Whether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family to

recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

My first glimpse of The Independent’s scale model is an eye-opener. At last, something genuinely fresh and different — just what I’d expect from Rize Alliance. Comprised of five buildings each with a different architectural style, the design has a sense of playfulness that unites them all: vertical accents in bold colours, a multi-facetted south façade, and enormous balconies even on what are clearly studio apartments. The effect is something I’ve never seen before, but one that fits perfectly with the Mount Pleasant vibe.

“We call that ‘The Backyard’,” says Deren Akinci, project manager for Rennie Marketing, who’s noticed me admiring the massive green space on the third floor podium. “With 20,000 square feet, it will be one of the largest private parks in Vancouver.” He points out the barbeque area that thoughtfully includes a harvest table for al fresco dining, the garden plots for urban agriculture fans, the south-facing sunning deck, the kid’s play area, and a super cool lounge area fitted up with hammocks. Now honestly, when have you ever seen hammocks in an amenity space? Me neither.


“This is a very cycle-oriented part of town, so The Independent will have secure storage for 329 bikes plus there will be a bike workshop and repair station,” Deren says. As if on cue, a group of three friends sporting colourful helmets and full cycling gear appears from inside one of the display homes. Their lively conversation about who will beat who to UBC along the 10th Avenue bike route leaves no doubt at least one of them will be calling The Independent home. Avant Garde Interiors

Time to check out the suites for myself. The first is a one-bedroom but I’m convinced the size shown must be wrong. It feels like well over 600 square feet, yet the floorplan indicates it’s 542 — zero wasted space here. The kitchen is huge and includes one of the induction stovetops I’ve been hearing rave reviews about. “And look at this… so cool,” says a young woman standing in the living room while opening a cabinet that backs onto the fridge — usually completely inaccessible space. “Wouldn’t this be great for storing wine glasses and entertaining stuff?” Instantly, I like her style. We both look up at an exclamation of surprise coming from her boyfriend standing on the deck, and step out to investigate. None of the usual drab colour, boring walls for this outdoor retreat. The space has a sophisticated wood-grain finish that adds a totally unanticipated sense of serenity. In a word it’s beautifully different — okay, that’s two words. In the second display suite, I discover the funky ambiance of concrete lookalike tile flooring and a great sense of flow. Clearly, this home could handle a romantic dinner for two just as easily as a holiday gathering for the whole family. I also spot a standard detail I missed before — roller blinds throughout. And here’s something else that’s cool — literally — a state-of-the-art hydronic heating/cooling system in every home.

“I’ve lived in Mount Pleasant for years and I love it,” Deren says. “Everything you need is walking distance and the transit access is so good you really don’t need a car if you don’t want the expense and hassle.” We spend a few minutes debating our favourite hangouts: The Last Crumb and Kafka’s win for coffee, Burgoo for comfort food. Brassneck tops Deren’s list of brew pubs, mine is The Whip. I confess I can’t decide between Lip Lounge and Front & Co. for eclectic fashions, but for sure Denman Bikes on 10th has become one of my go-to bike shops. I spot the couple from the display home leaving and can’t resist asking them how they like the neighbourhood. The woman thinks for a moment then sums it up with sheer, creative elegance.

“I like the fact Mount Pleasant isn’t just an established community, but an up and coming one as well — a neighbourhood where you’ll find families, young professionals, and local businesses all coexisting. It feels like somewhere we could plant some roots… and a garden.” The Independent’s presentation centre and two display homes are open noon to 5 p.m. daily except Friday at 2500 Main Street (the southeast corner of Main and Broadway). f it’s such common sense to only spend what you can afford, why do so many people spend money they don’t have – use credit, in other words – to buy things they want? Think about it for a minute? Why did you whip out your credit card and pay for that meal in a restaurant, pair of new shoes, or groceries? Why did you buy that big screen TV on a buy-nowpay-later program? Why did you use your line of credit to pay off your credit card? Be honest. Why? People want to maintain lifestyles they can’t afford. Whether it is the social pressure to conform, our own sense of entitlement, or a disregard for the potential risk we place ourselves in when we use credit to buy stuff, we’re delusional.

