How outdoor space enhances a community By Bryan Tuckey YOU ARE LIKELY experiencing the
wonder and significance of landscape architecture and not realizing it. Think of an exceptional outdoor space in your neighbourhood. One that has an inviting entryway, a beautiful tree canopy, different paving surfaces or cobblestone streets and lighting embedded in a landscape of plants and flowers. Perhaps this space is connecting buildings, homes and businesses to the street below or it’s creating a bridge between two neighbourhoods. There is a science behind designing these special outdoor spaces for people to enjoy. Landscaping and public spaces are an essential part of building complete communities and in
the land development and home building industry, we recognize that communities are made up of more than just the buildings and landscape architecture is often what brings everything together. It is also valuable to the economy, with the impact of the Canadian horticulture sector pegged at close to $15 billion and Ontario the largest contributor, according to a Landscape Ontario study. Landscaping and designing outdoor space around buildings is increasingly being viewed as a way to activate the public realm and a creative way to integrate new spaces into existing communities. One unique example, designed by BILD member The Planning
Partnership, is Underpass Park in Toronto’s east end. The 2.5-acre space was an inhospitable, derelict, unused space underneath the Eastern Avenue, Richmond and Adelaide Streets overpasses. Now, it is a welcoming neighbourhood amenity featuring a mirrored ceiling and a children’s playground. There are benches, innovative lighting and public art, areas for skateboarding and basketball as well as open space for community gatherings. Most importantly, the park has created a connection for neighbourhoods that were previously divided and isolated by three major overpasses. There are many examples of these important urban resources across the GTA and it’s the development industry that designs, constructs and maintains these spaces that connect to the larger community for use by local residents and the public. One example is the large leafy courtyard nestled in between the two condominium towers on the southeast corner of Yonge Street and Eglinton Avenue built by BILD member Minto Communities. Anyone, not just the residents, can enjoy the courtyard’s fountain, have a seat on one of the benches or use the walkways encircling the space. Often the landscape serves many functions. For example, the water feature animates the space in between the Minto towers providing sound and movement. It centres the courtyard, has a cooling effect, provides privacy and masks the sound of traffic. As well, landscape elements not only improve the aesthetic, they can also help communities be more environmentally friendly by using innovative solutions to improve water conservation, capture rain run-off and use plants to help clean the air.

First-time buyers may get an important boost By Wayne Karl FIRST-TIME HOMEBUYERS –
particularly those in expensive markets such as the GTA – you have a powerful friend in your corner: Prime Minister Stephen Harper. Seeking re-election in the upcoming federal election on Oct. 19, Harper is proposing a few changes to help make your homeownership dreams come true. “For many Canadians, owning a home is their most important investment and the achievement of a key life goal,” Harper says. “We want to help more Canadian families
purchase their first dream home.” A re-elected Harper government will do this by making improvements to the Home Buyers’ Plan. Under the HBP, aspiring homeowners can make tax-free withdrawals from their Registered Retirement Savings Plans (RRSP) to finance the purchase or new construction of their first home. In 2009, Harper raised the withdrawal limit to $25,000 from $20,000. Now he is proposing to increased it further, to $35,000. This is music to the ears, of course, of those in the industry – home
builders, realtors and mortgage lenders – whose official governing bodies all issued statements supporting Harper’s plan. It should also be welcomed news to you. Housing costs in the GTA are rising (which is a good thing, once you own a home, as it’s an indication of market health). But saving and otherwise obtaining the funds to take that important first homebuying step are becoming increasingly difficult. This is where the HBP and other initiatives, as noted in Alyssa Richard’s mortgage column on page 49, prove their value. A re-elected Harper government also plans to: » Collect data on foreign buyer activity in Canada’s housing market and, as necessary, take action in coordination with provinces to curb foreign speculation in Canada’s residential real estate market. » Maintain the enhancement to TaxFree Savings Accounts so Canadians can save and invest more of their hard-earned money tax-free. » Establish a new permanent Home Renovation Tax Credit for substantial home renovation expenses between $1,000 and $5,000, so young homeowners can renovate and upgrade their homes. Over the next six weeks or so as we edge toward election date, we may hear other campaign promises aimed at addressing these and other important issues related to homeownership. Whether you’re a first-time buyer or an existing homeowner looking for your next home, take note of these potential opportunities to help you realize your homebuying plans.

