he Bank of Canada’s decision to hold its interest rate target steady in 2014 did not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a winwin situation for shoppers, since it means you don’t have to wait to get financing

approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until mid 2015. However, we can’t assume thwat will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the new year off right by taking advantage, while you still can.

s I begin my second year as editor of the New Condo Guide and New Home Guide, I really appreciate that I got to start this job in a really interesting and productive year in Metro Vancouver real estate. Mortgage rates are low, and though our market is considered expensive, it’s still possible for a person making an average living to afford a new home here. Maybe not the single family house with the white picket fence of years gone by, but multifamily and master-planned living has a lot going for it. Multi-family housing options are lighter on the environment, they use less energy, and are often built around

convenient transit hubs, reducing the need for an expensive car. Now families can get by with just one, or even no cars, saving thousands on insurance, gas and maintenance, not to mention car payments. Ashley and Lyle can’t wait for the 2014 holiday season to officially get underway. Why? Because this year they’ll be entertaining friends and family in their brand new, three-bedroom townhome at Fleetwood Mac in Surrey. “We’d actually decided not to buy for a while, so we weren’t actively looking,” Ashley says. “But I’ve always liked the look of rowhomes, so when I saw the Fleetwood Mac sign, I went home, googled it, and registered online right away.” She gives a goodnatured shrug and her eyes twinkle mischievously. “Okay, it’s true, I have trouble waiting for things.” HEAD OVER HEELS

The next day, she got a phone call from sales manager Kate. “She told me Dawson+Sawyer had a very similar project already finished in Semiahmoo and would we like to take a look?” Ashley says. “We went for a visit that Saturday, and I totally fell in love with it right away — I was just trying to play it cool and not let on.” She also had no clue what Lyle thought because his poker face lasted throughout the entire evening — even after they got home. “He hardly said a word about it. But when we got up on Sunday morning, he said: I think we should go buy a house today.” Which is exactly what the couple did. NEW OUTLOOK ON LIFE

The toughest part, Ashley says, was waiting while their home was built. “We were living in a 650-square-foot basement suite at the time, and it was really starting to close in on us.” As construction progressed, Ashley confesses she became something of a “stalker. My Instagram was full of pictures every single day. It was exciting for Lyle, but he’s owned a home before so it was a bit different for him.” Barely three weeks after moving in, she says it’s amazing how much happier they already feel. “And because we’re now so close to transit, Lyle doesn’t have to spend half an hour each way walking to the bus stop.”

On move in day, the couple celebrated by unrolling a massive area rug in their sunken living room. “I’d bought it several months earlier, but we had no room to store it so it was at my mom’s place,” Ashley says. “Then we just lay down on it, looked at each other, and said: wow! we’re really here. The King of Pop made the best-selling album of all time, Thriller, with sales of 100 -108 million copies. Yet in spite of the huge revenues he continued to receive from such recordings, Michael Jackson died broke. How could this be? The answer to this question reveals some important lessons for anyone who wants to achieve long-term financial freedom. Michael’s main problem was that as his income dwindled in recent years, he never changed his spending habits. In 2005, a forensic accountant testified that Michael was spending $20-30 million more per year than he earned and was in debt by as much as $285 million. In 2001, he borrowed $200 million from Bank of America just to stay afloat. His 2,600 acre private estate, Neverland, cost $5 million a year to maintain and faced repossession twice.

Live within your means and set aside at least 10% of your income to invest in cash flow producing assets. Unfortunately, Michael didn’t understand the difference between good debt and bad debt. Borrowing money to pay for living expenses and possessions that never pay a return is bad debt. It may give you short-term pleasure, but it offers no long-term value. Instead of buying the latest big screen TV and taking exotic cruises, set more money aside so you can eventually start investing in assets that will increase in value over the long term. Good debt are things that will generate income for you over time. Some examples are borrowing to pay for post secondary education, seminars, books, retirement investments, strategic renovations to your home, or the purchase of a revenue property. It’s true that Michael did choose some good debt, like buying the rights to 259 Beatles’ tracks. Today, his estate has an estimated value of over $2 billion. Here’s the key lesson you want to implement. Live within your means and set aside at least 10% of your income to invest in cash flow producing assets. Do this, and you will never have to lose any precious sleep worrying about how you will make ends meet. 5 secrets to designing an amazing room » by JANE LOCKHART Clients often ask, “How do you know what to do to make a room work?” I wish I could say it’s all natural talent, intuition and great taste, but it’s a little more than that. I’ve practiced design for more than 20 years, and in that time I’ve learned a thing or two – and I’m always happy to share what I know. Here are my top five secrets for creating a well-designed room. 1. SCALE: The size of your furnishings matter

