Pre-approved Mortgages Save time and money in the long run

nterest rates have been holding steady since September 2010, which is good news if you’re in the market for a mortgage. there are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are

hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until mid-2014. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online preapprovals to make the process faster and easier. Start the spring season off right by taking advantage while you still can.

More than four million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination: 1. Consider purCHasing boxes froM your Mover.

The most common packing mistake we see are people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. be realistiC about tHe nuMber of boxes you need. Depending on how long you have lived in your current

location, you will most likely underestimate your boxes requirement. Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. start paCking early and be CoMpletely paCked wHen tHe Movers arrive. Sometimes we arrive at a

customer’s home and they’re not packed. There’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lamp shades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place. We then stand plastic-wrapped mattresses against the box wall and secure everything with tie-off

straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up time – and money! 4. tHink aHead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider Having your Moving CoMpany paCk for you. We are

Sales on a steady path for the region’s housing market March home sales in Greater Vancouver outpaced last year’s total yet lagged the region’s historical average for the month. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,641 on the Multiple Listing Service® (MLS®) in March 2014. This represents a 12.5 per cent increase compared to the 2,347 sales recorded in March 2013, and a 4.4 per cent increase compared to the 2,530 sales in February 2014. Last month’s sales were 17.2 per cent below the 10-year sales average for March of 3,190. The sales-toactive-listings ratio currently sits at 18.2 per cent in Greater Vancouver, which is unchanged from last month. “We continue to see steady and stable market conditions across the Greater Vancouver housing market,” said Ray Harris, REBGV president. “There has been a consistent balance between home seller supply and home buyer demand in our marketplace over the last year.”

New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,281 in March. This represents a 9.1 per cent increase compared to the 4,839 new listings in March 2013 and a 12.4 per cent increase from the 4,700 new listings in February. Last month’s new listing count was 5.9 per cent below the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the Greater Vancouver MLS® is 14,472, a 6.4 per cent decline compared to March 2013 and a 7.9 per cent increase compared to February 2014. “Home prices in the region have experienced incremental gains in most areas and property types over the last 12 months,” Harris said. “It’s important to remember that this is a diverse marketplace and trends will vary depending on area and property type.” The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $615,200. This represents a 3.7 per cent increase compared to March 2013. Sales of detached properties in March 2014 reached 1,116, an increase of 19.6 per cent from the 933 detached sales recorded in March 2013, and a 5.7 per cent decrease from the 1,183 units sold in March 2012. The benchmark price for detached properties increased 4.2 per cent from March 2013 to $945,400. Sales of apartment properties reached 1,106 in March 2014, an increase of 12.6 per cent compared to the 982 sales in March 2013, and a 7.1 per cent decline compared to the 1,191 sales in March 2012. The benchmark price of an apartment property increased 3.8 per cent from March 2013 to $375,800. Attached property sales in March 2014 totalled 419, a 3 per cent decline compared to the 432 sales in March 2013, and a 16.2 per cent decline from the 500 attached properties sold in March 2012. The benchmark price of an attached unit increased 1.3 per cent between March 2013 and 2014 to $460,100.

I purchased a rental investment property several years ago. Every year I have filed the rental income on my tax return. This year I sold the property. In addition to my rental income, what tax implications will I have to report?

Hopefully, you made a profit! The real estate market has been healthy for the past several years and continues to be strong, over the long term. Selling a real estate investment property will generate either a capital gain/loss or a recapture of income/terminal loss. You will have a capital gain when the proceeds of the sale exceed the original cost of the property. A capital gain must be included in your personal tax return (if you own it personally) and is taxed on 50 per cent of the gains at your personal tax rate. A capital loss occurs when the cost is greater than your proceeds. The capital losses should be included on your personal return and applied against capital gains in that year. Any excess losses can be carried back three years, or carried forward indefinitely to reduce capital gains. In calculating the capital gain/loss, determining the adjusted cost of the property is an essential factor. The adjusted cost must include not just the purchase price but also other costs incurred that had to be capitalized. As well, the proceeds of disposition are all the cost, including the selling price and adjustments pertaining to the sale of the investment. In addition to the capital gains/losses, you may have a recapture of income. This occurs when you are taking Capital Cost allowance (depreciation) on the building, in any of the years that it was owned by you. The balance in this account is called the “undepreciated portion.� A recapture of income occurs when the lesser of the proceeds and the cost of the property is higher than the Undepreciated Capital Cost (UCC). The recapture of income is taxed in its entirety at your personal tax rate. Alternatively, a terminal loss

