Whether you’re considering a home near the beach, a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing home with interiors that maximize every square foot of living space to make the most of your money. suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. Buying a home means making a lot of important decisions. And with all of the condo options in today’s market, the choices can be pretty overwhelming. Yet, thinking very clearly about the kind of home you’d like to buy is of the utmost importance. To get you ruminating about it, the Canadian Mortgage and Housing Corp. has some good questions on its website (cmhc.ca). These will help you get a better picture of the home you’d like to buy. For instance: SIZE How many bedrooms and

bathrooms do you need? Do you need space for a home office? What kind of parking facilities do you require?

FEATURES Do you want air conditioning?

Do you want storage or hobby space? Is a fireplace or a swimming pool high on your list?

LIFESTYLE/STAGES Do you plan to have

children? Do you have teenagers who will be moving away soon? Are you close to retirement? Will you need a home that can accommodate different stages of life? While you may not get every little thing you want in your new condo, make sure you do get what you need. And ensure your home is flexible enough to change with your requirements in the future.

BLUETREE HOMES AT MACKIN PARK

Modern living, heritage neighbourhood // BY susan M BoYce it’s Been descriBed as cool, Fun, eclectic. And when Elin and Brad first saw Coquitlam’s historic Maillardville, they thought it was a neighbourhood they’d like to call home. But when they discovered Bluetree Homes at Mackin Park, located at Brunette Avenue and LeBleu Street in Coquitlam, they knew Maillardville was definitely the place they would be calling home… and very soon. “There’s such a charming, funky vibe to the streetscape, and everything we need is within walking distance — coffee shops, stores, even a new Townhall Pub, our favourite restaurant from Langley where we live now,” Elin says with a bubbly, utterly contagious enthusiasm. “We also both play soccer and like to go jogging, so having the park right across the street was a huge thing for us.” And she confesses that she can’t wait to ditch her daily commute over the Port Mann — especially now that the tolls are in place. “SkyTrain is so close —

four or five minutes drive at most, or you could walk it in under 20. We’ll probably keep both cars, but we’ll use them way less.” tHe Bluetree eXperience Elin says their Bluetree Homes experience started the moment they set foot inside the Home Store. “We’d looked online and liked the gallery pictures, but when we got there, it was amazing.” Antique-style tables and

accent doors are painted with a fresh, bright colour palette. Glass partitions and bright, white furnishings create a sense of space and airy lightness. Even the period-style wallpaper was a surprise — cleverly incorporating local street names like Lebleu, Boileau and Brunette right into the pattern. In the end, though, it was the intelligently designed floorplans that totally won their hearts. “Because we’re downsizing from a townhouse, this is going to be a lifestyle change for us,” Brad explains. “We wanted a two-bedroom with features like two bathrooms so we have one for guests, a big kitchen, and an ensuite with two sinks. Mackin Park delivered it all and then some.” Yosh Kasahara, Bluetree Homes’ general manager of sales and marketing, says building homes that work in real life is what the company does best. “At Bluetree our approach to interior design is unique because we design our homes from the inside out. Our floorplans dictate the exterior architecture of the building — not the other way around. We spend a considerable amount of time thinking jAn 25 - FEB 8, 2013 Metro vancouver new condo Guide 19

about how people will use their home to ensure we design each room, to maximize its usability and livability.” At Your Service Builder reputation was yet another factor that figured prominently in Brad and Elin’s buying decision. “ParkLane has such a good reputation and so many accolades that when we realized Bluetree comes from the same company, it gave us a whole lot of peace of mind,” Elin says, adding she and her mother had once lived in, and loved, a ParkLane home in Fort Langley. “Everyone at the Home Store was so friendly and welcoming,” Brad says. “You really get the feeling they see every question we had, not as a hindrance, but as a chance for them to help us.” He laughs. “They even gave us this funky shopping bag to carry home our brochure and floorplans. It sounds like such a little thing, but details like that make a lot of difference.” Value Opportunity Yosh says now is the perfect time to buy a new home at Mackin Park. “Mortgage rates remain at all time lows, and we’re working with our buyers to lock in those rates so they can purchase their dream home. And for a limited time, we’re offering the pre-construction pricing that savvy buyers like Brad and Elin are taking advantage of.” Prices, he says, start at just $199,900 for a one-bedroom. “But people are surprised to discover that you can buy a two-bedroom home with more than 900 sq. ft. from just $334,900. Many of our buyers tell us they think Bluetree Homes at Mackin Park offers the best new home value in the market.” Bluetree Homes at Mackin Park is now selling and the grand opening celebration takes place on Saturday, January 26th, 2013, at the Bluetree Home Store located at 211 – 1020 Austin Ave. When you visit, be sure to check out the display suite’s den: a whimsically decorated space with a New York bar theme that showcases just how easy it is to make a personal style statement. For more information, visit bluetreehomes.ca or call 604.939.8874.