THE COST OF HOMES in the GTA
keeps rising. Both brand new lowrise and highrise prices hit an all-time high in July. What’s trending downward, however, is the size of new condos, which hit a record low, according to the latest figures released by the Building Industry and Land Development Association (BILD). The average price of a new lowrise home in the GTA hit an unprecedented $806,391 in July, according to the RealNet New Home Price Index. Prices in the lowrise market, which include detached and semi-detached homes as well as townhomes, have increased by 109 per cent in the last decade. “In July 2005, the average price of a ground-related home in the GTA was $386,133. Today it is more than double that,” says BILD president and CEO Bryan Tuckey. “This means that many first-time buyers have been priced out of the lowrise market.” New highrise prices have also increased 57 per cent since July 2005, when the average price was $284,598. In July 2015, it was $446,398.
The price per sq. ft. for highrise homes reached a record high $570 in July, while average unit size fell to a record-low 783 sq. ft. “The industry is using innovating architectural design to make new homes more affordable,” Tuckey explains. “By maximizing living space and reducing overall suite size, our members are able to keep prices within reach for many first-time buyers.” The price gap between brand new highrise and lowrise homes has grown to $359,997, which BILD attributes to limited supply of new ground-related homes due to lack of development-ready, serviced land across the region. “Homes are being purchased faster than they can be brought to market,” Tuckey says. “Sales have been strong but a lot of them are coming from older, unsold inventory because new project launches can’t satisfy demand.” There were 13,259 lowrise homes sold across the GTA so far this year, while remaining inventory of lowrise homes fell to 4,550 – a new record low. “Lowrise inventory has fallen below record low levels several times this year and will continue to do so until we have an adequate supply of serviced land designated for development.”

Some of the things to look for are cracks in flooring, drywall or outside cladding, missing roof shingles and home finishes. Electrical and plumbing fixtures, heating and air conditioning systems are warranted only in the first year, so if these aren’t working properly, take note immediately. The two-year warranty This protects against defects in materials such as windows, doors and caulking. This warranty also covers defects in electrical, plumbing and heating delivery and distribution systems and exterior cladding. Within the first two years, inspect your home regularly to ensure there is no water seeping in.
ONE OF THE GREATEST ADVANTAGES
of buying a new house or condo, is that almost all new homes in Ontario come with a warranty. Your builder must stand behind the workmanship in your new home. For 40 years, Tarion has been protecting the rights of new-home buyers by administering Ontario’s mandatory new-home warranty program and regulating builders. The warranty includes delayed closing and deposit protection, as well as coverage for workmanship, plumbing, heating and cooling systems and major
structural defects. Different items are covered for varying periods, but the warranty typically starts at possession and ends up to seven years later. Here are a few tips on what to look for and when: The one-year warranty In the first year, your warranty covers defects in work and materials, ensures that it has been constructed according to the Ontario Building Code and is fit for habitation. It includes almost everything that was provided by the builder.
The seven-year warranty Finally, the seven-year warranty covers your home from major structural defects. This includes the failure of a load-bearing portion of your home. Look for major cracks in the foundation or exterior cladding, interior separation of drywall between ceilings, walls and floors or movement in the basement floor. Once you move in, inspect your home’s condition regularly. If there are issues that fall under the warranty, your builder is responsible for fixing a defect. If they don’t, Tarion will step in. If you are a new-home owner, sign up for Tarion’s online warranty service called MyHome at tarion.com. It’s the easiest way to keep on top of all your warranty deadlines.