HAPPINESS? There are actually people out there who believe that using credit is “normal,” that it’s what they should be doing. After all, their parents did it, their brother’s doing it, so is their best friend. In fact, most of the people they know are doing it. It’s as if people are afraid to just be. They have to drive the right car, go on an annual cruise, have new leather furniture, watch a high-definition, big-screen television, eat out three or four times a week, drink the best Scotch, or consume store-bought coffee every day. And they’re willing to exchange hours, days, months, years of peace of mind for the momentary high that comes with the new acquisition. Whazzup with that? Social pressure to conform isn’t in your imagination. It’s real. But if you submit, if you’re willing to live a life of smoke and mirrors, if you want it all right now, then you need to accept that you’re creating a miserable life for yourself. It’s only a matter of time before the piper comes a’knocking. One way to gain some perspective is to ask yourself (and your partner) what it is you really want in life. If you only had six months left on this sweet earth, what would you want to be doing? Would you be shopping for new furniture? Would the kind of car you drive really make a difference? How about the handbag you’re carrying? I often talk to my daughter, Alex, about how important it is to live a worthwhile life: A life that brings challenge and love, that allows you to share, to laugh, and to be happy. So, what are the things that make your life worthwhile? And what are you doing to put more of the things that make you happy into your life? Want a great book to read on happiness? Read The Happiness Hypothesis: Finding Modern Truth in Ancient Wisdom by Jonathan Haidt, associate professor of Psychology University of Virginia. Terrific book. Lots of great ideas on what makes us happy and what you can do to be happier. If you love your life (as opposed to your stuff ), relish the time you spend working, look forward to seeing the people you share your space with, and feel as if you’re making a difference, I don’t think the kind of car you drive, whether you have a big-screen TV, or how often you eat in a fancy restaurant will mean much. If you can focus on creating the life you want, taking small steps to achieve your goals and finding a way to laugh while you’re doing it, I’m willing to bet you won’t even miss your credit cards. As Jonathan Haidt’s website (happinesshypothesis.com) says, “Happiness is not the shallow state of feeling pleased and chipper all the time. Happiness is the state of a human being that has achieved cross-level coherence within herself, and between herself and the people, challenges, and institutions around her. Happiness comes from between.”

hat type of home should you buy? Whether you’re a firsttime buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential

buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex? Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

WITH A MOVE, IT’S ALL IN THE TIMING that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Last, but not least, what do you want/need to move? Now is the time to purge all of those unnecessary items that have been at the back of your closets for months, and often years. The less “stuff” you move, the easier and less expensive it will be. Following is a handy reference for what to do, and when:

iming is everything, and when it comes to ensuring a successful move, that statement rings true. Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action. First, are you going to move yourself, or will you hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons. Keep in mind, June 30 is the busiest moving day of the year! Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes

A month before the move … » De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your stuff. » Obtain change-of-address cards from your local post office. » Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. » Start using up food and perishables to minimize what you throw out on moving day. » If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. 2 weeks to 1 week in advance… » Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. » Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. » Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. » Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. » Mail out change-of-address cards. The day before the move… » Clean out, defrost and dry the fridge and freezer. » Get to a bank or bank machine and take out enough cash to tide you over. » Pack a last-minute essentials bag/box. » Arrange for children and pets to be looked after elsewhere on moving day. METRO VANCOUVER’S COMPOSTING PROGRAM TOOK EFFECT JANUARY 1, 2015 Recycling Final Frontier: Condo and apartment buildings must compost food waste or be hit with penalties come the summer // BY MICHELLE HOPKINS A MOVE BY METRO VANCOUVER TO BEGIN COLLECTING