Maillardville Fun Factoids So how the heck do you pronounce it? Maillardville has been pronunciation challenged from the beginning. Today, most people pronounce Maillardville using “L” sounds in both syllables. However in 1912, the Coquitlam Star felt compelled to include instructions noting that, being of French origin, correct pronunciation would more correctly be “My-yard-ville” with emphasis on “yard.” Big-time IKEA The world’s second largest IKEA store is located in Maillardville and attracts an estimated 3.5 million visitors each year. Historic past Maillardville was originally a small village that grew up around the Fraser Mills Lumber Yard. In 1909, this was the largest sawmill operation in the entire British Empire and attracted manpower all the way from Eastern Canada. Although Cargo and Rose Town were proposed, the village was named after the first parish priest, Father Edmond Maillard. Play time Located just steps from your front door, the popular Mackin Park has soccer fields, walking/jogging trails, and is the site of the annual Festival Du Bois, a family-friendly celebration of music, history, and community spirit. Festivities include worldcalibre musical events, ice carvers, and tasty French Canadian treats like maple taffy on snow and homemade tourtière. Check it out March 1-3, 2013. In 2010, the park also hosted the 2010 Olympic Torch Relay Celebration.

the mortgage minute

// by peter kinch

why real estate still makes investing sense vehicle will move me closer to that goal? You may have a variety of arguments or reasons to choose one vehicle over another, but here are four reasons why you may want to consider real estate as your investment vehicle of choice, along with one caution:

1

The power of leverage

Peter Kinch is an award-winning mortgage broker and best-selling author of The Canadian Real Estate Action Plan Visit peterkinch.com or contact him at peter@peterkinch.com

A

new year has begun and you’re analyzing your finances, planning for the future and wondering where you can get the best return on your money. As we approach another tax season, you’ll be inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious medals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is, and then ask yourself, which

Leverage is a tool that can work for you or against you, but there is no denying the fact that it is a very powerful tool. Let’s take the example of two investors sitting on $100,000 cash. » One investor chooses to put their capital into either the stock market or precious metals. If they spend $100,000 – they receive in return $100,000 in either stock or a precious metal asset. If their investment were to increase (i.e., perform) at a rate of 20 per cent over the course of a year (although I don’t presently know of any funds offering that return) their investment of $100,000 would produce a $20,000 return. » The other investor chooses to use her $100,000 cash as a 20-per-cent down payment and purchase a $500,000 property in an area that has good economic fundamentals and produces a positive cash flow every month. Let’s assume that this property increases by only five per cent over the course of the year. That would make the value of the property $525,000 – effectively a $25,000 increase in your asset value – not including the amount of debt reduction or positive cash flow over the course of the year.

So on the surface, investor #1 had an investment that outperformed our real estate investor by four times (which would surely impress friends at a cocktail party) but actually made less money due to the fact that it wasn’t leveraged. That’s the power of leverage. The key is to understand that it can also go the other way – and that is the importance of having a long-term strategy and investing in areas with strong fundamentals and good cash flow.

2

Interest rates

Two keys to being able to develop a successful real estate portfolio are affordability and cash flow, and an underlying fundamental to both of those is the rate you pay for borrowing money. The good news for Canadian investors in 2012 is that you have a virtual guarantee of continued low rates. Due to the ongoing global credit issues, the Bank of Canada (BoC) has indicated its intent to keep rates low through to 2013. But it is important to note that the BoC can only influence the prime lending rate – which is used to determine your variable rate mortgage. It is important for consumers to remember that the fixed rates are governed by the bond market and that although the BoC has indicated it does not intend to increase the prime lending rate, that does not guarantee that long-term rates will not rise in the meantime. A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield,

26 metro vancouver new Condo Guide jan 25 - feb 8, 2013

026-027 column-peter kinch-Why Real Estate Investing Still Makes Sense-JD.indd 26

1/22/13 4:29:52 PM

which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at or about three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent and you can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good in 2012 as it’s ever been.

