pringtime’s longer days and warmer weather mean home shoppers will be out in full force. Visiting sales offices and model suites is not only inspirational, it gives you a sense of what the market has to offer and an opportunity to get the facts straight. It’s important to be clear about what you want and expect in your new home and in your builder before you start shopping. Remember, prices in the new-home market generally reflect differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. It could mean better-quality materials, finishings, features and service. It is also important you understand what is included with the home you

are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included and what your upgrade options are. Evaluate any promises that have been made and find out if the builder is prepared to put them in writing. Check the facts, check the figures and say “yes” when you are sure about the builder and the your new home. You should feel confident and comfortable about the choices you have made. Eliminate surprises and disappointments. Sit down with your sales rep, ask questions and discuss your Agreement of Purchase and Sale in detail with a lawyer before it’s finalized. You can make a wise buying decision that offers you peace of mind.

The young couple toured a number of townhome projects that fit some or most of

their criteria, but they were either too expensive or lacked the space they wanted. “We were looking in South Surrey and we found that most of the townhomes in many of the neighbourhoods sacrificed the size of the bedrooms for more spacious main floors,” says Tyler. While researching online, the two came across the master planned community of Fusion by Lakewood – liking both the location and the size of the homes, especially the larger bedrooms. “I really liked the layout ... the spacious main floor is perfect for entertaining family and friends,” says Amanda. “Then, when we saw the size of the bedrooms we were sold.” The couple not only liked what they saw; the price was right as well. Homebuyers requiring a mortgage in Canada are legally required to purchase mortgage insurance if they don’t have a minimum of a 20 per cent down payment at time of home purchase. On May 1st, Canada’s national housing agency will increase the cost of insuring these “high ratio” mortgages for homebuyers. CMHC mortgage insurance premiums will increase by approximately 15%, on average, for all loan-to-value ranges. The increase applies to mortgage loan insurance premiums for owner occupied, self-employed and one-to-four unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC, which will be unaffected. The changes are unlikely to have any major impact on the housing market, but in real dollar terms, the decision does increase the cost of homeownership. For those homebuyers electing high ratio financing with only 5% down (and therefore borrowing 95% of the home’s value), the impact would be the greatest. For example, under the old system, a borrower would pay an insurance premium of $6,875 to get a $250,000 mortgage. Under the new system, the premium would jump by $1,000 or a monthly increase of $5.

From a legal perspective, there is a lot more to parking stalls and storage lockers than whether they can fit a full size car or your boxes of Roberto Luongo and Dan Cloutier jerseys. When shopping for your new condo or townhome, take a minute to learn what kind of parking stall and storage locker you are purchasing. There are three common types of parking stalls and storage lockers. Limited Common ProPerty Parking and Storage

This kind of parking stall or storage locker is designated on a strata plan or ¾ resolution registered in the Land Title Office as limited common property or “LCP” for the exclusive use of your strata lot. These exclusive rights are passed to each successive owner. It can be very difficult to change an LCP designation, as this will typically require a unanimous or ¾ resolution of the owners, depending on how the original LCP designation was created. Strata CorPoration managed Parking and Storage

When a strata corporation has the authority to manage, assign and rent parking stalls or storage lockers, owners have very limited rights to the parking stalls and storage lockers. Often the strata corporation bylaws or rules will provide a mechanism for the management and assignment of parking and storage, including any rental fees payable. deveLoPer aSSigned LeaSehoLd Parking

Under the Strata Property Act, once a strata corporation is created, developers are bound by a number of rules that limit how they can assign exclusive rights to use common property. The most common method in newer developments is for developers to lease out the right to use parking stalls and storage lockers before the strata corporation is created. Using this legal mechanism, the strata corporation takes ownership of the common property subject to the pre-existing lease that the developer controls. Developers will then sell individual subleases or lease assignments granting exclusive use to parking stalls and storage lockers to purchasers. These leases typically run for 99 years or more. Why doeS it matter?