Mimico This ‘area in transition’ is showing real progress By Wayne Karl
MIMICO GETS a bad rep. From Kipling Avenue on the west, to the Gardiner Expressway on the north, Lakeshore to the south and to where Lakeshore and Gardiner intersect on the east, this historic community has long been “blue collar.” From the Goodyear factory (1917-87) to Campbell Soup (1930-present), Mimico wears this heritage on its sleeve. It’s been an “area in transition” for decades, but is now showing real progress.
The vibe Mimico shows its age in spots, particularly along Lakeshore, where
you will find lowrise rentals mixed with small retailers. But residential development – condos and townhomes on the former Goodyear site and several new highrises on the east, is breathing new life into the area. Though still in transition, Mimico, given its proximity to downtown and higher priced areas, is a comparative bargain. Meet the neighbours The majority of residents are working age (25 to 64), with a sizeable seniors population. Condos and townhomes are the most prevalent housing type,
including the new highrises around Lakeshore and Park Lawn Road, as well as lowrise apartments built in the 1950s and 60s. Head north off Lakeshore into neighbourhood streets around Royal York, and you’ll find plenty of character homes, 1940s-era bungalows and some larger all-brick homes. In the area This is where Mimico proves its mettle. With average prices about $433,000, Mimico is a bargain. Don’t expect huge lots and ultra-modern features in existing homes, but

Models showcase sophisticated design at Chelsea Maple Station THE BEST WAY TO EXPLORE THE

One of the models is appointed and furnished by interior designer Sabrina Albanese to accentuate the liveability of these innovative, efficient designs. Purchasers of all ages are attracted to this ideally located community including urban professionals and young families. Sophistication is the inspiration for the outstanding furnished model, which Albanese appointed with a young couple in mind who have a child or two, or are thinking of starting a family. She explains that from bottom to top, this modern town offers flexibility. “On the ground level, there is a gym and a bathroom with a shower, along with what I call a man cave,” she says. “This area is
furnished with an L-shaped sofa, funky coffee and end tables, a TV, high-topped table with stools and a small bar fridge. Depending on the owners’ situation, they may want to use this level as nanny quarters or an extra bedroom.” Albanese warmly refers to the den in the next level as the “chick-cave” because of its palette of mauves and whites. In the open-concept main living area, several modern progressive classic pieces have a Scandinavian flair, and the headturning area rug in the stylized palm motif was designed by Albanese herself to anchor the blue sofa and mauve armchair. The open staircase enhances the airy feeling of this home, as do light wood accents and the round laminate table with velvet stools and a modern high chair in the dining nook. In line with a hot current trend, two-tone kitchen cabinetry in white and a warm shade of grey complements the contemporary styling. Owners
will also have a separate dining room, where Albanese placed cane chairs around a white table and added abstract art with bold colours to inject what she calls “radical romance.” On the upper level, the master bedroom is an inviting oasis, where the bed looks like a ruched box with no headboard. She explains that, “Behind it, we used wallpaper that resembles marble tiles and overhead a seashell ceiling light. The look is romantic.” So, too is the striking master ensuite, where a mosaic tile floor meets walls tiled with porcelain that looks like marble. Other bedrooms are furnished as a guest room and nursery, again highlighting the possibilities for purchasers. Among the standard features (all as per plan) are nine-ft. ceiling heights; stained oak veneer staircase, oak pickets and handrails; smooth ceilings; ceramic and/or porcelain tile and pre-finished stained oak engineered flooring; and kitchens with granite or quartz countertops. One design features a finished basement and split staircase to the upper and lower levels. Adding confidence to the mix, awardwinning Aspen Ridge and its group of companies have been leaders in Canadian Construction for more than 50 years. Towns range in size from 1,875 to 2,378 sq. ft. Closing costs 101 By Jayson Schwarz WHEN YOU CLOSE on your new home, there are three groups who will come a-knocking, looking for payment – the builder, the government and the lawyer. Your lawyer generally collects all of the necessary money from you and your mortgage company, doles it out to the builder and government, and keeps his cut. The builder will get paid the purchase price of the property from your mortgage company, less the deposit – which you’ve already paid. You may even get a credit for certain items, called “adjustments” which will be reflected on a document called the Statement of Adjustments, like HST payable, the original purchase price on the property, real estate

taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. Review this document carefully and ensure you understand all the charges that you are required to pay. This is the final figure owed to the builder. The Ontario and City of Toronto governments also want their share, in the form of Land Transfer Taxes and sales tax. There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many
of the municipal compliance request charges. Speaking of the lawyer’s account... First of all, you have to pay the legal fee, whatever the amount you agreed to. You did have a pre-agreed fee, didn’t you? Then come disbursements, those monies expended by your lawyer on your behalf necessary to close the transaction, like registration charges, title insurance, couriers and searches. Be careful – it is here that someone may try to take advantage of you by charging large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process.