Purchase sofas and chairs that not only properly fit you and your family’s needs, but also fit the room. If your space has two-storey high ceilings, it doesn’t mean that furniture should be taller than usual, large or over-powering. The actual floor space remains the same regardless of the ceiling height. Choose pieces that are comfortable and work proportionally with the floor area you have. Over-sized or over-stuffed furniture won’t look right in a small room, even if it is the main living space. 2. DETAILS: Play up the positives

Although you may have a small room, highlight the strongest feature in it. For instance, if you have a dining room that isn’t very big, but has great ceiling detail, create a focal point by adding a color contrast on the ceiling along with a dramatic chandelier. The eye will be pulled to these features rather than the size of the room. 3. CONTR AST: Add energy to a room

Even if you love neutral colours, it doesn’t mean that a room has to be bland. Often when clients use too many neutrals that are the same contrast or brightness, a room can feel flat. By including a range of neutral tones and using a couple pops of colour within the space, a room will feel more energized. The more contrast you add the more dramatic a space will feel. 4. FOCAL POINT: Create harmony and balance

Clients often struggle with what a focal point should be and why they need one at all. Basically, a focal point directs a viewer to where they should look first, which helps create harmony and balance within a space. anything can be a focal point if it is worthy of looking at. Today, a media centre, a beautiful window or even a great piece of furniture can be the focus of a room. For example, in a living room with beautiful large-scale art above the fi replace, the dramatic art is the focal point even though the room has a fi replace. The fi replace becomes a secondary focal point because it complements the art leaving the art the main draw in the space. 5. VARIETY: Textures, patterns and shine create interest

Choose pieces that are comfortable and work proportionally with the floor area you have. Over-sized or over-stuffed furniture won’t look right in a small room, even if it is the main living space.

Clients are often the most comfortable when everything matches, but that can leave a space looking a bit underwhelming. To make a room feel personal and interesting you need a range of pattern, texture and shine spread throughout. For instance, shiny surfaces attract attention and can make a room feel more dramatic or formal, while matte surfaces feel more modern or understated. Texture makes a room feel warmer, while pattern adds personality. If you have trouble mixing these all together skillfully, then just add texture to the carpet and keep pattern for the pillows. Accessories such as vases, candles and books can be a combination of shiny and matte, so that you have a little of everything in your room. Make your room amazing! When people walk or drive by buildings, it’s understandable that they judge the quality of the architecture by what they like. They think of aesthetics, and that is an important aspect of this profession. Building exteriors help to set the tone for urban, suburban and country landscapes, and as architects, we have a lot to take into consideration when it comes to the subjective topic of aesthetics. We have our own visions, of course, and as we are artists in our own way, it’s important for us to be true to those sensibilities. We design for others, though, so we also have to be sensitive to our clients’ needs, any historical or heritage aspects of the site, the appropriateness of the building exterior for its surroundings, the design of the interior to accomplish its goals, and of course things like budget and municipal requirements. The topic of architecture is complex, to say the least. As architects, we have to ensure that the design we present is practical without being boring and static. It must stand the test of time, and it must stand, period. Abiding by engineering principles helps to ensure that a building is sturdy and can function well throughout the elements it will endure over decades. A tall building has to withstand winds that are far more vigorous than those facing lower structures. An exterior that fares well in Toronto may not age so gracefully in Vancouver, where spray from saltwater may affect the materials chosen for the job.

The interior space of a building has to be carved up effectively and safely as well, taking into consideration sound construction, and the needs and wants of the clients and end-users. The engineering that goes along with architecture is critical. Walls have to be placed so that the structure is secure and elements such as plumbing and wiring can be installed in a logical way. Our structural drawings have to include all of the building’s systems, which must meet building code. The environment and sustainability must be addressed, as well as other issues that arise as the architect works with the team that ultimately creates the building. Our background and experience has to cover a knowledge of art, previous and current architecture practices and design, economics, history, lighting, shadows, the effect of textures, the use of computer software like AutoCAD, and even philosophy. Cultures have often been evaluated on the strength and style of their architecture, so insights into the past, present and future are helpful. Architects are schooled in a phenomenal range of topics other than design. We need graphic skills, math classes, knowledge of engineering, history and more. And we must have active right and left brains to achieve the effective balance between looks and practicality. In the end, it is a privilege to design buildings that contribute so much to an area’s identity. The next time you pass by a building and think about how it looks, take a moment to appreciate its complexity and the science that went into creating it, as well as the art.

