FEATURES Do you want air conditioning?
Do you want storage or hobby space? Is a fireplace or a swimming pool high on your list?
LIFESTYLE/STAGES Do you plan to have
children? Do you have teenagers who will be moving away soon? Are you close to retirement? Will you need a home that can accommodate different stages of life? While you may not get every little thing you want in your new condo, make sure you do get what you need. And ensure your home is flexible enough to change with your requirements in the future.

And when Elin and Brad first saw Coquitlam’s historic Maillardville, they thought it was a neighbourhood they’d like to call home. Maillardville Fun Factoids So how the heck do you pronounce it? Maillardville has been pronunciation challenged from the beginning. Today, most people pronounce Maillardville using “L” sounds in both syllables. However in 1912, the Coquitlam Star felt compelled to include instructions noting that, being of French origin, correct pronunciation would more correctly be “My-yard-ville” with emphasis on “yard.” Big-time IKEA The world’s second largest IKEA store is located in Maillardville and attracts an estimated 3.5 million visitors each year. Historic past Maillardville was originally a small village that grew up around the Fraser Mills Lumber Yard. In 1909, this was the largest sawmill operation in the entire British Empire and attracted manpower all the way from Eastern Canada. Although Cargo and Rose Town were proposed, the village was named after the first parish priest, Father Edmond Maillard. new year has begun and you’re analyzing your finances, planning for the future and wondering where you can get the best return on your money. As we approach another tax season, you’ll be inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious medals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is, and then ask yourself, which
Leverage is a tool that can work for you or against you, but there is no denying the fact that it is a very powerful tool. Let’s take the example of two investors sitting on $100,000 cash. » One investor chooses to put their capital into either the stock market or precious metals. If they spend $100,000 – they receive in return $100,000 in either stock or a precious metal asset. If their investment were to increase (i.e., perform) at a rate of 20 per cent over the course of a year (although I don’t presently know of any funds offering that return) their investment of $100,000 would produce a $20,000 return. » The other investor chooses to use her $100,000 cash as a 20-per-cent down payment and purchase a $500,000 property in an area that has good economic fundamentals and produces a positive cash flow every month. Let’s assume that this property increases by only five per cent over the course of the year. That would make the value of the property $525,000 – effectively a $25,000 increase in your asset value – not including the amount of debt reduction or positive cash flow over the course of the year.
So on the surface, investor #1 had an investment that outperformed our real estate investor by four times (which would surely impress friends at a cocktail party) but actually made less money due to the fact that it wasn’t leveraged. That’s the power of leverage. The key is to understand that it can also go the other way – and that is the importance of having a long-term strategy and investing in areas with strong fundamentals and good cash flow.

Interest rates
Two keys to being able to develop a successful real estate portfolio are affordability and cash flow, and an underlying fundamental to both of those is the rate you pay for borrowing money. The good news for Canadian investors in 2012 is that you have a virtual guarantee of continued low rates. Due to the ongoing global credit issues, the Bank of Canada (BoC) has indicated its intent to keep rates low through to 2013. But it is important to note that the BoC can only influence the prime lending rate – which is used to determine your variable rate mortgage. It is important for consumers to remember that the fixed rates are governed by the bond market and that although the BoC has indicated it does not intend to increase the prime lending rate, that does not guarantee that long-term rates will not rise in the meantime. A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield,

which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at or about three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent and you can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good in 2012 as it’s ever been.

