Congratulations, Vancouver! The Economist Intelligence Unit (The EIU) surveyed 140 cities around the world and three Canadian cities – Vancouver, Calgary and Toronto – made it into the top 10. Three! Almost one-third of those top 10 spots belong to Canada. This is a huge reminder to us that we live in an amazing country that is recognized as being one of the best places to live. (More on this exciting story on page 46.) Now, let’s help you find your next home in this vast, beautiful province. One of the challenges Vancouverites face, as outlined in The EIU’s report, is that of affordable housing. In our previous issue, we shared some tips for overcoming mortgage affordability hurdles and to help you plan for your first home (you can find these on our website at nexthome.ca). In this issue, we explore the concept of “the bank of Mom and Dad.” Have you heard of this? The idea here is that some parents are financially supporting their kids to help them become homeowners. If you’re thinking about being or borrowing from the bank of Mom and Dad, there are some things you may want to consider first to help ensure it’s the best decision for you and your family, and to help determine how best to approach this arrangement so that it works out amicably for everyone. More than one-third of parents say their Millennial children are still financially dependent on them and, of the one-in-five Canadians still working past the age of 60, 12 per cent are helping out their kids, according to two surveys by the Financial Planning Standards Council. And if your kids are looking to buy in hot housing markets such as Vancouver and Toronto, getting your help for a down payment may be an option on their path to homeownership. Sheila Walkington, a Vancouverbased, fee-only Certified Financial Planner with Money Coaches Canada, says that she’s finding more parents are wanting to help their kids out with housing. “The housing crisis is such big news, especially here in Vancouver, and parents seem to feel that if their children don’t get into the real estate market soon, they may never own a home. Homeownership is still so tied up in our overall vision of success, so the prospect of their children never attaining this marker of adulthood is very concerning to many parents.” Laurie Campbell, CEO of Credit Canada Debt Solutions, agrees. “As a parent, it’s easy to feel obligated to help your children, and some are even happy to do it – that never goes away no matter
how old they get – but hurting ourselves financially doesn’t help our kids in the long run. They don’t want to be burdened with having to support us (financially) into our old age. Or, if you must sell your home to make good on outstanding debts, that won’t help them either, especially if they’re living at home.” So, if you are going to help your adult child, keep these tips in mind: • Understand terms – is this a loan or gift? • If your child gets married and then divorced, how will that affect repayment or expectations? • Get everything in writing. • Don’t set your kids up for failure – you might be helping with a down payment, but can they afford the ongoing mortgage, property taxes, maintenance and more? • Speak with a lawyer who
specializes in family law to find the best solution for your particular circumstance. As much as many parents would like to help their kids get into a home faster, it’s important to ensure that your own retirement has room for the support. Remember the sage advice received at the start of every flight: Always don your own oxygen mask first, before helping others. Consider the advice of a Certified Financial Planner to help you create a plan. The summer of 2018 has been an extremely active period for the pre-sale market – and this is often considered a quieter season. The limited inventory in Greater Vancouver and The Fraser Valley is fuelling a stronger demand for multi-family homes. However, many projects are forced to sit on the sidelines due to the upcoming October municipal elections, causing delays for new housing supply across the region and therefore limiting home options. BUSY SUMMER FOR PRESALE LAUNCHES
Since June, the pre-sale market in The Fraser Valley is seeing a surge in interest as purchasers are seeking greater value with home prices and larger floorplan options than what they might find in the Greater Vancouver area. The normally quieter month of July saw an unusually high volume of projects come to market with more than 1,900 units. While a number of projects were delayed in the first half of the year, recently, these highly anticipated developments have successfully launched and contributed to an increase in available housing. While the summertime has been busy with exciting new communities, a number of new multi-family projects continue to experience development application delays as municipal reviews are pushed back due to the summer holidays and the upcoming 2018 General Local Elections. It is typical for developers to put a pause on submitting their development applications due in part to the pending changes in the political environment. With the possibility of a gradual slowdown on the horizon, many developers are at a standstill with the municipal process or “waiting for the dust to settle” with the transition to the newly elected councils. The ripple effect includes delays with bylaws, permits and, most importantly, supply in our