food scraps and other organic waste from condos and apartment buildings is the latest example of the expanding efforts by municipalities across the province to recycle large quantities of unused food in order to cut back the amount going to the landfill. January first rang in more than a New Year — it was also the day in which Metro Vancouver’s Food Scraps Recycling program was expanded to include the mandatory ordinance for apartments and condos. Metro Vancouver is home to approximately 152,000 condos/apartments in multi-family buildings serviced by private waste collectors. As of last summer, only five per cent of those buildings voluntarily adopted the green bin collection, according to a staff report. Albert Shamess, the city’s director of waste management, says some larger buildings fear the increase costs with this new program will be too exorbitant. “There will be an extra cost for buildings as it’s an extra collection, however tipping fees for processing of organic material at the two local processors, Harvest Power and Envirosmart, tend to be lower than the cost to dispose of material at the landfill,” adds Shamess. “There may be some offsetting of costs as a result of lower tipping fees for composting. The best thing to do is speak to their existing waste hauler to get up-to-date costing.” When the program was initially rolled out to single family homes back in April 2013, there was concern about vermin, but moving the scraps from the garbage can to the composting bin doesn’t change much. If it’s done properly, Shamess says, there are no issues at all. Meanwhile, the environmental benefits of recycling the organic waste are significant. Since the city’s waste collection service adopted the green bin system for single-family homes, it has reduced garbage going to disposal by 40 per cent and increased material going to beneficial use through composting by a whopping 60 per cent.


Concert Properties is one developer who is blazing the way in the industry, with its company-wide initiative to create an easy way for its rental and owner-occupied buildings to recycle and compost. Since 2005, Concert has been implementing the program in all of its rental properties. According to Jonathan Meads, sustainability manager at Concert Properties, it invested between $3,000 and $9,000 instigating a simple colour-coded visual recycling system in each building, along with easily-identifiable graphic icons that clearly categorize each of the streams. The easy to follow system allows residents to divert Styrofoam, small appliances, electronic waste, light bulbs, batteries, soft plastics, mixed paper/ cardboard and mixed containers from the landfill into one of its 10 recycling streams. The results have been impressive - Concert’s garbage related greenhouse gas emissions fell 80 per cent compared to their baseline in 2010. “This significant drop in garbage proves that our concept really works,” says Meads. Now, in an effort to further its impact and reduction in waste and emissions, Concert has begun rolling out its composting and recycling in all of its buildings – rental and owner-occupied – with a goal of achieving a 90 per cent diversion over its requirements. “Our most recent building downtown, Salt in Yaletown, is now on board and we are implementing the program to our newest building, Era in Victoria this spring,” he says, adding Concert Properties has absorbed all of the costs for its program. In addition to its colour-coded recycling rooms, each resident is provided with a composting bucket and a new recycling guide (produced in seven languages). “The program needs to be as easy and convenient as possible so that our residents don’t object to it,” says Bev Greene, vice president property management at Concert Properties. “To that end we’ve made sure each room is well ventilated, spotless and the bins are extremely clean.” Niko is one condo dweller who fully supports the plan - lauding Concert Properties for going above and beyond in its commitment to the composting and recycling program. “I’ve lived in other apartment buildings and their composting programs were pretty much non-existent,” says Niko, a recent university graduate. “Here it’s quite unique — the owners make it really easy to stay on board the program.” Niko explains that each new condo owner/ renter at Yaletown’s Salt building receives a package explaining in detail what its composting and recycling program entails. “They have made it so easy that the only excuse not to use the facility is laziness,” he says, adding the welcome package also contains six months worth of environmentallyfriendly household cleaners. Meads went on to say: “You can give residents a bucket and tell them to compost, but that doesn’t mean that they will just comply. We have learned that education, habit and simplification are ultimately what will spur results, and the time we have put into understanding this, and simplifying the recycling and composting process for all of our residents is what has allowed us to see incredible results.” Ultimately, the goal is to be left with very little in the traditional garbage can, adds Shamess. Have you thought about using pink on the ceiling? Deep, dark blue painted walls, like Benjamin Moore’s CC-964 Blue Grotto, paired with 2085-60 Pink Petals as an accent colour for the ceiling looks really classy. This combination works particularly well for a bathroom. Reflective surfaces can help make a space more mature looking. Introduce a copper element into the mix.