Canadians taking on more debt, but relax – it’s “good debt” By Lydia McNutt ABOUT 80 PER CENT OF CANADIANS
are carrying some kind of debt – and given today’s low lending rate environment, it’s not surprising that the amount of debt we’re taking on is on the rise. The results of the 2015 annual debt poll released recently by BMO and conducted by Pollara show Canadians owe on average $93,000 – up from $76,140 in 2014, and $72,045 in 2013. While this sounds like a hefty number, particularly compared to
just two years ago, Sal Guatieri, senior economist at BMO Capital Markets, notes that it is “good debt” – investment debt that creates value. Topping the list were home purchases, home renovations and education expenses. “Given the angst about high debt burdens, it’s somewhat comforting to know that Canadians are generally accumulating good debt to finance investments in their homes and educations, as opposed to bad debt

Can Canadians handle their debt? Half of Canadians (49 per cent) said buying a home was a major contributor to their debt. Thirty-four per cent said it was the main factor. Indeed, home sales have been up across the country, with the Canadian Real Estate Association recently reporting a 3.4-per-cent increase in sales in July year-over-year, marking the second-highest July sales stat on record since 2009. Activity stood 12.6 per cent above the 10-year average for July. Today’s low interest rates have prompted many who have been sitting on the sidelines to jump into home ownership, while those who weren’t able to carry a mortgage at a higher rate can now do so with the hardto-resist rates offered by mortgage lenders today. And therein lies the potential problem. “Rapidly rising house prices in [Toronto and Vancouver] could encourage some households to take on larger mortgages than they can handle when interest rates rise,” Guatieri says. Note he said “when,” not “if.” So, what can you do to insulate yourself from this looming threat? It comes down to common sense. Here are some tips: » Stress-test your mortgage against a higher rate. If you can’t afford an interest rate hike of two or three per cent, then decrease your homebuying budget. » Don’t spend the maximum you get approved for by your mortgage lender. This will be the top end of your budget. » Factor your other debts and lifestyle into your budget. You want to live in your house, not live for your house.

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40 per cent) to Canada Revenue Agency. Savings options for buying a home By Alyssa Richard
IF YOU WANT TO SAVE for a home in the next five years, you should avoid stocks because you could lose money. Instead, you should use no-risk options like a high-interest savings account or GICs. But what type of savings vehicle should you use? There are three different types of accounts to choose from and each has its own advantages and disadvantages. Here are your options:
RRSP An RRSP allows the money you save to grow tax-free. If you qualify as a first-time homebuyer, you’ll also be able to take advantage of the Home Buyers’ Plan (HBP). Using the HBP, you can withdraw up to $25,000 from your RRSP as long as the money was deposited more than 90 days ago. If you’re buying with a spouse or partner who’s also a first-time buyer, you can each take out $25,000 for a total of $50,000. The money you withdraw has to be taken out no later than 30 days after the closing date. You must repay what you borrowed the second year after the year you withdrew the funds. You have up to 15 years to repay that amount. For example, if you borrow $24,000 from your RRSP, you’ll need to pay $1,600 a year ($24,000 divided by 15, equals $1,600). You can pay more than the $1,600 towards your HBP in any given year and your annual payments will decrease. If you decide to pay $9,400 in the second year, then you’ll only need to pay $1,000 a year thereafter. YEAR HBP Balance Annual Repayment Amount Your Payment

