hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, sales offices and model suites to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear on what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying reflects the quality you want.
Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before signing on the dotted line

arch 3rd, the 2014 deadline for making RRSP contributions, is just around the corner. If you have yet to make your maximum contribution for 2013, don’t delay. RRSPs can be a boon to firsttime homebuyers, who can withdraw up to $25,000 tax exempt, thanks to the Home Buyers’ Plan (HBP). Although second-time homebuyers can make use of their RRSPs, the funds they withdraw are considered part of their annual income, so they will have to withdraw money carefully to avoid being bumped up to the next income bracket, and taxed accordingly. In “BMO’s fourth annual RRSP study,” published in this issue of New Home Guide, only

one third of Canadians report that they usually contribute the maximum to their RRSPs, and Statistics Canada reports that the total unused portion of RRSPs will exceed $1 trillion by 2018. Contribute what you can before this year’s deadline, and consider enrolling in a Continuous Savings Plan (CSP) to keep you on target for next year. By making automatic deductions of a specified amount of money, a CSP can ensure that RRSP contributions remain a priority, helping increase overall savings. This is a win when it comes time to draw on your RRSPs, whether to invest in property or to retire. Happy new home hunting!

When shopping for your new home, it pays to build a great team around you. If you are like most people, your home is your single biggest investment and the lynchpin of your saving and retirement plans. All too often, I see people being penny wise and pound-foolish by choosing not to work with qualified professionals. Today, technology allows many professionals to deliver surprisingly affordable services and it isn’t uncommon for professional advice to result in immediate savings. By building your team of trusted professionals, you can limit your risk and save money by taking advantage of opportunities that professional advisors may be able to identify for you. Your house-hunting team should consist of the following:
The Real Estate Council of British Columbia is the agency established by the provincial government to protect the public interest, administer licensing requirements and enforce professional conduct rules and standards. When a person obtains their real estate license, they are called a licensee. To call him or herself a Realtor, a licensee must be a member of the Canadian Real Estate Association. Mortgage payments According to a recent RBC Home Ownership survey, 65 per cent of Canadian homeowners are worried about mortgage rate increases, and 56 per cent admit that their mortgage is higher than they expected. “Flexible payment options can help take some of the guesswork out of interest rates increases,” says Marcia Moffat, RBC head of home equity financing. “Speaking with a mortgage specialist and making a few simple changes can help you save thousands on interest costs as well as take years off your mortgage.”
Here are a couple of tips to help you pay off your mortgage even faster. » Make annual mortgage payments on the principle. Many mortgages allow you to make a lump sum payment once every 12 months or at renewal time, which is applied directly to the principal. If you come into a large sum of money through an inheritance or bonus, consider making a prepayment, which can shave years off your mortgage. » If you double up your payments once per year for 25 years, on a $250,000, 25-year mortgage at five per cent interest, you can save more than $30,000 and shave 3.5 years off your amortization term. » Switch to a bi-weekly mortgage payment schedule. Changing to an accelerated bi-weekly payment can be an easy adjustment that will help you save on mortgage interest. The bi-weekly accelerated payment works to help you pay down your mortgage faster as you actually end up making 26 bi-weekly payments a year versus 12 monthly payments. Th is adds up to one extra monthly payment every year.

Recently I was reading about an Australian poll of homeowners that identified the kitchen as the favourite room in the homes of the majority of respondents. How to keep the Home tidy - in just a few minutes a day. There are two tricks you can use to keep your home neat with little effort: Scan and Grab: Any time you leave one room, scan it quickly to see if there’s anything that belongs in the room that you are going to (or along the way). Keep a basket at the bottom of the stairs and any time you come across something that belongs on the second floor, toss it in. At the end of the day, grab the basket on your way up. Deposit the items in the rooms where they belong right away (or first thing in the morning if you’re too tired). Be sure to take the basket back downstairs on your way down the next day. The key is to get into the habit of doing this daily so the basket doesn’t get too full, otherwise it becomes too time consuming to put everything away. DO IT NOW AND SAV E TIME
Delaying tasks actually creates more work and wastes time. Fold or hang your clothes immediately after the dryer cycle is complete and you will spend less (or no) time ironing. Load the dishwasher (or wash the dishes) as soon as you’re done eating and you’ll spend less time rinsing, scraping and scrubbing.

You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair where you do most of your reading. Not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. Next time you are trying to find a home for something, instead of asking ‘where should I put it’, ask ‘where would I use it’.

It’s already 2014, and time to take fresh inspiration from the new trends the year will bring. Although it never pays to cling to trends too closely, they can be a great source of ideas that will add a little life when you find your space suffering from the wintertime blahs. Here’s my suggestion of five furniture trends to watch, that you can count on sticking around longer than a year. Miniature vs Oversized Small space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” – or maybe “go big and go home!” – but lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floorplan, choose statement pieces - big or small - that will bring full satisfaction. 46 metro vancouver new home guide | february 7 - 21, 2014
How to do it » For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers. » Miniature chairs in particular are a trend - even beyond the usual 18-in. seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage. Rugs Over the past few seasons, we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes – they look excellent paired with traditional furnishings or contrasted against sleek minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste. How to do it » For a living area, choose a rug large enough to tuck under furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-in. border around the room). » The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour – you can roll the rug away or move it to a new room between seasons for a little change up.
tuFting Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard – anything upholstered) help keep stuffi ng in place by creating square or diamond shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect. How to do it » A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical – the material will hold up to wear and be easy to maintain. OrigaMi People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces were missing in years past. How to do it » Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of

a side table to make a simple statement in a client’s home – order yours from boutiques like L’Atelier. » Origami also makes for great art, brought to a large scale and in new materials. PLastic For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around. How to do it » For a quick addition, a few floating shelves can brighten up a wall – you might not even want to bother finding anything to put on them. » To really make a synthetic statement, try a transparent coffee table or nightstand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

When it’s time to renew your mortgage, a little review could help put thousands of dollars in your pocket and bring you a step closer to being mortgage free. Too often,
Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience of this route. By doing your homework, you can bring yourself one step closer to mortgage freedom.

Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in job or family situation, mortgage renewal time is a great opportunity to re-evaluate your needs and the mortgage that works best for you. In most cases, when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, no questions asked, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to keep your business, meeting with them could help you secure a reduced interest rate and better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position. If your lender is not willing to do this, you are not obliged to renew your mortgage with them.
8 Tips to review before you renew 01 Pay down as much as you can afford on the existing
mortgage before signing the new deal. This can save you a lot of interest over the life of the mortgage. 02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf.
Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster. 03 The new mortgage should be tailored to your specific needs and not to the latest headline news. Interest rates can rise and fall like a roller-coaster and are hard to predict over long terms. 04 If the renewal rate is lower than your previous rate and you are still comfortable with making these payments, keep the payments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage. 05 There are a variety of mortgage types available for homeowners and choosing the right one can be confusing. Lenders will offer you terms ranging from short-term open to longer-term closed and locked-in rates. If you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges if you plan to get out before the mortgage comes to an end. Although it increases your monthly mortgage payment and raises your monthly expenses, it’s a great option for those who are fi nancially sound, planning an extended leave or working toward early retirement. ›› Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run. ›› If your budget is tight, choosing a long-term mortgage with a lower, fi xed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your budget accordingly.
06 You can increase or decrease the amortization period of your mortgage, which can range up to 25 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go. 07 Renovations are a great way to increase the value of your home, but these projects are usually expensive. You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low.
08 Refi nancing your mortgage is
something you may want to consider during mortgage renewal time. Refi nancing frees up cash you may need for the unexpected. If you choose to refi nance, you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand-new mortgage. Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner.

Now it’s time to ‘fess up. Yup. If you’ve been putting it off, you can do so no longer. If you aren’t prepared to talk about
your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then call it off NOW! Still getting married? Okay, gather up all your financial papers, grab a pad or notebook, pencils, a calculator and some file folders. As you do this, you might as well get your money organized, if you haven’t already done so. (Gail’s 12 Steps to Getting Financially Organized.)
What You Have Get out your latest statements (or if you’re planning to do this, save your next statements) for your: • chequing account(s) • savings account(s) • investments (GICs, term deposits, mutual funds, brokerage account) • pension (corporate, RRSP) • equity in any property (the value of the property less the mortgage amount) • ownership in a business
• a ny other property you may have an interest in (like a family cottage) If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered. What You Owe Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your: • credit cards, including store cards and gas cards • line(s) of credit • loans, including car loans, student loans • mortgage • buy-now-pay-later purchases • pay advance loans • taxes (your last year’s tax return) Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount on this list. Other Financial Stuff Next, make a note of the following: • How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)?

//finances...continued • Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it? • If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. • Do you have any insurance (through work, or that you bought)? Who is it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry? • Do you have a will and powers of attorney? (Once you wed you have to remake your will if you already have one.) • Get a copy of your credit report so you can see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. • How will we deal with interruptions in our income as they come (which they, undoubtedly will)? For example, if one of us loses a job? When we have children? If a family-member becomes ill? If we decide to continue our education? • W hat other financial responsibilities do we each have (i.e., commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)? Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is this: “Will we pay off debt before we get married?” If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come from your current joint cash flow? Will one or both of you get a second job to pay down the debt? 60 metro vancouver new home guide | february 7 - 21, 2014
Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your Mini-me, you’ll have less income to live on. Maternity or parental leave isn’t a right. It’s a privilege. And one you exercise only if you can afford it. You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a crappy credit history, what will (s)he do to fix it so when the time comes to buy a home (or a new car), there are no surprises? And no whopping interest cost. If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too? • How are we going to divide up the household chores? • How much time will we spend at work, at home together, doing our own thing? • W hat are our expectations about how we will spend our free time? • Do you believe that we should be doing everything together?
• W hat role will religion/spirituality play in our lives together? • Can we each pursue our own interests? • Do you need time alone? • W hat role will our families and friends play in our lives? • W hat’s your philosophy on having/ raising children? • How will having a child change the way we live? • How would you feel if I want a night out with my friends? • How will we make sure we have quality time together? Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s) he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.

Buying a new home is a major life step, and for most people, it is the largest single financial investment they will ever make. If you are looking to buy, examine your decision carefully, especially where the deposit is concerned. Figure out how much you really have – and that depends a lot on when in the marketing process you purchase. Better to find out up front than later on. Keep an open mind and check out the other designs available. Today’s compact layouts “live” much larger than they did decades ago. It may be that a smaller home can still fulfill your needs beautifully. If you are a first-time buyer, your main goal should be to get into the market and start building equity. Traditionally, real estate increases in value every year – especially in Vancouver. The entire world is looking at Vancouver as a fabulous place to live and invest in. Often, owners who purchased early have already seen their investment rise in value by the time they move in. If you are buying a new home, pat yourself on the back for making a great decision that will launch you into the future in an exciting way. Just be sure to find out exactly what it will cost you, and plan accordingly.

PACKING TIPS To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores. • Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. • Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