The kind of parking stall or storage locker you purchase may impact the value of your strata lot in the future. For example, limited common property parking and storage is a very secure form of ownership, but can be very difficult to buy or sell if your needs change over time. Common property parking managed by the strata corporation may add little value to your strata lot if you cannot transfer your parking or storage when you sell your strata lot. Leasehold parking is easy to buy and sell, but it can be difficult to prove ownership to new buyers if property records are not kept. part of a community garden is a great way for people who don’t have access to their own land to grow their own food, but the positive effects of community gardening go so far beyond that. Though gardening can conjure up images of Grandma’s prized rose bush or rural homesteaders digging potatoes, even in the most urban areas of Canada you can find an abundance of people, of all ages and from all walks of life, tending to patches of fruit and vegetables, herbs, medicinal plants and yes, even flowers. Right on the lawn of the Vancouver City Hall, you can find a community garden, not to mention that there are over 75 more community gardens you can join in Vancouver. Burnaby has five, Surrey has four, and Richmond has eight community gardens, and in every instance, there is a waiting list to be able to access a plot, which says something about our desire to get our hands dirty, even if we don’t have our own backyards.


One key benefit to gardening within a community is the exchange of information between gardeners from different cultures, generations, and levels of experience. Most gardeners love talking, teaching what they know, and commiserating on the tough aspects of trial and error in a garden. Even if growing vegetables isn’t your thing, there are many other food-producing cooperative projects all over the Lower Mainland that you can become involved in. There is The Copely Community Orchard and Berry Patch near Trout Lake, a garden of indigenous edible plants near Joyce SkyTrain, and a permaculture food forest growing in North Vancouver, to name just a few. Surrey is a good example of a city that was very agricultural but is now becoming increasingly urbanized, and forwardthinking city planners are including lots of space for community-minded gardeners of the future in their designs. “We are seeing a slow but steady increase in demand for community gardens,” says Owen Croy, Surrey’s Manager of Parks. “We already have four gardens on city parkland and outside the Surrey city core, we have plans for more. We are also very open to people getting together and proposing additional garden space.”

Developers are also in on this movement, even outside the city, as they see more people downsizing from homes with gardens to a more maintenance-limited lifestyle. Though they may be sick of mowing a big lawn, moving into a townhome means less space for a garden too. A couple of developments that are offering residents the chance to garden their own plot include The Ridge at Bose Farms, which has a communal potting shed with shared tools and herb garden as well as beds that people can plant in. Dawson + Sawyer On the Course, is a community with an large garden area that allows residents to connect with the earth. Even in much more urban areas, mega projects such as Westbank’s Oakridge Centre plan and their Kensington Gardens developments come with rooftop gardening areas for residents, and smaller buildings like Onni’s Canvas and PortLiving’s Midtown in East Vancouver have shared courtyards with planting beds on the ground level. Another way developers are encouraging community growing in the Lower Mainland is by letting community gardens take over lots that are currently vacant, but owned by the development company. The company takes tax breaks and intrepid gardeners can build growing boxes, toolsheds, even chicken coops on the land until building begins. This can sometimes mean years of use for the public good before the garden must move on to the next available empty lot. If you live outside the city, or even if you have a back yard of your own, becoming active in a community garden can enhance the happiness and well-being of your whole family, while making your community stronger and a more friendly, healthy place to live. If there isn’t a community garden near you, be a hero and start one! Your kids and future generations will thank you.

It ends up making the day more difficult when you’re always on the hunt for some misplaced item that needs urgent response, and it eats up too much time when you always have to clear up a space before you can actually take care of something that needs your immediate attention. Create a homework Centre. Create a study space conducive to doing homework. Find a location away from the TV. Some children like to do their homework in a central location like the kitchen, where mom and dad can help. Designate a cupboard or basket for homework supplies and stock it with scissors, glue, pencils, pens, paper and any other items your child will require on a daily basis. For those who prefer to do homework away from interruptions, make sure there is a comfortable desk surface, adequate lighting, and comfortable seating in addition to homework supplies. “CatCh-up” day brings peaCe of mind. Dedicate one day a month to take care of all the annoying little tasks in your home that you never seem to get around to. Whether you realize it or not, those loose doorknobs, broken switches and burned-out light bulbs deplete your energy each time you walk by them. Assigning a specific day to tackle these minor aggravations gives you permission to do the seemingly insignificant things that you would normally consider a waste of your time. The added bonus of having a regular “catch-up” day is that you won’t feel guilty about not taking care of the task as soon as you stumble across it. tidy doesn’t mean perfeCt. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere” items when you leave the room, and placing them on their way to where they do belong. For example, if something belongs upstairs, place it at the bottom of the staircase and take it to the proper room the next time you go up. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort.