The great thing about the money you withdraw from your RRSP for the HBP is it’s tax-free. However, if you can’t afford to make the annual payment, you’ll have to declare it as RRSP income on your tax return.
TFSA Like an RRSP, a TFSA also allows your money to grow taxfree. But there aren’t as many restrictions as there are with an RRSP. If you’re buying a home for the second or third time, you can still make a tax-free withdrawal from your TFSA. There aren’t any first-time homebuyer restrictions. You’re not restricted from borrowing just $25,000 because you can withdraw as much as you want from a TFSA. You also don’t have to pay the money back over a specific timeframe. In fact, you don’t have to repay the amount you took out and there aren’t any tax penalties. The other good thing about using your TFSA is you keep your RRSP intact and allow your money to compound over time so you can save more for retirement. However, you won’t get a tax refund if you save using a TFSA instead of an RRSP. If you were to get a refund, you could use that extra cash for your down payment and be able to save even more money. Non-registered account You could use a non-registered account to save for a house but this isn’t the best option because you’ll be taxed on any interest earned. The only reason you might use this type of account is if you don’t have any RRSP or TFSA contribution room, which is highly unlikely. However, you can withdraw as much money as you want from a non-registered account and you never have to pay it back. Which one to choose? RRSPs and TFSAs allow your money to grow tax-free while a non-registered account does not. A TFSA has fewer restrictions while a saving in an RRSP will provide you with tax refunds, which can increase your savings. The best option might be to use a combination of both.

with packing come decisions. Some people want to pack their own items, while others prefer to leave the task to a pro. There are, of course, advantages to each approach, so it is important to weigh the pros and cons. The professional packer Most who choose to pack themselves do so because it saves money. This is true only if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate just how much jostling their items will endure on the road. Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.

Professional packers make it their business to know what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide tips on how to mark your boxes for ease of unpacking, and advise on the items to pack last and therefore, unpack first. Having your mover pack your stuff offers the peace of mind in knowing that if the damage happens, your possessions will be repaired or replaced. The DIY packer If you are willing and able to pack yourself, ensure you have the proper materials and containers to help with a successful move. Although you can obtain boxes from places like grocery stores, check with your mover, who
may sell proper packing materials that will save you work and worry. There are also significant considerations to keep in mind, such as not packing explosive or flammable items. Your list of essentials will include tape dispensers, packing paper, markers, pads/blankets and bubble wrap, and or course, there are many sizes and strengths of boxes available. A 1.5-cu.-ft. box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs and the like. The next size up is a lamp or lamp shade box, which is three cu. ft. in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects like pillows. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

Let wood reign: Naturally, wood

is one of the first materials you think of when you think “cottage” – but you must know how to use it right. » To create a feeling of consistency, run wood floors continuously throughout, even into the kitchen. It can survive the occasional spill if you treat it properly. Embrace wood with visible graining, such as Mir Hardwood’s Reclaimed Parquet collection (which mixes woods for rich character). » For those who prefer a hard surface, consider an inset tile “mat” for the kitchen, entry, or other wet areas – it keeps the floor flush (and there’s no sisal rug to try to wash the mud or red wine out of). » Plank walls give the textural look of a cottage cabin interior, but unless you live directly on the water, you may find this much wood a bit overwhelming. Paint it out a white or pale colour to maintain an airy, relaxed vibe, or go for a deep espresso stain and break up the wood with white accents such as art and drapery.

COLD WEATHER CYCLING 03
Whether you're cycling to work, or hitting one of the GTA’s many fun trail systems for a weekend joy ride, cycling is a great way to get around and get in shape at the same time. Many of you may be considering putting your bikes away for the colder weather, but if you just follow our cold weather cycling tips you can continue to enjoy cycling throughout the fall and winter months.