Now it’s time to ‘fess up. Yup. If you’ve been putting it off, you can do so no longer. If you aren’t prepared to talk about your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then call it off NOW! Still getting married? Okay, gather up all your financial papers, grab a pad or notebook, pencils, a calculator and some file folders. As you do this, you might as well get your money organized, if you haven’t already done so. (Gail’s 12 Steps to Getting Financially Organized.) WHAT YOU HAVE

Get out your latest statements (or if you’re planning to do this, save your next statements) for your: » chequing account(s) » savings account(s) » investments (GICs, term deposits, mutual funds, brokerage account) » pension (corporate, RRSP) » equity in your home (the value of the property less the mortgage amount) » ownership in a business » any other property you may have an interest in (like a family cottage) If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered.

Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your: credit cards, including store cards and gas cards » line(s) of credit » loans, including car loans, student loans » mortgage » buy-now-pay-later purchases » pay advance loans » taxes (your last year’s tax return) Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount on this list. OTHER FINANCIAL STUFF

Next, make a note of the following: How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)? Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it? If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. Do you have any insurance (through work, or that you bought)? Who is it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry? Do you have a will and powers of attorney? (Once you wed you have to remake your will if you already have one.) Get a copy of your credit report so you can see how you look to lenders. (How to read a credit report.) The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. How will we deal with interruptions in our income as they come (which they, undoubtedly will)? For example, if one of us loses a job? When we have children? If a familymember becomes ill? If we decide to continue our education? What other financial responsibilities do we each have (i.e., commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)?


If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too?

Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is this: “Will we pay off debt before we get married?” If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come from your current joint cash flow? Will one or both of you get a second job to pay down the debt? Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your Mini-me, you’ll have less income to live on. Maternity or parental leave isn’t a right. It’s a privilege. And one you exercise only if you can afford it. You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a crappy credit history, what will (s)he do to fix it so when the time comes to buy a home (or a new car), there are no surprises? And no whopping interest cost.

» How are we going to divide up the household chores? » How much time will we spend at work, at home together, doing our own thing? » What are our expectations about how we will spend our free time? » Do you believe that we should be doing everything together? » What role will religion/spirituality play in our lives together? » Can we each pursue our own interests? » Do you need time alone? » What role will our families and friends play in our lives? » What’s your philosophy on having/raising children? » How will having a child change the way we live? » How would you feel if I want a night out with my friends? » How will we make sure we have quality time together? » Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate. Purchasing a new home isn’t intense enough, homebuyers (with the exception of first-timers) also have to sell their current properties. The fact is, few homes are ready to go on the market as-is. It’s not just a matter of tidiness – though that’s certainly crucial. It’s about helping potential buyers to connect emotionally with your space. That means making your home welcoming to as many people as possible, often at the cost of your own personal taste. This isn’t easy, but a professional stager can help. Your Realtor may even have one on staff. If a stager isn’t in the cards, there are steps you can take on your own. First off, de-clutter. Chances are you’ve got twice as much stuff as you need to show your home to its best potential. In addition to removing obvious messes, this includes things such as extraneous furniture, children’s toys, knick-knacks and family photos. This can be emotionally difficult, but remember: the goal is to make it easy for potential buyers to imagine their own possessions in your space. Next, fix unfinished projects. If buyers see loose floor tiles and cracks in the wall, they’ll wonder what other issues are lurking under the surface. Don’t give them cause to worry. To make rooms appear larger, replace puffy, over-sized furniture with sleeker pieces. In the bedroom, you’re better off showing a queen-sized bed

and two small bedside tables than a king with no space to spare. To find the right pieces, you can beg, borrow and, if necessary, lease. Bright paint or outdated wallpaper? Replace them with neutral wall colours and add vibrancy with throw pillows and vases. Splurge on fresh, sweetly scented flowers for an open house; they’ll pay for themselves. Mirrors are a wonderful tool for filling empty walls. And, whatever the décor in your bathroom, thick white towels will lend a hotel-like vibe. For extra curb appeal, give your front door a fresh coat of paint and temporarily take your storm door off the hinges. Invest in two urns; plant them with pretty, seasonal flowers. In winter, cedar branches draped with ribbon are just as beautiful. I can guarantee that all this work will have a huge payoff, so keep your eyes on the prize. After all, in your brand new home, you can have things exactly the way you want!

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
