Pre-approved Mortgages Save time and money in the long run

nterest rates have been holding steady since September 2010, which is good news if you’re in the market for a mortgage. there are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are
hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until mid-2014. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online preapprovals to make the process faster and easier. Start the spring season off right by taking advantage while you still can.

Glass Towers to Cozy Cottages Metro Vancouver has the perfect home for you
T
hough Douglas Coupland famously designated Vancouver as the “City of Glass,” in reality our beautifully reflective skyline is just the very latest chapter of the story. Our heritage as a lumber town brought us grand Victorian buildings made of wood and stone, and our history as both a port and a magnet for immigrants all over the world has given our metropolitan area a myriad of architectural styles from Spanish to Japanese and everything in between. And then there’s the muchmaligned “Vancouver Special” — the ubiquitous sturdy, 1960s and ‘70s pragmatically-designed style of home

Uptown Clayton
Create Your Lifestyle » by SuSan M Boyce
Spring’s here and with 120 families already moved in, there’s a distinctly community feel developing at Uptown Clayton in Surrey. Gardening aficionados glance up
from tending their flowerbeds to wave at neighbours passing by. Spontaneous games of street hockey are an everyday occurrence among ‘kids’ of all generations, and if you need to borrow the classic cup of sugar, you likely won’t have to go far to find someone willing to help out. “Uptown Clayton is a community that attracts a broad range of buyers,” says sales manager Avtar Mann. “And now that we’re building our final phases, this really is your last opportunity to purchase a brand new home here. Plus it’s nice to know you’re buying into a finished community that’s surrounded on three sides by green spaces — park, meadow and a municipal greenway — meaning it feels incredibly quiet and private even though were actually only a couple of blocks from the main road.” 18 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
Open COnneCtivity Already known for its open, easy living floorplans, Uptown’s spacious D and E plans are proving particularly popular with families or downsizers looking for extra space and flexibility. “These two plans offer more than 1,500 square feet of exception living space — so they’re larger than average,” Avtar explains. “But what truly differentiates them from most homes in the neighbourhood is the
“You’re buying into a finished community that’s surrounded on three sides by green spaces — meaning it feels incredibly quiet and private even though were actually only a couple of blocks from the main road.” says Avtar Mann. downstairs den. Sure this could become a fourth bedroom — it has a closet and lots of natural light — but I’m always amazed by the creative ways our buyers use it.” One woman, he says, created a dressmaker’s studio and sewing room. Another couple made a comfortable his’n’hers office that helps them separate work and time at home. “I’ve also seen it transformed into a man cave, a kid’s playroom, a private yoga space, and even a mini replica of a hunting lodge cabin. Truly, the only thing limiting what you can do is your imagination.” On the main living level, Uptown Clayton’s theme of ‘space to live’ is even more evident. “In this neighbourhood, our square footage is unmatched for the price,” Avtar says pointing to a large, comfy-looking sofa and armchair combo in the living room. “And as you can see, they easily accommodate real-world-sized furniture — it’s really the best of all worlds.” This floorplan has a central kitchen with stainless steel appliances, solid wood Shaker cabinetry, and plenty of room to cozy down at the eating bar — after all, it’s still a given that every good party ends up in the kitchen. There’s also one of the convenient powder rooms that’s always sure to a hit with busy moms and buyers who love to entertain. And here’s another cool bonus. “The D and E plans are designed with parking for two vehicles — one inside the garage and the other outside,” Avtar says. “So often in a townhome, people who have a recreational vehicle or even an oversized pickup or van simply have nowhere to park them. At Uptown Clayton, it easy and convenient — just pull into your driveway and you’re done.” Life On yOUr Own termS “All the features and finishings you see in our Uptown Clayton showhomes are included in the price. It’s just the way we do things,” Avtar stresses. “So when you fall in love with the