As the global financial markets continue going through more drama than a daytime television show, the fallout is consumer angst resulting in low consumer confidence. When consumers lack confidence, they tend not to make big-ticket purchases. Real estate is obviously one of those items and this alone could result in a slight drop in market values. However, it is the exact same angst and fear that drive consumers to seek out safe harbours in a storm, placing their money in areas perceived as protected from the rollercoaster that the stock market has become. This is the reason we have seen records in the price of gold. Investors are speaking with their pocketbooks and saying loud
and clear that they are losing confidence in the market and want a tangible asset that they can own and hold. What could be more tangible than real estate and if you were looking for a safe harbour in real estate, which country would you invest in? Canada has been seen globally as one of the few countries to have survived the last global recession relatively unscathed. In fact, our banking system and domestic economy have become the envy of the world. If fears of another global recession start to gain momentum, don’t be surprised if you start seeing more international money start to make its way toward Canadian real estate as a safe harbour – which may bode well for those who buy in early 2012 before the rush.

sound economic fundamentals
Regardless of where you buy real estate, you should make your purchase based on sound economic fundamentals. There is no such thing as a Canadian real estate market – it is regional. You can have solid fundamentals in one town while another within 100 kilometres could have an economy solely based on exports to the U.S. I fully expect the American economy to be hit even harder due to the eventual
fallout in Europe, but that will only impact regional Canadian economies that are dependent on trade with the U.S. to support them. Although we are still largely an export-dependent country as a whole, there are a lot of regional pockets that have a strong domestic economy and are expected to grow in spite of global issues. Look for strong GDP growth, followed by strong employment numbers which in turn brings a strong tenant base. A strong tenant base combined with low interest rates creates the opportunity for positive cash flowing properties. And if the property flows cash in good times and in bad, you need not worry about potential for values to fall or bubbles to burst. The value of your property the day after you buy it is irrelevant until the day you go to sell it. If you are purchasing investment real estate with a long-term buy-and-hold philosophy, and you have purchased in an area that gives you positive cash flow, then you don’t need to worry about the hype in the headlines regarding property values. Just focus on letting your tenants pay off the mortgage over time and enjoy the cash flow when you have a free and clear asset. So, as you look at all your financial options for the upcoming year, ask yourself first and foremost: What results do I need from the investments I plan to make? Then analyze your options in the context of your goals. If you choose real estate, simply stick to the fundamentals, take action while others worry over headlines, take advantage of low rates and use leverage wisely. Invest and don’t speculate, and both you and your children will be glad you did in the years to come. Happy New Year, and happy investing!

t’s one of life’s mysteries how some of the most exciting, memorable events seem to pop up out of nowhere. Certainly, Pamela hardly anticipated a single, short drive would be the beginning of a brand new lifestyle. Then she spotted the bright pink sign for Ultra in Surrey, and her world changed. “I’d looked at several other developments, but something about Ultra just caught my attention,” Pamela says. “The layout is so clean and sophisticated. It feels very upscale
“I’m not professionally involved with the real estate industry, but I’ve always loved it and I keep up to date on the market. I knew I wanted to position myself in the core of the new downtown Surrey because there’s so much going on here — the Civic Centre, SFU, the new RCMP Headquarters, the mall — it’s not the old Surrey. I tell my friends, if you don’t catch the wave and be part of this transformation, you’re going to regret it.” But before putting her signature to the sales contract for a one-bedroom with garden view, Pamela put her investigative skills to work. “Ultra will be my first home so it’s incredibly exciting and nerve-wracking all at the same time — all the more reason I was cautious,” she says. “But Weststone is definitely a very reputable builder, and the sales staff were wonderful. I feel so confident about the whole process, I haven’t had even a second of concern or doubt about my decision. This is a place I want to stay. It’s so much better to put my money into something that’s long-term, not momentary.” Spring’s Coming
With her April move-in date fast approaching, Pamela says she just can’t resist the urge to show off Ultra’s showhome. “I’ve brought my out-of-town family, my friends, and even my boyfriend’s family,” she says laughing. And she admits she’s already been to IKEA several times to get decorating and furnishing ideas. “I’ll probably keep everything very simple, clean and modern but it really is a clean slate — I can do whatever I want.” On move-in day, Pamela says the first thing she’s planning is to arrange some boxes so her family and boyfriend have a place to sit, order a pizza delivery, and then take a long, deep breath and say “I made it. This is my home in my city. I’m a young, first-time homeowner, and I can be proud of that.” Ultra is located at 10345 – 133A St. in Surrey’s Central City neighbourhood. The online world and the media were abuzz with reports about the possible collapse of life as we know it, which got me thinking about where people tend to get their information. When making an important decision like buying a home, it’s a good idea to also consider where your information is coming from. Uncle Bob might be a great chemistry teacher but he might not be a financial whiz. In the last issue of New Condo Guide, I offered some suggestions on how to select a Realtor. A Realtor is expected to understand the market and the buying process to give you reliable information. As you meet with various Realtors you will start to get some good information. But don’t stop there.

