living small is the next big thing The real estate world and its industry experts have been bantering about new catch phrases lately – downsizing, right-sizing, smaller environmental footprint. For those not familiar with these terms, it refers to a modern way of living, where the new big thing, it seems, is really about being small, or rather, living in smaller spaces. Many of us dream of owning large homes with spacious front and back yards, and that’s okay. But for various reasons, a growing number of people desire less square footage in which to live, heat, clean and maintain. Admittedly, living in a smaller space may require some getting used to, from finding creative storage solutions to sourcing furniture that fits. Decluttering and eliminating articles in a big home that won’t fit into a smaller one can be challenging. But as Bob DeWitt writes in this issue of NextHome (pg. 36), builders and designers are now becoming creative in designing new homes with unique solutions to make small feel just a little bit bigger. If a smaller living space matches your lifestyle, now is a great time to find a home that’s the right size for you.

October is normally one of the busiest times in our real estate market as the summer break and back-to-school seasons come to an end. This year is no exception as more than 2,000 units are scheduled to launch in Greater Vancouver and the Fraser Valley. Many developers are gearing up for this crucial time with an anticipated 17 projects launching. Coming to market will be five towers, resulting in more than half of the projected units. Interestingly, four of the five highrises are in New Westminster and Central Surrey, both markets that have seen low levels of newhome supply in the past two years. The four multi-family developments are in the regions’ transit-oriented communities and they are already generating significant interest. The close proximity to rapid transit enhances the livability with the convenience of having nearby shops and services, amenities, parks and recreation, cafes and restaurants. “New Westminster, which has seen only one concrete project launch since 2016, will have two towers open for sales this month,” explains Suzana Goncalves, MLA Canada’s chief advisory officer. “New West city centre is now one of the more affordable transitoriented communities in the Lower Mainland.” 46 NextHome.ca

Another 752 homes are either in their marketing or construction phase. With a vacancy rate below one per
cent, the scheduled 2,300 rental suites will bring some relief to the housing supply in this highly sought-after region. The fall and winter of 2018 will see a competitive marketplace for pre-sales and rental housing. Whatever your style preference, with a little bit of creativity you can create interest in your space, and your stylish dining room will become a gorgeous setting for many family gatherings for years to come. WAll deTAIlS
Instead of just painting the walls, think about applying beautiful detailing as well. With this room, I applied thin flat rectangular burlap mouldings from Central Fairbank (centralfairbank.com), which allowed me to create whatever design I wanted on the walls. In this case, I used the bulkheads in the walls and ceilings to define the concentric rectangular designs. Each area was equally divided and evenly spaced out to add interest. The rhythm and repetition of the rectangles creates an architectural feeling to the space, and cleverly draws the eye away from bulkheads, electrical outlets and switches on the walls. PAINT ChOICe
I chose to paint all the walls, ceiling and baseboards white. This shade really highlights the architecture of the room and also keeps the wall detail subtle and not overwhelming for the area. lIghTINg
Lighting is a great way to introduce a different design style to a space. Case in point: This caged light fixture from Supreme Lighting (supremelighting.ca) plays on the grid theme but also adds an industrial element to the room. ACCeNT COlOuR
I love this pop of green colour. The short back of the chairs keeps things casual and allows the vibrant colour to be an accent, too, and not take away from the rest of the elements in the room. Remember, it’s only an accent colour! Rug
A great rug can really anchor a space and tie everything together. For this area, I chose a patterned black and white rug, which plays against the neutral theme of the room. It also ties in the dark millwork from the adjacent kitchen, grounding the space. TAble
Choosing the right dining table is a matter of personal style and preference. A good thing to keep in mind when shopping for one is how many people will be seated around it regularly. And, don’t forget to measure your space before you buy! In this room, I chose a large wooden table with detailed legs, that comfortably seats six – it’s a great piece that brings a natural element to the room.

SELF-EMPLOYED? NEW RULES HELP PROSPECTIVE HOMEOWNERS Beginning this month, Canada’s self-employed may find it easier to secure a mortgage, thanks to changes from Canada Mortgage and Housing Corp. (CMHC). Self-employed Canadians make up about 15 per cent of Canada’s population. However, they may have difficulty qualifying for a mortgage as their incomes may vary or be less predictable. In line with the National Housing Strategy’s mission to address the housing needs of all Canadians, the changes include: • Providing examples of factors that can be used to support the lender’s decision to lend to selfemployed borrowers who have been operating their business for less than 24 months, or in the same line of work for less than 24 months. These factors could include acquiring an established business, sufficient cash reserves, predictable earnings and previous training and education.