lighting fixtures or the appliances, you’re not left wondering if it’s going to mean the extra cost of an upgrade to get them. You know exactly what you’re getting — that’s the real benefit of WYSIWYG.” Want more good news? “In the final phases, we’re introducing a whole new display home and a brand new colour scheme — very fresh and contemporary,” Avtar says. “But you’re going to have to drop by the presentation centre to find out more.” Uptown Clayton’s presentation centre and display homes are open noon to 5 p.m. daily except fridays at 19525 – 73rd Ave. in Surrey. prices start at $329,900 with many homes ready for immediate move in — meaning you could be unpacked and settled in by the time summer barbeque season is in full swing. for more information visit uptownclayton.com or sunmarkdevelopments.com. you can also call 778.574.0146. One44
Smart Living » by SuSan M Boyce Arriving at One44 in Panorama, my first impression is one of tranquility.
Mature trees and colourful flowers are everywhere. Just ahead, a young mom and her own mother laugh as they watch a tiny tot apparently explaining the intricacies of her somersault technique to a passing cyclist. Somehow, even though these urban townhomes are just welcoming the first owners, there’s already a sense of community developing. The air feels fresh and clean — like I’m far out in the country, not minutes from major shopping, transit, schools and other city amenities. “We’ve gone to great lengths to protect the lush, mature trees onsite,” explains Ray Dietz, Vesta’s senior marketing manager. “But we’ve also created huge inviting outdoor amenities within the community — tree-lined paths, children’s play areas, mini parks. In fact, every home is within a few steps of some kind of outdoor green space.” HOmes tO CelebrAte
And what homes they are. “One of the things that’s so different at One44 is our ground floor entry and foyer,” Ray says. “Not only does it give you a genuine sense of arrival which is rare in a townhome, it means you’ve got somewhere to put your coats and shoes and umbrellas — no more hauling them up and down the stairs.” Most homes also have a den with closet and full bath on this level. I’m thinking this could be the perfect office, man cave, or even TV room — although my sweetie and I might have to flip a coin to see which it would be. Upstairs though, we’d have no problem agreeing the kitchen rocks. Quartz countertops, tons of storage, soft close cabinetry plus an abundance of natural light in addition to pot lights and contemporary pedants over the eating bar: 22 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
“We’ve gone to great lengths to protect the lush, mature trees onsite.” Ray Dietz clearly these culinary centres are designed for foodies like us. “We have a great mix of buyers here because One44 feel so much like a single-family home, and with completely different floorplans, they appeal to downsizers just as much as young families,” Ray says. “Plus, the design has an attractive urban vibe that people of all ages love.”
JOin tHe Club
Before I head out, Ray has one final detail to show me — One44’s 4,500-square-foot clubhouse. Tucked between soaring evergreens, this two-level amenity includes a fitness centre, fireside lounge, entertainment kitchen and the pièce de résistance — a massive, wrap-around deck for large-scale outdoor entertaining. Now that’s smart thinking. One44’s presentation centre and display homes are open 1 p.m. to 5 p.m. daily except Fridays at 144th st. at 60th Ave. in Panorama, surrey. two- to four-bedroom townhomes priced from $299,000. //make your move
Common packing mistakes to avoid » by ChuCk ResniCk
More than four million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. ChuCk ResniCk is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca
Here are a few tips to help you avoid finding damaged items at your destination: 1. Consider purCHasing boxes froM your Mover.
The most common packing mistake we see are people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. be realistiC about tHe nuMber of boxes you need. Depending on how long you have lived in your current
location, you will most likely underestimate your boxes requirement. Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.
3. start paCking early and be CoMpletely paCked wHen tHe Movers arrive. Sometimes we arrive at a
customer’s home and they’re not packed. There’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lamp shades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place. We then stand plastic-wrapped mattresses against the box wall and secure everything with tie-off
28 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up time – and money! 4. tHink aHead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider Having your Moving CoMpany paCk for you. We are
skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.
When it comes to moving, a little forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