Next, meet with a few mortgage brokers to understand where rates are going and what your mortgage options are. Lawyers who specialize in real estate, appraisers, and house inspectors are also great resources. Speak with people you respect and trust, and who have made good decisions either about housing or finances. The key in all of this is to ask lots of questions to a few people in each field so that you can feel confident in your decision and trust your instincts. At the end of the day, buying a home is the largest financial decision you will make in your lifetime. Do your own thorough due diligence and you should reap the rewards.

hile small space living certainly has its perks – less cleaning, a lower energy bill and a cozy atmosphere, there is a flip side. Small spaces have limited storage and few places to “hide” the excess. This means you have to edit your stuff with a minimalist attitude. You can’t afford the luxury of owning every small appliance and gadget out there, and you can only keep what you use on a regular basis. Space is at a premium, so borrow or rent the rest!

Avoid nasty dust bunnies from collecting under the bed and opt for drawers or open cubbies built into the frame. Compensate Utilize wall space and create vertical storage to compensate for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion. With a little creativity and a storage design plan, even 800 sq. ft. can feel spacious! Make the most of what you have and look for hidden places where you can stretch your space. Simple changes in your home’s storage can create a more calming environment and enhance the way you live.

SECOND PROPERTY at a lake-front recreation property? Or maybe you’ve always wanted to own a condo for investment purposes? Whatever your reason for wanting to purchase a second property, knowing your financing options before you buy is crucial to avoid surprises down the road. “Financing the purchase of a second property can be complicated at first glance,” says Farhaneh Haque, regional sales manager, Mobile Mortgage Specialists with TD Canada Trust. “A team of experts such as your mortgage lender, real estate agent or builder, and insurer can take you through the process and help you decide what you can afford.” Here are three things to consider: ARE YOU DREAMING OF SUMMERS

You may be able to use the equity in your home as a down payment for your second property. Using the equity you’ve built in your existing property is one way to contribute to the minimum 25-per-cent down payment required for investment and cottage properties. If you need financing, you’ll need to set up a new mortgage for your second property. As well, you must have sufficient income to carry all debts, including your primary residence. For most investment and vacation properties, financing can be provided using a standard mortgage. All of the different options and terms available when financing your primary residence are also available on your second property. Insurance policies for vacation homes are “named perils” versus “comprehensive” policies. “Named perils” means you have protection for specific risks named in the policy. Other risks like water damage or vandalism can be more difficult or expensive to obtain coverage for because there isn’t someone living there year round, which increases the security risk. Insurers such as TD Insurance will work with you to determine what the best policy is for you and explain what each term means.

MORTGAGE PAYMENTS ACCORDING TO A RECENT RBC HOMEOWNERSHIP SURVEY, 65 per cent of Canadian homeowners are worried about mortgage rate increases, and 56 per cent admit that their mortgage is higher than they expected. “Flexible payment options can help take some of the guesswork out of interest rates increases,” says Marcia Moffat, RBC head of home equity financing. “Speaking with a mortgage specialist and making a few simple changes can help you save thousands on interest costs as well as take years off your mortgage.”
Here are a couple of tips to help you pay off your mortgage even faster:
» Make annual mortgage payments on the principle. Many mortgages allow you to make a lump sum payment once every 12 months or at renewal time, which is applied directly to the principal. Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