2015 BEGINS IN A SELLER’S MARKET

Demand remains steady despite less selection THE REAL ESTATE BOARD OF GREATER VANCOUVER (REBGV)

reports that residential property sales in Greater Vancouver reached 1,913 on the Multiple Listing Service® (MLS®) in January 2015. This represents an 8.7 per cent increase compared to the 1,760 sales recorded in January 2014, and a 9.6 per cent decline compared to the 2,116 sales in December 2014. Last month’s sales were 14.9 per cent above the 10-year sales average for the month. “While demand remains steady, we’re seeing fewer homes for sale at the moment,” Ray Harris, REBGV president, said. “This is creating greater competition amongst buyers, particularly in the detached home market. The number of detached homes listed for sale today is the second lowest we’ve seen in four years.” New listings for detached, attached and apartment properties in Metro Vancouver totaled 4,737 in January. This represents an 11.4 per cent decline compared to the 5,345 new listings reported in January 2014. Last month’s new listing count was 1.2 per cent higher than the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the REBGV MLS is 10,811, a 14.2 per cent decline compared to January 2014 and a 4.8 per cent increase compared to December 2014. The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $641,600. This represents a 5.5 per cent increase compared to January 2014. With the sales-to-active-listings ratio at 17.7 per cent, the region remains in balanced market territory.

“The Bank of Canada’s recent announcement to lower its benchmark interest rate is an important one for home buyers, sellers and owners to note,” Harris said. “A reduced rate could allow you to pay down your mortgage a little faster, save some money on your monthly payments, or change the amount you qualify for. It’s important that you do your homework and understand how these announcements impact your situation.” Sales of detached properties in January 2015 reached 781, an increase of 7.3 per cent from the 728 detached sales recorded in January 2014, and a 44.1 per cent increase from the 542 units sold in January 2013. The benchmark price for a detached property in Metro Vancouver increased 8.4 per cent from January 2014 to $1,010,000. Sales of apartment properties reached 809 in January 2015, an increase of 7.4 per cent compared to the 753 sales in January 2014, and an increase of 40.5 per cent compared to the 576 sales in January 2013. The benchmark price of an apartment property increased 2.5 per cent from January 2014 to $382,800. Attached property sales in January 2015 totalled 323, an increase of 15.8 per cent compared to the 279 sales in January 2014, and a 38.6 per cent increase from the 233 attached properties sold in January 2013. The benchmark price of an attached unit increased 4.3 per cent between January 2014 and 2015 to $479,600.

pring has finally arrived, and with warmer weather and longer days often comes the urge to purge. Here are five simple steps to help you declutter, create a calmer home and let the positive energy flow back into the spaces we’ve been hibernating in all winter long. 1. Prepare your organizing tools

Just like any project or recipe, we need the necessary tools or ingredients before we can get started. The same goes for getting organized. Here are my key ingredients for a successful de-cluttering session: » Black bags for garbage » Blue bags or bin for recycling » Clear bags or recycled boxes for items to be donated » Two large bins or boxes: • One to act as a “Maybe bin” for those items that you’re struggling to make a decision on

Your possessions should either serve a purpose or reflect who you are, and everything should have its place. As you begin the de-cluttering process, you should unquestionably get rid of anything that’s collecting dust, feels uncomfortable, doesn’t fit, doesn’t work, or creates a negative emotion – leaving only the items you use or love. 3. Start with your storage areas

