standards. Real estate Thornhill is expensive. The community has great property value because of its proximity to the city and because of the larger homes. Condos are also on the high side and tend to be larger and upscale.

1. Spring cleaning tip #1: Simplify your cleaning products Limit spring cleaning products to a quality window/glass cleaner, allpurpose cleaner, tile/grout cleaner and a toilet bowl cleaner. 2. Spring cleaning tip #2: The Molly Maid system Clean each room from the top to the bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly spring clean your home. 3. Spring cleaning tip #3: Dust first, vacuum second Any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner. 4. Spring cleaning tip #4: Dust with a damp, clean microfibre cloth Hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface.

5. Spring cleaning tip #5: Pet hair Remove it from upholstery with a damp microfibre cloth or rubber glove. 6. Spring cleaning tip #6: Damp mop First sweep or vacuum floors to collect crumbs and dirt. Then start washing the floor in the farthest corner of the room and work your way towards the door. Use a damp cloth on the end of a mop handle to reach the narrow space between appliances. 7. Spring cleaning tip #7: Microwave spatters Fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot. 8. Spring cleaning tip #8: Dish cloths and sponges These are germ incubators, if you don’t clean them you’re just spreading the bacteria around. Wash dish cloths regularly, and microwave damp sponges on high for several minutes

to kill bacteria. Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs. 9. Spring cleaning tip #9: The toothbrush Use a toothbrush for hard-to-reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain). 10. Spring cleaning tip #10: Streaks on the balcony door Streaks are tricky to eliminate. When spring cleaning, wipe the interior side of the glass horizontally and the exterior side vertically. AREA RUGS HAVE BEEN adding bold colour and

exotic pattern to floors of all forms since at least the 5th century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their lookalikes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, coziness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! To achieve a timeless look in your new home, here’s my “magic carpet” guide.

Man versus machine » Hand-knotting is the traditional method of creating Persian or Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the knot count, the denser the weave, and the finer the rug. » Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine-knotted rugs better simulate handmade versions and tend to last longer than tufted rugs. » Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the type of materials used.

Material matters Wool typically gives the richest look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. Sisal gives an inviting natural look like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high traffic areas. I’m particularly a fan of it for a dining room. Nylon is a very practical and costeffective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high traffic areas). Polyester is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists water-based stains but is prone to oil-based stains. Olefin is another synthetic option which is highly resistant to chemical

It is often used outdoors (especially around pools) as it resists sun and moisture. Leather and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug. TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch Guard and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture.

Your brand new pad » Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. » A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support. …continued on page 66 APRIL 16 - 30, 2016  |  NEW HOME GUIDE  65

Selecting your area rug

The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: » As a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. » Area rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced seasonally as a way to keep your decor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. » If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. » Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. » A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). » Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: four by six ft., five by seven ft., six by nine ft., eight by 10 ft., nine by 12 ft., 12 by 14 ft.

Carpet tiles » If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and

size, which you can then replace any time you like. » I recommend buying a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.

Low Canadian dollar An investor’s paradise

THE LOW CANADIAN DOLLAR has given

a boost to the already potent real estate market in the Greater Toronto Area. In January 2016, we saw the dollar dip below US$0.69, which has not happened in the last 13 years. Last time the exchange rate was close to this level was on Jan. 21, 2002, when our dollar was US$0.6179. That was the day before K-Mart, the largest American retailer, filed for Chapter 11 bankruptcy. It was also the same year Canada defeated the United States five-two in the men’s Olympic hockey gold medal match. These are such distant memories. Last month when I was at the supermarket, a head of cauliflower was $7.99. I did not think that cauliflower had become a luxury food item. After doing a double-take, I found that not only was there a drought in California, but the sinking dollar played a big role in this price hike. Admittedly, not everything in the store increased that dramatically. The Food Institute at the University of Guelph has a projected increase in 2016 for fruits, vegetables, and nuts in the range of 2.5 per cent to 4.5 per cent. The low Canadian dollar will dampen the pocketbooks of those who choose to travel internationally, shop abroad or buy imported goods. Travelling domestically this year might not such a bad idea. Tourism in Canada has certainly gained momentum with many foreigners, especially Americans, trekking across the border. They are not only here

as tourists visiting world-acclaimed cities such as Toronto, but also as consumers. A recent Huffington Post report examined the types of consumer goods available to Americans at a discounted rate in Canada. Electronics, for the most part, cost 10 to 30 per cent less here than in the U.S. Vehicles in the $40,000s are approximately $10,000 cheaper in Canada after the USD exchange rate. Our low loonie has also resulted in a boost in our real estate market thanks to foreign investors and new immigrants. I recently met a Canadian couple who work and live in the U.S. Since their income is in US dollars, they have found that the Canadian real estate market offers a substantial discount. The exchange rate has essentially provided them with an opportunity to invest in the real estate market now, but at price levels comparable to two to three years ago. Their plan is to purchase real estate now, have a foot in the Canadian real estate market and move back to Canadian soil when their job situation allows. The low loonie, coupled with Canadian banks’ lending criteria, make this a great opportunity to convert foreign currency and pour it into the real estate market in Canada. For the most part, Ontario and the rest of Canada welcome foreign

investors with open arms. Anyone outside the country who plans on living in Canada for less than six months of the year may keep a home, even without applying for residency. Foreigners who wish to stay longer in Canada may apply for permanent residency or immigration, and there is no restriction to the number of properties that he or she may own. Foreign investors are subject to the same fees and taxes as all Canadians, but typically require a minimum of a 35 per cent down payment to secure a loan from a Canadian bank. There is also a 25-per-cent withholding tax on rental income and capital gains, if the investor decides to sell the property and turns a profit. These policies have not deterred investors from continuously pouring their capital into the Canadian real estate market. The Canadian banking system also holds a tremendous advantage. Canada has the most well managed, well regulated, and well capitalized banks in the world. Back in late 2008 and early 2009, Canada withstood the economic downturn and much of that was due to our stable banking system. From a mortgage lending standpoint, Canada does not have the same subprime mortgage problems that were the origin of the U.S. real estate crash. Canadian lenders tend to hold on to mortgages they originate rather than distribute to other institutions, and as a result limit irresponsible lending decisions and financial consequences. Why would you invest your money anywhere else in the world? Real estate in Canada is your best bet.