Pick up any newspaper today and no one could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, “Do Canadian homeowners or prospective buyers need to be concerned?” Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. First-time homebuyers

If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing. So a slight market correction would be welcome news. You can still get into home ownership with only five per cent down, but since your maximum amortization is limited to 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. ConClusion: A market correction is a good thing for you. Current homeowner buying or selling – moving uP or downsizing

It is rare that someone buys a home without selling their home first. If you are a homeowner and you’re looking for the right time to sell your home so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at

that: assume the value of the home you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. Current homeowner with no PlAns to sell

The majority of Canadians fall into this category, and let’s be honest – the single biggest reason we worry about a housing correction is the fear that it will erode our home equity and net worth. Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? For the majority of Canadians, the plan is to stay in their current home for at least three to five years. So here’s a simple fact: equity is only gained or lost the day you sell. In other words, if the value of your home were to drop by 10 per cent tomorrow, you may feel anxiety over the drop in your net worth – but it would only be on paper unless you actually sold your home tomorrow. If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years. Townhomes a steal in East Vancouver » by Shawn Conner If you’re looking for a new home in an up-and-coming yet affordable neighbourhood, Triumph is hard to beat.

“The pricing is phenomenal for what we’re offering,” Rikki Puri, V. P. Operations at R.A.R. Holdings Ltd., says. A three-storey, stacked townhome development, Triumph is slated for an August 2014 completion and its 22 homes include one-level units, including bachelors, one-bedroom plus dens and two-bedrooms on the main floor, and two-level, two-bedrooms on the second and third floors. With homes ranging from $199,000 to $481,900, and floor plans starting at 450 square feet to just over 1,000, Triumph is competitively priced. “If you go twelve blocks west from here into downtown, these kind of units would be selling in excess of six, seven hundred dollars a square foot,” Puri says. “We’re offering brand new product that is under warranty and five minutes from downtown for under five hundred a square foot.” The Triumph homes went on the market in early March and, after a month, had sold over 25 per cent. They are being sold and marketed exclusively by Carlo Melo of Sutton Centre Realty. Kitchen features include a full stainless steel appliance pack, quartz countertops, undermount sinks, a glass backsplash and soft-close cabinetry. Homes come with hardwood floors, high ceilings (from 9’ to 11’ depending on the unit) and open layouts. Colour options are lighter or darker, or what the developer is calling Spring or Fall. The master bedrooms in the two-storey units have ensuites and all but two homes come with a parking stall, storage unit and an

Puri calls Triumph “a pet project.” “I’ve been working on this one for over seven years, including acquiring the land and designing the building,” he says. Triumph’s location, in East Vancouver — also known as Hastings Sunrise — makes the building an easy sell for those watching the market. The area, which is roughly east of Commercial and north (and a few blocks south) of Hastings, is suddenly hot, with new restaurants, stores and even microbreweries opening up seemingly every other week. “I think people are starting to see the value in East Vancouver, especially this area,” says Puri. “A lot of people once associated this area with East Hastings,

an extension of the Downtown Eastside. But people are realizing that, with downtown saturated, there’s good value here. You’re five minutes from everywhere. And there are great restaurants and shops.” Puri is no bandwagon-jumper - he’s developed in the area before, including a strata conversion at the corner of Garden and Dundas and a new six-unit stacked townhome development on Wall Street. Now, other developers have started to take notice. Within a few blocks of Triumph, five other buildings are in various stages of development, some by major players like Bosa. “When the lions come to town you know there’s meat on the bone,” Puri says. “I think in the next five years you’re going to see a huge transition in this area.” Visit the Triumph showroom at 2228 E.