Hopefully, you made a profit! The real estate market has been healthy for the past several years and continues to be strong, over the long term. Selling a real estate investment property will generate either a capital gain/loss or a recapture of income/terminal loss. You will have a capital gain when the proceeds of the sale exceed the original cost of the property. A capital gain must be included in your personal tax return (if you own it personally) and is taxed on 50 per cent of the gains at your personal tax rate. A capital loss occurs when the cost is greater than your proceeds. The capital losses should be included on your personal return and applied against capital gains in that year. Any excess losses can be carried back three years, or carried forward indefinitely to reduce capital gains. In calculating the capital gain/loss, determining the adjusted cost of the property is an essential factor. The adjusted cost must include not just the purchase price but also other costs incurred that had to be capitalized. As well, the proceeds of disposition are all the cost, including the selling price and adjustments pertaining to the sale of the investment. In addition to the capital gains/losses, you may have a recapture of income. This occurs when you are taking Capital Cost allowance (depreciation) on the building, in any of the years that it was owned by you. The balance in this account is called the “undepreciated portion. A recapture of income occurs when the lesser of the proceeds and the cost of the property is higher than the Undepreciated Capital Cost (UCC). The recapture of income is taxed in its entirety at your personal tax rate. Alternatively, a terminal loss
Good record keeping is essential to calculate the correct gains or losses. 40 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
occurs when the lesser of the proceeds and the cost of the property is less than the UCC. This terminal loss can be applied in the current year to reduce other income (such as salaries or business income). Any unused amounts can be carried back three years or carried forward. Good record keeping is essential to calculate the correct gains or losses. The opinions and views expressed herein are those of the author and not those of New Home Guide. What’s all the fuss about a
market correction? » by peter kinch
peter kinch
is an award-winning mortgage broker and best-selling author of The Canadian Real Estate Action Plan. Visit peterkinch.com or contact him at peter@peterkinch.com
Pick up any newspaper today and no one could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, “Do Canadian homeowners or prospective buyers need to be concerned?” Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. First-time homebuyers
If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing. So a slight market correction would be welcome news. You can still get into home ownership with only five per cent down, but since your maximum amortization is limited to 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. ConClusion: A market correction is a good thing for you. Current homeowner buying or selling – moving uP or downsizing
It is rare that someone buys a home without selling their home first. If you are a homeowner and you’re looking for the right time to sell your home so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at
that: assume the value of the home you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for. ConClusion: in most cases, the net effect of a market correction is zero. reAl estAte investor
or seCond-home buyer
If you are buying real estate as an investment either for cash flow or as a second home, then this is the perfect market condition for you. When there are more sellers than buyers, you have more bargaining power. If you can negotiate a better deal and pay less for the property you are looking for, it simply makes the deal that much more affordable. ConClusion: you should be hoping for a market correction.
If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years 46 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
//the mortgage minute
Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. Current homeowner with no PlAns to sell
The majority of Canadians fall into this category, and let’s be honest – the single biggest reason we worry about a housing correction is the fear that it will erode our home equity and net worth. Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? For the majority of Canadians, the plan is to stay in their current home for at least three to five years. So here’s a simple fact: equity is only gained or lost the day you sell. In other words, if the value of your home were to drop by 10 per cent tomorrow, you may feel anxiety over the drop in your net worth – but it would only be on paper unless you actually sold your home tomorrow. If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years. ConClusion: A market correction may have zero impact on you. In the end, the headlines will continue to talk of impending market corrections. The key for you is to decipher one of three things: 1. is this a real concern? 2. is this an opportunity? or, 3. Are you just getting worked up about nothing? the bottom line: A lot of people will fret about this topic over the water cooler tomorrow morning – but the majority of them really don’t need to. Triumph
Townhomes a steal in East Vancouver » by Shawn Conner If you’re looking for a new home in an up-and-coming yet affordable neighbourhood, Triumph is hard to beat.
“The pricing is phenomenal for what we’re offering,” Rikki Puri, V. P. Operations at R.A.R. Holdings Ltd., says. A three-storey, stacked townhome development, Triumph is slated for an August 2014 completion and its 22 homes include one-level units, including bachelors, one-bedroom plus dens and two-bedrooms on the main floor, and two-level, two-bedrooms on the second and third floors. With homes ranging from $199,000 to $481,900, and floor plans starting at 450 square feet to just over 1,000, Triumph is competitively priced. “If you go twelve blocks west from here into downtown, these kind of units would be selling in excess of six, seven hundred dollars a square foot,” Puri says. “We’re offering brand new product that is under warranty and five minutes from downtown for under five hundred a square foot.” The Triumph homes went on the market in early March and, after a month, had sold over 25 per cent. They are being sold and marketed exclusively by Carlo Melo of Sutton Centre Realty. Kitchen features include a full stainless steel appliance pack, quartz countertops, undermount sinks, a glass backsplash and soft-close cabinetry. Homes come with hardwood floors, high ceilings (from 9’ to 11’ depending on the unit) and open layouts. Colour options are lighter or darker, or what the developer is calling Spring or Fall. The master bedrooms in the two-storey units have ensuites and all but two homes come with a parking stall, storage unit and an