3

seeking safe harbours

As the global financial markets continue going through more drama than a daytime television show, the fallout is consumer angst resulting in low consumer confidence. When consumers lack confidence, they tend not to make big-ticket purchases. Real estate is obviously one of those items and this alone could result in a slight drop in market values. However, it is the exact same angst and fear that drive consumers to seek out safe harbours in a storm, placing their money in areas perceived as protected from the rollercoaster that the stock market has become. This is the reason we have seen records in the price of gold. Investors are speaking with their pocketbooks and saying loud

and clear that they are losing confidence in the market and want a tangible asset that they can own and hold. What could be more tangible than real estate and if you were looking for a safe harbour in real estate, which country would you invest in? Canada has been seen globally as one of the few countries to have survived the last global recession relatively unscathed. In fact, our banking system and domestic economy have become the envy of the world. If fears of another global recession start to gain momentum, don’t be surprised if you start seeing more international money start to make its way toward Canadian real estate as a safe harbour – which may bode well for those who buy in early 2012 before the rush.

4

sound economic fundamentals

Regardless of where you buy real estate, you should make your purchase based on sound economic fundamentals. There is no such thing as a Canadian real estate market – it is regional. You can have solid fundamentals in one town while another within 100 kilometres could have an economy solely based on exports to the U.S. I fully expect the American economy to be hit even harder due to the eventual

fallout in Europe, but that will only impact regional Canadian economies that are dependent on trade with the U.S. to support them. Although we are still largely an export-dependent country as a whole, there are a lot of regional pockets that have a strong domestic economy and are expected to grow in spite of global issues. Look for strong GDP growth, followed by strong employment numbers which in turn brings a strong tenant base. A strong tenant base combined with low interest rates creates the opportunity for positive cash flowing properties. And if the property flows cash in good times and in bad, you need not worry about potential for values to fall or bubbles to burst. The value of your property the day after you buy it is irrelevant until the day you go to sell it. If you are purchasing investment real estate with a long-term buy-and-hold philosophy, and you have purchased in an area that gives you positive cash flow, then you don’t need to worry about the hype in the headlines regarding property values. Just focus on letting your tenants pay off the mortgage over time and enjoy the cash flow when you have a free and clear asset. So, as you look at all your financial options for the upcoming year, ask yourself first and foremost: What results do I need from the investments I plan to make? Then analyze your options in the context of your goals. If you choose real estate, simply stick to the fundamentals, take action while others worry over headlines, take advantage of low rates and use leverage wisely. Invest and don’t speculate, and both you and your children will be glad you did in the years to come. Happy New Year, and happy investing!

— which I like — and you can tell it’s quality.” She laughs. “And it has stainless steel appliances. I love to cook, so this is going to be a fantastic kitchen for me.” At the Heart of the New Surrey

Pamela at Ultra

Celebrating the urban lifestyle

i

// by Susan M Boyce

t’s one of life’s mysteries how some of the most exciting, memorable events seem to pop up out of nowhere. Certainly, Pamela hardly anticipated a single, short drive would be the beginning of a brand new lifestyle. Then she spotted the bright pink sign for Ultra in Surrey, and her world changed. “I’d looked at several other developments, but something about Ultra just caught my attention,” Pamela says. “The layout is so clean and sophisticated. It feels very upscale

“I’m not professionally involved with the real estate industry, but I’ve always loved it and I keep up to date on the market. I knew I wanted to position myself in the core of the new downtown Surrey because there’s so much going on here — the Civic Centre, SFU, the new RCMP Headquarters, the mall — it’s not the old Surrey. I tell my friends, if you don’t catch the wave and be part of this transformation, you’re going to regret it.” But before putting her signature to the sales contract for a one-bedroom with garden view, Pamela put her investigative skills to work. “Ultra will be my first home so it’s incredibly exciting and nerve-wracking all at the same time — all the more reason I was cautious,” she says. “But Weststone is definitely a very reputable builder, and the sales staff were wonderful. I feel so confident about the whole process, I haven’t had even a second of concern or doubt about my decision. This is a place I want to stay. It’s so much better to put my money into something that’s long-term, not momentary.” Spring’s Coming