LAYER uP. Even on the coldest days, you’ll be surprised how hot you can get once you get moving, so it is best to dress in layers to avoid being too hot or too cold. Important layers include: a waterproof jacket to serve as a shell; a base layer to wick moisture; a mid layer to help keep you warm; a headband or hat (most bike shops will carry ones that fit under your helmet) and gloves. depending on the precise temperature and the length of your ride you may also consider wearing full-length cyling bib tights or moisture wicking long underwear under your pants.
With shorter daylight hours being part and parcel of cold weather biking, it is absolutely essential that you do everything you can to remain as visible as possible on the roads. Bright coloured clothing and bike lights are a must, but you also want to make sure that you bike in a predictable fashion and occupy space on the road consistently so that motorists can always see you. darting out from behind parked cars or switching between the sidewalk and the street is dangerous to pedestrians, cyclists and motorists alike, so please be considerate and stay safe.
CoNSIdER KNoBBY oR STuddEd TIRES. If you plan on biking well into the colder season, you might encounter some truly challenging road conditions. If you think that snow and sleet are likely to be a concern, you’d be well-advised to get yourself a pair of low-pressure knobby or studded tires. The front wheel of your bike is more important for control, so you might want to experiment with just replacing that tire first, and then replacing the back as well if needed.
RIdE dEFENSIVELY. Cold weather riding can be a lot of fun, but it does bring certain unique challenges not faced by summer riders. Even if you’re riding on a clear day, wet patches can quickly turn slick, so always be alert and be aware.

KEEP YouR BIKE PRoPERLY MAINTAINEd. Water, salt and mud can cause greater damage to your bike in cold weather, so you should do what you can to keep your bike frame — as well as the chain, brakes and other components — as clean as possible. You should also carry a lighter and small bottle of lock de-icer with you at all times, in case your lock or other bike components freeze up. This is sure to keep you moving no matter how cold it gets.

MONSTER TOES INGREDIENTS: 1 lb cocktail wieners 6-8 flour tortillas ketchup mustard toothpicks
DIRECTIONS: Want to offer your friends a really spooky treat this Halloween? Try this easy recipe for Monster Toes. Make sure to ask your parents for help. Take cocktail wieners and cut a wedge in to the end to make a flat toenail area. Cut the tortillas into 4 inch strips. Roll each strip around one of the cocktail wieners, making sure to leave the tip of the toe exposed. Place on a baking sheet and bake in oven at 350 degrees Fahrenheit for 8 minutes. Remove from oven, fill toenails with ketchup or mustard and serve.

Before you can start decorating, you will need to plan the perfect route for your haunted house. depending on whether you are doing this for a party or the general public, you may want to avoid having your guests take a route through the inside of your home, so it is probably best to confine your haunted house path to the front yard, driveway and garage areas of your home.

MAkE SURE IT IS SAFE FOR EVERYONE Even though you want your haunted house to be as scary as possible, you also want to ensure that nobody gets hurt. So make sure that your route is free of all obstructions, and ensure that all the decorations you select are safe for both kids and adults.

FIND SOME TERRIFYING LIGHTING AND MUSIC No haunted house is complete without some great lighting and music. You can find an abundance of scary music and sound effects through YouTube and other online sources. As for lighting, you want to keep lighting low enough that it is hard to see exactly what is going on, without being so dark as to be dangerous. Coloured lights and strobe lights are great options to create a really great effect.

ROAST HARVEST VEGETAbLES IN A bAkED
pUMpkIN WHO SAYS VEGETABLES ARE BORING? GET READY TO TRULY WOW YOUR FRIENDS AND FAMILY THIS THANKSGIVING WITH THIS DELICIOUS AND CREATIVE RECIPE.
INGREDIENTS: 2-3 Lbs mixed harvest vegetables 2 large red onions 4 cloves of garlic 2 bay leaves 5 sprigs fresh rosemary 5 sage leaves 1 large pumpkin olive oil, salt and pepper
DIRECTIONS: Part 1: Scoop out and clean the inside of the pumpkin, then rub with olive oil. Sprinkle with salt and add about 1/2 cup of water. Place in the oven and bake at 325 Fahrenheit for 30 minutes.

Part 2: Peel and cut root vegetables and coat with olive oil. Pour into roasting pan then add onions, garlic and herbs. Roast at 400 Fahrenheit for about 40 minutes, shaking the pan occasionally. When all vegetables are cooked, place in the still warm pumpkin and cover with the top. Feel free to add pieces of softened pumpkin to the mix if you choose.