“The pricing is phenomenal for what we’re offering,” Rikki Puri outdoor space, either a patio or balcony. The balconies range from 40 to over 100 square feet. Puri calls Triumph “a pet project.” “I’ve been working on this one for over seven years, including acquiring the land and designing the building,” he says. Triumph’s location, in East Vancouver — also known as Hastings Sunrise — makes the building an easy sell for those watching the market. The area, which is roughly east of Commercial and north (and a few blocks south) of Hastings, is suddenly hot, with new restaurants, stores and even microbreweries opening up seemingly every other week. “I think people are starting to see the value in East Vancouver, especially this area,” says Puri. “A lot of people once associated this area with East Hastings,
an extension of the Downtown Eastside. But people are realizing that, with downtown saturated, there’s good value here. You’re five minutes from everywhere. And there are great restaurants and shops.” Puri is no bandwagon-jumper - he’s developed in the area before, including a strata conversion at the corner of Garden and Dundas and a new six-unit stacked townhome development on Wall Street. Now, other developers have started to take notice. Within a few blocks of Triumph, five other buildings are in various stages of development, some by major players like Bosa. “When the lions come to town you know there’s meat on the bone,” Puri says. “I think in the next five years you’re going to see a huge transition in this area.” Visit the Triumph showroom at 2228 E. Hastings. Showroom hours are from 1 p.m. to 5 p.m. weekends, and weekdays by appointment. For more info call Carlo Melo at 604-563-6200 or email carlomelo@shaw.ca.

Trying to time the Market? When is the right time to buy? What is the true cost of Waiting? » by kris grasty

Mortgage Brokers and Realtors alike are often asked these questions each and every year and with each and every season. Although there are market and economic factors constantly at play, it is very difficult to break through the media hype and time the market right. The best indicators are employment and affordability — your employment and affordability, to be precise. Will you have enough down payment to facilitate the purchase and closing costs? Are you confident in your current employment? Can you afford changes to interest rates or changes in your employment and/or the employment of your partner? Do you have sufficient savings or funds in reserve to handle some unplanned life event? Beyond the typical qualifying questions and finding out how much house you can buy, have you stopped to calculate what waiting and not buying may cost you in the end? This is worth consideration. Sure, there may be some that argue that rates may stay low for a while still yet and that may very well be. Real estate definitely does experience its peaks and valleys both in rate and in property

valuation. One thing that cannot be disputed is the fact that home ownership continues to cost more year over year and decade over decade. The bottom line is that if you are looking to buy a home, now is always the right time provided that your personal finances are stable and that you stress test your potential mortgage and ensure that you can handle the inevitable curveballs that come your way. Life happens, so there is no substitute for having flexibility through a solid and diverse financial plan. Remember as well that Real Estate, your home, is a longterm investment vehicle. Like any investment, you need a plan. Contact a professional to help guide you through the noise!

packing tips To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores.
• Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
• Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.
• List the contents of the box on the side of it.