With her April move-in date fast approaching, Pamela says she just can’t resist the urge to show off Ultra’s showhome. “I’ve brought my out-of-town family, my friends, and even my boyfriend’s family,” she says laughing. And she admits she’s already been to IKEA several times to get decorating and furnishing ideas. “I’ll probably keep everything very simple, clean and modern but it really is a clean slate — I can do whatever I want.” On move-in day, Pamela says the first thing she’s planning is to arrange some boxes so her family and boyfriend have a place to sit, order a pizza delivery, and then take a long, deep breath and say “I made it. This is my home in my city. I’m a young, first-time homeowner, and I can be proud of that.” Ultra is located at 10345 – 133A St. in Surrey’s Central City neighbourhood. FUNDAMENTALLY SPEAKING

// BY WAYNE KARL

MORTGAGE ESSENTIALS

Wayne Karl is an award-winning writer and editor with experience in real estate and business. M

ortgage interest rates, still at historical lows and expected to remain so well into this new year, represent a window of opportunity for those looking to buy a home. The mortgage industry is ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there is some talk at the moment about

Learning as much as you can is time well spent

cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and, when buying new, selecting interior finishings.

Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.

VANCOUVER - WE SINCERELY APOLOGIZE FOR THE SEX COMMENT IN OUR RECENT ROLSTON ADVERTISING CAMPAIGN. The advertising campaign stating that "The Rolston was So Enticing Other Buildings Want To Have Sex With It” was considered alarming by a number of people. Yes, we did sell multiple homes at The Rolston because of this campaign but if the Sex comment was considered inappropriate, we do apologize. In the future we will focus on presenting the Rolston condominium homes solely on their amazing architectural design, downtown Vancouver location and very affordable pricing. And, for the record, we deny the rumor regarding the CN Tower and The Rolston having sex. Nor did The Rolston have sex with the Wave condominiums in Surrey or Centro homes in Richmond. And we would like the OnQue development to stop calling. The Rolston doesn’t like you in that way and only wants to be friends. Check out the Rolston for yourself and see what all the fuss is about!

YOUR FIRST HOME

Buying your

FIRST CONDO

ONE OF THE MOST COMMON FIRST-TIME HOMEBUYER questions is affordability. Here are four ways to help make your homebuying experience smooth and straightforward: 1. UNDERSTAND YOUR FINANCIAL SITUATION. Your financial needs will change and evolve throughout your life. Working with a trained professional to understand your current financial situation and your future goals can help you assess what type of home you can afford. 2. ASK ABOUT YOUR CREDIT HISTORY. A credit rating is a measure of how dependable you are in repaying your debts. A good credit rating goes a long way in helping you obtain credit and determine the interest rate you will receive. For example, if you pay your bills on time or if you repay a loan, you will be in good standing with the credit bureau. So, when it’s time to borrow, a lending institution will know that you are credit-worthy. For more information on your credit history, contact TransUnion or Equifax Canada and get your credit report free of charge by mail. 3. GET PRE-APPROVED. By getting pre-approved, you will know how

much home you can afford, which will allow you to shop with confidence within your price range and prove to sellers you are a serious buyer. Plus, obtaining a pre-approval is absolutely free. 4. ASK ABOUT EXTENDED AMORTIZATION. The extended amortization feature is available on most mortgage products. The feature provides homebuyers the flexibility of lowering their mortgage payments by spreading them over a longer period of time, helping to ease budget and cashflow issues. But keep in mind that by extending your amortization, you will increase the amount of interest that makes up your mortgage payment. Given this, it is important to choose a mortgage that allows you to increase your payments and make lump-sum payments when you can. Keep these important points in mind to help you find the condo you love at a price you can afford. NC For more information and assistance with your mortgage needs, visit your CIBC branch, call 1.800.465. CIBC or visit the website at cibc.com/mortgages.

t’s 2013 and thankfully the world did not end with the Mayan calendar. The online world and the media were abuzz with reports about the possible collapse of life as we know it, which got me thinking about where people tend to get their information. In today’s hyper paced world, due diligence is increasingly overlooked as we simply react to snippets of information that often represent only 25 per cent of the story. When making an important decision like buying a home, it’s a good idea to also consider where your information is coming from. Uncle Bob might be a great chemistry teacher but he might not be a financial whiz. In the last issue of New Condo Guide, I offered some suggestions on how to select a Realtor. A Realtor is expected to understand the market and the buying process to give you reliable information. As you meet with various Realtors you will start to get some good information. But don’t stop there.