We in the organizing profession often advise our clients to pick an area and start small. While this is very true, I also suggest starting with storage areas such as the basement, garage, or that spare room that’s become the “dumping ground.” Our storage areas are often the place where things we don’t use or love end up, therefore they tend to be easier items to make decisions on and help us get into the de-cluttering groove. Secondly, our storage areas are intended for items we don’t use regularly, such as seasonal clothing, sporting gear, luggage and extra household supplies. Getting rid of the unnecessary makes space for the items that should filter into storage as we move onto de-cluttering the rest of the home. 4. Create a place for everything

Now that you’ve gotten rid of all the items you no longer use or love, it’s time to create a “home” for everything that’s left. Install a hook to hang your keys as you walk in the door, use baskets to keep like items together, and dedicate a letter tray to consolidate incoming mail, bills to pay and notices to address. Having a home for everything will eliminate the piles from building up again. 5. Deal with it now

Once you’ve de-cluttered and set up systems for where things belong, it’s important to get into the habit of always putting things back. It only takes a second to hang your keys as you walk in the door, put away the clean laundry, or put the kids books/toys back on the shelf. Doing it right away will save you time in the long run and eliminate that nagging and overwhelming feeling that occurs when things start to pile up.

to South Surrey, he had a plan. “I expected to buy a twobedroom, corner condo on the top floor,” he says. “I saw a great many condos, but once I went through the building at Gemini, I knew this was where I was going to live.” Then he grins. “But I didn’t exactly buy what I’d though I would. I ended with a one bedroom on the ground floor in the middle of the first building — and it’s perfect for me. I’m a member of the Cross Canada Cycling Tour Society, so my bike gets used a lot. Being on the ground floor I can roll it right into the living room through my own front door — it’s so convenient.” WHEN BRUCE DECIDED TO MOVE FROM STEVESTON

Close to It All Bruce’s move was originally prompted by a desire to have a less arduous commute to visit his children. “White Rock is surprisingly accessible to the Fraser Valley. From Steveston, it used to be a two-hour drive to visit my daughter in Chilliwack. Now I can be there in just under an hour, and it’s a much prettier drive.” He’s also a fan of Gemini’s proximity to amenities and services. “I’m a five-minute walk to everything — the grocery store, the mall, restaurants. In Steveston, you had to drive everywhere. Here you don’t really need a car — lots of people in the building don’t own one.” Part of Bruce’s daily routine now also includes walking to the famous White Rock Promenade — a new twist of a fondly recalled childhood activity. “I was brought up in Kerrisdale, and a regular family excursion was taking the train to White Rock for an afternoon swimming or crab fishing from The Pier. I get a really good hike coming up the hill on the way back. My wife and I recently welcomed her elderly parents into our home. They lived in north Simcoe and we are in Richmond Hill. They loved their home; unfortunately they can no longer maintain it on their own. We can financially and physically help them in their senior years. Can we deduct the money we give them for living expenses? Where and how on our tax return? Ron and Beth, Richmond Hill

The Baby Boomer generation may have to put condo living on hold for several years. Many boomers have the financial responsibility of not just university kids but aging parents too. Our generation (myself included) is blessed with having the people most close to us at home – children and parents. Unfortunately, neither Ottawa nor Ontario provide a deduction for your financial assistance. However, they do provide a “caregiver” tax credit. You may qualify to claim a $4,223 federal tax credit and a similar provincial amount. This will reduce your federal and provincial income taxes by $633 and $210 respectively. You should note, parents must be at least 65 years old and mentally or physically dependant on adult children.

My kids attend pre-school and elementary private institutions. The cost is astronomical but my wife and I believe it is best for our kids. How much of the tuition may I deduct and how? Wong, Markham

A

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year. Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

I recently sold a real estate investment property. How much income tax will I pay? I calculated I made approximately $80,000. Karim, Mississauga

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40 per cent) to Canada Revenue Agency. Consult your accountant/tax advisor before committing to pay any income taxes.

NIGHTSHIFT STREET MINISTRIES cares for “the forgotten.”