Ever notice how many developers boast that their new community is “just minutes from shopping, schools and all the amenities!”? And that “Everything you need is right at your doorstep!”? To be sure, those attractions are critical in determining a development’s appeal to buyers – for lifestyle and comfort while living there, as well as for resale potential down the road. However, one of those factors carries a little more weight than the others: proximity to infrastructure. The federal and provincial governments have been spending billions of dollars on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For housing developments, this means more and better access. It’s no exaggeration to say that the infrastructure developments have allowed new communities to literally sprout up along the way. Indeed, numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest benefit, according to Cutting Edge Research Inc., a Vancouver-based real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines. Value enhancements can be 10 to 20 per cent higher for homes within this distance than those outside it. “Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that homebuyers anywhere in Canada can follow: as people increasingly factor commuting times into their buying decisions, proximity to transportation is a top determining factor for both convenience and resale value. So, as you’re out there shopping for your new home or condo, take a close look around and see how far you are from the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities – and your new home – that will make a sound buying decision.

At last, it’s here. A day that, like many Westside locals, I’ve been waiting for eagerly — the long anticipated sneak preview of the just completed Sixth+Willow.

The building always intrigued me: strong vertical orientation, pristine white façade with whimsical curve plus an innovative, utterly 21st Century privacy screen made from weathering steel. Quite simply, Sixth+Willow is unlike anything I’ve seen before. UnIqUe SpAceS for UnIqUe LIfeStyLeS

Then I step into the central courtyard, and my jaw drops. It’s as if I’ve entered an open-air, über-modern art gallery. Individually homes are articulated to create a dynamic visual rhythm, and at the far end, a full-width steel “sculpture” — apparently floating just above the ground — defines the property line. “We wanted to create a very peaceful enclave that invites light into these homes,” says Kenstone Properties’ director, Edwin Liang, who’s just joined me. “We also believe there is great joy in art, and these homes pay homage to that belief.” The result is, in a word, astonishing. A Collateral Charge Versus a Conventional Mortgage

Many of my clients and potential homeowners are unaware that there are two different ways to register a mortgage. There is a Conventional Mortgage and a Collateral Charge Mortgage. A Conventional Mortgage is simple and transparent. The mortgage is registered for the original loan amount only and is secured with the property. The payments and interest rate remain the same as on the contract and the balance simply decreases along with each payment. Increasingly used by the major Canadian banks is the Collateral Charge Mortgage. A collateral charge mortgage is registered as a loan backed by promissory note, secured with your property as collateral. Though these may sound similar they are not. There are three major considerations to be aware of before entering into a Collateral Charge Mortgage: • Fewer options in obtaining secondary financing • Lost flexibility in future lender choice • Lack of transparency with respect to rates and scope of contract. Collateral Charge Mortgages are sold to customers as having many more options and access to future dollars or loans without legal fees. The truth is, seeking the added funds in the future will still require you to apply and be approved, and access to loans and or higher amounts is not guaranteed. Your choice of lender for future funds is actually reduced, as other lenders will have to assume the entire registered mortgage amount as a potential liability. The collateral charge is often registered at the home’s full value — and with some lenders at up to 125 per cent — of the home’s value, as opposed to the mortgage amount, so obtaining a second mortgage or secured line of credit from another lender may no longer be an option. You will likely have to accept the rates and terms offered to you even if there are better offerings from other financial institutions. At the end of your mortgage term you will have to pay full legal fees to switch to another lender, a cost that is generally not a factor when switching a conventional mortgage from one lender to another. Additionally, with a collateral charge mortgage, all future loans, lines of credit and credit cards are attached to this one collateral charge which is essentially a “demand loan”. Failure to keep up with one or more of any of your payments can result in the lender using your equity to pay out the bad debt with the ultimate risk of the lender recalling all

Speak with your broker or at least consult with one to get a second opinion. It is always important to know what kind of agreement you are signing into! debts at once, including your mortgage. The interest rate for a collateral charge mortgage is registered at a higher rate. Clients are often not properly informed that the collateral charge mortgage may be registered as high as Prime + 10%. Miss a few payments and the bank can simply raise your interest rate on you. Missing payments on a conventional mortgage will result in a letter requiring you to bring your account back into good standing; however the contract rate remains the same as long as you do so. The shift towards collateral charge mortgages is very clever from a lender perspective, as the added products and future legal costs serve as strong retention tools, essentially trapping clients within the fold. There is a place for these products, and there are some client scenarios that do fit with a collateral charge model, but the many large institutions are not offering a choice, so be sure to ask how your mortgage is going to be registered. Speak with your broker or at least consult with one to get a second opinion. It is always important to know what kind of agreement you are signing into!

PACKING TIPS To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores. • Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. • Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors.