When making an important decision like buying a home, it’s a good idea to also consider where your information is coming from. Uncle Bob might be a great chemistry teacher but he might not be a financial whiz. Using multiple sources is an important way to make a well-rounded decision, particularly on such an important purchase. Speak to your financial planner or interview a few who can be relied upon to offer sound advice about your financial position and how to reach your financial goals. Next, meet with a few mortgage brokers to understand where rates are going and what your mortgage options are. Lawyers who specialize in real estate, appraisers, and house inspectors are also great resources. Speak with people you respect and trust, and who have made good decisions either about housing or finances. The key in all of this is to ask lots of questions to a few people in each field so that you can feel confident in your decision and trust your instincts. At the end of the day, buying a home is the largest financial decision you will make in your lifetime. Do your own thorough due diligence and you should reap the rewards.

nother new year is upon us and we our seeing quite a few trends taking shape for the year ahead. Trends evolve and transform through the seasons – influenced by a variety of factors such as media, fashion, etc. These days, technology is a very strong influence in our lives and it is influencing the manufacturing process and the features of many products. Technology is also important in design and it is being seen more and more in bathroom spaces. With the daily stress in our lives, your bathroom can now offer you the type of stress relief you need to get through the day. Showers come with their own remote control where you are able to control the temperature and pressure of jets even before walking into your shower, as well as the music through Bluetooth technology.

I adore this one: VibrAcoustic technology brings the transformative force of music into the bathroom. Soundwaves displace water, creating vibrations and allowing sound to resonate. Simply put, you can enjoy your favourite tunes through the water in your bathtub and also the soothing benefits of chromatherapy through the use of LED light. Music, light, vibration—it’s the ultimate relaxation formula! How about this feature? A television within your mirror so that you do not miss a single moment of your favourite shows. Mirrors are outfitted with LED technology to provide television viewing. When wall mounted, the unit sits 1.75-inches off the wall. The ideal installation is where the product is hardwired directly into your existing power line, however, it can be plugged in upon request. Lighting is truly key in interior design and I am happy to say that people are becoming more aware of the importance of investing in proper lighting when designing their homes. LED (light emitting diode) lighting offers a multitude of advantages over traditional light sources including lower electricity consumption, a longer lifetime, higher durability, no ultraviolet and infrared radiation, low heat and smaller size. The flexibility of LED is limitless – it can be applied under cabinets in your kitchen, along staircases. It not only looks good, it is also a great safety feature. I love this new trend and I know I will be offering more LED lighting options for my clients this year. I’m really excited and inspired by the extent of what technology can offer the design of our interiors. This allows designers to make your home work better for you. It transforms your home into the sanctuary that it should be and provides conveniences like never before.

Saving Space

Creative Ways to Edit Your “Stuff”

W

hile small space living certainly has its perks – less cleaning, a lower energy bill and a cozy atmosphere, there is a flip side. Small spaces have limited storage and few places to “hide” the excess. This means you have to edit your stuff with a minimalist attitude. You can’t afford the luxury of owning every small appliance and gadget out there, and you can only keep what you use on a regular basis. Space is at a premium, so borrow or rent the rest!

or alcoves where you can add shelving or modular units. Areas with storage potential can be found under stairs or windows, in bathrooms, and sometimes even above door frames. Do Double Duty Creating double-duty rooms is crucial to maximizing your small space. You may only have one spare room, so this space has to have more than one function. Murphy beds with a drawer or hanging options offer a comfortable area for guests, while still allowing space for a home office. The storage real estate in the spare closet can’t be wasted on the odd occasion a guest needs to hang a shirt. With a few added shelves, the closet could be the perfect space to store office or craft supplies, recreational gear, or perhaps the “spillover” from the master closet. Think Multifunctional If you are in need of a few furniture pieces to better fit your new living quarters, think multifunctional. Don’t spend your cash on pieces that fulfill only one need. Instead of a standard coffee table, opt for a storage ottoman. If you’re in the market for a bedroom suite, headboards with built-in storage are a smart idea. Avoid nasty dust bunnies from collecting under the bed and opt for drawers or open cubbies built into the frame. Compensate Utilize wall space and create vertical storage to compensate for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion. With a little creativity and a storage design plan, even 800 sq. ft. can feel spacious! Make the most of what you have and look for hidden places where you can stretch your space. Simple changes in your home’s storage can create a more calming environment and enhance the way you live.