ELEVEN YEARS AGO, MARYANNE CONNOR, a successful Vancouver real estate entrepreneur, traded her high-powered business suits for jeans and sensible shoes. Her “ah ha” moment came in January 2004 when she took notice of some homeless people out during a severe winter storm. Concerned that people were sleeping in flimsy makeshift outdoor shelters, she asked the pastor at a local Whalley church whether he could open up his church as a shelter from the storm. He agreed, providing she took responsibility. “That night, 35 people came in sick, wet and cold,” she adds. “I didn’t expect to get involved; I was supposed to be in Las Vegas — I just couldn’t ignore the need anymore.” She quit her job and eschewed the “expensive toys” to provide love and comfort to the downtrodden, the sick and the “forgotten.” In 2004, NightShift Street Ministries was born. With the support of hundreds of volunteers and donors – many of whom are builders, tradespeople and members of the Greater Vancouver Home Builders’ Association (gvhba.org) – they provide warm meals, counselling services and more. “Right from the get-go builders such as Brad Hughes of Park Ridge Homes asked what he could do to help,” says the dynamic humanitarian. “I love what I do; all the money in the world didn’t make me as happy as I feel today.” A huge proponent of NightShift is Bob de Wit, CEO of the GVHBA. “When I discovered the sheer number of our members who supported NightShift, I took a closer look at what MaryAnne was doing,” says de Wit. “She triages for the most vulnerable amongst us, those who fall between the cracks, and gives them unconditional love, support, a hug and a safe place.” 88 METRO VANCOUVER NEW CONDO GUIDE FEB 20 - MAR 06, 2015

As an organization, the GVHBA provides a forum to get the word out about the cause and its fundraisers. NightShift reaches out to people who are struggling or don’t have a place to call “home.” Connor went on to say that through its nightly outreach and daily care programs - from its Care Bus to its counseling offices at The Care Centre NightShift offers a sense of belonging, of community and hearth we all yearn for. Donna, a former drug addict, credits NightShift for literally saving her life. In a letter thanking the nonprofit organization, she speaks of feeling like “I was dying from the inside out” and of getting robbed and beaten while high. Today, she is free of drugs and living happily with her husband in Medicine Hat, Alberta. “Without your ministry, I would not be here today,” Donna adds. Operating on a shoestring budget, NightShift is a volunteer-based organization that never sleeps. It relies on fundraisers and donations from individuals, churches and local businesses to operate its street outreach and care programs, leadership development, counselling and social enterprises. In 2013, NightShift launched the Home Builders’ Care program. It was created as a way to bridge the poverty gap and help support people who have no home to call their own and seldom a roof to sleep under. There are a number of ways builders can get involved, including encouraging employees to volunteer, becoming a corporate partner and raising funds and awareness. In fact, for some purchasers such as single women and families, consider security at the top of their must-have lists when it comes to their decision to go condo for a new home – especially in a large city such as Toronto. It’s comforting to arrive home and find someone to greet you at the front door, no matter what time of the day or night. In fact, 24-hour concierge service plays a larger role in a building’s security

than you may realize. Having a uniformed and well-trained professional on duty assures condominium residents that comings and goings are being observed, and there is tremendous peace of mind in that fact alone. Of course, those who purchase lowrise homes can install a security system, but in a condominium the on-site monitoring and immediate response is appealing. Another wonderful aspect of condominium living for all residents is the freedom that comes with being able to travel and just lock the door behind without worrying about lawn maintenance, snow removal, heavy repairs and the like. This carefree lifestyle includes having neighbours close by who can look after plants, feed cats and check that everything is alright during vacations. This is especially nice for those who do not have family in the city to look after their home while they’re away. Of course, every condominium has its own set of security features, and they differ from building to building. When you shop for a condo suite, be sure you compare apples and apples. Ask about security features and think carefully about the way you want to live and how well they can accommodate your comfort level. And when it comes right down to basics, your safety and security is best protected by common sense. Take precautions, especially at night. Get to know your concierge staff and report anything you see that is out of the ordinary. Then relax and enjoy your beautiful new condo!