SELF-EMPLOYED? NEW RULES HELP PROSPECTIVE HOMEOWNERS
Beginning October, Canada’s self-employed may find it easier to secure a mortgage, thanks to changes from Canada Mortgage and Housing Corp. (CMHC) aimed at giving lenders more guidance and flexibility to help this important homebuying demographic. Self-employed Canadians are key contributors to strong and vibrant communities and make up about 15 per cent of Canada’s population. However, they may have had difficulty qualifying for a mortgage as their incomes may vary or be less predictable. In line with the National Housing Strategy’s mission to address the housing needs of all Canadians, the changes include: • Providing examples of factors that can be used to support the lender’s decision to lend to selfemployed borrowers who have been operating their business for less than 24 months, or in the same line of work for less than 24 months. These factors could include acquiring an established business, sufficient cash reserves, predictable earnings, and previous training and education. • Providing a broader range of documentation 22 NextHome.ca
options to increase flexibility for satisfying income and employment requirements when qualifying self-employed borrowers to support an “add back” approach for grossing up income for sole proprietorship and partnerships. This documentation could include the Notice of Assessment (NOA) accompanied by the T1 General, the CRA Proof of Income Statement and the Statement of Business or Professional Activities (T2125). “Self-employed Canadians represent a significant part of the Canadian workforce,” says Romy Bowers, chief commercial officer, CMHC. “These policy changes respond to that reality by making it easier for selfemployed borrowers to obtain CMHC mortgage loan insurance and benefit from competitive interest rates.” These enhancements, which apply to both transactional and portfolio insurance, will take effect Oct. 1, 2018. MAJORITY OF CANADIANS AREN’T LIVING IN THEIR IDEAL HOME
There’s a reason we have the expression “dream home” – it’s not uncommon to dream of your ideal living space and to imagine what it might look like. It’s also becoming more common for Canadians to have to wait until their 50s to get into their ideal home, according to a new survey commissioned by CENTURY 21 Canada. “While you would expect young adults may not be not living in their ideal situations as they work to establish themselves, it was striking that their satisfaction level didn’t improve significantly until people got into their 50s,” says Brian Rushton, executive vicepresident of CENTURY 21 Canada. 26 NextHome.ca
The survey of 1,000 Canadian adults living in eight metropolitan centres across the country asked them how close their current living situation is to their ideal. • 41 per cent ranked their situation as close to their ideal • 43 per cent ranked their situation as moderately close to their ideal • 16 per cent ranked their situation as far from their ideal AGE
Once age is factored in, the gulf widens considerably, with only a third of those aged 25 to 54 saying they are living in close to their ideal situation while a majority
(56 per cent) of those aged 55+ said they are living in close to their ideal situation. Even in the 45 to 54 age range, about one in five said their living situation is far from their ideal – about the same percentage as young adults. PREFERRED FEATURES OF AN IDEAL HOME
Almost half (49 per cent) of those surveyed identified type of home as one of their top two priorities when considering purchasing a new home, while 46 per cent identified location/ neighbourhood as one of their top two considerations. Other factors include:

“This survey tells us that when people buy a home, they are buying a lifestyle,” Rushton says. “What that means varies widely with the individual, but it typically requires deciding what is most important within your budget and what compromises you’ll make to get as close to your own ideal living arrangement as possible.” TYPE OF HOME
Across all eight metropolitan
areas, 65 per cent of Canadians identified a single-detached home as their ideal, with another 24 per cent identifying an apartment as their ideal. The remaining 11 per cent preferred a semi-detached home or other arrangement (such as a trailer or houseboat). “It was also surprising that while two-thirds of Canadians told us a single-detached home is their ideal, a quarter preferred an apartment, primarily because they value a low-maintenance lifestyle,” Rushton shares. The numbers varied by region, with only 52 per cent of Metro Vancouver residents preferring a
single-detached house compared to 79 per cent in Calgary. Interest in single-detached houses peaks at ages 35 to 44, especially among those with children at home, declining afterwards. Single people and couples without children are more likely to prefer apartments. Those who prefer a singledetached home identified a private and independent lifestyle, a yard, tranquility, space and privacy as their top reasons, while those who prefer apartments identified a hassle-free lifestyle and lower maintenance as their top reasons. PACKING MISTAKES CHUCK RESNICK
Moving soon? For some, doing the packing themselves works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see are people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. RULE OF THUMB: The heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you’ve lived in your current location, you will most likely underestimate your boxes requirement. 3. Start packing early and be completely packed when the 42 NextHome.ca
movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes and we get in each other’s way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items, which we place in the “attic” (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place. If you’re not completely packed and ready on moving day, we can’t create that box wall early on, and this decreases the number of items that can be moved at one time. It also eats up precious time and therefore money! 4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes, move them to the front of your apartment and
stack them along a wall near the front door. Having them ready by the door can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety. When it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely. Canadians often say they live in one of the best countries in the world. And, according to a recent survey, we’re not the only ones who think so. In the Global Livability Index 2018, an annual report by The Economist Intelligence Unit (The EIU), three Canadian cities – Calgary, Vancouver and Toronto – ranked among the top 10 most livable cities in the world. Calgary earned fourth place, followed by Vancouver in sixth and Toronto (tied with Tokyo) in seventh. The rest of the top 10 is made up of three Australian cities, two European ones and two from Japan (including Tokyo). MOST LIVABLE CITIES 2018:

Robert Wood, principal economist at The EIU, says all three Canadian cities did well in terms of the 30 factors measured across the five categories. “The only indicator where all three trip up is livability of the weather, which many can relate to. This is because we are comparing cities across the globe and I’m thinking of places in the Mediterranean!” he shares. “This year Calgary just pulls ahead of Vancouver and Toronto partly because it scores better in terms of affordability of quality housing, partly explained by the house price boom in Vancouver and Toronto.”

Last year, Vancouver ranked third, Toronto fourth and Calgary tied with Adelaide, Australia, for fifth. “The Economist Intelligence Unit’s Global Livability survey quantifies the challenges a city presents [in] daily life, allowing direct comparison between locations,” Slavcheva explains. The rankings are based on how cities compare to one another, so a drop in ranking does not necessarily mean that a city’s livability score has changed. In fact, livability in all cities surveyed increased by 0.9 per cent in the past year, with improvements seen in all five categories – in particular stability, which increased by 2.5 per cent. TRENDS IN TOP-RANKING CITIES
Some things that many of the top-ranking cities have in common: Many of these are mid-sized cities in wealthier countries and with a comparably low population density, allowing these communities to offer recreational opportunities without compromising the quality of their infrastructure or introducing a
higher crime rate. Referring to the 2017 World Bank statistics, the Global Livability Index 2018 overview points out that the population densities in Canada and Australia, for example, vary between 3.2 and four people per square kilometre, compared to 35.6 in the U.S. or a global land average of 58. “Large, vibrant metropolises such as London and New York of course offer a rich breadth of entertainment options and cultural amenities. However, they continue to struggle with overstretched infrastructure, congestion and higher crime rates,” Slavcheva points out. “The aim of the Global Livability ranking is to allow for cities to compare what they are doing well and which areas need improvement. No city scores perfectly, although there is a lot that can be learned from those that are topping the different categories in the index. Designer Linda Mazur chats about the timeless luxury of clawfoot tubs.
Clawfoot tubs have been around since the mid-1800s, and this classic design continues to be a popular choice for bathrooms. Offering a traditional style with a distinctive look, practical functionality and the ability to provide a long, hot soak, the clawfoot tub is a great piece for elevating your bathroom’s aesthetic. When bathing became increasingly fashionable in the 1800s, the craftsmen of that time applied clawfoot leg designs (often eagle or lion motifs) to cast-iron tubs lined with porcelain. Over recent years, we have seen a resurgence of this tub design. The modern versions are often commonly fabricated from acrylic, but the cast-iron version is always the most sought after. It’s incredibly durable and keeps the water hot for longer. Keep in mind, though, that cast-iron tubs are extremely heavy – when installing, you may need to consider reinforcing the floor beneath the tub as a precaution. There are three components to look for when purchasing authentic quality sheets:
1.
THE TYPE OF COTTON. Long staple cotton is considered to be the best in the world, due to the strength and softness of its long fibres. Egyptian and American Pima are two of the world’s best cottons.
2.
WHERE THE FABRIC IS WOVEN. Italian mills are the world’s foremost experts thanks to their long history of weaving and superior technology. Sheets woven in Italy, or other parts of Europe such as Portugal and Switzerland, will typically be of a higher quality than parts of the world where weaving is a more recent industry and technology is not quite as advanced.

THE THREAD COUNT. Look for a thread count higher than 200 (less than 200 is called muslin), but remember, thread count is a personal preference. It’s all about determining what feel you like best. Do you prefer your sheets to feel soft or crisp? Fine or heavy? It’s up to you! What matters most is that the sheet has the very best raw materials: Long staple Egyptian or Pima cotton, and a superior weave.

EXPERT TIP: Always look for 100-per-cent long staple cotton sheets. Labels can be misleading. While numerous brands claim to use “Egyptian cotton,” their linens may contain as little as one per cent. Make sure the packaging says 100 per cent Egyptian or Pima cotton. Also, where the product is made is not necessarily where the fabric is woven. If you find a very inexpensive sheet with a really high thread count, it’s probably not pure Egyptian cotton, or has an inferior weave from a country without a long history of weaving or state-of-the-art technology.