Use Hidden Spaces No matter the

square footage, there are always hidden spaces waiting to be used in a more efficient way. An entry’s landing steps can be converted into storage drawers (visualize the fronts of each step rolling out). Having these additional drawers for outerwear helps streamline your entryway. Look around for any niches 76 metro vancouver new Condo Guide jan 25 - feb 8, 2013

homebuying

The ideal community: factors and features to consider

When choosing a new home, your choice involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca NC

10 important questions to ask yourself before you buy: 10 W here will the kids go to school, and how will they get there? 09 Are there parks, recreation centres, places of worship close by? 08 W here will you do your grocery shopping? 07 D oes the area offer easy access to banks, offices and services? 06 Is the highway easily accessible? 05 How far away is the nearest public transportation stop? 04 H ow far are you from work? 03 What are the commuting costs to work, family and friends? 02 Is there any major development planned for the area in the future? 01 C an you see yourself living and growing in this community for the next five, 10, 15 years?

FINANCES

Tips for buying a

SECOND PROPERTY at a lake-front recreation property? Or maybe you’ve always wanted to own a condo for investment purposes? Whatever your reason for wanting to purchase a second property, knowing your financing options before you buy is crucial to avoid surprises down the road. “Financing the purchase of a second property can be complicated at first glance,” says Farhaneh Haque, regional sales manager, Mobile Mortgage Specialists with TD Canada Trust. “A team of experts such as your mortgage lender, real estate agent or builder, and insurer can take you through the process and help you decide what you can afford.” Here are three things to consider: ARE YOU DREAMING OF SUMMERS

01

You may be able to use the equity in your home as a down payment for your second property. Using the equity you’ve built in your existing property is one way to contribute to the minimum 25-per-cent down payment required for investment and cottage properties. If you need financing, you’ll need to set up a new mortgage for your second property. As well, you must have sufficient income to carry all debts, including your primary residence. For most investment and vacation properties, financing can be provided using a standard mortgage. All of the different options and terms available when financing your primary residence are also available on your second property. Insurance policies for vacation homes are “named perils” versus “comprehensive” policies. “Named perils” means you have protection for specific risks named in the policy. Other risks like water damage or vandalism can be more difficult or expensive to obtain coverage for because there isn’t someone living there year round, which increases the security risk. Insurers such as TD Insurance will work with you to determine what the best policy is for you and explain what each term means.

MORTGAGE OPTIONS

Supersize your

MORTGAGE PAYMENTS ACCORDING TO A RECENT RBC HOMEOWNERSHIP SURVEY, 65 per cent of Canadian homeowners are worried about mortgage rate increases, and 56 per cent admit that their mortgage is higher than they expected. “Flexible payment options can help take some of the guesswork out of interest rates increases,” says Marcia Moffat, RBC head of home equity financing. “Speaking with a mortgage specialist and making a few simple changes can help you save thousands on interest costs as well as take years off your mortgage.”

Here are a couple of tips to help you pay off your mortgage even faster:

» Make annual mortgage payments on the principle. Many mortgages allow you to make a lump sum payment once every 12 months or at renewal time, which is applied directly to the principal. If you come into a large sum of money through an inheritance or bonus, consider making a prepayment, which can shave years off your mortgage. » If you double up your payments once per year for 25 years, on a $250,000, 25-year mortgage at five per cent interest, you can save more than $30,000 and shave 3.5 years off your amortization term. » Switch to a bi-weekly mortgage payment schedule. Changing to an accelerated bi-weekly payment can be an easy adjustment that will help you save on mortgage interest. The bi-weekly accelerated payment works to help you pay down your mortgage faster as you actually end up making 26 bi-weekly payments a year versus 12 monthly payments. This adds up to one extra monthly payment every year. For more information, visit rbcroyalbank.com NC 84 METRO VANCOUVER NEW CONDO GUIDE JAN 25 - FEB 8, 2013

Unlock the power of mortgage pre-approval So, you’ve decided to take the plunge into home ownership and start searching for your first home? Make sure you have your financing in order before you start your search. “Having a mortgage pre-approval is a critical component of buying a home, particularly for younger homebuyers,” says Marcia Moffat, RBC head of home equity financing. “It presents you as a serious purchaser to both realtors and sellers.” Pre-approvals have no obligation and help lock in your interest rate. It also clarifies your budget and sets your expectations accordingly so you’re not wasting your time viewing houses that are beyond your budget. With a pre-approved mortgage you will know what you can afford right away. On top of the pre-approval amount, consider your lifestyle preferences and how future cost increases may impact your payment comfort zone.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