Designer Jo alcorn kicks up the drama factor in a small bathroom
HAve yOu eveR HeARd that you can’t use a dark colour in a small space? Well, I love breaking design rules. Current design trends are leaning toward dark wall colours, so I decided to test it out on a small bathroom. Case in point: I took on this once-blah bathroom and transformed it into a dramatic, functional space. First things first: The wall colour. Yes, it is black. I went with a matte finish for a bit of drama. Black cabinets and walls are on the top-trends list this year, so I wanted to see what all the fuss was about. And now I get it – I love the bold and beautiful element it adds. Next, I found this white gloss Canadianmade vanity from Cutler Kitchen and Bath (cutlerkitchenandbath.com), which offers tons of storage. I also love that the vanity floats, which exposes more of the floor — always a great trick for making a small space seem larger. I love a good DIY project. I spray-painted the handle that came with the vanity to create a vintage brass finish that’s in keeping with the room’s colour scheme. If you can’t find the exact piece or finish, don’t be afraid to alter something to make it perfect for your design concept. The crème-de-la-crème in this space is the Delta Vero champagne bronze-finish faucet (deltafaucet.ca) with the matching wall towel rack. It truly is the jewellery of the bathroom, and it was the perfect starting point for introducing brass and gold as the accent colours in this small bathroom. I tied in more of the brassy gold colour along the vanity wall with a pendant light, and vintage brass wall-art birds from Etsy (etsy.ca). The round mirror added a different dimension and twist to the hard lines of the room. I always like to add round elements for character and interest, plus it softens the harshness. Artwork is a great way to bring a boring space
to life and an ideal way to tie in your own interests and add a very personal element to a room. Here, I used a photograph of a swan, printed by Posterjack (posterjack.ca), to add uniqueness. This image also connected to the birds on the wall, bringing all the elements together for a cohesive design. Changing out the curtain rod to a dark brass finish and adding a white shower curtain from Bed Bath and Beyond (bedbathandbeyond.ca) balanced off the white vanity and toilet on the opposite wall. Overall, the contrast of white and black makes the room seem bigger and adds interest to this small room. Who knew such a boring space could be so dramatically changed by the use of colour? The bathroom’s footprint stayed the same; however, it looks entirely different and the best part is it didn’t break the bank! Jo alcorn is a design specialist and designer on HGTV’s Home to Win. Fall is the perfect time to declutter and get your home organized before the snow hits the ground. WHAT’S IN YOUR FREEZER?
An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. SEASONAL CLOTHING
Store your seasonal clothing safely. Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract
moths. Never store clothing in plastic bags for extended periods; they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Always store the clothes in a cool, dry, dark and wellventilated area. MAxIMIZE bATHROOM STORAGE SpACE

On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently.

Store items used once or twice a week in the next mostaccessible place, like the middle drawer or under the sink. 3. Stash items used only once or twice a month in the back of the cupboard or in labelled boxes.
Designate an easily accessible place to quick-drop your receipts as soon as you get in the door, so they don’t accumulate in piles throughout your home. This can be in a box, basket or bowl placed in a convenient spot. Once a month, go through the container and a) discard any receipts you don’t need to keep (from the supermarket, variety store, etc.) and b) file the receipts you are required to keep for warranty or income tax purposes. You can store the “keepers” in file folders or accordion files labelled by category or by date (check with your accountant/bookkeeper for their preference). Even if you don’t get to the filing every month, at least all your receipts will be in one place and you’ll know where to find them if you need them.

Over the last several years, it’s become harder and harder to afford a mortgage in Canada. Fortunately, it’s not an impossible task and there are ways to overcome some of the biggest hurdles to affording a mortgage. You can afford a home more easily by lowering your target purchase price. This may mean choosing a less desirable neighbourhood, adding some time to your commute, having fewer bedrooms, or living in a condo or townhouse instead of a detached home. Your realtor can talk to you about your options and help you think of creative ways to find what you’re looking for at a price you can afford. DOwn pAyMEnT
The more money you use for your down payment, the more affordable your mortgage will be. A larger down payment can also help you avoid expensive mortgage default insurance. If your down payment is larger than 20 per cent, you don’t need default insurance. You may pay a slightly higher mortgage rate, 70 NextHome.ca
but the savings are worth it. On a $500,000 home, the difference between a five per cent and 20 per cent down payment is more than $400 per month. MORTGAGE RATE
If you’re looking for ways to make a mortgage more affordable in the context of your budget, your mortgage rate can make a big difference. Take, for example, BMO’s advertised discount fiveyear fixed rate of 3.54 per cent. A $500,000 mortgage with that rate would cost $2,507 per month to repay. But the best mortgage rate in Canada according to Ratehub is currently 3.04 per cent, which equals a payment of $2,377. That’s a difference of $130 per month in payments, and $39,126 in interest over the life of the mortgage. CREDIT sCORE
All of this depends on you having an acceptable credit score. For the most part, the rules discussed here are contingent on you having a credit score of 680 or higher.
If you’re not sure what your score is, you can check your credit for free online. If your credit is less than perfect, you can improve it by making all your payments on time and paying off your credit cards in full each month. Reducing your debt can also help you lower your debt service ratio and open up your mortgage affordability. Affording a mortgage can feel like a challenge, but it’s well within your control. It helps to increase your income, save a bigger down payment, find a less expensive house, get a better mortgage rate and improve your credit.