Village green
Next to Nature » by SuSan M Boyce Surrounded by greenery, inspired by charm, Village Green continues winning hearts in Maple Ridge. Like
the traditional English hamlets where the central green is a village gathering spot, this collection of two-storey townhomes has a distinctly social ambiance that seems to say “welcome home.” TRanquil SeTTinG
“It’s rare to find two-storey, three-bedroom townhomes,” says sales manager Jeanie Fox. “And it’s even rarer to find a townhome development that’s surrounded on three sides by ALR land. People often don’t believe it until they see for themselves, but you can literally walk across the street and see horses.” The community, she adds, is tucked into a grove of huge coniferous trees at the end of a no-through road. “This is an astonishingly quiet, tranquil setting where kids have plenty of safe places to play outside. It’s really like having the best of all worlds. You’re just minutes from the amenities of downtown Maple Ridge, but you still see children playing spontaneous games of road hockey or building forts — how often do you see that happen in the city?” She also says she expects the central common to be a popular amenity. “It will be somewhere you meet your friends for a summer barbeque, where kids can hang out together, or a great place to walk the dog. And it’s right there outside your front door.” SophiSTicaTed liVinG
Inside, Village Green homes are designed to be wider than average, so they feel more like a single-family house than a townhome. 60 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
“This is an astonishingly quiet, tranquil setting where kids have plenty of safe places to play outside.” Jeanie Fox “The extra space means you get features like a main floor powder room, a big backyard, and even an old-fashion front porch which is perfect for sitting down with your morning coffee and the newspaper or for just watching the kids play while you visit with friends,” Jeanie says. “It creates a very social, family-oriented lifestyle.”
Another hit is having the garage located on the same level as the main living spaces. “You simply don’t see this design very often,” Jeanie says. “It gives a real sense of arrival plus it’s great when you’re unloading groceries or coming home with kids and a carload of sports gear — parents tell us they love the convenience.” Village Green offers a total of 105 three-bedroom townhomes priced from $299,900. presentation center and display homes are now open noon to 5 p.m. daily except Fridays at 12161 – 237th St. in Maple Ridge. For Sale:
A logicAl ApproAch to An emotionAl decision
» by Lydia McNutt
Lydia McNutt
is an award-winning writer and editor of New Condo Guide. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Wall2Wall Media, where real estate rules. Email Lydia.McNutt@ wall2wallmedia.com, and follow her on Twitter @LydiasTweets
Well, it’s settled. We’re selling the house. My husband and I love our area, but we’re bursting at the seams. If only our house had a little more room – well, maybe two or three more rooms! – we’d never leave. If you’ve decided to make a move, your choice is likely the result of some other major milestone in your life. Maybe you’ve graduated from university and landed your dream job. Maybe you’re getting married and want to plant your roots. Perhaps, like my family, you’ve outgrown your current home. So, here we are: the “For Sale” sign is up and our schedule now revolves around showings – the bane of my existence. Strangers size up our home, sit on our sofa, scrutinize the decor, and snoop through the closets and cabinets. I wonder how many of these “prospective purchasers” are serious buyers versus browsers? And, well, everyone who walks through the front door has got to be the one, right? Boy, this is already taking a toll, and it’s just the beginning! Deciding to move is an emotional experience. The experts will tell you that you have to detach from the process. Think objectively. Leave your feelings at the door. But parting with something as personal as a home is easier said than done.
62 METRO VANCOUVER NEW HOME GUIDE | APR 18 - MAY 2, 2014
Apart from emotions, a real estate transaction involves money – lots of it. This is probably the biggest and most complicated purchase you’ll make in your lifetime, so hiring qualified professionals who have been there, done that is key to a solid, successful, and hopefully, stress-free experience. Don’t think of it as spending money, rather as saving you hassle and avoiding mistakes that could cost you a bundle in the long run. Mortgage Broker The broker’s job is to find the best interest
rate and terms. Aside from potentially saving you thousands in interest over the life of your mortgage, you don’t have to pay for this service. Sound too good to be true? Mortgage brokers are compensated by the lender who gets your business, so let them do the legwork while you reap the rewards.
real estate agent This is your guide, especially if you’ve
never bought or sold a home. An agent can advise you on the best neighbourhoods and homes to meet your budget and lifestyle, and will negotiate on your behalf to get you the best deal on your buy. If you’re considering a DIY sale, how much time can you devote to marketing, showings and closing the deal? That alone is a full-time job, and you probably already have one of those.
real estate laW yer Don’t skip this step in the interest of
saving a few bucks – it’s a drop in the bucket, in the grand scheme of things. A home is an investment of hundreds of thousands of dollars, so do your due diligence.
HoMe inspector The money pit is a scary reality many homebuyers jump right into, and one that can be avoided. A home inspector will identify components in your potential home that are missing, broken, unsafe and not up to code. While you may be tempted to forgo this condition of purchase – especially if you find yourself in a multiple offer – do so at your own risk! It can be difficult to think impartially about something as personal as a home, which can complicate things when it comes to pricing, staging and selling it. A professional, objective opinion certainly makes “detaching” a little easier. Pick up the next issue of New Condo Guide for more on my continuing saga of selling and buying a home.
